John and Chrissy share how they turned early inheritance and smart planning into a successful first home purchase in pricey California. After renting for over 18 years, John and Chrissy navigated skyrocketing rents, family support, and strategic planning to buy a $700,000 home in San Luis Obispo. With only $5,000 in savings, an unexpected offer of early inheritance shifted their mindset from surviving rent hikes to buying a home. They used the How to Buy a Home system and their Unicorn team to align monthly affordability with realistic home options. From dealing with open house stress to choosing a planned urban development (PUD) for detached living without breaking the bank, their journey reflects persistence, planning, and prioritizing what matters most.“You have no idea what you're capable of until you put it in front of you and crunch the numbers.” — ChrissyHighlights: How do you go from $5,000 in savings to owning a $700,000 home with confidence? What options exist for buyers who want a detached home but can't afford traditional single-family prices? How can early inheritance or family gifts be used responsibly without guilt or confusion? What happens when you stop asking, “Can I afford this?” and start asking, “How do I make this work?”Check out our EPISODE GUIDE for more information and interviews!Connect with me to find a trusted realtor in your area or to answer your burning questions!Subscribe to our YouTube Channel @HowToBuyaHomeInstagram @HowtoBuyAHomePodcastTik Tok @HowToBuyAHomeVisit our Resource Center to "Ask David" AND get your FREE Home Buying Starter Kit!David Sidoni, the "How to Buy a Home Guy," is a seasoned real estate professional and consumer advocate with two decades of experience helping first-time homebuyers navigate the real estate market. This week on Two Parents & A Podcast, it's one of those episodes where nothing is technically related… and yet somehow it all is. Very Friday energy (but HAPPY MONDAY!!!). We kick things off with Tate entering her unzipping era (a big-girl milestone no one prepares you for!!!) and come to terms with the fact that we've officially become the parents we SWORE we'd never be (hahahaha). We have another SHOW REC (is this our new thing???) - His & Hers.. Then react to Matt Damon and Ben Affleck's take on Netflix and filmmaking (I think we agree?? I mean we are to the point that Harrison bought a phone lock box sooooo). Then it's toddler parent life as usual: discovering that “tractor wheels” are apparently a food, relying on DoorDash as a legitimate parenting strategy, and settling a cohabitating Bicker of the Week we didn't know we felt so strongly about (do you dry off IN the shower or ON the bath mat??). Mid-episode chaos includes gym drama involving a smoothie bar heist (and learning about Harrison's fascination with bank robberies?!), home updates (haunted light, breakfast nook plans, and our couch ordered on vibes alone), and a very real debate about whether Dad gets any say in nursery design. We also talk through our night nurse plan for baby #2 — why we're doing it again and what we learned the first time around. We close with Tate discovering SHOPPPING (hello sparkly cowboy boots), why buying kids clothes for their “future age” is a scam, a viral moment where a mom throws an iPad out the car window (we have thoughts), an alarm clock that charges you to snooze, and the comment section absolutely lighting us up over the word “de-thaw” (WOOPS). LOVE YOU GUYS! Timestamps: 00:00:00 Welcome back to Two Parents & A Podcast! 00:05:18 Tate's latest “big girl” milestone: the “unzipping” phase 00:07:22 We've officially become the parents we SWORE we'd never be 00:10:21 Show rec: His & Hers 00:11:16 Matt Damon + Ben Affleck on Netflix “ruining” movies (kinda true?) 00:13:22 Our continued war against Apple products (phone box, middle of he night Apple Watch) 00:17:45 PSA: “tractor wheels” are apparently actually a top-tier toddler food 00:19:00 Our Friday night parenting hack: DoorDash 00:21:40 Bicker of the Week: dry off IN the shower or ON the bath mat? 00:23:34 Gym chaos: the smoothie bar heist 00:30:46 Home updates: haunted light, breakfast nook plans & the new couch 00:41:13 Hot take: does Dad get a vote on nursery design?! 00:46:11 Our night nurse plan (and why we're doing it again) 00:51:35 Why you should stop buying “future size” kids clothes 00:53:07 Toddler shopping: Tate picked her own sparkly cowboy boots 00:56:31 Things We DMed Each Other: Mom throws iPad out the car window 00:59:36 Things We DMed Each Other: Alarm clock that charges $10 to snooze 01:01:50 From the comments: “de-thaw” is not a word (apparently) 01:03:04 LOVE YOU GUYS! #twoparentsandapod --------------------------------------------------------------- Thank you to our sponsors this week: *Merit Beauty: Right now, Merit Beauty is offering our listeners their Signature Makeup Bag with your first order at https://www.meritbeauty.com *Doordash: Parenting can be chaotic, unpredictable, and complicated. Following all this marimba and xylophone chitchat, Dean heads back to the phone lines. In the second hour, the first caller had safety concerns following last year’s big wildfires that devastated parts of SoCal. To that end, he’s been researching fire prevention devices for homes and is wondering if there’s a trade show that will offer all these tools and devices in one place? Spoiler: What rhymes with Shmas Shmegas? Next up, a long-time listener wanted Dean’s tips on Daikin cooling and heating systems that are placed on the wall of her Oregon vacation home. To more cooling questions! One caller was wondering if closing air conditioning vents in rooms that aren't being used will affect the airflow in other rooms, or the energy costs. Lastly, what to do if your old garage floor gets wet when it rains and you can’t find the source? Detective Dean may have the answer. See omnystudio.com/listener for privacy information.
