Melton is a student a Harvard Law school. Prior to that she was an associate fellow in the Energy and National Security Program at the Center for Strategic and International Studies, where she focused on climate policy. She and Benjamin Wittes sat down to discuss the series. In this week's episode, CoinDesk's Christine Kim and Consensys' Ben Edgington are joined by Flashbots researcher Alex Obadia to discuss the noble yet futile fight to vanquish Miner/Maximal Extrable Value (MEV) on Ethereum. This episode is sponsored by Unique One Network and Mimo.MEV is the additional rewards earned by miners as a direct result of their ability to reorder, censor or insert transactions into a block. Since November 2020, Flashbots has created research and built software to assess the impacts of MEV on the network, its users and decentralized applications (dapps). The research shows, according to Obadia, that MEV cannot be stopped fully. “At Flashbots we definitely believe that MEV should be mitigated, but we also believe that it can't be fully mitigated down to zero,” said Obadia. There will always be financial incentives for miners to rearrange transactions within a block due to the auditability and permissionless nature of decentralized blockchains like Ethereum. In efforts to mitigate the negative impact of MEV on users, Flashbots created a separate channel for transaction and block ordering earlier this year known as Flashbots Auction. Roughly 85% of Ethereum mining computational power, also called hash power, now uses Flashbots Auction to extract MEV rewards. Obadia described Flashbots Auction as a “communication channel between Ethereum users and miners, where they can express their preference over transaction ordering in a more granular way than simply by upping their gas price.” While it is difficult to measure the precise impact of the channel on reducing high fees on Ethereum, Edgington asserts that the introduction of Flashbots Auction has been working positively. “We can see that gas prices are much better than they were two, three months ago. It seems like Flashbots is working in that sense,” said Edgington. Looking ahead, Obadia and his team are figuring out ways to decentralize Flashbots Auction and create mechanisms within it to distribute MEV rewards in a “democratic” way. Since November, value stocks have had a great run. Why wouldn't they? Value stocks have low price-to ratios but solid fundamentals, making them ripe for the picking when investors see such enormous stimulus spending that inflation seems imminent. Investors favor value over growth and cyclical over defensive stocks because they're betting on a return of inflation. Investing circles call this a reflation trade. There's been a big narrative this year about how interest rates affect the growth/value relationship, and I found a trend related to value and growth stocks that's important for you to know. In this episode of The Bull & The Bear, I look at this trend and give you a way to invest to profit from this ongoing boom. Episode 569 Steve Raye interviews Alder Yarrow About Alder: Alder has spent the last 25 years creating customer experiences for some of the world’s top brands. He is trusted by visionary executives to help rethink or create entirely new brand experiences and products that disrupt existing industries or create entirely new markets. When celebrity businessman George Zimmer wanted to create his new online company Generation Tux, he asked Alder and his team to design the entire brand experience. Alder began his career as an information architect, interaction designer, and UX designer even as those terms were being defined in the industry. As the Web progressed from simple home pages to e-commerce transactions, so did Alder rapidly progress from designer to executive leader in TUX design. Along the way, he designed Williams-Sonoma's first online wedding registry and the first end-to-end online car purchase experience for Autonation. At Sapient he helped define the company’s global user experience design process and opened the company’s Tokyo office with a team of fellow executives. In 2005 Alder founded HYDRANT, a customer experience and product design firm. Alder has led mission-critical brand and experience design engagements for brands including Google, Twitter, Home Depot, Wal-Mart, Gymboree, Cisco, HP, Motorola, Fidelity, Anki, Blurb, Starwood, Subaru, and Tesla Motors, often serving as an outsourced product design leader. Most recently Alder served as the Chief Experience Officer at Cibo, a brand and customer experience agency (acquired by Projekt202) dedicated to creating winning brands and products by applying design thinking to business. As CXO, Alder managed the company's UX and Strategy offerings. In that capacity, he developed the company’s unique Brand Experience Strategy approach and provided thought leadership on brand, customer experience, and UX by writing and speaking. San Francisco Magazine has called Alder “The Wine World’s Brightest Cyberstar” and he is widely accepted as a pioneer of wine blogging. His Vinography.Com blog has been published daily since 2004 and was nominated for a James Beard award in 2013. Since November of 2011 Alder has been a columnist for Jancis Robinson. He is also the author of “The Essence of Wine,” a unique coffee table book about wine’s flavors and aromas named one of the best wine books of 2014 by The New York Times. In 2013, Alder was inducted to the Wine Media Guild of New York’s Wine Writers Hall of Fame, an honor he shares with only 24 other living wine writers. (EP.25) Are Growth Stocks Dead?

