To watch a video version of this podcast, click here: https://youtu.be/vwDEHoyPgG4 In this episode, Reuben Saltzman, Tessa Murry, and Eric Houseman share some of the most memorable and unusual service inquiries they've encountered in the home inspection industry. From clients complaining about issues already documented in the inspection report to hidden defects concealed behind artwork and inaccessible attics, the conversation explores the challenges inspectors face when managing expectations after a home purchase.TakeawaysManaging client expectations before, during, and after an inspection is critical to customer satisfaction. Many service inquiries originate from misunderstandings about what a home inspection can and cannot uncover. Home inspectors are not required to move personal property, remove artwork, or access concealed areas that are not readily accessible.Hidden defects behind furnishings, artwork, insulation, or inaccessible spaces often become points of contention after a sale. Contractor opinions provided after an inspection do not automatically mean the inspector made a mistake. Home inspectors are not code inspectors, and older homes often contain conditions that would not meet current codes but are still functioning. Strong documentation, photographs, videos, and clear report writing help protect inspectors when questions arise later. AI can be a valuable quality-control tool by reviewing inspection reports for inconsistencies, missing comments, and reporting standards.Structure Tech has begun implementing an AI-powered report review process using uploaded procedures, style guides, and inspection requirements. Even experienced inspectors occasionally miss obvious issues, which can impact client confidence in the report. Showing up, listening, and communicating directly with clients often resolves concerns better than lengthy back-and-forth correspondenceMost home inspection complaints are relatively rare, especially when a company has strong training, processes, and quality control systems in place. A dedicated service manager can help objectively handle complaints without the emotional attachment inspectors may have to their own reports. Building trust through transparency and responsiveness is often more important than determining who is right or wrong.Continuous improvement through technology, training, and customer feedback strengthens both inspection quality and customer experience. Is Rockford, Michigan, a good place to live? In this episode of Living in Grand Rapids, Josh May breaks down the schools, home prices, commute, and lifestyle in one of West Michigan's most beloved small towns, and who actually thrives here versus who probably won't.⏱️VIDEO CHAPTERS Introduction (0:00) What Rockford, MI Is Known For (1:22) The Rockford Lifestyle: Rogue River & White Pine Trail (2:14) Rockford Public Schools (3:15) Is Rockford Expensive? Home Prices & Inventory (4:03) The Commute to Grand Rapids (5:16) Downtown Rockford & The River Scene (6:08) Tradeoffs: Nightlife, Diversity & Car Dependency (7:02) Who Thrives in Rockford (and Who Doesn't) (7:37) Final Thoughts (8:41)ABOUT ROCKFORD, MICHIGANRockford, Michigan is located about 15 miles north of downtown Grand Rapids, and it has managed to grow over the years while keeping its small-town, community-first feel. People know Rockford for its charming downtown, excellent schools, outdoor recreation, and a strong sense of community, with local restaurants that know regulars by name and neighborhoods where kids still ride bikes until the streetlights come on.THE OUTDOOR LIFESTYLEOne of the biggest reasons people fall in love with Rockford is the lifestyle. The Rogue River flows directly through downtown, and residents spend their summers kayaking, canoeing, fishing, paddle boarding, and relaxing along the riverwalk. Rockford also connects directly to the White Pine Trail, a paved trail stretching more than 90 miles, making it easy to bike, run, or walk right from downtown.SCHOOLS AND REAL ESTATEThe Rockford Public School District is consistently one of the highest rated in West Michigan, and it's a major reason home values here have stayed so strong. Compared to much of West Michigan, Rockford runs on the higher end for home prices, though it's still considered affordable next to major metro areas nationally. Inventory stays limited, and well-priced homes in desirable