Historically, Peerspace made their revenue by taking a percentage off of every single booking done through their website. However, recently Peerspace has instituted a bidding system which allows location managers to pay to have their spaces ranked higher in the site's search algorithm. What will this do for renters? On today's episode of the profit report I'm sharing my August numbers to see if I hit last month's goals and setting new goals for next month. If you missed the July profit report you can listen to it here. One of my big focuses this year has been consistency. So far this year, my 1. Highest month: $14,700 (January)2. Lowest month: $9,400 (February)3. Each month since has been between $9,800 and $11,800, so a $2k range On the previous profit report, I projected my August goals. Below you'll find my projection side-by-side with the actual number I hit. August goals: Profit Rx: $6,700 / $7,500Contract Vault: $1,500 / $1,500Book: $300 / $2501-on-1: $4,000. / $5,000Other: $1,000. / $800 (affiliate) Total: $13,500 / $15,000 (technically $14,926.30) making this my highest revenue month of the year. The differences in my projections versus my actual can be explained by the addition of one VIP day. In July I had booked two VIP days at the end of the month so the payment for those hit in August which made projections even easier. There was also one additional Profit Rx Live payment that fit into the monthly window. My other income came from affiliate sales including three $200 gift cards from Gusto's referral programs. Now let's talk about expenses: 1. $2,765 to team contractors (18% of my revenue. I typically want this to be 15%). $1,000 of this went to YouTube, I expect this is about $600 more than what I expect moving forward3. $1,500 to hiring program4. $1,300 to Peerspace place5. $2,195 other expenses Total expenses: $7,760 Owner Profit (profit before paying my own salary): $7,165 (a little less than 50%. I'm typically looking for this to be about 70%) Without those 1 offs like YouTube editing, Peerspace and the Hiring Program I would have had: $10,565 → 70%. I always expect to have some one off expenses, but I still like to do this exercise to see how I'm doing with routine operating expenses. Upcoming one-off expenses: 1. September: Hotel for Vegas + second payment of $1,500 for hiring program2. October: Models for Drag Tax photoshoot Hoping to offset these with one-off income: 1. September: $500 in bootcamp income + $3,000 in DCA affiliate income
On today's episode of the Unf*ck Your Biz with Braden podcast I share my July profit report and let you know if I hit my monthly goals. Check out episode 236 where I give June's profit report and share my July goals. This episode is going to be a bit juicier than past ones because I had been behind on my bookkeeping. Oops. I spent about two full days revamping it all. I pull my profit report data from my payment processor, but I hadn't sat down to do full book keeping in awhile. I have a few big takeaways from the last year and a half of my business. One of my big focuses this year has been consistency. Last year I launched several cycles of my signature program, Unf*ck Your Biz, a $2,000 program and I did not have the 6 figure launch I had expected. While I still do launches, I now have Profit Rx as a membership with recurring revenue. This past spring I launched a new tier to the membership for $30 a month with just content and no live support in response to members' requests which led to more consistent revenue. This year: Highest month: $14,700 (January) Lowest month: $9,400 (February) Each month since has been between $9,800 and $11,800, so a $2k range 58% of revenue has come from the membership. I would like to continue to grow this and see this go to 70-75% of my monthly revenue. One way to do this is to offer a free trial. You can get the free trial here. By next profit report I hope to have conversion metrics to give you. My average revenue per month was also higher than I expected. I figured between $10k and $11k, but kind of forgot about January, which brought up the average. This brought the average to $11.600. Last month, I don't think I shared a goal for July. I didn't have any big plans. Here's the breakdown of what happened this month: Profit Rx: $6,800 (down from the previous month)Contract Vault: $1,290 (43 sales this month)Book sales: $1401:1 work: $2,000 (2 calls)Affiliate sales: $1,600 (Launch with the Abundance Group Hiring Intensive)July total: $11,800 ($200 above monthly average) I view my business as: Gross Revenue - Business Expenses = Owner Profit (How Much I made from the business Wages: How much I paid my team Owner Profit - Wages = Business Profit July Expenses: $470 to my Contract Vault affiliates $314 Cost of Goods from my books and PRofit Rx books $326 monthly tools $1,346 team contractors (virtual assistants) $4,400 (outside contractors for one-off projects) $428 in marketing i.e domains, web hosting, etc. $2,500 other $360 Stripe processing fees Revenue: $11,800 Expenses: $11,200 not including my owner's salary Owner profit: $1,526 My S Corp payroll: $6,400 Business Profit: -$4,800 (part of this is because I ran one of my payments to myself late so I had an extra in July. I showed an owner profit of about $1,000. Not great, but here's what my additional non-routine expenses included this month: $3,000 to photographer for Drag Tax photoshoot $1,500 to designer for Drag Tax and new book $1,300 to Airbnb for photoshoot So that's almost $6,000 in non-routine expenses. Recall, this is why I did a push in June. I also have about $3,000 in remaining expenses for this project including Peerspace, models and props for the shoot. Year-to-date: Revenue: $81,500, of which 58% is Profit Rx, 19% Contract Vault, 1% Book Sales, 9% 1:1 work (will increase in August), 6% affiliate sales Expenses: ~$356/month for auto-pay monthly/annual payments (Asana, Zoom, Kajabi, etc.), $1,300 on team contractors which is 8.5% of revenue and my goal is always to keep it down beneath 15% on the high end but ideally 10%. The dollar amount might go up but we don't want the percentage to go up because we want revenue to go up in proportion. View my Profit Margin pie chart here. Here are my August goals: Profit Rx: $6,700Vault: $1,500Book: $3001-on-1: $4,000Other: $1,000Total: $13,500 My August promotion is for Amy Porterfield's Digital Course Academy (DCA) however those affiliate payments will not come until September which is why it is not reflected in my goals. I took DCA in January 2019 and I built my business off of this program for all of my course launches. Today's Guest: Andre Haynes Andre, also known as “Renaissance” is a real estate investor, author, content creator, and entrepreneur from the Ida B Wells projects on the south side of Chicago. Andre was adopted at age 6, and from 18 to 27 years old he was a struggling parent and hip-hop artist with no knowledge of credit and money. The only thing he knew was how to write songs and survive on the bare minimum. Andre stepped away from music, got a job in sales and marketing, and shortly found his way into real estate. He is a self-educated investor with a portfolio valued at over $1M and has recently been featured as a guest on BiggerPockets. Highlights From The Show: We begin the episode with Andre sharing his background story. Andre told me that he doesn't come from money and financial literacy. However, he couldn't use that as an excuse not to be successful. After high school, he started pursuing his career in music as a rapper, but after 10 years in the game, Andre realized that it wasn't what he wanted to do. He was living a fake lifestyle and struggling to take care of his family. He had not given up on his goal of being successful, but he had to pivot to find a different path. Andre stepped out of the music industry, got a job in sales making cold calls, and earned a regular income. This was not going to make him successful- Andre wanted more. He started researching how regular people could become wealthy, and this led him to read Rich Dad Poor Dad by Robert Kiyosaki and Money Master The Game by Tommy Robbins, which changed his life. Next, we talk about how Andre started his career in real estate. According to Andre, once your mind is opened to the world of financial literacy and investments, your opportunities explode. When Andre discovered that he could use the money he was earning to leverage stock, real estate properties, and other investments, he became untouchable. The average person is not an athlete or on TV, but is one who is working in a job and investing their money to get wealthy. Once Andre discovered this, it gave him a purpose to get up each morning to change his life and help others change their lives with the same information. He started investing in real estate by giving up unnecessary expenditures and working overtime to save money for investment. When it was time, all the right doors opened, and he was connected to the Neighborhood Assistance Corporation of America (NACA) program, which helped him to make his first investment in a multifamily house. We then discuss Andre's first multifamily investment and how he found the property. He shares that he went on the MLS and worked with an agent. This was back in 2015, and things weren't as easy as they are today. Multi-units were a hot commodity, and they sold faster than single-family homes as many people are looking for cash flow. It took time for him to find it, and it came at a moment when he wanted to take a mental break. He was frustrated because he had pursued 10 to 20 properties and none worked out. The evening after speaking with his agent about taking a break, he found a great deal on the MLS, a multifamily house that was fully occupied, renovated, and with one unit for him to move into. Someone had listed it in the middle of the night. Andre called his agent, who wrote the offer for him, and he finally had his first investment property. Next, we talk about Andre's book 5 Step Guide on Getting Your Shit Together. Andre shares that he wanted to give people the personal blueprint he used to get his life in order. The book is direct and to the point, and an easy read. It aims to spread knowledge on the benefits of a healthy mentality, personal