From having an abnormal bone growth in his leg as a young child, to feeling lost and with no sense of purpose after high school and college, to starting a business twice and failing, and being $20k in debt, Joel's story is the perfect example of how anybody can overcome the obstacles in their life and achieve greatness. He is a high performance life coach, a health coach, and speaker. If you want to start reading more, then after you brush your teeth, open up the book and close the book. That's all you have to do! Eventually, you'll start reading a page every night. You should be able to tune back in and align yourself with core fundamentals and then get back and do what you got to do. People don't question you because they are aligned with you. During Covid, people believed that if they didn't wear a mask, they would get sick. Connect with Bret: Website  Episode Highlights How Bret Got Started In school, Bret didn't like books and claimed he was allergic to reading and writing. 10 years after graduating, he became a full-time investor and made his social life his priority. He was blessed with twin boys, which completely changed his priorities in life. He started reading books and became a personal development machine. He then found himself in a network marketing business, where he developed the confidence to approach people, resilience to rejection, and the ability to sell things. After working at a nuts and bolts company for 15 years, he decided to resign and start his own business. Entering the Copywriting Space After talking to some of the best marketers in Australia, Bret realized that his business model was bad. At first, he didn't believe them, but he ended up listening to them after losing all his money. He heard about copywriting at an event and thought it was the last thing he wanted to do. He later realized that copywriting was simply salesmanship in print. Since then, he studied up on how to write a good copy and started getting results. Soon, people were emailing him and asking him to write for them. Do Your Research Research is key to know how to write a good copy. Bret spends 70-80% of his time researching and only 20% writing. You don't have to be a wordsmith to know how to write a good copy. You simply have to understand the psychology of your clients. Talk to your clients to know what makes them tick. What the business owner thinks he knows about the market is generally completely different from reality. A campaign that might have worked a few years ago may not work today. Markets change and evolve, and so does people's awareness. Come Up with a Big Idea The second thing you should be good at is coming up with a big idea. Many people play it safe, but Bret prefers pushing things to the edge and going out of the box. The Importance of Headlines Most people stay on a page for only three seconds. They look at the headline and decide if it's worth their time. You could have the same ad with the same body and offer, but you will get different results with different headlines. One will outperform the other several times over. Writing email subjects is a good way to practice writing headlines.  When you go through your emails, scan the subject lines and see if anything catches your attention. Motion beats meditation, so permit yourself to write lots of bad headlines. That's how you get in the flow. Writing in a Conversational Style People usually feel compelled to use big words to sound intelligent, but doing this just puts readers to sleep. The best way to learn how to write conversationally is to sell an idea to a person you feel comfortable with. Ask them to give feedback and deal with these on the spot. There are a certain number of boxes you have to tick in people's minds to make a sale. If you miss one, they are not going to buy it.  One objection missed is a sale missed. Tune in to discover how to write a good copy, one that ticks people's boxes.  Keep Everything Short The more people read, the more they buy. Unfortunately, people don't like reading nowadays. Bret usually makes his paragraphs only one sentence long, especially in emails, to ease people into it. He also tries to limit his sentences to seven words, excluding the short ones. When you write, make everything as short as possible—short words, short sentences, short paragraphs. Long and convoluted texts allow your readers to trip up and start to skim-read, breaking the flow. How to Improve Readability Layout design is truly important. The worst thing that can happen when someone comes to your site is if they don't know where to look. This causes instant sales friction. Take out the clutter. Ask yourself: what is the soul and the priority of my website? Make sure these dominate your web pages.  Long vs. Short Copy Always write to heavy users. They are fanatics but write to them as if they're skeptics. Write copy in the same mindset as the one you'd have if you were in court fighting to keep your kids. Don't leave anything out to get your case across. Instead of pleasing those who are never going to buy in the first place, write to the enthusiasts. In the sales process, you don't want your readers to think. By writing longer copies, you avoid creating an opportunity for readers to stop and think about the negative things. Today, I'm hanging out with lovely Jo Oliveri from the ireviloution.  Jo: Hi there. Jason: Hi, welcome. Jo: Thank you. Thanks for having me. Jason: Glad to have you. We're going to get into your background first, but before we do that, I'm going to read your bio here for the audience, for the listeners, so they have a little bit of understanding. The topic we're going to be talking about is streamlining business operations, is that right? Jo: Correct. Jason: Okay. I'm sure everybody here, everyone listening—clients, friends, property managers—they all could use a little bit of streamlining in the business operations. That's something close to you and to my heart as well. Let me tell me people a little bit about you here. Do you go by Jo or Jo-Anne? Jo: Jo. Jason: Okay. Jo is the Founder and Managing Director of ireviloution and PM Leadership Summit Vice-President, First Team Property Management with over 20 years of real estate experience. I don't know what the CIPS or TRC are. What are those? Jo: CIPS is a National Association of Realtors designations. It’s Certified International Property Specialist. The TRC is Transnational Referral Certification, the very handy ones we have specially in property management we're dealing with people from all around the world. Jason: Okay. Jo is a leading authority on all things property management and an inspiring force within the industry. As Founder and Managing Director of ireviloution and the Property Management Leadership Summit and Vice-President of First Team Property Management based in the USA, she's an international real estate identity who has trained over 500 agencies, thousands of agency owners, and property managers worldwide. She is seen as a leading authority in all things property management and regularly speaks at the industry's top Australian and North American conferences. She's also author of the real estate books, Find Your Property Manager Now: Hire the Right Agent and Make More Money. As well, she was selected as an Industry Thought Leader of the Year finalist for 2015, 2016, and 2017 Real Estate Business Awards, and is an Industry Influencer for the Elite Agent 2017 Awards. Jo is a big deal. Jo, welcome to the show again. Tell me, how did you get into this property management stuff? For those who are watching, I'm hanging out in my son's room. It was the only quiet place today. I've got pug posters behind me for those that can't see. How cool is this kid here? Jo: All the room. Jason: Yeah. He likes pugs. Jo, tell everybody, how did you get into this? Jo: Actually, I came from a business background. We had a family business in grocery stores and convenience stores. We were involved in the 80s down turning businesses. We had very high interest rates, we were paying for our business loan and our home loan, and we lost everything, we have bankrupted. What I discovered is the business I was working in was my husband's passion, it was not my passion. I wanted to find something I was passionate about.  I'm a mom, I had three small children, and I read this book by Anthony Robbins called Awaken The Giant Within. It's an excellent book, it changed my life. I did all of the exercises and at the end of that, it was steering me towards real estate. I was a tenant at the time because we've lost our property and property management is where I landed. What was really interesting is because I came from a business background, I ended up getting a job with a company in Perth, Western Australia where I originally come from. I thought, "This is an awesome business." There were three other property managers and I was asking them, "What do I do?" They're all telling me different things. I thought, "How do you run a business like this where no one is doing the same job the same way?" They were talking to clients differently, giving different advice. It set me on a path of understanding the business of property management because I saw that there are enormous opportunities to grow a business through property management rather than grow a business through sales. Hence, I started off on a journey of career by design and I thought, "One day, I want to be able to empower business owners with the courage to take control of their business." Have a business that represents their vision, their brand, and their personality, but for me to do that, I had to understand everything, not just property management but the business of real estate.  Hence, my journey started and I've worked in all areas of real estate with large franchise groups and small boutique agencies, wealth companies to understand how the investor feels. I've purposely invested in real estate myself to understand what it's like from an investor's point of view. It's all brought me to this point here today. Like you, I'm passionate, I'm on a crusade to empower positive change in the property management industry by infusing business leaders with the courage to pursue their dream. Jason: Love it. It's very similar to my why or our business why which is the transform property management businesses and their owners. Let's get in to this. Streamlining business operations. Maybe we should start with why this is important. Jo: Well, this is very important because if you don't streamline business operations, you become what I call, a business built on desperate measures instead of deliberate methods. Everything becomes by default, every decision is by default, recruiting new staff is by default, service promises is by default. You start to become another “me too” property management company where we all start to look the same. You lose sight of your vision and your why. You start to offer property management services in the beginning.  When I was learning everything I could about what’s so good about property management business operations and what goes wrong, I started to see that streamlining systems was a major cause of why things go wrong in property management. That actually made me go on a search and discovery tour of other industries. They had systems and processes and it actually brought me here, to where I'm living right now in Orange County, California. In 2007, I went to the Disney Institute to learn how Disney creates all their processes and streamlines everything that they do and discover why people will spend. If you're like me and had to travel from Australia to go to Disneyland, you can spend a few tens of thousands of dollars going there taking your family, all the privilege of standing in a line to get on a ride for up to two hours. I discovered people don't complain. They actually stand in these lines and they whistle and they talk to each other. Yet people call a property management company and if they're not responded to within a matter of minutes they become very frustrated. My discovery was it's because they don't know the process either. If a company is built on processes then you know everyone who work within the guidelines of those processes including the clients that you're dealing with. That becomes a very, very strong foundation in creating success in any property management business. It’s just critical. If you look at the other businesses or other industries like Starbucks, it’s all built on processes, it's all built on how do we create maximum efficiency right down to measuring how long does it take for the barista to get the scoop of coffee beans out of the sack and put them into the machine that makes the coffee. If we move the coffee bag 2 inches closer, that's going to save over a period of time, 100 hours every month. It also reduces the loss of coffee beans spillage.  I started to understand the concept of time efficiency through processes and streamlining with systems and related it all back to how do we do it in property management. Jason: I love it. I love the idea. I mean, essentially what you're saying is that processes just like the example you give with lines of Disney which I don't want to stand in those, by the way, but it disarms people by them knowing that there's process and I think it creates some safety for them.  