Break 1: Peggy Slappy STORY 1: Gwinnett Police Foundation Hosting Fundraiser For Injured Officer The Gwinnett Police Foundation is organizing a fundraiser to support Officer Daniel Ortega, who was severely injured in a head-on collision with an impaired driver. The incident occurred on August 9, and Officer Ortega, who suffered extensive leg and foot injuries, has undergone surgery and months of physical therapy without being able to return to work. The fundraiser, taking place at Wild Wing Cafe in Dacula, aims to assist Officer Ortega and his family, providing financial support during his healing process. Donations can be made in person or through the Gwinnett Police Foundation's website. STORY 2: Jackson EMC Foundation awards $72K to agencies serving Gwinnett County residents The Jackson EMC Foundation board awarded $114,500 in grants during its recent meeting, with $72,000 allocated to organizations serving Gwinnett County. Recipients include Peachtree Christian Health for its Caregiving Financial Assistance Program, St. Vincent de Paul Society in Flowery Branch and Lawrenceville for housing assistance, CHRIS 180 for its Gwinnett Counseling Center, Athens Parent Wellbeing for mental health support, Joshua's Voice for Autism Spectrum and Sensory Processing Disorder Awareness, Training, and Tools, and Tiny Stiches for layettes to help infants in need. The grants are funded by cooperative members participating in the Operation Round Up program. Applications for Foundation grants are open to individuals and organizations in the 10 counties served by Jackson EMC. STORY 3: Woman becomes oldest person in the world to receive a bionic arm at 84 Christa Seubert, an 84-year-old grandmother from Germany, has become the world's oldest person to be fitted with a bionic arm after losing her limb to cancer. Initially mistaking her discomfort for a blocked carpal tunnel, Christa underwent two operations, but her hand became inflamed. Diagnosed with aggressive cancer, chemotherapy failed, leading to the amputation of her arm. Struggling to regain independence, she was fitted with a Hero Arm by UK-based Open Bionics. The 3D-printed bionic arm uses myoelectric sensors to detect muscular contractions, enabling intuitive hand movements. Christa expressed joy at regaining abilities like buttering bread independently. Zella's mother, Rachel, initially took her to the doctor for sleeping and vision issues, but Zella was quickly diagnosed, and chemotherapy caused her to lose her hair. In support, Milo and his grandmother, Sue Goodjohn, shaved their heads to raise funds for charity Neuroblastoma UK. Both Milo and Sue's head-shaving event took place on Sue's 56th birthday, December 1st, raising a considerable amount for the charity. STORY 5: Inactive kids more likely to have stroke or heart attack later in life A new study warns that children who lead sedentary lifestyles may face a higher risk of stroke or heart attack in adulthood. Researchers found that physically inactive children might develop high cholesterol in early adulthood, leading to heart health issues in their mid-forties. Sedentary time in childhood was linked to a significant increase in cholesterol levels before the mid-twenties, suggesting it could be a major risk factor for premature heart attacks or strokes. The study also revealed that light-intensity physical activity in childhood may be more effective than moderate-to-vigorous activity in reversing the adverse effects of sedentary time on cholesterol. We'll be back in a moment Break 3:  ESOG – GLOW LIGHT SHOW STORY 6: Georgia Home Prices Increased 141% Over the Last Decade, 4th Largest Increase in U.S.Over the past decade, U.S. home values have surged by over 100%, outpacing the growth in average hourly earnings (41%) and the Consumer Price Index (32%). While the COVID-19 recession led to an unprecedented 49% national increase in home prices from 2020 to 2022, prices have stabilized, aligning the recovery more closely with historical norms. Western states and select Southeastern states, particularly Idaho and Florida, experienced the most substantial home price growth. Florida cities, such as Miami Gardens, saw remarkable surges, with median home prices increasing by over 200%, twice the national average, over the past decade. STORY 7: Buford Dam Road to have temporary closures Dec. 18-21 Buford Dam Road will be closed between 8 a.m. and 4 p.m. from Monday, Dec. 18, through Thursday, Dec. 21, for guard rail maintenance, according to the U.S. Army Corps of Engineers. Parks with entrances along Buford Dam Road, including Lower Overlook, Lower Pool West, West Bank Turn-out, and West Bank Park, will also be closed during this time. The Corps advises using Georgia Hwy. 20 as an alternate route. Is this evidence to be expected from a gradual Darwinian model? On this episode of ID The Future, host Eric Anderson talks with Casey Luskin on location at this year's Conference on Engineering and Living Systems (CELS). Luskin discusses three different models of the fossil record - the gradual descent model, the punctuated equilibrium model, and the explosion model. He explains why gradual Darwinian models are built on a lack of data and cannot adequately explain the patterns revealed in the record. He also shows that the sudden appearance of complex organisms and long periods of non-change are exactly what we would expect to find from a design perspective. "These organisms...are designed to change within limits," says Luskin, "and that's why we see stasis." Indeed, the fossil record is consistent with the engineering-based theory of bounded adaptation, the idea that organisms are deeply designed, purposeful, and capable of adapting within their operating parameters. It's an intriguing new way to look at the history of life on earth. Says Luskin, "The only way you're going to be able to generate all the information needed to yield an organism that's alive and functional all at once is through an intelligent cause." This is Get Rich Education.   Thanks for being here, but you’re not here for me. You’re here for you.   In your investor life, are you playing offense? Or are you playing defense right now?   Or, in general, longer-term, are you a more offensively-oriented investor, which correlates with more risk-taking for higher returns.   