There are enough books, articles, and blogs on resume writing out there to fill the Empire State Building a few times over. I thought I would boil all of this down to the least common denominator. Here we go… 1. Tell them what you're applying for at the top of your resume. At the top of your resume, in the biggest print on the resume, should be your target position. This is NOT an objective, which tells the reader what YOU want, but rather what you can do for them. Here are a couple of great examples: ENTRY-LEVEL ACCOUNTANT HUMAN RESOURCES SPECIALIST What if you don't have a specific job title? Here's another way to approach your target position: COMMUNICATIONS GRADUATE WITH EXCELLENT PRESENTATION SKILLS OFFERING OUTSTANDING SKILLS IN RESEARCH, DATA ANALYSIS, AND REPORT WRITING Note about this second approach: Make sure the things you list are related to one another. Don't try to cover a wide range of functions here. 2. Your resume should focus on your accomplishments. Most college graduates have worked; what will separate you from the pack is what you accomplished, rather than just listing your job duties. Here are a couple of bullet points from resumes I've written for college graduates: · Spearheaded online marketing efforts including Facebook and Instagram, improving the designer's following by 100%. · Cultivated relationships with all real estate agencies in Midland and placed fliers in every realtor's mailbox to generate referral business. (This client ran his own yard service.) · Worked 20-25 hours per week during school year, including most Friday and Saturday nights. (This was one of several bullet points that showed this client had worked consistently throughout college, speaking to her work ethic.) 3. Your resume should be specific. Did you notice the numbers I used in the bullets above? Metrics make an accomplishment more tangible. See the difference between these two bullets: Improved lead generation by designing and implementing a referral-based networking system. OR: Catapulted lead generation 40% in just 6 months and sold 61 policies in the first 90 days of employment by designing and implementing a referral-based networking system. 4. Keep your job target in mind as you write your resume. Make sure that what you say, and how you say it, supports your job target. Let's go back to the previous accomplishment: Catapulted lead generation 40% in just 6 months and sold 61 policies in the first 90 days of employment by designing and implementing a referral-based networking system. This individual was applying for a business development position. What if he wanted to apply for a customer service position? The bullet might read something like this: · Contacted all clients (200+) each month to ensure that policies were current; as a result, received the highest customer service ratings of all representatives. What if the candidate was applying for an administrative position? · Developed and implemented a referral-based networking system that was subsequently implemented system-wide, leading to a 40% increase in lead generation. 5. Keep your resume clean. Keep in mind that the people who will read your resume are often my age—and we can't see all that well. Your font should be non-fussy and in a decent size. You also want to make sure you use a standard font that is readable by most Macs and PCs. My favorites are: Arial, Verdana,Tahoma, Calibri, Lucida Sans, Trebuchet. I like to keep my margins between .65” and .8”. I'm personally not a fan of two-column resumes, as the ATS can't read them properly. What I will say about stylistic elements of your resume is this: does the design add to, or detract from, your branding message? Are you creating a document that is too large to easily attach when you're applying online or sending your resume? 6. Heaviest goes first. Many entry-level candidates automatically put their education first on their resume, then their work experience. While this is sometimes appropriate, here's the way to determine which should go first: Mentally place your education on one side of the scale, and your experience on the other side. Which one is weightier? That's the one that should go first. It could even be your volunteer experience, if you have significant, related volunteer experience, coupled with little to no paid experience. This process of comparing two sections of your resume to determine which to put first works for all sections of your resume. Welcome to Finance and Fury, The Say What Wednesday Edition This week question comes from Matt - Not so sure if this is your area of expertise or have come across this at all, although I have a question regarding insurance and identification of gender. People know that gender affects the price of insurance premiums paid and can save a significant amount if one were to identify as a female for insurance to pay less, would this be legal or do insurance companies have a way around this. Cheers – from Matt, Thanks for getting in touch. That is an awesome question! Actually, laughed out loud when this came through – very interesting point – Especially if someone does identify as another gender Today’s episode - Talk about disclosure requirements and pricing between male and females – Different genders pay different amounts for the types of covers Disclosure requirements - Under current insurance legislation – non-disclosure Insurance companies only offer the options of male or female for the applications, which often is confirmed in the medical underwriting process No other when looking at actuary - a professional who deals with the measurement and management of risk and uncertainty Statistics are what insurance companies work with – based in reality and stats on claim history Interesting issue – people identifying as new genders Contacted underwires – will look at covers – but assess as biological – not what is identified as The underwriters would need medical assessments -makes it much harder to get If the incorrect gender does slip through the application process, Insurance companies would likely be able to get out of paying a claim due to 'non-disclosure'. I.e. saying you are a female when actually you are a male would give the insurance companies an out from making any payment. Premiums for genders – Premiums differ for a number of reasons – but all comes down to chance to claim Ages – really young – slightly higher, about 25-35 cheaper – then after 35 goes up more Occupations – low-risk office jobs, versus underground mining Health factors – smoking, pre-existing conditions – Smoking likely 50% more in most cases Genders – different genders claim on different covers The Income protection premiums are higher for females while Life cover premiums are higher for males, There is no clear winner in gender when it comes to overall, who pays the least amount – depends on the level of covers and types of covers Run quotes – two people Aged 40 – working in office admin job – same incomes $80k Life - $500k – More expensive for males = 32% more Male – $254 Female - $192 TPD - $500k – About the same Female - $192 Male - $192 Income Protection - $5,000 per month – more expensive for females = 56% more Male – $1,164 + 111 = $1,275 Female - $1,816 +170 = $1,986 Trauma - $200k – More expensive for females = 12% more Male – $610 Female - $684 Totals - $2,475 p.a. for male and $3,206 p.a. for females – due to claims history and likelihood to claim Depending on if you need more Life – the female is cheaper, if you are male, IP is cheaper – but have to disclosure