They really have two choices at that point is to choose into the process that exists or not. But if a process isn't there then what naturally ends up happening is people try to implement or push their own agenda or their own process onto the property manager. "Hey I need this done by here. I need this done at this time. I need them to show up now or this time." They'll try to push their agenda and process onto the property manager because there isn't a clear one for them to see. Jo: Exactly. Hence, the business starts to become a very reactive thing. You will hear the shock horror stories where a property manager says, "We just lost an owner. They terminated their management with us." We thought they're really happy because we never hear from them. You never hear from them and you never had that contact with them. They're thinking like, "What are they doing? Where's the value that I pay?" So, whatever you do it's got to be consistent across every client. Again, I'll relate this back to Disney where the people who run the rides, I mean a lot of them are just young kids, they're college kids, and they don't start to get reactive when they can see that the line is two, three, four hours long on Independence Day for the Incredibles ride last year. Everyone stood in a hot sun for four hours. Their Disney cast, as they call them, they just did their job and kept smiling, just pushing the people through and offering alternatives with single rider and things like that. We can learn a lot from Disney. Jason: I like the idea of what you were saying about just making sure that the process is visible. Something I noticed that you spark the memory. In the past, I had jobs working in IT. When you work in IT at a company, it doesn't matter how good of a job you do. You still are the lowest person on the totem pole when it comes to there being an emergency. If there's a problem with the server, something goes down in the middle of the night you're on call, it doesn't matter if you're like one of the top executives in the business or you paint really well. If you do everything perfect, nobody would notice and never going to say, "Why do I even pay you?" If there's a problem, they notice and then, they would say, "Why do we even pay you?" I'm a little bit smart, just a little bit. What I realize is if I was just noisy about what I was doing, my bosses or my superiors would now see that I was doing stuff. I'm like, "Hey, I just upgraded this. Hey, I just took care of this. Hey, there hasn't been any problems with this because I did this." I just started being noisy about the things that I was doing. I worked at HP for a while as well and I had a boss in Texas while I was in Boise. It was the same thing. He was like, "What are you guys doing? Are you doing this?" He would ask each person on my team, "Is the other one doing their job?" I just started updating my instant messenger status with what I was working on just so he could see, to reduce that anxiety that he had that we weren't doing anything. Then, he started thinking, "I was the only one on the team doing stuff." So, I think maybe there's the little secret and what you'd mentioned that the property managers need to be a little bit more visible in what they're doing to maintain these properties in letting people know that, "Hey, we did something here," and keeping the owners informed so that they go, "Okay. That's why I pay you." Jo: Exactly. It's like evidence defeats doubt and you got to share the value to the clients and remind them, "Hey, over the past year, we've managed to increase your rent by 10% and it's 5% above the average in the area. This means [...] your asset value has increased this much. Now, we're here to help you to maximize returns and optimize growth. This is what we've done so far with you. What are your goals for the future? Perhaps you might consider buying another property because you've built equity in this property and you've built income in this property." It's about planting the seeds of thought in your clients mind and always having that connection. Property management can be as frustrating for the rental property owners as it is for property managers but it need not be. It all comes down to your systems. When you've got systems, it then articulates your value and worth, and your service promise as well to the clients. Jason: We're talking about streamlining business operations, we're talking about implementing systems, making sure there's processes. How would you how would you define streamlining business operations? What really is it? It sounds like a nebulous, all-encompassing sort of thing, I think. Jo: It truly is. You're quite correct. A lot of people don't understand how do I streamline my processes. I've got different systems for this and different systems for that. We do a lot of I'm diagnostic reporting on business operations to see where things might be falling through the cracks or things are not working together. The thing with property management is we have a multitude of things going on at any given time. Every task that we do has its own timeline and has its own priority. For every task that we do, it has a plethora of tasks involved within that one task and it could have several team members involved in that one task as well. For instance, if we’re bringing on a new management, then there is a lot of admin work involved in that. When we bring on a new management, that then moves on to leasing that property, finding a tenant for that property, and it's not always the same person involved. What you need is a business that's built on a platform of scalability and a business that's built on a platform of serviceability so that we can always service the client, scale our business growth. To do that means that we need to make sure we're streamlining systems. Streamlining systems in property management is about identifying every task that we do in property management and almost seeing your business like it's a series of all these cogs that all work together. Those cogs need [...] or turn in perfect sync so that we're just moving on to the next task, next team member that needs to be done. There is nothing that creates what they call “the bushfire is starting” because something has fallen through the cracks or something as you know stopped another process from being completed. Creating systems, to me, is something that needs to be engineered. You can't look at one system and say, "We're going to do this for onboarding new management." We're going to use this other system for looking after the property once we've got it occupied and things like that. All of those systems all have to work as one. The only way to do this is to engineer, to architectural design how your systems work together so that as your business grows and you bring in new team members or new roles, you can seamlessly move one task to a new role and know that it's not going to fall through the cracks, or know that you don't have a team member who says," I got this relationship with the client. I'll just do it all and whilst they're focusing on that, other things are falling through the cracks. Like a good point there is, whenever you've got team members who say, "I've got a relationship with the client." You've got a problem because the relationship is with your brand. Your team represent your brand and your vision. If you've infused your team with your brand culture, personality, promise and standards, then all the team are representing exactly what your vision is for your business. Jason: I love that. The brand relationship is greater than the people, individual person relationship that should be in the company and everybody should have that mindset on your team. You mentioned a lot about platform, systems, scalability. I know a lot of property managers out there are a little bit more nerdy than the average real estate person. They're listening to this and they're thinking, “What system should I be using? What is the ultimate software for doing all these processes and systemized in my business.” Do you have a favorite? Jo: In my role, I do get to look at a lot of different software. I do due diligence. I think my best answer to that is it depends on your business. And it truly does. When you look at software, it's got to work for you. It's got to work for, (1) your budget, (2) your growth plans, and (3) how you got to build your business and what you want that software to represent about your business. Currently, the company that I'm working for here in California is using rent manager and that's been very good. For us, we've got over 30 branches spread out from South LA to San Diego. That's a huge area that we cover and our home office is in the middle, it's somewhere in the middle, in Orange County. Through that, we've been able to customize that software so it suits our scalability and the way we service our clients and our agents. We've got over 3000 agents in first team, so we want to make sure that we have a way of measuring the referrals that our agents come in and keeping them connected to that client. Rent manager works for this company. If there's other great ones like [...]. It's very, very good. That started out small- to medium-businesses and I think it fits really well in that marketplace, but I know that they've been doing a lot of work on how can they build a platform that is useful for bigger businesses as well . And then, of course, there's appFolio and there's a lot of popular ones out there. I encourage people, when they're choosing software, choose software based on a due diligence that they do in accordance with what they're looking for in the software. The other thing to remember with software is it's not your system. Your software is the platform if you like that you store all your data and generate your reports. Your system is your manual operations. A great analogy are pilots because pilots have these massive computer systems that fly the planes, but pilots have to go through a manual process of check-listing that everything is working, that three people agree that everything is working before that plane will take off. There is a manual process to flying a plane and property management is the same. It's these manual processes where a lot of companies are going wrong because everyone is doing it their own way, that they interpret a task, and it doesn't represent the brand. Jason: Right. This is a problem with processes. For those listening, I'm a big fan of the software process tree. It allows you to have a process system that is outside of whatever accounting or back office you're using free property management company and you can really dial in. For those listening, check out the previous episode that I did with Process Street. I think you'd be really interested in hearing that. I think the challenge with most process systems or systems out there where they have some process documentation in the business is that once a team member has read the process document and they've done it a couple times, they think they know it. It's in their head. They're not going to go back and check it. They're not checking against the process if the process gets documented, gets updated, or the process gets changed, or that person makes changes to the process, they're probably not updating that. There's always this gap between what the process is and what's documented, if it even is at all. Think about all of us that drive cars. We don't check the manual for the car or read the DMV booklet on how to drive the car, all the rules of driving every time we get into the car. The first time, we probably checked every mirror and made sure everything was okay, but now we just drive it it's like an extension of our body. That's how team members feel. They may simplify things, they make short-cut, they may cut things out, they may forget about things, they maybe weren't onboarded properly, they weren't trained properly. I'm a big fan of having a process that they have to use each time where they have to check something off. There's some manual input that says I did this and I followed these steps. Jo: Exactly. I totally agree. I was at a conference where one of the doctors from one of the busiest hospitals in Australia—he works in the emergency section—said, regardless of the level of emergency, they still have to follow a checklist where everything is ticked off. That's where we're going wrong in property management is because property managers keep it in their head and they make a slight change to a process which has sometimes devastating results to the overall business. My own company, ireviloution, we've designed those manual processes which are architecturally designed, but every manual process you have, you've got to have a way of measuring so you've also got your management leadership that locks into that, so that we know that we're being efficient and compliant, consistent and complete everything that we're doing. To me, when you have a system, there's three different components when it comes to streamlining. One is your processes. You've identified what all the processes are for every task that we do in property management that then we'd lock in and we can measure the efficiency, effectiveness, profitability, performance, productivity, everything shows that process. Then, what locks into that is your resources. Jason: This is number two? Jo: Yes. P plus R resources is that resources have to be designed. If there is a tweak in those resources, which we find a lot of property managers say, “But I want to put this step in,” that step might be somewhere else in the process. By tweaking it, it can actually break something down.  