We're recording on a Sunday, and the Comedian's house is FULL of family. (Listen to the chatter in the background...) Amanda, aka The Peaches, has been wrangling approximately 4,127 children this week. So she's a little impatient with John's slow reading of emails. A listener wants to know where to find The Peaches' blog posts, and--whoops--we never actually answer that question. (Neighbor, check out culturesatwar.wordpress.com) It turns out, we made a strong case for "the Indissolubility of marriage" without knowing that term. Also, a different listener calls us out on a blindspot involving female church leaders, and now we're collecting the basal temperatures of our listeners...for science! In the Good Grief segment, we talk about how to manage when an Atheist is angry at you. This leads nicely into the Peaches in a Whirl segment. She shares how David Wood manages when Muslims are angry at him. Don't tell other Christians they're doing ministry wrong, if you're not doing it better! Finally, is it EVER okay to add an adjective before the word "Christian?" John is ready to die on this hill, and you're invited to join him. Contact John and Peaches by emailing nextdoor@johnbranyan.com (Send us your body temperature for science!) I can't recommend him enough." ~ Michael Leone, Widget Financial John’s background in peak performances stems from his work as a fight director and stunt coordinator for stage and film as well as his work for the military. His ability to engage individuals, unite teams, and drive change was instrumental in increased profitability of three regional theme parks by more than 60% in under six months of his direction. During this time, John was also a professional comedian who brought his unique entertainments to bear for our military on six USO tours to the front lines of both Iraq and Afghanistan. Inspired by his work with the military, John felt he had to find deeper meaning in his work, and began focusing on helping others reach their chosen potentials. This new direction led him to become a college professor at Oberlin College in Ohio. While teaching at Oberlin, John's fascination with personal development led him to study the neuroscience of performance. He developed peak performance protocols based upon the fight or flight response, called the “Five F Protocols.” Based upon the primal reactions of the fight or flight response, the “Five F Protocols” have proven over the years to drastically reduce learning curves and all but eliminate self defeating thoughts that hinder performance. If you need a dynamic, powerful, opening or closing Motivational Speaker who can inspire your audience to take immediate action, then John Davis, the Corporate Action Hero, is your speaker. Everyone faces adversity in life to some degree . It's what you do with that adversity that determines your future. My next guest has certainly faced his fair share of challenges. Some of which were self-inflicted and some of which were the product of his surroundings. He's sold drugs, been in and out of jail, and faced extreme poverty. When life beats up for not years, but decades, and you don't give up, that means something. This guy knew he was meant for more and he eventually started connecting with the right people which allowed him to hone on his true calling which is coaching. I typically wouldn't invite a coach on this podcast because those who know me best, know I don't deal with fluffy motivational BS, preached by prideful fake gurus. But, this guest is different. Before he became a coach, he was practicing what he preaches and was highly successful as sales. Using a proven process and applying the right mindset, he discovered that achieving your goals, isn't too far way. You have to hear this story, I know you're going to love it. Please welcome, John Marrone. Contact John at https://johnmarrone.com
CNN says Joe Biden wants to change 401(k) plans to give low-income earners a bigger tax break. That sounds good, but the change would be at the expense of couples who earn more than $80,000 a year – those people would lose a portion of their tax break. Do we need to worry about potential changes to the retirement planning rules? If so, is there anything we can do now to prepare for those changes? Congress approved more than $6 trillion in stimulus spending to help get us through the pandemic. While Uncle Sam has the authority to print more money whenever he chooses, we don’t have that option when it comes to funding our retirement. If you have a client who appears to be coming up short, what are their options? Every so often, the government puts banks through a “stress test” to make sure they can make it through severe economic downturns. An article in Forbes says we should do the same thing with our retirement portfolio. John explains why he agree's and how he can help YOU Stress Test YOUR Portfolio today ! With nearly three decades of experience, John