biological gender – assessment is based around this and underwriters would write off to doctors If you don’t give real gender – it will likely create a reason for insurance companies to get out of paying out Thanks again for the great question. We face many challenges with how to use technology for security. There's a race to develop screening tech to quickly assess facial images and determine threat levels. AI systems are being developed along these lines, including one called the Avatar (Automated Virtual Agent for Truth Assessments in Real time), a system using AI techniques to assess threat levels, funded in part by the federal government. The subject answers questions on camera during the assessment. The developers claim only 80% accuracy. A cold call lab test scam is costing people their identities and money. Kaiser Health News reports on an ongoing scam operating around the U.S. wherein senior citizens are contacted and told they're due for Medicare directed testing. Contacted by criminals receiving kickbacks, by phone, in person or on social media, the senior may even be driven to undergo genetic testing that Medicare is then grossly over-billed for. Make sure your loved ones know not to agree to any test unless ordered directly by their doctor. Save more, Spend less- Team Clark lives this. Why Land Academy Members are Partners and How We All Win Together (LA 1001) Transcript: Steven Butala: Steve and Jill here. Jill DeWit: Hello. Steven Butala: Welcome to The Land Academy Show, entertaining land investment talk. I'm Steven Jack Butala- Jill DeWit: And I'm Jill DeWit, broadcasting from sunny Southern California. Steven Butala: Today, we talk about why Land Academy members are partners and how we all win together. Jill DeWit: In case you were wondering, we do use Audition because you're looking at it now on your screen. Steven Butala: I'm going to leave that in. Jill DeWit: I'm waiting. Steven Butala: In case you were wondering ... Jill DeWit: Waiting, waiting. Steven Butala: In case you were additionally wondering, that's why there's two people instead of one on this show, to catch our errors and make fun of each other. Jill DeWit: There you go. Steven Butala: Before we get into it, let's take a question posted by one of our members on the landinvestors.com online community. It's free. Jill DeWit: You know if it was a bad hair day, I wouldn't have said anything. I would have just let it go. Steven Butala: Oh you just want to see yourself? Jill DeWit: Yeah, no I don't want to see myself but I would just let that...that would be really funny to just do a whole show and just show only the Adode Audition surrounding..super funny. Jill DeWit: Okay here we go. Jill DeWit: Ben asked, I have a seller wanting to sell a 30 acre property, however, it's part of a 75 acre lot. Contacted the seller and asked where his 30 of the 75 acres are. He tells me that the lot is not devided and just that he owns 30 of the 75. Jill DeWit: This is hilarious. Steven Butala: We've all been there man. Jill DeWit: This is great. So I call the county to confirm and the information and they say "Yeah, he owns 30 but not any specific part of it." Steven Butala: That's what the county always says. Jill DeWit: This is great. Steven Butala: Yep you figured it out. Anything else? Jill DeWit: Sure yeah. That's great. Even after getting a copy of the plat map and it shows the 75 acre lot with several names on it, but not devided in any way. Also, the seller is the 100% owner of his APN so I would assume that everyone with a stake in the lot would have their own APN. It' great. Jill DeWit: I have another seller just like this only a different lot size. This is funny, this reminds of the other day like buying property with smart people, in certain areas. Anyway. Steven Butala: I'm not going to touch that. Jill DeWit: Is there anything different that can be done with these or should I just move on? Thanks. Steven Butala: He should move on. Jill DeWit: This is good. Steven Butala: Here's why. Jill DeWit: Did you put this in or someone. Steven Butala: Well, me and Kevin. Jill DeWit: Okay, right. Steven Butala: It's a combination of Kevin's answer and mine. Jill DeWit: Yeah. Steven Butala: Kevin our moderator on the site. Jill DeWit: Right Steven Butala: Go ahead Jill. Jill DeWit: Yeah.
We never get all the docs we need for a building and I have a scheme that is getting rendering repaired and we did not have the paint specs. Contacted the original builder and they sent the paint specs right over. I call that a win.

100th episode released next week Introduction: Linda Stern Lang 2:43 Teaching soft skills to medical students, to change their professional identity from medical technician to healer. 3:36 Teaching two populations now: women in their 30’s and people 55-85. Introduce the koshas – become aware of anatomy, pranic energies. Observe the body, feel breathing, heart beating, intellectual thought, mind and emotion and the bliss body (vibrational, luminous, radiant). In the practice, what do you feel not what you think. Inquiry – pause, breathe, and really notice what you are feeling – don’t attach a label to it. Our identities are wrapped up in explaining, describing, doing, thinking. Jack Cornfield, Buddhist teacher, says that sitting in your safe and sacred space allows you to be who are truly are. 8:30 Invite people to sit to notice what their body/mind needs. If your identity says that you are very active, busy, productive it may hard to accept that what your body/mind needs is to relax and restore. Allowing students to make judgements on how they feel today, don’t describe or label. 11:20 Over 55’s Intentionality/setting goals. There are more things they can no longer do than things they can do. First have them make a goal, e.g., I will be physically stronger in a year and 2) give them tools and ideas on how to take yoga off the mat. Shows them what they can do in the kitchen, while watching tV, etc. Build a relationship with yoga off the mat. 13:50 At the Academy of Lifelong Learning, teaching Doorways to Heart of Wisdom. Through asana practice, move in ways that produces queries. Tying asanas to metaphors; pranyam lends itself to talking about philosophy. Use spaciousness, finite, infinite as metaphors for what they are feeling in class, they start using that language, start seeing themselves differently. 18:34 Adult learners approach learning differently, based on their experience. Looking for something that takes the breath away, probably in nature. People are looking for an epiphany, but it is in the small things in that moment are the breakthroughs. Everything we want is not earth-shattering. As an adult learner, go to places that are uncomfortable and let yourself just sit with it or ask if the teacher can say it in a different way, or I need more information. Introduce ideas that don’t necessarily have answers, introduce ideas that people can play with. Problem solving in your normal way may not work if you are trying to simplify how you think. 