The distressed Renault Winery Resort he bought in December 2018 is sold out for 2021, and revenues are up 200% from last year. So, why is Josh doing well while others are struggling? Are there opportunities for investors in the hospitality space right now? And what can we multifamily syndicators learn from Josh’s others-focused approach to business? Josh Carey is a business coach, podcast host, speaker, digital media and creative consultant, and entrepreneur. He is the Co-Founder of PodMAX, (an On Air Brands company), a podcast production and media company that provides training and events catered to entrepreneurs who have a meaningful message to share. Josh is the host of The Hidden Entrepreneur Show and On Air Brands LIVE! Josh Cary spent 40 years in hiding, showing up in fear, with a 'mask' on in all areas of his life. Today, he’s now on a mission to help others unmask themselves so they can improve their lives and businesses. Episode Highlights: Here are some power takeaways from today’s conversation: What Josh wants to be known for His early years in the acting and film world How to get to know your podcast guests better (especially those you already know) Why asking spitfire questions is great Asking questions that foster storytelling Episode Highlights: Stop Hiding in Fear Many people are hiding behind fear so they end up not showing up in every situation. Fear paralyzes them to make the move which they know they're capable of doing. Therefore, take action and power through in every possible way to your fullest extent. How to Get to Know Your Guests Better, Especially Those You Already Know Bring them on and talk with them for 20-30 minutes just in a "getting to know" kind of way. You're not talking about business and it makes for a good conversation. Ask spitfire questions just to bring in a new flavor to the episode. This is exciting from the guest’s perspective. It feels good to be on the receiving end of these questions and get to answer them. Why Asking Spitfire Questions is Great There's this non-committal that you're going to go where it goes post-questions. You don't necessarily have to stop the conversation. But you can take it another five or 10 minutes if you want. Regardless, that's the episode and it doesn't have to be rebranded. And that’s a good way to get to know people you already know. Everybody has a story to tell. So let them tell stories. These types of questions foster thought, which is sometimes missing when you're a guest on a show, especially when they already know your story and you know where the conversation is going to go. By asking spitfire questions, your guest will be excited to share their answers because you, as an interviewer, don't know the answers. How to use your natural intuition to know whether a certain food is what your body needs right now. The challenges we face to listen to the body’s wisdom when we either have diet dogmas, addictions, or biochemical imbalances in the gut Why your nighttime cravings might actually be parasites in the gut that are impacting your sleep and overall health. Multiple health symptoms that were showing up in his gut post-surgery as it continued to hold onto the stress through poor digestion and gut dysbiosis. The moment he noticed that the state of his gut had a huge influence on the state of his mind. His view on intelligence and why we often use the idea of intellect as a shield to stay safe and avoid exploring different experiences. Why he views awareness as being more important than intelligence and how we can improve our state of awareness and consciousness through meditation. [1:08:00] Mental Hygiene Practices For Life Why we cannot connect with the world around us when we are not actually connected to ourselves and know who we are at our core. Mental hygiene practices to help us reconnect with ourselves and our inner awareness. Why a consistent meditation practice is a non-negotiable part of his regular mental hygiene. How exposing himself to Hormetic Stressors such as the hot and cold as well as breathwork helps to keep him grounded and strengthen the muscle to embrace discomfort. The power of grounding and earthing by walking barefoot on the earth for someone who has a lot of mental health challenges. Why it’s so important to be mindful of the amount of information you are consuming especially now with the media today.   [1:13:00] The Four Most Common Addictions The Four-Fold Way: Walking the Paths of the Warrior, Teacher, Healer, and Visionary by Angeles Arrien Unpacking the four most common addictions: intensity, perfectionism, needing to know, and the fixation on what’s wrong. Why our constant need to know something or fix what is going on in our lives is an addiction in itself. Exploring one of his favorite quotes from Matt Kahn: “Whatever question you have, the answer is exactly what you don’t need right now but the answer will be there when we’re ready to receive it but you need to be able to live without it first.” Matt Kahn Why, for Greg, stillness is our access to the truth but it’s not necessarily the access to all of the answers because the questions that we’re asking are usually the wrong questions. How he came to the point to realize that his OCD was actually a gift to unpack and apply its spiritual teachings to his life.   [1:19:30] Coming Back Into Balance And Awareness Through The Middle Way Exploring the massive gut check we’re experiencing as a society as we go through the Middle Way in 2020. Whether the Middle Way is actually the right path for us or if we should go hard right or hard left instead. How we use the pathways of hard left or right to counterbalance the imbalance that we had prior to COVID-19 How we can come back to the Middle Way after going hard right or hard left. Why the violence that we’re seeing in today’s society is happening because we’re avoiding going in and looking at the shadow. Exploring this new wave of masculinity as men are starting to face their emotions, feel their pain as well as accept and love all of their feelings. Why there is a place for conscious anger that is not used destructively and how it can be explored in the Middle Way. What happens when we define an emotion as “bad” and store it back in the unconscious instead of being willing to experience and accept it. How the breath is used to bridge the mind and the body in the present moment. BREATHE M21 Wellness Guide Wellness Force Community   Power Quotes From The Show   Healing OCD Through Integrating It Into Your Being "I have healed my OCD but have I completely gotten rid of everything? No, but I don't have the desire to get rid of everything because I've integrated it into my being and I know that it's the greatest spiritual teacher that I've ever had; it's the only reason I can really understand how the mind works and how consciousness works. So, the answer to the question, 'Can we can heal mental health 100%?' is 'yes' but to heal it 100% is the acknowledgment that we're not here to get rid of it, we're here to integrate it. By carrying our mental health struggles with us, we heal them 100% but if we focus on getting rid of it for good, then we're still engaged in it." - Greg Schmaus   Separating Ourselves From Our Addictions "OCD is a form of addiction and the challenge we run into with trying to get rid of an addiction is the part of ourselves that is engaged in it is also the same part that is trying to get rid of it. It's almost as if addiction has this persona that is wrestling itself and we're creating the illusion that we're in the wrestling match. So, the first thing to do is to become aware that you are separate from that conflict; you are the one that is observing the conflict. OCD and addiction are very similar in their energy and root cause; usually they some form of trauma that runs so deep that we will set up these conditions, routines, and rituals as a way of making sure that we never re-experience that level of vulnerability again." - Greg Schmaus     The Healing Journey's Divine Timing "A lot of times, we're not yet ready to heal and integrate the parts of ourselves that we've rejected or abandoned. I do feel that there is divine timing in terms of when we are ready and the opportunities will present themselves but the prerequisite for all of that to happen is awareness. We have to be aware of when those opportunities and those teachers or mentors are presenting themselves to us." - Greg Schmaus   Links From Today's Show  CURED Nutrition 275 Paul Chek How to Eat, Move and Be Healthy! by Paul Chek 311 Mark Wolynn Living 4D with Paul Chek - Greg Schmaus: Overcoming OCD and the Mental Health Crisis The Four-Fold Way: Walking the Paths of the Warrior, Teacher, Healer, and Visionary by Angeles Arrien Matt Kahn Leave Wellness Force a review on iTunes BREATHE M21 Wellness Guide Wellness Force Community Greg's Holistic Strength Training Instagram Twitter Greg Schmaus LinkedIn   About Greg Schmaus Greg Schmaus is a Holistic Health Coach and Licensed Massage Therapist. SECURE YOUR CLIENTS’ IOT DEVICES Most of your clients and prospects already have IoT in their businesses—unfortunately, about 80% of it is unsecure. Since many businesses have not secured their IoT, hackers are able to breach their clients’ networks through their IoT devices. That is why it is critical to provide cybersecurity solutions that take IoT into account. In this episode, Josh Liberman, the President of Net Sciences, joins IoT Playbook to dive further into the topic of IoT security. Net Sciences is an MSSP in New Mexico that specializes in securing networks and IoT devices using Nodeware, an IoT security software tool. IoT