The Katherine Massey Book Club @ The C.O.W.S. hosts the second study session on Gregg Olsen's If You Loving You Is Wrong, which investigates the scandalous, tragic arrangement between White Seattle schoolteacher Mary Kay Letourneau and her 12-year-old non-white student, Vili Fualaau. Gus T. was not a Seattle resident at the time of this criminal disgrace. When speaking with Neely Fuller Jr. many years ago about why it's incorrect for White people to engage in sexual activity with non-white people, he cited the Letourneau case. At the time, Gus shamelessly admitted being ignorant about this case. Fuller paused briefly before asking Gus to confirm that he was dialing from Seattle's 206 area code. Chatting all the way from Washington, D.C., Fuller knew all the tacky details of this case and how it corroborates his counter-racist code, which prohibits so-called interracial hanky panky until there's no more Racism. Also, Fuller emphasized how White people exploit the childlike state of non-white people/Victims of Racism in these sexual arrangements. Last week, Olsen told us of Mary Kay's California upbringing which included her father John Schmitz's political work for "right wing," "ultraconservative" causes. Her family's connections to the John Birch Society, a notoriously Racist organization, further corroborated Gus's belief that Letourneau was a cunning Race Soldier who deliberately selected a vulnerable non-white child to rape. Ryan Chaw shares his bedroom real estate rental property strategy. As a pharmacist-turned-real estate investor Ryan shares how he built a successful portfolio of 14 rental properties generating $50,000/month in income by renting out homes by the bedroom to students and professionals near college campuses. Now financially free, he spends his time coaching others and maintaining a disciplined approach to growth while avoiding low-quality competition and preserving strong tenant relationships. Today we discuss... Ryan Chaw transitioned from a pharmacist to a real estate investor inspired by his grandfather's success in Bay Area real estate. He began investing in 2016 with a $262,000 property in Stockton, California, renting it by the bedroom to maximize cash flow. His strategy involves converting 3-bedroom homes into 5- or 6-bedroom rentals and leasing them to students and professionals. Ryan now owns 14 rental properties generating $50,000 per month in income and has fully replaced his pharmacist salary. Most of his tenants come from word-of-mouth referrals, especially from student communities at nearby colleges. Properties that would rent for $1,500–$2,200 annually generate $4,000+ per month when rented by the room. Competition in his niche is limited and often low quality, with few landlords offering the same level of service. Ryan sees consistent long-term demand with students signing multi-year leases and bringing in future tenants. Ryan targets neighborhoods favored by graduate students and healthcare professionals by researching Reddit forums for off-campus housing recommendations. He rents to both students and healthcare workers, often securing two-year leases from medical residents and fellows. He continues to acquire at least one new property per year and currently owns 14 rentals. He recommends keeping $7,000 to $10,000 per property in reserves to cover unexpected maintenance like HVAC or roof issues. He clusters tenants by category (e.g., pharmacy students, dental students, healthcare workers) to foster a sense of community. His four key success factors for student rentals are proximity to campus, neighborhood safety, affordability, and tenant community. Ryan uses VAs to triage maintenance requests and relies on a vetted contractor network to address issues within 24 to 48 hours. BEST OF TST: A manga book from Japan has recently caught the attention of international travelers due to its seeming ability to predict the future, specifically the March 2011 Tohoku earthquake. Originally written and published in 1999, the newest version from 2021 now suggests there will be a mega quake somewhere between Japan and the Philippines on July 5, or within that month, 2025. The author and artist, Ryo Tatsuki, has been right about other future events too, including the 2020 pandemic. Reportedly, she obtains her insights from dreams and has become so popular she is being compared to Nostradamus or the Bulgarian blind woman Baba Vanga, who made a series of sometimes accurate predictions before her death in the 1990s, from current times all the way to the year 5,079, or the end of the world as we know it. Ryo Tatsuki is also predicting a second global pandemic due to COVID, or a variation of it, and implied by her July earthquake dream, a mega tsunami with massive waves. There should be a debate about the differences between psychic predictions from dreams or visions, and the same predictions made my computer models and scientific analysis; about movies and tv shows making predictions or obtaining information through channeling sessions with spirits, and the nature of pure imagination; also, the influence art and reality have on one another. Either way, reports are that tourists are changing their plans or cancelling their trips to the far east as a result of Tatsuki's dreams, though the data doesn't seem to support that claim beyond small airlines or travel companies that are probably looking for free publicity. However, there are very real scientific fears of the Nankai Trough causing a massive earthquake and tsunami which has provoked the first ever mega quake warnings in Japan, followed by their revocation, followed by their reissuing. The same can be said about the western United States too, though some reports are nothing but pure sensationalism. Your Hope-Filled Perspective with Dr. Michelle Bengtson podcast