Invest Smarter

Are Growth Stocks Dead? Have you heard the saying, "if it's in the news, then it's in the stock?" If you have watched CNBC recently, you would constantly hear the narrative that value stocks are back and growth stocks are done. Meanwhile, value stocks are already up significantly from their lows, and growth stocks are already down significantly. While I am not suggesting that this dynamic won't continue, I am suggesting that generally speaking, by the time an idea becomes mainstream, it is frequently too late. And the consequences for the average investor are often poor decision-making. Let's look at an example. In growth's corner, we have the Ark Innovation ETF (ARKK). This represents the highest-flying tech stocks over the past fifteen months. In value's corner, let's go with the airlines and energy, two of the harder-hit industries from COVID. We will use the U.S. Global Jets ETF (JETS) and the SPDR Energy Select ETF (XLE). Since November, ARKK is up 34%. Not bad, eh? However, JETS is up 59%, and XLE is up a whopping 75%! Looking more recently, since ARKK peaked in February, it is down a sizeable 22%. The others? JETS is up 19%, and XLE is up 14%. All this means is that if an investor is making their investment decisions based on what CNBC says, you will often be buying into consensus trades, which usually means you're buying high. Why is XLE a better buy today now that it's up 75% since November? Is it less risky today than it was then? Throughout the history of the markets, investors as a whole have proven time and time again to be bad at timing, buying when the risk is high and selling when the risk is lowest. So are growth stocks dead? Well, relative to value, they've been dying slowly for months now. But by definition, growth stocks are growing, so how can they be dead?

Since November 3, 2020, Nifty had been trading well above its 21-day exponential moving average (EMA) on the daily timeframe. But on January 27, 2021, the benchmark index witnessed a negative opening below its 21-day EMA, following global peers and continued witnessing selling pressure throughout the day. Since November 20, prices had been within a rising channel pattern but on January 27, the benchmark index witnessed a negative breakdown of a rising channel pattern on the daily interval. The breach of 21-day EMA along with a cluster of channel pattern breakdown indicates Nifty may trade with a bearish shade in the further trading sessions. Currently, India VIX is near its horizontal trendline resistance which is placed at 25.20 level on the daily chart. If India VIX chart witnesses a breakout above its resistance level, then Nifty may sail through the sharp volatility with a bearish bias. Bank Nifty has witnessed a four-month long rising channel pattern breakdown on the daily interval and it has closed below its 21-day exponential moving average.

Market Wrap, Dec 21: Lockdown in UK hits indices; Sensex sinks 1407 pts

Investors dumped domestic equities on Monday as panic selling, owing to the global rout seen in the Asian and European stocks, fretted domestic investors. The fall was triggered amid fears of a resurgence of coronavirus following a new strain in the infection in the United Kingdom (UK). On Saturday, the UK government announced a lockdown in various parts of the country, including London, saying that more than half of all new Covid-19 cases had been caused by a mutated, more infectious coronavirus strain. The new virus strain is said to be 70 per cent more transmissible. The S&P BSE Sensex breached below the 45,000-mark and sunk 2,133 points from the day's high, which was also its fresh record high of 47,030 level, to hit a low of 44,923 level in the intra-day trade. Nifty, on the other hand, tanked 646 points to hit a low of 13,131-mark. These were the indices' sharpest intra-day fall since April 2020. At close, the Sensex settled at 45,554 levels, down 1,407 points or 3 per cent. Meanwhile, the Nifty50 index ended at 13,328 levels, down 432 points or 3.14 per cent. India VIX, the volatility gauge, jumped over 24% in the intra-day deals to hit a high of 23.6 levels. This was the index's biggest jump since July 18. Among blue-chip counters, IndusInd Bank and M&M lost 7 per cent each, SBI skid 6 per cent, Bajaj Finance and Bharti Airtel slipped 4 per cent, and Reliance Industries lost 2.6 per cent on the Sensex. Analysts attribute this deep cut in large-cap stocks to the sharp run-up seen over the past two months. Since November, domestic markets have risen over 14 per cent amid massive liquidity, strong foreign fund inflows and development on the vaccine front. That said, investors are shying from taking strong positions in the market in this holiday-shortened week and ahead of the beginning of Q3FY21 earnings season. Individually, aviation stocks, InterGlobe Aviation and SpiceJet sunk up to 10 per cent on the BSE after India suspended flights to and from the UK till December 31. On the sectoral front, Nifty PSU Bank index cracked 7 per cent, Nifty Realty index skid 6 per cent, and Nifty Metal index dropped 5 per cent on the NSE. Broader markets took sharper knocks and tanked nearly 5 per cent. Notably, the slide in the markets gathered pace as European shares opened with sharp cuts. London's FTSE shed 2.1%, Germany's DAX 2.3% and pan-European STOXX 600 index skid 2.3%. In Asia, Japan's Nikkei shed 0.40% while Dow Jones futures were last down nearly 3 per cent, indicating a weak start for Wall Street.   Landaas & Company newsletter  December edition now available. Advisors on This Week’s Show Kyle Tetting Brian Kilb Chris Evers (with Max Hoelzl, Joel Dresang, engineered by Jason Scuglik) Week in Review (Dec. 7-11, 2020) SIGNIFICANT ECONOMIC INDICATORS & REPORTS Monday U.S. consumer debt rose in October for the second month in a row, though it was still behind the peak reached in February, the Federal Reserve reported. The rise relied on continued borrowing for automobiles and student tuition. However, credit card debt dipped for the seventh time in eight months, sinking to its lowest level since June 2017. Credit card curtailment can be troubling for an economy that relies heavily on consumer spending. During the Great Recession, credit card debt crested in May 2008 and didn’t recover until January 2018. Tuesday The Bureau of Labor Statistics confirmed that the U.S. economy hit record rates of output and hours worked in the third quarter, following record declines because of the outbreak of COVID-19 in the second quarter. Productivity rose at an annual rate of 4.6% in the third quarter, down from an initial estimate of 4.9%. A more useful measure over four quarters showed productivity rising 4% with a 3.4% drop in output and a 7.1% decline