Or are you more defensively-minded - where you’d rather have less risk and lower return?   Are your mindset and actions aligned toward offense or defense?   Well, I’ve got an answer for you here, and you’re going to have a really valuable takeaway.   Anything less than a 20 to 25% annual rate of return in real estate is really … actually … disappointing.    “What choo talkin’ ‘about, Willis?”   What I’m talking about … Will - is ...    Really, this all comes back to how - when you buy income property the right way - you are paid up to five ways simultaneously.   A stock typically only pays you one way, perhaps two.   I think that the easiest way for you to understand the five ways you’re paid - and even celebrate these five ways you’re paid - because … this ... is ... pretty compelling - is to use an example.   I’ve discussed this before. So if you’re a longtime listener, I’m going to put “The 5 Ways” through a new filter for you.   And if you’re a newer listener, say in the last year, this could completely change your investing thought paradigm for the rest of your entire life.    In fact, compound interest is lame and rarely, if ever builds real wealth in real life. I’ll tell ya what does here.    And yes, I know that this is abject heresy. It is replete blasphemy to criticize “compound interest” in the finance world.    I am surely guilty of committing financial profanity right there.   This is really fundamental stuff I’m about to share with you here - and yet the real paradox is that most real estate investors don’t even understand this.   This is pretty fun to do. We’re going to add up the five ways you’re paid and determine your total rate of return here.   Let’s say that you purchase a $100,000 property - $100K. And, no worries, if that’s too “small time for you”, this is all based on ratios, so it scales up to a $1M or $10M property.   (Ha!) And sometimes I wonder how much longer a $100K property will even be a feasible example as inflation makes $100K properties less common all the time.  But with your newly-bought $100K rental single-family home, you buy it with a tenant already residing there, where the monthly rent income exceeds the monthly expenses - that’s a big part of “buying right”.    With your 20% down payment, you have $20K out of pocket then, and an $80K loan.   The first of five ways you’re often paid is ...  1 - Appreciation Let’s just say that your property appreciates from $100,000 to $106,000. That is just commensurate with real estate’s historic appreciation rate of 6%. But here’s the big “a-ha” moment.    Your $6,000 gain is based on only your $20,000 down payment.  Well, that’s your ROI formula - your gain divided by how much you have invested. Well, your $6K divided by $20K is a 30% return to you. Really? How did that happen exactly?   How do you have a 30% return from just this first of five ways you’re paid?    This is because you achieved a 6% return on both your $20K of skin-in-the-game and the $80K borrowed from the bank. This is what is known as financial leverage. Financial leverage means that your return is 30%.    No wonder that I’m known for saying that compound interest is lame and leverage builds real wealth. More on that soon.   2 - The second way you’re simultaneously paid is with Cash Flow It’s your monthly rent income minus all the expenses (like mortgage, vacancy, insurance, maintenance, taxes, utilities, management). We’ll be conservative and say that leaves you with only $100 of residual income in this case.   Annually, that’s $1,200 more for you, divided by your $20,000 down payment.    Yes, it’s $1,200 still divided by that same $20K of skin you have in the game.    This another 6% return for you. This portion is what is known as the Cash-On-Cash Return.    So, so far you’ve got a 30% return from leveraged appreciation PLUS a 6% cash-on-cash return from that monthly cash flow & we’re still going.   3 - Loan Paydown Unlike your own home where you pay down your principal mortgage balance with money that you had to earn, well, here, your tenant pays the monthly principal portion of your $80,000 loan on this property!    At a 6% interest rate (and you know you can do better than that today, but we’re being conservative here) on a 30-year mortgage, that’s about $1,000 that the tenant pays down your loan for you annually.    Divided by your (still the same) $20K of “skin-in-the-game” means that’s ANOTHER return for you of: 5%. This portion is known as your ROA - your return on amortization. We are still going - still adding up all the ways you're often paid in real estate.   4 - Tax Benefit You can have a mortgage interest deduction, an ability to pay zero capital gains tax with a 1031 Exchange, and tax depreciation - which can tax-shelter part of your rent income.    This is hard to measure. We’ll conservatively call your investment tailwind another 5%. There’s something else called “bonus depreciation” that can certainly make this 5% tax tailwind higher, but let’s just leave it there.   And the fifth and final way is what I call Inflation-Profiting. Few people understand this.    Like inflation erodes the value of your lump of savings, it also degrades your mortgage debt balance.    How is that? It’s because your $80,000 loan today gets easier to “pay back” as wages and prices escalate over time. Your bank only asks to be repaid in nominal dollars (while your tenant pays the interest), not real, inflation-adjusted dollars.    So just say that over a few years, you had 10% cumulative inflation. Well, then rather than paying back the bank $80K, you really only need to pay them back $72K in inflation-adjusted terms.   Inflation has been low lately. We’ll call this benefit a return of another … just 2% to you.   Well, there were all five ways. Let’s add them up to see what your total rate of return is. You got a return of:   30% from leveraged appreciation, then… 6% from cash flow - which is that portion known as your cash-on-cash return, plus another 5% from your ROA - that Return On Amortization, where you tenant pays down your loan for you. Then another … 5% from tax benefits … 2% from inflation-profiting ...   And your first year total Return On Investment from this income property is 48%   You just achieved a 48% return - and without taking any INORDINATE risk. Now, your real-life return probably won’t be exactly that - it’ll be higher or lower.   