23:27 Medical Yoga Symposium: Saw a notice for a symposium at the Smithsonian Institution for “Yoga – The Art of Transformation” . Contacted the curator to ask if Linda could organise a symposium on: Yoga – the Art and Science of Transformation. Asked greatest minds in integrative health who are also yoga practitioners to add credibility to yoga. Dean Ornish, Richard Miller, etc talked about their medical research into yoga. 460 attended first one. 1st day was didactic, 2nd was experiential. Afterwards partnered with the Smithsonian Associates to produce a symposia each year since the first one in 2014. Smithsonian Associates has a huge email list so everytime there is something about yoga as lifestyle programming, these ideas are distributed across a large amount of people. More recent symposia attracted an older audience. Hungry for ways to become more healthy, more happy, and new ways to perceive themselves later in life. For many, it is more difficult to create a more meaningful life as you age. 28:00 One part of the first symposia was to have docents take people through art – paintings, statues, etc, that represented yoga in some way. The docents explained the history, etc, of the piece and the yoga teacher gave their interpretation of the piece from a yogic perspective and may have asked the audience to experience the piece in new ways . 30:30 Finding our voice as a teacher takes time, feeling comfortable with the subject matter takes time. Find ways to step outside your regular communication parameters. Stretch people’s minds, encourage them to feel their questions. Refine your teaching to have them relate to themselves through a yogic lens. Not to be afraid. Contacts; www.therapeuticyogadc.com lindalang@yogaaslifestylemedicine.com FB: lindasternlang
I’m back after a week of traveling with my two teens over their spring break, as we toured colleges and visited family and old friends. As we made our way across the Midwest, we heard bits and pieces of the scandal that was breaking – ironically – over parents bribing their kids into prestigious universities. I had plenty of time to think about the whole thing - driving 2,000 miles in a week does that for you. As I pondered over the choices the indicted parents made, I began to connect some dots. Stay with me here, because I think there’s a bigger picture that we need to see – especially as the parents and teachers of teens. Crazy-pants Parenting Not long ago, I talked about the national trauma we experienced on 9/11. For that episode (#42), I reviewed a great young adult book that was set during the time period immediately following the tragedy. I’m bringing it up because although it’s been almost 18 years, the fall out is still reverberating throughout our society. If you have teens today, they were born either slightly before or slightly after 9/11. They’ve never really known a world without stringent airport security measures, talks of the middle east on the evening news, or all-too-frequent stories of terrorist attacks around the world. And we, as their parents, have been raising them in a world that is significantly different than the one we were raised in. It seems there’s a threat around every corner – from international terrorists and online stalkers to social media bullies and classmates with guns. I don’t know about you, but sometimes, in the dark of a sleepless night, it’s enough to make me question why we chose to add more humans to the chaos. Especially humans who are, as the saying goes, my heart outside my body. And then day breaks, and it’s off to the races of our daily routine. It would be ridiculous to suggest that the events over the past 2 decades have not affected our parenting. The question is, are we aware of the extent it’s played a part in our decisions? And what are we doing to counteract it? Because, if you’re like me, it’s easy to want to wrap your kids in bubble wrap and stash them in the basement to keep them safe. Of course, I’m being tongue-in-cheek, but really, looking at the news, it’s not that far off, is it? When you have parents bribing their kids’ way into prestigious institutes of higher education, tales of wake-up calls so their college students don’t miss tests, and stories of bosses receiving calls from their employee’s mom and dad, it begins to paint a picture. And it’s not a pretty one. When we parent from fear, it makes even crazy-pants things sound reasonable. Your daughter doesn’t eat sauce on food? Call the school cafeteria to see what can be done. Your son’s roommate issues? Call his RA to try to help work it out. Cult of Personality Safety Earlier this year, I was talking to my brother about the number of kids a couple of years older than mine who are staying at home for their first years of college – and beyond. We laughed because we were both hell-bent on getting out on our own, being able to call our own shots. I voiced that maybe we made it too comfortable for our kids – they wanted to stay at home because it’s such a great, relaxing place. There’s nothing for them to rebel or chafe against. He snorted – loudly, I might add, and said, “Riiigght, your supreme parenting skills are keeping them at home.” I cracked up and told him, “Obviously that’s not what I meant!” But I’ve thought about it a lot since. Truly, my sentiment wasn’t that Philip and I are such awesome parents that our kids don’t want to leave. It felt like something was eluding me. The more I’ve thought about it, I’ve come to the conclusion that it’s not about how great our home is. It’s about how safe it is. As a culture, we’ve elevated safety above all else – and the result is the helicopter/snowplow/bulldozer parenting style that is plaguing us now. We’ve swung to the extreme side of wanting to protect our kids, no matter what it takes. We intervene to spare them pain, to keep them from feeling rejected, less than or disappointed. We intervene to pave the way for them and create optimal circumstances for everything we can think of. I’m going to take a step back here because I am definitely NOT referring to the serious issues teens absolutely need our intervention in – depression, thoughts of suicide or harming others, drug use, etc. Clearly, these are all things that warrant immediate and intensive attention. No, I’m talking about the over-involved, over-protective things that intrude on our teens' everyday lives. And even though we want to be protective, I don’t know that we’re successful at it – actually, I know for a fact that we’re NOT. Sometimes there are unintentional consequences from our efforts. All this week my mind has been on those kids whose parents cheated them into their schools – I can’t imagine the identity crisis those in the dark must be experiencing. But that’s a show for another day. Today’s discussion, the point of this rant of mine, is that we are doing our teens no favors when we put safety above all else. Because being safe means no risk-taking. When we keep our kids “safe,” we’re also keeping them from some really great things –the confidence that comes from problem-solving, the independence of figuring it out by yourself, the resiliency that comes from failing and picking yourself back up. In one article that a friend shared recently, the author described it as “Parents robbing their children of adulthood.” And let me be the first to say that I’m an offender in this too. It is all too easy to slip into this mindset when your primary goal starts with safety. Because, hello – school shooters and internet predators and terrorists, oh, my. The problem evolves when it moves from just keeping our kids safe to keeping them comfortable – when it slips into friend drama and social media and mean teachers, oh, my. There is a fine balance to this. We wouldn’t tell our 3-year-old to go play in the front yard on a busy street without supervision – and a set of healthy boundaries and rules. Neither would we let our 16-year-old drive to the nearest big-city venue with a friend to attend a concert at a bar. But we would let our 8-year-old