osh is a true entrepreneur and prides himself on never having had a boss in his entire adult life. A native of Northeast Ohio, Josh graduated from Baldwin Wallace College in 1998. After graduation, he obtained his Series 6, 63, 66, life and health insurance licenses. He also worked as a Financial Advisor from 1997-2004. Josh has vast knowledge and experience in helping to coach clients and mentor students and borrowers from across the US in finding, structuring, negotiating, and closing various types of transactions for a profit. Josh is also the host of the Accelerated Investor Podcast, which has hosted past guests like Kevin O'Leary, Barbara Corcoran, Donald Trump Jr, Jack Canfield, Rod Khleif, and JV Crum III. He is the founder of a variety of successful businesses including Freeland Ventures, Strategic Real Estate Coach, Accelerated Investor Office, and more. In 2004, Josh took his knowledge of raising capital and the financial markets and started investing in real estate full-time. He was able to combine his knowledge of financial investing with real estate to create a very successful business, which quickly grew into closing over 100+ wholesale and short sale deals per year. He founded Strategic Real Estate Coach in 2007, and since then has been involved in 1,000+ wholesale, rehab, rental, foreclosure, and apartment transactions, and has taught thousands of investors how to replicate his success. The Dream: A Hospitality Business on Wheels Back when they first wanted to start RVing, Josh and Brittain bought and renovated an 88 Airstream. Then they picked up a rare '87 Airstream motorhome to renovate and rent on Airbnb. They dreamed of creating awesome unique glamping experiences for people who want to enjoy the outdoors. "We had the vintage camper, but we didn't have the land," explained Brittain. That's when they connected with a vintage campground in Tuscon to park one of their Airstreams on site. They worked out a 50/50 revenue split and all the fine details and continued traveling in the RV, making their Airstream rental almost completely passive income. Josh and Brittain are very open about numbers, so they share a ton of insights behind how much they paid, earned, and profited as they've built this business. In 2015, Josh drove down the motorway and tried to kill himself in a 70mph car crash. When he survived, he felt he had survived for a reason. Trying to find his way out of the depression he was experiencing, Josh got into cycling. He decided that he was going to try and cycle around the world. Josh has now cycled 95% of the way around the world, and has set an even larger goal for himself. Josh’s mission is to win the Tour De France and become the first ever Scottish winner. He is utterly devoted to achieving that goal. “We are not supposed to be sick, weak, tired and fragile at the ages of 40, 50 and 60. We need to stop giving consent to aging and disease.” - Josh Macin, The Detox Dudes Josh was on his way to becoming a world class master in Brazilian Jiu Jitsu. In 2010 he won the World Championships as a white belt. In 2012 he won the Pan American Championship as a blue belt. He went on to win the Abu Dhabi trials as a purple belt. When all of a sudden, within a period of 10 days, he went from elite athlete to suffering severe panic attacks, crippling depression and suicidal thoughts…seemingly out of nowhere. For the next 4 years, Josh lived in a chronic state of fear, physical torture and mental anguish as he desperately sought…unsuccessfully…the source of his suffering. Josh was days away from taking his own life – which he’d planned to do via starvation by walking off alone in the Amazon jungle – when he experienced a divine intervention. He read the unassuming story of a woman who’d healed similar suffering by doing a heavy metals detox after learning she had mercury poisoning. Turns out, Josh too had mercury poisoning. And finding the root of his problem was the difference between life and death. Fortunately, most of us will never have to endure the trauma and extreme suffering that Josh went through. But many of us know what it’s like to deal with low energy, indigestion, excess gas, fatigue after meals, interrupted sleep, body aches and brain fog. Many of these life conditions that we’ve simply accepted – or as Josh calls, giving consent to – should not be a part of our normal operating existence. We deserve to feel good. Your opportunity to make it big with your creative endeavors is no longer something others are in control of. You can influence your own success tremendously – primarily through doing great work and networking at the same time. Josh Muccio is a great example of a person who did make it big by being picked up by a big company in his industry, but it s not because they gave him permission – it s because they noticed the great work he was already doing. Dane invited Josh on the show a second time because his story illustrates how creatives can open the door to their own opportunities. It s a lesson we all need to learn and Josh shares a wealth of insight for those who are ready to hear it and take action. Before you reach out to the star makers in your niche, do great work Back in season two of Converge, Dane took a shot in the dark and predicted that Josh s podcast The Pitch would be picked up by a big podcasting company like Gimlet and it was. Dane wanted to hear the story of how that happened, so he invited Josh back for this conversation. The way the story unfolds is not what you might expect. Nobody came knocking on Josh s door. Nobody sent a talent scout to find the next big podcast hit and suddenly discovered him. Josh kept producing his independent podcast to a high standard, found people to help him, and reached out to people in the podcasting space who he wanted to meet. Things happened because he did great work and took action. You can hear Josh explain how it happened – how he facilitated his own opportunity, on this episode. People are your biggest resource, but they are not a commodity to be used Even if you are a solopreneur or solo founder, people