has seen the market at its best, and at it worst, as well as tax hikes and how it impacts his clients. It will take place on the weekend of the 3rd and 4th of October. The aim of the challenge is to create a level playing field for small portable stations against the large contest stations by using handicapping algorithms similar to that used in golf. Participants choose their own 8-hour contiguous time window within the 48-hour weekend. Find out all you need to know at foxmikehotel.com/challenge. ARISS has announced the activation of an FM cross-band repeater on the International Space Station. It has a downlink frequency of 437.800MHz. This followed the successful installation of the first element of the ARISS Interoperable Radio System. It enables new, exciting capabilities for amateur radio operators, students and the general public including a higher power radio, voice repeater, APRS capabilities and an SSTV system. Further details are at https://amsat-uk.org. In the news item about the GB2RS Podcast last week there was an error. It’s not approaching twenty thousand downloads, it’s actually approaching two hundred thousand downloads. Our apologies to all those involved in this highly successful method of distributing GB2RS. The RSGB Morse Proficiency testing service continues to operate during this time of limitations on face-to-face meetings. Many of the scheme's Assessors are experienced in offering online testing. This means there's always an opportunity for anyone to obtain a Certificate of Competency, without leaving their home, by using an online sound and video program such as Skype. Full details of the Scheme can be found in the RSGB Yearbook or on the Operating section of the RSGB website. If you want more information or to submit a Test application this can be done using email to morse.tests@rsgb.org.uk. Don’t forget any nomination for the G5RP Trophy needs to be in by 25th September. If you are an established HF DXer and want to recommend someone, send your nominations to Ian Greenshields, G4FSU by email to hf.manager@rsgb.org.uk. The RSGB 2020 Construction Competition is also open for entries. There are four categories, including one specifically for people who are new to amateur radio. The deadline for entries is the 25th of September. For more details, including how to enter, see www.rsgb.org/construction-competition. OE SOTA Day is a popular annual Summits on the Air event, organised by the Austrian SOTA Association and will still take place on Saturday 19 September, but with no social meeting. It will be a festival of SOTA activations to mark the end of summer in Europe. The day should offer a very good opportunity for chasers to amass a large number of points and unique summits worked. For more information about the SOTA scheme, please visit www.sota.org.uk. Now the special event news Since the change of regulations applying to special event stations in the UK, many activations are now able to go ahead. UK amateurs would like to thank Ofcom for their help in making this happen. Members of the Royal Air Force ARS will be operating GB80BOB from the 1st to the 28th of September to commemorate the 80th anniversary of the Battle of Britain. Due to Covid-19, Ofcom are allowing this call to be operated from homes. A list of operators and postcode locations will be displayed on the RAFARS website. A special QSL card is available. Details are at www.rafars.org/GB80BOB/ and QRZ.com. Now the contest news Please remember to check before the contest for new rules due to lockdown and social distancing, which may differ around the world. The RSGB strongly advises obeying your own national and local government’s advice first and foremost, especially in the instance of local lockdowns. Three RSGB contests take place over this weekend, the 5th and 6th September. SSB Field Day runs for 24 hours until 1300UTC today, the 6th. Using the 3.5 to 28MHz contest bands, the exchange is signal report and serial number. The 144MHz Trophy is also 24 hours but ends at 1400UTC today, the 6th. Its exchange is signal report, serial number and locator. The 5th 144MHz Backpacker contest runs from 1100 to 1500UTC today, the 6th. Using all modes, the exchange is signal report, serial number and locator. Sadly, the HF and VHF Contest Committees have come to the conclusion that the Government guidance on Covid-19 does not yet allow the restart of multi-operator sections in RSGB contests. The rules for all RSGB Contests can be found at www.rsgbcc.org. The All-Asian DX Contest ends its 48 hour runs at 2359UTC today, the 6th. Using SSB on the 1.8 to 28MHz contest bands, the exchange is signal report and age, with YLs sending 00. The IARU Region 1 Field Day ends its 24 hour run today, the 6th. Using SSB on the 3.5 to 28MHz bands, the exchange is signal report and serial number. The Worked All Britain 144MHz QRO Contest is today, the 6th, from 1000 to 