This episode features Travis and producer Eric in a wide-ranging, practical talk about what it really takes to build wealth in real estate, busting through common myths and offering clear, non-hype advice for buyers in 2025. Whether you're scared of becoming a “Money Pit” homeowner, unsure about Grant Cardone's “asset for asses” line, or just wondering how to buy smarter and flexibly, this one's packed with lessons from real-world experience. On this episode we talk about: – The “Money Pit” phenomenon—how to spot and avoid big real estate mistakes – Is buying a house actually an investment, or a liability? – Grant Cardone's radical take on homeownership—and why context matters – Creative buying strategies (house hacking, buying with “subject to,” etc.) – Tips for first-time buyers (avoiding emotional decisions, maximizing flexibility, stress-testing your finances) Top 3 Takeaways 1. Your house is not usually an investment; treat it as a home first, and focus on flexibility, smart terms, and the ability to hold long-term. 2. Don't let emotion or lenders dictate your limits—set your own payment boundaries and shop patiently for deals. 3. Opportunities still exist via creative financing, multi-units, and focusing on acquiring and holding real estate for the long game—don't wait to buy, buy and wait. Notable Quotes "Always be careful of advice that directly benefits the person who's giving you the advice." "Don't wait to buy real estate, buy real estate and wait." Reinventing your life or career starts with reflection and conversation. Making the leap — to a new career, to the next stage of a relationship, or to a different version of yourself — requires honest communication. For Ilana Golan, being “leap-ready” requires that we answer three questions: Why me? Why this? And why now?Golan knows all about these leaps, as her career spans corporate executive roles, entrepreneurship, and even F-16 flight instruction. As the founder of Leap Academy and host of the Leap Academy Podcast, she helps equip others to navigate their own personal and professional reinventions. As she says, “It's really about communicating from the vision,” which starts as an inside job. “Why is this the right thing for me right now? You convince yourself first, because when you're [at] peace with what you're trying to do, it's a lot easier to convince others.”In this episode of Think Fast, Talk Smart, Golan and host Matt Abrahams explore how honest communication shapes every stage of reinvention, whether that's listening to the signals your mind and body are sending you — like “sleepwalking through life” and imagining something more — or articulating your pivot in ways that create understanding rather than resistance. Wherever you hope to leap, Golan's insights show how to communicate through change with confidence and clarity.Episode Reference Links:Ilana GolanLeap Academy Podcast | Leap AcademyEp.187 Experimenting, Failing, and Finding Your Job Fit - Catalyze Your CareerEp.147 Disrupt Yourself: How to Innovate Who You Are and Become Who You Can Be Connect:Premium Signup >>>> Think Fast Talk Smart PremiumEmail Questions & Feedback >>> hello@fastersmarter.ioEpisode Transcripts >>> Think Fast Talk Smart WebsiteNewsletter Signup + English Language Learning >>> FasterSmarter.ioThink Fast Talk Smart >>> LinkedIn, Instagram, YouTubeMatt Abrahams >>> LinkedInChapters:(00:00) - Introduction (01:39) - Breaking Barriers & Career Patterns (02:18) - Waking Up to Change (03:42) - Signs It's Time for a Pivot (06:45) - The Rise of Portfolio Careers (10:17) - Communicating Career Leaps (13:29) - Finding Clarity in Reinvention (20:01) - The Final Three Questions (22:56) - Conclusion *****Thank you to our sponsors. Throughout almost 100 episodes of the Good Future podcast we've traced the evolution of the sustainable investment sector. But now we're entering a new era of sustainable finance, where climate risk reporting, impact measurement and climate-tech innovation have become core parts of investment management. Sustainable investing has matured, and that's in large part due to a global push to define precisely what it means to be ‘sustainable', with a huge contribution being made by the development of sustainable finance taxonomies all over the world. Last month we saw the launch of Australia's very own Taxonomy, and today we're joined by the perfect guest to help us make sense of it all., and that's Linda Romanovska. She helps us understand why it's important, how we can use it, and how it compares and interacts with other global models. Linda is a global taxonomy expert, she's contributed to the development of sustainable finance taxonomies in the EU, South Asia and right here in Australia. At the same time she's worked as a senior sustainable finance advisor working with boutique consultancies as well as the Big4. And if that's not enough to keep her busy, she's also doing a PHD exploring the intersection of nature and sustainable finance. I learned so much in this episode, and I hope you do too. Linda's insights are really practical, breaking down the nature of a taxonomy within the global context, highlighting sectors where it has the potential to make an impact, and, how it fits within the broader sustainable finance roadmap in Australia. Also, we've produced a One-page Taxonomy FIELD GUIDE. Outlining the key opportunities of aligning a portfolio with the Australian framework, and how it compares globally.Find it on my website at www.Johntreadgold.com While you're there you can find all the show notes for the episode, and you can sign up for my newsletter where I share regular impact insights, plus, you'll be the first to know about new podcast episodes as they drop. In this episode of Constructive, guest Tamara Aspeling talks about her journey in the industry and how she created her company, Draw a Fence, to solve a common problem. Tamara shares how her experience in the fence industry, working as an estimator and project manager for one of Africa's biggest fence companies, taught her that communication is key to a project's success. She also highlights her passion for helping others in the industry by building a solution to a problem she personally experienced.Throughout the conversation, Tamara discusses:The challenge of fence drawings: Tamara explains that commercial fence projects require numerous drawings