Breaking Free of Your Boxes   Unlocking Freedom Through Wealth: How Betsy Pepine Built a Real Estate Empire Rooted in Debt-Free Living What if the secret to wealth wasn't just making more—but making smart, intentional choices with what you already have? In this powerful episode of Richer Soul, Betsy Pepine shares the remarkable story of how she went from a frugal childhood in New Jersey to becoming a best-selling author, serial entrepreneur, and leader of one of the top real estate brokerages in the U.S. Her philosophy? Live below your means, stay out of debt, and use money as a tool for freedom—not flash. Keep reading to discover how Betsy's old-school money values led to next-level success.   Key Takeaways: Freedom Is the Ultimate Currency. Betsy doesn't chase money for status—it's all about freedom of choice. Whether it's the freedom to give generously, pivot professionally, or sleep soundly at night, financial independence gives her control over her destiny. Debt-Free Living Is a Superpower. Raised by parents who shunned debt (aside from a mortgage), Betsy never bought anything she couldn't pay for in cash. This mindset helped her grow her wealth without compromising her peace of mind—even when financial experts told her to leverage more. Entrepreneurship Isn't About Money—It's About Impact. From her first childhood hustle to building Pepine Realty, Betsy always had an entrepreneurial drive. But her motivation wasn't the money—it was about creating options and helping others, especially families in housing crisis through her nonprofit, Pepine Gives. Lead with Intention, Not Ego. Despite her high-profile endorsements from Barbara Corcoran, Dave Ramsey, and Glenn Beck, Betsy remains grounded. Her approach to leadership, family, and business is rooted in humility, service, and vision.   Money Learnings: Betsy learned about money by observing her parents, who lived frugally and prioritized saving over spending. They avoided debt at all costs—except for a mortgage, which they paid off quickly. Though she thought they were poor, it was a deliberate choice to live below their means and fund their children's education debt-free. This instilled in her a deep respect for financial discipline, a preference for peace of mind over leverage, and the belief that money is best used as a tool for freedom.   About Betsy Pepine: Betsy Pepine is a real estate powerhouse, educator, and philanthropist. As the founder and broker-owner of Pepine Realty, she has led her team to national recognition, including repeated listings on the Inc. 5000, Top 50 Florida Companies to Watch, and Florida Trend's Best Companies to Work For. Beyond her brokerage, Betsy runs a real estate school, a title company, and a property management firm. She's a Wharton MBA, a Duke economics grad, and founder of Pepine Gives, a nonprofit helping at-risk families with housing.   Key Discussion Points: How childhood perceptions of money shape adult financial behavior. Why Betsy never cared about keeping up with the Joneses—even when she could. The misunderstood relationship between wealth and worth. How to build businesses aligned with your values, not just profits. Why mentorship from legends like Barbara Corcoran matters (and how she earned it). Practical tools for keeping your team aligned and inspired.   Conclusion: In a world obsessed with appearances and fast money, Betsy Pepine is a breath of fresh air—proof that timeless principles still win. Her journey shows us that when you align your values with your financial decisions, wealth becomes not just a number—but a life of purpose, peace, and power.   Links: https://betsypepine.com/ Facebook: https://www.facebook.com/betsypepine Instagram: https://www.instagram.com/betsypepine/ LinkedIn: https://www.linkedin.com/in/betsypepine   Watch the full episode on YouTube: https://www.youtube.com/@richersoul Richer Soul Life Beyond Money. Bill Yeargin leads a company of over 2000 employees with distributors in 70 countries. Correct Craft had a 99-year history as a premier boat manufacturer but was teetering on the edge of survival when he took the reins in the early 2000s. During this conversation Bill Yeargin highlights his journey to the Middle East and the significance of the Abraham Accords and people-to-people relations through trade and investment to advance peace and prosperity. He has authored a number of books including the bestseller, “Education of a CEO” and the recently released “Faith Leap” - now available on Amazon. A passionate lifelong learner, Bill Yeargin has earned a bachelor's degree in accounting and an MBA. He has also completed post-graduate studies at Harvard, Stanford, Wharton, and MIT. Bill Yeargin served both the Obama and Trump