1400UTC. The exchange is signal report, serial number and WAB square. The contest runs concurrently with part of the RSGB contest, and RSGB serial numbers will be accepted. Due to Covid-19, no multi-operator entries are allowed. See http://wab.intermip.net/default.php for details. It’s time to decide if you or your club would like to take part in the Autumn Series of 80m Contests, which start with an SSB event on Monday the 7th September. These are 90-minute contests that have boosted scores for Foundation and Intermediate entrants and rules designed to encourage newcomers. Running from 1900 to 2130UTC, the exchange is signal report and serial number. On Tuesday the 432MHz FM Activity Contest runs from 1800 to 1855UTC. It is followed from 1900 to 2130UTC by the all-mode 432MH UK Activity Contest. The exchange for both is signal report, serial number and locator. On Thursday the 50MHz UK Activity Contest runs from 1900 to 2100UTC. Using all modes, the exchange is signal report, serial number and locator. The WAE DX SSB contest runs for 48 hours next weekend from 0000UTC on the 12th to 2359UTC on the 13th. Using SSB on the 3.5 to 28MHz contest bands, the exchange is signal report and serial number. Note the EU stations only work non-EU stations. The UK Microwave Group contest runs from 0900 to 1700UTC on the 13th. Using all modes on the 24 to 248GHz bands, the exchange is signal report, serial number and locator. Also on the 13th, the IRTS 70cm Counties contest runs from 1300 to 1330UTC. This is followed by the IRTS 2m Counties contest from 1330 to 1500UTC. Both use SSB and FM only and the exchange is signal report and serial number with EI and GI stations also giving their county. Now the radio propagation report, compiled by G0KYA, G3YLA and G4BAO on Friday the 4th of September. This last week was characterised by unsettled geomagnetic conditions caused by an incoming high-speed stream for a solar coronal hole. We warned of this in last week’s report, but in view of the small size of the coronal hole, we didn’t really expect its effects to be quite so severe. The solar material impacted the Earth on Friday the 28th of August, pushing the Kp index to five. Unsettled conditions then persisted through until at least Wednesday, with the Kp index peaking at four on Tuesday the 4th. Ionospheric HF conditions were adversely affected, with maximum usable frequencies over a 3,000km path struggling to get much above 14MHz at times. But by Thursday the Kp index was down to one and the ionosphere was recovering. At the time of writing, there are large coronal holes at the Sun’s poles, but any solar material may not be Earth-directed. NOAA predicts the Sun will remain spotless next week, with a maximum solar flux index of 70. The good news is it has the Kp index at two, which could bode well for better HF conditions over the next seven days. On another note, the website Propquest.co.uk has a new NVIS tab on the foF2 graphs tab for a closer look at the prospects for inter-G nets on the lower HF bands. And now the VHF and up propagation news. This will probably be the final mention of Sporadic-E in the bulletin for this summer season. The coming week might offer some good opportunities from the jet streams, the main source of the turbulence that produces atmospheric gravity waves, so don’t rule Sporadic-E out just because it’s September. With a low Kp index you might be able to get the odd FT8 path out of it, and even a chance of CW or SSB if you’re really lucky. Propquest.co.uk shows the daily jet stream maps and now we also have the Sporadic-E Probability Index, a single graphic to look at for hints of where the paths may occur. We had some decent Tropo over the last week, but it has temporarily suspended for now. Towards the end of Sunday a new high will build in from the Atlantic and, for much of the coming week, there should be some Tropo chances as high pressure dominates. It’s looking like reverting to low pressure and wet weather by next weekend. The models are showing some heavy rain in some areas, so there is a potential for strong GHz bands rain scatter events. Finally, autumn usually produces better chances of auroral propagation, and with the recently disturbed conditions, keep a check on the Kp index. Anything above four should attract attention. Aurora produces a very garbled distorted sound to SSB, so CW is best but wide-tone digimodes such as JT4G should work well. Beam north-east to the north-northwest and you could work stations via backscatter on 6m or 2m. Moon declination is positive again, meaning longer Moon windows. Today, Sunday the 6th, the Moon is at apogee so EME path losses are at their highest. 144MHz sky temperatures are moderate all week. Just one small meteor shower this week, peaking on Wednesday, the September Epsilon-Perseids with a Zenithal Hourly Rate (ZHR) of just five. And that’s all from the propagation team this week.