The third step which is really, really critical is T, P plus R plus T, equals training. Your training is a vital importance and what we discovered in property management is to become a property manager, we're really learning theory—the theory of property management. If you look at doctors to go through university and college for seven years learning how to be a doctor, it's still all theory. Once they've graduated they've got to go into the learning hospitals to learn the practice of being a doctor, the practice of what happens when a patient does present themselves with an emergency or with some kind of condition. It's ongoing training for them. The training that we have in property management needs to be something where if you're putting your team through training, it's got to be consistent as well. If they're going off to all these different training courses, then they're not learning the process and the resource. So, there's a breakdown. All three elements of the P plus R plus T are critical in streamlining business operations. Jason: Alright. I'm gonna recap this. So, you're saying everyone gets that they need processes and it's helpful to make sure that the processes are very well-defined and people know how long it's going to take. Explained resources because I think that's a little bit less clear. What is a resource? Jo: Resources are your paper documents. When we put information into software, there's still a way that we gather that information or the data that is then put into the software to make sure that we've got all the information we need. I call it your intel and your insight into everything that we do. The resources are just like what I mentioned before with the emergency doctors or the pilots where their resources are checklist. Then, your resources are also the way that the business owner can measure productivity, performance. it's how they measure, monitor, and manage what's going on. So, resources are things like one checklist to the different forms that you use for some legal forms and some just best practice forms like getting a tenant to sign a disclaimer that they know that they're not allowed to disconnect smoke detectors for instance. We know that we didn't just tell them, we actually got them to sign a form and they understand the consequences in different forms. Your productivity trackers are manual forms so we can measure productivity against what's going into your software. So, that's all your resources. The resources that we've developed, we've got over 500 resources there and that's the enormity of the resources that you need to manage your property management business depending on the size, of course, and team structure. The training speaks for itself. Jason: Yeah. You need to make sure that they're actually leveraging these things and they understand. I like what you said. There needs to be consistency because a lot of people just want to send the team off to these property management conferences and they come back with a whole different set of ideas, "Well, this company's doing this." I had one client that didn't even talk to me but came back and said, "I decided to change my whole structure from departmental to another structure." He was changing his entire company and then everything fell apart. I was like, "How did you know that that was right for you?" He's like, "Well, all the cool people are doing it,” was basically the answer. All the cool people were changing their whole business and I said, "Your business was working and now, it's not." Jo: Yeah. You hear that a lot and that's why I think that they haven't got a plan to start off with. Every business has to be built upon a plan. It's not a financial plan, it's an operational business plan. So, what they've done is they've created their vision for success and they've mapped it out. It's like creating the way that you're going to get from LA to Brisbane in Australia. You've got a plan, you've got a timeline, you've got a budget, you've got all of that. But you know, a lot of them become very reactionary, their business becomes default instead of design, and that's where they start to be desperate. It's like, "Oh, this is not working. Let's change something else." They lose the deliberation around their business because they don't have a plan in the first place. A killer of business growth is when you keep changing what you're doing because someone else is doing it. Jason: Shiny object syndrome. Jo: Exactly. That's right. That's a term we use a lot because business owners are like, "Oh, if that's happening over there, let's try that." That's why we all become clones of each other. When you talk to consumers, the people that we serve, they all see us as the same. So, very important.  Jason: Okay. So, you have processes resources training and I think anytime there's a process, somebody needs to be responsible for it, there needs to be clear accountability, there needs to be process documentation and there needs to be a clear definition of done, like how this does this need to be done? How can we verify that it's done? There needs to be accountability. There needs to be some transparency there as well like some scoreboard or some way to know that they've won, or completed, or finished, and there needs to be that accountability or responsibility. If we have all these things in place, then is that everything that they need? Jo: Yes and no because the other thing is that the business leader or if they appoint someone to manage that business, they got to keep their finger on the pulse because accountability is just king when it comes to property management. One of the problems I have in property management is they're not profitable. They've got property managers who keep saying, "I'm so busy, I can't get this done. I need someone else." And because they don't have the data and the statistics about how long it takes to do a job because they're not using processes and resources, then they start to react to that team member saying, "I can't do this anymore. I'm too busy, I'm stressed out, I'm going to leave." I know you can't leave because if you leave I'm going to lose all my clients. Well, comes back to there's no point in having processes and resources if you don't have accountability. That's what I was mentioning before, you've got to be able to manage it so you've got to have the ability to say, "We know exactly what's going on with the business. We know when we've got peaks and when there's pressure on the team because of those peaks. We also know when we need to bring in new resources in terms of new team and what that role will be and what we're prepared to pay and offer that new team member." For every task that we do, the objective is to be consistent, to be compliant and to complete within the timeline and priority of that task and then to be able to measure how many tasks a property manager is doing daily, weekly, monthly. The only way you do that is with the business resources. We've got something that we call a task tracker so we can measure many things with that. One thing is the number of tasks our property manager is doing weekly, monthly. The other thing is every number tells a story. You can see that if we've done this then this should generate a job new tasks over here. What's that done? Do the numbers all add up? Are we doing that? We start to then create that historical data about our business so that we know we've got peak times, we've got risk associated with this time of the year with our business. The business leader has what we call finger on the pulse. They can make those decisions, added deliberation not desperation. Jason: I think one of the things that's really helpful in tracking just about anything that you care about in the business, whatever it might be, the one thing that's super helpful is just it gives you context. Even just having two data points like we did this much this last month and we did this much this month, you can tell if it's gone up or down and that allows you to understand where you keep your finger on the pulse, as you say, or to have an idea of whether these things are improving or getting worse, or whether business is changing. Property management certainly ebbs and flows during certain times of the year. It helps you to see, "Okay, these are the trends that we see during the summer when kids are getting out of school and these are the trends that we're seeing through the winter months when things have cooled down." It gives them some context and that allows them to plan and prepare for the future and understand, "All right. We're ahead of where we were last year or we're behind. We should be concerned like we can make changes, let's make adjustments." It allows you to feel safer as an entrepreneur, it lowers your pressure and noise it makes you less reactive. I'm sure there's other benefits to come from that. Jo: Exactly. Well, it takes away what we said at the start up is that they fear losing a client more than they feel losing a team member because they've got control of their business. If their team member is not performing then, they know how to manage them to perform better. Sometimes, team members do have a use by date and it might be good to let them go but let them go with respect and honor rather than like, "Oh my gosh. I'm losing them in a one lose business." We should never, ever have that fear about our business. Our business is about us, it's about our vision. Jason: Right. So, team members may have an expiration date. Jo: I think some of them do. Jason: Fair enough, probably true. So, wouldn't be great if they just had that stamp on their forehead when they came to us at the beginning? Then we would know.We can keep their replacements ready, we'd get everything documented really clearly but that's the nice thing about having things documented. My assistant that I just had just recently took another job, but we had everything documented I wasn't freaking out like in the past I might have been freaking out. Losing a team member that was critical to operations would be really a big deal but we've got things documented. There's this safety that comes with having things documented and if it's documented well enough, that's the question you ask yourself, those listening, "Do you feel like if any certain member of your team left that you have you have their knowledge documented so that the next person could step into that without having to be trained by them directly?" If you don't, then that's where business owners have a lot of fear. They have a lot of fear in that, "Oh no, if I lost this person, it would be so detrimental." Here's the thing I've noticed anytime somebody said, "Oh, it would be the worst thing ever if I lost this one team or if I lost Susy or whoever this person might be in my whole business. It would be terrible, it would be the worst thing ever." That's like the best person for them to lose. I notice every time it's because they don't understand what that person is doing, that person is usually doing a lot of things that maybe are redundant or unnecessary or not done the way you have them done. When they do leave, you have to step in, you have to figure these things out. You realize, "Why were they doing it that way?" Because we didn't have that transparency into what was really going on. We weren't able to manage it, we weren't able to help improve it and it wasn't very effective in a lot of situations. I had one assistant that I had for like three years and I thought, "Oh, if I lost her it would be the worst thing ever." Really, when I lost that person, it was one of the best things that happened to our business. We changed so many things, I realize a lot of things could be done more efficiently and it's never as bad as our brains make it out to be. Jo: You're absolutely right. Property managers love to be loved, but we need to change that thinking because we want people to love the brand and respect the team that represent the branch. Out of respect comes love. Property managers need to let go and know that clients will respect them if they're delivering on the service promises and results. They'll feel good about themselves. I think every owner needs to work their business as if when a team member leaves, this is what happens. Everything that we've got in our business is all built upon generic names. It's not a person's name. It's not a person's phone number. Everything is associated with a role, so I move the team around within the roles and to the client, it's seamless. It's still first team servicing them. Jason: Right. It's maintenance, it's not Fred. Jo: Exactly. The team has that personality. They're friendly, they want to help the clients. Jason: Yeah, love it. Cool. So, we've talked about the who, the what, the why. So, how do people get started with streamlining their business operations? Maybe we could just dig into the actual process of getting their processes and their resources and their training all dialed in. Jo: Yeah. That's a really good question, Jason. The thing is when you're implementing processes, there's a whole process around them as well. What you want to do is you want to get everyone engaged in it. You need to get your team engaged, you need to get your clients engaged so they understand what's going on as well. You need to create a step-by-step process of, at this step, we're going to implement this new process and we'll introduce that