Today, we're chatting with Dr. Jana Hunsley about how to create connected foster and adoptive families. Dr. Hunsley is an Assistant Professor of instruction at University of Texas Dallas and studies family trauma, adoptive sibling support, and adoption therapeutic interventions. She is also the Executive Director of Project 1025, which offers effective resources to create connected foster and adoptive families. Dr. Hunsley has a unique perspective—she studies family systems and experienced the effects of adoption first hand when her parents adopted her 7 youngest siblings.

John's background is in real estate, as an ASU grad he went to work for a real estate broker. He's very happy to be in Arizona, as the state is pro business and pro growth, and that's a huge asset for any company. They mainly focus on multifamily properties which are typically apartment buildings though it could be any duplex or even four-plex on the smaller side. These are build to rent properties. People have to live somewhere. Lenders - HUD They also work could be bulk homes, senior communities, student living or mixed use property. The last few years has seen a lot of investment in housing apartments from Private Equity and I Buyers like Zillo, or Offer Pad. Real estate lending from banks who are looking for a stream of rental income, at least 50% - 70% need to be occupied. The loan breakdown is 25% down payment and then a 75% loan to value. Banks want stable deals, 90% occupancy for a minimum of 90 days if not longer. Real Estate has many business benefits including tax write offs, expense write offs, different levels of depreciation that can be written off for 29 1/2 years & bonus depreciation to get write off tax benefits sooner. You also have the ability to sell real estate and use a 1031 exchange to buy a like valued property and defer capital gains taxes. Real estate is also a tangible investment with the building and renters providing cash flow. It typically will have upward appreciation in value and can be used as collateral in loans. The last 5 years, money was cheap for investment with low interest rates of 3%. In 2022 interest rates are 6%, which has caused a drop of 30 to 40% of book value of real estate. This could turn into a liquidity event with some owners needing to sell. This is counter with growth and could last for the next 12 to 18 months. ‘Pencils Down' – current environment is less deals, and investors just waiting Seg 2 ABI Multifamily was started in September 2013 with 5 partners. 2022 was a big year where they had 150 sales of apartment properties. They use the 80/20 build rule of business – what is the top 20% in the industry. The sale negotiation comes down to the difference of bid vs ask on the price. Current real estate investors need to determine their risk tolerance as interest rates are changing. Apartment rental occupancy rates though are high and rent is increasing. The Phoenix Market in 2023 will have very high demand and builders are not keeping up. Builders expect to build 12,000 units in 2023, which is the highest ever and still not enough. Mortgage rates in the last year have gone from 2.75% to 7% - costs more to get a home Arizona real estate market has always been cyclical with cycles lasting 10 years. Currently the Federal Reserve is looking to push the US economy into a recession to lower inflation. They are doing this by raising interest rates. Still Arizona property values and home values continue to go up. Historically during inflation hard assets like real estate go up in value. California is a tough state to run a real estate business as there are rent controls. Basically a landlord cannot raise rent prices. ABI is looking to expand especially in the Sun Belt southwest region. This region of the company country has been growing for 20+ years. Currently ABI has offices in Phoenix Tucson San Diego Denver Las Vegas and Reno Nevada. They are looking to open offices in Texas. ABI Multi is not moving into Florida as there are weather risks like hurricanes which affect property insurance. Seg 3 Denver, CO seeing real estate growth with more high-rise buildings. Sun Belt is seeing real estate expansion, especially in Texas – Dallas, San Antonio and Houston. In state migration (people moving to a state) - Arizona's #1, Texas #2, Florida #3 Deal competition is tighter, if you were selling a building in 2021 you could get 30 offers, in 2022 you get 5 offers. The Fed is trying to use interest rates to drive inflation down to 2%. There is a lot of uncertainty which is hard for a business. Previewing inventory in 2024, expected to be tight. Cost of capital will go down. Looking at exit cap rates for selling properties. The terminal capitalization rate, also known as the exit rate, is the rate used to estimate the resale value of a property at the end of the holding period. The expected net operating income (NOI) per year is divided by the terminal cap rate (expressed as a percentage) to get the terminal value. Mortgage rates are based more on the 10 year treasury & Frannie and Fannie Mae set the loan rate. Loans from other lenders like Insurance companies may be higher. Market factors are some of the largest driving forces behind