[00:00:00] - [00:10:59] Navigating the Ups and Downs of the Real Estate Market Real estate is a local business, and while nationwide trends affect the market, it's essential to focus on what's happening in your specific area. Experienced agents must adapt to market changes and retrain themselves to handle new challenges effectively. Staying organized, focused, and continuously marketing oneself is crucial for success in the real estate industry. [00:11:00] - [00:22:59] The Importance of Continued Education and Collaboration Agents should take advantage of the various designations and classes offered by organizations like NEFAR, FAR, and NAR to expand their knowledge and skills. Attending conferences and events allows agents to network with like-minded professionals, learn from their experiences, and stay up-to-date with industry trends. Collaborating with other agents, even those from different brokerages, can lead to valuable insights and better problem-solving in transactions. [00:23:00] - [00:34:59] Adapting to the Changing Real Estate Landscape The real estate industry is facing significant changes, such as the elimination of the word "commissions" and the introduction of buyer's agreements, which will require agents to adjust their processes and mindset. Newer agents may find it easier to adapt to these changes, as they won't have to unlearn old habits, while experienced agents will need to retrain themselves. Agents must focus on demonstrating their value to clients and setting clear expectations throughout the transaction process. [00:35:00] - [00:46:59] The Role of a Supportive Brokerage in Agent Success As agents progress in their careers, they may require different types of support from their brokers, such as strategic thinking and marketing guidance. Engel & Völkers provides its agents with a strong support system, including transaction coordinators, admins, and a proactive broker who stays ahead of industry changes. A brokerage that fosters a collaborative environment and offers top-notch marketing materials can help agents stand out in a competitive market. [00:47:00] - [01:17:00] Advice for Aspiring and Experienced Real Estate Agents Embrace change and continuous learning, as the real estate industry is constantly evolving. Focus on building strong relationships with clients, and maintain contact even after the transaction is complete. Stay positive, surround yourself with supportive and knowledgeable peers, and remember that there will be ups and downs in your career. Quotes: "At the end of the day, everybody's trying to do the same thing. They're trying to do the best they can and, be as forthright with the customers and help them along the process." - Angela Tharp "Don't forget that customer ever. On today's episode, we discuss how organizations need to adapt or die.Angela Johnson is a “professional people geek” with over 25+ years of experience working with teams and leaders in both project management and Agile environments. As a Scrum Master, she found her passion in helping teams and leaders work together more effectively. In 2010, she founded Collaborative Leadership Team, offering Agile education and coaching services to start-ups, Fortune 100 and 500 companies. Angela's expertise extends beyond Scrum to include Kanban, eXtreme Programming, Facilitation, and Organizational Change. She is a Certified Scrum Trainer® and Certified LeSS Practitioner with a background in Communication and Management. Based in Minneapolis, Minnesota, Angela is a proud mom, wife, and teammate. Key Takeaways:Agile and Scrum methodologies were developed to address challenges in delivering value faster and reducing rework. They have become popular in the technology world for their ability to adapt to changing needs.Agile frameworks like Scrum promote transparency, making work visible and breaking down silos. This enhances communication, avoids misunderstandings, and minimizes wasted time and rework.Agile emphasizes breaking work into smaller, manageable chunks, allowing for faster feedback loops and early issue identification. This enables quicker value delivery and eliminates the need for lengthy development cycles.Agile and Scrum enable organizations to adapt quickly to market changes. By pivoting based on real-time feedback, organizations reduce the risk of delivering products or services that no longer meet market demands.Agile and Scrum value effective communication and collaboration, while still emphasizing the importance of documenting shared understanding and agreements.Agile is not a one-size-fits-all solution. It's important to assess whether Agile methodologies align with the specific business problem and context. Instead of blindly following Agile methods, organizations should identify their actual problem and goals, ensuring the chosen approach serves their purpose.Agile principles, such as transparency, iteration, and daily check-ins, can benefit various organizational contexts beyond software development, improving communication and efficiency.Limiting