in hours worked. Labor costs fell at an annual rate of 6.6% in the third quarter as output rose and hourly compensation decreased. Wednesday U.S. employers posted 6.65 million job openings in October, the fifth increase in six months, according to the Bureau of Labor Statistics. Openings were up 33.1% from their recent low in April but still 5% below February, when the pandemic recession began. Separate reports showed more than 11 million unemployed Americans in October, suggesting a challenging gap between supply and demand of workers. The job openings report also showed a decline in hiring from September and a gain in the number of workers separated from their jobs. Thursday In another sign that the labor market recovery was losing steam, the four-week moving average for initial unemployment claims rose for the second time in three weeks. The 776,000 average was a fraction of the peak of nearly 5.8 million in April but up from a 51-year low of 208,000 in February. Outside the pandemic, the latest level would be the highest in Labor Department data going back to 1967. The broadest measure of inflation rose 0.2% in November following no change in October and continued to suggest economic weakness. The Bureau of Labor Statistics said its Consumer Price Index grew at a 12-month rate of 1.2%. It rose 1.6% excluding volatile prices for food and energy. Both measures were unchanged from October and remained below the target of 2% inflation identified by the Federal Reserve. Friday Inflation on the wholesale level continued to rebound in November as the Producer Price Index gained 0.1%, the seventh increase in a row but at a lower rate for the second consecutive month. Excluding volatile costs for food, energy and trade services, the core PPI also rose 0.1%, the Bureau of Labor Statistics reported. Since November 2019, wholesale inflation overall rose 0.8%, the highest since February, while the core rate rose 0.9%, the most since March. A preliminary look at consumer sentiment in December found improved assessments of current economic conditions as well as rosier expectations for the near future. Surveys through the University of Michigan suggested partisan shifts in optimism were higher than expected, especially considering economic fundamentals. An economist with the survey noted similar findings after the 2016 presidential election. Since November 2000, humans have been living in space on the International Space Station (ISS). Although the ISS is a remarkable engineering achievement, human space exploration has proven dangerous and costly. There is no air, gravity or food, and water has to be recycled from sweat, stale breath and urine. As we return to the Moon and aim for Mars, some argue that space colonisation is also immoral, psychologically and socially damaging and unnecessarily expensive. Beatriz De La Pava talks to astronauts, anthropologists, scientists, doctors and philosophers to investigate if it is time to abandon the dream of human space travel and come back down to Earth.

On November 25, Nifty registered its lifetime high of 13,145.85 in the initial minutes of trade and later went through a forceful profit booking and closed below 12,900 levels. Nifty fully engulfed its previous day's green candle and formed a bearish engulfing candlestick pattern at the lifetime high levels on the daily chart. Since November 9, momentum oscillator RSI (14) had been reading above 70 levels which is an overbought zone. But on November 25, it finally closed below 70 levels with a negative crossover. When such technical change occurs, we can expect some more extended profit-booking sessions. One can call yesterday’s fall an overbought selling as we are not witnessing any weakness on the weekly chart. Prices on the weekly chart are poised above all the major exponential moving averages. Bank Nifty has formed a bearish ABCD harmonic pattern on the daily timeframe which is placed near 200 percent retracement from its previous intermediate low of 20,404 levels. Bank Nifty can extend its profit-booking till 28,000 which is supported by a 21-day exponential moving average. Resistance is pegged near 30,000 levels.

Black Diplomats takes a deep dive into the global struggle for human rights with an episode about LGBTQ+ pride in Russia and Eastern Europe. As activists build their movement, they watch government propaganda, religious authorities, and far-right extremists join together to protest every step toward equality, often with violent results. Pride parades are celebrations in many places around the world, but in Georgia and other former Soviet states Pride is still dangerous and rainbow flags are an act of rebellion. Our guests today are three of the loudest rebels. Mariam Kvaratskhelia is an organizer with Tblisi Pride, Svetlana Zakharova is a Russian activist fighting on multiple fronts, and journalist Maksym Eristavi is carrying the narrative of their movement all over the world. Host Terrell J. Starr marched in the Kyiv Pride parade in 2019, where he planned to meet up with Eristavi in person, but the crowd was too big for them to find each other. They agreed this was a good problem to have. This brilliant panel talks about the battle for civil rights, how the Black Lives Matter and Pride movements intersect, and what self-care means when you’re a protestor…in a pandemic. Svetlana Zakharova is a feminist, LGBTQI activist and human rights defender based in Russia. She holds two MA degrees, in International Relations and Gender Studies. Svetlana has five years of work experience with Russian LGBT Network, the largest LGBT organisation in Russia as a Communications Manager. Since November 2017, she is a Board member of the Russian LGBT Network. Mariam Kvaratskhelia has dedicated herself to LGBTQI advocacy and rights campaigns. As an organizer with Tblisi Pride she is on the frontlines, and often meets with other activists around Europe to network their movement for change. Maksym Eristavi is a journalist and human rights advocate in Eastern Europe. Featured on NowThis, Gaycation by VICE, Voice of America, BILD, and many others, Maksym explores the intersection of identity politics, disinformation, and Russian colonialism. He has traveled widely and spoken about his work in the UK and Sweden, and at a hearing of the United States Senate. The "Teenage" Phase (6 months - 2 years) with Dr. Naomi HarveyWe have a special episode for you today, with a world-renowned researcher Dr. Naomi Harvey from Dogs Trust, who has been all over different media outlets recently to discuss her latest research on adolescent dogs. The findings are utterly fascinating and difficult to exaggerate; while anecdotally canine experts have for years discussed similar phases