financial responsibility, business, self-help, and most importantly, the help of others. According to Andre, writing a book is not easy, but you have to go through the process to get the results. It's never going to be a straight line, and you've to sacrifice to succeed. Lastly, we talk about how Andre makes money in real estate. He shares that he makes money through Peerspace and multifamily rental income. Peerspace is similar to Airbnb, but people don't spend a night on the property. He has done it with his house, where he rents out space to people who want to shoot movies, throw dinner parties, and for entertainment. He also teaches various courses in real estate and has a ton of resources, including videos to help people get it right in real estate investing. On the last Wednesday of every month, Christy & Michelle answer listener questions live on the show - YAWA! This month we're answering questions about Catering Compromises, Sibling Issues, Airbnb Weddings, Listener Comments on Our Recent Episode with Linsday, and more! Question #1: Compromising on catering and dealing with a sibling issue The first detail is the caterer. Fiancé really wants to go with a PA Dutch-style caterer, but I prefer a farm-to-table vendor that we found. Both are on our venue's preferred vendor list, so that isn't helpful in making a decision. I understand that PA Dutch food is really good and a family staple for him, but I'm thinking about our guests and various food sensitivities, and feel that farm-to-table would be more accessible for our families. Any input would be appreciated. The second detail is one of our potential guests. My older sister (I'm one of 5) and I don't have a great relationship. I'm non-binary, and over Christmas 2 years ago, she made some really terrible comments about both my sexuality and gender identity. I originally didn't want to invite her at all, but my family sort of guilted me into it. I know I probably won't have much one-on- one time with her, but some members of my wedding party (mixed genders) will be wearing suits, as that's what makes them comfortable and their comfort is important to me. I know my parents would be upset if she wasn't there, but I'm not willing to put people that I am on good terms with in the position of possibly having their choice of clothing lead to insults of their character. Again, any advice would be more appreciated than I can tell you. Answer to #1: Sound's like you got off to a great start with wedding planning! Caterer: PA Dutch-style caterer, but I prefer a farm-to-table. Can you compromise? Can you do PA Dutch-style for cocktail hour and F to T for dinner? OR Can you maybe do stations for dinner and have them themed so that you get the both of both worlds? Inviting Your Sister: I'm sorry to hear that your sister is unaccepting and was hurtful to you about who you are. That is really difficult. You have 4 sisters, wow! I can see how it's important for your parents that all of their children be present at the wedding. I do think inviting her is the right thing to do, but I would hope that you did not ask her to be a member of your wedding party...did you?? There is no certainty that you sister will cause a scene. Even your language on your email said "possibly having their choice of clothing lead to insults of their character." I think having her there, but as you said not really giving much one-on-one time to her, should be fine. I see estranged siblings at weddings all the time and they typically behave. HOWEVER, if she starts acting up and being rude and loud leading up to the wedding and giving you the impression that she will not behave on your wedding day, then you have every right to un-invite her. Additionally, I want you to remember and keep in mind all the other family and friends that love and support you and that will be there on your wedding day. Don't focus on the negative and don't let it worry you. Question #2: Can we rent an Airbnb for our Wedding? My fiancé and I are on a tighter budget for our wedding and since his mom knows many vendors in our area that could provide us a tent, chairs and tables, etc., we're looking to maybe do a backyard wedding. The only problem with that is that we aren't all that close with anyone we know that have big enough backyards for even just the reception. I remember hearing about renting an Airbnb with a big, beautiful backyard for a wedding - is this even doable? Have y'all ever done an Airbnb wedding or know even how to go about this? We want to have around 100 guests so I don't know if having so many people at a rented place like this is even possible. Answer to #2: It is not entirely impossible, but that would be generally with less than 50 people. Not may Airbnb property owners allow parties or events, so there is a lot of searching that would need to be done to find one. You then have to communicate with the owners directly. Make sure the contract states that the date cannot be pulled or changed by the owner. Ask specific questions about capacity, parking, local noise ordinance, and all their policies. peerspace.com (https://www.peerspace.com/) is a company that aggregates