play in that front yard, maybe while keeping an eye on them through the porch windows, at a distance. And we might let our 18-year-old senior go to that concert, as long as her GPS tracking was on and she called when she got there. It’s all in the details, right? When we get too fixated on the bigger threats, the fears that run through our heads like chickens warning that the sky is falling – that’s when we lose sight of lighting the path to adulthood for our teens. There’s an interview that Mike Rowe did – he’s the guy from Dirty Jobs – that really struck a chord for me. He talks to a reporter about the whole idea of “safety first” – how things have shifted in workplaces over the past few years, and how far from common sense things have gotten. The reporter, in mirroring back Mike Rowe’s ideas, says, “When you focus on safety first, you’re assuming someone out there cares more about your well-being that you do.” Now, for parents, that’s something we do from the moment we first hold our children in our arms. Heck, from the moment we find out we’re expecting. And I know I will always, always care about the well-being of my kids. But at what point do I turn that over to them? Because I want to make sure they understand that most people will NOT be looking out for their well-being. It’s their own job. They need to take responsibility for their well-being. They need to speak up for themselves, figure things out, and navigate a world that can often be ambivalent at best, hostile at worst. How will they know how to do that if I keep intervening in the very circumstances that will teach them those skills? Which leads to another question: How do I know where the line is? When do I intervene and when do I NOT? These are big questions. And while you are the only one who knows your teen, there are some basic guideposts that can help you find that line. Guideposts on Your Teen's Path to Adulthood As I go through the list, ask yourself if this describes your family. If not, it might be time for some adjustments. My teen is responsible for doing whatever they can do on their own. Examples: laundry, driving, organization/time management, schoolwork, planning school lunches (to make or to buy it), managing money for personal expenses like dates or outings with friends, putting gas in the car, making a meal on their own, doing dishes, cleaning bathroom) When my teen does not stay organized or manage his/her time, I do not jump in to rescue him/her. Examples: they forgot to bring a homework assignment to school, they forgot about an assignment and have to rush to do it last-minute, they don’t have a clean uniform for the game, or they haven’t studied for a test they forgot about and want to skip school. When my teen has an issue with a person of authority (or anyone else, really), I encourage him/her to FIRST speak to the person directly. We have laid out very clear boundaries for our teens. Examples: curfew, chores, attitude, respect – including treatment of siblings and other family members and behavior at school, academic work. When the boundaries we’ve set are ignored, there are fitting, effective consequences. Examples: loss of privileges like phones, electronics, time with friends; compensation for time lost (if you or someone else had to do their chores); reparation or apologies for disrespectfulness; monitored study time. I stay under my own umbrella and have taught my teens to stay under theirs too. (See episode 16.) We take responsibility for our own emotions, thoughts, actions, behaviors. We encourage creativity and appropriate risk-taking in our family. Examples: extreme sports like rock climbing, roller coasters, exploring new places, discussions about new ideas and theories, trying new creative endeavors like movie-making, art, writing, experiments, etc. When risk-taking doesn’t end the way, we wanted it to/expected, we frame it as a learning experience rather than a failure, and we talk openly about our unsuccessful ventures and attempts. In all the above, I am available as a resource/sounding board/support for my teen. Seriously Crazy-Pants Now, you may be thinking to yourself, of course, this is what I do with my teens. You might even be offended that I’m suggesting otherwise. That would actually make me very happy - I kind of thought that way too until I read another article that shares the results of a survey given to parents of 18-28-year-olds. It describes all the ways they’re still involved in their adult children’s’ lives. You can read the article for yourself, but I’m going to share a couple of stats with you here. 76% Reminded their adult children of deadlines they need to meet, including for schoolwork 74% Made appointments for them, including doctor’s appointments 15% Called or texted to make sure they did not sleep through a class or test 14% Told them which career to pursue 8% Contacted a professor or administrator to discuss an adult child's performance or grades at college Okay, I am going to say that there is a huge difference between an 18-year-old and a 28-year-old, and I can understand that you do some of these things (like make appointments) for your kids who are still in college. But directing their careers? Being their wake-up calls? Not so much. Again though, I cop to sometimes being over-involved in things my teens should be fully responsible. (Even as I write this, I just received a “remind” that my daughter has a biology test tomorrow.) It’s become a habit, being hyper-aware of every facet of my children’s’ lives. Learning to release the reins a little at a time is a huge part of this parenting journey, and one I don’t always do well. But. It’s a conversation I will continue to have with my teens – because they are quick to tell me when I’m overstepping. Almost as quick as I am to tell them they need to step up and take responsibility in some area, like keeping their bathroom clean. The Bottom Line When it’s all said and done, what I truly want for my kids – and maybe this is the bottom line we should all be looking at – is for them to be good, responsible, independent, interdependent adults. Figuring out what your bottom line is can help in making better decisions now. Looking at the guideposts and course-correcting is a much better option than looking back and wondering what could have been. What is that bottom line for you? Where are you with the guideposts? Where do you fall when it comes to helicoptering or snowplowing with your teens? I would love to hear about it – and there’s no judgment here, friends! Just a journey we’re all on. I’d love for you to reach out and tell me all about it – you can find me on FB or IG, or reply to this post. I hope that you are enjoying your teens’ spring break, whenever that may fall! Ours was exhausting (from all the driving) and exhilarating (from our exploring and visiting) all at the same time. Have you ever missed out on something because you weren't communicated with effectively or have you heard the excuse, "Nobody told me!" from your team or family. Odd are it can be avoided with over communication. Communication is a two way street and not only do we need to understand that not everyone is responsive to the way we want to contact them, we are also becoming more close minded about the methods we accept communication from others. We discuss how expanding communication helped change a charity basketball tournament from a huge stress to an annual success and how the shift in communication can improve your business, friendships and family relationships.