A few other caveats here. I think you probably realize this example is simplified.    If we had 18 spreadsheets, then we could probably get an exact number, like rather than a 48% total rate of return for you - then it might be 46.16% or something like that. …   … but eighteen spreadsheets doesn’t work in audio format as we’ve just broken it down here on Get Rich Education Episode 302.    1) Note that in the example, we did not factor in your buyer mortgage loan closing costs (the seller can often help you pay these).    Of course, risk still exists. If you buy property in a losing job market, or hire a disreputable property manager, for example, your return can erode.    3) You will still have SOME inevitable problems along the way. It just happens in real estate.   Also, note that your property insurance premium WAS considered in the example. That hedges you from a lot of major loss types.   And that your management cost was considered here, meaning your income is largely passive.    Also, be mindful that after your 48% return in Year One of this hypothetical example, your return typically DROPS in future years.    Maybe it’s down to 38% in the second year and 29% in the third year.    Why is this? Well, primarily due to the fact that equity accumulates in the property, and equity has zero rate of return.   Compound interest? Well, you’re typically not leveraging other people’s money with compound interest.    In the example we used - you’re not just growing from the return on your own money.   You achieved that return because you got to use BOTH your own money plus three other parties’ money at the same time:   the bank’s for the leverage   the tenants for the income and the return on amortization … and    … the govt’s for the tax incentives - plus, really the government’s policies for the inflation-profiting benefit too … if ya think about it.   With just a 20% down payment, you got access to getting the return on OTHER people’s money all over the place.    Another risk is to be mindful of overleveraging. Overleveraging means that you’ve borrowed so aggressively that, say you get in a situation where the tenants rent income no longer meets or exceeds the monthly property expenses.    That’s negative cash flow from overleveraging.   With these five ways ...   Now you understand how real estate makes ordinary people wealthy!   Now you know how to actually “keep score” with real estate investing.   Now you understand how less than a 20-25% Total Rate Of Return is disappointing.   This is LEVERAGE rather than compound interest.   Long-term, one’s hopes for compound interest get eroded and worn down to nothing after applying - something that longtime listeners can almost repeat after me - applying those deleterious effects of inflation and emotion and taxes and fees and volatility.    If you understand what I just described, you understand something that Billionaire RE investors do NOT understand.   Billionaire real estate investors don’t understand what you now know.   So, when it comes down to, are you playing offense or defense as the theme for your own investing strategy?    The answer is, when you’re paid five ways, you have the ability to constantly do BOTH - you’re playing both offense and defense - at the same time, all the time.   By the way, they say that offense wins games but defense wins championships. It was legendary Alabama football coach Paul “Bear” Bryant that’s credited with saying some version of that.    I don’t know whether that’s so true or not, but here you have multiple offenses and defenses.   But what I’m talking about here, is, with the 5 ways you’re paid:   Appreciation - That’s playing offense Cash Flow - That’s more predictable than appreciation, and that’s playing offense too Return On Amortization - That’s defense. It’s slow, predictable, and it builds illiquid equity The fourth way, taxes - that’s defense too. It’s kind of built-in, predictable, and really just recurs when you do your annual taxes. And the fifth way, inflation-profiting - That’s defense too.   So, there you go, with one single-family rental home or apartment building, you’ve played offense two ways and defense three ways … all at the same time.    And when you’re paid five ways, if one or two stop providing you with yield, well, then you’ve still got three or four ways that are.   But, yeah, these return sources aren’t apparent to a lot of people.    You know, I was recently doing a review of one of my larger apartment buildings with an experienced investor, because the cash flow basically dried up.   And, for example, this apartment building has $2,100 of tenant-made mortgage principal paydown every month. That’s $25K per year in equity buildup.   $25K divided by my $475K in equity is a Return On Amortization of about 5% on this particular apartment building.   So I think that the real takeaway here is - invest in something where you’re paid multiple ways, where you can invest in offense & defense at the same time, and it pays you income so that you can begin enjoying your life now, not “maybe someday” - which correlates with more of a compound interest approach.   If you think about it, a central theme of this show is how to optimize the 5 Ways You’re Paid - and avoid mistakes.   This is really a huge part of the compelling “why” for real estate that is so often missed.   You want to own the real property yourself to make sure all five of these benefits aren’t diluted.   You also want to be sure to have a good loan on your property to amplify your ROI over the long-term.   As you know, I am “pro-good debt”. I have no interest in paying down low interest rate debt, that the tenant pays down for me and inflation even further debases.   Instead of using that dollar to pay down debt, you could use that dollar as a down payment on another property - expanding your empire.   Gosh, with interest rates this low, it puts an exclamation point on the fact that you don’t want to be paying down your debt … here in the early 2020s decade.    Paying down good debt is one of the last things that I would do with my money. You lose leverage every time you do that.   Turning a liquid dollar into equity just transferred cash into equity.   