to the clients because there might be new policy around that as well. Articulate and communicate that to the clients. They get to buy in with what we're doing and they've got the opportunity to voice any concerns or misunderstandings. The best thing is, know that when you are implementing new processes, then you have to muddy the waters for a bit. You're going to find all these things that start rising to the surface moving up like, "What's going on here? I've got team that are unhappy. I'm losing team." Normally, that will happen because you haven't started with the process. So, muddy the waters and have a look at what you need to do first. It could be restructuring the team to start off with. It could be redefining, and reassigning, and realigning roles, but whatever the step is, you need to look at it like a building lego blocks, one by one by one. This one means that this is going to happen. Once that happens, then this next step is going to happen. My best advice is don't do it all at once, have a plan of implementation, a plan of communication as well, and a plan of education. It really is a step-by-step process. Jason: Yeah, I think when we're leading a team, when we're leading a company, our job really is to inspire everybody to be excited about what we're going to be doing rather than control them. I like to say, whenever we failed to inspire, we always control by default. If you can inspire your team and get them excited, "Hey, we're going to be doing this. Here's why, here's how this will benefit you, here's how this will benefit the business. Everything will be better off," and you can get them on board and get them in alignment, then they will help you do it. But if you are trying to control them and force them and say, "Hey, we're going to be doing this," you're going to churn some people. You're going to lose some people Especially if you're making changes and they're used to doing things being done a certain way, that shakes them up and makes them feel insecure, makes them feel uncomfortable. You start documenting their processes and, “Why we didn't document these before?” They're going to thinking, “Is my job okay? Why are you having me to document this now? I'm doing a good job, aren't I?” We need to really be careful and inspire our team members to take care of these things and help us. I think, as entrepreneurs, we also try to shoulder everything on our own a lot of times. Our team members are the ones that are doing these processes. A lot of times they know it better than us and that they should be the ones helping us do it. We have the insight to be able to look at those ones they're documented and help them figure out, "Hey, maybe we can improve this. We can make this better. Let's see if we can make this easier for you and make this faster for you. Or what would help you move this forward quicker?" Jo: Exactly. One of the things I learned at Disney is Disney has a wonderful way like everyone who works at Disney wants to be there. If Disney makes changes, they have a lovely way of making sure that the cast are all on board and involved. The way that they do that is they have this program where they all sit around, it's like brainstorming to a degree but everyone has a say and they build on what they're saying. It's never like that's not going to work, it's like yes and they build on that idea. They bring it around to something that is a way that the business leader can drive their business in a way that they want to. The team all have that understanding. When we go in and we work with businesses, we talk about infusing the team not just like, "This is what we're doing." It's like if you actually infuse them with the vision and how it's all going to be for everyone, then they will have that encouragement and that willingness to like, "I want to be a part of this." And that's what you want for the team. And your clients, too. Jason: Yeah. Ultimately, we have two types of people in our team. We either have believers or we have hiders. The hiders are just there to get a paycheck, probably do as little as possible and complain about us on the weekends. The believers, we get their discretionary time. They're thinking about us after hours, they're thinking about their job, they want to be better, they want to improve and they're looking for solutions. It's a very different mindset. But they can't be a believer unless they have something to believe in and you're relating that to them. So, we have to give them the chance to be able to believe in us. Jo: Yeah. It's so true. You're talking before when we mentioned about the use by date. Sometimes, we can have insight into that as well because when we bring on our new recruits and then we do our monthly 1on1s with them or however often you do it, that's a way to gain insight into what they're thinking what they're short and long-term dreams are. You will know that at some point, your company might not be able to offer them the future that they're seeking. You don't have the next role for them in their career. That's okay because while they've been with your company, they've helped you to grow your company and you're still in control of your company if you've got all of the systems and processes, that person will go off still having respect for your company and you have respect for them. That's the way I would love it to be in the industry if we all understand it's okay to say bye-bye to team for the right reasons. Jason: Right. Any relationship can be ended amicably. Jo: Absolutely. Jason: Any relationship. I mean life's all about relationships and relationships can be ended poorly and very negatively and it can cause a lot of drama or they can be ended amicably. We should always look for that route first. That's the best Jo, is there anything else that our listeners should hear or should know about streamlining business operations before we wrap this up? Jo: I think, Jason, we just encourage them to not go it alone because creating a process and then the resources around it, it does take a lot of work. It's like engineering mindset and I see a lot of property management business owners make the mistake of letting their property managers do it. They say, "You bring in the systems and you create the systems." They can't do that. They're employing that person to look after their clients and bring in new clients. Whilst they're doing something that they're not entirely skilled to do, then it's impacting the business and quite often there is no goal and you'll say, "Well, where are the systems they created?" I say invest in systems, invest in people that really know what they're doing when it comes to designing systems because all system should be customized to [...] their business is well. When you implement, do it in stages, do it in a process so everyone feels good about the changes that have been made. Joey Coleman helps companies keep their customers. He is an award-winning speaker. He works with organizations around the world ranging from small startups to major brands such as Deloitte, Hyatt Hotels, Zappos and Whirlpool. His first 100 days methodology fuels the remarkable experiences his clients deliver and dramatically improves their profits. His Wall Street Journal number two best-selling book Never Lose a Customer Again: Turn Any Sale into Lifelong Loyalty in 100 Days offers strategies and tactics for turning one-time purchasers into lifelong customers. When he's not speaking to audiences around the globe, Joey enjoys spending time with his amazing wife and two young sons in the mountains of Colorado.    Questions   Tell us a little bit about yourself and your journey Could you shed some light on what you wrote in the book as it relates to the eight phases of customer experience, the assessing, the admitting, the affirming? As it relates to your different trips and travels all over and being a subject matter expert as it relates to customer experience, how do you feel about customer experience on a global level? How do you stay motivated everyday? What are some of the online resources, websites, tool or app that you absolutely cannot live without in your own business? What are some of the books that have had the biggest impact on you? We have a lot of listeners who are business owners and managers who feel they have great products and services but somehow, they lack the constantly motivated human capital. If you were sitting across the table from that person, what’s one piece of advice that you would give them to have a successful business. What is the one thing in your life right now that you are really excited about – either something that you’re working on to develop yourself or people? Where can our listeners find you online? What’s one quote or saying that during times of adversity or challenge you revert to this quote to kind of help you to refocus and just get back on track?   Highlights   Joey stated that he has a really eclectic background which he supposes is the polite way of saying he has done a lot of completely random things that made no sense to the outside world as he was going through it. But now with hindsight looking back there's a common thread. He was a Government International Relations Major in College then went straight to law school where he studied Litigation and National Security Law and International Law. He worked for the CIA, the White House and the Secret Service. He was a Criminal Defense Lawyer. He taught executive education kind of nighttime NBA type courses. He ran a division of a promotional products company. He ran an ad agency for over 15 years and now he’s a full time Professional Speaker. So, he travels around the world giving speeches, leading workshops and consulting with clients to help them keep their customers. The thread that ties all of these crazy different jobs and careers in this life that he has had the blessing of leading together is the fact that in each of the positions he held, the way you excelled was to have a keen understanding of the human condition. Why do people do the things they do and what can we do to make them do the things we'd like them to do? And so that's kind of the common thread and that's really what led him to this world of customer experience. He was running his ad agency and of course they were very focused on helping their clients develop websites and ad campaigns and brand identity kits that were designed to bring customers into the fold. But the more he did this the more he realized that customers were running out the back door as quickly as they brought them in the front door. And he quickly realized that focusing on customer retention was actually a more valuable and more important practice than focusing only on customer acquisition.   Yanique agreed that his background is eclectic as it is sure to form great stories when he’s speaking to these different people throughout the world being able to draw on different experiences from different industries. Because it kind of pulls it together because at the end of the day even though he has worked in so many different areas we're still human beings regardless of where we're from or what we do.   Joey mentioned that he is a big believer that regardless of whether you see yourself in a B to B (Business to Business) or a B to C (Business to Customer) or a B to G (Business to Government) environment, whether you're an entrepreneur or a business owner or an employee no matter where you fall in kind of the different things you do as part of your job or career, you're interacting with other human beings and the better we can understand the journey that our fellow humans are on and meet them where they're at the more we will be able to achieve the goals that we have for our business or for our life or for our growth.   Yanique mentioned that she was lucky enough to be one of the persons that Joey sent an advanced copy of his book to Never Lose A Customer Again and she has been reading it and it's been so amazing because it feeds her soul because this is all that she cares about. She’s passionate about customer experience and customer service and there's some valid points that he has in it.   