of development in adolescent dogs that we see in adolescent humans, the data collected supports that not only do dogs go through these phases, but pet-parenting/attachment style can also influence the level of conflict seen between dogs and their owners, and can actually cause an early onset of puberty when the attachment is insecure (similar to humans). There are a few important notes here before listening to the episode. First, your dog going through a “rebellious” phase between 6 months and 2 years is entirely normal. Let me repeat. It is entirely normal to see more “rebellious behavior”, “disobedience”, and conflict during this phase. Having a sense of humor, realizing that your dog is developing and that the phase will eventually end is incredibly important. However, as always, if there is any severe aggression or other behavior problems, please reach out to a certified professional. We also spend about 10 minutes discussing a topic that is not really touched by a lot of dog trainers, but really important in the context of this conversation; which is dominance. Frequently when pet parents have a difficult adolescent dog, they may (understandably) think they need to “dominate” their dog or something similar. While dominance has a rich scientific literature, it has been hijacked by some in the dog training world to justify harsh or abusive training methods. This is just wrong, completely misguided, and harmful. So thankfully Dr. Harvey takes the time to clear up the myths regarding dominance, and how you can set rules and help your dog through this phase by using positive reinforcement methods.Guest: Dr. Naomi HarveyDr. Naomi Harvey is a zoologist with a specialty in applied animal behaviour and veterinary health and welfare. Since November 2019 Naomi has been working at the Dogs Trust as a Research Manager in Canine Behaviour and she holds an honorary position as an Associate Professor of Companion Animal Behaviour and Welfare at the University of Nottingham. Her research interests lie in improving the evidence base for issues affecting companion animal welfare within the fields of veterinary medicine and clinical animal behaviour, to better inform how we manage and treat dogs to enhance their welfare.Resources:- The Published Study by Dr. Naomi Harvey Discussed in the Episode: Teenage dogs? Multifamily Syndication 2020 Outlook with Vinney Chopra - CREPN # 234

Commercial Real Estate Pro Network

Play Episode Listen Later Feb 6, 2020 49:43

Multifamily Syndication 2020 Outlook, Vinney Chopra provides his thoughts for the coming year, 2020 and beyond.   Vinney Chopra purchased his first multifamily property, a 14 unit property for $180,000 in 2008.  Today he has grown his portfolio through syndication to 4,100 units worth over $300 million. Before 2020 It took eleven months for Vinney to raise the money he needed to purchase his first 14 units in 2008.  At the time, the financial world was in complete melt down. Banks were not lending, and investors were fearful that losses would continue.  Don’t forget, Vinney had never done a multifamily syndication before. But that did not stop him from talking daily with investors and real estate brokers.  Vinney’s concentrated efforts during the 11 months created momentum.  Immediately following his 14 unit purchase, he closed on a second property with 109 units.  He was constantly talking with investors and brokers. Instead of getting discouraged, he kept in touch and underwrote the properties and made numerous offers.  Eventually, sellers and investors were ready to make deals, and because Vinney stayed with it he and his investors benefited.   Mindset Scarcity versus abundance.  Looking backwards is helpful for where we have been, but not so useful for drawing a clear picture of where we are going.  Ask any economist or investor, “what does the future hold for multifamily?” Most will reflect on the incredible period of recent growth and encourage you to sell or accumulate cash and wait for the crash that is overdue.  If you believe in scarcity, and you are expecting a crash, it’s hard to instill confidence in your potential investors that now is a good time to invest.  Scarcity yells, WAIT! We should wait until prices cool and deals are more like they were in 2008.   If you believe in abundance like Vinney, you remain active in the market looking to land deals.   From 2008 to 2014, Vinney and his partner did 14 syndications valued at $100 million.  Since November 2014, Vinney and his wife have done $230 million, more than double what he did at the beginning of the recovery.   The key to his success is that he stayed in the market.  Even when he did not buy a deal in 2018, he stayed in touch with brokers and investors.  He studied different markets looking for growth indicators and emerging markets.   Emerging Markets To make a sound investment, you need an emerging market.  A healthy market for multifamily includes job growth, and inflow of residents that need housing. When demand for housing exceeds supply, you have found a market worth pursuing.  The growth of potential renters is made up of three distinct groups, millennials, baby boomers, and immigrants.  Combine this growing demand with the lack of affordable single family homes compared to wages and the demand for rental housing looks strong for the next 20 to 30 years.  Vinney has successfully invested and exited from multiple deals in markets like Texas and Georgia where the demand is super strong.  In one case, he invested in 2017 and sold in 2019 for a 50% gain! Calculated Risk There are no guarantees, but if you do your homework, and understand the market dynamics, you can hedge your bet, minimize your downside and take a calculated risk.  Housing is a primary need, and apartments are more affordable than single family homes. The market is dynamic.  In 2018, the surge of new investors flooded the market, so much so that Vinney did not buy one property.  He believes that the demand was so great, that investors were overpaying for properties. In 2019, he found the over paying buyers were not as numerous, interest rates were lower, which increased cash flow.  The combination of these circumstances provided better investment options and he purchased two large newer properties. Life is full of risk.  If you put your money under your pillow, or in the bank, you will make next to nothing.  When you leverage into real estate, the bank provides up to 80 percent of the capital needed to buy your property which is in high demand. Year over year, rents increase, net operating income increases, values in crease, and so too does your equity. Value Add  Value add is the best way for a buyer to create equity in his new purchase.  