administrations on cabinet-level advisory councils. He is the Chairperson of The National Marine Manufacturers Association (NMMA), the nation's leading trade association representing boat, marine engine and accessory manufacturers. Collectively, the association's members manufacture an estimated 80 percent of marine products used in North America. “By the time I arrived at Correct Craft, the fighting within the company's ownership family combined with a revolving door of CEOs, had created a culture that was, I think it's fair to say, toxic,” says Yeargin. “Today, nearly 20 years later, Correct Craft has grown dramatically, exceeding our goal of over $1 billion in annual revenue. When people ask about the secret sauce that both turned Correct Craft around and fueled our tremendous growth, I share that it is primarily two things: our strategic planning process and our culture.” He has been recognized with many of the marine industry's top awards including Boating Industry's “Mover and Shaker of the Year.” Florida Trend magazine called him one of “Florida's Most Influential Business Leaders” and he is an Orlando Business Journal “CEO of the Year.” He was also presented the “Governor's Business Ambassador Medal” by the Governor of Florida. And they're always surprised and humbled to see how effective they truly are when we conduct a leadership assessment in the form of a 360. Women underestimate themselves and they are often underestimated in the workplace, just due to gender bias. Beliefs that people hold about women's place in the workplace, women's place in the world, and some of those things are generational and there's still a stronghold on some of those old, outdated beliefs. And women also struggle more with work life integration than men. Career planning can be a little bit more dynamic for women, just because their priorities can ebb and flow as they choose to have families and focus on different areas of their life or their work. Many of the leadership challenges are the same, but there's some gender differences that are unique to women.29:28 The advice I often give the women leaders that I work with is don't give away your power. Claim your power and use it for good.Emily's Book Recommendation:  "Good Power" by Ginny Romettyn - https://www.amazon.com/Good-Power-Leading-Positive-Change/dp/1647823226Connect with Emily:LinkedIn: https://www.linkedin.com/in/emilyhowellrogers/https://emilyrogers.com/Emily's Legacy Leadership Program: https://emilyrogers.com/programs-2/legacy-leadership/https://www.facebook.com/EmilyRogersConsultingandCoachingConnect with Nancy:Instagram: https://instagram.com/nancysurakLinkedIn: https://www.linkedin.com/in/nancysurak/Website: www.nancysurak.comShe's Wild Sound Production by: Luke Surak, Surak Productions:  surakproductions@gmail.com

Rich, a retired Brevard County District Fire Chief, strategically swerved and ultimately rolled his truck to avoid crashing into a Domino's delivery car that pulled out in front of him. Rich was rendered a quadriplegic and died 15 months later due to complications. An Orange County, Florida jury returned a verdict of $8,977,788.55 in damages against Domino's Pizza LLC. View/Download Trial Documents   Guest Bio: Mark Avera Like his father before him, Mark Avera has a history of many years of service to the people of Florida. His knowledge and understanding of the legal needs of his clients come not only from the practice of law but from his early career as sheriff's deputy in Alachua County. Before becoming a law partner at Avera & Smith in 1989 (then Avera & Avera), Mark served as a sheriff's deputy for Alachua County. He became the department's youngest deputy ever to be promoted to the rank of Sergeant. His primary assignments were uniform patrol division, SWAT, and the supervision of the department's Street Crimes Unit. Mark completed his bachelor's degree at the University of Florida while working midnight shifts for the Sheriff's Department and went on to graduate from UF with a law degree. Today, Mark serves as Managing Partner for Avera & Smith and works alongside his brother, Lance Avera, who specializes in workers' compensation law, and partner Rod Smith, who specializes in personal injury law. Mark is Board Certified in Civil Trial Law (B.C.S.) by the Florida Bar. He received his initial certification in 1998 and has remained qualified for board certification in civil trial law since that time. Board Certification is the Florida Bar's highest level of evaluation in competence and experience within a specific area of law and indicates superior professionalism and ethics in practice. Only slightly more than 1,000 of the more than 100,000 lawyers currently licensed in the State of Florida are