In the finale of this remarkable two part series we revisit John and Naomi Enchong and listen to John share his battle and struggles with PTSD post military, how alcoholism, smoking and prescription substance abuse was another form of self-harm. How Naomi made the decision to change her support methods to be proactive and not participative, steering a course to their present day roles, filled with purpose and the joy of helping others.Sleep can be very scarce when you suffer from PTSD and through the late nights this is where John discovered how to "Scroll" through social media...finding a niche and group of people, who also couldn't sleep, were experiencing similiar things and could talk his military language. He turned this negative into a positive becoming a big contributor to serveral OVERWATCH groups on Facebook and other platforms and joining the local sub-branch at Nambour RSL and later becoming a Husband & Wife welfare team.If at first you don't connect, try try again...with someone else. Sometimes it takes a few goes to connect and feel safe enough to reveal vulnerability and on the flipside it can be very frustrating when goodwill and kindness is taken advantage of....just like the boy who cried "wolf". In this part of the story John and Naomi talk about steps to take when all the strategies you've tried just arent being responded to and the careful measures to refer to someone else more suitable to the personality and/or qualified to deal with the task...Volunteering is just that....volunteering and no-one should be subjected to abuse for kindess. On todays episode... Taxes will most likely go up, what can you do now to prepare? How will stimulus plan impact future taxes? Can we really recover from this market crash? For those recently retired or about to retire, how has this market crash changed their plan? Annuities used to be a dirty word, well… if you didn’t have one and saw your accounts sink, what do ya think now? Plus... the “sequence-of-returns” risk can really do some damage if the market declines in the first few years of retirement. Well, the market has certainly declined … so how does John advise someone who recently retired, or is on the verge of doing so? Adam and John continue to check in with our teams to see how the initial sudden shift to remote work went, and how the adjustment has been over the past month, and what we can learn from these experiences. Topics discussed include: The mental shift to expecting to see people on video calls, and the fun of having family members—and the occasional cat or parrot—drop into your meeting. Will we ever want to put on pants again? And what will happen when it is time to go back to the office? Adjusting communication strategies to the individual. Social constructs for collisionable communication and the challenges of working that into a remote environment. How the informal environment of video calls creates a different sense of community. In this special 2 part series we meet John and Naomi Enchong a remarkable husband and wife team doing amazing work for veterans and their immediate support on the Sunshine Coast QLD. On the surface it seems like John and Naomi have everything squared away but it wasn't always this way. The road to their now calm, collected demeanor and kind nature has been a tough one, and in this episode John shares his story growing up in a family of 9, how he was inspired by his dad to enlist in the ARA as an infantryman and how special it was to be trained by combat hardened Vietnam veterans at the former Jungle Warfare training center in Canungra.Having sustained injuries as an infantryman John transferred to Medical Corps and was later deployed to Rwanda on an assistance mission as a medic. At the time, little did he know that witnessing the atrocities on the civilian population, their mandate of "Watch and report" and the feeling of helplessness would lead to Post Traumatic Stress.Morally challenged and dealing with the injustice of it all the culture at the time was to "Buck up and carry on" with alcohism and drinking to excess was the accepted coping mechanism of choice.Returning from operations, the elation of his repatriation with Naomi was short lived with an immediate deployment on exercise Kangaroo. In a way it could have been a blessing for her, barely recognising the manic, angry, alcoholic man he'd become who chose the comfort of sleeping on the floor.Living like this became the new normal for a number of years as Naomi initially struggled to provide pro-active support she knew John needed. Wanting the unbearable pain to go away John attempted to take his life by suicide.....living to tell the tale and subsequent discharge from the Army, John felt like he'd robbed being discharged months shy of a 20 year military career.Always by his side, Naomi finally