It is that time of the year again, but it is not, cause it is Thanksgiving...cause SOMEONE got us lost on the way to the Rutland Vermont Halloween Party. Still, we know why we are all here this year....again. It is all because of Mephisto and his evil ways. So, what madness are we subjected to this year? According to Wikipedia: Rutland is the only city in and the seat of the county of the same name in Vermont, United States. As of the 2020 census, the city had a total population of 15,807. It is located approximately 65 miles (105 km) north of the Massachusetts state line, 35 miles (56 km) west of New Hampshire state line, and 20 miles (32 km) east of the New York state line. Rutland is the third largest city in the state of Vermont after Burlington and South Burlington. They also suffer from the largest deposits of melted man in the United States. According to the United States Census Bureau, the city has a total area of 7.67 square miles (19.9 km2), of which 7.6 square miles (20 km2) is land and 0.04 square miles (0.10 km2), or 0.52%, is water. Rutland is drained by Otter Creek, Moon Brook, Tenney Brook, East Creek and Mussey Brook. There is also a large number of unexplained dimensional portals. The downtown section contains the Rutland Free Library, the Paramount Theater and Merchant's Row, a restored street dating back to the mid-19th century. 108 buildings in downtown Rutland are listed in the National Register of Historic Places. But when the Juggernaut comes to town, statistics change. At the local level, Rutland is governed by a Mayor and Board of Aldermen. For representation in the Vermont House of Representatives, Rutland is split into four districts. In the Vermont Senate, Rutland is represented by three state senators who serve most of Rutland County. The rest of the town is ruled by fear of rampaging monsters. And of course their is the Rutland Halloween Parade has taken place annually since 1960. In the early 1970s, the Rutland Halloween Parade was used as the setting of a number of superhero comic books, including Batman #237, Justice League of America #103, Freedom Fighters #6, Amazing Adventures #16, Avengers #83, and The Mighty Thor #207. The parade celebrated its 50th anniversary in 2009. It brought friends together through fights. Shortly after, a family with a baby was planning to charge their vehicle but could not due to the nonelectric vehicle blocking the charger, leading to them calling the police. However, it is not illegal for nonelectric vehicles to park at EV charging stations in Georgia, meaning the police could not do anything about the situation. The Energy Department staff were eventually able to work things out after they sent other vehicles to slower chargers to allow the family to charge their vehicle. "It's just par for the course," said John Ryan, a driver of an electric BMW who was also waiting to charge his vehicle. "They'll get it together at some point." Granholm's road trip comes as the Biden administration pushes for electric vehicles in the auto industry, with the Energy Department announcing last month that it would be allocating $2 billion in grants and $10 billion in loans to support automakers and part suppliers. In August, Ford CEO Jim Farley said he received a "reality check" when he tried to charge his electric vehicle during a road trip he took himself. In total, 37.9 million Americans lived in poverty in 2022. The report partially attributed the increase to the expiration of tax credits and pandemic stimulus payments. Income, meanwhile, dropped across an array of metrics. Real median household income declined by 2.3% from $76,330 to $74,580, while real median earnings of all workers dropped 2.2%. The drop was less severe among full-time, year-round workers, who saw a 1.3% decline. Inflation soared 7.8% from 2021 to 2022, marking the largest single-year increase in cost of living since 1981. Johnson has announced that he wants to relocate the city’s nearly 1,600 asylum-seeking migrants, currently living in police stations, to winterized camps with big tents before cold weather hits. Each of the massive tents will be able to hold up to 1,000 migrants, the mayor said, and under his plan the camps will provide meals as well as recreational and educational programming. Currently, 16 shelters in the city house 13,500 migrants, and more arrive every day. The Chicago Sun-Times reported the cost to shelter the 13,500 migrants costs the city about $30 million per month. Johnson and his administration are working with the state of Illinois and Cook County to establish more shelters to take some of the pressure off Chicago, the mayor said. "These families are coming to the city of Chicago," Johnson said. "If we do not create an infrastructure where we’re able to support and, quite frankly, contain these individuals who have experienced a great deal of harm, individuals who are desperate … that type of desperation will lead to chaos." After Magar lost his legs to an improvised explosive device in 2010, he thought his life was “completely finished.” The veteran, who now lives in Canterbury, England, battled depression and alcoholism following the explosion. But Magar persevered. The veteran helped strike down a ban on both double amputees and blind people climbing Everest, ensuring he would have a chance at overcoming both nature and his injuries. Between 2019 and 2020, all-cause