Many scholars and analysts have argued that this is an opportune time to raise the federal gas tax, last increased in 1993, not indexed to inflation, which has increased 77 percent since then. Writing in The Hill, Bernard L. Weinstein questions whether Congress will squander a unique opportunity to hike the federal gasoline tax, replenish the Highway Trust Fund, and rebuild America’s critical road and bridge infrastructure. His thinking is in line with that of the U.S. Chamber of Commerce, which has advocated for a 25-cent increase in the federal gas tax. “Our nation’s infrastructure is deteriorating and only getting worse. By 2025, our crumbling infrastructure will cost American businesses $7 trillion,” said Chamber CEO Tom Donohue. “Today’s announcement … is an important step forward on the path to rebuilding America’s infrastructure.” Says House Transportation Chairman Peter DeFazio, D-Oregon: “And just like the New Deal of the 1930s, the best way to re-start our economy and put workers first is with a massive investment in the kind of infrastructure that will help future generations succeed - from better bridges and roads to robust transit and passenger rail service, to fully functioning ports and harbors, to modernized waste and drinking water systems, and widely available broadband internet.” U.S. Senate Majority Leader Mitch McConnell, R-Kentucky, after initially balking at aid to states in another round of stimulus and suggesting they could default, amended his stance and suggested there could be some relief. Earlier this year, Gov. Whitmer asked the State Transportation Commission (STC) to authorize bonds to rebuild some of the state’s busiest freeways. His contributions to leadership theory and practice were acknowledged by the Society of Psychologists in Management when he was named The 2011 Distinguished Psychologist in Management; and by The Goolsby Leadership Academy at The University of Texas at Arlington when he was named its 2011 Distinguished Visiting Leader. Dale received his Ph.D. from the University of Minnesota. On today’s episode of Just the Tips, Dean and I and Dean’s beard welcome William Leach to the show. If you want to know some Jedi mind tricks to get into the subconscious of your ideal customers or clients, Will is the guy you want on your side. Will is the founder of TriggerPoint, a leading Behavioral Research and Design consultancy specializing in System 1 marketing. TriggerPoint helps today’s largest brands understand and change consumer behavior through Behavioral Research and Design. Will has over 20 years of behavioral insights experience and is a behavioral design instructor at the Cox School of Business BLC at Southern Methodist University. How Will discovered the subconscious side of marketing Anyone who is interested in marketing and upping their sales game is going to have an interest in studying psychology and what gets people to buy things, but Will takes it to a different level. He took a look at the latest in neuroscience and behavioral psychology and learned how to apply those principles to marketing. As he says on this week’s Just the Tips, people make 35,000 decisions a day, and obviously not all of those are conscious decisions, a lot of them are operating below the surface. So rather than trying to change someone’s mind and convince them to buy something, Will looks at how those subconscious decisions impact sales decisions. The four factors that contribute to decision-making Will told us about behaviorally designed marketing on this week’s episode. He said there are four factors that get someone into the mode of “hot state decision-making,” which means they are emotionally and psychologically ready and wanting to make a decision (think about what Vegas does to you). The four factors that get someone into that hot state are goals, motivation toward those goals, what’s called regulatory fit (think approach vs. avoidance), and then finally triggers. Will clearly explains what each of those factors mean, but you’ll have to listen to this week’s Just the Tips to get the truly deep dive. How behavioral psychology works in action Will told a really fascinating story on this week’s Just the Tips about how he’s applied his four factors in the real world. When he was working for PepsiCo, his team had to figure out how to make a discount “bundle” of products (soda and chips, etc.), appealing to customers. So at first they discounted the whole bundle together, but that didn’t really work. And then they thought through what those customers in convenience stores are there for, what their goals are (to get through the next part of their day), and what their motivation is (to have a bit of a respite and get the fuel to get through their day). Mark walked us through all four factors, and how he came to a decision on how to re-market the products that boosted their sales by 20%. It’s fascinating stuff. Focus on the trigger So while you should consider how to apply all four factors to your full marketing approach, a quick tip Will told us about to quickly boost sales is to just focus on the last one: the trigger. Tell people what you want them to do and when to do it. “Buy now,” “sign up today,” etc. It may look ugly, but it will drive short-term sales. He also provides another quick-hit tip. One is to focus on promotion or prevention (i.e. talking about the benefits of a product or what the product removes negative impacts). It may be a simple technique, but it can really help change things for your marketing. All of this is in Will’s book Marketing to Mindstates, but you can hear it first in this week’s Just the Tips. Do cherry pickers – those consumers who are extremely sensitive to price and go from store to store to pick the best-priced items and leave the rest – really save a lot of money? A recent paper by Wharton marketing professor Stephen J. Hoch and Edward J. Fox a marketing professor at the Cox School of Business at Southern Methodist University found that consumers not only save money but that the savings are enough to offset the time it takes to do the extra shopping. Joseph Cahoon ( https://www.smu.edu/cox/Our-People-and-Community/Faculty/Joseph-Cahoon ) , Director of Folsom Institute for Real Estate at SMU’s Cox School of Business ( https://www.smu.edu/cox/Centers-and-Institutes/Folsom-Institute-For-Real-Estate ) , joined us on the most recent episode of Dirt Work ( https://marketscale.com/industries/podcast-network/dirt-work/ ) to discuss the cross-section of education and real estate in light of invocation and changes brought forth by the coronavirus pandemic. SMU successfully transitioned over 10,000 students to remote learning in rapid fashion. “We had been thinking about on-line education for a long time but most of the faculty was skeptical about on-line learning and while it wasn’t exactly a smooth transition, it brought about change that might have taken years in a matter of month”. A main benefit that the online education offers is the concept of “asynchronous learning”, which is the idea that students learn the same material at different times and locations, which is different than the lecture-based model. Cahoon beliefs that online learning will continue to be relevant in the education space as universities transition to a hybrid (i.e. half in-person, half-online) model. Universities were not the only groups that saw an increase in on-line learning, as LinkedIn, Coursera ( https://www.coursera.org/ ) and Udemy ( http://udemy/ ) saw tremendous increases in learning content consumed and enrollment since the start of COVID-19. Cahoon believes that the next opportunity in online learning lies within the ability to increase student engagement in the sessions. In regard to changes in the real estate landscape, Cahoon thinks that similar to the education space, that COVID-19 sped up trends that were already on-going (e.g. migration from higher to lower cost areas, certain struggling sectors of retail) and eventually thinks consumer behavior will resume to levels similar to those seen pre-COVID, especially in Class A & B locations varying, of course, across product-types. Cahoon highlighted that an often-overlooked aspect of the COVID real estate value correction is decreased property tax revenue for cities in the immediate term. However, “This may an opportunity for cities to be adaptive and creative…which maybe has a positive long-term benefit…if we create better cities, more equitable cities, cities that are healthier economically, it will only positively benefit everyone’s real estate”.