properties that are available to rent for meetings, etc. That might be a good place to research. There is a lot that goes into a private home wedding, so make sure you have every detail figured out from trash to parking to where cooking will be, etc. Question #3: My fiance is in a wheelhair Fiancé is in a wheelchair, and the bride wonders if she should be sitting or standing during the ceremony. Answer to #3: Do what feels right to you. There is no right answer. There are ways to stand and sit, only sitting, only standing, etc. The decision might be made right then and there at the ceremony. It is not uncommon for the couple to be sitting the whole time (ie: Catholic Mass Ceremony). Maybe have a chair available off to the side, and if you start to feel like you want to sit in it, do so. You don't have to be given permission for any movement. It's your day! Pinterest is a great resource to see ways that others have done this. Just search "wheelchair wedding" Question #4: Religious mom wants religion in our ceremon and we do not My mother is very religious and wants [religion] to be a huge part of our ceremony. However, my fiancé is not religious and doesn't really want it to be a religious ceremony. My parents are paying for most of [the wedding], and I want to make her happy, so we are going to include a few elements including some readings. The biggest issue is the Officiant. We really want to have one of our friends officiate, as we want it to really be personal to us, but my mom wants it to be a pastor. It's causing a riff between us to where I get nervous to even talk about the ceremony with her because I don't want to have the same conversation over again (I don't do well with confrontation and want everyone to be happy). How can we make her understand that it's important to us to have someone we know and love marry us instead of someone that we don't know (we live in Seattle and the wedding will be in Illinois)? Answer to #4: I'm happy you are compromising and incorporating some readings. When someone else is paying for the wedding, it does often come with their demands. Are they DEMANDING this or are they just nagging? I too hate confrontation, but you are going to have to have it if this is important to you. I would use the wording you wrote in your email. "I don't want to have the same conversation over again" "it's important to us to have someone we know and love marry us instead of someone that we don't know” Tell her that you are so thankful they want to pay for the wedding, but that this is something that you and your partner are not willing to do. Tell her that you love and respect her and don't want to fight about this. There is no easy way to have this conversation, so you just have to have it and then stop talking about it. You may also consider not taking the money from your parents if things don't get better. Is that an option? You don't want this to become a big fight, so choose your battles wisely and perhaps see if there are any other compromises you and your partner are willing to make with regard to the ceremony. Choosing a venue is perhaps one of the biggest — if not the biggest decisions that you're going to make for your wedding day. The venue's availability can dictate your actual wedding date, and its style can play a huge role in your overall aesthetic. And because of this, it needs to be one of the first decisions that you make during your planning process … and it's usually one of the most expensive. But it doesn't have to be! Today we're chatting with the queen of savings, Jessica Bishop from The Budget Savvy Bride and author of the best-selling book, "The Budget Savvy Wedding Planner and Organizer," and she's sharing her money saving tips and tricks to finding and booking your venue. Jessica's known as the budget wedding expert, and has shared her money saving tips and tricks with outlets such as Good Morning America, Brides, Glamour, Cosmopolitan, Huffington Post, Refinery 29 and more. Her first book, "The Budget Savvy Wedding Planner and Organizer" is an Amazon best-seller. First Step to Finding a Venue The first step to finding a venue, you need a budget in place! And the first step to getting a budget in place is sitting down with your partner and any contributors. “You should definitely sit down with your partner and discuss kind of if no one else could contribute at all, what the 2 of you would be comfortable spending or could realistically afford to spend. Some couples will decide to delay their wedding or have a longer engagement so they can save up. And more and more couples I think are paying for the majority of things themselves. So that tends to be a big factor. But then, yeah —going and sitting down with all those other contributing parties, if you are lucky enough to have some financial donors or contributors. And just kind of setting those expectations for what things typically cost. Doing some research on sites like The Knot, or WeddingWire. Or there's a site called costofwedding.com that I always recommend couples checking out. You can actually look based on geographical area. I think you can type in your zip code