mortgage rates. Seg 4 Real Estate investment principles, when there's a high cap rate you get a lender, when there's a lower cap rate you sell. In this article, we're focusing on residential rental real estate – homes with one to four units – held for commercial, or investment, purposes. Cap rates are calculated by dividing the property's net operating income (NOI) by its property asset value. Cap rates can provide valuable insight into a property. But the cap rate is not the only metric used to evaluate a real estate investment. Investors will also want to consider the return on investment (ROI), internal rate of return (IRR) and gross rent multiplier (GRM), as well as a variety of other factors, including the property's individual characteristics and location. Banks as well as investors are always analyzing the leverage ratio. Construction rates are high, because of workers pay, labor cost never goes down. Overall typically business costs don't come down. The lumber supply chain issue and 2020 was a rarity. Classic arbitrage trades, where you trade between markets are not as available. Mean Reversion where the market catches up and profitable deals are not there. The market equalizes with the cost of materials, and compression in land costs. As an example there was big money in home flipping in 2010. You could go to an auction and there would be 1000 houses for sale. With so much competition and bidders the costs went up and the buyer market squeezed because of competition. Competition squeezes out profits in a market. Any time you're selling something and there's only a 1 buyer market, you get crushed. We have seen this recently with a used car market. When demand is low in a market, the business has to sit and maintain the costs of their supply – carrying costs. Real Estate Investors have to understand numerous factors when looking at a property – builders, profiles, comps vs other properties, operating cost, rental capacity & occupancy rate. Working in hotel sector of real estate is very difficult, and different from managing a rental property. The hospitality industry was crushed during 2020 with Covid. Now hotels and the travel industry seem to be doing well. Phoenix Arizona is a good example of a city to invest in, as there is a lot going on. People want to move here, job growth, corporations moving to Phoenix, and it is also a very livable & affordable city with lots of events, sports, entertainment, resorts and golf. When looking for places to expand in business or real estate you look for these types of economic drivers. Phoenix, AZ also is business friendly, and has good regulations – pro growth and pro business. In this episode I'm exploring the story of the father of atomic power, Admiral Hyman Rickover. This was based on a suggestion from a listener. Thanks Loki! Rickover is best known for his role in developing the US nuclear submarine program in the 1950's. His ground-breaking work demonstrates that Small Modular Reactors are a safe and effective method of generating clean carbon-free energy. Today I will be interviewing an author who has recently published a biography of Rickover. Marc Wortman received a doctorate in Comparative Literature from Princeton University. Dr. Wortman is an independent historian and freelance journalist living in New Haven. He is the author of four book on American military and social history, most recently Admiral Hyman Rickover: Engineer of Power (Yale University Press, 2022). As an award-winning freelance journalist, Marc has written for many publications, including Vanity Fair, Smithsonian, Time, Air & Space, and The Daily Beast. He has spoken to audiences around the country and has appeared on CNN, NPR, C-SPAN BookTV, History Channel, and other broadcast outlets. Some programs are playing occasional games or in tournaments/classic, others are taking extended breaks as they prepare for the conference grind starting in January. Alesia has long been engaged with the not-for-profit community. In addition to UNA-USA, she has served on the Board of OWIT- Organization of Women in International Trade (Dallas-Fort Worth) and with Friendship West Baptist Church in Dallas, where she mentored young African-American women in what it takes to be successful in school, in business, and in life. In 2018, Alesia participated with UNA USA Greater Detroit chapter in the Universal Periodic Review Consultation on water rights in partnership with Ohio State University. They gathered information and recommendations to be included in the UNA USA Shadow report in preparation for the US to appear before the United Nations Human Rights Council in Geneva. In 2019, the chapter honored Dr. Mona Hanna-Attisha, the pediatrician that exposed the water crisis. UN Day 2020, UNA USA Greater Detroit acknowledged Doing Watershed Coalition for their work regarding the water crisis. In the midst of the pandemic, Ms. Morris was able to bring together organizations and individuals that represent all seventeen Sustainable Development Goals throughout the state of Michigan for United Nations Day 2020 (UNA USA Greater Detroit and UNA USA Greater Lansing chapter) an event that featured former United Nations Ambassador Andrew Young.