mortality rates for Americans in the age group of 1 to 19 years jumped by 10.7 percent, according to data collected and published by JAMA Network from the American Medical Association. This was followed by an 8.3 percent spike between 2020 and 2021. The total mortality rate in the two years between 2019 and 2021 was 19 percent—the biggest increase in at least 50 years. “These increases, the largest in decades, followed a period of great progress in reducing pediatric mortality rates,” the editorial stated. “This reversal in the pediatric mortality trajectory was caused not by COVID-19, but by injuries,” the editorial stated. “In 2020, the COVID-19 mortality rate at ages 1 to 19 years was 0.24 deaths per 100 000, but the absolute increase in injury deaths alone was nearly 12 times higher (2.80 deaths per 100 000).” Between 2019 and 2020, injury mortality rose by 22.6 percent among those between the ages of 10 and 19, with homicides rising by 39.1 percent and drug overdose deaths jumping by 113.5 percent. Among children aged 1 to 9 years, injuries accounted for 63.7 percent of the increase in all-cause mortality in 2021. “We’ve now reached a tipping point where the number of injury-related deaths is so high that it is offsetting many of the gains we’ve made in treating other diseases,” said Elizabeth Wolf, an author of the editorial and an assistant professor in the department of pediatrics at the Virginia Commonwealth University’s School of Medicine. The editorial points out that the increase in injury deaths predates the pandemic. For instance, suicides among individuals between 10 and 19 years of age began to rise in 2007, with homicide rates starting to increase in 2013. Between 2007 and 2019, mortality rates for suicide rose by 69.5 percent. Between 2013 and 2019, homicide rates increased by 32.7 percent. The editorial blamed the increase in suicide and homicide rates on a “deepening” mental health crisis and access to firearms. Despite the fear created by the pandemic, the share of COVID-19 in deaths among children and young people (CYP) was lower when compared to other causes, according to a Jan. 30 study published in JAMA Network. The study identified 821 deaths among CYP aged 0 to 19 years between August 1, 2021, and July 31, 2022, in the United States and compared it with other causes of death in 2019 prior to the pandemic. COVID-19 was ranked eighth among all causes of death within this demographic, accounting for 2 percent of all causes of death. According to data from the National Center for Health Statistics, unintentional injuries were the leading cause of death among children in 2020, accounting for 12.5 percent of deaths below the age of 12 and 31.4 percent of deaths among adolescents aged 12-17. COVID-19 accounted for 0.3 percent of deaths in children under the age of 12 and 0.8 percent of deaths among those aged 12-17. Mental health among children and adolescents worsened during the pandemic per a paper published in The Lancet Psychiatry that analyzed emergency department visits. The analysis found a 22 percent jump in youth visits for suicide attempts when comparing the period prior to the pandemic to the pandemic period until July 2021. This surge in suicide visits happened even though there was a 32 percent reduction in pediatric emergency department visits for health-related reasons during the pandemic. In addition, there was also an 8 percent increase in visits for suicidal ideation—referring to individuals who entertain suicidal thoughts. A study on the National Poison Data System found that suspected suicide attempts through self-poisoning among children rose by 26.7 percent between 2015 and 2020. There are tens of millions of children in these age cohorts, and while this sort of trial is better than one where only 9 mice are given the jab, it strikes me as bizarre that the FDA is pushing this out the door and recommending that all children in America be vaccinated with a jab that has barely been tested. Particularly given that the COVID virus presents almost no threat to any children those ages. European countries have pulled back from recommending or even giving COVID vaccines to people under 50, except in cases where the patient is in a high-risk category. It beggars belief that the United States FDA is still going full steam ahead recommending vaccines that are not actually approved–they are being given under an Emergency Use Authorization, not full approval–to millions of children at little risk for serious disease. Even the FDA admits that there are side effects, because of course there are. There are with everything. Side effects can be justified if the benefits outweigh the downsides, but there really is no evidence that the benefits are there. Specifically, the Biden Department of Justice has inserted the federal government — and with it hardworking American taxpayers — into a patent infringement dispute alleging that Moderna stole intellectual property from smaller biotech companies and used it to create and produce its COVID-19 mRNA vaccine that's since been administered more than 250 million times in the U.S. and sent the company's revenue soaring. According to the two small biotech companies alleging patent infringement — called Arbutus and Genevant — Moderna stole their vaccine delivery method that uses lipid nanoparticles (LNPs) to protect vaccine-introduced mRNA in the