The discussion was rich with practical strategies and personal anecdotes providing a roadmap for novice and seasoned investors. Here's a comprehensive dive into the key takeaways from their conversation. The Fallacy of "Get the Deal, Money Will Follow"Both Jay Conner and Maura McGraw reflected on a pervasive piece of advice commonly given to real estate professionals: "Get the deal under contract and the money will show up." Though well-meaning, this advice often leads to undue stress and poor decision-making.Maura recounted her experience with her first coach who urged her to secure deals without first lining up the necessary funding. This led to precarious situations where she struggled to manage finances. Jay echoed her sentiments, emphasizing that a successful real estate strategy must start with securing money.Building a Resilient and Strategic MindsetJay Conner detailed how his career was transformed by adopting a resilient mindset. After being cut off from banks during a pivotal moment, Jay didn't despair. Instead, he pivoted towards private money. This mindset—converting setbacks into opportunities—is crucial for anyone in real estate. He highlighted the importance of budgeting for unexpected costs, as the unpredictability of real estate projects is governed heavily by Murphy's Law. Investors are bound to face unforeseen issues. Being mentally prepared and financially buffered for these hiccups sets successful investors apart. From Humble Beginnings to Scaling New HeightsJay Conner's story is inspiring. He began his journey modestly by focusing on one house at a time. Through hard work and a systematic approach to building his team and automating his processes, he gradually scaled his operations. Technology played a crucial role in managing leads and streamlining team communication. The Power of Private MoneyA significant portion of the discussion focused on the advantages of private money. Jay Conner believes that securing funds before finding deals provides a solid foundation for growth. For those interested in raising private money, Jay Conner suggests:Defining Your Program:Establish key details like interest rates, loan length, and payment frequency.Targeting Potential Lenders:Focus on individuals with idle retirement funds.Partnering with Self-Directed IRA Companies:This facilitates easier transfer of funds for lenders. The 7-Day Private Money ChallengeOne of Jay's major highlights is his 7-day private money challenge. This accelerated learning program provides daily actionable insights on attracting private money without directly asking for it. Jay outlines a revolutionary approach where the borrower sets the terms, separating the educational aspect from presenting actual deals. This method not only empowers investors but also builds trust with potential lenders.Balancing Work and LifeThroughout the episode, Jay emphasizes the importance of balancing work and life. To reduce stress and create more freedom for himself, Jay automated as much of his business as possible. This transition allowed him to pursue other interests, including his passion for writing music with his wife. Notably, o

In the latest episode of Leadership on the Links, we were thrilled to host Eric Schultz, whose career journey and industry insights provide valuable lessons for golf professionals and enthusiasts alike. Eric Schultz's journey and insights provide a wealth of inspiration for anyone in the golf industry. His emphasis on relationships, empathy, and collaboration, combined with his personal anecdotes, make for a compelling and insightful episode. From Humble Beginnings to Prestigious Clubs Eric Schultz's career path is a testament to the unexpected twists that can lead to success. Growing up in Buffalo, NY, with no prior golfing background, Eric initially ventured into various sales and teaching roles. It wasn't until he discovered his passion for the golf industry that his career truly took off. Eric shared how he navigated his way through the golf world, including stints at renowned clubs like Pine Valley, and ultimately found his role as the Director of Golf at Colleton River Club in South Carolina. Eric described his pursuit of a role at Pine Valley where he wasn't actively pursuing the opportunity, but was recommended by the head pro at his club in Florida who had worked at Pine Valley previously. The interview process was informal - he was just told to wear a tie and if he got the job, he'd be the only one interviewing. Pine Valley saw something they liked in him despite his lack of experience.  His story is a reminder that sometimes, the journey to our true calling is filled with diverse experiences that shape who we become. Eric's transition from a non-golfing background to a leadership role in the golf industry illustrates how passion and perseverance can pave the way to achieving one's career aspirations. The Power of Relationships in Golf One of the standout themes from our conversation with Eric was the importance of building and nurturing relationships within the golf industry. Eric emphasized that strong, authentic connections with everyone from superintendents to assistants are crucial for success. At Colleton River Club, Eric has worked diligently to create a warm, supportive environment. He believes in developing his team members and fostering a culture where everyone feels valued, even if they eventually move on to new