Ari Rubin is the Founder and CEO of Flock Homes, a company dedicated to creating retirement solutions for landlords through a single-family rental fund utilizing the 721 exchange. Under Ari's leadership, Flock Homes has raised over $30 million in venture capital from prominent firms like Andreessen Horowitz and currently owns 750 homes nationwide, including expansion into Tulsa. Ari's diverse background includes serving in the Israeli Special Forces and a successful career as a hedge fund manager at Ibex Investors, managing over $150 million in assets. In this episode… For landlords ready to step back from hands-on management, finding a seamless, tax-efficient exit strategy is essential. The traditional options of selling or managing rentals can be time-consuming and costly, especially when facing significant tax burdens. Is there a better way to turn a real estate portfolio into passive income? According to Ari Rubin, a real estate investment expert, there is indeed a more strategic path. He highlights a powerful yet lesser-known tax tool — the 721 exchange — which allows landlords to transfer their properties into a diversified rental fund, bypassing immediate tax liabilities while securing passive income. This approach offers investors continuous capital appreciation and cash flow without the headaches of day-to-day property management. Ari explains that the value of such a model lies in its ability to maximize wealth preservation for landlords nearing retirement or those who simply want a more streamlined way to manage their assets. In this episode of The Same Day Podcast, Mat Zalk sits down with Ari Rubin, Founder and CEO of Flock Homes, to discuss innovative strategies for landlords looking to exit the rental market while minimizing taxes. They explore how landlords can leverage portfolio diversification for stability, the unique benefits of the 721 exchange, and why scaling through fund management offers financial advantages that individual owners often miss. Ari also shares insights into the long-term wealth potential of this strategy.

Ariella; lethal and lovely.Based on a post by ronde, in 2 parts. Listen to the ► Podcast at Steamy Stories.Packed and Stacked. She was maybe twenty-five, and even in the battle dress she was wearing, she looked slender. I couldn’t tell much else about her except she looked a little the Arabic women I’d seen in Afghanistan. I was sure about two things though; the rifle was an Israeli M 89 SR sniper rifle, and she sounded very serious when she spoke.“What are you doing here?” she demanded.Since I was armed to the teeth and had just shot a guy, my story about being a tourist and out taking some pictures wasn’t going to work very well. The truth would work better unless she was one of the traffickers. I didn’t think she was though. If she had been, she’d have just shot me while she had the chance.“I’m an American. This guy hired me to track down some gold he thought was hidden in an old led mine. This is where the led mine is supposed to be located. I hadn’t counted on there being anybody else here.”She smiled then.“You’ll be Dale Stevenson, right?”“Yeah. How do you know that?”She was still smiling.“We can talk about that later. Right now, we need to take care of the guys who are going to come down that road in a couple of minutes.”Showdown looming. When the truck finally came into view, the men looked a little hesitant and the woman told me why.“They’re taking it slow because they don’t know who’s out here. If it was the Argentine Army, the traffickers would have known they were coming and they wouldn’t be here. That’s because they pay certain people in the Army to protect them. They would just relocate and the Army could appear to be doing their job because they discovered the camp. Once they figure out where we are, they won’t stop until we’re dead or they are so I hope you’re a good shot. During my briefing they said you are.”It was about then the truck came creeping down the road. The woman sighted through the rifle scope and with two quick shots; she shot the driver and smashed in the receiver of the M60.The men bailed out of the pickup and clustered up behind it, then talked for a while before another man pulled the dead driver out of the truck, got back in, started the engine, and started it back down the road. The other men followed behind it with their rifles ready. When they got close enough to see their faces, most of them looked scared. The woman was looking through the scope on her rifle when she whispered.“They’re still looking for where the shots came from, Oh, one of them just pointed in the direction of the man you shot. They think the shots came from those rocks over there. They’ll keep the truck between them and the rocks until they’re pretty close, and then jump out from behind it and start firing at those rocks and any other cover they see. We’ll have to take them before they spread out too much. I’ll take out the driver and the ones in the lead. You start at the rear and work your way toward the truck.”The truck continued to creep down the road, and when they were about ten meters from the main road, the men began to move up the side of the truck. She took out the driver and that was my signal. I sighted in on the man furthest from the truck and fired. The whole thing took less than a minute. I saw one man running back toward the camp, but he didn’t make it. The woman’s shot dropped him face first in the dirt of the road.Well, like I said, my original intention was to retreat if possible. Now, we’d shot a bunch of people based on what the woman had said, and I didn’t have the slightest idea who the hell she was or who they were. The only thing I was sure of was I was in deep shit and it was probably going to get deeper.I turned to look at the woman. She was in the process of changing magazines on her rifle. She slammed the full magazine into the magazine well, checked the chamber for a live round, and then looked up and smiled.“I guess you’re as good as they said. You only missed twice.”She was beginning to piss me off by telling me what to do and then criticizing me for how I did it.“Yeah, well, it’s been a while since I’ve been in a firefight. Since you seem to know everything about me and what just happened, what do we do now?”She stood up, shouldered the rifle, and frowned.“I’ve been watching that camp for a week waiting for you to get here, and I counted twelve men. That means there are five left. They’ll wait a while for these men to come back, but when they don’t they’ll send at least two to find out what happened. We need to get to that camp before they do that.”“And what do we do when we get there? I don’t really like shooting people when I don’t know which side they’re on.”She smiled again.“They’re on the side that would kill both of us without even thinking about it. Does that help?”Moving to a safer place. We kept to the rocks until we got to the trees, and then made our way to the camp by walking a few meters from the road. Two men were just walking to the second truck when we got there. The woman tapped me on the shoulder and when I looked she pointed at the shack and held up three fingers, the pointed to me.Without waiting for an answer, she sighted down the scope of her rifle. A second later, the guy starting to climb in the driver’s seat grabbed his chest and then fell down. It was maybe two seconds later and after the other guy started running back to the shack that he went down with a bullet in his back. That was about when the other three came running out of the shack with their rifles. I took them out with three shots. Then, we waited to see if any of them were going to get up or if there were any more in the shack. After five minutes, all was quiet, so the woman stood up.