An experienced buyer can recognize opportunities the seller is blind to. Value add opportunities range from minimal efforts from raising the rent to market to a heavy lift investing millions into capital improvements.   The key to a successful value add strategy is to recognize the opportunity, and properly underwrite for the cost to implement the changes quickly.  You want to hit the ground running as soon as you acquire so that you can benefit from the improved cash flow and increased valuation.   When approaching potential investors, it is important to have a sound strong business plan that assures the investor there is a plan to take care of and return their investment.   Underwriting is key in any market.  A good deal is always a good deal. Multifamily Syndication in 2020 Multifamily Syndication is full of opportunity in 2020.  Investors are looking for greater returns than what they are getting in the stock market.  For syndicators who recognize this, and understand how investors can invest their retirement funds, 2020 can be a great opportunity for both syndicators and investors. The national commercial real estate brokers, CBRE, Berkadia, Marcus Millichap have published their market forecast and in all cases, the next 20 years look bright.   Relationships Relationships are key to be successful in multifamily syndication.  If you have not yet syndicated a deal, Vinney suggest you work with seasoned syndicator to learn how to do it properly.  Once you have some experience, you have multiple options available to you. You can raise money or be the key principal leading your own syndication. Today is Your Time Life is full of risk.  If you put your money under your pillow, or in the bank, you will make next to nothing.  When you leverage into real estate, the bank provides up to 80 percent of the capital needed to buy your property which is in high demand. Rents increase, net operating income increases, values in crease, and your equity does too. BIGGEST RISK  Each week I ask my guest, “What is the Biggest Risk Real Estate Investors face?”   BIGGEST RISK:   Wow, I'm so glad you shared that because I settled three lawsuits. You know, just in the last quarter of 2019. So it's very fresh in my mind. And actually, one lawsuit was going on for about two and a half years. Nothing major, but it was major in the sense that something happened with one of my contractors on one of my property. And I'm so glad that I have had full coverage, you know. And they said you settle the issue for almost like seven hundred some thousand dollars. And I didn't have to pay a penny.  Another thing, you know, Darrin, my fire happened, you know. Right there in Atlanta property and that was a fire. I had a twenty thousand dollar deductible only, and that settled for two point three million dollars just to let you all know. But it was only possible because of people like Darrin, you know, who were able to sit down with me and make sure that we get the proper insurance.  I got hacked also in 2017 lost $250,000. And guess what? I did not have the Cyber Insurance. And that got me hurt. And, you know, I never looked back. I always look forward and say, what can I do today to make myself better? And that's OK. But now I'm fully taken care of by my I.T., Cyber Security and Insurance and everything. So the key thing is I think insurance plays a very important role.  I had another lawsuit with the, you know, firing somebody and they said it's racial discrimination firing. So these are very important issues. You've got to make sure you've got great attorneys, first of all, who are with you, dealing with you, looking at your contracts and everything. I'm very happy to say I didn't have to pay much again. You know, it could have been millions of dollars of lawsuit. But by hiring the right people and having the right insurance companies and all that, it helps a lot. If you’re anything like me, then you love to travel. However, for most people, traveling usually involves hotels, plane tickets, suitcases, neck pillows, and plenty of other creature comforts. If you’re used to journeying that way, then you know it can get really expensive really fast. For that reason, so many people who want to travel don’t do it as often as they’d like. In today’s podcast, I’m talking with Marinella Yule, a late-20-something who’s been to 40 countries and traveled multiple times across the United States. No, she’s not rich, and she doesn’t have wealthy parents. So how does she do it?For Marinella, the traveling is the experience, so she’s more than willing to give up the usual comforts that most people crave. Instead of hotels, she shares a room in a hostel. Instead of fancy restaurants or bars, she makes her own (cheap) food. Instead of flying, she takes the bus or shares rides with other people. It’s incredible to hear her experiences, and this podcast is truly inspiring. Since she was 18, Marinella caught the travel bug, and she realized that it was her passion. So, instead of taking bits and pieces wherever she could find it, she dedicated herself to the cause. For her, traveling was part of her authentic self, and to deny it was to deny who she is. Since then, she has done more than most adults do in a lifetime. From hopping to different countries to biking across the United States with her dad, Marinella is always hungry for adventure. And if she can do it, so can you. Oh yeah, about that bike trip. What if you had to bike 4000 miles through winding hills, mountains, and hot, muggy weather? What if you hated biking and had only ridden about five miles before embarking? For Marinella, the trip was both a blessing and a curse. Every day she wanted to quit, but she also wanted to prove to herself that she could push through. After 89 grueling days, she managed to make it. Since then, she’s biked from the top of Alaska to Washington, and she plans to bike from Chile to the southernmost tip of the world in Argentina. For her, overcoming her obstacles and fears are just a natural part of life. While travel has been her primary passion, Marinella is also an entrepreneur. Since November 2019, she’s started a marketing business and now does it full-time. She still travels and teaches English to students online, and her past experiences have helped her understand what it takes to run a business and make it successful. Also, starting and managing a travel blog didn’t hurt, either. I think we can all learn something from Marinella’s story. Being true to herself has yielded a lifetime’s worth of experiences, and she still has decades to go. As her dad used to say, there’s always an excuse not to do something - so why not flip the script and find a reason to take the leap? Make the hard choice and follow through on your passion. You