Happy August! Last week, we started to get into how our upbringing affects the way we view relationships, so it only makes sense to dive deeper this week into how culture shapes our entire lives and beliefs. As a Nigerian-American, I grew up between the crossroads of two different worlds, or as today's guest would call it, the realities and stories of having a hyphenated identity. In this week's episode, I chat with Phoebe Omonira to discuss empathy, growing gains and pains, leading generational shifts, establishing boundaries, navigating mental health support amongst stigma in the West African community, practicing mutual respect, and unlearning self-limiting beliefs. We talk about how parents and teenagers can coexist in a healthy way and try to understand the imposter syndrome that comes from growing up in two very different cultures. From anti-Blackness coded in language to not feeling Black enough in predominantly Black or white spaces, this episode tells the stories we wish we knew of growing up. Culture is a gift; there are so many things that we are grateful for...but there are also many areas for growth and improvement.Our childhood homes are the first places where we learn about how to be. Talking about problems in our families is typically seen as disrespectful, but it's only by discussing ways we want things to change for generational progress to happen. Dr. Julie Fratantoni is a cognitive neuroscientist at the Center for BrainHealth (https://brainhealth.utdallas.edu/), part of the University of Texas at Dallas. At the center, Dr. Fratantoni is the Head of Operations for a landmark research study called The BrainHealth Project, which is all about teaching people strategies for how to maximize their brain performance, and it's her focus to educate and train individuals to operate at their highest capacity, reduce stress, achieve their goals, and be the best version of themselves. Dr. Fratantoni also leads the center's Kindness Enterprise, a research and translational program seeking to uncover and harness the brain's capacity for kindness, empathy, and compassion as critical components of overall brain health and well-being. Dr. Fratantoni is also a licensed Speech Language Pathologist, board certified in biofeedback, and trained in mindfulness and breathing techniques. Dr. Fratantoni has a PhD Communication Sciences and Disorders, and an MS in Communication Disorders from The University of Texas at Dallas and a BS Speech Language and Hearing Sciences from University of Arizona.
