Alvis “Todd” Domerese was born and raised in Michigan. In 1998, at the age of 23, he joined the Army as an infantryman. In his fifteen years in the Army, he served with the 101st Airborne Division at Fort Campbell, Kentucky; served with the 25th Infantry Division at Schofield Barracks, Hawaii; and served with the 1st Cavalry Division at Fort Hood, Texas. He did a six-month long peacekeeping deployment in Kosovo in 2000, a year-long combat deployment to Sadr City, Iraq in 2004, and a year-long combat deployment to the Helmand Providence in Afghanistan in 2010. On December 27, 2004, his vehicle was hit by two improvised explosive devices simultaneously. His gunner was killed instantly, his driver had his arm torn apart by shrapnel, and he had a large metal fragment go through his Kevlar helmet which caused a period of unconsciousness, a large complex scalp laceration, a linear skull fracture and swelling and bruising on his brain. He also had multiple shrapnel pieces embedded in his face that had to be surgically removed. After his injury, he changed his job to a water treatment specialist since he could no longer serve as an infantryman. Due to the physical and psychological injuries he sustained in Iraq, he was found to be 100% disabled and was medically retired as a staff sergeant on September 28, 2013, after serving 15 years, 2 months, and 14 days. Some of the disabilities he suffers from are severe post traumatic stress disorder, severe migraine headaches, and other residual effects from his moderate traumatic brain injury. His awards include the air assault badge, the expert infantryman badge, the combat infantryman badge, the expert marksmanship badge, the Purple Heart medal, the Army Commendation medal (2), Army Achievement medal (6), Good Conduct medal (5), National Defense Service medal, Kosovo Campaign medal, Afghanistan Campaign medal, Global War on Terrorism Expeditionary medal, Global War on Terrorism Service medal, Military Outstanding Volunteer Service medal, Noncommissioned officer professional development ribbon (2), Army Service ribbon, Army Overseas Service ribbon (4), Afghanistan NATO medal, and the Kosovo NATO medal. He has been married to his wife Marti for 14 years and has two sons- Benjamin, age 9 and Joshua age, 5. This week’s guest on the Treasury Career Corner Podcast Todd Yoder, Director of Global Corporate Treasury at Fluor Corporation, has worked across some of the largest engineering, procurement and construction projects in the world.  Founded in 1912 and headquartered in Irving, Texas, the Fluor Corporation is one of the world’s largest engineering, procurement, fabrication, construction and maintenance companies. It has been responsible for some of the world’s most complex projects, from bridges to diamond mines to oil refineries and pipelines, Fluor operates across six continents and has been listed in Fortune Magazine’s “World’s Most Admired Companies" for 19 consecutive years. It has revenues of $19.2 billion in 2018 and over 53,000 employees working across 100 countries.  Prior to Fluor, Todd worked at Capital Bancorp in commercial credit before moving to Catalyst Marketing Design Inc. He then joined Zimmer Holdings Inc where he was involved in a wide range of global treasury responsibilities. He was eventually promoted to oversee the financial planning and analysis for Zimmer’s Reconstructive Global Hips and Trauma divisions. Today's guest on the Making Money in Multifamily Real Estate Show is Todd Dexheimer In this episode we cover: A deep dive on a recent acquisition Todd has taken down, a distressed 120-unit with 70% occupancy How Todd secured seller financing on the deal, and why he even went for that route in the first place His conversation with the seller which helped him find out his motivation for selling was both a personal and business decision What type of tools you can offer in a seller financed deal that could help entice the seller or make him/her feel secure on their side of the deal Quotes from the episode: I did a seller financing and the guy, he had a distressed property, but that wasn't his problem. His problem was what he wanted him to spend time with his grandkids, so we came up with a solution. He still liked the cash flow, but he wanted to spend time with his grandkids and his daughter. So that was an easy solution for him. What I did was I showed this guy what his, what the amortization table looked like, what his interest would be and how the setup was for the seller financing. That allowed him to really understand, okay, what does seller financing mean? Because I think a lot of people, that's the confusion, is that hey, let's do... Will you do seller financing? Don't ask them. First of all, don't ask them if they are doing seller financing. Tell them to do seller... Tell them they are doing seller financing and why. That's what you've got to do with when you are trying to solve somebody's problems. You have to communicate clearly with them. Look, I mean if you are setting up seller financing, set stuff up like that. Set things up that aren't going to hurt you, that you know that look, there is