Real estate agent Garrett Maroon has never made a cold call, hosted an open house, or bought a lead. He started in real estate in 2014 with just 40 people in his referral database and has since built a business on relationships and referrals only, doing very well selling 550 homes in under nine years. But about seven years after starting his career, Garrett felt that he was dancing around a subject he really wanted to discuss — his faith. So the Newport News, Virginia-based agent began talking about it with other realtors and even clients, and found that connecting his faith to his work could be wildly successful. Garrett turned his faith into a successful business model. He operates the "Faithful Agent," a real estate business and a coaching company of the same name. He hosts a podcast with his buddy Tyler Wilson, runs a large Facebook community, and last year began holding faith-based business conferences for agents. He is also publishing a book on his faithful agent strategy. "We want to be a place ... where a Christian can say, 'I need to get trained in my business but I want it to come from someone who has the same mentality as I do with this eternal perspective, with Christ in mind,'" he said.   Garrett told me that he wants to make sure that people understand he's not using his faith to try to make a buck. "At the end of the day, for me, as a Christian, my job is to first and foremost honor the Lord." I recorded my interview with Garrett a while back. He is a fast-talker and extremely animated about his goals, which he is rapidly achieving. He shares how he built a referral business that generates over 100 transactions per year.  Garrett's system is easy to implement, requires little money, and no cold calls yet generates consistent business no matter what the rest of the market is doing.  Tune in and follow his lead to build a solid referral business in your market. Garrett's encouragement to agents is one of his favorite quotes from Charles Kettering is the only time you can't afford to fail is the last time you try. The world is different, people interact differently. Garrett explains why it is important to understand and adapt. Garrett explains how he shifted that mindset of becoming a real estate agent versus a friend. Garrett talks about the research he did on consumer psychology.  Garrett talks about the importance of building relationships even though they may not be a potential client.  If you are an agent who struggles to talk about your business, you probably should say it more often and if you are an agent who has no problem talking about yourself and your business, you probably should say it less. Consistency is everything. It's not about perfection, about consistency. “You can have the perfect post. But it doesn't matter if you're not going to follow it up with a bunch of other posts,” says Jeff. For his clients, every quarter Garrett has the same rhythm of personal touches. He shares the cadence of the quarters. You just have to think about how you can actually consistently care for people. That is how you win in the real estate industry. Garrett talks about the future generation, the millennials and how they are reluctant to answer their phones. He shares how you can get a better hold of them. Garrett explains how he has a systemic approach towards building relationships.  The old school people teach agents to abuse their various vendors, which as per Garrett is not the right way to do it.  3 Key Points: Garrett talks about his database of clients, how he started with just 40 people and how he was able to organically grow it.  Garrett shares sales pitches and how he indirectly approaches people and lets them know that he is a real-estate agent.  If you have the old school mindset, you need to change it again. A Keller Williams agent for 8 years, Garrett started his business with 150 people or so in his database—by being hyper-engaged he was able to turn those 150 contacts into 50 deals in just his 2nd year! Garrett believes that all an agent needs is a database of loyal people, and has personally never made a cold call or done an open house. Garrett is truly a master of working his database, and continually adding to it with quality people who he genuinely wants to be friends with. In today's episode, coach, team leader and President of Business by Referrals LLC, Garrett Maroon shares why this book has been so life-changing for him.  Three Things You'll Learn In This Episode  How to nip overthinking in the bud  We don't have to give into our inner soundtrack, believe it or agree with it all the time. Our inner voice is just our brain's problem solving, meaning-making mechanism, and its interpretation of events can be heavily biased. One of the biggest mistakes we make is assuming that all of our thoughts are true, instead of distancing ourselves from them and calling them out.  The most freeing thing about our inner soundtracks The fact that there's a soundtrack running, and the fact that the soundtrack tends to be a little negative doesn't mean there's anything wrong with you. We just need to build in the necessary mechanisms to combat this soundtrack.  Why thinking in absolutes creates more suffering  A broken soundtrack tends to catastrophize and overexaggerate every experience, and blow even a small thing out of proportion. What we tell ourselves has the power to completely derail us, even when it shouldn't. There's no such thing as a perfect day where you encounter no obstacles.