“That should be all of them. Let’s go see what they have in the shacks.”I noticed she didn’t shoulder the rifle this time, and she didn’t just walk out into the clearing. She ran to take cover behind the truck first. I followed her and kept watching our flanks and rear.Once we were at the truck, she peeked around it at the shack, then ran the three meters to the corner. Once she was there, she motioned for me. I knew what she wanted me to do because it was a standard method of entering a building used by US Army Rangers. I ran to the other corner. Once I was there, we started working our way to the door. Her count had been right. There was nobody in the smaller shack. It was evidently sort of a barracks and mess hall, because there were four cots on one side. On the other side was a table and a small wood-burning stove. We left the shack and repeated the same thing on the larger shack. When we pushed open the door there, I saw the reason the traffickers were there.Inside that shack and in a clump were six young girls holding on to each other because they were terrified. Two looked like the women I’d seen in Buenos Aires, but the other four were definitely Asian. The woman rattled off something in Spanish, and then something in what I guessed was French. It looked to me like the girls relaxed a little then. The two Hispanic girls smiled, and two of the Asian girls said something back to her and then started jabbering away at the other two.The woman turned to me and smiled.“I just told them we were here to rescue them. The girls who talked to me are Vietnamese girls and they understood French. They said they’ve been here for two weeks. The other two Asian girls are from Taiwan and they speak Chinese. The two Vietnamese girls are telling them what I said. Now we have to get them somewhere safe. I can take care of that.”The woman pulled what looked like a cell phone from her vest and tapped the screen, then held it to her ear. A few seconds later, she said, “Secure. Six kittens”. She got an answer, said, “Ready in fifteen”, then tapped the screen again. As she put the cell phone back in her vest, she smiled.“You’re wondering how I got a cell phone to work out here aren’t you? It is a cell phone so if I were to be captured, it won’t raise any suspicions. It works just like any other cell phone except it will only communicate with our own cell towers. My group has a mobile tower about six kilometers from here. They’ll meet us at the road in about fifteen minutes.”Like she said, about fifteen minutes later, a bus drove up and stopped where the road to the camp met the main road. Once the six girls were on board, the bus drove off and left the woman and me standing there in the road. I asked her why she didn’t get on the bus too. She smiled.“I’ll tell you on the way back to their camp. We have a few things left to do.”Her story explained a lot about her and how she knew so much about me.“My name, my real name, is Ariella. You don’t need to know my last name."Ariella is Hebrew for "Lioness of God”. My father named me that because he said I was so much like my grandfather. My grandfather was killed during the rebellion in the Warsaw ghetto. My other grandparents were sent to Treblinka where they were killed.“My father was ten years old then, and during the fighting, some people in the Polish resistance smuggled him out of the ghetto and into the forest. From there, he was taken to a Catholic monastery where he was baptized as a Catholic so the Germans wouldn’t arrest and take him to a concentration camp. He had to learn how to act like a Catholic boy in a very short time, but he was a smart boy and survived the war that way."When the war ended, my father was taken to France and placed with Catholic foster parents. He grew up on a vineyard near Langon and learned to speak French, but he never forgot he was Jewish. As soon as he reached the age of nineteen, he left France for Israel and began searching for any relatives who survived the camps. He found no one with the same last name who remembered his father or mother. Instead, he found Miriam, the woman he would marry and the woman who would become my mother."Her past was much like my father’s, though she was French. Her parents placed her with Catholic friends when the Nazi’s began arresting French Jews. She was later taken to Spain and raised by a family there. She was only eighteen when she went to Israel in hopes of finding her family. She found a job to support herself working in the government, and that is how she met my father."From my mother, I learned to speak and write Spanish. From both my father and mother, I learned to speak and write French and Hebrew."When I was eighteen, I was conscripted into the Israeli Defense Force. Because my testing showed I had an aptitude for languages, when I finished basic and combat training, I was sent to a school to learn to speak and write Arabic. After that school, I was transferred to the Combat Intelligence Collection Corps. I was made part of Sayeret Matkal, the Israeli Special Forces branch that does recon and intelligence gathering behind enemy lines. I can’t tell you what I did there."When I finished my service, a man came to see me and asked if I’d like to help Israel in a different way. What he told me sounded exciting, so I accepted and became part of the Duvdevan Unit. I spent two years dressed in civilian clothes in several Arab countries gathering intelligence on terrorist organizations. A year ago, I was identified by one of the radical Islamic organizations as an Israeli agent and had to leave the Middle East or I’d have been killed. I was assigned to Argentina to gather intelligence on the Neo-Nazi groups that are located here and to some extent, in Brazil and other South American countries."The men we just killed are part of a Neo-Nazi group who call their organization Ahner. They took their name from the Nazi Germany think-tank known as Ahnenerbe. Their ideology is the same as the German Nazi party. They advocate the elimination or enslavement or all races they consider inferior, and they finance their operations by trafficking in sex slaves of those same races. That’s what they’re doing out here; financing their operations. I was assigned to stop them."The camp you saw is a lay-over point between the ports in Chile where they land the girls and wherever they’re going next. It might be the brothels in Buenos Aires, Mexico, almost any country including the US. They will kill anyone who tries to stop them. Do you feel better about what we did now?”I’d heard of the Duvdeven Unit of the Israeli Special Forces, but the name was about all I’d heard. Nobody, not even the CIA guys I worked with, knew much about what the Duvdeven Unit did, or if they knew, they weren’t telling anybody. All that was known was they were Israelis who were fluent in Arabic and dressed in the clothing of the local population. Supposedly they infiltrated the ranks of the terrorists and sent that information back to Israel. There were rumors about assassinations of high-ranking terrorist officials, but that’s all they were, just rumors. That knowledge explained a lot of things about Ariella. I knew the Israeli Special Forces are among the most highly trained fighting forces in the world and were as good as our own US Army Rangers and Navy SEALs. To work undercover in the situations in Afghanistan and Iran would require more than training though. It would require an immense amount of self-confidence and as one of my Ranger instructors had once said, “balls big enough to need a wheelbarrow”.It also explained how much she knew about me. The CIA in the Middle East and the Israeli Special Forces have a very close working relationship. All it would take is for someone in the ISF to request information about me and they’d have it. What I didn’t understand is why they were interested in what I was doing in Argentina.