neighborhoods often see multiple offers.COMMUTE AND DAILY LIFEMost residents commute to downtown Grand Rapids in about 20 to 30 minutes, with easy access to the Medical Mile, Corewell Health, and other major employers. Rockford is a car-dependent community outside of downtown, so anyone moving from a highly walkable city should expect an adjustment.DOWNTOWN AND TRADEOFFSDowntown Rockford is small but active, filled with local restaurants, coffee shops, boutiques, breweries, and community events, with the river as the backdrop for much of summer life. It's not trying to be downtown Grand Rapids, which is exactly why people love it. Test steps out with Trish and asks Mick Foley to wait. November 28, 1999, the night Triple H took the money, the power, and Stephanie, Test sat back. The smile on his face when those cops came. He made the call. Tommy Blacha and Rob Pasbani recap the September 4, 2000 Labor Day edition of WWF Monday Night Raw, live from the Rupp Arena in Lexington, Kentucky, airing at 11pm due to the US Open on USA Network.Foley opens the show with a full investigation, narrowing the spousal abuse complaint down to 373 suspects, then bringing out Stephanie, Angle, Chyna, and Eddie one by one. The Test reveal lands as clever soap opera with real nostalgic stakes. Triple H then immediately Pedigrees both Test and Albert in the same night and leaves them on the mat.In the IC title triple threat, Angle knocks Chyna out cold with the belt. Eddie dropkicks Angle out, turns around, and finds Mamacita laid out. He chooses her over Angle. They fall together in a heap, the referee counts three, and Eddie Guerrero is the new Intercontinental Champion. The camera pans to catch a devious grin on his face while Chyna cannot see it, a reveal Tommy and Rob say undercuts everything the pairing has built.Other major discussion points include:Christian pins The Rock with a Conchairto to close the show while Kane joins JR on commentary and delivers emo monologues about being dragged from the gutter and pain becoming your friendThe Dudleys beat the APA and Kaientai in a tables match, prompting Tommy to push for consistent rules: one member through the table ends the match, and anything requiring both should have its own nameRight to Censor kidnaps Val Venus after his promo defending personal freedom, and Lawler's RC Cola live read accidentally plays over Road Dogg's entrance promoTommy opens the episode comparing WWF's late-2000 slide to the current moment in WWE, using a JP Morgan stock analysis and a Fightful report about Netflix executive pressure on the 2025 creative teamPlease support the show, and join our brand new Patreon, featuring watch-alongs for classic matches. This episode of NDS Chronicles brings together listener-submitted paranormal testimonies involving mantis beings, demonic attacks, haunted houses, shadow people, spiritual warfare, and possible divine intervention. The Raven is joined by Matthew from Straight Bible as they examine each encounter through a Christian worldview while mixing serious Biblical discernment with trademark NDS humor. The first testimony follows Dallas Spitfire through a disturbing relationship that escalates from gaslighting and violent behavior to revelations about a haunted house, shadow people, a flying Batman figure, occult coloring imagery, and a Medusa-like interdimensional demon he first encountered as a child. The conversation also explores marriage, divorce, relationship red flags, polyamory, spiritual oppression, and the danger of ignoring patterns that point toward demonic influence.Next, a listener describes using ketamine, Molly, meditation, alchemical imagery, and undefined spirituality before experiencing a terrifying demonic manifestation. The hosts explain why Eastern-style meditation, astral projection, New Age practices, and praying to an undefined “god” can open dangerous spiritual doors.Another testimony recounts hearing his mother's voice call him out from beneath a car seconds before the jack collapsed. The event is compared with Samuel hearing God through the voice of Eli in 1 Samuel 3, raising questions about divine protection and how God may communicate.HGTV Holly then shares a chilling account of tinnitus, whispering voices, mysterious spiritual “downloads,” thyroid cancer, and the sudden end of the activity after surgery. The episode closes with a sleep paralysis