Es un nuevo mercado y necesitamos un nuevo reporting, pero vamos a estar bastante ciegos durante una temporada. Hay 15,6M de Hogares conectados por #FTTH. Eso supondría un crecimiento frente agosto de solo 37K. El menor crecimiento de la serie histórica. Y eso para septiembre, que es el mes en el que más altas BAF se dan (129K en 23). El ajuste introducido por MASORANGE altera toda la lógica del mercado. Quedan 151K hogares conectados por #ADSL. Vodafone España logra dar 15k AN #BAF y encadena 3 meses positivos, después de muchos años. Logra incluso crecer en #HFC algo inaudito (1,5K). No obstante, esa tecnología pierde 4,2K clientes (MASORANGE continúa la migración en el norte) MASORANGE declara 21,7M de clientes #BAM, mientras que Telefonica 12,8M. Los #OMV (que incluyen a Digi Spain Telecom) 5,6M. En altas netas Vodafone España viene casi empatando con Telefonica (56K frente a 66K). MASORANGE pierde 11K en el segundo mes consecutivo de pérdidas. Esta campaña de verano ha sido muy especial y la información de portabilidad móvil nos da algunas pistas adicionales. Host Toby Mathis, Esq., joins our regular guest Eliot Thomas, Esq., Manager of Tax Advisors at Anderson Business Advisors, to help answer your questions. On today's episode, Eliot and Toby answer listener inquiries, including a mother and son who want to set up an e-business together, a question about filing an extension for your taxes, which is almost always a good idea, and a question about writing off a pool that is required for a medical condition, (which is a surprisingly common question!) Highlights/Topics: I had to put more money into my LP for stock options trading- what is the easiest way to handle this addition to my LP? - You can put cash in, or capital contribution - there are no tax implications putting money in, or taking money out. Is it a good practice to file an extension? Yes it is - if you rush, you may have to do an amendment…it gives you time to breathe. I don't know any instance when it is a bad idea. If I plan to leave investment property to my children, is it better to purchase and leave it to them in trust, or put their names on title? - They may have stepped up basis issues later on. I don't recommend gifting things when you are still alive. If the kid is on the title, the child could have liability issues, and you lose the step up in basis. No activity in LLC for 2022- Do I need to file tax forms? - if its a partnership and absolutely no transactions, file a ‘no activity' return. S-corps and C-Corps must file. What is bonus depreciation on residential property? Is there a disadvantage for carrying forward a large loss? - Bonus depreciation is just the ‘speeding up' of straight-line depreciation. No real issues with carrying the loss forward…but it depends on your income. What is the best tax structure to set up eBusiness, for a co-owner son and mom - S or C Corp have better tax options than a partnership? Is mom materially participating? Pool installation for minor son, is it possible to do a tax deduction? - if it is for medical reasons, it is a possibility. You must document that this is the only option. 1099 income, how much to contribute to solo IRA/401K? Employee and employer contributions? – There is a calculation, and a maximum of 66K in 2023, yes, you can- but I wouldn't. Talk to your tax professional Federal tax rate for capturing depreciation on property from a previous 1031? - if its 1250 real estate, or 1245, in order to figure this out you have to do a cost seg. My AGI is 300K, I gifted to charity 90K – and thought I could also gift 90K in non-cash. Tax preparer said non-cash giving. - There is a 60% limit for cash donations. Non-cash has different limitations, depending on the non-profit. My only source of income is from 4X trading, 5K trades a year, 10 hours a day, what are the benefits in creating an entity to pay less taxes? I'm borrowing 15-30K, usually paying interest of 2K a month. - You want to have a note, and records of the interest. A C-corp would allow for some deductions and reimbursements, and be able to write off expenses. I talk to a lot of people who would love to become a wellness coach and build their own business, but a lot of them really struggle with a lot of doubt. They doubt whether this is really possible. Meredith Noble and Alex Lustig were at their wits end with their grant writing course. “We were charging $350 for lifetime access to our course, and realized that it was actually costing us $700 to acquire and serve each student,” Meredith said. Thankfully their consulting side of their business had been keeping them afloat. But in November 2020, Alex discovered a Facebook ad for the Recurring Profit Program. People involved in real estate often talk about it like it’s the most lucrative way to make a living. But real estate is like any other investment:All investments come with riskAll investments take experience and lots of workAll investments require money to start outMike starts by explaining his new venture: a partnership LLC with his friend Liz whom he met at AT&T. Funny story; he met Liz just like he met Maggie: discussing benefits, savings, and investments at work. They decided that East Atlanta was the right location for good rental culture, affordable housing, and the likelihood of value appreciation. So they started an LLC and began looking for houses. They established their criteria, their strategy, both short and long term, and their budgets.After a few months of looking, Liz texts Mike one more and says, “We found it. You in?” The next day they were under contract.How do rental properties work financially?You need to find a place that will actually rent. Will people want to live there?Unless you have the cash, you’ll need to have a down payment. Typically 20%, although there are creative ways around this, which Mike doesn’t recommend.Get a mortgage for the remaining 80%.Then your rent (your revenue) needs to cover your costs.Misconceptions:Rental properties just churn off cash. They might create some positive cash flow, meaning your revenue exceeds your expenses, but it’s typically not that much. Think about it. Why would someone rent a place for $2,000 when they can own it for $1,000 a month. It’s passive income. These things take a lot of work. And the less work you want to do, the more you need to outsource, which eats into your cash flow.It’s easy. If it were easy, everyone would do it and be multi-millionaires.Why is real estate different:It’s easy to borrow money. It’s called debt when it’s bad and leverage when it’s good. Let’s look at Mike’s real example. They bought at $265K and put down $66K, 25%. They’re renting it for $2,000 a month, or $24K a year. That’s almost 10% of the purchase price a year. But they only spent $66K, which means that the return on cash is nearly 50% a year. What other kinds of investment can do that?Real estate is relatively stable. If you have a place where people want to live like the heart of Atlanta, the value will almost always go up.It’s self-sustaining. The renter pays your expenses, pays your principal, and hopefully pays you a little extra cash.Over time, you can cash-out refinance and use the appreciation to leverage up and buy more.Downsides of real estate investing:Requires a good bit of cash.Illiquid investmentBad rentersHouse problemsLong term play unless you’re flippingMust have the mental stomach for itTop 3 Takeaways:Rental properties are an investment like anything else.