What You'll Hear: Ed became a Christian at age 9. His Mom took him to an 8 day revival service. He went forward on the last night. God saved him at 9 so he wouldn't have to go through his whole life without Jesus like his father did. His father didn't become a Christian until he was 55. He was always there but didn't see a need for Christ in his life. Ed graduated from Clemson University and worked for Owens Corning. He found he liked the customer relationships and went into sales and a lot of travel. He wanted less travel so went to work as a plant engineer for the Certainty Corporation, then got promoted into management, then went back into sales and then marketing, always prospering. After 25 years, he went to work for an engineering consulting firm. 3 years ago, he retired from that but has continued to work on a contractual basis. In 1993, Ed and his wife were living in Kansas City and were invited to a dinner where they learned about Gideons and they accepted an invitation to join. We believe God can use those Bibles put in the pathways of life. In 2015 while in Indonesia, an 85% Muslim country, they distributed 121,000 copies of God's word in a 5 day period. On Saturday morning, they went to an old Buddhist Temple. 5 young ladies who were Muslim came up to him and asked if they could interview him and he witnessed to them. When Ed got involved with Promise Keepers blacks and whites joined together and God used that to open his eyes that we need to be more diverse "We tend to surround ourselves with people that are just like us but that's not how we're going to grow" Randolph Christian Men is the hub with other ministries serving as spokes. The local Crisis Pregnancy Center has men being mentored on how to become fathers Christians United Outreach Center (CUOC) and Our Daily Bread (soup kitchen) help the community The key to a good marriage is commitment. Marriage is not 50/50, it's more like 100/100. A strand of 3 is not easily broken. We were always committed to serving the Lord. "God has been the glue that has kept us together through these 50 years." Work life balance is how do you set your priorities. There are seasons in your life when you have to work a lot and there are other seasons where you choose to work a lot. Those are unique times, I don't want that to be my norm. I also have to have that quality time with my wife, with my family, with my friends. Sometimes you need to give up some income to have a better life, and that life is with Jesus Christ and your family. The one thing we misunderstand as men is that we value our work as who we are. That is not who we are. In Jesus Christ, we're a sinner saved by grace. Often our ego, especially as a man, is that job that we have. Ed worked with a young sales manager once who was kind of brash and needed to mature. One of Ed's Christian brothers asked Ed if he was praying for him. "I started praying for this young man, and God changed me...about 4 years later he called me and said 'Ed I need you to pray for me, I have cancer'" Once, a bid was due in to a major prospect for a $5 million potential contract. After they turned in their bid, they got more info and realized they could have turned in a lower number. They could not change their bid because Ed was honest and said they got new info. They later secured another portion of business and Ed thinks it was because God allowed him to maintain good integrity. The first thing to do in a workplace to share the Gospel is to be yourself If you're walking with the Lord, He opens up opportunities, that divine encounter. It's not something you can force. Ed's life verse is Ephesians 2:10 "For we are His workmanship, created in Christ Jesus for good works, which God prepared beforehand that we should walk in them". This became clear to Ed 3 years ago when Ed was not nominated to a leadership position with the Gideons he knew he would have been good at, but later was nominated to be the state Chaplain instead, something he wasn't comfortable with but after a conversation with God he accepted it and has been challenged and blessed by it. We have to re-surrender to God every day and let Him have His way. I think that's what we all need to do. Contact Ed at C-336-302-7401 or email edk900@gmail.com
Old Capital Real Estate Investing Podcast with Michael Becker & Paul Peebles
A lender needs to understand the value of the collateral. Even though you paid for the appraisal, the appraiser is hired and works for the bank. They will not discuss value with the buyer until after they have completed their final report. If you meet the appraiser at the property and you mention that you are going to do some specific rehab; the appraiser will more than likely add that into their report. So…be careful in speaking to the appraiser, if you haven’t confirmed those improvements. The appraiser is going to need the most updated T12 and a current rent roll. They may want to see your PROFORMA on the new property taxes and other expenses and make sure that it looks reasonable.
I got a Greetings from Karen Commins postcard in the mail. Here was a new take on postcards: a voiceover artist who uses postcards to market her services. And I was lucky enough to have a conversation about that. But it didn't end there. Karen, first and foremost, is a storyteller. And what great stories. You can hear about how she: Named a helicopter her class bought with S&H Green Stamps for the local police department Had her first stint in radio -- in 5th grade -- after writing a winning essay Contacted the biggest name in voiceover work when she was getting started...and Frank Muller wrote back with advice Used Barry Manilow's birthday as a postcard marketing event Recommends using a return address on postcards Answers the question if Nellie Bly sent postcards in her race around the world that started in 1889 Offers a free audio book about Nellie Bly to the first five Postcardist listeners who write here at karen@karencommins.com Sent me down a rabbit hole for stereo viewer cards...yikes!