Financial freedom achieved when you do the opposite - when you transfer equity into cash flow.   The probability that I’m going to wake up tomorrow and start accelerating paydown on low-rate, fixed mortgage debt tied to this cash-flowing property - is about nothing.   It’s about the same as the chance is that my Dad wakes up tomorrow and starts listening to the Notorious BIG with Junior MAFIA.   “I chill … “ to “ … you know”.   Haha! Yeah, not happening!   Not for my Dad, anyway. Not his style. Sounds alright to me. I might drop that in during a workout or something.   You’re listening to a more detailed discussion about the Five Ways That Real Estate Pays You and we’re talking about it through a fresh lens of “offense vs. defensive” investing here on Get Rich Education Episode 302. I strongly believe: It is very difficult to get wealthy without debt. Often won’t achieve freedom without debt. It’s going to be alright ... when your debt is reliably outsourced to others.   You know, at one point in my life, when I still worked for an employer. (The last day job I ever had was working in the QA section for a state DOT, by the way).   At one point, I realized that every dollar I lock in a stock or 401(k) is a dollar that I can’t use to leverage OPM. That epiphany was a real turning point.   Checking the RobinHood app every 15 minutes isn’t going to build real, durable wealth for you.   And, sometime before that, it was the realization that for me - and for you - to get more out of life, you can’t live below your means, you’ve got to expand your means.   To achieve financial freedom, it sure isn’t going to happen by cancelling Netflix $10 for month.   That’s not going to happen if you save $80 on air tickets by adding an extra layover on your trip itinerary. You just added three hours of low-quality time to your life - and you’ll never get that time back.   That’s cheesy. That’s unattractive.   It’s not about saving money on your Butterball turkeys or car gasoline.   I’m not saying you can NEVER do those things. Sometimes you gotta do what you gotta do.   But people need to stop being congratulated for being cheap or even focusing on frugality. Gosh, that stuff can make people miserable.   People that say, “I want to live frugally.”, they don’t REALLY want to live frugally. They actually want to say, “I want to live well.”    But they don’t know how to do that. They don’t have a vehicle to move forward with.    It’s kind of like, when we had T. Harv Eker here on the show here a few years ago - it’s about setting your mental thermostat higher, so that you can get greater wealth & freedom for yourself …   And with the “five ways you’re paid” like I described earlier, hopefully, I’ve charted a substantially clearer path forward for you so that you can do that.   Well, with “The Up To 5 Way That Real Estate Often Pays You”, that’s something that I first started talking about more than five years ago. I’ve never heard anyone else talk about it before. So, as far as I know, I guess I’ve “coined this” or whatever.   But since I began talking about it, I hear other people talking about it too - even other educational platforms.   Now, I do own three real estate trademarks, so what do I think about OTHERS now teaching the “5 Ways You’re Paid”. I’ll discuss that in just a few minutes here.   I’m also going to discuss who influenced ME - and give them some credit. Hey, you run a little math on audio and … it begs for some embellishment to spice things up.    When it comes to the up to five ways you’re paid in real estate investing. Yeah, since I first discussed this more than five years ago, I’ve noticed that other REI educators now teach the same thing.   I don’t know whether they credit that to me or not - and you know what - I don’t really care whether they do or not. I mean, it’s cool if they do, but …   … the more important thing to me is that conscientious people get the information. Share it. That is so much more important than anyone getting the credit.   So just … share it.   “Helping the people” is more important than “getting the credit”.    I think that the world would be a better place - imagine if everyone put “helping the people” before “getting the credit”.    I don’t own trademarks so that I can go after people that say the same stuff that I do. That’s just not in my nature. I’d rather do productive things with my time.   The trademarks are thre just because I wouldn’t want someone else to swoop in and tell me that I can’t use something that I might have come up with in the first place.   When it comes to “helping the people” and “getting the credit”, now, everyone has influences - things they learn from others. You & I are no different that way.    Even those that influence you were influenced by someone else before them.   Well, I DO like to give credit to those that I learned from, so ...    Though I know he’s a polarizing figure to some people, credit is due to Robert Kiyosaki and the Rich Dad Company. Learn more about them at RichDad.com   The most important lesson that I learned there is “Don’t live below means. Expand your means.”   It’s more important to increase your income than cut your expenses.    Don’t make a budget. You’re just tearing things down.    Instead, build a cash flow statement. Now you’re constructing. Now you’re making more of yourself, not less. These are really Rich Dad principles and helped develop my mindset.   Now, as for who helped turn this mindset into something actionable? I’ve got to give props to “The Real Estate Guys” - Robert Helms and Russell Gray. Learn more about them at RealEstateGuysRadio.com    That’s the first place that I learned, for example, that in real estate, the market is more important than the property.   Look, you can’t very well be in your crib with your trading app and just order up real estate - even though people are building online marketplaces.    But one mistake people make is that they buy property because the numbers look good based on some YT video they watched on how to crunch the numbers - but they know nothing about the market or the team.    Then they buy it. Then only after they go buy it, NEXT they go looking for a PM and hope there’s a good one that can handle it.    Then next, they try to figure out the market that they already bought in.   