The Elephant In The Room Property Podcast | Inside Australian Real Estate
Granny flats are being sold as the answer to everything—housing affordability, rental yield, multigenerational living, even retirement planning. But once you get past the glossy numbers and council checklists, the reality is far more nuanced. In this episode, we sit down with Wally Gebrael, Co-Director at Granny Flat Solutions, to unpack what actually determines whether a granny flat works — and why so many builds quietly underperform. We break down the planning pathways (CDC vs DA), site constraints that kill feasibility, design mistakes that slash rental appeal, and the hidden costs investors rarely factor in.We also explore the bigger picture: how granny flats fit into Australia's housing crisis, why quality and layout directly impact yield, and when a granny flat can genuinely improve cash flow, versus when it simply ties up capital. Wally shares real-world examples from thousands of builds, including what separates high-performing granny flats from regret purchases. If you're considering building one — whether for family, flexibility, or investment — this episode will help you decide with clarity, not hype.Episode Highlights00:20 — Meet the Expert: Wally Gebrael03:12 — Financial Considerations and Value Addition06:18 — Challenges in Building Granny Flats08:44 — Council Regulations and Approval Process12:56 — Cost and Budgeting for Granny Flats23:59 — Designing Functional Spaces with a Wow Factor24:22 — Balancing Cost and Value for Investors and Homeowners25:37 — Optimal Granny Flat Designs29:52 — Impact of Interest Rates on Investments32:03 — Financial Considerations and Tax Implications37:57 — Common Mistakes in Granny Flat Projects43:43 — Final Thoughts and Listener QuestionsAbout the GuestWally Gebrael is the Co-Director at Granny Flat Solutions, one of Australia's leading specialists in secondary dwellings. His insights aren't theoretical—they're based on real budgets, real rental outcomes, and the recurring mistakes homeowners and investors make when chasing “easy yield.”In a market saturated with oversimplified advice, Wally focuses on feasibility, function, and long-term performance—not sales-driven optimism.Connect with WallyWally's LinkedInGranny Flat Solutions' LinkedInGranny Flat Solutions' WebsiteGranny Flat Solutions' InstagramGranny Flat Solutions' Facebook
Fasting Rulings In A Nutshell | Common Mistakes Explained | Q&A | Shaykh Muhammad Sāqib Iqbāl ShāmiThis video, titled "Fasting Rulings In A Nutshell | Common Mistakes Explained | Q&A | Shaykh Muḥammad Sāqib Iqbāl Shāmī", addresses common questions and misconceptions about fasting during Ramadan. Shaykh Muḥammad Sāqib Iqbāl Shāmī provides clear rulings on various situations that may arise during fasting, distinguishing between actions that break the fast and those that do not. Here are some key takeaways:Actions that generally DO NOT break the fast:Swallowing saliva or phlegm from within the mouth (0:11).Rubbing oil on the body (0:20).Using deodorant or body spray (0:25).Using attar (perfume oil) (0:30).Vomiting unintentionally, even a mouthful (1:05-1:16).Missing sahur (pre-dawn meal) (1:51).Making the niyyah (intention) to fast before midday for Ramadan fasts (1:59).Eating out of forgetfulness (2:51).Blood tests (4:17).Nosebleeds (4:21).Hijama (cupping therapy) (4:23).Donating blood (4:27).Watching movies, scrolling on social media (though it may diminish blessings) (5:24).Swearing, backbiting, or slandering (though these are sins) (5:43-5:58).Applying antimony (kohl) to the eyes (6:06).Breastfeeding (6:29).Having a wet dream/nocturnal emission (6:33).Using ear drops (unless the eardrum is perforated) (8:40).Biting nails (10:24).Using a siwak (natural toothbrush) (10:32).Brushing teeth with toothpaste (as long as nothing enters the throat) (10:41).Getting injections or vaccines (11:05).Having a shower to cool down (11:30).Getting a haircut (11:37).Swimming (as long as water does not enter the throat) (13:44).Actions that DO break the fast:Deliberately forcing oneself to vomit a mouthful while remembering the fast (0:36-1:27).Water entering the throat during wudoo' (ablution) (2:44).Masturbation with ejaculation (6:42).Using eye drops (due to a connection between the eyes and digestive tract) (7:04-8:30).Using nasal sprays (9:36).Smoking (9:55).Vaping (10:01).Deliberately inhaling smoke (10:06).Using a nebulizer or inhaler (11:50).Regarding travel and fasting:A traveler is exempt from fasting (11:58).It is not necessary for a traveler not to fast; it is permissible and even rewarding to fast (12:17).A person is only exempt from fasting if they are already a traveler at the time of sahur (12:42-13:18). If sahur enters while they are still at home and they plan to travel later in the day, they must still fast (13:30-13:38).Differences between *Qada' and Kaffarah:*Qada' is making up for a missed fast by keeping one fast after Ramadan, applicable when a fast is missed without a valid reason (2:55-3:15, 3:59-4:10). There is no kaffarah (expiation) for simply missing a fast.Kaffarah is a more severe expiation for deliberately breaking a Ramadan fast while remembering one is fasting and without a valid reason. This requires fasting for 60 consecutive days after Ramadan, plus one qada' fast (3:16-3:29). If this is impossible, then the kaffarah is to feed 60 needy people two meals a day (3:32-3:37).