Joey stated that in the book he outlined his way of thinking or kind of the way he has developed in coordination with his clients of thinking about the customer journey and he believes there are eight potential phases that your customers have the ability to go through if you're willing to hold their hand and help them navigate them. All eight phases start with the letter A. He spent enough time working in Washington D.C. and Government not to give an acronym that he was expecting people to remember so he made it easy. The goal is to get your customers to give you straight A's on your report card. All of the phases start with the letter A. The first one is Assess, this is Phase 1. This is when a prospect is considering whether or not they want to do business with you. In common parlance we call this marketing and sales. Then we go to Phase 2 Admit, this is day one of the first hundred days of the customer relationship in the admit phase, the prospect acknowledges that they have a problem or a need that they believe you can help. And so, they transition from being a prospect to being a customer almost as quickly as that happens, they enter Phase 3, the Affirm phase. In common parlance this is buyer's remorse. This is where the customer begins to doubt the decision that they just made. And your job as the business is to counteract those negative and doubtful emotions by reinforcing the wisdom and the benefit of their purchase decision. We then come to Phase 4 Activate. This is the first major experience the customer has with your brand after the sale. So, if you sell a product this could be the unboxing experience or when they get the product home. If you sell a service this could be the kickoff meeting or the first time you start to deliver on the service. He calls it Activate because he thinks it's important to energize the relationship when you formally start working together and are really set the tone for what the interactions and the relationship are going to be going forward. So, we're halfway through the eight phases. Then we come to Phase 5, this is where most businesses start to fall off the rails a little bit. See most businesses deliver the product or service and then they're kind of done and they miss the opportunity in phase 5 to Acclimate the customer to doing business with you. Most businesses have sold their product hundreds, thousands maybe even millions of times. But to a new customer it's the first time they've ever had an interaction with you, so you need to hold their hand and get them familiar with your way of doing business. After that we come to Phase 6 Accomplish, this is when the customer achieves the goal that they had when they originally decided to do business with you. Every customer before they make a purchase decision or when they make a purchase decision has a goal in mind of what they're hoping to accomplish. If as the business, we don't track that and measure whether we're making progress towards succeeding at achieving that goal and then celebrate with the customer when they accomplish that goal we miss the opportunity to validate the original purchase decision. And if you don't successfully acknowledge the accomplished phase you can't get to the last two phases. Okay so the last two phases are Phase 7 Adopt, this is when the customer becomes loyal to you and your brand. They're only going to do business with you, they will happily buy whatever you create. They've definitely become a big supporter of yours. And then last but not least we reach Phase 8, the Advocate phase. This is one that adopting customer becomes a raving fan referring their friends and colleagues to you. So, these are the eight phases that a customer as he said has the potential to go through regardless of what business you're in, regardless of whether your product or service - domestic or international, small, medium or large. All human beings have the potential to go through these phases. It's just a question of whether as organizations we want to help them do it.   Yanique mentioned that she liked the fact that Joey noticed this straight A’s theme. She thinks it's so important to recognize that they cannot become evangelists or advocates of our business unless they've gone through some process. She stated that people think that people are going to walk and speak great things about our organization just because we've sold them an item once or we've sold them an item twice. And it's so much more than that, there's a process that goes through that will convert that person from just feeling like, “Okay, I just did business with an okay company” versus “I just did business with a great company and I need to tell everybody else and I want my friends to shop from them and I want my family members to shop from there.”   Joey stated that all too often he thinks we ask for those referrals too early in the process immediately. For a while it was very popular especially in e-commerce settings when you bought something online for after you went through the checkout cart, they would hit you with a pop-up screen that said, “Who else do you know that would be interested in our product or service?” And they wanted you to enter an e-mail and he’s thinking to himself, “I haven't even received the product or service that I signed up for and you already want me to be sharing it with other people.” It's way too soon. It's kind of like being on a date with someone and you go on a first date and before the waiter takes your order for what you want for dinner your date says, “So, I'd like to meet your mom and dad.” It's too fast it's going to make me anxious I don't want to order then. It’s too early in the relationship. He doesn’t think you should be asking for referrals until the customer has accomplished their goal. That phase 6 level where they achieve the goal they originally had when they decided to do business with you. He thinks after that is when you start to ask for referrals and additional business because they have proven that their investment has had a nice return.   Joey mentioned that one of the things that Yanique probably had learned from some of their exchanges back and forth before scheduling this conversation, he has a tendency to be pretty direct pretty blunt in his feelings and his beliefs which sometimes can get him into trouble but that's the way it goes. He believes it’s a general rule the bar for customer experience on the planet is lying on the ground. He thinks that most businesses do very little to pay attention to customer experience. He’s in this space as well as Yanique and he knows the people that are in this space we work very hard at it. But he thinks globally, it is not nearly given the priority that it needs to be given. He thinks more often than not customer service gets attention, but customer experience doesn't. And he sees a distinction between those two phrases. He defines customer service as something that is more reactive, solving the customers problem, helping them to navigate using your product or service, whereas customer experience he thinks is proactive, it's all the perceptions that your customer has based on all the touch points and interactions they have with you. So, he thinks most companies that are doing anything are just kind of in triage reactionary state. A customer service state as opposed to thinking more holistically, how can we create the most remarkable interaction possible that is going to catch our customers off guard, is going to surprise and delight them and is going to leave them wanting more.   Yanique agreed and stated that it's definitely more of a proactive approach as it relates to customer service and of course customer experiences taking everything into account, more of a holistic approach and not just from a face to face point of view but just every possible touchpoint or channel that the customer could possibly have an interaction with you.   When asked how he stays motivated, Joey stated that he loves what he does. It's pretty easy. Being on stage is such a pleasure and such a delight. He takes very seriously his role and responsibility to educate an audience, to entertain an audience, to keep them engaged. He just absolutely loves it so every day he’s on stage is fantastic and the days he’s not on stage, he’s preparing for the days that he will be on stage. So, it's just absolutely incredible. He also really connects to the message that he’s trying to promote which is we need to care more about each other as human beings. Our businesses have a responsibility to not only take care of our customers but to take care of our employees and those two things have a tendency to feed upon themselves. The better experience you create for your employees, the better experience they can create for your customers, the better experience you create for your customer, the better experience it creates for your employees. It's just a nice little loop that feeds on itself.   Yanique agreed and stated that internal customer service is very important. The health of your organization not just the health of the employees but how they feel about the business is so critical. One of the things that we say in workshops or she’ll ask the participants if their company sells a particular product or service, I always ask them if they're actually a user, do they actually consume this product or service because that to me is a key indication if they believe in the company that they work for.   Joey agreed and mentioned that it's shocking how rare it is. In his experience he asks a very similar question and he’s always amazed at how few of the employees use the product or service and what he’s even more amazed by is that the businesses don't make it easy for their employees to use the product or service. For example, because he travels a lot, he finds himself in restaurants often and one of the things he always like to ask the waiter or waitress when he’s in a restaurant getting ready to order is, what are the two or three things on the menu that are your favorites, what do you like here, what do you recommend or what are the best things. And it never ceases to amaze him how it's very clear the way they describe things that they haven't actually tasted the dish they're recommending. If he ran a restaurant he would have it set up so that every employee in their first month on the job sampled every single dish we serve. And then they had a context and then about every three or four months he’d run them through that cycle again. And he’d give them the chance to try the specials and to try the regular items and to develop kind of their own palate as it related to the menu. It's not just restaurants, this can apply in every business on the planet, “Are your employees actually users of your product or service and customers of your business?” And if they are, what are you learning from them and creating opportunities for them to speak more intelligently about what you offer.   One of the interesting things is we ask our employees to create remarkable customer experiences but many of our employees have never had a remarkable customer experience. He explained that he was at an event recently doing a workshop for a company and the CEO told him, “I want to have first class service. I want to have Ritz Carlton service. I want to have white glove service and create those type of experiences for our customers.” He said, “Okay.” So they got the whole company together and he said, Here's the deal, how many of you have heard the CEO talk about the importance of a Ritz Carlton first class, white glove experience?” and every hand in the room went up, he said great. Let me ask you a few questions. Number one, “How many of you have ever flown first class?” and the CEO proudly raised his hand and the CFO raised their hand and no one else in the room raised their hand. And I said, “Okay, how many of you have ever spent the night at a Ritz Carlton?” and the CEO proudly raised his hand, the CFO put his hand down and still none of the other people in the room had their hands up and then I said, “Okay, one last question. How many of you have ever eaten a meal that was delivered by waiters wearing white gloves?” And no one put their hand up. And he turned to the CEO and said, “It's really difficult to expect our employees to deliver a world class customer experience when they've never had a world class customer experience.” So, if there were one piece of advice that he would give to business owners listening it would be make sure that your employees have a context and a framework for the type of experience you're asking them to provide for your customers.   Joey stated that he is probably one of the least online connected individuals that has ever been on Yanique’s podcast. He uses online resources but they're not very complex, he doesn’t have a huge presence on Social Media and he doesn’t use a lot of different tools but one that he does uses, and he finds to be incredibly effective and has helped his business dramatically is a tool and a service called Mixmax. Mixmax is a scheduling tool, it's kind of an add on that you can connect to your Gmail account or your e-mail account that allows you to click on a little link and offer available appointment times when scheduling, that has made my life so much easier because then when people get that email I can say I’m available at these three or four times. When they click on that time link it automatically books it on his calendar and if he gave the same time as a potential slot to two people when they click on it, it will tell them that that slot is no longer available and offer one of the other ones. It just has taken the 17 e-mails back and forth to do scheduling and really reduced it dramatically and I actually like Mixmax better than some of the other calendaring services because some of the other ones it gives you access to the person's calendar and you can see a bunch of things but you kind of have to figure out where to insert yourself. Whereas this one he feels like proactively says I care enough about you, the person he’s sending the e-mail to say, “I've allocated these particular windows of availability, which one works for you?” and they can focus in on it a little bit more than looking through all of the available times on the calendar.   