“OK, I understand why you’re here, but you said you were waiting on me for a week. It’s not that I don’t appreciate you bailing my ass out of trouble, but why are you so interested in why I’m here?”Ariella stopped walking then and turned to face me.“Because Marcus Richter hired you.”I was confused again.“Richter isn’t a Neo-Nazi. He’s a dealer in international currencies.”Ariella smiled.“That’s what he told you, and he is, but his story is more detailed than that.At the end of World War Two, the Allies were looking for a German banker named Heinrich Richter because he was responsible for sending much of the gold pillaged by the German Army to Swiss banks. They wanted his records and his testimony so they could return the gold to the appropriate countries.Israel was very interested as well, because a significant amount of that gold came from Jews in the countries Germany overran. The Allies were closing in on him when he disappeared. The rumor was he was able to escape to Argentina. Through our intelligence efforts in Argentina, we learned he did indeed relocate to Argentina where he married a local woman with high status in the government. Unfortunately, we learned that information after he died."For several years, we monitored the activities of his wife and son, the same Marcus Richter who spoke with you. His mother appears to have retired to an estate in the country with a private nurse, and no one other than Richter visits or telephones her. In our observations of Richter though, it was soon evident he has close connections with several Neo-Nazi groups in Argentina. We suspected he was using his business to launder money for them, but we were never able to positively tie his financial dealings to them. Richter is smart and he uses Swiss banks for all the transfers. Getting information from a Swiss bank is something even Israel can not easily do. The reason is the amount of Nazi gold still held in those banks."We needed a way to stop him, so we laid a trap for him. We forged the hallmark on a single gold bar and arranged for another currency trader who supports our cause to contact him. We also planted the story about the submarines through another of our contacts in Argentina, a former member of the ISF who emigrated from Germany to Argentina a few years ago. The man who told Richter about the smelter was another of our contacts who casually related the story to Richter’s assistants. The story about the mine and its location has been rumored in Argentina for years so once we had located the smelter for him, Richter assumed the gold must be in the mine, just as we intended. The rest of the story you already know, except that the money you are being paid came from the treasury of Ahner. We know that information through the efforts of a man who is the son of a Jewish man and his Argentine wife. He grew up in Buenos Aires and is fluent in Spanish. He has infiltrated Ahner and relays information on their activities to my unit.”I was beginning to understand now and I didn’t feel good about the whole deal.“So, there is no gold?”Ariella smiled.“We believe there is a cache of Nazi gold somewhere in Argentina, but it is not likely to be found. All the people who knew of it are dead by now and as far as we’ve been able to determine, they didn’t pass the information on to anyone. As for any gold here in a led mine, well, there is a led mine a few kilometers from here, but it doesn’t have any gold.”“So I came down here for nothing?”“Oh no, you are going to be very useful. When you go back and tell Richter there is no gold here, he’ll have to relay that to Ahner. In the past, his contracts with Ahner have been that he is paid an advance which would be returned should his work not be successful. Since he will have failed in this attempt, Anher will demand that Richter return the advance. He won’t be able to do that because as we speak, the US is quietly in the process of freezing all his US bank accounts and arranging for a transfer from his Swiss bank would take too long"It would be my guess that when Ahner can’t get their money back, Marcus Richter will suddenly disappear and never be found. That is what happened to the last person who promised something to Ahner and then didn’t deliver. As I said, they will kill anyone without even a second thought.”“It sounds like I need to start sleeping with a pistol from now on. Thanks a lot.”Ariella shook her head.“No. You’re in no danger. We know Richter never disclosed your identity to Ahner, and the ammunition for both our rifles and your pistol are common to weapons issued to the Argentine Army and of the same manufacturer. When we leave, I’ll leave some evidence that it was the Argentine Army that attacked the camp. That does happen from time to time, usually when some company commander decides he isn’t being paid well enough to keep protecting them.”When we got back to the camp, Ariella took off her backpack.

Do you want to unlock your greatest potential in business and achieve incredible results? In this special podcast episode, Jaryd Krause has invited Itamar Marani, who will share his expertise in emotional intelligence. Itamar's unique journey defied conventional education. He skipped university, immersing himself in real-world learning. At 18, he joined an elite Israeli Special Forces unit, engaging in a decade-long tenure in international counter-terrorism. In 2008, he became the youngest graduate of Israel's Air Marshal program. With a Brazilian Jiu Jitsu black belt, he excelled globally and led diverse teams, overseeing substantial assets as a billionaire's security chief for three years before departing due to ethical concerns. A close encounter with Al Qaeda while undercover spurred mentorship from Mossad's head psychologist.  Now, through "The Arena," Itamar nurtures emotional fortitude and an effective mindset among entrepreneurs. Over 100 such individuals have benefited from his guidance, rooted in his multifaceted background encompassing special forces, counter-terrorism, psychological mentorship, and athletic achievement. His goal remains—equipping entrepreneurs with practical resilience and a mindset devoid of empty motivation. Today, here are the interesting topics that they have talked about: What holds people back from achieving incredible results? Why can some people come in guns blazing and get results while others are slower? And how do you uncover what is not true for you that's holding you back, and how do you give yourself the space to re-shape your beliefs? They also discussed how and why men may find it challenging to feel emotions and learn the cues they need to listen to in order to make incredibly impactful decisions. How was emotional intelligence for myself and Itamar one of the best things for our growth? Lastly, Itamar shares a really cool story of his that pushed him to work on his emotional intelligence. Key Takeaways   ➥ Continuing to do what has always worked may yield decent results, but it may not be the most efficient or effective way to achieve a goal. ➥ Fears can manifest as beliefs that hinder progress. Identifying these beliefs is crucial to understanding the source of resistance and reluctance to take necessary actions. ➥ It's essential to examine and question the beliefs that may hold entrepreneurs back from exploring new opportunities and approaches in their post-exit ventures. ➥ People may feel pressured to follow certain actions or paths based on societal expectations. It's essential to evaluate whether these actions align with personal goals and values.   