In this episode of Heal Yourself. Change Your Life®, Brandy Gillmore breaks down two of the most common mistakes she sees that quietly block real mind-body healing. These approaches can look like progress on the surface — but at a subconscious level, they may be keeping you from getting the results you're seeking. The first mistake is something almost everyone overlooks when it comes to the mind-body connection: the importance of the specific details. It's the missing piece behind why so many popular approaches — including positive thinking and affirmations — fall short. As Brandy explains through simple, everyday examples of how emotions create physical responses in the body, it becomes clear just how powerful these details are — and why overlooking them changes everything. The second mistake involves a common healing practice that most people consider positive and productive. However, when you understand what can happen beneath the surface, you begin to see how it may unintentionally reinforce the very pattern you're trying to change — and why so many people stay stuck in the same cycle for years. This is a concise but powerful episode. If you've ever wondered why your healing journey feels stuck despite doing all the "right" things, this may be exactly what you need to hear. Do you want to see proof of the power of the mind in a medical journal? Here's a demonstration of Brandy Gillmore working with volunteers under medical equipment, as featured in a medical journal. Key Takeaways: Organize Financial Documents Digitally: Storing receipts and records in boxes or piles leads to lost information. Using digital tools keeps documents safe, organized, and easy to access when needed. Keep Essential Financial Reports: Every business should regularly track profit and loss statements, balance sheets, and bank or credit card statements. These reports support smart decisions and accurate tax filings. Bookkeeping Should Be Ongoing: Waiting until tax season creates stress and mistakes. Build the Right Support Team: Hiring professional bookkeeping or accounting help allows business owners to focus on running and growing their business instead of chasing paperwork. Key Takeaways: Back pain in dentistry is not inevitable—it is largely the result of cumulative postural habits. Most dental pain comes from holding positions the body was never designed to hold, not from single traumatic events. Lifting the elbow or shoulder for prolonged periods activates movement muscles, guaranteeing shoulder and upper back pain. A finger rest must be used on the non-dominant hand holding the mirror, not just the dominant hand. Hovering the mirror is equivalent to holding the arm raised against gravity. The spine is not designed for sustained bending or twisting, even slightly. Staying vertical is critical—move the patient and the chair, not your spine. Traditional loupes often force neck flexion; refractive loupes or microscopes allow upright posture and straight-ahead vision. Stool height matters: hips slightly higher than knees, feet flat, heels fully released into the floor. If leg weight isn't given to the floor, the lower back absorbs the load instead. Habits outside the clinic—especially looking down at a mobile phone—train the same harmful postural patterns used in dentistry. Postural change feels strange at first because bad habits feel comfortable, even when they are damaging. Real change requires habit interruption, repetition, and support over several weeks. Your body is your most important instrument—protecting it protects your career. Poor communication can quietly undermine trust, case acceptance, and long-term relationships with patients — even when the clinical work is excellent. In this episode, Kirk Behrendt sits down with Dr. Christian Coachman, dentist, dental technician, and founder of Digital Smile Design, to identify the most common communication mistakes dentists make with patients and teams. You'll learn why context matters, how confidence and humility work together, why “selling” erodes trust, and how practicing communication changes outcomes. If you want patients to understand you, trust you, and move forward with care, listen to Episode 1002 of The Best Practices Show!Main Takeaways:Communication skills have a greater impact on patient trust and case acceptance than clinical outcomes alone.Failing to give proper context is one of the most common communication mistakes dentists make with patients and teams.Asking better, more complete questions leads to better answers and more efficient collaboration.Confidence without humility sounds arrogant, while humility without confidence sounds weak; effective communication requires both.Dentists rarely practice communication skills, which leads to repeated mistakes over long careers.Explaining dentistry by “thinking out loud” or using jargon confuses patients and erodes trust.Showing patients visual information builds trust more effectively than selling or persuading verbally.Snippets:07:35 Why communication determines how far you go in dentistry.08:18 The problem with not