In this episode, Mickey is on-site at the 13th Annual Nonprofit Leadership Conference, hosted at the Atlanta Botanical Gardens on October 9th, 2024. He speaks with: Chris Woods, CEO and President of Artportunity Knocks, increasing opportunities in the Arts, Education, Community Service, and Bridging Cultures. Chris says, “I'm a firm believer of rather than talking about the problem, become the solution, and we did that.” What was the solution? Listen to find out. Joe Arnold, retired SVP at Suntrust Bank, and panel moderator of the conference. Joe notes: “We've got a lot of CEOs who are constantly working in their own vacuum and don't know some of the other CEO leaders across our city, and we thought putting together an annual conference about four and a half hours once a year would be a great way to pull them all together. And I'm just delighted that here in our 13th year that again, we've got to sell out crowd.” Mindy Binderman, Executive Director of GEEARS, the Georgia Early Education Alliance for Ready Students. We talk about issues of the importance of leadership in all of nonprofit work, “because we know that good leadership is essential for getting great outcomes for kids.” Howie Rosenberg, Executive Director of Gigi's Playhouse Atlanta, a Down syndrome achievement center offering free services to participants and their families with Down syndrome. “I'm very passionate about what I do. I love my job. I love having no barrier for people to be successful and to get services. I can tell you we may have a family that lives at Country Club to the south, and we might have family that lives in their car and they get the same quality service and the same experiences as each other.” Ron Alston, Senior Vice President at Truist, leading the Not-For-Profit & Government Banking practice. We discuss how nonprofit banking may differ from any other kind of banking: “Nonprofit needs are different. They really revolve around financing solutions they have. So if they are engaged in a capital campaign and they are building infrastructure, they can utilize tax exempt financing vehicles that small businesses don't have access to. If they're doing work in low to moderate income communities, there are tax credit programs that can be used to help them complete projects…” We welcome support of the Nonprofit SnapCast via Patreon. This episode features an interview with Chris Koehler, Chief Marketing Officer at Box where he's responsible for the global marketing strategy. Chris has over 20 years of experience leading product, sales, and marketing teams for companies like Adobe, E*TRADE, and SunTrust Bank. In this episode, Kailey and Chris discuss cost effective events, simplifying tools, and test and learn culture.-------------------Key Takeaways:With events starting to pick back up, it's important to strike a balance between customers who may be experiencing digital fatigue and those not ready to attend in-person events. Marketers have to find ROI of these events quickly and engage with customers in cost effective ways.Tech layoffs are not slowing down, so leaders need to look at saving money and getting the most value out of their current investments. Marketers can look to product awareness and simplification of tools and processes to drive customer retention.Because of the economic upheaval we're seeing, it's important to implement a test and learn culture. Starting small to see what drives the highest impact for customers is effective in creating new strategies.-------------------“I think there's a massive opportunity, especially in an environment where it's going to be harder to get new customers, focus on existing customers and clearly understanding what are the specific actions, or products, or capabilities that they use that drive stickiness and retention. [...] We basically have programs across marketing, our CS, our sales organization, our product together to figure out how do we unify that.” – Chris Koehler-------------------Episode Timestamps:*(02:41) - Chris's career journey*(10:02) - Industry trends in customer engagement in tech*(17:48): How the current economic climate is changing Chris's marketing tactics*(22:17) - Challenges in the customer engagement journey*(25:50) - How Chris defines “good data”*(27:45) - How Box is using good data to build customer engagement*(37:11): A time Chris was surprised by data*(39:01) - Changes in the next 6-12 months in marketing*(40:40) - An example of another company doing it right with customer engagement (hint: it's Slack, Atlassian, Adobe)*(41:38) - Chris's recommendations for upleveling customer engagement-------------------Links:Connect with Chris on LinkedInConnect with Kailey on LinkedInLearn more about Caspian Studios