As half the U.S. freezes over with a diagonal storm swiping across the country causing a state of emergency in 16 states, Dean is grateful we live in sunny Southern California where icy weather rarely touches us. Today’s first caller has a question about Dean’s recommendations regarding the self-sealing vapor barrier that replaces traditional roofing paper. Our next caller has a beautiful timber fireplace mantle that gets so hot to the touch that it melts the ornaments and evaporates the plant water. What can DeeDee do about it? A listener from Northern California has tall grass growing in her roof shingles — what’s up with that? See omnystudio.com/listener for privacy information.

A new year can feel hopeful and heavy at the same time. In this episode of Healthy Mind, Healthy Life, host Sana (filling in for Avik) sits down with spiritual teacher and transformation guide Ashmita Arora to explore a bold question: is there one root cause behind most human suffering, and one solution that keeps getting missed? This conversation is for anyone feeling stuck in repeating patterns, burnout, relationship strain, or self-pressure. Ashmita breaks down how attachment fuels overwhelm, and how detachment (especially in perception) can create real freedom, clarity, and peace. About the Guest: Ashmita Arora is a spiritual teacher, transformation guide, entrepreneur, and author. She is the founder of an intuitive practice and creator of Portal to Self, a transformational journey focused on clarity, release, and integration. Key Takeaways: Identify the attachment driving your stress (perfection, success, approval, control). Practice detachment by changing how you perceive the situation, not just the situation itself. Use meditation consistently to reconnect with your body's signals of expansion vs contraction. Reframe “mistakes” by assigning new meaning and looking for the lesson. Ask before big choices: “Is this fear, guilt, or obligation?” How to Connect With the Guest: https://www.ashmitaarora.com/ If you're in immediate crisis, contact local emergency services or your regional suicide prevention helpline. Associates on Fire: A Financial Podcast for the Associate Dentist
In this episode of The Dental Boardroom Podcast, host Wes Read continues his series on common financial mistakes dentists make, with a deep dive into tax planning gaps that often lead to paying unnecessary taxes.Wes explains how many dentists rely on reactive tax filing instead of proactive tax planning, causing them to miss powerful deductions and make poor timing decisions. He breaks down practical, real-world strategies such as the Pass-Through Entity (PTE) tax election; overlooked deductions like kids on payroll, home office, vehicles, meals, and travel; and why depreciation must always align with cash flow. The episode also highlights the risks of overly aggressive tax strategies, why meeting with your CPA only once a year isn't enough, and how a CFO-style, proactive approach can significantly accelerate a dentist's path to financial independence.Key Topics CoveredCommon tax planning mistakes dentists makeHow the Pass-Through Entity (PTE) tax election worksWhy the timing of tax payments mattersLow-hanging tax deductions many dentists missKids vs. spouse on payroll (and when it makes sense)Home office, car, meals, and travel deductionsRisks of aggressive tax strategies like misused R&D creditsProper vs. improper use of depreciation (Section 179)The difference between reactive CPAs and proactive, CFO-style planningKey TakeawaysPTE tax election is a major opportunity: Dentists in high-tax states can significantly reduce federal taxes if payments are made correctly and on time.Cash timing determines deductions: Tax deductions only apply in the year money actually leaves your account.Small deductions compound: When combined, kids on payroll, home office, vehicle use, meals, and travel can create meaningful tax savings.Spouse on payroll requires retirement planning: Without a 401(k) or defined benefit plan, it can increase taxes instead of reducing them.Depreciation isn't free money: Misusing Section 179 can create future cash flow problems.Avoid crossing the line: Aggressive or poorly justified strategies increase audit risk.Tax planning follows cash flow planning: Taxes are a subset of cash flow—not the other way around.Proactive advice matters: Dentists benefit most from advisors who specialize in dentistry and meet multiple times per year.CFO-style planning accelerates wealth:...