zero possibility, zero possibility that I'm not going to keep this thing for a year or whatever it is. It would be crazy for me to even think about refinancing or selling in less than a year. Well, then make it an interest only and guarantee that you are going to pay them a year's worth of interest. BREAKING: As of 8/15/2018, we have received pictures and tweets of the phone back in working order. Check it out now! The Contemporary Resort 3rd floor has been investigated! How visited a few weeks ago and gives his take on what is going on with this floor. The catering offices, fitness center and a few other things are discussed. Another 3rd floor comes up, this time from the Canada Pavilion in Epcot. How gives us some information on what is going on here and where to locate this area. Listener Mail Kylee writes in about the various products we have promoted. She has purchased so many of them and we thank you for your support! Diane wrote us about how she listens, keeps a running list and then refers to it during each trip. Such a neat idea to keep track of the things you want to see. Eric Jacobson brought up his neighbor restoring a small scale, sugar plantation railroad in his yard. This led to some discussion regarding regional railroads, terminology and other train facts. Main Topic Communicore West We are finally back with a full episode! After some interviews, mini-episodes and an event announcement, we felt we owed you a solid EPCOT Center attraction. A little while back, we dedicated some time to Communicore East on Episode 38. This month, we veer right (If you are going through the main entrance) and take you to Communicore West. Todd gets us started with some information on Earth Station and where it was originally planned for. The Fountain of Information is discussed, which included road signs, neon, and anything connected to communication in a fountain type of sculpture. Touchscreens are brought up frequently, including the super advanced teleconferencing system, Face to Face. This setup allowed guests to look at a cast member who was standing in front of a green-screen; How & Todd lead us in some role playing to see how this all worked.A special guest joins us, Lisa Bastoni, who is the granddaughter of Walter Einsel. We invited Lisa on because her grandfather worked on something very neat: The Age of Information. Lisa was there during the design phase and we get some major insight into how her grandfather was hired and lots of other great stuff. Todd Dexheimer always wanted to be a multifamily investor, but he got distracted by single-family rentals and fix and flips. When he stopped to take a hard look at his portfolio, Todd realized that when it came to return on investment, the rentals were destroying the flips. Worse yet, he was still in a holding pattern—waiting to ‘graduate' to multifamily. What would his cashflow look like if he stopped wasting time and shifted his focus to apartment buildings? Todd began his career as a high school teacher, but the meager pay and lack of job satisfaction had him looking for other opportunities. In 2008, he and his wife used their savings to purchase a rental property as well as a live-in flip, and before long he had a significant rental portfolio and 150 flips under his belt. But Todd never stopped dreaming about multifamily, and in 2016 he got back on track and purchased a 22-unit building in Cincinnati. Now he has a total of 106-units and the ambition to grow by another 800 units in 2018. Today Todd explains how fear, distraction, and a lack of resources held him back from pursuing his multifamily dreams. He shares the details of a 15-unit deal that didn't go so well, yet taught him several valuable lessons and set him up for future success. Today I had the pleasure of speaking with Todd Ellenbecker, DPT, MS, SCS, OCS, CSCS (whew!). Todd is the Vice President of Medical Services for the ATP Tour and a Director of Physiotherapy Associates Scottsdale Sports Clinic in Arizona. We must take measures to prevent injuries, and properly recover when we have the misfortune of getting them. Otherwise, we will not be able to play the sport we love for very long. I've been following Todd Brown for a while now (I'd say I was stalking him, but that's just kind of creepy...and not really true). One thing I think a lot of online entrepreneurs take for granted is the ability to learn from other people simply by subscribing and paying attention to what they're doing (note: that doesn't mean you never invest in tools and training... it simply means you can take your time to get to know what someone is all about before you make the leap & invest their products and services). Todd is one of those 'funnel guys'. Now, before you decide you've had enough of the word funnel, listen to this interview. If you don't like the word funnel, call it something else (remember though, water isn't water because of what you call it... H20, aqua, etc. You get my point, right? It is what it is). And funnels WORK. Here's the awesome thing about Todd though... he's worked his arse off to master this stuff and is a true direct response marketer.