Welcome back to the She's Wild Podcast. Today's guest is Jessica Abramson, Senior Development Manager at Stiles Corporation. Jessica is an owner representative on retail real estate development projects. She focuses on project planning and coordination, due diligence, obtaining government approvals, budgeting, and scheduling. She's worked with numerous clients including Publix, The Fresh Market, Trader Joe's, Ross, Five Below, Planet Fitness, Rooms to Go, Chase Bank, SunTrust Bank, Chipotle, and Starbucks. Jessica is active in the Urban Land Institute's Southeast Florida Region serving on the Florida Retail Project Council, is a graduate of Leadership Broward Class XXXIV, and is active on the Advisory Board for the NSU MSRED program and Alumni Association. In this episode, Jessica and I discuss her career and why she loves working in development. She offers insight on 5 skills she thinks are critical for success as a commercial real estate developer. She also offers a ton of advice if you are new to the business. Memorable Moments: 19:11 Skills to be successful in development include technical skills such as analyzing financials. But it's also negotiating and influencing others. If you're working with a team and you need to influence them to work on your project to get things done. You might work with an architect who has 10 projects, you need to know how to make that person feel like yours is the most important. And then the other skill is to strategically think about problem solving. You're either trying to prevent a problem or you're trying to solve a problem. 19:52. Thinking outside of the box and understanding what to do to make everybody satisfied or to get this done or to get past this hurdle and then getting your team on board to come up with a solution or to agree with what you think the solution might be. Our job is just to, to keep the project moving. And we might have, a large team and that might also include government officials who don't always have the same priorities that you have. 30:56 If you are a young person getting into the business, milk the student card, as much as you can, even if just say, hey, I'm new to the business call people you want to talk to almost anybody will talk to you for a little while, or have a phone conversation or talk to you at a networking event. Because once you get you know, many years into the business, it's a lot harder to to use that card. 31:18 Young professionals should attend every networking event possible. Introduce yourself, make connections. And then as you're doing that, learn about different career paths. Talk to as many people as you can as possible early on in your career.Connect with Nancy:Instagram: https://instagram.com/nancysurakLinkedIn: https://www.linkedin.com/in/nancysurak/Website: www.nancysurak.comConnect with Jessica:LinkedIn: https://www.linkedin.com/in/jessica-abramson-68003a19/Twitter: @Jejoly619Jessica's Book Recommendation:Risk Game by Francis J. The expression “accelerated learning” has been used by a number of our recent CFO guests to distinguish periods within their careers when circumstances demanded a hastened pace of knowledge gain. For Jamie Britton, this period of time began when an economist at SunTrust Bank pulled him into a conference room and offered him a position on a newly formulated team being tasked with supporting the bank's senior management in the midst of the economic downturn. “All eyes were on capital adequacy due to the massive losses that banks were having to recognize, and I had to come up to speed very quickly to learn how to calculate regulatory capital for the bank,” explains Britton, who was first hired by SunTrust in 2006 to help develop to a scenario analysis process for the bank's operations. The new role, which Britton eagerly accepted, involved the creation of tools and metrics capable of serving senior management as it sought to maneuver away from the economic calamity. Recalls Britton: “We were charged with coming up with something that was fast, reliable, and reflective of all of the types of decisions that the board and senior management were having to make almost on an hour-by-hour basis.” Having added some luster to his risk credentials, Britton eventually joined Texas Capital Bank, where doors swung open to the finance executive as he introduced stress-testing processes to a number of functional areas. “When we did a good job in one area, we were then asked to partner with another area,” says Britton. “It was just a great way to learn the different parts of finance as well as the organization.” –Jack Sweeney

How can I get my spouse on board with our money? It's a question I am asked so often. More than 65% of millennials stated that money issues were a big strain on their relationships and according to a survey by SunTrust Bank, money is the leading cause of stress in marriages. One of the issues is that we often have different habits when it comes to money. Opposites attract, and it's common to have one person in a relationship who is the spender, while the other is the saver. In multiple studies, it has been shows that nearly half of the marriages in the United States have very different opinions and habits on the concept of spending and saving. Today on the Total Life Freedom Podcast, I had the pleasure to chat with Joe Saul-Sehy, the host of the wildly successful Stacking Benjamins Podcast, one of the most popular and most downloaded financial podcasts in the world today. Today is a preview of the full episode, which will release on December 28th. In the