About The Guest Itamar Marani didn't go to university because he was getting an intense real world education. At age 18, he was drafted into the most elite unit in the Israeli Special Forces and spent over 10 years in federal and private international counter-terrorism units. He's a Brazilian Jiu Jitsu black belt under a 9x time World Champion and was ranked in the top 10 in the world at the amateur level. He led multinational teams of Navy Seals and other Special Forces veterans and managed assets in the 9-figure range as the chief of security for a billionaire, but he quit after 3 years because of the lack of integrity in the work environment. While working undercover abroad, he had a very close call with Al Qaeda that led to him working with and being mentored by the Israeli Mossad's head psychologist. He now leads "The Arena," which is a mindset accelerator focused on emotional fortitude and an effective mindset for entrepreneurs. He's helped over 100 6-8 figure entrepreneurs evolve into better versions of themselves through group and private coaching His mission is to share everything he's learned in the Israeli special forces, international counterterrorism, working with the Mossad's top psychologist and being an internationally ranked BJJ athlete. How well do we really know those who are closest to us? That's the question that is behind ‘The Wolf Hunt', a new novel by Israeli author Ayelet Gundar-Goshen. She's my guest on this very special episode. In a first for the show, I'm interviewing the author of a piece of fiction. Ayelet isn't just a writer. She's also a clinical psychologist, which informs both her content and the way in which she writes her narratives. The Wolf Hunt is the story of a mother who begins to suspect her teenage son of committing a terrible crime. Lilach, the main protagonist, seems to have it all: a beautiful home in the heart of Silicon Valley, a community of other Israeli immigrants, a happy marriage and a close relationship with her teenage son, Adam. But when a local synagogue is brutally attacked, her shy, reclusive son is compelled to join a self-defence class taught by a former Israeli Special Forces officer. Then, a Black teenager dies at a house party, and rumours begin to circulate that Adam and his new friends might have been involved. As scrutiny begins to invade Lilach's peaceful home and her family's stability is threatened, will her own fears be the greatest danger of all? It's a fascinating and engaging storyline. And, as you'll hear, it was inspired by a simple question Ayelet asked herself when she was dropping her daughter off at school. In our discussion, we explore: Ayelet's journey as a writer and what inspires her to write;the psychological themes that underpin her work and how her personal experiences, both as a psychologist but also as a mother and individual, shape her narratives; The particular experiences and stories she's been told that led to The Wolf Hunt; How literature serves as a universal mirror reflecting our experiences and biasesAnd so much more. For more on The Wolf Hunt, visit https://pushkinpress.com/books/the-wolf-hunt/.It's available in all major bookstores. To read articles she's written for Time magazine: https://time.com/author/ayelet-gundar-goshen-2/Since this is the first fiction writer I've had on the show, let me know what you think about the idea of doing more of this type of interview. Amir, reporting from Israel, shares breaking news about an explosion that occurred Monday morning at 6 AM at Megiddo Junction in northern Israel. The gag order that was in place has been lifted, allowing Amir to share the details. A Lebanese terrorist, believed to be trained by Hezbollah, crossed the border into Israel and went to Megiddo Junction, a busy central junction on Route 65. He carried an explosive device that could have killed hundreds of people. However, the explosive detonated when the junction was empty, causing damage to a car on the other side of the road and injuring an Israeli Arab who was driving three lanes away. The terrorist later escaped, wearing an explosive belt, and traveled back toward the Lebanese border. Israeli Special Forces waited for him, and when they saw that he was wearing an explosive belt, they shot and killed him on the spot. Hezbollah's involvement is suspected, but no one is daring to say it aloud. Amir questions how the terrorist crossed the border and whether he had help from Israeli Arabs. The Israeli Secret Service is investigating.

I can vouch for myself, I was patient because it was not a pleasant feeling to know that a property that you paid 194 is not worth 84,500. That's not a pleasant feeling. But at the same time that I was seeing this, I also realized that the rent is improving. I told myself, be patient, when you buy well, good place, good location, all those things that I keep telling others. Absolutely.   Intro  00:36 Welcome to the How to Scale Commercial Real Estate Show. Whether you are an active or passive investor, we will teach you how to scale your real estate investing business into something big.   Sam Wilson  00:48 Dani Beit-Or is a residential real estate investor and mentor with experience in more than 5,000 units in the past 20 years. Dani, welcome to the show.   Dani Beit-Or  00:57 Thank you for having me. Thank you. Pleasure.   Sam Wilson  01:00 That's a lot of residential property. 5,000 units, maybe we'll get to where that number comes from here a little bit later in the show. There are three questions though, ask every guest. Where did you start? Where are you now? And how did you get there? In 90 seconds or less.   Dani Beit-Or  01:15 Yes. So I'm originally from Israel grew up in Israel served in the Israeli Special Forces. I realized early on after getting my engineering degree that working for corporate Israel is not the way I want to go. It's not the way it's gonna advance me financially. So I started looking into different investments, I caught Wiley Tel Aviv, found out, discovered the US residential investment, fell in love with it, moved in 2004, after doing two or three small investments to this country, continued investing in residential real estate and their started working with investor helping them do pretty much the same what I'm doing was doing, putting trucks for myself and letting others ride those tracks invest in different us Metro. So I'm now in Southern California have been 10 years in Northern California 18 years in this country, 100% of my time when I'm not with my family and friends is devoted to working on investment properties, helping others invest in residential properties throughout different us metros.   Sam Wilson  02:22 That's really, really intriguing. So when you say that, that brings up a lot of questions, which I'm just going to maybe ask it simply and say how…   Dani Beit-Or  02:31 How what? Sam Wilson  02:32 How are you helping other people invest in metros?   