Playbook also interviews the team at Nodeware to uncover more helpful tips for securing your clients’ IoT devices. Head on over to podcast.iotplaybook.com, where you can learn about IoT security from a channel partner and software company that specializes in IoT security. What You Will Learn: Josh Liberman’s role in Net Science and what they do Why IoT devices create so many vulnerabilities in your clients’ networks How to use software tools like Nodeware to secure your clients’ networks What Josh offers in his cybersecurity solutions bundle How Josh works with Nodeware as a channel partner Cybersecurity Solutions | Secure Your Clients’ IoT Devices If you’re providing cybersecurity solutions to your clients but their IoT is not secure, they are still extremely vulnerable to breaches and other cyberthreats. Part of the reason for this is because remote monitoring and management (RMM) tools perform scans that don’t pick up IoT devices, so the unsecured devices are ignored. As the President of Net Sciences, Josh Liberman has put a lot of time into mitigating these risks so he can provide the highest level of protection to his clients. Nodeware is an IoT security software tool that he uses to secure IoT devices and enable them to conduct business uninterrupted. Nodeware For channel partners and IoT vendors, the booming growth of IoT is a great thing. But that only rings true if we are able to maintain a handle on the mounting number of threats that come with it. Most IoT devices are unsecure out of the box, and they remain unsecure even when they are updatable. As a result, Josh and his team have been looking for ways to better segment IoT devices and generate awareness as they increase in number. They converged on Nodeware as a means of better checking their own work in order to identify vulnerabilities, deprecated protocols, and anything else they might have missed on a job. User-Friendly IoT Security The creators of Nodeware constantly find devices on their clients’ networks that expose them to vulnerabilities whether they know it or not. But now, the solutions are less bulky and more cost-effective. They offer asset identification in real-time through a single dashboard and you don’t need a PhD to use it. That is critical as IoT devices become more accessible to small business owners. IoT is currently both a problem and a solution for many small and mid-sized businesses across the globe. But effective cybersecurity solutions will help you identify their vulnerabilities so proper measures can be taken to mitigate the risk. About Josh Liberman Joshua Liberman has been working in IT since the early days, starting by assembling an IBM PC XT in Bakersfield, California in 1982. He worked in the 80s in various technical writing, editing and later, minicomputer management positions around the US, finally making it to the PC side in 1988. His personal interests include mountaineering, martial arts, writing, and event and travel photography. He holds a Philosophy degree, speaks five languages, travels extensively and raises Siberian Huskies with his wonderful wife, Heidi. (#282) Josh Hillis is our featured guest this week who joins the show to discuss the truth about what it takes to achieve sustainable fat loss. Josh is a renowned nutrition coach who specializes in habit-based, positive changes and has helped countless people reach their health and fitness goals for more than 10 years. He's also the co-author of Fat Loss Happens on Monday and is finishing up his second book, Lean and Strong. We had a fantastic chat recently discussing practical applications and strategies for healthy eating. Here's what you'll hear about in the episode: How Josh ended up as a "fat loss specialist" Learn about his habit-based approach How he tracks behaviors How his thoughts have changed on food journaling The key questions to ask clients about eating The biggest issue with food journaling What to eat for snacks? Should you eat snacks at all? How much of a role does exercise really play in fat loss? The role of stress with eating challenges How to deal with food cravings? Understand cravings vs. hunger How to overcome eating for boredom What to eat if you're actually hungry at night? The 2 biggest reasons we gain weight How to handle weekend "binge eating" The type of thinking that is the #1 predictor for diet failure What are the CORE habits for fat loss? What is TRUE hunger? What Josh thinks about the Keto craze? Thoughts on Rapid Fat Loss - yay or nay? Learn about Josh's upcoming book - Lean And Strong The importance of values with weight loss and fat loss goals And, hear about Josh's next book project, as well... Actionable closing advice you can use! Exercise does play a role in fat loss, but it's not a primary tool for most people. Weight loss is about changing your food skills. Strength training is about getting leaner. Balanced meals really work for fullness. Our proud podcast partner is Momentous.  