encounter involving a tall mantis being, an astral body, Reiki, temporary supernatural healing, familiar spirits, and the Biblical interpretation of so-called alien entities.Which testimony stood out most to you? Welcome to The Turf Zone podcast. This episode features the article “Preparing for the Next Poa Control Season” by Scott McElroy, PhD – Professor, Department of Crop, Soil, and Environmental Sciences, Auburn University and and Travis Gannon, PhD – Professor, Department of Crop and Soil Science, North Carolina State University. Quote – “When did Noah build the Ark? Before the Rain.” – Robert Redford in “Spy Game” It is the end of Poa annua's life span here in the southeast. As this article is being written in late May, Poa is struggling to produce that last bit of seed it can before it dies, perpetuating whatever traits it carries into the future. Likely, if you have been trying to control Poa, you are looking down at a population that has been selected for some form of resistance to the herbicides you have been using. The short-time traveler seeds are going to greet you next November-ish. As warm-season grasses are sliding into dormancy, or at least a state of slowed or diminished growth, those seeds carrying those herbicide-defying traits are going to make their appearance, potentially thwarting whatever attempt you used last year yet again. Before you start making decisions about your management program next year, you need to test your Poa population. Two populations from this year were showing signs of Kerb resistance until we brought them into the lab and realized that it was not resistance, but most likely enhanced degradation due to overuse. Email Dr. McElroy at resistancelab@auburn.edu and get a better picture of what your population is resistant to. For most herbicides, you can get an answer in six weeks. For the southeastern US, there are three distinct application periods for Poa control. This is for bermudagrass and zoysiagrass golf, sports fields, professional lawn care, and general use. Golf and sports fields are the most complicated because they receive the most traffic and use, therefore the greater turfgrass damage, which leads to greater weed invasion. The application scenarios we talk about here are more likely to be used in golf than in other areas, but applicable to all situations except sports, which require special attention to not reduce rooting and traction. The Pre Application- The Basis of Control. In all situations, you want to start off with a general preemergence herbicide. If in golf and non-sports turfgrass areas, this is Specticle (indaziflam) or a standard pre like Barricade (prodiamine), Pendulum (pendimethalin), or Dimension (dithiopyr). In our opinion, this is the optimal application timing for Specticle (indaziflam). Specticle should not be used on sports fields, it is a root inhibitor and can result in poor-performing turfgrass. Regardless of which herbicide, the initial pre application is the basis of all Poa control programs. Skipping the pre puts greater pressure on follow-up postemergent applications. Even if pre-applications only reduce the Poa population by 50%, that is still 50% fewer weeds that follow-up applications have to deal with. Later applications are much more likely to fail if you put all the pressure on follow-up post applications. Adding in a postemergent herbicide at this time is not a bad idea, but it needs to have some residual and some root uptake because your pre needs to be watered in. Monument (trifloxysulfuron) is possible because it can be foliar absorbed, but Revolver (foramsulfuron) has limited root uptake. Others are using Sencor (metribuzin) in this timing. The Winter Transition: Key to Resistance Management. The early winter, or early winter transition application, is the most critical. Skipping this application leads to too much pressure being placed on the initial pre application which can expedite resistance development. This application needs to yield acceptable control in two to three weeks, which eliminates any resistant survivors that may be present and provides further preemergence control. The key to the transition application is choosing multiple herbicides with a minimum of three different modes of action, with at least two having preemergence and postemergence activity. To clarify- Three modes of action with two having both pre and post