Dani Beit-Or  02:34 Yeah, so what I found over the years is a lot of people, especially my, most of my clients are people who live in the West Coast, and majority of them I in Europe, in East Coast, but the majority is anywhere from Seattle to San Diego, a lot of them come to the realization that real estate is very beneficial. They understand that that's the starting point, the idea, right, the vision, then the next thing they do, and I've been doing it for 18 years, there's they look around and say, wait, this million-dollar home rents were 3,000 or you know, or at $750,000 home rents versus 2500. You know, the math doesn't work, right? I heard that, you know, in other parts of the country, it's not that expensive, and it works better. And then they come to the realization, where should I go? How should I buy? Who should I work with? How can I trust, you know, who can I trust? How can I overcome all the challenges of lending and management. And that's where we come in, we come in to close the I call it the knowledge gap to handle people in the process of making those decisions, from idea to actually exit, full execution of ownership. And then we also close the operational gap. Maybe I should put it here and saying okay, we vet teams of property managers very carefully. We vet realtors, and we train them very carefully. We handpick vendors, we handpick lenders, so we closed that operational gap. So we're not just knowledge and advisors, like go invest in real estate, we say, we're going to help you with the knowledge and fear and concerns and issues before you start, during the process of buying, and post-purchase. But also we have the teams the properties that will take you all the way through, you know, I would say ultimate to ownership, but many of my clients have been with me for so many years. They're coming back, you know, to do a 1031 exchange, to sell, to grow further. So it's kind of it always continues. This is a long-term relationship. People tend to accumulate houses over the years and not buy all at once and they don't kind of stop that's just, yeah,    Sam Wilson  04:37 That's really intriguing. Why did you decide to go that route as opposed to just building a portfolio yourself?   Dani Beit-Or  04:43 I've started by building a portfolio to myself, and I'm still you know, it never stops. But for me, I fell in love with real estate, the US real estate, I found that I'm good at, you know, operational or good at you know, working with people I'm good with helping people in advising them. And I just felt that this is my in a way my I don't have to call it my calling, but like I have had probably well over 10,000, one, one conversation with actual investors and potential investors, I'm just talking about the initial conversation, not the ongoing well over 10,000 for those 18 years, in IRM, you know, the next call that is later that was maybe held on Friday, I feel fresh, but for me, the fact that I've had conversations like this one for more than 10,000 times similar conversation, and I'm not completely like off, not again, on the contrary, I'm excited. I'm energetic, that kind of tells me I'm in the right spot with myself, first of all, and then I think that projected, you know, to the people that I speak with, right. Full disclosure, not all 10,000 became clients.    Sam Wilson  05:50 You'd be selling a different book, if that were the case.    Dani Beit-Or  05:53 Oh, my God.    Sam Wilson  05:54 Let's talk about this. I mean, some of the questions, you know, that we hear in commercial real estate and residential real estate, is there a crash coming? Is there a price decline? I think because residential real estate and commercial are tied, you know, and one declines probably both do in their own different ways. But talk to us about what you see coming and what you're telling people when that topic comes up.   Dani Beit-Or  06:16 So I'll divided into two. First of all, I want to emphasize I'm in the real estate of the residential kind of category. Right? So I'll tell you in a second, what I think about what's coming, but I want to tell you first how I mitigate because these, there's one thing I can tell you and the people who are listening to this, I have no idea if we're going into a crash, when we're going into a crash. I only know this, you know, I've started investing in 2002. So 20 years right now, it's when I started, I really picked up the pace in 2004. And guess what, I went into the crash of 2008 personally with multiple properties. But with clients even more, right, when I say clients, it wasn't my property, but I was there with my clients in the trenches, helping them out of problems issues, speaking to banks, loan mitigation, you know, shorts, and all of that I've done years of just dealing with that fun part right of the industry. So and that taught me a lot a lot. So for me, the crash of 2008 was a significant, that was my PhD in a way I came in with experience not a lot of experience, but some experience not complete beginner. And that was my PhD in real estate, but that taught me a lot things that you know, that I never thought I would know. But I have learned or I've seen and research it, I read it myself that in this country normally every 10 years we have a slowdown right every 10 years or so, right now we are late into the slowdown you know, because it's been 12, 13 years so it should be coming. So I am after the crash one of the things that I started to kind of you know, in my mind conceptually doing is saying the next one is coming right this is something I started with my DNA in 2009, ‘10, starting is that if the next one is coming and I don't know when let's prepare for it, how do I prepare for it? Well, I buy in growing markets, I buy quality real estate not crappy real estate, I buy in in growth you know growth of population and jobs or indication of this is where happening I buy with the numbers make sense. So I do a lot of decisions along the way I call it medium-sized important decisions, not small, not insignificant, and not everything is critical in the process of you know kind of picking up the areas the properties, the due diligence, the valuation from macro to micro etc. And all those decisions are putting me on a path that if I buy quality in a potentially resilient market or potentially has more sturdy you know, potential for resilience when the next one is coming, and I'm holding it long-term, there's a very good chances I will survive well the next crash or the next downturn, no guarantees, but I am not in the guaranteeing or promising business. I am in the risk management, mitigation, reducing risk kind of a business in I am putting myself and my clients on a task and saying let's buy quality. Let's you know analyze well, let's evaluate correctly in good markets. We are probably going to be okay even when the next downturn hits. Now, as someone who's been through that point right, the bottom, I can tell you that what I have seen is that while my house you know example one of my house that was purchased for close to $200,000 in Orlando, that was the almost the purchase price went all the way to 84,500, 84,500. So less than half not a pleasant day, right day era period, but rents kept going up vacancy kept going down in that house over time, being patient. It was bought well in a good metro in a good location in the metro in a good community, not a luxury home. Not anything fancy. Just nice middle class home in a good area. And slowly it came back and exceeded REITs. I was patient. So quality time, right? That works very well. I think those are the most mitigating factors we can help in resilient markets. And you got to be patient, real estate, especially bought with a mortgage last time be patient. And if you're buying now, and you're listening to this, and you say, oh, he said, this quality long term, and exactly 10 years you thought you will sell and that's when the crash it, guess what, just be patient, you know, people get, easier said than done. I can vouch for myself, I was patient, because it was not a pleasant feeling to know that the property that you paid 194 is now worth 84,500. That's not a pleasant feeling. But at the same time that I was seeing this, I also realized that the rent is improving. And I asked myself, are you in rush? Is there any rush? Do you need to spell? Okay, I told myself, be patient, ready to buy well, good place, good location, all those things that I keep telling others. Absolutely. Right. The house is obviously, you know, much, much higher than this right now. And I think that's why real estate was a good fit for me. Because in stocks, you get nervous. What do you do? Click right, right? In real estate, you get nervous, you do click and nothing happens. You need to wait 30 days, 45 days, 60 days, if at all for something to materialize, you have to be patient. Right?   