actually Board Certified in Civil Trial Law. During his career, Mark's professionalism and dedication to his work as a trial advocate are reflected by his induction into the American Board of Trial Advocates (ABOTA) and in 2015 his induction into the International Society of Barristers. His accomplishments in the courtroom are recognized yearly in legal publications such as Florida Trend's Legal Elite, Florida's Super Lawyers, and in 2007 he was recognized by Lawdragon as one of the top 500 Plaintiff's lawyers in America. After the landmark Supreme Court decision in Engle v. Liggett Group, Inc., Mark has been involved in representing Engle plaintiffs against various tobacco companies responsible for the deaths of smokers who began smoking as children in the 1940s and 1950s. Beyond his professional achievements, he believes in community service to give back to the community which has been an integral part of his life. Mark serves on the Board of Directors for the Santa Fe College Foundation and in the past served on the Boards of Directors for the Children's Home Society, North Central Florida Community Foundation, and the Executive Committee of the North Florida Heart Ball, American Heart Association. Email from me to Howie about Rep. Ralph Poppell I just got off the phone with former FL Rep Ralph Poppell, who had called to congratulate me on the Florida Trend article (by Mike Vogel on 3/28/16 http://www.floridatrend.com/print/article/19728).  He was the guy who took on the snake trade in FL and assisted us in getting the 10k bond tacked onto it circa 2006-2009.   He reminisced about being the first legislator to address the snake owning community and how he had used the threat of budget cuts to get buy in from the FWC, since the legislature clearly does regulate that.  He was saying that in order to get anything done in FL you have to find a legislator who isn't afraid to buck the system and push the rules to the limit in order to get the right thing done.   I asked if he still knows anyone like that because I'd like to put an end to the private possession of big cats in FL and need someone who isn't going to back down the minute the FWC says they have constitutional authority.  He immediately suggested Alan Hays https://www.flsenate.gov/senators/s11 and said he'd try to think of someone in the House.   I told him that we had done a ton of research and felt like we could make a good case for why the FWC only has constitutional authority over native wildlife and not captive born wildlife and that I'd like to share that with him and anyone he thought might be the person to take up our quest of ending big cat ownership in FL.  He said he'd be happy to look at it and pass it on, if we wanted.  His email address is xxx   Later he was talking about all of the environmental bills he passed so I told him that I felt the AG was animal friendly and might consider our research for the issuance of an opinion, but that it was my understanding that only a government agency could ask for such a thing. (I didn't go into detail about why I thought the AG might care nor the Pepin involvement)  I asked him to think about whether he still knows anyone at DNR who might be willing to make such a request, based upon the fact that escaped, non native wildlife cause harm to the environment, when they displace native wildlife.   He said he'd think about who he knows, but said that as long as we get the chair of either the House or Senate Appropriation Committees to make the ask, he thinks the legislature can finagle such an opinion.  He said the basis would be on having the AG determine how much money is being wasted on inspecting backyard breeders to put pressure on defunding that, via banning it, in order to better fund native wildlife protection.   From the FL Trend article he noted that I was married and congratulated me.  I told him I was married during the time that we were working on the python bill, but that you had spent your early years getting the sanctuary onto sound financial footing so that we could do more of the advocacy work.  