found a way forward to become the pro-active immediate support she wanted to be when they met a clinician named Anita Cochrane who gave them the tools to work as a team moving forward.Stay tuned for part 2 of their remarkable story.Contact - John and Naomi EnchongFB Messenger - https://www.facebook.com/john.enchongFB Messenger - https://www.facebook.com/naomi.enchongESO - Nambour RSL Sub-branchOverwatch - RAR Overwatch"RESPECT, NO POLITICS, WE'RE VOLUNTEERS"Disclaimer: The accounts and stories are "Real lived experiences" of our guests some of the content may trigger Post Traumatic Stress (PTS) symptoms in some of our audience. A Special Edition of Marketing Media & Cupcakes with John & Angel Ondo.Since the market correction of over 4,000 points on the DJIA many people and businesses are in fear of what is next? We speak with Jason Stump, Otterbein MBA, and host of the Agile Finance Radio podcast. Some of the highlights we covered with Jason about the stock market and the corona COVID-19 virus outbreak. How does the current stock market roller coaster compare to other crises like the October crash in ’87 or the crash in 2009? Jason says this correction is nothing like the recession of 2007.Banks and Financial Institutions crashed in 2007, this seems to be a “fear”, not a fact-based crisis, could that mean we will recover quickly? Jason says that this could be a factor for some brick and mortar stores. Restaurants could be struggling depending on their locations with the coronavirus outbreak.John spoke with several certified financial planners including a long-time friend who has been an advisor in the financial markets for over 35 years.***PLEASE NOTE JOHN AND ANGEL ARE NOT FINANCIAL ADVISORS OR COUNSELORS, THEY ARE JUST SHARING INFORMATION THAT HAS BEEN GIVEN TO THEM AND WHAT THEY'VE LEARNED IN THEIR PERSONAL AND BUSINESS EXPERIENCE. WE RECOMMEND YOU CHECK WITH YOUR BANKER OR A QUALIFIED FINANCIAL ADVISOR FOR SUGGESTIONS FOR YOUR SITUATION. *****Observations are that this is NOT lost money, but pinned up money. The consumers will not be spending this discretionary income now but will hold it until later. So that money will come back into the market. This is a fear-driven correction, it's not because there is something broken in the financial markets, in fact, the markets are very strong. Things that are good right now:1, LOW ENERGY PRICES! GAS PRICES ARE LOW! MORE MONEY IN CONSUMERS POCKETS2. INTEREST RATES ARE ALL TIME LOW. IT MAY BE A GOOD TIME TO REFINANCE OR POSSIBILITY INVEST IN YOUR BUSINESS CAPITALWE'VE BEEN TOLD THAT YOU SHOULDN'T GET BUSINESS LOAN NOW UNLESS YOU HAVE A PROVEN PROOF OF CONCEPT TO MAKE SURE IT WORKS. BUT IF YOU HAVE BEEN THINKING YOUR READY TO EXPAND, THIS MAYBE A GOOD TIME. We encourage you that this is not a crisis, it could be an opportunity. See out good advice and look at all your options. Today, we continue the conversation with a man who worked for Telcos, Fintec and Software companies and consulted for big players in Australia like NRMA and Suncorp only to choose complete fulfilment as a FULL-TIME DAD!Realizing that his two kids were young and that he didn’t want to miss a minute of it, he shelved his double Masters degrees and replaced them with Chai-colada instead. He zooms in and out of the daycare space like an OG and right into wheeling and dealing boutique cafes w his Chai start up, his advising in the UAV space and boutique property development.I was drawn to this man instantly. I could feel that John Solomon was no ordinary Indian man and that he had LIFE coursing through his veins and I needed to know more about it.So, here we are able to sit down and really uncover what allowed him to transition out of the stereotypical success role and into one that is filled with one kid on the hip and the other banging away on his drums while Dad makes the eternal SNACKS!!I appreciate you John for taking a moment out of Daddy-daycare to share with our community of dreamers…Contact John: Instagram: @_cha.i Website: www.cha-i.com.auGo to http://www.bit.ly/thenatandsarahshow to catch this week’s livestream!

What’s your “magic number” in retirement? Basically, how much money would it take to make you feel confident that you have saved enough? With the #1 fear of running out of money, this needs to be specific, right? So, how do we come up with a realistic number? On average, Americans believe they need $1.7 million to retire, according to a survey from Charles Schwab, which looked at 1,000 401(k) participants nationwide. It’s important to remember that nothing is cookie cutter when it comes to income planning, so while $1.7 million may work for some, it may not work for you. The first step to finding your “magic number,” is sitting down with a professional, experienced financial advisor. Contact John of Dubots Capital Management today!