Sam Wilson  11:24 That's it. Yeah. And I think that's the beauty of buying for cash flow is that we don't really care. I mean, I do care what the valuation is. But I don't really care as long as it's making money every month, like, okay, so you say it's worth 200,000? Or toward at 84,500? Is it still making money every month? All right, like just that allows you to sleep at night. Talk to me about Is now a good time to buy? I mean, what do you think?   Dani Beit-Or  11:49 I got to tell you, 18 years in this country, there was never a time within buy, never, not a single period of time. 18 years of a buyer. I've been buying properties, working with my clients, 18 years. I think it's more about discipline analysis, evaluation, doing the work properly. I can tell you right now, five minutes before you and I started this conversation, I wrapped up a call with one of my international buyers for the first time, we just went over the inspection report that took place. Was it yesterday or the day before it can't remember maybe yesterday. And he's nervous, right? Because he's not familiar with the construction, with the material, with the, you know, and I told him, we went over the report, I told him what I think we called the inspector together. We just this is 10, 15, 20 minutes ago, where the conference go with the inspector, we went over the report, I told him my opinion. And then I said, I want you to know something, if you feel nervous, stressed a lot of uncertainty, no problem. Walk away from this house. No problem at all. I can tell you, I have buyers that will take it because I know my buyers list, but he's maybe too nervous. The houses by the way the house is 1976. The report was very good relatively today. It was good objectively, and it was good even for this age of a house. But still, you know, he's nervous. So I told him, You know, it's okay. You don't have to buy this house. Yeah, nothing wrong with the house, by the way. I mean, this cosmetics and stuff in there, as you would expect. But for him, it's the first one. So a little bit, you know, nervous.   Sam Wilson  13:19 What are you telling people to do on debt right now?   Dani Beit-Or  13:24 Excellent question. So let me tell you, first of all, what I wish for, I want interest rate to continue going up and if possible, faster. And I'll tell you why. Because people think this is counterintuitive. It is. But it's not. And this is why. So we are in a period where there's a lot of demand and a lot of shortage, right? So there's, you know, supply and demand is really the challenge here. Many buyers not enough properties, a lot of competition in the residential, almost every metro around the country almost everywhere. Very tough to be buyer, right? Like I told you earlier, I am a buyer all the time, like I am 95% buyer 5% seller, right or maybe 90-10. So I want to continue buying, I want easier time for myself and my investors to buy. So I tell them, if I hope that interest rates will go up, it will maybe move away some buyers because they're saying oh my god, this is going from a year ago to 3%. Now it's 4% Oh my god, it's a no, no, no, no. Well, in my mind, 4% is cheap. In my mind, in my experience. 5% is still you know, maybe not as cheap but not that expensive. You know what? Hopefully, if the interest rate goes up, more buyers will say we're not buying. That will make it easier for us to buy and I tell my investors so let's assume it's 5% and we are buying a property at 5%, oh my god the cash flow is tight. Yes, hang in there. Most likely within 3, 4, 5, 6, 7 years something will happen and you will refinance to lower rate but let's lock down the property, the quality one, hang in there. Be patient again with a patient, and we will probably read, you know, reposition or improve your finances, you know. So you may start with few years of more tight cash flow. And over time, hopefully, you know, the rent will go up, creep up like it usually does. And the rate at some point will go down, and you lock yourself into a good out. So it's gonna be a little bit tougher on the capital, guess. So what be patient long-term quality easy? People don't get that right. So simple. Still not hard to execute.   Sam Wilson  15:31 Yeah, absolutely. Do you prefer a 15 or 30-year data? Or what are you looking at right now? What do you like?   Dani Beit-Or  15:36 I'm 30. If I could do 40, or 50, I'll take that too. When we're talking, I'm, before I was born in Israel, right? When you come to this country, and you see those amazing mortgages, they do not exist in many other countries, that, unindexed, right. So we borrow now, in our principle is not indexed to the cost of living. This is crazy, right? What does it mean? There's erosion of the principle, right. So that's why I rather take with a cheap rate, even 4%, I see it as cheap. So 30 years, you know, it is a little bit higher rate. But you know, typically, but the cash flow is going to suffer less because you are more to the amortization schedule, and the payments are lower. You are, there's a longer-term erosion of the principle, also a benefit. Plus, if you really want to pay your mortgage or 30 mortgage in 25 years or 20 years, you want to be flexible, easy, it's super difficult to pay your 15-year mortgage in 20. Right. I love the flexibility. I love the more payments for the cash flow. You know, I love the fact that what it does for my principal, it's gonna so, and by the way, let's face it, most of us would not hang on to the mortgage for 30 years.   Sam Wilson  16:48 No, certainly not. Dani, I've really enjoyed this. Yeah, certainly, thanks, taking for the time to break down your business, why you do what you do. And kind of what you see, you know, it's you said it over and over the right time to buy real estate right now. You're always in buy mode. Yeah, I like the conviction that you have behind that. So that's loads of fun. Thanks for coming on today. Let's jump here into the final three questions. We will do three questions today. Here's the first one what is one mistake you can help us avoid? And how would you avoid it?   Dani Beit-Or  17:16 Well, I think that a lot of people just jump in and start asking for properties and start asking for assistance, which, joining mailing list, and they don't even take five minutes to kind of set set their own expectations. What's my budget? What am I looking for bedrooms, bathrooms, and you know, kind of write down that. I tell my clients just write what your either ideal day looks like or your threshold deal looks like. And then when you have your, you know, who says it has to be residential? Who says it has to be my, you know, out of state? What is your values in terms of the deal you're looking for? You're more in cash flow, you want appreciation, yes, mortgage normal, kind of outline those 10, 15, 20 questions with yourself for five minutes with your coffee in the morning or a cup of you know, like a wine in the evening. Then sign up on the rights, you know, databases or everything that comes your way, compare it, here's a property I'm looking, here's my data set, compare it, if it's irrelevant, shove it away, if it's relevant, explore further. Absolutely. But you know, just running all over usually ends up with doing very little or getting lost.   