When asked about the books that have had the biggest impact, Joey mentioned that this is a really challenging but fantastic question because for context, he’s in the process of moving right now and so he just recently packed up their books and they have north of 5000 books in their house. He loves books, he has read a ton of books, he loves being surrounded by books. There are so many books that have had a tremendous impact on him. He thinks back to some of the first business books he read which included Harvey Mackay's Beware the Naked Man Who Offers You the Shirt. Dig Your Well Before You're Thirsty by Harvey Mackay, Dale Carnegie's book How to Win Friends and Influence People. Tons of the writings of Tony Robbins Awaken the Giant Within and just lots of books that he read kind of back in the day when he first was starting. Then there's a bunch of business books that he read kind of as my thoughts around customer experience were evolving. His good buddy Shep Hyken has written a number of fantastic books on customer experience as well as Scott McCain and Jay Baer and mutual friend Dan Gingis. A number of folks that are kind of write more specifically in the customer experience space. He also tried to read fiction from with some regularity because he thinks if we're really looking at the human condition reading fiction helps us to understand people as well. So, he reads everything from science fiction to fantasy to kind of pleasure reading, fiction in the kind of espionage and spy novel space so he tries to read across a really wide swath of genres and topics.   When asked about advice he would give a business owner who lack the constantly motivated human capital. Joey stated that this goes back to that story he told right the best way to motivate your employees is to make sure that they're having an incredible experience. As the business owner, the manager, the executive, your employees are your primary customers. You need to be taking care of them, you need to be holding their hand to navigate them through the 8 phases, you need to be making sure that they're having a remarkable experience when they come to work. And so, he thinks if there was a question around, he thinks there are a lot of business owners that say, “Well our employees just don't get it, they're not motivated, they don't come with the kind of excitement that I need them to come to work.” He usually would ask those type of executives or owners. “Are you excited about the fact that those employees come to work? Do you let them know that, do you show them that in your words and in your actions and in your behaviors?” and usually by the time he gets to that level of questioning they're like, “Well, maybe not as much as I could.” and I'm like great, so there's a huge opportunity for us to improve the employee experience.   Yanique reiterate by saying that the gap that exists why there's constantly motivates human capital is the leadership influence that drives that whole engagement. So, recruitment is critical because you have to hire the right people. But after hiring them, there are things that you need to do to sustain their interest in what they're doing everyday so that they can be motivated.   Joey agreed and stated that you need to sustain your interest. He thinks part of the challenge we have in HR is that it's run like many businesses are run with their external customers. We spend all this time courting, marketing and selling, filling the funnel trying to convince someone to come work for us, trying to get them in the door and then they start, and they show up for their first day on the job and we don't have a desk for them. They don't know what they're supposed to be doing, they don't know anyone to go to lunch with or maybe if we do an onboarding program it's a day or two and then we kind of leave them to fend for themselves. We need to hold our employees’ hands, especially through the first 100 days of the employee relationship. What are we doing to make sure that they're achieving the goal they had when they came to work. Lots of times we don't even ask our employees, “What's your goal? Is your goal to get a cheque? Is your goal to grow a career? Is your goal to explore something new that you haven't thought about before? Is your goal to put to work the things you studied in school and have that be compensated for what you learned?” Every employee has different motivations and by the way those motivations change, they evolve over time. And so, what did motivate them to take the job in the first place six months in might not be the motivation anymore. Employers and managers need to have a finger on the pulse as to what's going on with their employees and that's how you get motivated employees.   Joey stated that there are two things that he’s really excited about right now. One more professional and one more personal. On the professional side, he’s thankful and appreciative of the tremendous support for the launch of the book, when we’re recording this, the book has been out for about 2 months now. They had great success as not only during the launch but since then. He continued to get wonderful feedbacks and reviews on Amazon from people and people sharing how they have been able to put the principles that are outlined in the book into practice in their own business and they are already seeing huge results, so, that’s been super exciting, the book culminates and kind of represents, he would say 20 years of his professional career but it’s really more 45 years of his entire life/career because it’s all the different things that he has been involved with and all the things that he has learned about human beings and trying to put that down on the paper as a way and hopefully provides some value to other people that helps them understand themselves and their customers and their employees better, so that’s been really exciting. On a personal note, in a few days of recording this episode, he will be moving from his home in Evergreen, Colorado which is high in the Rocky Mountains about an hour west of Denver. I'm moving up the state and down the mountain a little bit to Boulder, Colorado where they’ll be a little bit closer to civilization and the wonderful things. Their neighbors will be humans as opposed to bears and mountain lions. They'll will have the chance to kind of have a new chapter and a new experience for him and his wife and their two young boys, so excited about that. Moves that he thinks are a great opportunity to recommit and rejuvenate and set new habits and new practices and so he’s really excited about what this transition offers for his family and their personal lives but also for him and his professional life.   Joey shared listeners can find him at – Twitter - @thejoeycoleman www.joeycoleman.com     Khashf Joey shared that it's both an interesting and a timely question because as you might imagine with the travel schedule he keeps being on the road about two and a half weeks out of the month and just getting back from a trip about a week ago. He was on the road for about three weeks, his family got sick while they were on the road, so he had to reschedule the recording and that's just never fun to have a sick family especially when you're not at home. That makes it even worse and then they get home and they’re moving in two days. So, his quote would be from the incomparable quote master Winston Churchill who said, “When you're going through hell keep going.” That's kind of what he’s been trying to do as of late and he doesn’t want to be overly dramatic, his life is very blessed and he feels very fortunate but there's been a lot of stress lately with the travel and the move and kind of the craziness of the book launch and a number of things and so his goal has been just to keep putting one foot in front of the other, trusting that this will all eventually work out beautifully.   Joey also mentioned that the Nike tagline “Just Do It” is probably if not the best one of the best taglines in the world. He’s not a big fan of taglines because most taglines are watered down platitudes that could easily be given to any company, you could take the tagline and apply it to another company without anyone missing a beat. But he always points to Nike's Just Do it as one of the best out there. Yanique agreed and stated that it can be applicable to any industry or any area, even in kids going to school who are trying to advance themselves athletically or academically, just let them know that at the end of the day the only thing that's holding you back is your own fear. David Durham is a mindset and self-mastery business coach, speaker, author and trainer. Before coaching David had the opportunity to build a six-figure business his first year in real estate at the very young age of 20, he is also the author of his first book, “You Must: World-Class Principles for Success” which he is so excited to launch in March. David now helps other self-employed entrepreneurs between the ages of 30 and 50 who have been in business for less than five years to build a thriving business by helping them step out of self-sabotage and step into their success.   Questions   Tell us a little bit about yourself and your journey What are some of the top three suggestions or tools that you provide to your business owners or entrepreneurs to ensure that they maintain that level of self-mastery and emotional intelligence so they can lead a team that is all so positive minded? We have a lot of small to medium sized business owners that listen to this show across the world in different countries and many of them have to do their own sales. You know they have to pick up the phone and they have to make sales calls. And as you said when they get rejected sometimes they do attach it to their identity. How do you get rid of that fear before you actually take the telephone up and call someone to tell them about a product or service that you have to offer to them? And of course, to pitch it in a way that it comes up as being authentic in terms of your product or service adding value to their life and providing them with useful benefits. But also in a way that you are able to utilize the skills that you are best suited for, to marry what you are offering with what their business has to offer to their customers. Apart from taking a different perspective, are there external stimuli that you could probably expose yourself to that will help you to change your mindset or at least maintain somewhat of a positive mindset throughout the course of your day? What are some of the books that you’ve read recently or maybe in the past that has really helped to grow and develop you as an individual and make you a better person? What is one online resource, website, tool or app that you absolutely cannot live without in your business? What is the one thing in your life right now that you are really excited about – something that you are working on to develop yourself or people? Where can our listeners find you online? What is one quote or saying that you live by or that inspires you in times of adversity? Highlights   David stated that emotional intelligence and a business is huge, especially for entrepreneurs, self-employed entrepreneurs that have been in business for less than five years. One day you're on top of the world you're ready to conquer everything and then like three days later you're questioning all the moves you've made in the past six months and is this the right choice. It's going through the ups and downs that are extremely hard and emotional intelligence which essentially boils down to your mindset and how self-mastered you are is how resilient can you be when you're facing adversity. People are doubting you and telling you, “You can't do it.” Which he has so many stories around that and just struggling. How are you to persevere through that. Because he believes everyone typically knows what they need to do to get the business where they want to go. Yet many times they're just in their own head and they're in their own way and if they could get out of their own way and out of their head then they could have the success. So, when it comes to mindset and self-mastery, it's about being resilient and being able to face anything with a positive perspective that empowering rather than a perspective in their business that's disempowering and has actually holding them back.   