work in progress and prioritizing tasks effectively enhances productivity and value delivery, avoiding the scenario where everything is a priority, but nothing gets done effectively.Empowering teams and fostering shared knowledge leads to higher engagement and productivity. Cross-training and trust reduce dependency on individual expertise and prevent bottlenecks.Transparency and adaptability are crucial in times of change and challenge. By being transparent, exploring options, and adapting together, organizations can successfully navigate obstacles and ensure their survival and successTop 3 Takeaways:1. If everything is “priority”, nothing is. Pick one thing that's going to get you focused and you're going to see more productivity.2. Schedule more frequent check-ins. Be more transparent. 3. Team = we, not me. If you deem yourself an expert in something you should be able to teach. Working smart is always better than working hard especially when it comes to real estate investment. If you've been stressed out in dealing with the responsibilities that come with short-term rentals, maybe it's time to shift to corporate housing. In this episode, Liz and special guest host Stephanie welcome Angela Healy to talk about why it's smart to invest in the corporate housing niche. She breaks down the business model she used to grow her portfolio and discusses everything we need to know to get into the space: from finding the right property and partnering with corporations to navigating regulations on corporate housing.Angela Healy is the co-owner of multiple AvenueWest Managed Corporate Housing Franchises and AvenueWest Global Franchise, LLC, an award-winning, woman-owned business that delivers real estate investors a turnkey solution for property management. During her tenure, AvenueWest has grown exponentially from a small real estate investment brokerage to a national, award-winning franchise organization, representing annual gross revenues above $20 million and over $150 million in residential real estate under management.Quotes• “Corporate housing is kind of that sweet spot in between the two. You get the benefit of a higher rental rate than you would on furnished. But you don't have all the pains of dealing with the nightly's, the unfurnished tenants not treating your property well. (11:19 - 11:37)• “Because the corporations are renting the properties for their employees or consultants coming in on assignments, people aren't doing anything to the corporate apartment that will make them get disciplined at work.” (11:39 - 11:51)• “If you're paying top dollar for the property… they're looking for the best of the best. They're looking for the Ritz-Carlton of corporate housing. You need to be able to provide that product. (19:03 - 19:23)• “We want to work smart… but how do you also work smart so that you're not burning yourself out? That you're able to provide and get that next property, and the next property, and the next property?” (20:52 - 21:05)• “Change is good for corporate housing. People coming and going, all of that creates the demand.” (33:48 - 33:53)• “We're doing this for our families. Angela Kim, Creator and Blogger of the popular Mommy Diary, joins Jerry on the show to share her story of finding her unique voice in the world of content creation as an Asian American mother of four, what drives her work, and what others who also want to create content can learn from her journey. Learn more about her work at Mommy-Diary.com. Happy Mother's Day!Meet AngelaAngela Kim, who suffered from postpartum depression after her second child, turned to write blogs to find happiness. She was a stay-at-home mom who recognized that she needed to take care of herself as she was going through depression. She turned to write to find her happiness and loved to share her experiences as a mom on her blog.Angela is a parenting influencer who started the Mommy Diary blog and is also the host for a podcast with the same name. Many might have come across her on Pinterest or Instagram, where she shares her stories through photography. Angela has inspired and guided thousands of parents in regards to lifestyle, motherhood, and traveling. She shares her experiences of how she overcame personal struggles as a stay-at-mom mother.Reading has been Angela's hobby for a long time. She pursued English and Visual Arts in college to become a professor. For years, she worked as an educator in a local university and was happy with her career. However, her first child was diagnosed with a rare genetic disorder, SYNGAP1. To take care of her child, she decided to quit her job as an English professor and stay at home.It was hard for Angela to put aside her ambitions to wake up early, cook meals, take care of her kids, and do the chores around the house. She was overwhelmed with all the household chores and couldn't find any time to take care of herself and her mental well-being. Ultimately, that led to depression.Fortunately, she found a way to share her experiences and connect with others through