and see submitted figures there. Then sitting down with all those contributing parties and kind of making a plan for-- Are they going to cover things when a bill comes in? Are they going to give you the money all at once in a lump sum? Like setting those expectations is like the best way to avoid stress and conflict throughout the process.” How much of your budget should you set aside for your wedding venue? On average, you should expect 40-50% of your budget be allocated to reception costs: venue fee, rentals, catering, the bar and entertainment. “It really depends on if you choose like an all-inclusive venue that includes all of those odds and ends - versus a raw space where you're bringing everything in — you’re going out and finding rentals, you're going out and hiring a separate caterer. And so the venue fee might not be quite as high.” Venue budget breakdown and sneaky costs to look out for: “Venues that offer kind of more of those services included in their venue fee, their amenities and conveniences basically that you aren't getting when you go to like a raw space and bring in everything yourself. So things that can kind of surprise you are things like cake cutting fees and clean up/setup fees. If there needs to be extra like attendants on site for, to liaise with the event vendors who are bringing in different items for the wedding day. Those are good things to look out for.” “And then of course like your timeline. Do you only have a certain amount of time set aside? What's your, what's the earliest you can come in, what's the latest you can be there? Is there an additional fee if you overstay that time limit? Because that can cut into your party time if you need to have everything cleaned up and be out of there by that deadline. So those are definitely some good things to keep in mind.” Out-of-the-box venues “I think it's so cool when couples choose kind of a less traditional venue, and they do tend to be a bit more cost-effective. Because they're a lower fee, and you do have more control over each different aspect — because you can select the caterer, the rentals that best suit your budget or your aesthetic, whichever might be a priority. But I think some of the most interesting ones that I've seen are things like libraries for couples who are like big book lovers. Or a good one that that we published several years ago was like at, like an aerospace kind of museum.” “It’s really cool because when a couple chooses a venue, that can their shared interest or part of their love story. It's just an extra personal detail. And if you can also save money in the process, that's great. But some great places to find venues like that - I really love Peerspace. They have kind of an event rental platform essentially, but instead of being like Airbnb, where you're renting a place where you spend the night, they rent out raw spaces that you can rent for either photo shoots or events or all different sorts of things. And you can sort by your event type or what the purpose of the rental is, and that's really handy.” “But I think like your best cost savings are going to come with like kind of a more intimate wedding in a place like that. But one thing that I'm currently working on over at Budget Savvy Bride, is we're launching what we're calling, The Savvy Wedding Guide. And we're going to be featuring some of these offbeat, a little bit alternative wedding venues in order to try to share those hidden gems with the couples who are looking for them. They tend to be places like community centers or like VFW halls or like lodges, local unionized groups who rent their spaces out, and it's really affordable and you can easily customize them, because they're kind of just blank spaces. So yeah, that's a resource that we're currently working on now, hoping to launch soon.” Things to keep in mind when touring an out-of-the-box venue: Make sure there are power outlets for lighting and DJ, easily-accessible bathrooms, and see if they have basic rentals such as tables, linens and chairs, or if those will need to be sourced. “Basically every single line item detail that you would need to put together a wedding reception. It's a good idea to ask - just line by line, all those details. I actually have a great downloadable, printable form on The Budget Savvy Bride, with some great questions to keep in mind and ask when you visit a venue.” Other Secrets to Savings: Choosing a less popular day of the week or time of the year can save you a lot of money. “I'm dying to be invited to a brunch wedding, because I love brunch. Yeah, so Sundays, Fridays — I'm hearing that people are doing mid-week weddings. His focus became environmentally regenerative design LEED for Home. His home "Tah.Mah.La" is the greenest home in America. A lot of the time, those people are not the ones you are socially comfortable with. He was fortunate and smart enough himself to associate with successful people and those early connections led him to his current place in life. Now where he's at, the Silicon Valley, it's a way of life and people are very comfortable combing social and commerce. It's become the way of life there.