opportunities. This approach not only enhances team morale but also contributes to a positive and collaborative work atmosphere. Eric focuses on consistency and routines like high performers do. He gives a lot of autonomy to his assistants to make decisions and fail, as long as they learn from it. He tries to understand their goals and enable them to move up in their careers, whether in golf or outside of it. Handling Challenging Course Conditions In a thought-provoking segment, Tyler presented a scenario where members were pressing the superintendent about less-than-ideal course conditions. Eric's advice for handling such situations was grounded in empathy and open communication. He highlighted the importance of understanding the concerns of all stakeholders and working collaboratively to address issues. Eric recommended a problem-solving approach that involves both the golf and agronomy teams, ensuring that solutions are effective and mutually agreeable.  Identify the source of the issues through open communication between golf and agronomy leaders. Clearly explain the reasons behind the problems to members. Develop an action plan and get member buy-in. Invest time to have in-person conversations to turn members into supporters. Soundbytes: "You've got a network of people that you can call on, you have this fraternity of people that you just want to be with and the best of the people that like yourself, you get jazzed up to talk to you you hang up the phone inspired to go to the next thing." 10:37-11:00 "The best professionals inherently have some of the softer skills early on. We can train the hard skills. The best that we hire have the ability to smile and have good soft skills, even if their hard skills are still developing." 33:22-3:50 "The movers and shakers all know each other one way or another. It's all interconnected. The power of three: even if you impact one person, they know three others, and so on. The networking power in this industry is profound." 42:50 - 43:05 Quotes: "Whether I was inspired to stay in it because I kept moving to the next spot, the responsibilities became more, and I spent time with people who I loved and with I loved." "I think there's a lot of laziness around leadership and maybe part of the problem why we have a shortage or went through a period of shortage and people getting enrolled is because we weren't doing a good job encouraging people and nurturing talent." "Building relationships is about finding common ground. Ask about their family, where they went to school. Spending time around the golf shop, asking for a golf lesson, and engaging in the game helps in building better relationships." "The best superintendents and people on the agronomy side that I've seen that network with the golf professionals have some ability to play and fast forward that and say, you know, what does a general Saturday look like? Well, it's mow and go. Well, what does mow and go turn into mow and play with the nine hole, you know, the nine o'clock game and you did that once a month." Raising private money without the need to ask for it directly is a skill that not many possess. However, Chris Linger, a seasoned real estate investor and accredited investor, has mastered this art. As a general partner in nine apartment syndications, encompassing over 1,750 apartments valued at $270M, Chris has a wealth of knowledge to share. In a recent enlightening conversation with Jay Conner on the Raising Private Money" podcast, Chris detailed his journey and provided invaluable insights into real estate investing, raising private funds, and scaling one's business. From Humble Beginnings to Investing PowerhouseLike many successful investors, Chris Linger began his venture into real estate with modest beginnings. While serving in the military, he faced a dilemma that many in the armed forces encounter—frequent relocations. Chris's journey began in Pensacola, Florida, where he was unable to sell his home during a move in 2007. This necessitated renting out the property, unknowingly planting the seeds of his future real estate empire. The Power of PartnershipChris attributes much of his accelerated growth in real estate to his partnership with his wife Maricela. When they met in 2017, they discovered a mutual interest and synergy in real estate investing. By pooling their resources, Chris and Maricela began purchasing properties, starting with small quadplexes and gradually scaling up. This partnership was not just limited to pooling financial resources but extended to strategic decision-making and support, allowing them to take more calculated risks and bigger steps toward their goals. The Shift to Raising Private MoneyTheir foray into raising private money began out of necessity when a lucrative opportunity arose unexpectedly. With funds tied up in another project, Chris and Maricela turned to individuals who had shown interest in investing with them. Instead of approaching institutional lenders—which could be time-consuming—they offered their potential investors short-term loans to fund their project. This approach not only sped up the process but also laid the foundation for future private money-raising endeavors. The Benefits of Private MoneyOne of the significant advantages of private money, as highlighted by Chris, is speed. Real estate transactions, especially those involving wholesalers, often require swift action. Private money