Momentous is my #1 recommended protein that is available on the market today. This protein source is the highest-quality, it tastes amazing, and it's well-tolerated. Don't settle for sub-standard protein supplements. Momentous is simply outstanding. Available in whey or plant-based varieties. Check out LiveMomentous.com/Rdella and use the code "RDELLA20" to save $20 off your first order. I've been using the "Absolute Zero Grass-Fed Whey" blend, pictured below. I mix Momentous with frozen organic strawberries and a 50/50 blend of unsweetened almond/coconut milk and it is FANTASTIC! [jbox color="grey" radius ="2"] The Momentous Minute with Tim Caron Today's Momentous Minute is with Tim Caron, the owner of Allegiate Gym and performance engineer at Momentous, the sports nutrition company on a mission to clean up the supplement industry. Tim, today's question is what's most important to look for in protein supplements and how do we sort through so many different options that are available today? Tim Caron: Ingredient list. Look at the back of the label and actually seeing what's in there. Can you pronounce the ingredients? Do they look familiar? Are these things that you feel like something that wouldn't be hazardous to your body? I think there's a lot of intuition that should be used when you're looking at any supplements. The quality of the ingredients matters and as we dissect each one of these proteins, they have to have these products that have a shelf life and also have some sort of ability to break down and taste good when you're mixing it. So, looking at the back of the label and making sure it's grass-fed, making sure it's organic, making sure you can enunciate each one of those names makes a big difference in terms of how your body's going to react to that. Looking at the nutrition label should be paramount in most people's process of evaluating everything. Make that your first and foremost priority and you should be okay. Your opportunity to make it big with your creative endeavors is no longer something others are in control of. You can influence your own success tremendously – primarily through doing great work and networking at the same time. Josh Muccio is a great example of a person who did make it big by being picked up by a big company in his industry, but it s not because they gave him permission – it s because they noticed the great work he was already doing. Dane invited Josh on the show a second time because his story illustrates how creatives can open the door to their own opportunities. It s a lesson we all need to learn and Josh shares a wealth of insight for those who are ready to hear it and take action. Before you reach out to the star makers in your niche, do great work Back in season two of Converge, Dane took a shot in the dark and predicted that Josh s podcast The Pitch would be picked up by a big podcasting company like Gimlet and it was. Dane wanted to hear the story of how that happened, so he invited Josh back for this conversation. The way the story unfolds is not what you might expect. Nobody came knocking on Josh s door. Nobody sent a talent scout to find the next big podcast hit and suddenly discovered him. Josh kept producing his independent podcast to a high standard, found people to help him, and reached out to people in the podcasting space who he wanted to meet. Things happened because he did great work and took action. You can hear Josh explain how it happened – how he facilitated his own opportunity, on this episode. People are your biggest resource, but they are not a commodity to be used Even if you are a solopreneur or solo founder, people are the best resource you have. Josh Muccio realized that early on in his podcasting journey, so he started reaching out to influential people in his space WHILE he continued to do great work. He wasn t looking for a handout or to be discovered, he was making his own opportunity. That is exactly how creatives in the digital age have to approach success: Do good work, make your opportunity. Jay shares why he sends cold emails to people he wants to meet every day, how he crafts those emails to be personal and appealing, and why he thinks it s an important discipline that will work for anyone seeking to build good relationships with others in their space. If you can t create a brain-trust, at least get some smart friends alongside One of the greatest benefits of becoming a part of the Gimlet media family is that a team of audio and storytelling professionals are available to help Josh make his already-great show even better. He refers to them as a brain-trust: experts who are able to look at his work, give feedback, and refine it to greater