at every stage, from bidding to close-out documentation. Before Draw a Fence, companies often resorted to inefficient methods like cutting and pasting or using programs like MS Paint, which resulted in poor-quality documents that looked unprofessional. The solution: Draw a Fence is an online tool that works like a legal form generator. Users can select variables like height and footing type from a form, and the system generates a complete, multi-sheet drawing set, including elevations, details, and dimensions. This process takes only 2 to 5 minutes, compared to the 2 to 4 hours it would take to do it manually. The tool also makes drawings more accessible to people who don't have a technical background, improving communication between builders and clients. The state of construction tech: Tamara believes that many construction tech products are developed by people without a construction background who create flashy tools without understanding the real-world problems they're meant to solve. She advocates for "bottom-up" solutions that are simple and quick for the people who actually do the work.AI's role in the industry: While acknowledging that AI is currently overhyped, Tamara sees its potential in closed systems for fields like engineering and medicine where it can process vast amounts of data and speed up work for humans. She uses AI for idea generation and content strategy but believes a human touch is essential for writing and fact-checking.The importance of soft skills: Tamara emphasizes the value of soft skills like communication and problem-solving. She shares that building relationships and solving problems for people, whether they are field crews or clients, is crucial for success and trust.#ConstructionPodcast #ConstructionTech #Innovation #ConstructionLife #FenceIndustry #ConstructionSolutions #AIinConstruction #BuildSmarter #ProjectManagement #CAD #CivilEngineering

Hello to you listening in Blue Hill, Maine!Coming to you from Whidbey Island, Washington this is Stories From Women Who Walk with 60 Seconds for Story Prompt Friday and your host, Diane Wyzga.Seth Godin, internationally known thinker, author and strategist posed a question: what's the difference between a protest and a project? [Seth's Blog]Protests let off steam. They organize people who might not show up by creating a moment in time where there's enough opportunity and social pressure that they participate.A protest sends a message. But almost every time, the very things that made a protest appealing mean that it fails to change much. That's because protests are momentary, temporary and urgent. The status quo is good at surviving protests. That's why it's still the status quo.But a PROJECT begins with a protest that ends with, “We'll be back tomorrow, and we're bringing our friends!”A PROJECT is impatiently persistent. It plays a longer game, one that can outlast the status quo.A PROJECT identifies the system and brings a systematic approach to changing that system.PROJECTS can seem boring when seen with a stopwatch, but they're powerful when measured with a calendar.Think about it: Nationwide we've marched at Hands Off in April, No Kings in June, Good Trouble in July, and in a few days Workers Over Billionaires on Labor Day. Other marches continue all over our country. We the People have become a Protest PROJECT!Story Prompt: What happens each time you show up to a protest, share your voice, and come back for more doing your part to upset the status quo? Write that story! And tell it out loud! You're always welcome: "Come for the stories - Stay for the magic!" Speaking of magic, I hope you'll subscribe, share a 5-star rating and nice review on your social media or podcast channel of choice, bring your friends and rellies, and join us! The U.S. government is considering one of the biggest cannabis policy shifts in decades—moving marijuana from Schedule I to Schedule III under federal law. If approved, this change could ease tax burdens, open the door to banking access, accelerate mergers and acquisitions, and reshape the industry's growth trajectory. In this episode, Kathy Fettke breaks down what federal reclassification could mean for investors, including the potential end of IRS rule 280E, how capital might flow back into cannabis businesses, and the impact this could have on real estate investors. She also explains what this shift would not do—like full legalization—and the implications for research, regulation, and market consolidation. Many Amazon sellers from China excel at supply chain and operations, but struggle with branding and Western culture. This episode uncovers the hidden gap and how bridging East and West can change the game. Join us as we welcome Feng Xiaoxiao, a distinguished leader in the Chinese e-commerce community and a driving force behind 4,000 Amazon sellers in Shenzhen. Known as Professor Xiaoxiao, Feng shares her compelling journey from Shenzhen to New York, where she is currently pursuing a master's in integrated marketing at NYU. Feng provides insightful perspectives on the hurdles Chinese Amazon sellers face, such as high advertising costs and cultural misunderstandings, which impede their efforts to establish robust brands in the U.S. market. Her dedication to bridging these cultural gaps offers a unique lens into the e-commerce challenges faced by both Chinese and American sellers. Listen in as we explore the complexities of intellectual property (IP) awareness among Chinese sellers, heightened by Amazon's strict IP policies. Through education and adaptation, many are now prioritizing innovation and registering patents, although IP infringement remains a significant issue. We discuss the contrasting strengths of American and Chinese sellers, where Americans shine in innovation and branding, and Chinese sellers excel in product enhancement and cost reduction. This episode also touches on the misconceptions Americans may have about modern China and the potential for cross-cultural learning to enhance e-commerce strategies on platforms like Amazon. In a fascinating conversation about cross-cultural marketing, we dive into the intersection of Chinese and American e-commerce sellers, emphasizing the necessity of mutual learning. Feng shares success stories and highlights the importance of cultural understanding and aesthetic alignment in improving brand appeal.