are the best resource you have. Josh Muccio realized that early on in his podcasting journey, so he started reaching out to influential people in his space WHILE he continued to do great work. He wasn t looking for a handout or to be discovered, he was making his own opportunity. That is exactly how creatives in the digital age have to approach success: Do good work, make your opportunity. Today's guest joining us on the Join Up Dots podcast business interview is a man who is thriving in the online world by getting business's to ask the right questions. Originally from a small rural town in central California he started his first business installing lawns on people's yards at the age of 16. He eventually started tinkering with and selling computers, and made his way down to Los Angeles to attend college at UCLA. It was then that he began taking on consulting gigs building websites for small local businesses with a few of his friends. After getting a request from one of these consulting clients to have a quiz built for his website, he had a bit of a lightbulb moment. He is a co-founder of Interact Quiz Builder. Along with his friends he spent a few weeks building this first quiz, and after that started to talk to other business owners about whether or not they'd use quizzes in their marketing efforts. This year alone, it looks like the sacrifices required to build a business are paying off, as they have seen a 300% jump in growth and are anticipating 500% by the end of the year. Great stuff, so are there certain quizzes that convert like gangbusters or do all types do the magic? And why does he think that this works so well, in regards to lead captures unlike a normal tired old magnet? ‘Don't worry about everything you don't know today.' Josh Sterling's advice for aspiring real estate investors? Jump in head first and take massive action. In fact, if Josh could go back and offer some advice to his 17-year-old self, he would recommend skipping college and getting on the fast track to multifamily as soon as possible! But Josh didn't know that then, and he pursued a degree in aeronautical science from Embry-Riddle University. He got a job as a commercial airline pilot and had worked his way up to captain when the recession hit, and his hard work was rewarded with a demotion and a pay cut. Josh decided then and there that he needed a side hustle that he could control, and he landed on real estate. Josh was eventually able to quit his job and pursue real estate full-time, growing his portfolio to a cool 250 units. Josh has also grown his business, building out his own property management team. Today he walks us through his first deals in the single-family space, discussing the challenges of managing 25 properties and how that struggle inspired his shift to multifamily. Josh offers his insight around building relationships with a few good brokers, describing how he has scaled to 250 units with the help of just two realtors. He explains his approach to multifamily syndication, sharing how multifamily allowed him to quit his job, go to work on his own terms, and have lunch with his 18-month old daughter any time he wants. Joshua Brooks, medically retired from the United States Army as First Sergeant Brooks joins the A Desire to Inspire with Manny Patrick show to discuss life at war and then, life after. A proud father of five; Trystan, Madison, Daniella, Christian, and Joshua Junior, josh now makes his home in the beautiful jungle of Costa Rica. In February 2000, he left for basic training. Then he joined the United States Army as a 13F, Forward Observer. He talks about his job going anywhere on the front line, where infantry goes or beyond into or behind enemy lines and call for air support or artillery. Josh quickly made the rank of E-8, First Sergeant, in just ten years. This means he was selected by the Department of Army, part of Congress, two times for excellent service and dedication to duty. As he tells me, normally, soldiers don’t make this rank until closer to twenty years. To make this rank in just ten years put Josh in the very top one percent of performers. On top of this, Josh deployed for a total of over three years to combat. Iraq 2002-2003, 2006-2007, and 2009-2010. He served in units such as the 1-23 Tomahawk Stryker Brigade, 1stSpecial Forces, and the Henry Lind Leadership Academy. His awards and decorations include;1 Bronze Star Medal, 1 Meritorious Service Medal, 5 Army Commendation Medals, 6 Army Achievement Medals, 1 Air Force Achievement Medal, Valorous Unit Award, Meritorious Unit Accommodation Medal, National Defense Service Medal, Iraq Campaign Medal, Global War on Terrorism Expeditionary Medal, Korea Defense Service Medal, 4 Non-commissioned Officer Development Medal, Combat Action Badge, The Parachutist Badge, Air Assault Badge, Long Range Reconnaissance Identifier Badge,Marksmanship Qualification Badge Expert with Carbine. Josh talks about how proud he is of the time served in the Military and very grateful to have served amongst the humble heroes who made his time in the service so enjoyable. Then Josh talks about what he learned and experienced during this time and how it will forever be a part of what motivates him to continue to grow and be a better man. The brotherhood within the Army, of those whom you deploy to war with, is unexplainable and unforgettable, he says. Josh has found the deepest fulfillment in the success and happiness of his children. Growing up without a father has motivated him to be the best father within his personal abilities. Although, he don’t currently live with some of his children, he puts forth his greatest efforts to maintain a strong relationship with them and to be the foundation they need in their lives. He talks about how he also learned through time away, that it is never the quantity of time you spend with someone but it is the consistency of how you spend time, and the quality of time, you spend with them that will forever touch their hearts and minds. Nothing makes Josh smile the same as seeing the smiles of all five children.