never know where it might take you. To join Pamela's community of like-minded individuals, visit www.liveauthencially.today/fb. Ahegao clothing is being banned left right and center at many conventions across the west. One of the first times this happened was in the UK, in Newcastle in particular. Since November 2019 other conventions have followed suit and are changing their policies. But there's a little bit of hypocrisy with SOME of these conventions. Some of them allow practically naked cosplayers to walk around, despite kids being at these conventions. And yet use that same logic to ban Ahegao clothing. What do you think? In response to Friday's assassination of General Qassem Soleimani, the military commander of Iran's elite Quds Force, "Ayatollah Ali Khamenei made a rare appearance at a meeting of the government's National Security Council to lay down the parameters for any retaliation. It must be a direct and proportional attack on American interests, he said, openly carried out by Iranian forces themselves," the New York Times reported Monday. Meanwhile, "Iranian Foreign Minister Javad Zarif on Tuesday confirmed reports that the Trump administration has denied him a visa to enter the US for a United Nations Security Council meeting in New York this week," AFP reported. What are we to make of this, and what signals are being sent by both sides?"Venezuelan security forces let US-backed opposition leader Juan Guaido enter the legislative palace on Tuesday amid a showdown for control of parliament after the ruling socialist party installed its own rival congressional chief," Reuters reported. "Guaido, who was re-elected on Sunday to a second one-year term as head of the opposition-held congress, had pledged to preside over Tuesday's opening session after security forces blocked him from the building over the weekend to allow socialist legislators to swear in their own speaker. Local television images early Tuesday showed Guaido arguing for half an hour with troops wielding riot shields who again blocked the entrance to the legislative building, but eventually allowed him to push past them." What's going on in Venezuela?"Nearly 200 people have been arrested in Australia and are being accused of starting the bushfires that have ravaged the country in recent months," News Radio 1200 WOAI reported Tuesday. "Since November, there have been 183 people arrested, most of whom are believed to have deliberately started fires. Others are accused of improperly discarding a lit cigarette or match outdoors. At least 25 people have died, hundreds of millions of animals have been killed and over 2,000 homes are destroyed." Morten Nielsen is a social anthropologist working in Mozambique, Scotland and USA on the interrelationship between time and materiality. Since November 2018 he has been based at the National Museum of Denmark where he is a senior researcher. In 2015, Morten Nielsen founded the Urban Orders Reseach Center, a transdisciplinary research center based at Aarhus University, Denmark, which focuses on popular participation, self-management and collaborative design in urban spaces. Since moving to the National Museum of Denmark in 2018, he has continued his work on these issues with a particular emphasis on popular participation and collaborative design in social housing projects. He currently heads the interdisciplinary research projects Middle class urbanism: An interdisciplinary study of the physical reordering of urban sub-Saharan Africa funded by the Danish Council for Independent Research. Humanities (FKK). In today's episode Morten explores the topic he will cover at the conference – urban orders, when the city models itself. He gives examples from his work of how sustainable urban design processes arise from the meshwork of social life in cities. He asks us to reflect on questions such as: how might people's everyday urban practices be converted into viable resources for designing sustainable cities? What would it take for urban planning to become a medium of translation of the lived city into the planned city? What new models of urban sustainability might be discovered by taking seriously the force of urbanites' concerted actions? His talk focuses on the productive dilemmas of allowing sustainable urban design processes to arise from the meshwork of social life in the cities. Building on a discussion of the forms of regularity that may come to characterize the relationship between social life in the cities and the built environment in the absence of formal planning agencies, it addresses the challenges of converting such ‘urban orders' into prototypes for sustainable urban planning. Episode Links:https://www.applied-anthropology.com/programme/https://www.mortennielsen.net/

Given the recent resounding victory of the BJP in India and the current EU elections in Europe, the France's Yellow Vest movemement is extremely important in the global battle against neoliberal globalism.Although the mainstream English-language media is not covering it adequately, France is undergoing remarkable, deep turmoil. The middle and working classes are in a several months long revolt, known as the Gilet Jaunes movement, named after the Yellow Vests which French motorists are required to have in their vehicles by law.Since November, hundreds of thousands have protested, usually on weekends, against rising fuel prices, the high cost of living, the disproportionate burden of the government's tax reforms were falling on the working and middle classes, especially in rural and peri-urban areas. The protesters have called for lower fuel taxes, a reintroduction of the solidarity tax on wealth, a minimum-wage increase, the implementation of Citizens' initiative referendums, and the resignations of Emmanuel Macron, President of France, and his government. The protests have involved demonstrations and the blocking of roads and fuel depots. Some of the protests developed into major riots, described as the most violent since those of May 1968, and the police response, has resulted in many cases in loss of limbs. The movement has gained international attention, and protesters in many places around the world—some with similar grievances, others unrelated—have used the yellow vest as a symbol. On May Day, 300 protesters were arrested as they clashed with police. In Sweden, Denmark, Germany, France, Italy, Russia and elsewhere, arrests were made as demonstrations became violent. What does this mean for the state of France? Of Europe? And how does this relate to the political upheavals taking place all around the world?Today I am pleased to have as my guest, three-time French Presidential candidate, Jacques Cheminade, President of the French party Solidarité et Progrès.