short clip on todays show, Joe and I discuss tips and tactics on how we can get on the same page about money when it comes to our significant other. Joe shares his wisdom on the challenges that he and his with Cheryl dealt with in the early days of their marriage, including Joe blowing up their budget by purchasing video games while they were strapped with cash, having tough money conversations and struggling to make it. I know a lot of people will relate to their struggle. Joe walks us through the habits that he and Cheryl created and developed, and how it helped them not only dig out a hole but to set themselves up for financial prosperity and becoming 'stacked' with the Benjamins. I found the entire conversation fascinating but I really loved and appreciated how they managed to turn what could be boring, tense conversations into a fun experience that they both really enjoyed. Check out todays episode and if you want to learn how to stack your own Benjamins, go get Joe's new book, appropriately titled Stacked- Your Super Serious Guide To Modern Money Management here. And don't forget to tune in for the full conversation with Joe on December 28th. Have an amazing Christmas Eve and try not to make your spouse angry by blowing your budget on last minute gifts tonight!

After a long career with established financial institutions such as Merrill Lynch, State Farm, and SunTrust Bank, SunTrust Investment Services, Dana L. Wilson saw first hand how the lack of diversity in the industry was impacting her career and those around her. She decided to take matters into her own hands to improve visibility and access, and founded CHIP Professionals, a database for investors to find advisors of color. Dana sits down with our VP of Marketing, Solange Jacobs Randolph, to discuss how CHIP is helping to bridge the gap between consumers and advisors of color and increase conversations around wealth building. They explore why an investor may seek an advisor of color, how advisors can set the right expectations for client relationships, and why the mission of CHIP is so important for the industry today.
Diva Tech Talk interviewed Catherine Tabor, CEO and Founder of Sparkfly, a cloud-based offer management solutions company maximizing customer acquisition by connecting real-time behavior with online and in-store sales. Catherine’s father was a physics professor, and she visited his university classes as a child. “I was mesmerized as he used math to solve real problems. I am a believer in technology solving problems, not just ‘tech for the sake of tech’.” That was demonstrated when, as a Georgia State University undergraduate, Catherine was recruited by The Coca-Cola Company to manage their employee discount program. “I grew it to manage 1 million employees, nationally, with companies like Delta Airlines, Suntrust Bank. It was a bulletin board, where companies would list offers.” Employees would visit, use coupon codes, and make purchases. But the system did not allow for customers to redeem personalized offers at physical locations nor enable merchants to get accurate data. The resulting challenge was “how could we layer technology on top of antiquated POS systems, and make them do innovative things.” Catherine began by convincing POS providers “that there was a gap.” Her first integration success was with Radiant Systems, in Atlanta, (eventually acquired by the venerable NCR). Radiant “embraced my concept; agreed to integrate my platform; and then got acquired by NCR. By the nature of ‘being included in the fold’, it enabled build out, and networking.” After competing with larger, better-funded companies, “in 2017, we signed a contract with Chipotle.” Adoption of the SparkFly platform became the basis of Chipotle’s core digitalization transformation. The Covid-19 pandemic disrupted SparkFly, as it has many businesses. Fortunately, SparkFly’s platform pushes greater levels of digital participation/presence leading to stabilization. Catherine instituted a weekly “all-hands” phone call so that her team continuously feels close. “I tell them all the time: I cannot promise you good news, but I promise that I will always tell you the truth.” Key leadership nuggets from Catherine Tabor include: “The driving force for me is having passion around the objective.” In the face of setbacks, it is Catherine’s core belief in what she is achieving that keeps her going. “Know your own value.” “There’s no reason not to take a chance. You just have to go for it.” Catherine looks at any potential failure and asks, “what is the worst that can happen?” Facing that answer realistically allows her to shed fear. “If you truly believe in what you’re doing, you never give up. I believe that ‘grit’ is the most important character trait leading to success.” In juxtaposition, “I have had to learn to realize quickly when I’ve gone down the wrong path.” This has guided Catherine’s decisions about system nuances, doing business with the “right” customers, acquiring appropriate investors and advisors, and hiring/retaining employees. “Surround yourself with people who support what you want to do, and what you want to be.”