Episode Summary: On this episode, I talk with Janet McHenry, who shared her painful wound of walking with her husband through a very unjust situation that happened to him which caused her much shame. Yet, she also shares how God revealed himself to her, and answered her prayers in a way that she didn’t expect, producing a beautiful sacred scar. Quotables from the episode: My wound goes back to fall 2001, when we had a two-day blizzard in the Sierra valley when six calves and a bull bedded down in an old creek bed in the corner of my husband’s ranch, and were covered by snow. My husband was unaware this happened. A neighbor reported it not to my husband but to the local animal control authorities, and my husband was given seven animal cruelty charges, despite all the evidence in our favor. We unfortunately had an unjust judge who would not let records be placed into evidence, nor let experts testify on our behalf. The judge also harassed two of the defense witnesses. So much of the evidence that we had lined up for the trial was not allowed to be admitted. So he ended up being convicted on six animal cruelty charges with the possibility of getting three years in state prison. We felt a great deal of shame. How do you live in a community of your peers, with only 3000 in our entire county without a single stoplight. It’s an agricultural area where people raise hay and beef cattle. We experienced shame over this. We experienced fear because the judge could decide my husband would get those three years in prison, and how would we then live? The judge also could have pulled all the animals away from the ranch, removing my husband’s livelihood. My husband was pursuing his Ph.D. and was beginning to work on his doctoral dissertation, but my husband wouldn’t be able to teach with a felony conviction. So we experienced shame, fear, and a wounding because I had prayer walked around my community, I taught in a school district with only about 32 teachers so we all knew each other intimately, so I wasn’t able to avoid people through this process. I found it very difficult to finish out my school year as a teacher so I took a leave of absence and went on antidepressants because I couldn’t eat, I couldn’t sleep, my heart wouldn’t stop racing; I had never before experienced those physical reactions to stress. We worked really hard to get public support, and two months later was the sentencing. We filled the courtroom with friends and family and six pastors. The entire courtroom was a community of supporters for us. At the sentencing, the judge gave my husband four years of probation and a huge fine, so my husband had to sell off a large percentage of his herd to pay for that. We determined right away to file an appeal with the state appellate court. In the appeal, we documented over 240 instances where the judge had prejudiced the jurors. We waited another two years to get that decision. One by one we heard the appellate judges say that they were going to overturn the original decision. We determined to keep living here and keep serving our community the best that we could. One thing I learned on the day of the sentencing was that God was doing another great work in our lives that was unrelated. Standing in the parking lot after the decision was overturned a friend spoke up about what she saw in my husband and that God was really doing a new work in him and that he had a new countenance. It was then that I realized God was answering my prayers for my marriage which for 20-something years, I had been asking God to do a deeper work in our marriage, to save our marriage, to keep us together. God was working to answer a different prayer request than the ones that seemed more immediate. I don’t think I’d want to go through that situation again, but I did learn a lot about God’s loving presence through that. I re-read the book of Job every year when I read through the Bible, and I realized what I needed was a friend to quietly sit beside me. What Job needed was one good friend to sit with him through his suffering. Even though Job didn’t hear from God, God was that friend in Job’s wait. Even when it seems like God is silent, He is with us, He’s cheering us on. He cares about us. He loves us. Even if the situation doesn’t resolve in the way that we think is best, God will be even closer to us as a result of what we’ve been through. That presence of God, that closeness to him, is the best thing we can get out of this life on earth. America is turning 250. And we're throwing a yearlong celebration of the greatest country on Earth. The greatest? Yes. The greatest. We realize that's not a popular thing to say these days. Americans have a way of taking this country for granted: a Gallup poll released earlier this week shows that American pride has reached a new low. And the world at large, which is wealthier and freer than it has ever been in history thanks to American power and largesse, often resents us. We get it. As journalists, we spend most of our time finding problems and exposing them. It's what the job calls for. But if you only focus on the negatives, you get a distorted view of reality. As America hits this milestone birthday, it's worthwhile to take a moment to step back and look closely at where we actually are—and the reality of life in America today compared to other times and places. That reality is pretty spectacular. Could Thomas Jefferson and the men gathered in Philadelphia who wrote down the words that made our world—“We hold these truths to be self-evident, that all men are created equal, that they are endowed by their Creator with certain unalienable Rights, that among these are Life, Liberty and the pursuit of Happiness”—ever have imagined what their Declaration of Independence would bring? The Constitution. The end of slavery—and the defeat of Hitler. Astonishing wealth and medical breakthroughs. Silicon Valley. The most powerful military in the world. The moon landing. Hollywood. We are 330 million people, from California to New York Island, gathered together as one. Each of those 330 million will tell you that ours is not a perfect country. But we suspect most of them would agree that their lives would not be possible without it. So for the next 12 months, we're going to toast to our freedoms on the page, on this podcast and in real life.
