I'm Michael Zipursky, and today, we are continuing our exploration into a force that's not just changing how businesses operate, but really how we as consultants need to think and adapt. And yes, that is AI - artificial intelligence. I'm pleased to say that we have Michel Fortin joining us again. Our last conversation on AI, I know, was valuable and helpful, insightful maybe. So we're going to pick up where we left off. We're going to explore some new ground. We're going to look at, you know, how all this applies to you as a consultant or in the world of consulting.And just to reiterate a point that I think is really important, we're not suggesting that you as a consultant need to become an AI specialist. That's not the goal, but what we do believe is that every single consultant needs to get a handle on what AI is, what AI can do, how it's going to affect your work, how it's going to impact your clients and the marketplace and the landscape that they work in. So from content creation to streamlining your operations and beyond in terms of your client and the industries that you serve, today we're going to get into some really interesting areas. We're going to start by looking back at an idea from John Naisbitt when he talked about this concept of "high tech, high touch" and then see how it mirrors what's actually happening today in AI. And then as technology, right, becomes more advanced, what does it actually mean for our need for genuine human connection? And then we're going to talk about how AI is shifting the goalposts for things like trust and authority, especially when it comes to the content that we create. And Michel has some thoughts on how Google's E-A-T - so that's E-A-T - that framework of expertise, authoritativeness, and trustworthiness, is evolving into what he calls E-A-T 2.0, which stands for empathy, authenticity, and transparency.     Show Notes: Brian Stollery talks about AlphaSense, an information provider that independent consultants and boutique firms are using to gain an edge over those who rely on chat GPT or consumer LLM tools. AlphaSense is built for this kind of work, pulling in verified content such as industry reports, broker research filings, earnings calls, expert calls, news, and internal research and internal content. It layers this with market-leading AI functionality that can read and synthesize all of it to deliver consulting-grade insights at scale. AlphaSense Explained Brian clarifies that AlphaSense is not primarily an expert network like AlphaSights, but rather a market company and enterprise intelligence search engine for the AI generation. It offers the depth and breadth of authoritative data that would be obtained from a legacy research platform with the intuitive user experience of modern AI tools. The value of AlphaSense lies in the deep, authoritative content set that is the foundation of AlphaSense, along with the speed and accuracy of the AI that allows users to quickly surface relevant insights. Brian also talks about the major categories of sources of proprietary information that feed into AlphaSense. The AlphaSense Platform The AlphaSense platform features an index where users can go to different things, such as portfolio monitors, research topics, expert insights, news, risk signals on consumer tech growth investment strategy, events, company documents, and talent job executive movements. The dashboard includes eight or nine widgets that provide a list of seven or eight articles on various topics. These articles are sourced from various sources, such as news articles or interviews with experts. The platform also has over 200,000 free recorded, transcribed expert calls, which are added to the library for analysis by the AI. How AlphaSense Gathers Information The interviewers are usually conducted by-side analysts, corporate users, and experts in respective fields. They work with corporate development teams and head of corporate strategy to conduct these interviews. The platform believes that a rising tide lifts all boats, and every expert call that happens throughout the AlphaSense is published back in the platform to further enhance and grow its library of expert calls from subject matter experts who are currently active in their industry.   AlphaSense Use Cases In management consulting, AlphaSense may not be suitable for calls that would be better suited to AlphaSights where the information is sensitive or should have restricted access.  However, the use case for AlphaSense is for commercial due diligence for private equity, where it allows users to get up to speed for engagement and quickly search across benchmark expert perspectives. This allows them to bolster their expertise within the management consulting space. AlphaSense is an institutional grade content engine that consolidates information from various sources, including expert calls, news, research reports, broker research, and more. It offers over 6000 vetted business and market news sources and trade journals, most of which require paywalls. AlphaSense allows users to bypass these paywalls and provides real-time insights from over 700 partners.   