Start showing yourself kindness and compassion. Accept that other people may not apologize - You shouldn't want to wait for an apologize from someone because some people won't even feel the need to apologize. Its a process and your will feel hurt but if you want to let things go then you don't need to wait for an apologize from that one person. Engage in self care - When you are hurting you need to practice self care and this don't mean just have spa days, binge watch your favorite Tv show but it also includes setting boundaries for yourself, saying no to the things you don't want to do or that make you uncomfortable, doing things that bring you joy and comfort plus listening to your own needs. Surround yourself with people who will fill you up - We think we can heal on our own all the time but in fact we can't in some ways. We have to have love ones or or people who we can be happy when they come around you because you will soon how much you are changing. Give yourself to forgive and talk about it - We want an apology from someone but what if we don't like I mention in the second key point. What if we do forgive that person for ourself so we can heal. And remember you don't actually go to that person or message them to get an apologize just write on a piece of paper on how you feel and discard or put it somewhere you will remember. Hone your intuition through being true to yourself! Often I am asked how to fine tune messages from intuition so that they are quickly and easily recognized. My simplest answer is to be true to yourself. Key Points: Being true to yourself means trusting yourself over anything and anyone else. Ask yourself focused questions: "Do I like who I am with this person, in this situation, or where I am headed?" Keep it simple don't over analyze, recognize quickly, step back and see what else intuition brings you. Relax, take the time and watch for subtle messages that let you know you are ignoring the path intuition is lighting ahead for you. When it comes down to it the simplest path, don't overthink too much; expect intuition to constantly and consistently give you directions. On this episode of the HyperFast Agent Podcast, host Dan Lesniak speaks with Peter Applegate, an inside sales, turned outside sales agent. Listen in as Peter discusses what he's done to make that transition, the differences between the two roles, and what you need to do in order to succeed in each. Episode Highlights: Peter joined the Keri Shull team in January, 2016, as an inside sales agent (ISA). Peter had been interested in real estate for a while, and was attracted to the consistent salary associated with being an ISA, instead of the “hunt what you kill” aspect of being an agent. Peter transitioned to an outside sales agent (OSA) in February, 2020. Dan explains the difference between an ISA and OSA within his organization. Being an ISA isn't difficult to figure out, but it takes consistency in time spent calling and learning how to overcome objections. Dan and Peter outline some of the pros and cons of being an ISA. A guaranteed base salary is a huge pro of being an ISA for Peter. Dan thinks an additional pro of being an ISA is skill building due to the repetition of calls, and learning how to engage with potential clients. Not having to do open houses, show homes, complete paperwork at all hours are other benefits of being an ISA versus an OSA. Peter thinks the biggest challenge to being an ISA is not knowing what to say. Figuring out the client's pain points, and how to solve them, is the best way to overcome objections. Peter describes the most difficult client objections he encountered, and how he overcame them. Transitioning from an ISA to an OSA made Peter more critical of how the ISA team pre-qualifies potential clients. Being able to land off-market properties is a great solution for overcoming objections for both ISAs and OSAs. Keeping clients engaged is a very different process for ISAs and OSAs. ISA's have to keep them engaged for a short period of time, while OSA's need to stay in touch with their clients until the deal is complete. Peter's biggest challenge is trying to stay in front of his clients whose buying process is more drawn out. The higher income potential of an OSA is the major appeal to Peter. Peter's biggest piece of advice for a new ISA is to not get dejected, and be able to laugh stuff off. Peter's biggest piece of advice for a new OSA is to have a plan. Peter's biggest challenge as an agent was getting hung up on the details. He enjoys snowboarding in his down time. In 5 years, Peter sees himself running a team within the organization. 3 Key Points: Being an ISA isn't difficult, but it takes consistency in time spent calling and learning how to overcome objections. Consistent effort over time will produce results. Figure out where your business is going to come from, and focus your energy accordingly. During this episode of the Lab Coat Agents Podcast, host Jeff Pfitzer speaks with the Owner of Carrot, Trevor Mauch. Carrot specializes in helping entrepreneurs, real estate agents included, generate online leads so that they can focus on the activities and work that truly give them energy and freedom! Episode Highlights: Carrot helps entrepreneurs, mainly real estate agents, save energy by generating online leads. A ton of investor clients are real estate agents, which led Carrot to expand and explode into the real estate market. Marketing makes it hard for entrepreneurs to get freedom and can make them feel trapped. Trevor’s parents showed him that you can create your own job, but that didn’t mean he wanted to. One of Trevor’s college professors taught Business Law through real estate, and that led Trevor to enter the real estate game. Conversion-rate optimization helped Trevor turn all those leads from his website into business. Income still comes into Trevor’s blog and he hasn’t even touched it in over 7 years. Advertising, course creation, and publishing were all business opportunities that came out of Trevor’s website. Not doing the work that gave him energy made a lot of money, but inevitably led to burnout. Trevor restructured his business and life so that he could do the work and activities that give him energy. You don’t have to let limiting