Sam Wilson  18:26 Right, and then if our listeners want to get in touch with you or learn more about you, what is the best way to do that?   Dani Beit-Or  18:31 So my web identity everywhere is, my company's name, which is Simply Do It. So Facebook, we're Simply Do It. YouTube, Simply Do It, web, Twitter, all of those areas. I'm not necessarily very popular or actively in all the social media, but Simply Do It, just as a catchy name is where you would normally find us, our website is shockingly, simplydoit.net. So that's very easy. On Facebook, you'll find us to get in touch with the website through one of the social media easily Simply Do It.   Sam Wilson  19:08 Dani, thank you for your time today. This week Noam Maital, CEO and Co-founder of Waycare Technologies, a subsidiary of Rekor, joins us to share insights on a topic we haven't yet covered on the podcast – shaping the future of city mobility. Imagine the significant amount of data aggregation and synthesis through AI critical in the management of our roadways, traffic flow and emergency response – that also helps power and draw data from many of the mobile and in-car maps we utilize today. Noam paints a picture of the data explosion coming the next few years as more and more smart and autonomous vehicles come online – expected to generate around 4TB of data daily – and the security of that data needs to be planned for today. In his new book Proof of Life, American author Daniel Levin dives into the Syrian shadows - an underground industry of war where everything is for sale: arms, drugs, even people. In this thriller/memoir he draws on his perceptions and experience as a a lawyer turned armed conflict negotiator who, for the past twenty years, has worked with governments and development institutions worldwide. After a fairly worldly upbringing, he served in the Israeli Special Forces, studied law, taught in Arabic, and now uses his extensive Middle Eastern contacts and cultural understanding for diplomatic and mediation efforts as well. In this interview, I showed up for the story of a Syrian hostage negotiation, and stayed for the wide-ranging discussion of the importance of historical context in any conflict resolution and the potential institutional reforms that must also take that into consideration. We talked about the government/ruling situation in Afganistan, Lebanon, and Isreal - and the author's uncanny sense of smell. More about Daniel Levin ---> https://www.daniellevinauthor.comResources mentioned:Lichtenstein Foundation for State GovernanceEmpire of the Summer Moon, S. Charles Lichtman's new action-packed thriller, “The Sword of David,” tells the story of an Israeli commando traveling across the globe, following clues in search of a major biblical treasure that could change the destiny of the world. Chuck is an expert in Middle East affairs and issues regarding terrorism. A practicing attorney in Florida, he serves on the national Board of Directors of Secure Community Network, an arm of the Jewish Federations of North America, responsible for protecting all Jewish buildings and people in the United States, and serving as Chair of the Security Committee for the South Palm Beach Jewish Federation. He has twice been recognized as “Lawyer of the Year,” founded a national voter protection program, and is an avid photographer and pianist. “The Sword of David's” hero, Chaim Klein—a fearless Israeli Special Forces officer—has his hands full. After Klein unexpectedly finds the long-lost Ark of the Covenant, he must then search the globe for the Ten Commandments tablets. Klein must also confront and stop a consortium of Islamic states and terrorist organizations who are planning a simultaneous attack that would obliterate dozens of Western cities and Israel. Along the way, he comes across the mystical and awe-inspiring Sword of David. In this nonstop action-packed thriller, which draws on supernatural elements, Klein and his crew visit Ethiopia, London, Paris, Lebanon, and Rome. We also see the terrorists plotting in the West Bank, Saudi Arabia, Afghanistan, and Istanbul. The final climactic confrontation between Klein and the terrorists is unexpected and inspirational. In “The Sword of David,” you will meet colorful characters—including Rafsani, the terrorist who trained under the infamous Carlos the Jackal; the Israeli spy Galit who works undercover in Paris under the alias Sister Chloe; Baroness Collins, who has an important position in the UK government as well as being the head of a secret organization long thought to be defunct; a renegade CIA operative; a Palestinian once nominated for the Nobel Peace Prize; and the Palestinian's terrorist grandson. Based on the author's painstaking research of biblical artifacts, religion, history, and terrorism, “The Sword of David” feels authentic and current. Enjoy this lively episode with Tamar Geller, dog trainer, behavior expert, and New York Times bestselling author, and our new co-host Sharon Mor, Hoffman teacher. Listen in as Tamar shares about living from Spirit and training dogs in a whole new way.  Tamar developed the "The Loved Dog" method of dog training. It's an innovative method based on the intersection of brain science, personal development, and a deep understanding of dogs' behavior. Tamar's work is popular with clients such as Oprah, Lady Gaga, the Kardashians, Tony Robbins, Reese Witherspoon, and many others. How It All Began After serving as an intelligence officer working with the Israeli Special Forces, Tamar spent time observing wolves in the wild. She studied the role of the leader as a parent and protector of his pack. By using similar techniques as the wolves, she created a method to train dogs that doesn't involve aggression, dominance, or choke chains. In her training, Tamar goes beyond positive reinforcement. She emphasizes building a solid relationship with the dog by understanding the dog as an individual. She coaches them through games and fun to become the best version of themselves. Tamar helps PAWrents build a relationship with their dogs based on mutual devotion and love. She founded the first cage-free doggy boarding and daycare center in southern California, called The Loved Dog. Her first book of the same name teaches dog-owners how to train their dogs in a nonaggressive way. Tamar works closely with the animal rights organizations Humane Society of the United States, American Society for the Prevention of Cruelty to Animals, and various rescue organizations. She conducts programs for rescue organizations and offers lectures in dog behavior. She has appeared on a variety of television programs and media outlets, including The Today Show, Oprah, Ellen, and Animal Planet. You can find out more about Tamar and her method of training puppies and dogs here, as well as on Instagram. Subscribe on Apple/iTunes

