[Audio improves at 3:02] This week's episode dives deep into the major developments shaping the housing market and the real estate industry. Compass CEO Robert Reffkin has made a bold statement, claiming Zillow could become the national MLS—is this the future of real estate? Meanwhile, Q3 earnings reports are illuminating the early impact of NAR's commission rule changes, raising questions about how these shifts will reshape agent income. Legal challenges remain front and center, as a law professor warns that an 'unconstitutional' court order could derail NAR's settlement deals on appeal. Plus, Anthony Hitt is stepping down as CEO of Engel & Völkers Americas—what's next for this luxury real estate giant? In market news, mortgage demand has stalled, and pending home sales held steady leading up to the election, despite mortgage rates hovering near 7%. Experts predict rates will remain elevated and volatile as financial markets digest the Trump presidency and its implications for the economy. Speaking of politics, we'll explore how Trump's mass deportation plan could impact immigrant workers and the housing market, and why America's toughest housing markets are trending red. On the rental side, national rents remained flat in October, but East Coast and Midwest metros are seeing sharp increases. Finally, we'll look ahead as Zillow predicts which design trends will dominate in 2025. Join us today at 10 PST / 1 EST as we break down these critical topics and their implications for buyers, sellers, and agents. Quotes:  "At the end of the day, everybody's trying to do the same thing. They're trying to do the best they can and, be as forthright with the customers and help them along the process." - Angela Tharp   "Don't forget that customer ever.

Audio of the 1962 opinion of the Court in Engel v. Vitale.  When public schools in the state of New York incorporated the voluntary recitation of a brief, daily prayer each morning, several groups got together and argued that the school's conduct violated the Establishment Clause of the First Amendment. The New York Court of Appeals disagreed. When the case was decided by the Supreme Court, it held that the school's conduct crossed that line of separation the Constitution has drawn between church and state and that public schools had no business writing formal prayers to be memorized and recited, voluntarily or not.   Access this SCOTUS opinion and other essential case information (including the original audio recordings of oral arguments) at: https://www.oyez.org/cases/1961/468   Music by Epidemic Sound

Bernadette Grandinetti is a real estate agent with Engel and Völkers, and has been in the industry for 3 years and has worked with some of the best agents in the business. In this episode, Bernadette shares that you don't need a college degree to be a successful real estate agent as you can be a craftsman, or even just have some vocational skills. Bernadette also discusses how it is important for new agents to be patient, and not rush into anything. Bernadette shares the importance of being hyperactive and reading a lot of self-help books.    With a background in sales, Bernadette Grandinetti started her real estate career in 2019. Despite learning how to navigate in a tumultuous real estate market, she was able to reach close to $4 Million in Sales Volume her first year, while also breaking a local record with the highest-ever sales price for an Intracoastal-front home in St. Augustine and was also the highest sales price the market had seen at that time. Bernadette is outrageously aware that maintaining trust and integrity is just the first step in this rewarding career - these skills have proven true in her business, resulting in over $20 Million in Sales Volume in the past 12 months putting her at Diamond Level status with her broker, Engel & Völkers. Bernadette believes that although real estate is a rewarding career; it's not easy...but always worth it.   [00:01 - 12:16] Opening Segment Introducing Bernadette to the show Brief background and career How she went from being a medical assistant to a clinical trials manager   [12:17 - 27:04] Getting Into Real Estate Building relationships through selling fine arts Bernadette shares the people she interacted with to get into real estate The things you studied will not always be the same as your experiences The importance of listening to what the customer wants   [27:05 - 50:45] Getting Educated Bernadette shares the things she did to get educated Staying on top and grounded Vetting out where you are going 3 things a new agent should know Authenticity Dedication Authenticity   [50:46 - 59:32] Closing Segment What you know vs. who you know See the links below to know more about Bernadette Final words Quotes:   “Everything that you just studied and learned is not the experience that you have when you start selling.” - Bernadette Grandinetti   “If you just listen to what the customer wants, it really is a footprint on how to move forward.” - Bernadette Grandinetti Connect with Bernadette through Facebook, Instagram, or visit bernadettegrandinetti.evrealestate.com/. Real estate comes with it's fair share of challenges no matter what market we're in, but there's a big difference between primary and resort markets. However, that's not to say agents can't make the transition from one to the other.    What do agents need to know before making the jump from a primary location to a vacation destination? What are consumer expectations in resort towns and how do they differ from their primary counterparts?    In this episode, lead advisor for the Blankenship Group, Beau Blankenship shares how to stand out in a resort market.   "I don't think anyone can understand the pulse of a market unless you're IN it." -Brendon     Three Things You'll Learn In This Episode     1 thing to know about resort towns in the Covid-era As more people are able to work remotely full-time, what does that mean for the future of resort towns?   How to make a name for ourselves in feeder markets How can we become synonymous with our markets, so when consumers in larger, feeder towns think of making an investment, we're the very first name that springs to mind?   The importance of being active on the ground How can we expect to position ourselves as local experts if we don't know what's happening in our communities?    Guest Bio-    Beau Blankenship is a successful business owner, luxury real estate investor, lead advisor for the Blankenship Group and License Partner for Engel & Völkers 30A Beaches. From a young age, Beau has consistently had a strong desire for success and possessed the drive to go above and beyond to make his goals a reality. From the beginning of his journey, he struggled to find a foothold in the ultra-competitive fields of real estate and property management. As a result, Beau learned what it took to lead a company. After years of dedication to sharpening his sales and team building skills, Beau finally opened his first brokerage in 2018 at the age of 27, and has since cleared nearly a billion dollars in personal sales volume since the start of his career. His brokerage, which grew from 4 advisors in 2018 to more than 70 in 2021, has cleared more than $608 million year-to-date. With grit, determination, and a shrewd sense for business and real estate investing; Beau grew his brokerage sales from $235 million in 2019 and to approaching a billion in sales in 2021. Beau was able to do this within the span of 3 years. Beau continues to lead the markets at #1 in GCI and volume for Engel & Voelkers, #1 in the 30a market for personal sales, #1 of year growth in the Engel & Voelkers network, and Real Trends The Thousand 2020 #36th in the country and #71 in 2019.   From his football career with the Jaguars to his powerhouse success with his Engel & Volkers brokerage, Beau has managed to defy the odds and proven time after time again that anything is possible. State and Local Tax (SALT) has the potential to do serious damage to our economy, so it’s vital that we educate our clients on the matter. As real estate professionals, what should we be aware of in terms of SALT? What should we be telling homeowners? What is the $10,000 cap on deductions, and how could it impact our clients? On this episode, CEO and License Partner of Engel & Völkers Chicago, Jennifer Ames, explains what SALT is, and how we should prepare our clients for it.   Everyone needs to be aware that SALT doesn’t only impact the wealthy, it affects everyone. -Jennifer Ames   Takeaways + Tactics  Homeowners who can afford to leave are moving to states with lower taxes. As real estate professionals, we need to be aware of this.  As agents, we need to know the tax trends across the country, so that we can advise our clients of the pressures they may face as homeowners.  Inform clients of the $10,000 cap on tax deductions. This can have a big impact on homeowners (couples in particular), as that $10,000 applies to entire households, not individuals.