activity. Triazines – atrazine and simazine – are the starting point for this control. Think of these as your Post/Pre herbicides, they are primarily post but give you some pre activity. Sencor (metribuzin) is also an option, although not as consistently effective as atrazine or simazine. If these herbicides are not available for use or if you have extensive confirmed resistance, ALS inhibitors such as Revolver (foramsulfuron), Monument (trifloxysulfuron), or Katana (flazasulfuron) are useful, as is Scepter (imazaquin). Next, you need a Pre/Post in the mix – a herbicide that gives you primarily pre action but adds in some post control. Kerb (pronamide/propyzamide) and Sureguard (flumioxazin) are good choices at this timing. A second application of Specticle also has potential in this situation, although it has less post activity than the two listed above. Ronstar (oxadiazon) applied as a liquid to provide post activity also has potential in this timing. Last in the mix you need something that can aid control and help prevent resistance. Glyphosate is the obvious choice in this mixture. If you are not completely dormant, a low rate at 5 fl oz/a (of a 4 lb ai gallon) can add some benefit, but if confident in the dormancy, use a full labeled rate on dormant turfgrass. Finale (glufosinate) is a good substitute if glyphosate resistance is present or developing. Neither glyphosate or glufosinate are recommended for zoysiagrass, adding in a Revolver, Katana, or another ALS inhibitor is a better choice due to potential damage from non-selective herbicides. The Spring Transition – Control Any Escapes and Spring Crabgrass Control. Combining any further Poa annua control with spring crabgrass and goosegrass control is an easy way to maximize efficiency. This pushes the herbicide application into late February to early March for the majority of the southeastern United States (time applications to your specific area based on local weather patterns and soil temperatures). Dormancy questions and spring greenup of bermudagrass or zoysiagrass complicate this application timing. Some herbicides are simply too harsh on greenup to be used in this period. First, the standard pre herbicides should be used at this time – Barricade (prodiamine), Pendulum (pendimethalin), Dimension (dithiopyr), or Ronstar (oxadiazon, granular is not dormant, but liquid can be used if still dormant). While Specticle is more effective for Poa annua control and summer annuals such as goosegrass and doveweed, it is equivalent to the standards for crabgrass control. Second, post herbicides that can be used in this transition period are few. ALS-inhibitors mentioned before are definitely safe, but resistance is extensive, thwarting their use. Triazines can delay greenup and cause transition injury. Non-selectives such as glyphosate and glufosinate are out due to spring injury. Final Thought. Herbicides are primary technology we have today to control weeds. We live in a chemical technological age. Unfortunately, weeds, especially Poa annua, have evolved resistance to these herbicides. Our thoughts and ideas we provide herein are meant to reduce the potential for resistance development and all herbicide options are not discussed for brevity. These multi-herbicide strategies now are necessary because herbicide resistance has become so prevalent and it is our goal to strategically use these herbicides to prevent further resistance development and protect herbicide technology for future use. Note: Always read and follow the complete herbicide label before mixing, handling, or applying any product, as the label provides legally required directions for safe, effective use, application rates, precautions, and site-specific restrictions. Australia's latest housing policies are designed to make home ownership more accessible—but are they creating unintended consequences for investors, renters, and the broader property market? In this episode, property data expert Kent Lardner returns to examine what the numbers are already revealing about investor behaviour following the Federal Budget, and why the government's expectations may not match reality.Drawing on decades of experience analysing suburb-level property data, Kent explains why many investors are unlikely to rush into newly built properties despite generous tax incentives. Instead, many may simply sit on the sidelines, waiting