I really wanted to have Itamar on the podcast because I think COVID has really shown that as leaders and entrepreneurs a lot of us weren't ready to handle something like this. Many of us started out businesses during a time of growth and opportunity and it's the first time that we are facing something like this so it's never been more important to know how to deal with a crisis and high-pressure situations. So that's exactly what Itamar and I discussed on this podcast. We also got to talk about how to create a strong contingency plan for yourself and your business so if things go wrong you know exactly what to do. On top of all that Itamar and I got to talk about his background and how he ended up becoming an entrepreneur after serving in the Special Forces and as a security guard for a Russian Oligarch which in my opinion is a fascinating background, it's not every day that you meet someone who has protected a Russian Oligarch. You guys this was a really cool conversation and I am so happy to have had Itamar on the podcast, I really believe that what Itamar and I discussed on this podcast is not something that is talked about often but really should be because even though it's rare that things can go really wrong when they do it's important to know how to reach. By the age of 26, Dani was already ex-Israeli Special Forces, had an engineering degree, and was working for an Israeli high-tech company. About that time, he realized that working for others was certainly not the way to build wealth, so he made a decision to embark on a journey and to chart his own path to financial freedom.   That was all good and positive but he didn’t quite know how he would do it? The only thing he knew was – that he was going to leave the corporate world within one year!   After attending events and seminars as well as looking into stocks and options, Dani attended a US real estate investing seminar. At first, it looked too good to be true - at least from the eyes of a young person. He then, began to research-in-depth and to learn about real estate investments as much and as quickly as possible. Hungry for the information he studied until he felt he was ready to take action.   In 2002, he pulled the trigger and purchased his first rental property just outside of Phoenix. It was done completely sight unseen. He was residing in Tel Aviv, Israel at the time, yet despite different laws, language, time-zone and culture, he was thrilled that he could put to work what he had learned.   Back then he didn’t have the technology tools we have today, no Google and no way to analyze and review properties, but that didn’t stop Dani from making his first deal.   He moved to Silicon Valley and bought many more properties in multiple solid markets in the US - while living through boom-crash-boom cycles. Dani now lives in Orange County with his wife and son and continues to buy rentals and flip properties in hand-picked metros across the US, all while helping many investors do the same, remotely.   Dani is the founder of Simply Do It (simplydoit.net) and he's convinced the American real estate market system is made to offer ample wealth-building opportunities for those who are willing to invest in themselves.   — To learn about our investment strategy and business plan If you’re interested in real estate investing, particularly passive real estate investing Dwaine Clarke has the resources you need to achieve financial freedom and wealth. Welcome to The Woof Life Show - a podcast created for dog lovers, by dog lovers! Hosted by Lauren Farricker. In this episode, Lauren chats with Tamar Geller, who is the founder of The Loved Dog. You might recognize Tamar who is Oprah's dog trainer, a celebrity dog trainer, a New York Times best selling author, the resident pet expert on The Today Show, and she has been on every show talking about her positive approach to dog training. Oprah coined the term that Tamar is: "A Life Coach for Dogs and their People." Tamar's background is unique; she was an intelligence officer in the Israeli Special Forces. After her service as an intelligence officer, she lived in the desert and observed wolves. During that time, she realized that the entire construct of how we approach dog training is invalid. She realized that instead of teaching dogs to obey, you could teach dogs essential life skills. These observations and this epiphany on dog training changed her life. When she found herself in Los Angeles a couple of years later, she was called to help a dog owner whose Cavalier was stealing socks for attention - a case that other dog trainers could have cared less about. That client was Kenny G, since then she has worked with more celebrities than we can count. Some include Ben Affleck, Goldie Hawn, Jon Stewart, Ellen, Julianne Hough, Charlize Theron, Natalie Portman and of course Oprah. If you struggle with your dog and training, this is an episode not to miss. Tamar's innovative and commonsense methods change the way that you think about the dog that you have living in your house. I've personally tried some of the methods in problem areas I have with Pixie and cannot articulate what a difference they have made. Pixie was not adequately socialized, and since adopting her, we've lived with a slightly reactive pup. We have used The Loved Dog's methods, and the difference is astounding. Pixie is 13 and proof that you can teach an old dog new tricks! Please rate, share and subscribe to The Woof Life Show!

Treaty Oak Distillery: Where flavor meets familyWhat does a Cambridge University graduate, an Israeli Special Forces veteran, two U.S. Army vets and an engineer have in common? They help make up the team we met at Treaty Oak Distillery in Dripping Springs, Texas. Treaty Oak’s name goes back more than 500 years after the famous tree in Austin, under which Stephen F. Austin signed agreements defining the borders of Texas. The fourth oldest distillery in the Lone Star State, the whiskey they create is Texas through and through.“We kiss the vats everyday and that’s what makes it so special. It’s all done with love. This is a taste of Texas that bigger operations don’t have,” Alice Barnes, the Founder’s mother and matriarch to the staff, told us on our visit. The Ghost Hill Bourbon, which will feature in RackHouse Whiskey Club’s Christmas box, is sourced and distilled in Texas. Available in very few states, it’s a blend of three two-to-five-year-old barrels. A second bottle of Red Handed Bourbon will also be in the box. Richard McGregor is the former Washington and Beijing bureau chief of the Financial Times, and a notable writer on Chinese politics. His last book was The Party: The Secret World of China’s Communist Rulers. His new book, Asia's Reckoning: China, Japan, and the Fate of U.S. Power in the Pacific Century, tells the story of the triangle of the three most important powers in East Asia, none of which can be fully understood without some knowledge of the other two. Richard talked with Jeremy and Kaiser about the events and issues that have impacted relations between China, Japan, and the U.S. since World War II. These include: how the U.S. blindsided Japan by acknowledging Beijing as the Chinese capital with only a few hours of notice in 1971; how Japan’s leaders have refused to grapple with the reality of comfort women during the war; and how China’s leaders and media have comfortably settled into using anti-Japanese sentiment as a convenient political tool. Recommendations: Richard: The Invention of Russia: The Rise of Putin and the Age of Fake News, a book by journalist Arkady Ostrovsky, who has written for the Economist and the Financial Times. And Fauda, an Israeli TV series about the Israeli Special Forces and Hamas. Jeremy: The Twitter feed of Jorge Guajardo, former Mexican ambassador to China. Kaiser: The works of Alan Furst, specifically, his book Dark Star, which unpacks the mentality of the purge of the mid-1930s in Russia.

Now, with the mission largely forgotton or even unknown to many, Saul David gives the first comprehensive account of Operation Thunderbolt. Saul David is Professor of Military History at the University of Buckingham. He is the author of many books on military history and is a regular contributor to programmes on British radio and television.