Weakness in the stock market may be contributing to Bitcoin’s (BTC) price rise in recent months. We discuss how a ‘reorg’ to reverse the Binance hack is essentially the same as a 51% attack. Miners would have been bribed by Binance to perform the attack via an extremely high transaction fee. It is a good thing that Binance chose not to attempt this since it would have caused major fighting in the crypto space and a blockchain split, and ultimately this would have tarnished Bitcoin’s (BTC) immutability and reputation. Since November 2018, when University of Waterloo Professor David Hammond first shared results of his new youth vaping study with Health Canada and the mainstream media, only one interpretation of the data has been made available to the public. And that interpretation is one of high alarm. In February and April of 2019, Health Canada launched two separate public consultations seeking input on potential regulatory action that might stem the crisis of youth vaping. However, industry stakeholders, harm reduction advocates and members of the public had yet to be afforded access to Professor Hammond's study in order to evaluate the data and test the interpretation. RegWatch was provided a copy of the study by a highly-placed source within the tobacco-control community and last Thursday we published the document so that the public may see the same data, findings and conclusions being considered by regulators as they deliberate over the future of vaping in Canada and the U.S. In this episode of RegWatch hear tobacco control policy expert Clive Bates's analysis of the study and learn what he thinks of RegWatch's decision to publish. Click here for a Full Home searchSelling Your Myrtle Beach home? Get a free Home Price Evaluation As you may remember, we spoke last month about how our market has bounced back from the hurricane damage our area sustained earlier this year. This time, we’re going to shift focus and discuss how recent local developments relate to what’s happening on the national level. Let’s dive in and examine the latest statistics. Though single-family sales dropped 15.4% this November from what we saw last year, prices are on the rise. This is significant because price is always a lagging indicator of where our market’s headed. Another important statistic to consider as we look at overall market conditions is inventory, which was down 3.7% this November from where it sat last year. Decreased supply is typical of this time of year, but we will likely see a boost in the number of available homes come January. In addition to having fewer homes on the market in general, listings are also taking longer to sell. The average days on market has dropped 12.5% year over year, serving as yet another sign that our market is softening. Now is the time to act if you’ve been thinking of buying or selling.Moving on, let’s cover a few key statistics for new construction homes. At the moment, these developments are essentially a mirror image of the single-family home trends we’ve already discussed. Since November of last year, new construction homes sales have dropped 18.9%, prices have risen 14.6%, and inventory is down 5.6%. Finally, the average days on market for new construction homes has gone up 14.5%. Finally, the condo market, too, has undergone very similar changes since last year. Condo sales dropped 13.1% since November of last year, and prices rose by 6.5% to a median of $132,000. The average days on market also rose in the condo market, going up 3.7% year over year. There was one area of data that differed from the other market trends we’ve discussed, though. For condos, inventory actually rose year over year by 3.9%. Despite this disparity, it’s still clear to see that the overall trend in our market is the same across the board. All of these factors tell us that we are headed for a shift, but this isn’t cause for alarm. All it means is that now is the time to act if you’ve been thinking of buying or selling. Interest rates are set to rise again in the new year, so buyers may want to seize the opportunity to lock in a favorable rate while they still can. Sellers, too, should consider getting ahead of the market. The bottom line is that our team is always here to help. It’s our pleasure to bring you the latest news from our market and to help you shape your buying or selling strategy around these developments. Your success is our goal. Today I am chatting with Shana Kagan, founder of Jedi Tedi about her son's Complex Regional Pain Syndrome diagnosis.Since November is CRPS Awareness Month, I thought I would help shed a little more light on Complex Regional Pain Syndrome. This is something that my son was unfortunately diagnosed with this time last year after a competitive soccer injury. After days of not being able to bear weight on his leg after the injury, we saw a local sports medicine doctor who x-rayed my son's leg. Although swollen, he did not find any significant injury: certainly nothing that would cause the amount of pain he was in. An MRI came back clear as well...In the doctor's office, after the MRI, we were given a diagnosis of CRPS. For my son, the symptoms were pain disproportionate to the initial injury, inability to bear weight on his right leg, inability to bear any contact with his right leg and cold to the touch body temperature below the affected knee. We were sent on our way and told to let the doctor know if he didn't get better in 6 weeks at which time we would be sent to the pain clinic at our local children's hospital. For my son, his pain lifted about a week and a half after his injury and although he has experienced a handful of “flare ups” over the past year, it is not something that we are dealing with chronically. While I am grateful for my own son's recovery, other patients are not as lucky. It seemed important to bring more awareness to this not only for the sake of those currently suffering, but as a reminder that you never quite know what it's like in someone else's shoes. And you certainly can't judge a book by its cover.Recommended Resources:• Know someone with CRPS or want to donate to Jedi Tedi? Trucking industry lobbyists (including ATA) have stated that they plan to target the new Republican control in Washington, D.C. to pass legislation which would negatively affect driver wages by preempting State Labor laws. This new legislation ( Such as Denham Amendment of 2015 which failed) would create law that would prevent drivers from ever being paid for all working time. (Detention, waiting, paperwork, etc…) Since November 2015 the ATA and