for political uncertainty to settle, while established investment properties gradually disappear from the rental pool. The conversation explores why cash flow alone rarely drives successful investing, how inventory levels tell a very different story from headline listings data, and why inner-ring suburbs across Sydney and Melbourne may prove far more resilient than many expect. The discussion also dives into the changing behaviour of buyer's agents, the rise of "spreadsheet investing," Brisbane's slowing momentum, and the lessons Australia may be able to learn from New Zealand's recent property market correction. Along the way, Veronica, Chris, and Kent challenge some of the biggest assumptions currently dominating the housing debate—including whether encouraging investors into new developments will actually improve affordability.Whether you're an investor, buyer's agent, homeowner or simply trying to understand where Australia's property market is heading next, this episode offers a data-driven perspective that cuts through the political headlines and focuses on what the numbers are really saying.Episode Highlights02:20 Will the Budget Really Change Investor Behaviour?05:37 The Supply Problem Nobody's Talking About07:03 Are Buyer's Agents Chasing the Wrong Strategy?12:13 What Happens When Investors Leave the Market?25:42 Why Listings Don't Tell the Whole Market Story30:54 The Truth About Investor Demand Right Now33:02 Why Buyers Disappear in Falling Markets35:32 Why New Builds Aren't Winning Investors Over41:21 Which Cities Still Offer the Best Opportunities?45:21 Where Investor Demand Could Create Future Risks47:43 Final Thoughts & Your Property Questions AnsweredAbout the GuestKent Lardner is one of Australia's most respected property data analysts, bringing more than three decades of experience interpreting housing market trends at both macro and suburb level. Grant shares the real origin story—growing up around dirt bikes and construction with his dad, the moment a tensioned bungee cord sunk into his father's hand, and how that gap in the market stuck with him for years. After becoming a dad himself and feeling limited in the trades, he dug the old "Grant Strap" idea out of his phone notes during COVID and decided to actually build it. They dig into the messy reality of inventing and launching a physical product: the prototype phase with Home Depot parts and Alibaba springs, finding the right tension (about 120 lbs on the first model), avoiding the "mailbox money" invention scammers, making and selling the first ugly versions yourself, and why "people don't buy ideas—they buy products." Grant explains how the spring-loaded design works, the continuous polyester limiter band for safety and load rating, why it stays tight when loads shift or compress (coolers, cardboard, UTVs, Jeeps), and the three models (1", 1.5", and the 2" Pro with ratchet) that cover everything from college moves to Moab trailers. The conversation also covers the less glamorous side of business—patent threats that turned into nothing, copycats, why building a strong brand and customer service is better protection than a patent alone, working-load math that goes beyond just vehicle weight, all-weather durability, proper care for lifetime performance, pack sizes, lengths, and extensions. Grant talks about his Invent With Me podcast (helping inventors avoid the same pitfalls he hit) and what's next for TorkStrap: more trade shows, social content, and partnerships rather than diluting the core product. If you've ever cursed a ratchet strap in the rain, watched a load loosen on the highway, or thought about turning a simple idea into a real business, this one's for you. **Timestamps** 00:00 AI Sign Language for Deaf Viewers 00:41 Early Inspiration for Better Cargo Straps 02:36 Childhood Prototypes Reveal Market Gap 04:10 COVID Motivation to Launch Business 07:04 Inventor Licensing Pitfalls and DIY Sales 09:48 Prototyping, Sampling, and First Customers 11:52 Designing the Spring-Loaded Torque Strap 14:06 How Torque Straps Work and Their Benefits 22:48 Creative Branding Ideas for Torque Straps 24:05 Facing Competition and Patent Infringement 27:33 Defending the Product Against Patent Claims 28:12 Commitment to Quality and Customer Support 29:10 Competing with Copycats and Maintaining Reputation 30:05 Encouraging Ethical Purchasing 30:58 Patent Vulnerabilities