writing. She started Mommy Diary and wrote blogs on parenting and motherhood. The experiences she had with her children made her share a lot of valuable information appreciated by new parents around the world. Soon she became a parenting influencer online with her vast experience. Her focus was on postpartum depression and having children with special needs.Angela often wonders what it would have been like if she started earlier during her parenthood journey. If only she didn't hesitate and thought it was already too late to make another parenting blog. Then maybe, she could have been more successful than she is now. At the same time, however, Angela believes that it only worked well because she started at the perfect time and at her own pace. When she made up her mind to become a blogger, she focused on working hard towards her goals. She reached out to other parents on social media to talk about their experiences and realizations after having a child. She also attended conferences that discussed parenthood, such as Boss Moms, Influential Summit, and Mom 2.0, to learn as much as she could. She was even nominated as Instagram of the Year by Mom 2.0, which is like the Oscars for mom bloggers!Over the years, Angela J. Kim has worked with notable lifestyle brands such as Disney, Samsung, Starbucks, Target, H&M, Popsugar and Amazon among many others. With her beautiful photography, creative videos and professional writing skills, she continues to garner attention from brands and followers from around the world.Currently, she is regarded as one of the leading Asian American lifestyle bloggers in the motherhood community and has built her business to staggering heights. Mommy Diary has also been featured in Healthline, Mother.ly, Popsugar, and other well-known websites. However, more than the attention and money, Angela loves her career mainly because she has improved as a mother and has helped other parents in their journeys. Today I talk with my friend, Angela Engel on the topic of breastfeeding. I wanted to have this conversation for many reasons, but mostly because I feel like breastfeeding as a whole can be so stigmatized. At the end of the day, it's an area and topic that's so emotionally charged and I appreciated Angela for sharing her perspective so authentically...along with some laughs. I truly think, no matter where you're at in your journey, past or present, there are many moments we could all relate to. A bit more about Angela: When Angela Engel launched The Collective Book Studio she wanted to build a different kind of publishing business, one that adhered to the author's vision every step of the way. Her experience in traditional publishing allows her to introduce beautiful books into the world, and she brings her passion for reading and sharing new ideas into every new project she undertakes. Angela grew up in Minneapolis, MN, and now calls Oakland, CA, home. For many years she worked in sales and marketing for nationally known category leaders in publishing. Now, with The Collective Book Studio, she has the opportunity to provide authors the support they need to get a book out into the world, from start to finish. We discuss money saving lessons she wished she knew on her first fix and flip project, why “numbers are queen,” why she loves to find properties with problems, and how she navigates a male dominated world with the use of a “velvet hammer.” Angela Florie is originally from Bogota, Colombia. She moved to NYC to pursue her Masters at Parsons School of Design (the best design school in the world!). Over the next 10 years, she got promoted a few times, changed agencies a couple of times and traveled the country meeting clients, but in the back of her head she knew something was missing. After some soul searching, she decided to launch her own company in June of 2015 focused on renovating and flipping homes in one of the most expensive markets in the country - New York. Her company, Grand Central Real Estate, LLC has grown since 2015 and not only renovates their own projects, but is also a licensed General Contractor helping homeowners renovate their homes. On today's episode, we discuss a ton with Angela, including: Value of coaching Key lessons from 1st Flip and why “Numbers are Queen” What she wished she had done on her first flip Most important way to STAY ahead of schedule Finding properties who have problems How she navigated the construction world as a “velvet hammer” Most important way to THRIVE when working together with your spouse Reach out to Angela: Website: grandcentralrealestate.com Social Media: Instagram and Facebook - Angela Florie Books/Resources: Think and Grow Rich by Napoleon Hill InvestHER Community Join us on our mission to support and empower as many women as we can to live a financially free and balanced life. Let's face it. The construction world is still male-dominated. In order to be successful in flipping and renovating homes as a woman, you need to have grace but also have the ability to be the hammer as well.