We had a fun and almost PG conversation with singer, songwriter, and host of 20@10 with Nat, Natalie Price. Natalie attended the University of Texas Dallas to study graphic design and soon after landed a job in Austin, but graphic design and photography gave way to open mics, and Natalie began to hone her songwriting and performing skills with a commitment to the craft of music. She was ready when paths crossed with musician and producer, Brian Douglas Phillips, which led to recording her first batch of songs at his studio, Rattletrap Audio. Her 2019 debut EP, Through the Fog, is a culmination of her musical upbringing in church, a love for singing, and the discovery of a passion to write songs and "express truth through music". In 2020 she released a "pandeMe" single and began a livestream interview series featuring live music along with conversation with her guests. She has now streamed nearly 200 episodes of 20@10 with Nat, and is busy writing and preparing to record her first full-length album. Natalie is also member of the prestigious 11:59 songwriting group along with such prolific and respected Austin-based musicians as our former guest, Ray Prim. Initial inspiration from church hymns later resonated with an eclectic mix of pop and rock. Muse, 'Butterflies and Hurricanes', and Radiohead, 'OK Computer', are cited as two highly influential "mind blowing" albums in particular. From Pedro the Lion to Nickelback, Isreal Nash to Taylor Swift, we discuss several bands and band names along with influences, current listening. Dr. Turner is a poet, a cultural critic, a playwright, a philosopher of science, an interdisciplinary scholar, an aesthetician, an essayist and a translator, as well as the author of 28 books, including Natural Classicism: Essays on Literature and Science; Rebirth of Value: Meditations on Beauty, Ecology, Religion and Education; and Epic: Form, Content, and History. Dr. Turner, now retired Professor of Literature and Creative Writing at the University of Texas Dallas, delivered a lecture here at Wyoming Catholic College. Gary has led the Office of Sustainability at UT Dallas since 2018 with previous sustainability experience in higher education and municipal government. He is responsible for facilitating the integration of sustainability into campus stewardship, student life, administration, and student learning. UTD, as well as universities across the nation and the world, track the effectiveness of sustainability programs according to the Sustainability Tracking Assessment and Rating System (STARS Report) administered by the Association for the Advancement of Sustainability in Higher Education (AASHE). As UTD’s sustainability program has grown in recent years, UT Dallas earned AASHE STARS Gold certification for sustainability in 2019 for the first time in school history. For continued progress, Gary advocates for greater emphasis on the connection between environmental stewardship and social justice, and has adopted the 17 UN Sustainable Development Goals as the basis for sustainability education and service so that students better understand the connection between our society and the environment. Will there be a 2020-21 NCAA Division III basketball season? If so what will it look like? What will the post-season look like? It is on the mind of student-athletes, coaches, administrators, parents, and fans for several weeks, if not months, now. We are finally understanding what it may look like as a number of decisions or proposals are now making their way around Division III. In this month's podcast, Dave McHugh not only downloads all the things being considered and the likely outcomes, but tries to give listeners an understanding of how much is still unknown despite some things becoming more clear. McHugh also talks to Texas-Dallas women's basketball coach Polly Thomason for her take. Thomason has been in the Division III Women's Basketball National Committee for several years and is this season's chair of the committee. She also serves on the WBCA Board of Governors. Thomason not only provides her perspective on much of what is going on not only in Division III, but in women's basketball as well. And of course, there is always the Hoopsville Notebook. Doctor Alejandra Gonzalez is a postdoctoral researcher at the University of Texas-Dallas that works in the fields of neurotechnology. She currently focuses on how she can develop graphing fibers that have better electrochemical properties for implantable devices. The breadth of his work revolves around the use of sewing and embroidery materials to explore issues of pain, equality and gender roles, but it’s his highly popular Plexus series of installations that has garnered him acclaim worldwide. Gabriel obtained a bachelor’s degree from the Universidad de las Americas in Puebla, Mexico before moving to Montreal to pursue a career in graphic design. In 2008, he relocated to Dallas where he obtained his MFA from the University of Texas – Dallas and was part of the highly-touted Centraltrak residency program. SANDCAST: Beach Volleyball with Tri Bourne and Travis Mewhirter