beliefs hold you back from building a business that you truly enjoy and gives you real freedom. List out everything that you don’t like about your business right now; find the opposite of those things. Entrepreneurs tend to glorify the grind, but that’s not the real dream. Without vision, the grind is just grinding for grinding sake. Create structure around your business so that you can delegate those draining tasks while doing what gives you energy. This is how you’ll know when you’ve found those activities that will give you energy. It’s going to be hard to give away the activities that don’t give you energy but do make a lot of money. Falling asleep at the wheel with his family in the car in the mountains forced Trevor to change his mindset about grinding. The hamster wheel marketing method will work, but as soon as you get off, it will slow down. The evergreen method of marketing allows work that you do today to continue to bring in money for years to come. Consistency and predictability are the goals when creating organic long-term marketing content. Evergreen content for real estate agents should be very clear about your “why” and the value that you bring to your clients. You must be as specific as possible with your locations and niches on your location-page content. To become an authority, create videos where you say 500-800 words, turn the transcript into an article, and post them together. Turn hamster wheel content into evergreen content on your website, and earn for years. 3 Key Points: Being an entrepreneur means creating your own job, but it could also mean an unbalanced work-life balance. Trevor saw this first-hand with his entrepreneurial parents. True freedom is being able to leave your business for a month without checking in at all and knowing that it is growing the entire time. Entrepreneurs can be quick to give up, usually opting into the hamster wheel method of marketing. If they invest their time into the evergreen method, entrepreneurs can build a pool of content that will work on its own for years and years. During this episode of the Lab Coat Agents Podcast, host Jeff Pfitzer speaks with Jake Stenziano & Gino Barbaro about their successful multi-family investment portfolio. They share how they created financial independence in just a few short years by becoming real estate investors. Listen for tips for how you can take advantage of this opportunity. Episode Highlights: Jake Stenziano was in a corporate grind as a pharmaceutical rep when he saw the potential in real estate. He started getting mentored by Gino Barbaro and they began looking at deals together. They got a 25-unit deal and never looked back. Gino ran a family restaurant for 20 years. Everything shifted for him when his father passed away in 2008. He knew he wanted to create passive income to support his large family. Gino decided to pursue multi-family units for the cash flow, tax benefits, appreciation, and cycle resilience. Multi-family units address a basic human need. You just have to start. Once you start you have the clarity and you have the accountability. Jake points out that many times in single-family residential real estate the agent is a salesperson. It's different in the multi-family space. As the buyers they have to prove their credibility and why they're going to close the deal. Partnerships multiply and can help you blow things up a lot more. With multi-family spaces, start where you're comfortable. Economies of scale make multi-family attractive. As a real estate agent, you have opportunities to invest. The first thing that you need to realize is that the gold is in the assets. You buy, you refinance the money out, and then you continue to buy. As long as you continue to buy the game goes on because you keep accumulating depreciation to wipe out your taxes. Buy right, manage right, finance right. Many people start out with syndication. The way to be successful in any business is to think of yourself as a farmer. Plant the seed and take care of it. Jake reminds us that debt is a tool. Use that tool properly. They like non-recourse debt through agencies. The more you know about your potential investors, their goals, and how you can add value to them, the better. Time is on your side in multi-family. You don't lead with seller financing. You base your offer on the income approach. If the numbers don't line up, that's when seller financing can come into play. Negotiations are all about listening. Jake explains how they put together their initial down payment for the first deal. You can get in the game if you have between $20-50k especially if you have a partner. They typically do 2-3 deals each year. Look for properties that will bring you cash flow. Buy cash flowing assets. Buy right, know how you'll manage the property, and figure out where you're getting the debt from. You have an opportunity to create massive financial independence as a real estate investor. 3 Key Points: Being a realtor puts you in an excellent position to get started with real estate investing. Multi-family is a long game, just like any other business. The key to the game is to stack assets over time. Leslie Schilling joins to talk solutions! Our culture is one of diet culture, and so it's not uncommon to have these fears when thinking about having children. Understanding our own development around food is a HUGE step in learning how to raise children with a healthy relationship with food. Sometimes we have to recognize that the way we were raised was super disordered! Use your nutrition intuition. Be ASSERTIVE about the way you raise your children. Remember that you are your child's protector! It's a parent's responsibility to teach body peace, rather than body hate, and to stand up against other adults who perpetuate body shame. Honesty builds bridges. It's not our job to change other people's minds, but it IS our job to be assertive about our own safe spaces. Values upheld by the family help a child to be self-protective. Make sure your kid knows that THEY are in charge of their own body. Kids have to be able to FAIL. As long as they have a safe home to come back to, we can't protect them from all of diet culture all of the time Baby-led weaning: use family food to wean kids off of the bottle.