John Penman grew up with a father who was traumatized by his experience as a cop in Detroit in the post-"Crack Boom" era (when a once glorious city fell apart). His father constantly threatened to kill himself. He shot his gun in the house. He threatened to bring John to "little boy jail" if he didn't behave the way his father wanted. John's Father was transformed by his untreated PTSD into an abusive person. John was forced to be his therapist (as a child) but eventually had to cut him out of his life. Here's the story of trauma creating trauma creating trauma (the vicious cycle). We also discuss: trusting people who love us, paranoia, fear, positive affirmations, transforming pain into love, homophobia, being bisexual. cutting / self-harm (TW), inherited trauma, being your parent's therapist, trusting your intuition, being kind, plus LOTS more! Networking With Michelle | Personal Connection, Influential Network
After The Go-Giver’s publication back in 2008, Bob and John went on to apply the Go-Giver idea — that is, the more you give, the more you have — to sales (Go-Givers Sell More), leadership (The Go-Giver Leader), and education (A Teacher’s Guide to The Go-Giver). The natural question was, “What’s next?” In these highly polarized times, they thought it might be helpful to explore a Go-Giver approach to influence and the role it plays in our capacity for empathy, civil discourse, and the ability to see another’s perspective. At its heart, The Go-Giver Influencer is a story about what it takes to bridge differences, to settle disputes and defang conflicts, to find common ground where there appear to be only irreconcilably polarized positions. (And, yes, even to negotiate business dealings.) It is also about what it takes to be someone whom others trust and look to for sound guidance, clear judgment, and evenhanded wisdom in times of challenge. We discuss: What is an “influencer”? And what is a go-giver influencer? What exactly is influence? Is it something that just comes to some people naturally, like charisma, or can anyone develop it? And if so, how? How can Millennials find balance in giving? Today on everyone's favorite conspiracy podcast: Holy Hell Higherside Chatters, health and wellness are the offerings on the THC alter today- because the long road to corporate food and oil based allopathic medicine has been paved with profits for the archon controlled capstone cabal and the lives of our loved ones along the way. Yes, it seemed we've been attacked on all sides in a perfect storm of health suppression: from a plethora of chemical filled injections during our first months of life, to an engineered lack of education and the preaching of a deceptive food pyramid, to grocery stores filled with frankin-food, and a medical system structured to support the bad habits we've been bread for. It's sicker than sick and tantamount to mass murder if you ask me- with coke wielding polar bears and tony the tiger laughing all the way to our untimely graves. It's a real problem folks, and I'm sure we all know people we hold dear who suffer from ignorance and addition when it comes to their health. Many of us probably have family that left us too soon because those super value meals are just too tempting. Or know nice, kind people who suffer daily from conditions they could overcome with a swift change of the diet, but they've never heard it from a doctor. But don't take my word for it, because today's guest knows these troubles all too well. His name is John Brisson and he's the man behind the book and website FixYourGut.com and having taken charge of his own life, repaired the damage the system has done, and became a bonafide expert in all things alternative health. The Software Process and Measurement Cast 441 features our interview with John Le Drew. John and I discussed the concept of safety at work, and how safety, or the lack of it, affects the effectiveness of software teams. John’s bio . . . In almost 2 decades working in software engineering, John Le Drew has worked as a software engineer, team lead, project manager, product owner, trainer, agile coach, and consultant. Working with clients ranging from small start-ups to multinationals. Through Wise Noodles he has helped organizations solve tough technical problems by untangling their people problems. John hosts The Agile Path Podcast; producing in-depth audio documentaries on the topics that most affect organizations transitioning to agile ways of working. The manifesto for agile software development and the principles behind it is central to how John approaches software and value development. Working with organizations to help them learn to apply the principles has become a passion. There is nothing more exciting to John than seeing a team surprise themselves with potential they did not realize they had. Contact John via email at john@wisenoodles.com. Re-Read Saturday News We are taking a week off from our re-read of Holacracy. We are taking the break because I am participating in the Frederick Running Festival. I will be slowly running my 4th ½ marathon and between the drive and festivities, the editing on this week’s entry is incomplete. Please catch up on the first four entries in the re-read Week 1: Logistics and Introduction Week 2: Evolving Organization Week 3: Distribution Authority Week 4: Organizational Structure Next week, we will tackle governance. Visit the Software Process and Measurement Cast blog to participate in this and previous re-reads. A Call To Action I still need your help. I have observed that most podcasts and speakers at conferences over-represent people from Europe and North America. I would like to work on changing that exposure. I would like to develop a feature featuring alternate software development voices beginning with Africa and Southeast Asia. If this feature works we will extend it to other areas. If you can introduce me to practitioners that would be willing to share their observations (short interviews) I would be appreciative! Next SPaMCAST The next Software Process and Measurement Cast will feature our essay on capability teams. The use of teams to deliver business value is at the core of most business models. Capability teams are a tool to unlock the value delivery engine of teams.