It's not a tour. That's the first thing that Dave Mays, this week's guest on SANDCAST: Beach Volleyball with Tri Bourne and Travis Mewhirter, wants you to know about p1440, of which he is a founding partner. It is many different things with many different meanings. Take, for example, the name itself. The 1440 is assured: It represents the 1,440 minutes we all have per day. But the p? Platform seems to be the most popular word for it, though, as Mays says, it's up to your own interpretation. It could be purpose. Or power. Or people. Or whatever word that starts with ‘p' you'd like to use to represent how you'd like to use your 1,440 minutes in a day. Would you like to use it to strengthen your relationship with people? People it is. Or strengthening your mind, body and soul? Power it is. That sort of the point: p1440, and how you spend your minutes, is up to you. To some, yes, that means it's a beach volleyball tour or league, and currently, there are eight events on the schedule, which bridges 2018 and 2019. The first four are set – Chicago in September, with Huntington Beach, San Diego and San Jose to follow – while the next four, which will be held in early 2019, are in limbo, though the sites have been whittled down to a few catchy options. There's Vegas – Vegas! – a major city in Texas (Dallas and Houston, namely), Miami, Hawaii. An ambitious start. An exciting start. And that hardly scratches the surface, for each event is not just a beach volleyball tournament. It is, as Kerri Walsh-Jennings, a co-founder along with her husband, Casey Jennings, and Mays, has taken to saying: “Part Wanderlust, part Coachella, part beach volleyball league.” Each event, tantamount to the World Series of Beach Volleyball, will feature a tournament, but it will also serve as a music festival of sorts, replete with concerts and fanfare and everything you'd expect of the triumvirate Walsh-Jennings mentioned. How, you may be wondering, can an upstart tour fund eight events while also doubling as a music festival? Beach volleyball has been a notoriously volatile space in the market, in spite of the sport itself growing every year, to the point that more girls play volleyball than soccer or track and field or basketball. For females, it's the most popular sport in the country. And yet nobody has been able to monetize the market in a sustainable enough fashion for it to work. The business model has remained the same since a company named Event Concepts began putting on professional events in 1976. They'd find a sponsor – Schlitz Beer was the first – or many sponsors, to throw in money, and that money would then be translated into prize money, which would draw talent and a crowd to watch that talent. Sponsors would be happy because they got the eyeballs they wanted, players would be happy because they got the prize money they wanted. And so it went. Until, of course, the tabs being run up by the tour were too hefty for the sponsors to cover, and one gigantic failure led to the next. Event Concepts was booted in 1984, thanks to a player protest at the World Championships of Beach Volleyball, and in came the AVP, an organization led by the players and a young, savvy agent named Leonard Armato. The AVP changed hands in 1990, when Armato was replaced by Jeff Dankworth, who in 1994 was replaced by Jerry Solomon, whose gross mishandling of the finances led to a bankruptcy, only for the AVP to be revived by – who else? – Armato in 2001. Nine years later it was bankrupt again, and in 2012, Donald Sun took over and put on a pair of events, and since then he has done a fine job of steadying the frighteningly tenuous heartbeat of beach volleyball, increasing prize money and events and introducing a “Gold Series” and putting the sport back on television. And yet the business model remains relatively the same, though there are certainly various nuances, as 1976: sponsor-driven. “If we were to start a new pro beach volleyball tour tomorrow, we would fail,” Mays says on SANDCAST. “So that's why we're not starting a pro beach volleyball tour. We're taking the sport of volleyball and we're celebrating it, what works and what doesn't. We're applying some principles of what have worked and what do work, to this.” And here is where the differentiation between p1440 and the AVP Tour begins. p1440 will charge a $40 gate fee, every tournament. The AVP allows its fans, which pack stadiums, for free, though there are paid box seats. But the entry gate will hardly be the chief source of revenue for p1440. That's where the “platform” comes in. Above all else, above volleyball and music and entertainment, p1440 is built upon four pillars: competition, development, health and wellness, entertainment. The platform, an online resource featuring myriad digital media, will host webinars, coaching, nutrition, live clinics – any type of wellness resource you might need, be it mental, spiritual or physical. It's not live yet – it is scheduled to launch in July – and until 2021, it will not be monetized. The content will be entirely free, with the goal of reaching 4 million subscribers by 2021, by which point a subscription fee will be required. No numbers are for sure in terms of the subscription