Socializing feels draining. Home feels safer. And you start wondering if you're losing motivation… or losing yourself. In this episode, we unpack the psychology and biology of loving staying at home, and why this phase often appears right after you outgrow your old life - but before your next expansion. You'll learn why:The mind can “get it” while the body is still searching for safetyLeaving power-and-control spaces disrupts belonging at a nervous-system levelMotivation doesn't disappear - it reorganizesRelief comes before expansion (and why confusing the two keeps people stuck)Using research on belonging, nervous system regulation, attachment, and social safety, we explore why your body craves predictable rhythms, low noise, and environments where connection doesn't require performance or self-betrayal.This conversation also maps a third path - beyond going back to the old tribe or isolating forever. We talk about low-stakes belonging: places where you can be quiet, leave early, opt out, or show up partially - so your nervous system can collect real evidence that being yourself is safe. You'll hear a grounded reframe of success - shifting away from visibility and approval toward physiological safety, alignment, and sustainable confidence. If you've been judging your need for quiet… If home has become a refuge you're unsure how to grow beyond… This episode offers language, relief, and permission.Home isn't a hiding place. It's often the training ground.

Have you noticed that at the moment, everyone is either trying to predict what is going to happen this year or holding strong nostalgia for the 90's or 2016? There's a reason for this -- remaining is the most profound spiritual work one can do -- and also the hardest. Recorded under a New Moon before the most powerful Solar Storm we've had in over 20 years (!), Ashley speaks about our habit of jumping into the future with worry, or back into the past through nostalgia, and how true peace lives only in the now. This episode is a replay from a recent satsang inside GUIDED, where Ashley talks about awakening as a messy, honest process. Awakening is not instant, sparkly perfection. It is opening, feeling, being triggered, and learning from what arises. She explores how we are moving into a time of feeling rather than thinking, and how awakening is happening both personally and collectively. Ashley also shares how knitting has become a spiritual practice for her. A way to slow down, soften perfectionism, build patience, and remember joy through simple, imperfect creation. This episode introduces the rent replacement strategy as a powerful mindset shift for first-time homebuyers. In part one of the First-Time Homebuyer Playbook, David Sidoni lays out the essential mindset every buyer needs before they ever look at a home: the rent replacement strategy. Rather than comparing rent and mortgage as separate costs, David explains how your rent can—and should—be replaced with a fixed, wealth-building home payment. The episode challenges the fear of becoming “house poor” by breaking down the math of equity growth, tax benefits, and long-term stability. This is the playbook to avoid financial regret and take real control of your housing future. “Renting is about survival. Owning a home is about growth.” Highlights What is the rent replacement strategy, and how can it help you afford a home? Why do so many renters regret not buying sooner? How does understanding full financial math debunk the fear of being house poor? What low down payment options and strategies can first-time buyers use today? Historically Thinking: Conversations about historical knowledge and how we achieve it
For a very long time humans have been getting sick. Sometimes we have gotten sick more easily than at other times. From time to time we get sick from things a human body has never before encountered. Sickness is always present with us. And while injury we can understand–like breaking a leg, or having a rock hit your head–sickness can be as mysterious to people in 2026 who trust the science as it was to our ancestors 4,000 years ago. “Why did one patient heal,” my guest Susan Wise Bauer writes, “while another rotted? And what about the shivering, miserable sufferer who simply awoke with a sore throat and cough, after going to bed healthy and filled with plans the night before? It is the constant presence of sickness, not injury, that has shaped the way we think about ourselves and our world.”Susan Wise Bauer's books include The Well-Trained Mind: A Guide to Classical Education at Home (fourth ed., 2024) and The Story of Western Science: From the Writings of Aristotle to the Big Bang Theory. Remodeling your home should make life easier—but for many homeowners, the overwhelm starts long before construction begins. Between endless choices, unclear priorities, Pinterest overload, and fear of costly mistakes, decision fatigue can take over before a single wall comes down. In this episode, I'm joined by Jen Orr, founder of Studio Red Interior Design and host of the podcast Preparing for Your Home Remodel. Jen specializes in helping homeowners slow down, plan intentionally, and design homes that truly support real life—especially in busy, family-heavy households. We talk about why starting with **function—not finishes—**is the key to a smoother, smarter renovation and how having the right systems in place can save time, money, and stress.

Lucky Lou is 48, burned out and wants to punch at 50. How should he bridge the gap before pensions and Social Security? Joe Anderson, CFP®, and Big Al Clopine, CPA walk through the Rule of 55, 72(t)s, and the psychological reality of spending down a taxable account, today on Your Money, Your Wealth® podcast number 565. Alexei and Anna are high earners in their mid-20s who want to save aggressively and keep taxes low. Which retirement accounts should they prioritize, and can they afford a downpayment on a house? Jay and Gloria are wrestling with the classic question of whether to save to Roth or traditional 401(k), especially since their state doesn't tax retirement income. Is taking the deduction now and backdooring Roths the smarter move? Plus, Sleepless in Seattle wants to know, can her 28-year-old daughter afford to buy a condo in a high-cost housing market? Finally, Jennifer in Texas wonders how to invest and withdraw an inherited IRA over the 10-year rule with the least tax damage.