Disney designed the Ford pavilion at the ’64 World’s Fair Needed to propel a stream of vehicles along a track It was achieved by vertically mounted rubber wheels spun by electric motors which pushed against a flat plate on the underside of the vehicles That system was refined and used for Disneyland’s PeopleMover Debuted in Disneyland’s Tomorrowland on July 2, 1967 PeopleMover was always planned and planned to go through Space Port, and the station would be inside Space Port The track was originally planned to be much longer and go over the Grand Prix Raceway The upper concourse path was built but left empty during the building of the Magic Kingdom for the 1971 opening When Space Port became Space Mountain, it moved to outside the berm, so the track layout was scaled back and changed to the track today, and the station moved from Space Mountain to it’s own station in the middle of Tomorrowland and the StarJets would be placed on top, similar to Disneyland Space Mountain holds the garaging track and a maintenance spur The Orlando version would use something different Non moving, solid state linear induction motors, which have an unlimited life expectancy There are 630 Linear Induction Motors on the track, 10 feet apart, ensuring that 4 motors are always under each 5 car train Each motor has a proximity sensor to tell the motor when to power on and a speed sensor to indicate how much power the motor produces When a train approaches the motor turns on and pulls the steel plate under the car towards it To stop the cars, the magnetic field is reversed in the motor to push against the steel plate, and why a stopping car can go backwards Up to 30 5-car trains can carry 3,600 guests per hour along 4,600 feet of track Each car has minimal moving parts, so they are high reliability. There are four main wheels and 8 smaller guide wheels per car. Since all drive and braking propulsion is supplied by the linear motor, there is no traction requirement between the wheels and the track. Consequently, heat, dust, wind, and moisture have no effect on the system’s operation. The system can have up to 50% LIM failure at random positions and still function Speeds are between 1.8 to 6.8 mph Progress City model With the move of the Carousel of Progress to WDW, the model of Progress City would be moved to the PeopleMover track that was designed to hold a diorama It would be cut down to fit the size of the diorama opening Construction began in early 1973 The Grand Prix Raceway track was closed and modified to accommodate Space Mountain. During the closure, the PeopleMover track was built over the raceway It cost $10 million to build The Star Jets opened 11/28/74 The PeopleMover opened 7/1/75 and dedicated in April 1976 It opened as the WEDWay PeopleMover and was an “E” Ticket attraction, but was changed to a “D” Ticket in Fall 1976 It was originally sponsored by the Edison Electrical Institute The original ride was narrated by Jack Wagner and ran from 1975 - 1985 and the Edison Electrical Institute sponsorship also ended He is famous for the various announcements over the park PA, for parades, special events, etc. He also did voice work for the Walt Disney World Resort, and for the attractions themselves, including instructions, emergency precautions, and safety spiels. Because of the prevalence of his voice over the park, his nickname was "The Voice of Disneyland". "Please stand clear of the doors. Por favor manténgase alejado de las puertas." Jack Wagner co-arranged the updated soundtrack for the Main Street Electrical Parade, used in various iterations of the parade from 1977 to 2009. Wagner was inducted as a Disney Legend posthumously in 2005. The narration was changed in 1985 and ran until 1994 It was narrated by ORAC-1, the commuter computer The narration was changed with the retheming of Tomorrowland in June 1994. It was narrated by Peter Renaday. The name was changed to the Tomorrowland Transit Authority, and it was the MetroLiner Blue Line The narration was changed once again in October 2, 2009 to the current spiel by Mike Brassell, which harkens back to the ORAC-1 spiel and tone The lighting system was also changed to color changing LEDs August 5, 2010, the name changed to the Tomorrowland Transit Authority PeopleMover In 2013, the