I told him that you became far more involved after 2011, so if you want to call him or email him about the constitutional issue, I think he'd be happy to hear from you. On July 17, 2014, Ryan Batchelder was wearing a life jacket and sitting in the bow seating compartment in the front nose of a rented 2000 Malibu Response LC open bow ski boat when he was washed overboard as the boat circled, crossing its own wake and taking on water in a phenomenon known as "bow swamping." As the front of the boat filled with water, the driver put the boat in reverse to raise it to surface level, but the unguarded propeller sucked Ryan in, resulting in severe blood loss and fatal drowning. Don Fountain and Drew Ashby, along with their colleagues, took the case to trial for the Batchelder family to hold accountable the three entities involved in making boats under the name "Malibu Boats," which is the largest ski boat manufacturer in the world. Together, Don and Drew demonstrated that Malibu Boats West, Inc. and Malibu Boats LLC were negligent for failing to provide warnings concerning the bow swamping hazard associated with the open bow boat. In August 2021, a Rabun County, Georgia jury apportioned fault to Malibu Boats West, Inc., Malibu Boats, LLC and the boat driver for Ryan's wrongful death, awarding $80 million in compensatory damages and $120 million in punitive damages. The jury determined that because the Malibu defendants knew about the bow swamping hazard and made the conscious decision not to warn boat owners and users, punitive damages were also warranted, making this the largest pain and suffering wrongful death verdict in Georgia history.   Click Here to Read/Download the Complete Trial Documents   Guest Bios: Donald Fountain: Donald R. It was the largest verdict in Rabun County Georgia history, and the largest single verdict for pain and suffering associated with wrongful death in the history of the State of Georgia. Florida Legal Elite presents a prestigious roster of attorneys chosen for recognition by their peers and represents fewer than 1.2% of the active Florida Bar members who practice in Florida. The attorneys listed in Florida Trend's Legal Elite exemplify a standard of excellence in their profession and have garnered the respect and esteem of their colleagues. Matthew was previously selected by his peers as Legal Elite in 2017 and 2011. Matthew has been named to the top 100 trial lawyers by The National Trial Lawyers and was repeatedly selected among the top 40 trial lawyers under the age of 40 by the same organization. He has served as lead counsel on cases in Pinellas, Pasco, Hillsborough, Manatee, Sarasota, Polk, Dade, Broward and Palm Beach Counties. He has been awarded a perfect 10.0 score by Avvo.com; a national consumer rating service for attorneys and was recognized in 2012 with the “Client Choice Award” by Avvo, based on feedback from former clients. The American Academy of Attorneys has selected Matthew among the top 100 personal injury lawyers in the United States.   Listen to this illuminating Sharkpreneur episode with Matt Dolman about protecting people from the negligence of large corporations. Here are some of the beneficial topics covered on this week's show: ●    Why even the worst trial lawyer is better than 99% of lawyers who never go to court. ●    How insurance companies don't want to pay people more than they have to. ●    Why lawyers with TV commercials don't get higher payouts from insurance companies. ●    How the biggest mistake a plaintiff can make in a personal injury case is not getting medical care. ●    How some lawyers are leaving money on the table by letting others litigate their cases.   Connect with Matt: Guest Contact Info Twitter @dolmanlaw Instagram @dolmanlawgroup Facebook facebook.com/dolmanlawgroup LinkedIn linkedin.com/company/dolman-law-group Links Mentioned: dolmanlaw.com   Learn more about your ad choices. When a CEO or an executive team realizes that 85 to 90% of the people don't report to them or even possibly a person that reports to them. Then all of a sudden, you cannot train. We owe our employees. A great place to work and good to give a great, great place to work the person that impacts them the most is their manager. The problem is not too many meetings, it is too many ineffective meetings. Whether it's perception or not and you could help our listeners with this, the perception is that people are busier today than they were 10 years ago. Life is difficult, and once we understand that is not as difficult. I'm going to change that and say if you're a leader, you're always going to have a full plate. Once you accept the fact you're always gonna have a full plate, you can manage the plate. If you're in a leadership role and you look to your left and no one is there. You look to your right and no one is there, and you look behind you, and no one's there. It's called you have no followers. And if you have no followers, you are not a leader, even though your title, might say leader. In this episode, Quint offered to share multiple leader tools. By today’s measure, the false viral email memes of a couple decades ago seem almost quaint – a mere nuisance-level concern to The Fourth Estate. Now fortified by the perfect electronic Pandora’s Box of social media platforms and weaponized by everyone from toxic chatrooms to The Kremlin, falsehoods are delivered