This week, we discuss the details of the “Accra Reset,” an effort to declare an end to the era of development-as-usual and to push for the creation of new governance, business, and financing models. With traditional donors cutting foreign assistance, African nations and others are using the initiative to jointly invest, design, and create solutions with external partners. With official development assistance plummeting, governments are under pressure to make up their global health funding shortfall through taxes on tobacco, alcohol, and sugary beverages. However, these levies may not be a financial panacea. During the conversation, we also look back at how U.S. objections stalled the long-negotiated United Nations declaration on noncommunicable diseases, sending it to a full General Assembly vote this month, and look ahead to the World Health Summit. To dig into these stories and others, Senior Editor Rumbi Chakamba sits down with Senior Reporter Sara Jerving and contributing reporter Andrew Green for the latest episode of our weekly podcast series. Presidential historian and Ronald Reagan Institute Senior Fellow Tevi Troy is in for Jim today. Join Tevi and Greg for the Wednesday 3 Martini Lunch as they break down President Trump's plan to end the war in Gaza, Joy Reid actually getting something right, and Chuck Schumer accusing the New York Times of bias.First, they examine Trump's 21-point plan to resolve the Gaza war by removing Hamas and the threat of terrorism, securing the release of Israeli hostages, and launching a strategy to rebuild Gaza. Tevi explains why he supports the proposal and hopes it moves forward. They also analyze America's security commitments to Qatar, why it's happening, and whether it's a good idea.Next, they are stunned as former MSNBC host Joy Reid actually gets something right but in a hilarious way. Reid warns that Republicans want to eliminate income tax, roll back business regulations, and allow families to pass along 100 percent of their inheritance. Well, of course. Tevi reveals why Reid thinks those are dangerous objectives and Greg wonders what other obvious policy positions Joy Reid plans to reveal. Finally, they review the new partial government shutdown and laugh at Senate Democratic Leader Chuck Schumer calling the New York Times biased for publishing a poll showing Americans strongly oppose Democrats forcing a shutdown. They also weigh Schumer's political future and note that any potential New York Democrat successor would likely be even more radical. Please visit our great sponsors:Get 20% off your first purchase of classic menswear. Jim Oliver sits down with Brett Swarts to tackle the part of exiting most owners ignore until it's painful: Taxes. Brett is the founder of Capital Gains Tax Solutions, a real estate broker and tax strategy specialist with deep expertise in Deferred Sales Trusts (DST), Delaware Statutory Trusts, and 1031 exchanges. He hosts the “Build It to Billions” and “Capital Gains Tax Solutions” podcasts. Together, Jim and Brett lay out how purpose-driven entrepreneurs can engineer an exit that prioritizes tax flow, converts to truly passive income, and preserves control and flexibility. What You'll Learn: Why most CPAs “report the score” and how a true tax strategist changes outcomes Tax flow vs. cashflow: deferring cap gains to compound what would've gone to the IRS A “2.0” exit for larger deals: using a Deferred Sales Trust for cap gains and estate tax planning When 1031s become a “shotgun wedding”—and smarter blends (partial 1031 + DST + cost seg) How to define and build TPI (truly passive income) so your time, not the asset, drives your life Action Steps: 1. Build the Exit Blueprint Quantify net proceeds, gain, debt, and estate exposure. Set a clear monthly TPI target before signing an LOI. 2. Upgrade the Bench Add a tax strategist alongside CPA/attorney. Evaluate DST, partial 1031, bonus depreciation, and insurance—pick tools, not dogma. 3. Allocate for TPI Diversify post-sale capital into vehicles that deliver durable, hands-off cashflow while keeping optionality for future deals. Brett Swarts' Final Word “Truly passive income is to your freedom and impact what compounding interest is to your money. Lead with tax flow—and let it compound.” Connect with Brett Swarts: Website: https://capitalgainstaxsolutions.com/ Website https://brettswarts.com/ YouTube: http://www.youtube.com/@CapitalGainsTaxSolutions

You may recall that he bought a facilities maintenance company a couple years ago that he was convinced he could scale—only to discover that it was hemorrhaging money. Mel dug in, diagnosed the problem, fixed it, bought out his partners, turned the company profitable—and then decided to shut it down. Why close a business that's making money? Mel explains the surprising answer, along with three lessons he says he learned. He also joins Jay Goltz in a candid discussion of the painful flipside of hiring: When, and how, does it make sense to lay off employees? As Jay points out, it's far easier to find advice about adding people than about letting them go, even though it's a calculation many owners are facing today. Plus: A would-be entrepreneur preparing to launch a business with two friends admits he's feeling scared. He wants to know whether that fear ever goes away. Mel and Jay think he's asking the wrong question.