giving patients enough context.13:27 Why poorly formed questions waste time and limit answers.20:44 Confidence versus humility in patient communication.26:46 Why dentists need to practice communication like a clinical skill.33:49 How selling dentistry destroys trust while showing builds it.38:09 Why love and trust come from communication, not clinical work alone.Dr. Christian Coachman Bio:Dr. Christian Coachman is a dentist and dental technician known internationally for his work in dental communication, treatment planning, and interdisciplinary collaboration. Ever feel like you're doing everything right with email… but your open rates are stuck and sales feel inconsistent? Like your messages just aren't landing where they should? In this episode, I sit down with email deliverability expert Troy to break down what's actually happening behind the scenes when you hit send—and why most marketers are unknowingly training inbox providers to ignore them. We unpack the biggest mistakes killing email performance: sending too infrequently, neglecting list hygiene, falling into spam traps, and assuming your ESP is handling deliverability for you. Troy explains why inbox placement requires ongoing maintenance—and how small backend fixes can lead to massive gains. You'll learn why sending more often can improve deliverability, how cleaning your list can revive inactive subscribers, and how businesses add 10–20 percentage points to open rates without changing their offers or copy. If email is a core revenue channel for your business, this conversation will change how you think about inboxing—and what it really takes to get your emails seen, opened, and acted on.

Ever notice how a new habit feels great for a week, then suddenly turns into an impossible grind? We dig into the 2 hidden reasons change collapses, and show how to flip both. Using intermittent fasting as a working example, we unpack what's really happening in your brain when routines shift: the nervous system flags big change as threat, stress hormones surge, and your mind rushes to restore safety by pushing you back to old patterns. That's not failure; it's biology doing its job. From there, we build a better playbook. We lean into kaizen, small, steady steps that fly under the brain's alarm threshold, until 16 feels normal. We talk practical sequencing. We also show why design beats discipline: aligning your fasting hours with your calendar, planning meals in advance, stacking cues like “tea at seven means kitchen closed,” and choosing low-friction activities on tougher days. The same system applies to sales outreach, workouts, writing, and any skill that looks intimidating until repetition normalizes it. You'll learn how to reduce friction, add supports, and use the environment as your silent coach. When obstacles hit, you'll know whether to lower the load or improve the design instead of blaming motivation. By the end, you'll have a stepwise method to make fasting and other goals sustainable, joyful, and resilient under real-life stress. If this helped, subscribe, share it with a friend who's wrestling with change, and leave a quick review so more people can build habits that last. In this episode, Lily Smith and Randy Silver host Anu Jagga‑Narang, a product evangelist at AT&T, to explore premortems — a powerful technique for anticipating product failure before launch. Anu explains how premortems use prospective hindsight to uncover risks early, surface assumptions teams are reluctant to voice, and improve decision quality. The conversation covers practical steps for running premortems, risk classification using tigers, paper tigers and elephants, common pitfalls, and when to revisit the exercise as products evolve. They also examine how emerging AI capabilities influence product risk management — increasing the need for thoughtful planning rather than replacing human insight. This discussion offers product leaders a framework to strengthen strategic thinking, foster psychological safety and equip teams to build with confidence and clarity.Chapters 00:00 Introduction to Premortems01:39 Guest Introduction — Anu Jagga‑Narang02:14 Career Journey into Product05:03 What Is a Premortem?07:04 Framing Failure and Success in Premortems11:02 How to Conduct a Premortem15:04 Voting and Risk Classification17:00 Tigers, Paper Tigers, and Elephants20:22 Assigning Ownership and Actions21:28 When to Run a Premortem23:40 Who Should Participate and Duration25:14 Examples and Surprising Insights28:43 Common Mistakes and Anti‑patterns31:51 AI's Impact on Premortems34:13 Closing Remarks and CreditsOur HostsLily Smith enjoys working as a consultant product manager with early-stage and growing startups and as a mentor to other product managers. Spencer Reese welcomes Ross Alcorn from Itinerary Boss https://itineraryboss.com/ to discuss credit card points and miles strategies, with special focus on small business owners. Ross shares how he saved $19,000 on his honeymoon, reveals tactical business spending strategies, and explains how military service members can leverage TDY travel