to us with targeted precision by firehose. A painstaking journalistic dedication to the search for truth in pursuit of the highest ideals of democracy – admittedly not perfectible, but at least heading the right direction – can’t not be swamped by the speedy profusion of viral lies now being exponentially spewed. So, what’s a country to do? We’ll ponder just how public discourse beats the profusion of propaganda when the online odds are stacked against it. We’ll talk electronic gaslighting, the first amendment and the re-pursuit of objective reality. Rich, a retired Brevard County District Fire Chief, strategically swerved and ultimately rolled his truck to avoid crashing into a Domino's delivery car that pulled out in front of him. He became the department's youngest deputy ever to be promoted to the rank of Sergeant. On this episode, our guest has a few ideas to help you use video marketing to increase sales. Rick Cesari has been a pioneer in the Direct Response advertising industry since the early ‘90s and has used Brand Response strategies to help build many iconic brands from scratch, including Juiceman, Sonicare, The George Foreman Grill, OxiClean, Clarisonic, Rug Doctor, Momentus Golf and many others. Rick has helped take companies like GoPro from a start-up to over a billion dollars in sales in just a few short years.   About Rick Cesari Rick studied biology and was going to be a dentist, but he got tired of school. He moved to Florida, read lots of books about real estate, and went to a seminar to learn how to invest in distressed properties and make a profit. He made $12,000 in a few days. He was so excited about his investment, he went to the editors of Florida Trend, a business magazine, and told them about the seminar. The article about the speaker was instrumental in growing his seminar business, so Rick was asked to help with his marketing. It was the beginning of his highly successful marketing career. Brand Response Strategies Rick says the key to being good at direct response marketing is understanding what makes the consumer respond. He uses a formula from Dale Carnegie’s book, “How to Win Friends and Influence People.” Tell the audience what you are going to say, say it and then tell them what you said.   Rick adds that making videos is a lot like making speeches.  You must capture the audience’s attention at the start, or they will continue clicking through the channels. Another formula that Rick uses is called AIDA.  The acronym stands for A - capture the person’s Attention I - build Interest D - arouse Desire A - motivate the person to take Action Infomercials often seem repetitive and they are. Using Dale Carnegie’s formula, you say what you are going to say, say it and tell the audience again what you said. They must also solve a problem. Rick says if you cast a wide net with video that visually demonstrates different ways to solve the problem with your product, you will hook the consumer who has that problem in. Your product should have a unique selling proposition and a history of past product sales before considering direct response marketing. You also need a call-to-action at the end so the consumer can respond. Video Persuasion All of these tips and much more are included in Rick’s new book, Video Persuasion,” which is being released on Amazon on Oct. 15, 2019. At the end of each chapter, Rick includes interviews with industry experts that include great insights about video and video marketing. Here are just a few: The messaging is more important than the technical look or quality of a video. Apps like Rev.com allow you to inexpensively transcribe interviews, which is very helpful in the editing process. Make video tutorials for every product or service you sell. Add infographics with pictures listing all the benefits of your product. Have good audio. You can buy a good mic for less than $100. Lighting is also important. It will take your video to the next step. Authenticity is more critical than slickly-produced videos on social platforms. Rick also includes about 10 apps in his book that will save you money and help you with video production. Apps like Lumen 5 and Content Samurai are just a couple examples of Apps that can help you create video. As a bonus, if you visit Rick’s website, you can download information about the three most engaging types of video content. Speaking Engagements Rick also makes appearances and has a range o topics from how to build a $100 million business using direct marketing to brand building. He should know. Four of his clients made billions in sales, including Sonicare, the George Foreman Grill, OxyClean and GoPro. During this podcast, he shared two great stories about George Foreman and GoPro.