Welcome to Say What Wednesday - Today’s episode is a special one! Plus there’s a bit of an announcement at the end. This all started with a question I asked myself a few years ago. The question is: How can I increase the financial literary of Australians? The Back Story Started reading books about investing at age 12, played the ASX School Share Market Game as well Started investing at 16 years old, just before finishing school Went to Uni and did Commerce and Economics degrees Started in financial planning after graduating and never looked back I had a lot of financial knowledge, but my clients didn’t (which is why they were coming for advice!) I had a ‘Eureka!’ moment – most of the initial meetings I was having with clients was spent simply educating them on a few of the same basic principles. Teaching people was 60% of the job. Previously I hadn’t thought too much about the fact that people didn’t have the same background or exposure to finance as me; I was pretty naive starting out – I assumed everyone would know at least the basics But learned that financial education is lacking – it’s not taught at school or anywhere else in life unless you specifically seek out the education yourself Education / Literacy You learn physics and chemistry and how to dissect poetry – but most people never use it again The point, I thought, of an education is to equip you to earn an income later in life. From there, people go into trades or go to Uni, but never learn what to do with their money What are your options then? You either learn as you go – make some mistakes along the way Someone does it for you Or someone teaches you There is plenty of information out there – But this comes with a few problems Scatter gun approach to information / Information overload – where do you start? No structured order to the internet in most cases You don’t know what you don’t know – hard to search online unless you know what you are looking for Most top-ranking searches are from the media / money making institutions – selling something, not providing education – a shiny quick fix Creating a Solution In 2014 I decided to do something about this problem First step was to see where I could teach Contacted the course coordinator from a community education provider, we met and they liked the idea I locked myself away and started from scratch – I went back to the basics and thought about what information I would need if I was starting from day 1 all over again. The end result was a 6-week course that I taught each semester for 2 hours a week, Wednesdays 7pm to 9pm. Really enjoyed this, but it was limited in scope – plus people’s lives are busy and 7-9pm on a Wednesday night is a big commitment Lots of people wanted to take the course – but couldn’t make it An evolution After 2 years of teaching I had another eureka moment – almost the same time as Jayden and I started The Rentvesting Podcast Why not put it online? You can do it your own time and there’s unlimited scope and online tools to use as well So, over the past few months been putting it together in an online package - not restricted by school terms and 2-hour time slots and condenses all the information into modules that flow in a sequential order The content ended up growing into 24 hours’ worth of lectures over 12 modules – I was running into same problem as before - information overload. Plus – there was so much information in there it was hard to get through. So, after some initial feedback I scaled it back to just the essentials The Announcement Lectures recorded for the essential finance course – gone from 24 hours to 7 hours of lectures To be completed through an online portal – go at your own pace Tools for each module and quizzes – no point learning if you can’t apply it. What the course covers - 8 Modules Financial independence and goals Basics – Income, taxes, balance sheets, budgeting Basic economics – Supply and Demand – Important for price of investments Investment theory – Risk returns and diversification Investment Basics – Different asset classes – How shares work, bonds, etc and asset allocation Structures – where you can hold investments – Family trusts, super Strategies – Focus on how to build wealth and reduce tax Risk management – Long term plans need contingency – Investment risks and personal risks For those who are interested go to https://financeandfury.com.au/learn-finance/ Or just get to our website financeandfury.com.au, select ‘Learn Finance’ from the main menu, then scroll down to the bottom of the page to register your interest We are already getting a list of people together to contact when the course goes live - this course is only being released to podcast listeners Further details soon Thanks for listening!

Join Greg Carlwood of The Higherside Chats podcast as he hosts Mary Joyce. A long time journalist and author who has written several books including, "Cherokee Little People Were Real" and"Underground Military Bases Hidden in the North Carolina Mountains", Mary is also editor of the website Skyships Over Cashiers, which among other things, details UFO activity in the area. Many of us who have waded deep into the weird forest have inevitably come across stories of aliens, UFOs, and secret military bases in the southwestern United States. Whether it be crashed saucers in Roswell, secret underground other worldly battles at Dulce, or a doomsday safe haven for the elite underneath the Denver airport, the western frontier is ripe with weirdness. Digging into the archives of early America, there is plenty of evidence giants once walked these lands, and confirmation found throughout dozens and dozens of newspaper reports and Native American legends that state the same. While many people have their spotlight shining on the New Mexico Desert, they're missing all the sweet, similarly secretive stuff going on in the polar opposite of the country, the mountains of North Carolina. And while giants dominate the narrative of other ancient humanoids, the lesser discussed legends of the little people living throughout the Carolina hills continues to persist. Listen as Greg and Mary take a complete 180 to discuss the legends and lore that are prominent throughout this region. 2:20 Listen as Greg and Mary begin by giving some geographical context to the particular area under discussion. Mary details her initiation into the weird world of underground military bases, UFO, and giants and how this led to the creation of her website Skyships Over Cashiers. 3:25 Opening Pandora's box, Greg and Mary begin by discussing the existence of underground military bases discretely scattered throughout the mountains of North Carolina. As Mary explains, of the 5 facilities studied in her book, The Smokey Mountain National Park is the most prominent and easily identifiable one. She also details the site within Mount Mitchell, the tallest mountain east of the Mississippi and the Pisgah Astronomical Research Institute, a facility remaining from the days of the Cold War. 6:15 As one of the largest underground facilities, Mount Mitchell is said to be it's own self- sustaining habitat containing access to water and electricity and running up to 20 stories subterranean. With such an elaborate infrastructure in place, Mary elaborates on how this may give credence to the concept that Mount Mitchell is home to numerous UN troops. Listen as Mary explains that in 1972 under President Nixon, the US entered into the World Heritage Treaty, granting access of American lands to the UN and opening the floodgates for UN troop occupation. 