and Enforcement Challenges 35:53 Introducing the Invent With Me Podcast 37:17 Calculating Load Ratings and Strap Sizing 44:28 All-Weather Durability and Maintenance 45:30 Spring Longevity and Packaging Options 47:02 Pricing Packs and Managing Expectations 48:04 Customizing Strap Lengths for Use 49:01 Strap Longevity and Care Guidelines 50:50 Subscription Idea Mentioned 51:04 Social Media Presence and Promotion 54:35 Upcoming Marketing Focus for Torque Strap 56:09 Shift from Engineering to Marketing 56:40 Humorous Product Concepts and April Fools 57:08 Closing Remarks and Podcast Promotion 57:42 Final Thoughts and Gratitude **Key takeaways** - Just pull—spring tension adapts to load shift or compression so you rarely (or never) have to stop and re-tighten. - Continuous polyester strap carries the actual load rating; the spring is the adaptive element with a limiter. - Three models cover light-to-heavy needs, including a 2" Pro with ratchet for vehicles and heavier cargo. - Lifetime warranty when treated with respect; average "cheap strap" life is ~2 years because people leave them in the bed. - Best protection in business isn't always the patent—it's being the guy who answers the phone, honors the warranty, and shows up every day. Send us Fan MailPeaches sits down with Kaylon, a former Air Force Security Forces military working dog handler, dog trainer, and father of a 17-year-old preparing for Air Force Special Warfare. This episode is for the parents.Kaylon talks about his time as a Security Forces K9 handler at RAF Mildenhall, his deployment experience, working explosive detection dogs, and eventually transitioning into professional dog training. But the real focus of this conversation is what it feels like as a parent when your kid says, “I want to join the military,” and then starts looking at Air Force Special Warfare. They talk about how Kaylon's son went from considering Navy SEALs to discovering Combat Control, how the family handled that decision, why his mom supports him even while being nervous, and what parents should do when they do not fully understand the path their kid wants to take.Kaylon also breaks down why he sent his son to Operator Training Summit, what the experience did for him, how the cadre helped expose holes in his training, and why the event gave his son more confidence that this is the path he wants. If your son or daughter is talking about CCT, PJ, TACP, Special Reconnaissance, or any other military path that makes you nervous, this episode is a great place to start.Check out Tasty Gains: TastyGains.comRegister for Operator Training Summit: OperatorTrainingSummit.comJoin the Ones Ready membership for early access, members-only episodes, and exclusive content.Chapters:00:00 - Intro, Tasty Gains, and Operator Training Summit02:25 - Why This Episode Is for Parents02:45 - Meet Kaylon03:08 - Peaches and Kaylon at RAF Mildenhall03:41 - Security Forces and Military Working Dogs05:10 - EOD, K9 Handlers, and Career Field Banter06:12 - Mildenhall, Old Friends, and Trusting the Ones Ready Crew07:51 - Kaylon's Military Family Background08:01 - Joining the Air Force After 9/1109:42 - Giving His Son the Chance to Try09:56 - His Son's Interest in Special Operations11:26 - From Navy SEALs to Air Force Special Warfare12:27 - School, Homeschool, and Graduating Early14:45 - Mom's Support and Military Spouse Reality18:28 - What Parents Should Know When They Are Nervous20:14 - Why Parents Should Use Ones Ready as a Resource22:32 - Prior Military Parents and Steering Your Kid24:35 - Training Around Special Tactics at Mildenhall25:24 - CCT or Bust and Not Building an Escape Hatch27:21 - Why Every Air Force Job Matters28:56 - The Reality of Security Forces Shifts31:50 - Life as a Dog Handler33:57 - The Ugly Side of Working Dogs34:48 - Helping His Son Build a Network36:52 - Physical Training and Keeping a 17-Year-Old Honest39:12 - Lessons From the TF Voodoo Rucking Episode41:20 - Trash Hips and Mobility Work41:57 - What It Was Like Arriving at Operator Training Summit44:53 - Parents Sending Young Candidates to OTS47:00 - OTS Is Instruction, Not a Smoke Session48:52 - Why “Just Show Up and Don't Quit” Is Bad Advice49:20 - Why Kaylon Chose OTS Over Other Prep Camps50:25 - The Value of Real Instructors50:53 - Taylor Starch, Running Form, and Mobility55:10 - Advice for Parents Whose Kids Want to Join57:50 - Letting Your