bloodstream and help ensure it reaches the intended target to become effective. Moderna's response to Arbutus and Genevant has not focused on the companies' claims, but sought to have the case dismissed entirely. Moderna says that, under a World War I-era law found in Section 1498 of U.S. Code, its vaccine development and production is shielded from patent claims because it was under contract to provide the vaccine to the federal government. Moderna maintains its COVID vaccine did not infringe on intellectual property, but said that "dispute is for later." Rather than allowing the case to play out on its own, the Biden administration — via Delaware U.S. Attorney David Weiss — filed a statement of interest in the dispute last month "to relieve Moderna of any liability for patent infringement resulting in performance of the ’-0100 Contract and to transfer to the United States any liability for the manufacture or use of the inventions claimed in the Patents-in-Suit resulting from the authorized and consented acts." The "-0100 Contract" mentioned by the U.S. attorney in its statement of interest is an $8.2 billion contract between Moderna and the Department of Defense coded as "pharmaceutical preparation manufacturing." So, the Biden administration appears to be stepping in and seeking to put hardworking American taxpayers on the hook for what could be potentially billions of dollars worth of liability claims caused by Moderna's alleged theft of intellectual property to make its COVID vaccine. Why would the Biden administration, after the federal government has already poured billions of dollars into Moderna for its COVID vaccine, now seek to bail them out for, potentially, billions more? And why did the Biden DOJ wait until February of 2023 to file a statement of interest when the case against Moderna has been in motion since early 2022? And that's where another twist complicates the Biden DOJ's intervention and raises more questions about how the decision to intervene was made. The U.S. attorney filed the statement of interest on behalf of the Biden DOJ on February 14 and, one day later on February 15, Moderna announced its "commitment to patient access in the United States." The company's announcement states that "Moderna remains committed to ensuring that people in the United States will have access to our COVID-19 vaccines regardless of ability to pay" and Americans who are uninsured or underinsured will still be able to get Moderna's COVID vaccines at pharmacies and doctors' offices at "no cost" to them. In 2019, the company's revenue was $60 million. It increased to $803 million in 2020, then surged to more than $18 billion in 2021. It seems as though the federal government has done enough to help Moderna by now, and yet the U.S. government intervened on Moderna's behalf in the patent infringement case to say American taxpayers should assume liability for claims stemming from the company's alleged intellectual property theft. So far, the judge hearing claims against Moderna has not sided with the company's — or the Biden DOJ's — claims that the federal government (again, read: taxpayers) should be held liable instead, and has ruled against motions to dismiss the case outright. Next week, Moderna's CEO Stéphane Bancel will testify before the Senate Health, Education, Labor and Pensions (HELP) Committee. That hearing, led by HELP Chairman Bernie Sanders (I-VT), is titled "Taxpayers Paid Billions For It: So Why Would Moderna Consider Quadrupling the Price of the COVID Vaccine?" In 2020, the United States Census Bureau recorded approximately 2.251 million black people residing in California, of whom 1.8 million had at least one ancestor who was a slave, Fox News reported , making the total reparations cost around $640 billion. It is unknown where the state will come up with the funds, however, as Gov. Gavin Newsom (D-CA) reported that California is facing a budget deficit of $22.5 billion for this coming fiscal year. Chas Alamo, the state's Legislative Analyst's Office's principal fiscal and policy analyst, appeared at the Reparation Task Force's second in-person meeting, in which he proposed further steps that could be taken to fulfill the reparations plan. He proposed several different paths the task force could take to make reparations state law, including the creation of a new agency that would oversee the dispensation of reparations. "The creation of a new agency would be initiated through the governor's executive branch and reorganization process, but other options exist," Alamo said, California Black Media reported. "Regardless of the path, to initiate a new agency or enact any other recommendation that makes changes to state law, fundamentally both houses from the state legislature would have to approve the action and the governor will have to sign it." The task force is due to submit a final report and its accompanying recommendations by July 1. The state legislature, which created the commission amid the fallout from George Floyd's death in 2020, will then vote on the proposal, at which point it will be sent to Newsom to sign. So far, neither the panel nor any government agency has suggested how the reparations will be paid for. Meanwhile, a separate, city-appointed reparations task force in San Francisco recommended giving $5 million in reparations to every black resident, which would total nearly $225 billion.