allows for rapid closings, enabling investors to seize time-sensitive opportunities. Chris also pointed out the value of teaching potential investors about private money, including the use of self-directed IRAs for tax-advantaged returns—an approach that aligns well with Jay Conner's philosophy of educating rather than pitching.Scaling Up: Beyond One-on-One ConversationsTo scale beyond one-on-one interactions and raise over $20 million in less than four years, Chris leveraged various platforms. Networking at events, attending webinars, participating in podcasts, and maintaining a strong social media presence played significant roles. By consistently sharing their successes and educational content, Chris and Maricela built credibility and attracted a larger pool of investors.Lessons Learned and Avoiding PitfallsThrough their journey, Chris and Maricela have learned valuable lessons, some from costly mistakes. One major lesson was the importance of maintaining control of investment opportunities. While initially partnering with others for asset management, they realized the importance of direct oversight to ensure optimal property management and investment performance. Additionally, as lenders themselves, they learned to structure longer-term notes with interest rate increases to mitigate the opportunity costs of tying up capital for extended periods.Diversifying Through Business CoachingBeyond real estate, Chris and Maricela are elite business coac

In a recent episode of A Conversation with Floyd Marshall Jr., cinematographer Michelle Clementine, one of the few African American and Latina cinematographers in the industry, shared her journey, insights, and experiences. The interview, titled "Black Women In Focus," highlights Clementine's unique perspective as a trailblazer in a field historically dominated by white men. From Humble Beginnings to Cinematic Excellence Michelle Clementine's career began with an internship at the TriBeCa Film Festival in 2005. After earning her B.A. in Film Production from Brooklyn College, she joined IATSE Local 600 in 2010. Her journey took a significant turn in 2018 when she participated in the inaugural Cinematography Intensive for Women at the American Film Institute. This program led her to Los Angeles, where she honed her skills on various narrative films and television shows. During the interview, Clementine reflected on her early days in the industry, sharing how she overcame initial doubts about pursuing a career in cinematography. Despite her love for photography, she initially dismissed it as "a white man's sport." However, her determination and passion for storytelling through visuals kept her on the path, eventually leading her to where she is today. Navigating a Male-Dominated Industry Clementine candidly discussed the challenges she faced as a woman of color in a predominantly male industry. She shared how she was often advised to pursue roles more traditionally associated with women, such as producing or writing, rather than cinematography. However, her resolve to stay true to her passion for camera work led her to push through these barriers. "Men are gonna men," Clementine remarked, addressing the gender dynamics she has encountered throughout her career. She emphasized the importance of not letting these challenges deter women from pursuing their goals. Her approach to dealing with the aggressive communication often found in the industry was shaped by her upbringing in New York, where she learned to develop a thick skin and persevere. Giving Back to the Community One of the most inspiring aspects of Clementine's career is her commitment to mentoring and supporting other women of color interested in cinematography. After gaining experience and recognition in the industry, she began leading training sessions for Black women interested in pursuing a career in camera work. This initiative eventually led to her appointment as the chairwoman of the women's committee for the western region at the International Cinematographer's Guild. Clementine's dedication to fostering a community of women in cinematography is evident in the success of these training sessions, which have drawn large groups of women eager to learn and grow in the field. Her efforts have not only provided invaluable opportunities for these women but have also helped to diversify the industry. The Importance of Preparation and Relationships Throughout the interview, Clementine underscored the importance of being prepared on set and the value of strong relationships in the industry. She highlighted how preparation allows for creative flexibility, enabling cinematographers to adapt to unexpected challenges on set. Additionally, she emphasized that building and maintaining relationships is crucial for career growth, as much of her work has come through word-of-mouth and recommendations from colleagues. In closing, Michelle Clementine's interview serves as a powerful reminder of the resilience, talent, and determination required to succeed in the film industry. ============= Submit Your Film to Our Film Collective: ifapfilmcollective.com Connect With Floyd Marshall Jr: instagram.com/floydmarshalljr --- Support this podcast: https://podcasters.spotify.com/pod/show/aconversationwithfm/support