David stated that this is an amazing question because it's like being a leader in how you lead by example for anyone that works for you which then directly correlates to customer service and the one of the first things he teaches and a certified coach almost finishing the certification of what they teach is seven levels of perspective and when you understand these levels of perspective then you can actually decide how you want to show up each moment, every day you can understand which perspective helps you and how, some of them help you in this situation and other perspectives on the seven levels help you in something else and so one of the tools that he teaches which is going to be hard to get in just on this call. But it's the seven levels of perspective so no matter what happens to you, you can adopt a perspective that's actually going to empower you and help you move forward. So, what that looks like as a leader is when you're implementing the seven levels of perspective, naturally everyone following you, everyone that's looking up to you and you are leading by example sees that and they respect that and then they can grow from that themselves. When it comes to mind and self-mastery, when it comes to the way you think number one's perspective, that's what's going to keep you going and two is how do you overcome fear that’s huge, just fear in general, fear of rejection, fear of failure, feel fear of the unknown and so how do you overcome that. And that's a huge step getting in your business. So, self-employed entrepreneurs that have been in business for less than five years and many times fear rejection, they fear failure and here's where it boils down to. The reason why these fears are there is because they're attaching their identities to results. And so, whether they do great then that means they're great and if they don't that means they don't, so when they fail they take it to mean that their failure. And so, when you feel like a failure then naturally and the thoughts going through your head is “I'm not good enough” when I'm not good enough shows up for you then you're naturally going to feel disempowered, you're going to feel bad about yourself and when you have the thoughts of I'm not good enough. You don't feel good enough then who in their right mind is going to want to take action. Then they let fear overrun them, they let fear overrun their business and now they wonder why it's so hard to take massive action, they wonder why they are procrastinating so much but it's because of that. So, when you can start shifting that perspective it all ties together because you shift the perspective then you start having different thoughts, thoughts that are empowering with those thoughts that you have, you have different emotions. So, now you have a different perspective, different thoughts, different emotions, naturally you are going to take different action because thoughts and emotions equal action. That's a really encompassing of like coaching because many times like his clients would come to him and it's with these stories but all they really need to do is shift the way they're thinking ask themselves better questions and quit identifying with their results as to who they are. Being able to stand in their own skin and say, “I am enough as I am no matter what happens in my organization, no matter what happens my identity isn't attached to this outcome, my identity isn't attached to the failures and it's also not attached to the winds. It just is and I'm enough as I am.” which really allows one to adopt the right perspective an empowering perspective to move forward.   David stated that everyone listening right now, wants to be able to make those sales calls and prospect and come from a place that's genuine and not feel salesy, like they can make the calls and know that “I'm only here to help, I don't want to feel salesy.” A lot of people don't want to make those calls because they have that fear of rejection and the fear of “What are they going to think about me and if I call people that know me, what are they going to think, they going to think I'm selling them.” how do you overcome that. First thing first, you've got to be 100 percent confident in what you do, your product or your service. Reason being if you are 100 percent for example as a coach, “I knows I can help transform businesses. I know I can help them get out of the way double or triple their income. I have created the results multiple times.” So, when you are 100 percent confident in that then when you reach out in prospect to these people you know, people you don't, whatever it might be, you come from a place of contribution, you come from a place of, “This is what it can do for you. I want to help you because I'm so confident in what I have and I'm so confident that it would help you. It would actually be more an ethical for me to not reach out.” When you can get to a point like that in your business where you can genuinely come from contribution things will start changing because now you're making the calls when you're on the call. Another huge obstacle business owners have is overcoming objections when they say I want to think about it so many business owners say, “Great, when would you like me to call you back?” Rather than digging in, “Well, what is it you want to think about, its financials. Great, tell me more about the financials. Is there anything else other than the financials?” X Y and Z digging into it. Because if you are to come from a place of contribution and you do truly believe in your product and service then you should have no problem overcoming any objection in realizing that an objection is just a request for more information. So, when you're hunting that you're actually coming from a place of, “I just want to help you understand more of how this product or service can best suit you.” And from a customer service standpoint they go hand in hand because you're doing what's best for them. Now on the flip side how do you overcome the fear of making the calls. How do you actually do it? And the first thing first is realize you attach your identities to your outcomes, realize wow OK now I see that when I get hung up on told no hundreds of times, I'm attaching that to me, no one wants to talk to me. When you can just start making that distinction then you can start changing it. Here's a fun story, when he hopped into real estate his first year, he was 19 years old in the business, he got told by everybody that there's thousands of other agents, “What makes you any different, you're not old enough, who's going to trust you with the sale of their house and so much more.” And so, he would literally call over 700 people every single day. He would talk to over 100 people every single day. He got told no, he got told you’re a low life, you're a bottom feeder. Go get a real job and get cussed at. He’d get hung up on every single day and then he would go on the appointments that he did create for the first few months, he lost the client so he felt terrible about myself. All he’s getting is rejected, all he’s getting told is no. “Oh my gosh, what in the world.” So, he kept pursuing that to overcome the fear of calling and the fear of reaching out as realizing one, they're getting hung up on, what are three perspectives that he could adopt that mean nothing about him, 1) They could have just gotten into a car crash, 2) Their dog just died. 3) They're going through a divorce. 4) He interrupted them during dinner. 5) They are sick. Great, he just created five reasons of why they hung up on him, didn't answer whatever that meant nothing to do with him. So, if you can do that in business rather than saying they didn't answer so they clearly don't want to talk, they didn't call me back, so they clearly don't want to talk. They hung up on me. They clearly are not interested. I've called them four times they haven't responded. Rather than taking it to mean they don't want to talk to me, they don't want my product, they don't want my service, maybe I'm not good enough, thinking “Wow, well they could be really busy in their business, they could be going through some really tough times and haven't had a chance to come around.” You have a choice to adopt other perspectives.   Yanique then stated that's a very good perspective to look at. So, it's kind of like you're projecting that clearly just as how your life has challenges and obstacles and hurdles that you have to overcome every day, they're are human too and they probably have their own obstacles, hurdles and challenges and maybe their obstacles and hurdles are way surpassing what you are actually going through. So that's why you weren't able to get in touch, so then you don't take it personally and absorb all of the negative energy that you're getting from the nos.   David also mention that in realizing that you're making assumptions and you’re making interpretations, you're assuming that it's about you in your interpreting them not calling to mean something about you. That assumption, interpretation has just as much validity as saying they got in a car accident has nothing to do with you. It has just as much validity of saying I might have caught them in between work or when they were at dinner. You don't know the real answer, so which perspective are you willing to adopt that's actually going to help you move forward in a positive light. And to add to that really quick, David mentioned that he called one of these prospects, he called her over 26 times in less than 3 months, that's a lot of phone calls and she never called him back, she never texted him back, she never got back to him via e-mail and one day she called him, “Hey David, I need you to come list my property. I'm so sorry I haven't gotten back to you, things have been crazy on my end. I've been going through so much but I appreciate your follow up.” That goes to show we can't assume and interpret it to mean things about us.   Yanique mentioned how puts a nice spin on it. In all the years that she has been doing customer service training on workshops with customers, one of the challenges or one of the comments that she has gotten from participants in workshops is when the customers come at them so angrily, they're disrespectful. As David mentioned a lot of it. They told you you're a bottom feeder, you were worth less, you should go find a different job. So, in a customer facing environment the customers are going to tell you a lot of things if their product or service isn't working and if you are not responding to them in a way that they expect you to respond, they're going to actually start attacking you. And a lot of the employees take that attack as a personal attack. Her approach with them is don't take it personally because a lot of times these customers don't know you personally and they're really hurting because of the issue they're having, maybe before they came to your business place they had a bad argument with their kid or are with their boss or maybe someone bad drove them on the road. So, they're frustrated, they're angry, so they come into your business place already with a negative mindset.   Yanique then asked why is it that as human beings when people start to say things to us that we don't want to hear we assumed the negative and not the positive.   David stated he’s not a scientist to say well this is why according to X, Y, and Z. He stated that there are studies to show how strong, it's easier to be negative than it is positive. We are human beings, we jumped to the worst-case scenario many times we may make it to believe something about us we take it personally. Everyone listening that is facing that struggle, it's not your fault. It's being human, it's not your fault. And now it's your responsibility to choose to not take it personally, it's your responsibility to realize, “Wow, the assumption is that I'm making is that it's about me when in reality well why could they be acting this way. Maybe they got cut off when they were driving to work and then the coffee spilled on them when they got their car. They stub to their toe on the curb, they rolled into the office five minutes late, got yelled at then called you, maybe that happened.” So, it comes back to what interpretation, what assumption, what story in perspective are you going to decide to roll but realize it's totally human nature to get upset to take it personally. And now it's your responsibility to change that.   In order to change or maintain your mindset positive throughout the course of the day, David mention that you have to take note of the conversations that you're participating in. It's the people that are around. So, even if you're at work, if you're a business owner typically you can kind of choose who you're around and if you're employee maybe you don't. But you can choose the conversations that you engage with. There's that quote that he finds very interesting is that “Small minded people talk about other people; average minds talk about events and brilliant minds talk about ideas.” And it just comes down to like what kind of conversations are you having. Because most people are talking about other people and they're talking about events and they're complaining and they're being negative. If you're around those conversations then you can't adopt that different perspective. You can, it's going to be really difficult too. Yet if you just start controlling who you put yourself around and what conversations you're engaging in then things can really shift for you, the conversations that you are having could really change your life, they can become much more empowering, you’re going to start putting yourself around more positive people. So, every time you're engaged in a conversation ask yourself, “Is this a conversation worth having, is this moving me forward in any kind of way or is this gossip, is this negativity, is this complaining?” And that little awareness that you have can significantly make a difference.   Yanique then reiterate, so matters not where you are in the organization whether you are the employee or you're the boss. Think about who you're speaking to and what kind of conversations you're having. There's a quote that says, “You are a combination of the five people that you spend the most time with.”   