Old Capital Real Estate Investing Podcast with Michael Becker & Paul Peebles
John Griggs, with Presidium Group in Dallas, owns over 10,000 apartment units. He co-founded the company in 2002. John and his business partner Cross Moceri, were unhappy lawyers in California when they got bit by the real estate bug. They first started buying, rehabbing, and selling single family homes and four-plex’s in California. They wanted to expand, and after looking into several markets throughout the country, John and Cross decided on investing in Dallas. 1000 units eventually became 5000 units in just a few years. Presidium stayed on the sidelines, during the recession. At first, Presidium started buying value added ‘C class’, now they are building large new apartments in good areas and still buying value added ‘B class.’ Tips: In a declining market, you don’t want to be the last guy to change your rent structure. You want to meet the market. Don’t keep your head in the sand; keep the building filled! Keep your property clean with good maintenance during a down turn. Buy and renovating apartments still works in Texas. Make sure the neighborhood can support the rent bumps after the rehab. Do your homework. Getting started in new apartment development was a very steep learning curve. Mitigate your risk with having the best team (bankers, general contractor, architects) on your side. When buying a building, make sure that you raise more equity than you need too, because you can always give it back to the investors if you don’t need it. Don’t get caught short with capital at the beginning. Leave us a review at http://openskyfitness.com/review Last week we talked about our raffle to win a copy of Shawn Stevenson's book, Sleep Smarter: 21 Essential Strategies to Sleep Your Way to A Better Body, Better Health, and Bigger Success. We still have three copies of the book to give away and all you have to do is leave us a review, take a screen shot, and email the screen shot with your US home address to rob@openskyfitness.com. On the Open Sky Fitness podcast this week, Rob and Devon had a motivating discussion about how important it is to stop being your own enemy by limiting yourself from thinking positively and from reaching your goals. Even if you don't think you are limiting yourself, you probably are without even realizing it. Both Rob and Devon give great, personal examples and advice on how to better understand yourself and overcome any mental obstacles that are getting in the way of you becoming who you want to be in life. Today's podcast is about swimming and Rob spoke with one of the top athletes and coaches in open water swimming, John Kenny, about how to train and compete in an open water swim. John talks about personal training experiences and shares his advice on how to plan a workout; what to eat before and during a swim; and good swimming technique to be able to improve your freestyle stroke and endurance in the water. If you want to add swimming to your workout or train for a specific event such as an open water competition or a triathlon, this will be a very helpful podcast for you to listen to. John is from a competitive swimming and running background. He competed in both sports at the high school and later at the college level for Cornell University. He competed in swimming for Cornell for 4 years and where he was a 1-time MVP. During his college days and beyond, John found his niche in the sport of open water swimming. John was a 5-time US National champion in distances ranging from 10K up to 25K. He was a 7-time National team member and has competed at a wide variety of races including Nationals, Olympic trials, Pan Ams, Pan Pacs, World Cups, and World Championships. He has been competing at local open water races since 1990, attended his first Open Water Nationals in 1997, and most recently represented the USA in the 25K at World Championships in 2008. John Kenny is the most experienced open water swimmer in the United States, if not the world. Other coaches in the triathlon realm claiming to be "open water experts" do not come close. Beginning in 2005, John began to race professionally as a triathlete. Although it took him awhile to develop his cycling skills, he has recently begun to experience more success in multisport events. Aside from winning many swim primes at major races such as 70.3 races and Lifetime Fitness races, John is almost always the first out of the water, even at the highest level of the sport. Now, we works as an open water trainer helping fellow athletes prepare for races and triathlons via the organization Fall Creek Racing.