The AlphaSense Dashboard The dashboard includes relevant documents related to executive movements, risk signals, growth, and investment strategies. Users can explore the dashboard by searching for trigger words related to their watchlist of consumer tech companies. The AI can then pull relevant documents, such as expert insights, event transcripts, press releases, and news, to provide valuable insights for business development or due diligence. The Executive Search Function The document search module within AlphaSense allows users to get forensic insights from relevant documents, such as executive search, talent, and hiring practices. The AI can also generate summary responses, which are useful for top-tier consulting use cases. However, the AI may sometimes make a guess or hallucination if an answer is not available. This is why the Big Three and Big Four rely on AlphaSense for their consulting use cases. The AlphaSense Research Tool The AlphaSense generative search tool is a research analyst team in a box. The tool is designed to answer macro business questions, such as market size or pricing trends. Brian checks McKinsey, Bain and BCG's performance in 2025, including their revenue, talent, hiring, and growth areas. The AI agent breaks down these questions into subquestions and finds 3000 documents across the content library. It then extracts documents from expert calls, press releases, investor relations presentations, research reports, and sustainability reports. The AI outputs a summary of the documents. The tool is particularly useful for understanding the performance of consulting firms like McKinsey Bain and BCG. Quality Sources and Quantitative Data AlphaSense provides bullet points on McKinsey, revenue, growth, talent, and hiring, with links to expert calls and other sources of data. The AI outputs are deep linked and cited to the source, ensuring accuracy. For instance, McKinsey Sciences for Growth, a 2025 focus, integrates tech-enabled capabilities and AI. BCG reported $13.5 billion in 2024 revenue, achieving 10% global growth and expanding its workforce to 33,000 employees. AlphaSense also has sentence-level citations, ensuring every sentence is deep linked and cited to its source. AlphaSense uses various models from partners like open AI, sonnet four, and Gemini 2.5, all grounded in high-quality, relevant documents. The tool's intelligence selects the best model based on the use case, whether it's reasoning-based or quantitative or qualitative. The AI is a comprehensive market-leading library of authoritative content that consultants care about. Modes of Research and Meeting Prep for Management Consultants Brian shares the typical use cases for management consultants using generative search platforms. He highlights two modes: think longer and deep research. Brian used generative search to prepare for a meeting with a client at a mid-sized consulting firm, focusing on digital strategy. The AI summarized transcripts, expert calls, earnings calls, and press releases from iHeart, highlighting the company's focus on technology, digitization, and AI-enabled automation as the key to cost savings and digital revenue acceleration. The platform also offers an iPhone app for on-the-go access to insights. The AI analyzed bullet points and planned insights on every section, creating a comprehensive competitive intelligence report. The report includes chatter on core service offerings, engagement models, pricing structures, sector specialization, news partnerships, partnerships, and tech bets.    AlphaSense's Generative Grid Brian talks about using AlphaSense's generative grid, which is a generative AI-powered spreadsheet to aggregate documents and interrogate them. This is useful for tracking executive compensation and performance components for target accounts. The grid allows consulting users to analyze past performance and understand the current climate. Another use case is connecting consulting, transformation, and strategic advisory services to key performance indicators, such as free cash flow, human capital, strategic objectives, or EBITDA. By attaching value drivers directly to performance components, consultants can focus on adjusted EBITDA growth, cost optimization, Target, discover integration execution drive, adjusted ROTC, and revenue growth tied to executive compensation. AlphaSense for Understanding Business Development Brian explains that the use cases and projects of consultants using AlphaSense  vary, but one major use case is business development understanding. It helps in identifying companies' propensity for M&A or divestitures, such as changes in management or new strategic initiatives. AlphaSense also offers a deal scanner for M&A consultants looking at acquisitions or private equity deals across a portfolio of companies or industries. It also provides due diligence services, such as meeting prep, company research, trend analysis, market assessment, client benchmarking, and sentiment analysis. Alpha Sense's Access to Information Providers AlphaSense has access to SEC filings, newspapers, trade journals, investment bank coverage, and reports. AlphaSense also has access to other information providers like