Progress City model was refurbished, the first time since 1975 In February 1974, WED created the Community Transport Services division to promote the WedWay in real world situations The first proposal was in 1976 for the then new WDW Village A new enclosed car design would be able to travel inclines It would offer on demand cars to a specified destination The route would service the shopping village, the hotel plaza, and a proposed office park A monorail from the Epcot area would meet an aerial station straddling Buena Vista Drive The monorail would run down the central median with the WedWay crossing at a lower level The multi level station would have escalator, elevator and stair access From the station, the WedWay would form a continuous loop line around the WDW Village Another change was this system had spur station tracks so moving cars could pass other cars parked at stops The SunTrust Bank was the only part of the office plaza built and the project quietly died. The original plans of Epcot had WedWay in 1975 and 1976 Communicore was built to take an elevated Wedway track; that’s why it’s two stories tall In July 1979, the Houston Airport agreed to purchase a WedWay system to link the terminals and hotel It opened in September, 1981 The Community Transport Services division was sold to Bombardier Bombardier installed a WedWay system that links the US Capitol to the Dirksen and Hart buildings in 1993

WESTWOOD BUILDINGS LIMITED PARTNERSHIP (Record Number 191413) From The Circuit Court of Fairfax County; D. Bernhard, Judge. Counsel Bernard J. DiMuro and Michael Lieberman (DiMuro Ginsberg, PC) for appellants. Mathew D. Ravencraft and Louise T. Gitcheva (Rees Broome, PC) for appellee. Assignments of Error 1. The lower court erred as a matter of law in entering in personam judgments for “fraudulent conveyances,” “voluntary conveyances” and conversion in favor of an unsecured creditor: (a) against a senior, secured creditor with a perfected security interest who was recovering on a debt, (b) against several non-transferees who cannot be liable for conveyances they never received, and (c) against Petitioners without determining the transferors’ fraudulent intent or insolvency, all in violation of this Court’s then-recent holding in La Bella Dona Skin Care v. Belle Femme, 294 Va. 243 (2017), or otherwise contrary to the plain meaning of Va. Code §§ 55-80 & 55-81; and (d) in this context, further erred in ruling that the ‘Buy-Out Agreement’ preceding the debt lacked consideration, or that any such lack of consideration could nullify the later extension of credit or the resulting senior secured, perfected creditor status. 2. The lower court erred as a matter of law in entering a “conversion” judgment against Grayson because he was a client of a commercial transaction attorney (actually, a shareholder of that client), when that attorney simply collected on a senior, secured debt pursuant to the Uniform Commercial Code [see, e.g., Va. Code § 8.9A-205(a)] and the Executions section of Virginia Civil Remedies and Procedures (with the lower court wrongly concluding that boilerplate fieri facias language in a garnishment directed to someone else somehow compelled that attorney to refrain from such collection, and wrongly applying the tort of conversion to money to which the landlord had no exclusive and immediate right). 3. The lower court erred as a matter of law in failing to dismiss all claims against all Petitioners under res judicata, when such claims could have been brought in prior litigation regarding the same conduct, transactions and occurrences (and were actually known to the plaintiff during prior litigation), and when the prior parties were in privity to all Petitioners, in violation of this Court’s recent holding in Funny Guy, LLC v. Lecego, LLC, 293 Va. 135 (2017) and contrary to Virginia Supreme Court Rule 1:6. 4. The lower court erred as a matter of law in entering judgment against all Petitioners for fraudulent conveyances and voluntary conveyances without requiring proof by “clear, cogent and convincing evidence” from the landlord, and by shifting the burden of proof onto the defendants, in violation of this Court’s holding in Suntrust Bank v. PS Business Parks, L.P., 292 Va. 644 (2016). 