Kid Become Their Own Person01:01:37 - Recruiters, Contracts, and Ship Dates01:02:26 - Sitting Down With the Special Warfare Recruiter01:03:40 - TSP, Blended Retirement, and Money Lessons01:05:49 - Picking Battles in the Air Force01:07:55 - Kaylon's Son at OTS01:08:32 - Why OTS Validated the Goal01:09:57 - Trent, Peaches, and Cadre Mentorship01:11:20 - Finding Holes in Training01:12:31 - Final Thoughts and Wrap-UpSupport the showJoin this channel to get access to perks: HEREBuzzsprout Subscription page: HERERegister for our Operator Training Summit: OperatorTrainingSummit.comFind an Air Force Recruiter: AirForce.comCollabs:Ones Ready - OnesReady.com 18A Fitness - Promo Code: ONESREADY ATACLete - Follow the URL (no promo code): ATACLeteDanger Close Apparel - Promo Code: ONESREADYDFND Apparel...

Taboo to Truth: Unapologetic Conversations About Sexuality in Midlife
The reason your marriage is sexless has nothing to do with sex. If you think a lack of intimacy in your relationship is a sex problem, I need you to hear this — it's almost never about the bedroom. In this episode, I break down emotional availability: what it really means, why so many good, hardworking, faithful men struggle with it, and how childhood shapes the way we handle conflict as adults. I explain the biology behind emotional shutdown, walk through attachment styles — secure, anxious, avoidant, and fearful-avoidant — and show why emotional safety is the real path to physical intimacy for most women. Then I give you five practical shifts to become more emotionally reachable, plus real scripts you can use tonight. This isn't about blame. What if the problem isn't your marketing, but what happens after the lead comes in? Too many dental practices spend thousands on ads only to watch potential patients disappear because of slow follow-up, poor communication, and broken systems. Dr. Len Tau welcomes Tim Hines, President of Briteline Dental, to discuss one of the biggest challenges facing dental practices today: converting high-value treatment leads into scheduled patients. Tim shares how his team helps practices improve lead response times, nurture prospective patients, and build trust through human-first communication. Throughout the conversation, they explore why many practices mistakenly blame their marketing agencies when the real issue lies in lead management and follow-up systems. Tim explains the importance of speed-to-lead, multiple touchpoints, and conversational selling, especially for patients considering treatments like implants, full-arch restorations, and cosmetic dentistry. They also discuss the role of AI in dentistry, the impact of financing conversations, and how practices can avoid wasting valuable chair time on unqualified leads. If you've ever wondered why your marketing isn't producing the ROI you expect, this episode offers practical strategies you can implement immediately. What You'll Learn Why most dental practices have a lead management problem, not a marketing problem. The importance of speed-to-lead and consistent follow-up. How conversational selling increases treatment acceptance. Where AI fits into patient communication and where human connection still wins. How to qualify patients without making financing the focus. Ways to improve conversion rates for implants, full-arch cases, and cosmetic dentistry. How practices can avoid wasting valuable chair time on unqualified patients. Simple changes you can make this week to improve lead conversion. — Key Takeaways 01:55 Introduction to Tim Hines and Briteline Dental 04:00 What Briteline Dental Does for Dental Practices 06:35 Why Practices Blame the Wrong Problem 11:32 The Biggest Lead Conversion Mistakes Practices Make 16:03 Understanding the ROI of Big Case Marketing 19:12 How Outsourcing Lead Management Helps Practices Grow 22:22 Why Patient Advocates Matter More Than Appointment Setters 25:35 The Power of Conversational Selling 27:15 AI vs. Human Connection in Dental Practices 29:39 Is It a Marketing Problem or a Systems Problem? 31:50 Financing Conversations and Treatment Acceptance 35:00 Avoiding Unqualified Patients on the Schedule 36:52 Simple Changes to Improve Lead Conversion Today 37:57 How to Connect with Tim Hines 39:33 Final Thoughts and Supercharge Your Dental Practice Reminder