CrunchBase, capital, IQ, and Pitch Book. The Venn diagram highlights the overlap of information between AlphaSense and other information providers, such as CrunchBase, Morningstar, and CrunchBase. If a company's revenue or employee count is in CrunchBase, it can be accessed via AlphaSense. Alpha Sense vs. Capital IQ The conversation turns to the differences between AlphaSense and Capital IQ, a financial reporting platform. AlphaSense is an end-to-end intelligence engine that provides access to investment banking reports, but it requires downloading them one by one. It is not possible to search across all content sets at once. Capital IQ, on the other hand, offers valuable structured data, is great for downloading Industry Reports, and is a strategic database of financials and filings. It is also useful for importing statistical or financial models into Excel. AlphaSense, on the other hand, is an end-to-end intelligence engine that provides decision-ready insights across billions of data points.     Supply, Stalemate, and Strategy: A Data-Centric View on U.S. Housing with Chris Nebenzahl   Locked-In America: The Housing Market's Great Stall The U.S. housing market isn't just tight, it's inert. As Chris Nebenzahl, Housing Economist at John Burns Research and Consulting, puts it, America is experiencing a “lock-in effect” where millions of homeowners, beneficiaries of sub-3% mortgages from a prior era, have no incentive to move. Transactions, both in the for-sale and rental segments, are stalling. Inventory is constrained by economic rationality, not lack of demand. “The housing market thrives on constant moves,” Nebenzahl says. “But right now, across the housing spectrum, people are locked in.”   The result: record-low turnover in single-family and multifamily rentals, with occupancy propped up by immobility rather than expansion. In such a frozen ecosystem, prices remain surprisingly buoyant despite high rates – a divergence from textbook supply-demand dynamics.   The 5.5% Mortgage Threshold: A Reopening Trigger? The most actionable insight from Nebenzahl's research: housing won't truly unfreeze until mortgage rates return to a “magic number” of approximately 5.5%. That's the psychological and financial line at which the lock-in effect starts to meaningfully ease, based on historical demand models and borrower behavior.   With mortgage rates stuck between 6.5% and 7.5%, this still feels a long way off. Until that number is achieved, or until housing prices decline significantly, mobility will remain stifled. Notably, certain regions such as Florida, Texas, Arizona, and Tennessee are already seeing modest price declines, indicating that some pressure is starting to break through.   But Nebenzahl is clear: this isn't a repeat of 2008. “Nationwide, I think we'll see maybe a 1–2% decline in home values. We're nowhere near GFC territory,” he says. The real estate crash of yesteryear was a systemic event; today's stalling is more friction than fissure.   Bifurcation in Geography and Performance The story of U.S. housing is increasingly one of regional divergence. “It's a tale of two markets,” Nebenzahl observes. Northeast, Midwest, parts of the West Coast: Supply remains tight, pricing is stable or even rising, and rent growth is positive particularly in cities like Boston, Chicago, and San Francisco. Sunbelt metros like Austin, Dallas, Denver, Nashville: Facing ongoing rent declines and incentives as a wave of multifamily supply catches up with (and briefly outpaces) demand. What's driving this? In one word: inventory. “Austin, for example, has seen the most supply as a percentage of existing stock. That's softened rents, even though demand remains strong.”   The Quiet Strength of Rentals Despite oversupply in some markets, multifamily is holding up. Rents have stabilized, absorption remains healthy, and rent-to-income ratios are generally favorable. Nationwide, that ratio sits around 25%, well below the 30% threshold for ‘rent burden.' Even in supply-saturated markets like Austin, ratios hover near 20%, laying a foundation for recovery.   Why this resilience? A few reasons: Affordability gap: With for-sale housing out of reach for many due to both price and interest rates, renting becomes the only viable option. Mobility hedge: In uncertain economic times, the flexibility of a 12-month lease is more appealing than a 30-year mortgage. Demographic tailwinds: New household formation, though potentially threatened by labor market softness, is still skewing towards rentals. “The lion's share of household formation is going into rental,” Nebenzahl says. “Because of affordability challenges, and because people are hesitant to make long-term commitments.”   Cracks in the Foundation: Where Distress May Surface Still, there are stress points, especially in assets underwritten in the froth of 2021. “I'd be watching older vintage assets in oversupplied markets,” he says. “Many of those were acquired with floating rate debt and pro formas that didn't anticipate interest rates going from 0% to 5.5% overnight.”   