and small business expenses to fund dream vacations. Guest: Ross Alcorn - Charlotte, NC-based travel strategist, former sales rep road warrior (6-7 years), real estate investor, and founder of Itinerary Boss. Key Topics Covered Getting Started - The Low-Hanging Fruit: Sign up for FREE hotel loyalty programs (Hilton, Marriott, IHG, Hyatt) Add loyalty numbers to TDY/TAD stays retroactively if needed Military discount: Epic Pass for active duty/spouses ~$200 (normally $1,200) Start with no annual fee cards to build credit and learn the basics Never carry a balance - if you're paying interest, you're doing it wrong Business Spending Strategies: Most common mistake: Using Amex Platinum for everything (only 1x points on most purchases) Capital One Venture X Business: Uncapped 2x points, no preset credit limit Cards earning 3-4x on ad spend (Facebook, Google ads) Use Melio (M-E-L-I-O) to pay vendors who don't accept cards via ACH (2.9% fee) Negotiate early payment discounts (net 15 vs net 30) to offset processing fees Millions in business expenses going uncharged to credit cards The 2.9% Fee Debate: Worth it if redeeming points at 1.5+ cents per point value Effective 25-40% cash back when factoring welcome bonuses + transfer value Business expenses are tax deductible Ross personally pays fees on all expenses knowing he'll redeem at 2-6 cents/point Real-World Example - $19,000 Honeymoon Savings: Cards used: Chase Sapphire Reserve, Capital One Venture, Chase Sapphire Preferred, Chase Ink Business Unlimited Flights: Qatar Q-Suites business class using 200K points (Chase + Capital One) Stayed 11 nights using Hyatt points at Alila properties in Bali Built point stash over 1-1.5 years through group travel booking + daily spend + business welcome bonuses Strategy: Booked award availability 355 days out when British Airways/Qatar released schedules Flexibility: Mixed business and premium economy on return flight Transfer Partners & Redemption: NEVER redeem for Amazon gift cards, statement credits, or low-value portal bookings (0.6-0.7 cents/point) Transfer to airline partners for 2-6+ cents per point value Don't use Amex points for hotels (poor value) Example: 175K Amex points = potential $12,700 business class seats to South Africa Tools: Points.Yeah.com for flight availability and award searching Military-Specific Advantages: Overseas duty stations = less competition for award space (Frankfurt, Tokyo, Seoul) Different inventory than US-based flyers TDY/TAD stays earn hotel points and elite status Annual fee waivers on personal cards (not business cards) via MLA/SCRA Chase Sapphire Reserve: $0 annual fee for military/spouses Strategic Tips: Always volunteer to pay group bills/dinners (earn points, get reimbursed) Premium economy fine for daytime flights under 8-9 hours Business class essential for overnight/long-haul flights (9+ hours) Plan 1-2 years ahead for big trips - comfortable pace to build points Opening velocity: Ross did one card every 91 days at peak (very aggressive) Combine household points (Chase, Amex, Capital One allow this) Book tickets in anyone's name, not just your own Credit Card Stacking Strategy: Don't use one premium card for everything Match card to spending category for maximum points Chase "cash back" cards earn Ultimate Rewards points if you have Sapphire Reserve/Preferred Transfer between household members before booking Welcome bonuses are the real value - daily spend is bonus Business Culture Hack: Instead of $5-10K cash bonus, give employees 500K miles + book their dream trip Tax deductible, builds culture, retains talent More memorable than cash bonus IHG Five Free Nights Strategy: Five free nights at properties up to 60K points/night Ross staying 4 nights in Grand Cayman at $800/night hotel = $3,200 saved Fourth night free on award bookings Anniversary free night each year Used for wedding block, earning 26x points on wedding expenses Common Mistakes to Avoid: Not asking vendors if they accept credit cards Using wrong card for spending category (leaving 2-3x points on table) Redeeming points poorly (gift cards, statement credits) Not tracking card benefits and credits Waiting too long to book award travel Not being flexible with dates/airports Tools & Resources Mentioned: Points.Yeah.com - Award availability search, flight ideas map Melio - Pay vendors via card when they only accept ACH Plastiq - Pay rent/large bills with credit card (2.9% fee) Free Points & Miles Cheat Sheet at ItineraryBoss.com Transfer partner guide and credit card multiplier sheets Key Quotes "There's millions of dollars that aren't being put on cards because of just not asking the right questions." "If you're earning 2x points and utilizing those points to transfer, even with a 3% fee, the numbers pencil when you're redeeming at 2-6 cents per point." "175,000 Amex points could be used to get you business class, first class seats - we used 176K Chase points for $12,700 worth of business class seats to South Africa." "Don't redeem for Amazon gift cards, statement credits, or through the portal - you're getting 0.6-0.7 cents