In the latest episode of "A Conversation with Host Floyd Marshall Jr.," premier Makeup Artist and Special Effects expert, Magen Grays, sat down to discuss her journey in the film and television industry. With over 20 years of experience in Hollywood, Grays has worked with some of the biggest names in entertainment, including Andy Cohen, Ciara, and French Montana. In this interview, she opens up about her creative process, the challenges she has faced as an African American woman in the industry, and her passion for blending traditional beauty with special effects. From Humble Beginnings to Hollywood Success Magen Grays didn't always envision herself working in Hollywood. She started her career in high school, where she pursued cosmetology with a dream of becoming a hairstylist. With her grandmother and aunt both working in the beauty industry, Grays was naturally drawn to the craft. However, it wasn't until she stepped in to do makeup for her sister on a music video set that she realized her true calling. Grays recalls the moment that changed her life: "There was no one on set who could do the makeup for the lead artist, and I was asked to step in. That experience of being on set, seeing the lights and cameras, ignited something in me. I knew then that this was what I wanted to do." Blending Beauty with Special Effects One of the highlights of Grays' career is her ability to seamlessly blend traditional beauty makeup with special effects. In the podcast, she discusses how she was thrown into the world of special effects makeup by chance and how it has become one of her greatest passions. "I was on set one day, and they needed someone to create a gunshot wound effect. Although I wasn't trained in special effects, I improvised with what I had—chips, bananas, and granola. The results were surprisingly good, and it sparked a deep interest in special effects for me," Grays shares. Her journey from that impromptu creation to mastering special effects makeup has been marked by a relentless pursuit of knowledge. Grays emphasizes the importance of continuous learning, especially in an industry as dynamic as film and television. "You have to be adaptable and constantly educate yourself. The more you know, the more valuable you become on set," she advises. Breaking Barriers in the Industry As an African American woman in Hollywood, Grays has faced her share of challenges. She recounts how she had to prove herself time and again to be recognized as a qualified department head. Despite the hurdles, she remains committed to paving the way for other artists of color in the industry. Grays is passionate about mentorship and believes in the power of representation. "When I'm leading a project, I make sure my team reflects diversity. It's important for everyone to feel represented and comfortable on set," she says. The Future of Makeup in Film Looking ahead, Grays is excited about the future of makeup and special effects in film. She believes that the industry is moving towards more inclusive and innovative storytelling, where makeup artists play a crucial role in bringing characters to life. Her advice to aspiring makeup artists is clear: "Find your niche, master it, and always stay curious. The film industry is full of opportunities for those who are dedicated and passionate about their craft." The Genesis of a Global Acquisition ExpertToday I want to share with you a more in-depth look into the life of a remarkable deal maker, Leanne, who is part of a global investment family office. From Humble Beginnings to High StakesBorn and raised in Glasgow within a loving family, she was instilled with the belief that richness comes from family, not necessarily from wealth.  Her parents worked tirelessly, providing them with a comfortable life that masked our financial limitations. This upbringing shaped her initial understanding of success and security.  Climbing the corporate ladder became her reality, but a pivotal moment arrived when she met her husband, Graeme, and was introduced to "Rich Woman" by Kim Kiyosaki. "This book flipped my world upside down, challenging everything I had learned about money and security."The Leap of Faith with The Power of Financial EducationThe principles of "Rich Dad, Poor Dad" taught her about the importance of good debt and investing. It was a complete paradigm shift from her father's advice of avoiding debt at all costs. This new knowledge required her to unlearn old beliefs and embrace a new financial mindset.Staying True to the VisionAs their savings dwindled, they faced the psychological challenge of preserving our funds while pursuing their dream. They remained focused, knowing that the deals they didn't do were just as important as the ones we did. It was crucial to avoid scrambling for deals out of desperation.Emotional Resilience in BusinessWorking together as husband and wife, with a baby on the way and financial pressures mounting, they relied on each other's strengths. They used practical tools like a flip chart and wine to map out our problems and solutions, breaking them down into manageable chunks.Leveraging Each Other's StrengthsThe Creative Mind of GraemeGraeme's creativity and expertise in financing and deal structuring were invaluable during this time. His ability to find innovative solutions and form strategic partnerships was vital to our success.Leanne's Superpower in BusinessHer forte lies in sourcing and negotiating deals, building relationships, and ensuring smooth transitions. She thrives on guiding sellers through the process and integrating