5. The lower court erred as a matter of law in improperly calculating damages by: (a) awarding damages for injury that did not exist at the time of the transfers; (b) refusing to make the necessary “ratable distribution” between creditors (the landlord and Grayson/GSA); (c) refusing to honor the right under Virginia law for debtors K&A and AMG to prefer one creditor over another; (d) assessing liability for the “IDT transfers” on parties against whom the IDT transfers were not pled; and (e) awarding damages for time-barred transfers. 6. The lower court erred as a matter of law in awarding attorney’s fees and sanctions in a nonfraud case, where there is no “pattern of misconduct” of “callous, deliberate, deceitful acts,” and where the plaintiff had not elected to proceed exclusively in equity, all in violation of this Court’s recent holding in MCR Federal, LLC v. JB&A, Inc., 294 Va. 446 (2017), and contrary to the plain meaning of Va. Code § 55-82.1, especially where a claim for such sanctions was never pled, briefed, noticed for a hearing, or timely requested. 7. The lower court erred as a matter of law in awarding attorney’s fees against all of the Petitioners for all of the claims asserted, including claims that were dismissed, claims for which attorney’s fees are not recoverable, claims against defendants who were found not liable, claims brought only against some defendants and not others, damages that were denied, and one claim for which the landlord specifically refrained from requesting attorney’s fees during trial. http://www.courts.state.va.us/courts/scv/appeals/191413.pdf Granted Appeal Summary Case VICTOR KUBLI, ET AL. v. Today's episode is with Anne Bahr Thompson. She is the founder of the brand consultancy Onesixtyfourth and former executive director of strategy and planning at Interbrand. In her book, DO GOOD: Embracing Brand Citizenship to Fuel Both Purpose and Profit , she explains how to embed social consciousness into a company's DNA.She offers a five-step model “that integrates doing good activities…with brand development to strengthen a brand’s reputation, foster greater loyalty, and enhance value creation. It’s a win-win-win solution that mutually benefits consumers, companies, and society.” The five steps of Brand Citizenship logically flow from one another:Trust: Don’t Let Me Down. Brands that deliver on their promises are trusted more. Digital communications and information channels have made reciprocity one of five key requirements for trusted brands.Enrichment: Enhance Daily Life. People identify more with—and are less price sensitive toward—brands that help them to simplify their routines, make mundane tasks less dull, and enrich their daily lives.Responsibility: Behave Fairly. In a post-recession, flattened, and transparent world, customers expect brands to treat their employees fairly, behave ethically, and be proactive in their business practices.Community: Connect Me. Brands that rally communities, motivate behavioral changes and fix social problems – provided they are not overtly political – attract more loyalists.Contribution: Make Me Bigger Than I Am. Brands that play an active role in creating a more positive and life-enhancing future enrich loyalists’ lives by improving life on the planet.DO GOOD helps leaders understand where their organizations are starting on the ME-to-WE continuum of Brand Citizenship and how to develop metrics to measure the perceptual, social, and financial impact of initiatives and programs. The book presents a wealth of business and brand case studies—ranging from legacy businesses to social enterprises, including Apple, Google, AMAZON, Walmart, and Vaseline to H&M, SunTrust Bank, Chipotle, Trader Joe’s, IKEA, and Burt’s Bees, as well lesser known companies such as Plum Organics, Lush, and Seventh Generation. With DO GOOD, business leaders will get an edge on implementing Brand Citizenship: a win-win-win solution for customers, society, and the bottom-line.Resources Mentioned In The Episode:DO GOOD: Embracing Brand Citizenship to Fuel Both Purpose and Profit: https://www.amazon.com/Do-Good-Embracing-Citizenship-Purpose/dp/0814438393Onesixtyfourth: https://www.onesixtyfourth.com/Brand Citizen Website: https://www.brandcitizenship.com/ See acast.com/privacy for privacy and opt-out information.