Send us a textGrowth doesn't wait for perfect alignment, and neither should we. This conversation with Mayor Michele Randall digs into the choices shaping Southern Utah right now: a Northern Corridor designed to relieve real congestion, a beloved Zone Six worth protecting, and a Western Corridor that shouldn't split SunRiver's sense of place. We walk the ground-level details—UDOT influence, MPO dynamics, SITLA's school-funding mandate, and federal timelines—so you can judge the trade-offs with clear eyes.We also trace how traffic and housing connect. St. George's topography and past land-use shifts created choke points that neighborhood commercial can finally ease. Think daily needs embedded near homes, fewer cross-town trips, and smarter corridors that carry regional growth without turning downtown into a freeway. On the housing front, Michele backs practical flexibility: ADUs in every zone, mixed-style neighborhoods, studio and mid-rise apartments near jobs like Tech Ridge, and a faster, clearer path through approvals. Affordability isn't solved by slogans—it's zoning, timing, and supply that work together.Budgets matter because priorities do. You'll hear the unvarnished timeline behind the proposed property tax increase, why the council reversed course at truth-in-taxation, and how the city still funded core public safety—new stations, equipment, and a majority of planned positions—by cutting elsewhere and tapping capital funds. We get into the city's new budgeting approach where council priorities lead and departments build to outcomes: safer streets, maintained roads, reliable parks, responsive services.Along the way, we confront labels and look at leadership. Michele argues that a nonpartisan mayor meets with everyone, protects heritage with context (from national historic status for the Sugar Loaf and the “D” to a new interpretive trail), and keeps the focus on what makes daily life better. She addresses attendance rumors head-on, shares her health journey, and emphasizes how city work continued seamlessly with strong staff and open channels—public comment rebuilt, online submissions live, and direct contact by phone and email. Please make sure you like and subscribe, share it with other voters throughout Washington County to help them make informed decisions in the upcoming election. In this episode of Dental Digest Podcast, host Dr. Melissa Seibert sits down with dental CPA Travis Slade of Allure Dental Accounting to unpack how dentists can stop leaving money on the table and start keeping more of what they earn. Whether you're an associate paid as a 1099 or W2, or a practice owner managing overhead, this episode gives you the clarity you need on entity structures, deductions, and retirement strategies. Travis breaks down: The real difference between 1099 vs W2 compensation—and why it matters for your taxes. What an LLC actually does (and doesn't do) for dentists, and when an S-corp makes sense. The write-offs you should be taking (CE, insurance, supplies, even your dental school kit) vs. the ones that could get you into trouble. How to avoid red flags that increase audit risk, and what happens if the IRS does come knocking. Practical guidance on automobile deductions, home office use, travel expenses, and meals. The power of a SEP IRA and other retirement accounts for lowering your tax bill while building long-term wealth. Travis' advice is built on years of working almost exclusively with dentists, which means you'll hear exactly what's “ordinary and necessary” in the eyes of the IRS for your profession. You'll walk away with actionable insights to protect yourself legally, maximize deductions ethically, and structure your finances to support both your practice and your future. If you've ever wondered whether you're missing deductions, overpaying in taxes, or confused about what entity type to choose—this episode is a must-listen.

Silver, Taxes, and Unconstitutional Laws The price of a McDonald's Big Mac meal was 35 cents in 1964 with the dime and quarter that still had silver in it. Today, the same amount of silver will buy you the same meal, even though it's more than $10. We talk about how you can use silver in your portfolio. Property taxes increases are still a hot-button topic here in Ohio, where more and more people are getting involved and signing the petition to get an amendment on the ballot to end property taxes statewide. A recent poll shows that 61% of voters would vote for this. If it passes here in Ohio, there are other states that will be looking at getting rid of property taxes also. We also talk about a new proposed law in the city of Columbus regarding rental registration and inspections. While this same kind of law has been found unconstitutional in other cities, they are trying to pass it there. We talk about the unconstitutional laws that governments are trying to force on citizens. Whether it is fighting against taxing unrealized gains or against unconstitutional laws, the only way to prevent these things from hurting citizens is to stand up against it. More and more people are starting to do this. That is how we can make this world a better place.