per point. That's terrible." "Why give a $10K cash bonus when you could give someone 500K miles and book them a trip to Greece or Bali they'd never do on their own?" Ryan is the founder and the CEO of The Scalable Company Digital Marketer, and a founding partner at Scalable Equity, LLC, a venture equity accelerator that builds and acquires B2B media and software brands. He is a bestselling author, founder of multiple companies, collectively employing hundreds around the globe, and one of the most dynamic speakers on business operating systems in the United States today. So welcome to the podcast, Ryan.Ryan 00:00:32 Thanks for having me. It is not difficult to be among the most dynamic speakers about business operating systems, because most people would consider that to be like watching paint dry. But I think it's I think it's pretty sexy stuff, so I appreciate that.Josh 00:00:47 Hey, and I agree as well. Typically it is, it is one of those topics that most people, I think tend to avoid, right? If you go to a conference and you're like, which one should I go to? I think the shiny object is always like the newest marketing hack, right? Or like social media? and with your experience obviously running Digital Marketer, you're you're well versed in that.Josh 00:01:09 And I think you could argue you're one of the most well-versed in digital marketing itself. But today we're going to be talking all about business operating systems. So how do you know who should be your first hire? Right. is it kind of going along that customer journey, so to speak, or your value journey that we're talking about here? And is it identifying, you know, hey, actually our secret sauce is in product innovation, right? Like that's our secret sauce. That's where it seems like we're bringing a lot of value, especially on Amazon. Right. You talk about, you know, bringing traffic. It's like well Amazon's brought traffic to you. Plus they have the fulfillment engine. So like they've tackled two big levers for a lot of people right. so if you identify like, hey, we're really good at product innovation or something like that, Does that mean, hey, I should first hire out that product innovation? Or do I need to figure out a product? Do I need to hire a project manager? Or is it an executive assistant? Like, how do you go through the process of deciding who to hire first and why?Ryan 00:02:12 So let me answer the question by telling you what not to do.Ryan 00:02:14 And then I'll come back around and give a more explicit answer. So what most people do, and it's not what you should do, is they go around and they look at all the stuff that needs to get done, right. And it's their name in all the boxes. And so what they say is, okay, I need to get somebody to help me with all of the little things so that I have more time to do these quote unquote important things. Right? So I need to hire, you know, a virtual assistant to help, like, answer my email and to deal with my scheduling. And, you know, I need to hire somebody else over here to, you know, respond to this and take care of that. And, you know, in this particular step, if I, if I just had somebody to help me do some of the pieces of this, you know, then, you know, then then I could be more efficient. And what we're doing when we do that is.Ryan 00:02:56 And the reason that's not what you do is you're what is known as the genius with a thousand helpers. Okay. And so you're not actually creating any additional space and freedom for yourself. You're just adding the management of other people and the tasking out of other people to your already cluttered to do list. And that's why it doesn't work. And that's why ultimately these people wind up failing and we're like, oh, they suck. And they were supposed to help me. And they're supposed to take time off. And they're not. They're just asking me all these questions. I don't have time to answer all these questions. Right. It's because we didn't hire someone to own a critical aspect of the value creation process. We hired somebody to help us continue to own that process. So what I would encourage you to do is look at the value creation flow and to say, what are the critical tasks and processes that I don't like. And I'm not particularly good at, but I'm currently being forced to do okay.Ryan 00:03:46 So it's incredibly critical. It's incredibly important. But you don't necessarily like doing it and and you don't necessarily. You're not necessarily the best in the world at it. So let's say again, you know, you're running an e-commerce business and you really love the product side of things. You love the innovation and the sourcing. you love, you know, thinking about the packaging and the positioning, but you're getting the bulk of your traffic, let's say, from, you know, Pinterest and Instagram. And really, you don't geek out that much on Pinterest and Instagram, but you're good enough at it, right? So what people would say is like, I guess I'm gonna get somebody to help with photography and maybe somebody can write some of the descriptions and do a littl...
