    Fred from the Subarctic Alaska Sasquatch YouTube Channel is back with two more amazing encounters from the wilds of Alaska.In the first account, Fred shares a chilling story from the early 1960s along the Nushagak River near Bristol Bay.Siblings “Agnes” and “Dean” were out scouting berry patches and looking for signs of moose when they heard deep, guttural bellowing coming from the dense brush. What followed was a terrifying encounter with an enormous, humanlike figure moving through the vegetation, pulling brush aside as it advanced.As the siblings tried to retreat toward their skiff, Dean fired at what appeared to be an approaching hand. Moments later, they spotted an even larger figure near the riverbank, this one described as having long, groomed-looking hair, before they escaped by boat.The second encounter takes us east of Day Harbor, where “Bill,” “Brad,” and “Connie” came face-to-face with something massive hidden in the brush. At first, they saw what looked like a huge black-haired head with dark skin staring back at them. Then it stood up.The group fled downhill, only to later discover a large log that appeared to have been thrown down the slope. Bill fired and believed he struck the creature in the leg, but the encounter escalated when a spinning piece of wood was hurled in his direction. Loud whistles echoed through the area, forcing the group to escape by dinghy. He's the former COO of 1-800-GOT-JUNK, where he helped engineer the company's growth from 2 million dollars to 106 million dollars in revenue in just six years. He's a six-time bestselling author, an international speaker, and a guy who's been to 80 countries across all seven continents with his wife, living out their bucket list in real time. It's not about the how. It's about painting the picture so clearly that your entire leadership team can reverse engineer the path to get there. Think of it like building a home. You know what you want it to look like. You describe it in enough detail. The right people build it for you. Cameron also goes hard on why most companies are starving their people of real leadership training, and what that actually costs you. Not conference trips. Not SOPs. Real skills. Interviewing, hiring, running meetings, managing conflict, coaching your team, goal setting. These are the core executive skills that almost nobody ever gets formally trained in, and it's why so many smart people in business are struggling with things that should be simple. As Cameron puts it, business is really easy if you have the core skills to get results through people. If you don't, it's a grind that never ends. And then there's the stuff that got personal. Cameron was 35 years old when his body and mind were clinically redlining. He was drinking daily, smoking, carrying extra weight, buried under a crushing amount of life stress, and he had no idea how bad it was until a doctor put a number on it. He scored 435 points on a stress assessment where 250 meant a 95 percent chance of a heart attack. He was written up in the Wall Street Journal as one of four entrepreneurs whose careers flamed out from burnout. He walked out the other side of that with a hard reset, no alcohol for three years now, daily weigh-ins, consistent movement, and a bucket list lifestyle that he and his wife have been living for five years straight. Asking it is how you uncover where the risk lives, how to mitigate it, how to recognize when things go awry, and how to cut bait if you absolutely have to This is one of the core questions in John's guide, 7 Questions You Must Ask Before Investing in Apartments If you skip this question, you leave yourself blind to the very exposure that takes deals down Why the Loan Has to Match the Business Plan Many of these deals were bought at low rates on variable-rate debt, and those loans repriced coming out of 2021 and 2022 A rate cap is one tool to soften that risk, and John's team used one, but caps got more expensive as rates rose and are not a cure-all John's contrarian take is that bridge debt itself was not the primary problem. The loan product simply has to match the business plan A value-add plan needs the option to refinance or exit, which is why bridge terms are attractive: there's no prepayment penalty, unlike fixed debt where a 2% prepay fee on an early sale could cost hundreds of thousands or millions Where the Real Damage Came From The business plan has to account for variable factors like tax increases, insurance increases, and rent growth, some of which investors could anticipate and some they could not Insurance and taxes spiked alongside rates, especially in markets like Texas and Florida, and likely did as much or more damage than interest rates alone Every investment carries risk, even bonds, and investors are always weighing what's likely against what's not This cycle delivered the unlikely, and that combination is what made these deals so difficult to navigate The Two Ways You Lose Money and How to Mitigate You lose money when there isn't enough cash flow to cover debt service, so build reserves and underwrite conservatively on tax reassessments, insurance, and rental income If you take on bridge debt, offset it by being conservative elsewhere, such as limiting leverage to 60% or even 50% loan to value instead of 80% Don't assume the environment you bought in will be the environment you sell in. The old habit of adding ten basis points to the exit cap broke when cap rates moved 100 to 200 basis points John's team favors markets like the Midwest where taxes, insurance, and claims risk are more predictable, and structures deals so the loan, the operations, and the exit all line up Don't Let One Deal Rewrite Your Game Plan Using a tough outcome to scare people away from passive investing is the wrong response, because for many it's the only practical path to real estate income The better move is to educate, learn from what went sideways, and become a better investor Every entrepreneur experiments, fails, adjusts, and comes back stronger, so define your own investing philosophy rather than abandoning the goal The end game for most people is financial freedom and the flexibility to spend time with the people they love, and the right lessons keep you moving toward it

    If you are within three feet of Ed Mathews, you are probably talking about real estate. This week the conversation is with Tom Dunkel, managing principal at Eagle Capital Investments, and it is a clinic in how to vet a deal before a dollar leaves your account. Tom has been a full-time investor for two decades. Over that span he has raised more than $50 million in private capital from a network of investors who lean on his experience to place money into alternatives most people never see: multifamily, self-storage, mobile home parks, medical office, and private lending. His pitch is simple. Real diversification is not large cap versus small cap or value versus growth. It is owning assets that do not move when a headline does. As Tom puts it, a tsunami hitting Japan can knock the stock market down 15 percent overnight, but it does nothing to an apartment building in Phoenix or a storage facility in North Carolina. The backbone of the episode is Tom's SAFE Investing Method, the same screen he uses every day. S is for sponsor: who are you writing the check to, what is their track record, and have you earned the right to ask the hard questions. A is for asset: if you cannot explain the investment to your kid or your elderly parent, you do not understand it well enough to fund it. He prefers the lazy man's 1031, taking the gain, then using fresh depreciation from the next deal to shelter income, all without the rigid timelines and same-title rules that make a true 1031 nearly impossible across a group of 20 or 30 investors. Pay the freedom tax, he argues, and buy yourself passive income and time. The buy box conversation is just as practical. Tom likes private lending for first-position security and monthly checks. He likes mobile home parks and co-living because they answer the housing affordability crisis with real, unsubsidized supply, and he breaks down how a Philadelphia operator turns a $1,000 row home into $3,000 a month by renting furnished rooms to tenants on fixed income. He covers where self-storage sits after its boom and consolidation, and why he treats it like multifamily underwriting now. On technology, Tom is candid that he is still early but already getting leverage from AI. His current workflow is to go back and forth with Claude to build a long, specific prompt, then hand it to Manus for deep research on a market like Phoenix multifamily.