new acquisitions into our portfolio.Embracing Global OpportunitiesThe Move to DubaiTheir decision to move from Scotland to Dubai was driven by the pursuit of growth and new opportunities. It was a significant sacrifice, especially for their children, who had to leave behind their schools and sports teams. Yet, the entrepreneurial path is one of learning and expansion, and they were committed to embracing it fully. The Criteria for the Perfect DealIn our quest for global deals, we focus on finding motivated sellers, well-established businesses, and opportunities for continued growth. PIE Tribe Exclusive Webinar: https://passive-income-examiner.captivate.fm/amazon-store (https://passive-income-examiner.captivate.fm/amazon-store) Are you ready for a paradigm-shifting episode that is sure to challenge you into a better version of your entrepreneurial self? Click Play! Yes, today is October 31st, in the US and some other countries people are participating in Halloween, a day when children dress up and go door to door saying "Trick or Treat." Most of the time they are rewarded with candy and happily run to the next door. But, did you know you are playing tricks on yourself? If you are less than completely satisfied in any area of your life, that means you have an underlying "Rule" that you are believing that is keeping you from experiencing your greatest potential. In this episode, Lindsay reveals how to unveil the Tricky Rules you are living by and how to transform them into new ideas that further your growth. We all have rules we live by. Some are much less significant than others. And some we did not even invent on our own, they may have been inherited beliefs instilled by our well-meaning parents, teachers, or other adults of influence. Consider these common rules I hear from mothers. "I can't go to bed with a dirty kitchen." "I must make my bed every morning." "I must marry a man that makes a good living." You see, many of these types of rules don't keep us stuck and were likely ingrained in us from childhood. However, there are much spookier rules that we subscribe to day in and day out, often unknowingly. Consider these rules, "I must work hard to make money." "I am not good at technology." "I can't write a book until I have my course created." "I need to be certified before I can start charging for what I know." When we take an honest look at our lives, it is guaranteed, that in any area of our life where we feel unfulfilled, underperforming, or frustrated, we have a verbal script running through our mind that is blocking us from success. The script is some sort of a rule we THINK we have to follow. Today, I challenge you to break your rules, and start imaging the possibility of your life without subscribing to what you have believed is a fact thus far. How could your life change if you believed you could lose weight easily, or could find true love, or could (You fill in the blank.) It is on each of us to take an honest account of the rules we are living by and simply consider the possibility of shifting in the direction we want to go. By changing our focus from the rules we have devoted ourselves to, to shining a light on what could be, we unlock the door of possibility and allow magic to work in our lives. Today, listen to this episode, then pick one rule you intend to break. Treat yourself this Halloween, to being a positive force in your life. Treat yourself by choosing to think differently about what you are capable of. Treat yourself by challenging your long-standing belief systems. Then, friend me on Instagram or TikTok and DM me. Why does Brad believe what has happened over the last 24 months is a great disservice to founders? What are the biggest examples of a complete lack of investor discipline? Why does Brad believe that for all positions valued over $500M, we should apply a 20% discount? Is today's pricing actually just the new normal? How has the public market pricing impacted the deployment of growth stage checks? How will this play out in the next 12 months? Why does Brad believe there is "not blood on the streets yet"? Passive Income Examiner- Work From Home, Freelancers, Affiliate Marketers, Passive Revenue, Blogging, Passive Income Strategi

Wondering what you should do with your passive income? Today's episode outlines a strategy to take you from earning active income through building legacy wealth that can be passed on to your heirs. Passive Income is income earned with little to no effort, often from investing time or money that works for you and generates a monetary return. Whereas, active income is earned by 'actively' working for it; such as, performing at a job or providing a service. Passive income is sought after because it gives people a chance to earn money while also freeing up their time so they can spend it doing things they love. If you are working in a W2 or own your own business that is draining your time and energy, passive income is a great way to develop a freedom lifestyle. I was able to quit my job when my husband and I began saving money each month. We were smart about it, though, and didn't just stick our money in a savings account, we put our investment in an asset that appreciated which doubled over time and exponentially helped us. If I would have had more time and education, I would have deployed some of those assets into passive strategies, but at the time, I did not have the education