These deals are now colliding with debt maturities, declining rents, and underwriting models that assumed permanent appreciation. That said, he does not forecast widespread defaults – more likely, selective distress in marginal players.   Risks on the Horizon: Immigration, Labor, and Fragility Beyond rates and rent rolls, Nebenzahl highlights three structural risks that CRE professionals should monitor closely: Immigration policy: Rental demand and construction labor both depend heavily on immigrant populations. Recent restrictions, including H1-B visa tightening and deportations, have had a measurable cooling effect. “Immigrants rent across the income spectrum,” he notes. “A slowdown hits both the demand side and the build (supply) side.” Aging trades workforce: With fewer young workers entering skilled trades, the industry faces a slow-burning capacity problem. The average age of electricians, plumbers, and roofers is steadily rising, and backfilling this labor pool remains an unsolved challenge. Tariffs and supply chain volatility: Tariffs on building materials could push up construction costs 2–3%, and as Nebenzahl notes, those costs would disproportionately impact steel-heavy high-rise multifamily more than low-rise SFR or garden-style.   Monetary Fog: The Fed, Rates, and Global Perception Much of the future, however, depends on interest rates and here Nebenzahl expresses qualified caution. While he believes we are “above neutral” levels now, he doesn't expect a return to near zero interest rates. “Even in a mild recession, I don't see the 10-year Treasury falling below 3–3.5%,” he says.   But more troubling is what he calls the “qualitative fog”: rising geopolitical tension, politicization of monetary policy, and eroding investor trust in American stability. “We're hearing less ‘there is no alternative' about the U.S.,” he says. “Foreign capital is pausing. Not exiting – but pausing.” That loss of automatic confidence in U.S. housing and Treasuries could ripple through cap rates and investment demand far more than a 25-basis-point Fed decision.   What to Watch: Nebenzahl's Key Indicators For professionals managing exposure in this market, Nebenzahl advises watching: Job growth – Still the most reliable proxy for household formation. Household formation – Where people are forming new households, rentals are likely to benefit. Treasury market confidence – A real-time referendum on U.S. economic credibility.   Final Thoughts: Where He'd Put $1 Million Today Asked how he'd allocate $1M today, Nebenzahl doesn't hesitate: “I'd split it between Midwest and Sunbelt rentals, multifamily and build-to-rent.”   He's not holding cash. He's not forecasting a crash.     This episode was recorded at the 2025 Florida Ruminant Nutrition Symposium. Dr. Bach gives an overview of his presentation, highlighting that buffers make the rumen resistant to a decrease in pH while alkalizers immediately increase rumen pH. He prefers magnesium oxide, an alkalizer, over sodium bicarbonate, a buffer. Both are effective, but sodium bicarbonate requires a larger amount, thus taking up more room in the diet. The magnesium oxide must be of high quality and soluble in the rumen. (3:40)Dr. Richards asks if we should use magnesium oxide more as a first line of defense against acidosis. Dr. Bach notes that the very best strategy is to avoid using either additive by making a proper ration balanced in terms of amount and rate of degradation of starch. But there are many constraints in the field, so he recommends using magnesium oxide before sodium bicarbonate. For the magnesium oxide to be effective, it must be solubilized in the rumen to magnesium hydroxide, and solubility can be tested in a variety of ways to determine quality. (7:35)The panel discusses the impact of magnesium oxide in place of sodium bicarbonate on DCAD and which DCAD equation(s) should be used for calculations. Dr. Bach recommends removing sodium bicarbonate from rations containing less than 1% of the ingredient. It will have little effect on the rumen, but make room in the ration. The panel explores how this can impact farm-level economics. (12:39)Dr. Bach also mentions probiotics and their impact on rumen function. In vitro studies have shown a wide variety of modes of action and positive results. Extrapolating in vitro doses to the cow often results in unsustainable amounts of the additive needing to be fed. Applied studies at the cow level have yielded inconsistent results. (23:29)Scott asks how long Dr. Bach has been making the case for pulling sodium bicarbonate out and putting magnesium oxide in, and what kind of pushback he has received. Dr. Bach gives some of the reasons farmers have given for not wanting to make this management change. He also notes that farmers who do make the switch do not tend to go back to sodium bicarbonate. (25:18)Dr. Bach and Maimie discuss grass silage diets and grazing diets with high amounts of moisture and how best to combat acidosis symptoms with those. In diets like this, where you're not trying to make room for energy, sodium bicarbonate can be a good choice. Dr. Richards chimes in with questions about the ratio of the two ingredients; Dr. Bach indicates the ratio doesn't mean much to him. (26:16)Panelists share their take-home thoughts.