David agreed 120% and said that elevating your peer group is huge, it's consistently have to edit it if you want to take your business to the next level. Look who you are around, you’re the average of the five people you’re on the most. Yanique mention if you're going to move forward you clearly need to look at who your circle of influence is and try to position yourself where people who can actually help you move forward mentally, spiritually, and emotionall   David mention that there's so many different types of books and so many different kinds of genres. So, he actually got three that he’s going to share that he thinks made a really significant impact for him. One of them is The Compound Effect by Darren Hardy. It's huge, it has played a big role in his life and he kind of knows it like the back of his head and it's implemented now in his life and in his business. The second book is something that's really going to help someone show up emotionally in a great way every single day. This correlates to customer service because it's a sense of controlling how you feel and how you think so and so when someone's yelling at you, how are you going to give them the best customer experience. So, this book's Awaken the Giant Within: How to Take Immediate Control of Your Mental, Emotional, Physical and Financial Destiny by Tony Robbins huge book. It is a long book but it is a powerful, powerful book. It's something you definitely want to read. And then the third book is The 10x Rule: The Only Difference Between Success and Failure by Grant Cardone. He stands by that book because things really do take ten times the amount of work that we expect. You want to raise your level of customer service to a high level, it's going to take more work than you think, you might need a 10 x action plan that you have. You want to build that business so you can have more business and still give them the same experience, you're typically going after 10x your efforts and so he goes into depth about that in that book.     David stated that the beauty of his business, he keeps it very simplistic. Like all these crazy apps, all these crazy tools, he doesn’t use that. So, to answer the question, there isn't one. What he would say that helps him deliver the highest level of customer service, to be able to engage with his clients and his tribe and things like that to give them a great experience would be their customer relationship management system that I use which is Ontraport, it’s one of his favorite ones just from marketing being able to engage with them. That's my favorite but as far as like a tool, website, app, I keep his Google Docs everything centralized in one place.   David shared that something that he’s pumped about is his first book. One of them is, “I am enough as I am.” in all transparency he thinks no matter what level of business you get to talk to millionaires that sometimes they wake up and they feel like they're not good enough and so no matter what happens in life, no matter what happens in your business, you are enough as you are. And the second one is, he really looks how far he has come and never how far he has to go. Being an entrepreneur we're also hungry, we are business owners, we have these huge visions and as we grow the vision just keep getting bigger and bigger and bigger and bigger. And sometimes we forget how far we've come. And we only look at how far we have to go. Ep. 200 - Scott Adams: Subtly Hypnotizing Yourself And Everyone You Meet

How can you use mass hypnosis to control 60,000,000 people so they vote for you to become the leader of the world? Scott Adams, the creator of Dilbert, knows the answer and has known it for years. So I called him and asked. I needed to know. He told me how Trump won. And he told me how anyone can use these persuasion techniques to improve their lives. What if you can get people to do whatever you want just by using the right words and subtly hypnotizing everyone you meet? It sounds like a science fiction novel. But it's true. It's what happened, and it happens every day. Who are the victims? You're the victim. Scott Adams predicted in September 2015(!) that Donald Trump would become President because, "he is the best master persuader I have ever seen." Scott Adams trained as a hypnotist and master persuader for years. "Once you realize that everyone is completely irrational," Scott Adams told me, "your life gets a lot easier. "You can start to use the principles behind this to see why people really do things, as opposed to using rational facts, and then use that to your advantage. "Understanding that people are irrational has made my life a lot better." But how did he predict a year and a half ago that Trump would win? I needed to know how. And how I could do it. Trump was the unlikely choice to be President. Just like Scott was the unlikely choice to be one of the world's most popular cartoonists with Dilbert. But we can all learn the skills that Scott learned. Scott heard a story that made him want to change his life in his 20s. His mother had delivered birth to his sister without the use of anesthetics. She was hypnotized. "She felt no pain," Scott said. So Scott, in his 20s, learned all the techniques of hypnosis. "You mean," I said, "You can take a gold watch and swing it in front of their eyes and make them do what you want?" "That has never happened," Scott said, "Except in movies. "What you learn is that basically everything people do is completely irrational. And then they rationalize it later. "Like, they might say they voted for Trump because of his policies but this is just a rationalization. Everyone is irrational and everyone is subject to persuasion." Everything seemed against Trump. But somehow he beat 16 candidates in the primaries and one big candidate in the election. And, Scott says, all the theories as to why he won have been wrong. So I called him up and asked him what happened. And he told me: ----------------- - THE LINGUISTIC KILL SHOT "Trump described everyone using two techniques: - words that had never been used in politics before - words that were visual. So every time you looked at the candidate being described you would look for confirmation bias." Example: Jeb Bush he described as "low energy". "Low energy" had never been used to describe a candidate before so they stood out. And whenever you looked Jeb, unless he was jumping around, you would automatically look for clues that showed he was low energy. Trump systematically did this with everyone who was frontrunner against him, including "Crooked Hillary" which referred both to her legal troubles and the persistent rumors that she was sick. ------------------ - CHARISMA = POWER + EMPATHY Scott said, "Trump clearly had the Power part down. But he was low on Empathy. "So he used polling to figure out what the critical issue was for the most amount of people and came up with Immigration. By going with this issue he proved he had empathy with his base. "Expect him as President to try to show empathy to a much larger group of people." ------------------ - OVERSELLING THE STORY "Trump consistently oversold his point. For instance, 'Build a Wall'." He used hyperbole because it's the direction that counts. "It didn't matter that the facts didn't support him. His base was listening to the direction while all the media was getting bogged down in the weeds. "And in many cases, he would back down. He would recognize if he oversold too much and back down on it. "But again, the media would show his views for free because he was so outlandish and his supporters would note the direction, not the facts." I asked Scott: What would happen to Trump if a "Rick Perry" situation occurred like in 2012, where Perry couldn't name the 3 cabinet departments he wanted to eliminate and that destroyed his campaign? Scott said, "If Trump was stumbling to name the three he would just say, 'You know what? There are 10 cabinet positions I'd eliminate! You probably can guess the ones I'm talking about." "And then while everyone would be scratching their heads trying to figure out if there are even ten cabinet departments, his supporters would be just note the direction." -------------------- - AUDACITY Early on he would say things that were so audacious nobody could believe a Presidential candidate would be saying these things. But people got used to it. It got him free media coverage which allowed him to spend less than half of what Hillary spent. It allowed him to consistently say audacious and outlandish things throughout the campaign without upsetting his base. ----------------- - EMBRACE THE ARGUMENT If you just outright reject someone, they won't even pay attention to what you say. But with everyone he spoke with, he would start off agreeing with them and then start to turn people towards supporting his ideas. Even with Hillary, he would say: "She has great experience" before following it up with, "but after 30 years, what has changed?" --------------------- - TALENT STACK Scott said, "I'm not the funniest guy in the room. And I'm not the best at drawing. But I'm pretty good at both and that's where Dilbert comes from. "It's really hard to be the best in the world at one thing," Scott told me, "But if you are 'pretty good' at a bunch of things and use them together, you can succeed. "Trump has one of the best talent stacks I've ever seen. "Expect him to get to know the facts that are important once he is President. But he was pretty good at knowing what was going on and combined that with the other "pretty good" things in his talent stack." ------------------- - BLAME OTHERS FOR PEOPLE'S SUFFERING "While Hillary was focusing on 'I'm With Her' and 'Let's make history with the first woman President', Trump was focusing on 'Draining the Swamp' and 'Let's Make America Great Again'. These were much more powerful persuasion messages." --------------- DID HILLARY HAVE A CHANCE? How could Hillary have fought better using her own persuasion techniques? "Hillary was running a strong persuasion game in the summer," Scott told me. "She might even have won if she stuck with it." " 'Dangerous Donald' was scary for people. But then her campaign leaked the Billy Bush video and even though it caused Trump to dip in the polls, it wasn't as bad as portraying him as a madman at the nuclear controls. Ironically, that bad news actually helped Trump." ---- My podcast with Scott comes out later today. I wanted to learn other things from him. Like how can I, or anyone, learn these persuasion techniques. What are the easiest techniques to learn? He told me on the podcast. Plus he was very honest and told me a trick he uses with the women he dates. ---- Does any of this mean Trump is going to be good or bad? This article isn't about that. It's just about what Trump, and all political candidates, do to win elections. Trump, according to Scott, was just particularly good at it. "The best I've ever seen". ---- Is it bad that people are irrational? That facts don't matter? Yes. But it's the reality. Our brains were built to hunt for food in scary and uncertain situations. In our more complex society, we still respond to primitive emotions even if they are now irrational. Do I want to be better at persuading so my life is better? Of course. The reality is: I'm easily influenced and have to constantly remind myself everyone has an agenda all the time. I don't think it matters who is President. There are too many forces at work to check and balance everything. But it does matter how I react, how I build my life day by day. It's my choice (I hope) whether or not I have a good impact on others. Or not. Maybe Scott hypnotized me into writing this. Starting a new health, fitness or nutrition journey can be challenging in and of itself. However, it is fairly common to experience some pushback from friends and family. The most common detractors of our goals are those closest to us…usually a spouse or partner, because it brings out the self consciousness in them. So how do we overcome this obstacle? Tom Hughes provides tips to succeed despite these obstacles, and provides a step-by-step guide to gain their understanding and support. Tom encourages  his clients to assess their support system. Many times people have a larger support system than they’re aware of. Common groups that are often overlooked: Staff members if you have a gym membership. In your circle of friends, there are usually 1-2 people that exercise with regularity and you can turn to for support and advice. Online resources like Facebook Groups. Many gyms, fitness programs and coaches now have FB groups you can become a part of for being their member/client, and here you will find other people with your same interests and goals to turn to for support and advice.   WHEN YOU DON’T HAVE YOUR PARTNER OR SPOUSE’S SUPPORT AT HOME Explain to them your health goals and reasons behind it and what it will take for you to get there. This is your health not theirs. Hear them out. Have an open mind and let them explain their concerns over your journey, but don’t allow them to deter you from your goals.   Push back from family is very common initially, specially when it comes to food choices at home. It’s going to take a lot of will power and discipline to eat your healthy meal vs. your family’s pizza.   TIPS TO STAY ON TRACK WITH YOUR MEALS: Keep it basic. Pick healthy and nutritious foods. Don’t complicate it by varying your routine daily. Meal prep the night before. Get everything ready. Take your meals with you, specially if you have a small lunch time available to you. Make enough food for a few days, so you don’t have to prep every night.   HOW TO HANDLE SOCIAL SITUATIONS WITHOUT A SUPPORT SYSTEM: Prepare yourself mentally. You have to train yourself to just say no. People will give you a hard time, specially regarding alcoholic drinks if that’s a way you usually socialize with them. If they persist, express to them your goals and that their actions are not helping you.     WHAT TO DO WHEN YOU GO HOME TO VISIT MOM? Understand their perspective. Mom always wants to take care of us by providing our favorite comfort meals. They mean well. Communicate ahead of time. Share your goals and how they will affect the usual foods you share when you visit.