fee, but on SANDCAST, there was a $5 estimate. If p1440 hits its goal of 4 million subscribers at $5 a month, you can do the math – $20 million in revenue per month from the platform alone. If successful – an admittedly large “if” in this sport – the subscription model answers, in part, where the prize money and funding for the tour will stem from. Which leads to the next inevitable question: Who will be receiving those paychecks? Mays, who built and sold a shipping business for a not-so-small fortune and was looking for a new project to work on, thinks it's no question at all: p1440 will feature the finest talent in beach volleyball, and not only because there will be more prize money – he gave no definitive figure on what the breakdown will be, only that it will be more – but there will be more talent. The failure to retain the game's highest talent led to the breakdown of the NVL. Players want to play against the best, which was why, when Sun revived the AVP in 2012, and the top players returned, the NVL lost momentum and, eventually, financial backing. The best currently play on the AVP and FIVB tours. There will be a battle over loyalty, the AVP's non-compete (p1440 has no exclusivity clause in its contract), and, when it comes down to it, prize money and sponsors. Mays intends on bringing in the best, not only in this country, but overseas. Each tournament will feature a 24-team main draw. Sixteen of those teams will be Americans automatically seeded in. Four will come out of the qualifier. And four will be international wild cards. Want to play against the best? p1440 could have Alison and Bruno, or Evandro and Andre, or Nicolai and Lupo. For the women, it could be Ludwig and Walkenhorst, Agatha and Duda, Talita and Larissa. Walsh's reach, even if she has been on the peripherals of the game as a player lately, is still extensive. You don't win three gold medals and suddenly lose all of your contacts. Those players mentioned will be available, too, for Mays and Walsh-Jennings and Casey Jennings have made it a point to schedule around the AVP as well as four- and five-star FIVBS. The plan is to have the best in the world, playing for the best prize money in the game, with some music and entertainment to cap the night. It's a lot. It's big. It's potentially transformative. It might work, it might not. That's part of the excitement around this movement. And maybe that all sounds a bit crazy, though it is worth reminding that the most successful ideas and businesses were, at one point or other, invariably labeled “crazy.” As Walsh-Jennings wrote on Instagram: “It's go time.”

It is already the midway point of January. In a month's time, we will be looking at conference tournaments and discussing who has a chance to make the NCAA tournaments. However, there is still a lot of basketball to be played and many teams are starting to take the turn into the second half of conference play. On Thursday's edition of Hoopsville, Dave will chat with a number of guests to get a landscape of where things are in Division III. The conversation will include checking in at the NCAA Convention where legislation will be voted on by DIII members and conferences on whether to start the season a week earlier. With 200,000 MBAs graduating each year, are business schools preparing "career ready" employees? In a sweeping survey of 10,000 recruiters, 3,000 business school students (both MBAs and undergraduates), and 500 business school career center leaders, Jeff Kavanaugh found that all three constituencies had different perceptions of what's important and where they stand. Carol Bossert is a museum professional with twenty-five years of experience working in and for educational and cultural organizations. Since forming Carol Bossert Services in 1988, she has worked with more than 40 organizations to plan and develop exhibitions, create science education programs and consult on best museum practices. Ms. Bossert holds a Ph.D. in molecular biology from the University of Texas-Dallas and began her museum career at The Newark Museum as department head and curator of the natural history collection. 14th International Gynecologic Cancer Society (IGCS) Meeting
Dr David Miller talks to ecancer at the 2012 International Gynaecologic Cancer Society meeting in Vancouver about the GOG 209 study and drug regimens for endometrial cancer. Standard treatment of endometrial cancer usually involves a surgical treatment, as well as chemotherapy. However, in 20-30 percent of patients, where surgery is not possible, advanced endometrial cancer treatment focuses more on chemotherapy and biological therapies. The GOG 209 study looked to simplify treatment of advanced endometrial cancer, which consists of the three drug regimen of paclitaxel, doxorubicin and cisplatin. This course offered a clear survival advantage but has high toxicity and does not allow for use with targeted therapies. In a trial testing carboplatin and paclitaxel, normally used in ovarian cancer, it was discovered that this treatment was as useful as the three drug course, but less toxic. This result now opens the possibility for inclusion of targeted therapy as well.