That does not work. They’ve got it backwards. If the market and your property manager check out, then & only then do you get the property in that market.   It’s sad when people get that wrong. That’s why people walk away from RE & they say that RE doesn’t work.   Well, no, that investor wasn’t very strategic. But you CAN understand how that happens to people.   And it was great to have both authors of the “Rich Dad, Poor Dad” book Robert Kiyosaki and Sharon Lechter - and The Real Estate Guys all here on Get Rich Education with us multiple times.    Another set of influencers are two guys that you’ve never heard of before.    Their names are Chris and Raj. They are simply two longtime friends of mine that bought four-plex buildings.   That got me to make my first-ever property that seminal four-plex building where, with a 3.5% down payment I lived in one unit, rented out the other three, and that started it all for me.   These otherwise “regular guys” reinforce the quote from the late Jim Rohn, “You Are The Average Of The Five People That You Spend The Most Time With”.   Today, I’m a collector of real estate - most of it in the United States. Being the geography guy that I am, did you know that I have a world map on the wall of our garage …   … and I have a little red sticker - little red dots on top of those areas where I own property. Yeah, it makes this real estate collecting kind of visual. Maybe you want to try that too.     Well, one part of the world that I’ve been adding more red dots to lately is where I’ve been buying - across Florida.    Areas around Tampa, Orlando, and Jacksonville all make sense from a cash yield perspective.   A lot of BRAND NEW construction properties have numbers that work there, especially where our Orlando provider - that’s Greater Central Florida really - have been actively sourcing brand new construction property in Sebring, Florida, among other nearby places.    Sebring is pretty much smack dab in the center of peninsular Florida, south of Orlando.   These single-family homes that make great rentals have a metal roof, they’re 3 bed, 2 bath, and the prices really are remarkable - $179,900 and $159,900.    Yes, that’s for new construction in Sebring, Florida.   The rent-to-price ratios are a very attractive eight-tenths of one percent or so. Il peut s’agir de copiés-collés d’une chose « chinée » (trouvée) en ligne ou d’originaux. Chaque groupe a sa thématique de prédilection.Petite liste exhaustive des grandes thématiques Neurchiquelques classiques de neurchis premier degré comme le neurchi de piticha dédié aux chats et le neurchi de doggos, dédié aux chiens ;des neurchis de fans comme le neurchi de Kemardes neurchis plus axés « culture web » comme neurchi de mèmes ou neurchi de copy-pasta (on appelle ainsi des phrases répétées partout sur Internet) ;des neurchis politiques ou liés à l’actualité, à l’image de neurchi de gilets jaunes, neurchi de faits divers, neurchi de forceurs où l’on dénonce le harcèlement et  ; neurchis de Theobald bentzman.des neurchis plus improbables : neurchi d’huile d’olive, neurchi de psychologie de bar PMU, neurchi de trebuchets neurchi de LinkedIn ou——Les neurchis rapportent un coup de frais inattendu à la plateforme FacbeookDepuis un peu plus de deux ans maintenant, Facebook se fait envahir par ce qu’on appelle les « neurchis ».ils sont en train de transformer Facebook en lieu virtuel du cool. 2019 Annual Meeting Rector’s Annual AddressFebruary 9, 2020Good morning, church! And welcome to the one hundred and seventy-first annual meeting of St. Paul’s Episcopal Church in Brookline. This is my 11th Annual Address as your rector. And, as is my practice each year, I want to start by reminding you how much I love you, and how much I love being your rector. Let me state, once again, that it is a privilege to walk your journeys of faith with you and I am humbled by your faithfulness and your trust.I do not wish to subject you to a reading of the Annual Report. I hope you read the digital version emailed to you this week. If you didn’t get a chance to, please do. You will be amazed -- even those of you who have been here for years will be amazed -- at the breadth and the depth of ministry happening in and from this place.I do want to take this opportunity to make sure you know who our ministry leadership team is. These are the people with whom you should talk if you are curious about what God might be needing you to do next in this place. If my math is correct, though I’m sure my count is incomplete, we are blessed with over 26 ministries at St. Paul’s led by over 30 members of the community.As I read your name, please stand and wave. Let’s hear it for our staff.So many people to thank, and so many more of you who showed up and made 2019 at St. Paul’s another year to remember.2019 was yet another year in which God stretched us, stretched me, in new and unexpected ways.The budget certainly captured our attention. Three years ago we made the decision to use a chunk of our endowment to match funds raised from the congregation for the renovation of the lower level, parish offices and backyard. This might just be the year that work is completed!This decision was made carefully and with the understanding that the increased income from a lower level tenant would exceed the draw we would have taken on that amount. And then our grand tower proved jealous of the attention our lower level was getting and required urgent repair to the tune of $700k. Rather than shrinking before the challenge, we decided to meet it; and meet it we have.Over the past three years, our deficit at the end of the year has ranged from 48K in 2017, to 72K in 2018 and 33K in 2019. This year, we are projecting to cut that by 2/3rds with a projected deficit of about 10K. I am so proud of the work the budget committee has done to get us here, under Brett Foster’s rigorous leadership. It hasn’t been easy and tough conversations needed to be had, but I stand before you this morning feeling like I can look each one of you in the eye and promise you that each and every dollar you have entrusted to us for the work of God in this place is being stretched to its limits and not a penny is wasted. Transparency and trust has always been at the core of our financial leadership. If you want to know more about how