13:30 Armed with a wealth of knowledge from former military associates, Mary catalogs the transportation of military equipment to these areas through aerial drops. Listen as Mary then details the extreme measures taken to discourage any type of investigation into the events in these areas, including but not limited to a "people repellent". 16:20 After photographing several anomalous UFOs above the mountain range near PARI, Mary was compelled to document her findings, bringing about the birth of her site Skyships Over Cashiers. Listen as Mary identifies the numerous craft types she's witnessed including the typical saucer, diamond shaped crafts, and oddly enough hovering boulders resembling volcanic rock. As the conversation continues, Mary and Greg discuss potential interactions with the pilots of these crafts, and whether their appearance in national parks in conjunction with growing list of disappearing people are related or simply just coincidence. 20:00 Greg and Mary continue down the path of weird by discussing her visit to the rolling mountains of Tennessee. Erik Jensen on Earning Freedom podcast At the very tender age of 11, Erik Jensen was living in an abusive, single parent household with daily violence fueled by alcoholism. He sought escape on the streets, committing theft, selling and using drugs, and was always in trouble with the law until Erik found himself in some of the worst prisons in New York. From his late teens to mid-twenties Erik was convicted on an array of charges including Robbery in the Second Degree, Promoting Prison Contraband, and Criminal Possession of Stolen Property in the 4th Degree. He ended up serving 12 years collectively in the New York State Department Of Corrections. He did his time at Greene, Franklin, Watertown, Bare Hill, Five Points, Attica, and in 2011-2012 at the now infamous Clinton Correctional Facility in upstate New York. It was there he became well acquainted with inmates David Sweat and Richard Matt. On June 6, 2015, the two convicted murderers pulled off one of the most daring prison escapes in recent history. During his imprisonment Erik was witness to atrocities perpetrated against fellow inmates by several of the guards. He also observed abominable behavior inflicted on inmates by each other, convincing him that the U.S. penal system takes in the bad and instead of rehabilitating, it makes them worse. Erik is a self-taught scholar in the field of prisoner transformation. He uses his own personal experience to revitalize the mind and spirits of men and women who have shared a similar path in life. Through his words, Erik illustrates that we are much more than the worst thing we’ve ever done, and that the potential for doing good resides within every one of us. Given his vast knowledge of the Department of Corrections; Clinton Correctional Facility; David Sweat, Richard Matt and their escape; their accomplices, civilian worker Joyce Mitchell and guard Gene Palmer; plus the barbaric culture of the prison system, Erik Jensen is a consultant on an array of projects with television networks and major motion picture production companies. He is a producer for an upcoming Netflix series, based on the Clinton escape; directed by Jodie Foster, and Executive Produced by Bryan Zuriff and Brett Johnson of Ray Donovan and Mad Men. Erik has been interviewed more than 40 times live on over a dozen networks, including CNN, ABC, CBS, NBC, HLN, TWC, PIX11, WNYT13; plus numerous other news media, such as GQ, People, and Time magazines. He has appeared and played a prominent role in television specials: Nightline, Outside The Wall, The Great Prison Break, Inside Edition, Up Close with Marvin Scott, 360 Anderson Cooper, Outfront with Erin Burnett, At This Hour with John Berman and Kate Balduan, and Dateline: "The Accomplice" with Matt Lauer. Erik continues to share his views with the world by consulting on disturbing issues in the prison system nationwide, such as corruption, physical and mental abuse, and the long-term effects of solitary confinement. He has participated in myriad televised debates hosted by award winning journalists such as Deborah Feyerick, Randi Kaye, and Jessica Schneider. Erik is a regular guest speaker on numerous Dutchess County Legislator forums concerning criminal justice reform, and makes weekly guest appearances on County Legislator Joel Tyner’s radio show on WVKR 91.3 FM. He is also frequently invited to the "Earning Freedom" podcast. A California based show created by Michael Santos that is broadcasted in jails and prisons nationwide. SUNY New Paltz welcomes Mr. Jensen every semester to speak with students studying Criminology. He also volunteers at Redhook Residential Youth Facility, where he shares his story of recovery and redemption with juvenile delinquents. Erik is currently a contributing writer at Unheard Voices magazine. See: www.unheardvoicesmag.com He also volunteers with numerous criminal justice reform organizations including but not limited to: Cut50, Prisoner’s Legal Service, and Beacon Prison Action. His memoir is due out in 2017. Just for the podcasters - a little bit extra from the acerbic wit of London's longest-serving talkshow host!
When Hunter went to Peru this summer, he naturally went looking for books to read in preparation. Universally, the consensus was that THE book on the Inca Empire was Kim MacQuarrie's Last Days of the Inca. It was amazing. And apparently, Hunter wasn't the only one who thought so. In his latest book, Life and Death in the Andes, Kim MacQuarrie draws together a lifetime of researching and writing about the South of American continent. During his trip all the way down the mountain range that serves as the continent's spine, he draws together the greatest stories the continent has to offer from the cop who risked death to hunt down Pablo Escobar to how Darwin nearly didn't discover the theory of evolution and Thor Heyerdahl's epic journey on the Kon Tiki. Along the way, MacQuarrie discovers the impact of his own work. Contacted by a member of the infamous Maoist group The Shining Path, MacQuarrie finds out that Last Days of the Inca has become must reading among Peru's political dissidents. Life and Death in the Andes isn't just a great read; it's an overview of a fascinating continent still reeling for the upheaval of Columbus' "discovery" of the New World. Kim MacQuarrie has won four Emmy's and The Last Days of the Inca is currently being turned into a live action series by FX. It should be awesome. We would love to hear from you, contact the show at www.ohbeep.com or feedback@ohbeep.com Last Week.. GC4AV9P - The Return Of Trent Approach by Jacaru - a collaborative find with a fellow geocacher and a muggle. GC57NRN - Pirates On The Trent by