other organizations have been attempting to re-interpret the intended meaning of the Federal Aviation Administration Authorization Act (F4A) in attempt to prevent drivers from being paid for anything other than the miles they drive. The F4A was written to prohibit states from interfering with the regulations of freight rates in effort to deregulate the aviation and trucking  industries. This legislation is NOT just an “intrastate driver” issue. If passed it would affect all drivers. Our guest tonight is Craig Ackermann of Ackermann & Tilajef, P.C. Craig has been an employment lawyer for 19 years and has represented over 25,000 truck drivers. Tonight he will explain the Federal Aviation  Administration Authorization Act (F4A), and how amendments or altering of the F4A (which the Denham Amendment tried to do), would place the final nail in the coffin for drivers who want to be legally/ officially paid for all their working time. The industry itself has stated drivers work an additional 30-40 hours above their driving time. For additional info please go to InfoGraphicSTOP New Legislation-Truck Driver Wages at Risk

Watching the protesters take to the street it is hard to ignore the defiant shouts of "Not My President" or the signs that claim "Illegitimate President." Since November there have been any number of people who have been horrified by the election results, and have found themselves trying to figure out a way to keep him from moving forward with his agenda. Having tried to move the Electoral College to support another candidate and failing the focus of some have turned to other methods. Among these methods, is the call to Impeach Trump. Even before he was sworn in, and less than a day after, people advocated using Article II, Section Four of the Constitution to remove President Trump from office. Yet no cause can be shown as to why except that they do not like him. They do not like his agenda, and they do not agree with his platform, he has made appointments to Cabinet they don't like and spoke and acted in ways they don't like. At it's heart is a call to essentially politicize the impeachment process and make it into nothing more than a partisan weapon that can be wielded whenever one does not like an election result. In this full length episode Wyatt talks about the dangers of pushing for impeachment before it is time and before it is right, the dangers of rushing the process. He goes through what the Founders intended and what impeachment really means as a part of the path to removing a President from Office. I wanted to drop by with a quick market update for December here in San Diego and take a quick look at the November market.  We didn’t see anything shocking—we knew that with a new president coming in, people were unsure about things, which caused the market to slow down a lot in San Diego. Closed transactions were almost 30% lower than August this year. That’s a big jump! This helped inventory a little bit, but it’s still very low at this point. With lower demand, we saw a ton of price reductions. During the summer, many homeowners saw the market frenzy and tried to sell their homes for higher and higher asking prices. Eventually, the demand dropped, and prices had to be reduced. This doesn’t mean the market slowed down—we just have fewer sales. This is not a bubble or a crisis; we still have a couple of years of prices going up ahead of us.  “People finally got back into the market in December.” As we moved into December, we started to see more pending salesdue to people realizing the world wasn’t going to end after Trump was elected. People still have the American Dream of getting into a home, and I hope you can do it this year or next.  So what’s happening right now? First, I wanted to address a current concern in our market when it comes to finding homes. Many people use sites like Zillow and Trulia, but did you know that these websites aren’t syndicated with our MLS? For these listings to be accurate, an agent would have to go to the site and change it, which never happens. This results in problems like listings showing up for sale when in reality, they’re no longer on the market.  Save yourself some time and grief by hiring a real estate professional who can guide you through the process and give you access to our MLS. That way, you can look at properties that are currently on the market. If you’re looking for pocket listings, you definitely need to give me a call. I’m the master pocket listing guy! If you’re interested in these listings or have any questions about real estate in San Diego, give me a call today. I’d love to work with you!

In January 2008, Deconstructing Dinner launched the first in a series of episodes that began tracking the evolution of a campaign that is working towards creating a region that declares itself free of genetically-engineered plants and trees. The first region in North America to become a GE-Free Zone was Mendocino County, California, back in 2004. Soon after, Powell River, British Columbia, became Canada's first. The Southern Gulf Islands of B.C. have also declared themselves a GE-Free zone, and since November 2007, a group in the interior of the province has been working towards becoming the third such region in the country. As Deconstructing Dinner has long covered the topic of genetically-modified organisms (G.M.Os) or genetically-engineered (G.E.) foods, Host Jon Steinman has lent his knowledge and experience to the campaign. Since November 2007, Jon has compiled many audio recordings of the campaign with the hope that other regions and municipalities throughout North America can use these recordings as a resource and tool if they too are wishing to create GE-Free regions. This series will hear from campaigners and politicians from Mendocino County and Powell River in order to learn how their GE-Free zones are holding up. We'll also explore recordings from the October 20th presentations to the Cities of Castlegar and Nelson, British Columbia, both of whom are, as this broadcast goes to air, contemplating the passing of a GE-Free resolution. On this episode, we listen in on the July 10, 2008, official campaign launch of the GE-Free Kootenays campaign. Featured at the event was the most vocal and well-known critic of genetically-engineered foods, Saskatchewan farmer Percy Schmeiser. This broadcast will extend into next week's show when we will hear the continuation of Percy's speech alongside a short presentation by GE-Free Kootenays spokesperson, Andy Morel. You can also expect an exclusive interview with Percy and his wife Louise.