your finances are being managed, please speak to Brett. He’d be more than happy to talk with you. I mean, way more than happy to talk with you.And the even better news in all of this is that we have the power and the opportunity to erase that projected 10K budget gap before we’ve even closed the books on February. If you haven’t yet submitted a pledge card, I ask you to seriously consider it. More than a financial commitment to the work of the parish, it is one way of saying “I’m in” to the values we hold and the ministry we share. No pledge amount is too small or not needed. And if you have submitted a pledge form, I ask you to have a real conversation and spend time in real prayer about whether there might be room to stretch your pledge.Why would I ask you to do such a thing? Because I believe we are making a difference. I have proof. And because I believe there has never been a better time to be the church, or to be St. Paul’s Brookline.There is a scripture passage that has been on my mind and in my heart these past few months, and it keeps popping up, which is usually God’s way of getting my attention.It comes from the book of Esther. It’s a great story, and tells the story behind the Jewish festival of Purim. But, in brief, Esther is queen and secretly Jewish. Her uncle Mordacai discovers a plan made by the king’s right hand man to kill anyone who is Jewish and begs Esther to intercede on her people’s behalf.Esther is afraid. She is not supposed to take audience with the king unless summoned, an offense punishable by death, and she is afraid to tell the king that she is Jewish.Her uncle Mordacai pleads with her and asks her this question:Who knows whether you have not come to the kingdom for a time such as this?That’s a great question for the church. Maybe it is exactly a time such as this that the church is needed most.And it’s a great question for St. Paul’s. I have every reason to believe it is for a time exactly like the times in which we live for which St. Paul’s might exist.And it’s a great question for each one of you. Maybe this is exactly the time in our community’s life for which you are needed the most, maybe now is the time for which God brought you here.This is the time. As Jesus reminds us in this morning’s Gospel, we have a calling to be salt and light in a world losing both its flavor and its vision. St. Paul’s continues to be salt and light.As racism and oppression continue to stain our national life, our Anti-Racism Group is choosing to go deeper in unpacking racism and white supremacy through their participation in Sacred Ground. Salt.This fall, Elise, Pat, Jocelyn Collen and Leahanne Sarlo brought the sacrament of the body of Christ to women at the South Bay correctional facility. It was the first time most of them had seen a woman preside at the altar. Light.As anti-semitic and anti-muslim rhetoric and violence feels increasingly common, we invited our Muslim neighbors to come and share their story with us. Light.We participated in the first ever Brookline Interfaith Service in celebration of Dr. Martin Luther King, Jr. at Temple Sinai. Salt.These are not small things. As individual acts they might not change the world, but they go along way to make sure the world does not change us. Our longing to be in closer relationship with God continues to grow. This past year we started three new ministries meant to feed our Spirits; to keep us salty and burning bright.We experimented with “Eat, Pray, Work” during lent, offering a daytime monastic-like co-working space. Our first Education for Ministry class began in the fall with 11 participants and two co-mentors. Ann Colageo and Isaac began our new Wednesday morning Contemplative Prayer Group.2019 was a year that St. Paul’s continued to live into Frederick Buechner’s concept of vocation, or calling. He writes, “Your vocation in life is where your greatest joy meets the world's greatest need.”How blessed are we that our greatest joys as a community is exactly what the world needs right now.When we committed to repairing the tower, one of the most convincing arguments I heard was from a long time parishioner who reminded me, reminded us, that this place; the buildings, the ministries, the spirit of this place, we are the stewards of all of it.Those who have come before us, those whose names surround us etched in granite, they have passed it on to us for a time. And we will, one day, pass it on to those who will come after us. It is our job to care for it and all it represents with all the love and courage that it demands.But we are not meant to leave it just as we found it. God needs us to leave this place better than we found it; healthier than we found it, more robust than it was when it was given to us. We are meant to leave it saltier and more filled with light than it ever has been.God needs us to push this place and the people in it to be no less than a glimpse of Kingdom that God dreams for us to be.And that is what this next year is for. Each year, a new gift, a new opportunity for us to ask, as a community and individuals where God needs us next, where God needs you next. This will be a year that tries the fabric of our country. This will be a year that demands we remember who we are, whose we are and who God needs us to be. We will not all vote for the same candidate, we will not all vote for the same party. We can, however, show the world, show each other that we can love one another as fiercely as we disagree with each other. We can show the world, in ways big and small, what it means to be a people who can most easily be described for the love we have for one another, and for the ways we love and care for the least, the lost and the lonely.We can be salt in a world losing its flavor and we can be light in a world losing its vision.People of St. Paul’s, may 2020 be exactly the time for which we were made. A decade in review is supposed to start with the year 2010 but in order to fully explain the changes in my life in the last decade we need to start with the year 2008.  