Darin Decker returns to the PricePlow Podcast for Episode #228, his fifth appearance on the show and his first since becoming VP of Sales at Alpha Lion. He joins Mike and Ben for a full walkthrough of the biggest SuperHuman relaunch in years: five reformulated pre-workouts, a rebrand from black to red, and the debut of a new ingredient called Tensia. Alpha Lion built its name on SuperHuman, and starting July 31, the entire sub-brand gets a V2 treatment. SuperHuman Original, Pump, Extreme, Jacked, and Burn all return with updated formulas, a new Superhuman Energy System, and packaging built around the idea that red means activation. Jacked adds PeptiPump and the novel probiotic-derived Tensia alongside its existing PeptiStrong content, while Burn stays untouched because, as Darin puts it, you don’t fix something that isn’t broken. Decker also walks through Alpha Lion’s pricing overhaul, its GNC weight-management win with the Burn2O system, and why the brand is leaning into retail instead of chasing Meta ad spend. In John 13:1–17, Jesus—the King of kings—kneels to wash the feet of His disciples, revealing that true greatness in God's Kingdom is found in humble service. Together, they unpack the significance of this unforgettable moment, exploring what it means to love sacrificially, lead with humility, and serve others with the heart of Christ. Peter's struggle to accept Jesus' act of service also reminds us that following Jesus means learning both to receive His grace and to extend it to others. This episode is an invitation to exchange pride for humility, status for service, and self-centered living for the example Jesus modeled on the night before the cross. As followers of Christ, we're not just called to admire His example—we're called to live it. Who is Jesus inviting me to serve with humility this week, and am I willing to lay down my pride to love like He loved?____________________________________ Connect with Jamie: Website: www.jamieklusacek.com Instagram: https://www.instagram.com/jamieklusacek Connect with Jane: Website: www.janewwilliams.com Instagram: https://www.instagram.com/janewwilliams

This week's episode takes us from the natural world to wartime tragedy before finishing with an in-depth look at one of the most misunderstood areas of BDSM.We begin with the remarkable true story of an animal declared extinct... only to disappear all over again. Then we tell the devastating story of the USS Indianapolis, the sinking that left hundreds of sailors stranded in shark-infested waters and became one of the darkest chapters of the Second World War.Our main feature explores BDSM pet play in depth. We look at the psychology behind it, why people are drawn to it, the different types of pets and handlers, how scenes work, common misconceptions, and why for many people it has very little to do with sex at all.As always, expect plenty of laughs, plenty of tangents, and a healthy dose of weird along the way.Chapter list:00:00 The Animal That Went Extinct Twice08:25 The Secret Mission and the sharks25:35 Listener Question: Understanding BDSM Pet PlayA listener's question about their adult child opens a discussion on what pet play really is and why it's so widely misunderstood.27:00 What Is Pet Play?An introduction to the dynamic, common misconceptions and why it isn't necessarily about sex.31:10 Why People Enjoy Pet PlayExploring headspace, stress relief, identity, escapism and emotional wellbeing.36:30 Different Types of Pets and HandlersPups, kittens, ponies, foxes, wolves, handlers and how different dynamics develop.42:45 Gear, Accessories and Getting StartedMasks, tails, collars, paws, toys, safety and beginner-friendly ways to explore.47:00 Events, Community and CompetitionsHow pet play events work, what to expect, etiquette, Pup Pride and the welcoming community behind the scene.53:50 Final Thoughts on Pet Play and Fetish Factoid▶︎ Support us on Patreon for bonus content: https://www.patreon.com/ThePaddedCellPodcast▶︎ www.thepaddedcellpodcast.co.uk▶︎ www.thepaddedcellpodcast.store Watch the podcast on YouTube:▶︎ YouTube - https://www.youtube.com/@ThePaddedCellPodcastFollow The Padded Cell for more:▶︎ Facebook - https://www.facebook.com/profile.php?id=61551425184285▶︎ Instagram - https://www.instagram.com/thepaddedcell_podcast/?hl=en-gb▶︎ TikTok - https://www.tiktok.com/@thepaddedcellpodcastRecorded and Produced by Vicky at The Padded Cell StudiosEp 1 - 120 recorded at: ▶︎ Web - http://www.liverpoolpodcaststudios.com