effect. Dane asked Josh if he thinks it s possible for the average, independent artist to form their own brain-trust. While he s not sure independents can pull together a team with the same level of expertise he’s blessed with at Gimlet, he s confident that having other trusted, smart individuals look at your work and give honest feedback is always going to make it better. There is always another opportunity to shoot for. Keep reaching Near the end of this conversation, Dane asked Josh to share his perspective for those at the beginning of their creative journey now that he s at the top of his industry. His podcast is a staple on the Gimlet media lineup, continues to get great reviews and is growing its listener base monthly. What advice does he have now that he s made it. Interestingly enough, Josh points out that even those he works for at Gimlet don t feel they ve made it. There s always another level to reach for, always another way to grow and become better at what you do. His advice: Your opportunity to become the best is always before you. Be aware that success doesn t change the need to do your best work, no matter what level of success you ve already attained. What is the quickest route to financial freedom through real estate? Do not pass Go. Do not collect $200. Go directly to… Multifamily. But how do you overcome a lack of experience and capital to accelerate the timeline and jump straight into apartment building investing? Josh Eitingon is the founder and manager of JAE Property Group, a real estate investment company specializing in 50- to 150-unit value-add multifamily properties outside the New York metro area. With the guidance of a coach, Josh made his first multifamily investment in 2012, and now he is up to eight deals. He began his real estate career while working as a software developer, eventually joining a Long Island investment group where he led the acquisitions team in securing $100M in real estate. Today, Josh is a full-time investor in his own right. Josh joins me to discuss the early investment in a coach that facilitated his shortcut to multifamily. He addresses how he overcame a lack of experience to do his first 20-unit deal and the personal guarantee he made investors to raise $200K for the renovation. Josh explains what he loves most about multifamily investing, describing the challenge of finding a formula to optimize each new property. But Josh didn't know that then, and he pursued a degree in aeronautical science from Embry-Riddle University. He got a job as a commercial airline pilot and had worked his way up to captain when the recession hit, and his hard work was rewarded with a demotion and a pay cut. Josh Bender and his high school sweetheart did something on their 10th anniversary that a lot of us ask ourselves everyday why we're not doing. They sold their cars, packed up their family of four, and moved to a nature hut in Bali to give their kids and themselves an amazing opportunity to explore the world. This was in 2012, and today you can follow their adventures at Travel with Bender where they post about living the dream of a travel life. This year, they're off to 15 more countries across Europe and Southern Asia with two young kids. In this episode we chat about their journey and how they pull off family travel in such a perpetual style. Subscribe on iTunes, Stitcher Radio, Soundcloud or TuneIn What We Cover: Somehow you think living the dream is some kind of utopia where everything is perfect and there’s no sort of challenges. What Josh admits he did wrong before they left, and how communities of traveling families helped them find their way. What are the Effects of Travel on kids How to overcome the fear and get started traveling anywhere with young kids Why Josh travels to give his kids the opportunity to learn to find and interact with people who are different than them, and have fun doing so. Words from an Explorer: “Be willing to do it. Go out, make a plan to do it. And learn from as many people as you can." More Quotes “That’s one of the single most valuable lessons our kids are learning… How to connect and relate to individual humans as humans… To connect and realize we’re one family.” “If anything it’s the most natural way of living, understanding and getting to know people, rather than sitting in a cubicle for forty hours a week.” Josh’s Best Travel Advice: The First Step: Say to yourself, “You’re never going to regret it.” Use that as a mantra. Money Saving Tip: Turn your knowledge and experience into a mini-business, a product or service that you don't have to be present to run. Also, look at the exchange rate Packing Tip: Be ruthless. Use packing cubes. When you have kids it can be tempting to bring everything along. Kids get toys where ever they go, so just bring what they need to get them there.