In 2008 I had moved to London from Iceland to finish my Executive MBA at London Business School. There I attended a life-changing seminar with Tony Robbins called Unleash The Power Within. I sat down on the second day of the seminar next to a man, called Martin, who first became a friend but after meeting again at another Tony Robbins seminar we became more than friends. Instead of becoming the CEO of Nissan in Sweden I took a leap of faith and moved with one suitcase to Switzerland to live with a man that I barely knew. It was not an easy decision and the first months together were difficult as we were getting to know each other. But the more time we spent together the more we fell in love and I started to think, maybe this is the love of my life. In 2009 after looking for a job for six months in Switzerland where I now lived, I finally found a job and became a managing director at a medical technology company. Everything was new to me, I was still getting used to being in a relationship, living in a little village and now a new job in a field that I knew nothing about. I also had become a stepmother of two little boys, age 3 and 4, and this was a role I never expected to have as I wasn't planning to have children of my own. Turns out that I am a good stepmom, enjoyed the role, and have over the years given my boys guidance on many things that will help them become good grownups. Martin and I loved spending time together, playing golf and traveling. In 2010 I started to get sick. Pain was not unfamiliar to me, I had sometimes had back pain and headaches, but this was different. I started to get a strong pain in my shoulder. I felt it most strongly after driving for an hour so my conclusion was to drive less. But after a while I also got the pain without driving. The pain started to pop up in my neck, a pinching ear pain and very strong headaches. I started to wonder if this had something to do with my job. My employer got me a special chair but then my table was even higher and I had to hold my hand up to be able to work on the computer. I took a 3-week summer vacation and decided not to touch a computer in the hope the pain would go away. When I got back the pain was even stronger and by November it was so bad that I couldn't work anymore and went on medical leave. In 2011 I continued being sick and in total my medical leave was 7 months. My employer at the medical technology company fired me for being sick but as luck will have it, I was offered a job the day before I got fired. I was excited about the new job but had to wait to start until I recovered which wasn't until the summer. I became the country manager of an Icelandic software company and my boss was only an hour away, also living in Switzerland. The best thing about the job was that I could work from home, the worst part was that many of my clients were an hour-drive away. The pinching pain in my shoulder always came back after every drive. I enjoyed my new job in many ways as it was a startup but acquiring clients through cold-calling was not my cup of tea. I also started to wonder if it was really worth having a country manager in Switzerland. In 2012 Martin and I got married after being together for 4 years. The relationship was now tried and tested and I had almost fully recovered from the repetitive strain injury. We invited friends and family from Switzerland, Germany, UK and Iceland and 80 people came to our wedding. It was a beautiful ceremony in an Icelandic independent church with a red-haired priest who said “you may now kiss the groom” followed by celebrations in downtown Reykjavik, Iceland. I had wanted a June wedding because then the sun doesn't go down. A month after the wedding we traveled to Greenland for our honeymoon. It was an unforgettable 5-day experience where we saw beautiful arctic sunset every night, lots of icebergs and wildlife. Just before the honeymoon I had lost my job so I was unemployed again, the second time in two years. I saw this as a clear sign that I should now start my own business. In 2013 I was looking for the perfect business idea. I did a couple of online courses but they were only a few weeks long and then the support was gone and I was lost. I had hoped by doing these courses I would figure out my business idea but I didn't. I had all kinds of ideas, writing travel books, becoming a professional photographer, setting up an online shop with Icelandic design. None of the ideas sounded great so I was running in circles and overthinking every step. In the end I got so frustrated with my lack of progress that I set myself a deadline of getting my website up and running in 2 days. I did and I published my first blog post “Why ‘Start before you are ready' is the only way”. What followed were a series of blog posts on how to find your passion and a profitable business idea. By the end of the year I still didn't have a clear business idea but I could feel that it was just around the corner. In 2014 I finally started my business. It was like in the Alchemist, the business idea had always been there, right in front of me but I just hadn't seen it. Of course I was supposed to be a business coach, after being a successful CEO for 10 years and having an MBA from one of the best business schools in the world. And I wanted to help women overcome their doubts, start to believe in themselves and turn their passion into profits. I put a button on my website for one hour business coaching and on March 26th, 2014, the first person bought. That's when I knew that this would work out although I wasn't sure yet how. In the middle of the year I started with weekly webinars and by the fall I had over 1500 email addresses on my list. I bit the bullet and hired a business coach to get over my fear of selling. And even before we started to work together I had the first breakthrough and sold a six week coaching package. I learned to launch and by the end of the year I had made $72K, there of $55K in the last three months of the year. In 2015 I started attending conferences and events. My first event was Money Bootcamp with Denise Duffield-Thomas in London where I met a lot of women who I only knew from the internet. Suddenly the world was so small and everything felt so doable, and many of them knew me from my weekly webinars, I was starting to become known.  - As a side note, Denise Duffield-Thomas is a keynote speaker at the Selfmade Summit in Reykjavik, Iceland in June this year! - My second event was a big conference in San Diego called Social Media Marketing World and even without knowing anyone there, I had a great time and made an effort to get to know some of the speakers. - As a side note, the event organiser of Social Media Marketing World Phil Merson is one of my advisors for the Selfmade Summit. In spring I attended Off The Charts by Nathalie Lussier and it was there that a light bulb went off. I was in a room with 300 female online entrepreneurs and I realised that I wanted to create something like this in Europe, a conference and community. In May 2015 I gave my TEDx talk after months of preparations and still today I am proud of my talk and the message. In October I got my first international speaking engagement when I spoke at Lisa Larter's One Day event Money Mindset and Marketing. There another seed was planted, I wanted to do more speaking and definitely have my own event sooner than later. By the end of the year I had doubled my revenue to $164K. In 2016 I joined my first mastermind that included 3 in-person retreats in US and Canada and I went on my first cruise, an Abraham Hicks cruise in Alaska. I was traveling a lot and mostly alone but I got great support and encouragement from Martin, my husband, super fan and biggest critique. He even started to suggest that I could retire him since I was doing so well in my business. I thought he was joking but he wasn't. The signs were there that his job was not as secure as we thought it was and after 10 years with the same company he lost his job in the fall of 2016. This gave me an extra boost to ramp up the business and have my biggest launch so far, $230K. By the end of the year I had again doubled my revenue, now to $340K. In 2017 I created SOMBA, Sigrun's Online MBA, a 12-month program for women who want to build a profitable online business based on their passion. I was no longer offering 1-1 coaching, I had replaced all my income with group coaching since two years. Martin joined the business as a COO and this allowed us to spend a lot more time together. We joined a mastermind in California with 4 in-person retreats and even brought the boys with us to one of the retreats. My dad was diagnosed with bone cancer in May 2017 and that was a huge shock to me and my family. I changed my travel plans and managed to stay 50% of the year in Iceland, including 5 weeks summer holiday with the boys, like we do every year. By the end of the year I had tripled my revenue and finally crossed the magical million dollar mark.  In 2018 I also spent 50% of the year in Iceland, mostly alone, so I could see my parents. After the fast growth of the year before I was struggling with growing pains. I knew I needed to expand my team but I somehow wasn't ready yet. Martin and I were still in the California Mastermind and for the second year in a row we took the boys with us to one of the retreats, this time in San Diego. My dad was feeling a bit better which was a relief, although we know it is a temporary condition. I was running 4 mastermind groups and building out SOMBA while I also started to create a new group coaching program called Momentum. I got the courage to book the venue for my upcoming conference The Selfmade Summit and started to see how my vision of a worldwide impact was coming to life. In November I attended Iconic with Ali Brown and decided on the spot that she would be my next business coach. By the end of the year I had made $1.5M in revenue. In 2019 I took advantage of the fact that my dad was feeling a lot better and spent only 3 months in Iceland and ramped up my travel. Overall I was 165 days on the road and mostly business trips to the USA, Canada and other European countries. Martin traveled with me on many of the trips but he also always made sure to go regularly back to Switzerland to take care of the boys. I was in two masterminds in 2019. That wasn't the original plan but when my previous business coach offered a special 7 Figure Mastermind I couldn't resist. This was the year where I finally got over my resistance and expanded my team which now counts 10 people in my core team and 20 people in my expanded team. In November, Martin and I, went on an 18-day cruise over the Atlantic ocean as preparation for our dream cruise which will be on our 10 year anniversary. Then we plan to go to Antarctica. By the end of the year I had made $2.2M in revenue.  This was a 10 or actually a 12 year review. It is truly amazing what is possible in 10-12 years. In 2008 I wasn't planning to have my own business or change the world but a seed was planted at a Tony Robbins event. There I wrote down a vision of having my own business and making a million dollars plus achieving gender equality. Today I have my own business, I am making multiple million dollars and I am accelerating gender equality through my work. By helping women start and scale their businesses to six and seven figures I am ensuring that women will become financially independent and create their own wealth. Tuition, fees, room and board no longer pay the bills—despite sticker prices as high as $72K a year! So, how do colleges and universities design innovative solutions and continue to thrive in the 21st century? Brian Mitchell is the founder and president of Academic Innovators, a consultancy that helps colleges and universities learn to adapt and evolve in the ever-changing world of higher education. Brian served as president of Bucknell University (2004-2010) and Washington & Jefferson College (1998-2004), and he spent seven years leading the Association for Independent Colleges and Universities of Pennsylvania (AICUP). Brian is a regular contributor to The Huffington Post and Academe, and he is the co-author of How to Run a College: A Practical Guide for Trustees, Faculty, Administrators, and Policymakers. Today, Brian joins me and COCM CMO Alton Irwin to discuss his ‘unintentional career’ in higher education, from history professor to AICUP lobbyist to president of Bucknell. Joe Doyle is a full time real estate investor and family man in Kamloops and had been producing extraordinary results renovating in Kamloops. Today on Financial Fluency, I am pleased to have Rachel Feldman on the show.  Rachel is works with lifestyle business coaches both online and brick and mortar in order to help them grow the business of their dreams, from the ground up, using free tools, and with little money.