JACARU - a unique and fun event Thanks to cacher moan-a-lot, who helped us out with our Put a Cork In It cache (GC51924) and also provided us with a great example of dumb stuff geocachers do. Feedback.. From Uncle Bob.. Comment: I didn't know that Dr D was married, does he like the older woman? There is a lady on GC.com called Dr D's Mrs. From Mark Pickard.. Dr D said river is the longest word with out vowels :-s errrrrrrrrr I and E What is the Longest Word with no Vowels? just tell him there are four six-letter words with no vowel except 'y': rhythm, spryly, sylphy (of or like a slender graceful girl or young woman) and syzygy (a technical term used in astronomy). Rhythm can have an 's' added in the plural to make a seven-letter word without a vowel. The longest words that contain no vowel including 'y' are crwth (a Celtic stringed instrument) and cwtch (a shed, cuddle, or hiding place). Both of these words are Welsh and treat the letter 'w' as a vowel. From Scott Berks.. I put this cache out way back in 2011.http://coord.info/GC2N194Damn UK guys, catch up! Our response: GC1KNRB - Phooning around in Chester. Placed in 2009. but thats not the oldest phoon cache: GC1D4BR - Phoon Bucyrus. Placed in 2008 Audio from from LanMonkey. We lost our spy in enemy territory...sad to see the demise of LanMonkey - you served us well. Audio from cachinginthenorthwest.com Nemesis Geocache & Dumb Stuff Geocachers Do.. Not being vigilant when carrying out cache maintenance. Doctor D has caused some confusion. Here is moan-a-lot's log after his experience with The Man In White (GC5191B) Ahhhhhhh my new nemesis cache for the day! Looked early on for what seemed like a age with no luck at all, I must admit to cheating and contacting the Co for a additional hint, which came eventually (how dare ppl work normal hours!) But as I was picking up a few more of the local hides it wasn't a problem popping back. Spent a while searching for the hint item haha found it i thought! But if this was the "item" then the vial and log were missing :-( so 1 swift repair job later a photo was dispatched to the Co who duly replied with "looks like the old 1" cheers for all the work moan-a-lot! :-p Any way thr search continued in earnest, eventually I found the pesky cache, and then another 1 next to it mmmmmmmmmmm now what??? Contacted the delightful co again, who blamed some 1 else who shall remain nameless, fancy passing the buck like that! Returned to the scene of the crime, and just as i was about to remove the offending item I was approached by a rather heavily tattooed gentleman from the other side of the gate, asking if everything was ok, so had to explain the finer art of geocaching to him (far to many muggles in Castle Donnington and the surrounding areas that was the 2nd time today) still not sure if he knew what the hell I was talking about, but any way the log was duly signed ml with a blunt pencil, the masochistic streak in me says this deserves a F point too, thanks for the smiley :-) Ask Doctor D.. Last in the Dave (debaere) series of Ask Doctor D questions.. Lets say one had a robot one could control remotely from the comfort of ones livingroom. If one used that robot to remotely find a cache and sign the log, can they claim the find? http://youtu.be/PrNc1_NOLB4 Travelbug Race.. Our Oh Beep! “Work hard and be brave.”Casey NeistatSimple yet profound words from this week's guest, a man in full embrace of the ethos of living an impactful, creative, authentic life in overdrive.Uncompromising. Unapologetic. Filmmaker, photographer, builder, father, humanitarian, athlete. But most of all, an artist leveraging his boundless creative energy to tell personal stories that inspire all of us to find the adventure in life. To invest in experience. To be bold. And to do more — both for yourself and for others.I first became aware of Casey around 2010 when his show “The Neistat Brothers” aired on HBO and was immediately captivated by Casey's DIY sensibility. His fearlessness. His acute ability to find the wonder in the seemingly banal. And his refusal to await permission from the gatekeepers to create. I've been a fan ever since, eagerly anticipating each new upload to his wildly popular YouTube channel – 82 movies he refuses to monetize; a network that enjoys a quarter of a million rabid subscribers; and dozens of viral sensations with 50+ million views. At this point, many of you have likely seen his remarkable “Make It Count”. If you somehow missed it, please watch it now for context before listening to the episode (I've watched it at least 20 times and never get tired of it). Hired by Nike to create an advertisement to promote the Fuel Band, Casey audaciously ignored the agreed upon commercial treatment and instead brashly spent the entire budget traveling the world, all the while documenting his incredible adventure until the money just flat ran out. 34,000 miles, three continents, 13 countries, 16 cities and 10 million views later, the rest is history. This past December, Casey raised the bar. Contacted by 20th Century Fox to create a movie to help promote “The Secret Life of Walter Mitty”, Casey agreed, with one caveat: permission to donate the entire commercial budget to typhoon victims in the Philippines. Tying creative expression to service, “What Would You Do with $25,000?” became an instant viral hit, trending on Twitter to over 3 million views. Then just one day after we sat down for this conversation, Casey headed out in a blizzard to “Snowboard NYC”– a sponsor-less lark he posted within 24 hours of shooting that clocked 5 million views in it's first five days.In the words of Wired Magazine, “Casey Neistat’s bite-size Internet movies have so much viral potential they make influenza jealous.” But what is it that makes Casey and his work so irresistible? Sure, the movies are fun. Irreverant. Visually captivating with great music and personal storylines that always star Casey himself as the ever-appealing protagonist. But in my opinion, what makes Casey stand out, what gives his work permanent residence in my consciousness, is his devotion to authenticity — an axiom of conviction that infuses every single frame of every single work he produces — and the predominant over-arching theme of this podcast. It was a treat to drop in on Casey's Lower Manhattan studio — “one of the most compulsively organized, ridiculously customized, and mind-bogglingly gear-saturated spaces on Planet Awesome” —... How about a bonus Kansas City Baseball Vault episode? While most of our time is focused on the Royals, we're not limited to the big league team and its affiliates. We're still baseball fans overall. So when we were contacted about an event in Omaha to unveil a statue of Bob Gibson (Omaha native), we wanted to check in. So to help us cover the event at the Storm Chasers Werner Park, we sent Kings of Kauffman's Mike Vamosi and Hunter Samuels to check out the festivities. Included in this episode, you'll hear from Hall of Famer Bob Gibson, Tim McCarver, Joe Torre, and Bill White during a press conference/banquet and then there's more from the statue unveiling ceremony itself the following day.