I do now. If I could go back and redo my exit plan knowing what I know today, I would have invested in passive strategies because a year after moving I was again in a W2 situation. This is why I recommend the second step of the process be to diversify your investment into passive strategies. If you are just getting started and would like an overview of passive income ideas text the word 'PIE' to 33777 to get your copy of 5 Ways to Earn $5K / month with Passive Income. Sometimes, it's easier to find one strategy to focus on that replaces your income, but I strongly encourage you to expand from there. I like to build micro-businesses. Essentially, each passive project I build is it's own micro-business that I use to diversify my income. To me, this is very important because I don't like to put all my eggs in one basket just in case something fails. The last step is to build legacy wealth. There are a few ways to do this, but one important one is to invest in Real Estate. (Especially if you're in the US) In this episode, I refer to a few key people to help with this step. I've listed the recourses below: https://privatebankingstrategies.com/resources/podcast/ (The Private Banking Strategies Podcast) https://passiveincomeex.krtra.com/t/ArCM3icYWEdT (Dustin Heiner with Master Passive Income) https://www.youtube.com/c/TobyMathisEsq (Toby Mathis on YouTube) https://www.thepassiveincomeexaminer.com (The Passive Income Examiner) Still want more? Matthew Ferrarini: The Next Wave of Kitchen Design Today in The Lounge, Nick talks shop with Matthew Ferrarini of Ferrarini & Co, Kitchen and Bath Designer. Matthew works out of Philadelphia, but today Nick is catching up with him on location for a client in Miami. Turns out Matthew has interior design in his blood as the son of an interior designer mom and a contractor for a dad. Find out more, in this episode of the Chaise Lounge. Breaking the Ice Nick opens up about a favorite topic for a lot of guys…automobiles. Matthew is a fan of Tesla as an everyday vehicle and Ferrari for a higher end wow-factor. When asked about recent movies, Matthew shared that he recently got the chance to watch the movie Ma Ma with Penelope Cruz. Perfect segue to Nick's recent trip to Spain with Porcelanosa. Turns out Matthew been to Barcelona a few times and is also a big fan of Spain's rich heritage, culture, friendliness and just overall coolness. Getting Into the Business Matthew attended Temple University (go Owls!) for a pre-law degree. Temple is well known for their law school, but somehow Matt just couldn't shake the calling of design. While at school, he also pursued a certificate in interior design and construction management. He joined forces with his Mom and worked in the family business while still attending school. Upon graduation, he started his own company focusing on kitchen and bath with mom, Donna, as a partner. From Humble Beginnings to Starting an Empire Starting out was rough; very humble beginnings. Having lost substantial assets upon the split of his parents, Matthew made a grassroots effort to grow his business. Local marketing with flyers and an open mind is how Ferrarini & Co got off the ground. In the beginning, no project was too small and the business took pride in the work they did and the ensuing referrals. Good work and excellent customer service got them from a home-based business to a design office and showroom staffed with 5 people that accept clients nationwide.   What it Takes Matthew credits his success with clients to the broader view that he takes when designing his kitchen and baths. He doesn't just focus solely on the space that he is tasked to redesign, but incorporates all adjacent areas to ensure a seamless flow. His knack for design really comes to light in space planning and problem-solving. Here is where his passions shine. He has made it a point to stay within his strengths and delegate the things he isn't so passionate about to team members that are. Accolades and the Way of the Millennial Matthew Ferrarini's point of view has earned him the National Kitchen and Bath Association's (NKBA) '30 under 30' award. He believes in being progressive in his business and for a Millennial, that spells ‘tech' heavy. Ivy is his software of choice to keep his business running smoothly. He transitioned from using a program that was more builder/construction directed and hasn't looked back. He also uses Dropbox for file storage and Houzz as an avenue to work with clients using their lookbook feature. What seals the deal for a lot of his clients, is the use of photo-realistic renderings of what the space will look like prior to even lifting a hammer. As a value-added feature today, Nick is predicting that this will become standard in the coming years and you won't be able to call yourself a designer without it. Matthew believes in spending the time to find out as much about a client and their lifestyle as possible and creating one show-stopping design to present to them. Now that the business has grown, the marketing approach has certainly changed from the local flyer days. Ferrarini credits his storefront, referrals, and digital marketing through the website and online presence as the avenues that have gotten his name out there. His website is user-friendly, visually captivating and has something for every client. Even those that may not be ready to pull the trigger on a remodel just yet,