There are tens of millions of children in these age cohorts, and while this sort of trial is better than one where only 9 mice are given the jab, it strikes me as bizarre that the FDA is pushing this out the door and recommending that all children in America be vaccinated with a jab that has barely been tested. Particularly given that the COVID virus presents almost no threat to any children those ages. European countries have pulled back from recommending or even giving COVID vaccines to people under 50, except in cases where the patient is in a high-risk category. It beggars belief that the United States FDA is still going full steam ahead recommending vaccines that are not actually approved–they are being given under an Emergency Use Authorization, not full approval–to millions of children at little risk for serious disease. Even the FDA admits that there are side effects, because of course there are. There are with everything. Side effects can be justified if the benefits outweigh the downsides, but there really is no evidence that the benefits are there. Specifically, the Biden Department of Justice has inserted the federal government — and with it hardworking American taxpayers — into a patent infringement dispute alleging that Moderna stole intellectual property from smaller biotech companies and used it to create and produce its COVID-19 mRNA vaccine that's since been administered more than 250 million times in the U.S. and sent the company's revenue soaring. According to the two small biotech companies alleging patent infringement — called Arbutus and Genevant — Moderna stole their vaccine delivery method that uses lipid nanoparticles (LNPs) to protect vaccine-introduced mRNA in the bloodstream and help ensure it reaches the intended target to become effective. Moderna's response to Arbutus and Genevant has not focused on the companies' claims, but sought to have the case dismissed entirely. Moderna says that, under a World War I-era law found in Section 1498 of U.S. Code, its vaccine development and production is shielded from patent claims because it was under contract to provide the vaccine to the federal government. Moderna maintains its COVID vaccine did not infringe on intellectual property, but said that "dispute is for later." Rather than allowing the case to play out on its own, the Biden administration — via Delaware U.S. Attorney David Weiss — filed a statement of interest in the dispute last month "to relieve Moderna of any liability for patent infringement resulting in performance of the ’-0100 Contract and to transfer to the United States any liability for the manufacture or use of the inventions claimed in the Patents-in-Suit resulting from the authorized and consented acts." The "-0100 Contract" mentioned by the U.S. attorney in its statement of interest is an $8.2 billion contract between Moderna and the Department of Defense coded as "pharmaceutical preparation manufacturing." So, the Biden administration appears to be stepping in and seeking to put hardworking American taxpayers on the hook for what could be potentially billions of dollars worth of liability claims caused by Moderna's alleged theft of intellectual property to make its COVID vaccine. Why would the Biden administration, after the federal government has already poured billions of dollars into Moderna for its COVID vaccine, now seek to bail them out for, potentially, billions more? And why did the Biden DOJ wait until February of 2023 to file a statement of interest when the case against Moderna has been in motion since early 2022? And that's where another twist complicates the Biden DOJ's intervention and raises more questions about how the decision to intervene was made. The U.S. attorney filed the statement of interest on behalf of the Biden DOJ on February 14 and, one day later on February 15, Moderna announced its "commitment to patient access in the United States." The company's announcement states that "Moderna remains committed to ensuring that people in the United States will have access to our COVID-19 vaccines regardless of ability to pay" and Americans who are uninsured or underinsured will still be able to get Moderna's COVID vaccines at pharmacies and doctors' offices at "no cost" to them. In 2019, the company's revenue was $60 million. It increased to $803 million in 2020, then surged to more than $18 billion in 2021. It seems as though the federal government has done enough to help Moderna by now, and yet the U.S. government intervened on Moderna's behalf in the patent infringement case to say American taxpayers should assume liability for claims stemming from the company's alleged intellectual property theft. So far, the judge hearing claims against Moderna has not sided with the company's — or the Biden DOJ's — claims that the federal government (again, read: taxpayers) should be held liable instead, and has ruled against motions to dismiss the case outright. Next week, Moderna's CEO Stéphane Bancel will testify before the Senate Health, Education, Labor and Pensions (HELP) Committee. That hearing, led by HELP Chairman Bernie Sanders (I-VT), is titled "Taxpayers Paid Billions For It: So Why Would Moderna Consider Quadrupling the Price of the COVID Vaccine?" In 2020, the United States Census Bureau recorded approximately 2.251 million black people residing in California, of whom 1.8 million had at least one ancestor who was a slave, Fox News reported , making the total reparations cost around $640 billion. It is unknown where the state will come up with the funds, however, as Gov. Gavin Newsom (D-CA) reported that California is facing a budget deficit of $22.5 billion for this coming fiscal year. Chas Alamo, the state's Legislative Analyst's Office's principal fiscal and policy analyst, appeared at the Reparation Task Force's second in-person meeting, in which he proposed further steps that could be taken to fulfill the reparations plan. He proposed several different paths the task force could take to make reparations state law, including the creation of a new agency that would oversee the dispensation of reparations. "The creation of a new agency would be initiated through the governor's executive branch and reorganization process, but other options exist," Alamo said, California Black Media reported. "Regardless of the path, to initiate a new agency or enact any other recommendation that makes changes to state law, fundamentally both houses from the state legislature would have to approve the action and the governor will have to sign it." The task force is due to submit a final report and its accompanying recommendations by July 1. The state legislature, which created the commission amid the fallout from George Floyd's death in 2020, will then vote on the proposal, at which point it will be sent to Newsom to sign. So far, neither the panel nor any government agency has suggested how the reparations will be paid for. Meanwhile, a separate, city-appointed reparations task force in San Francisco recommended giving $5 million in reparations to every black resident, which would total nearly $225 billion.

U.S. manufacturing is no stranger to fluctuations. The 2008 Great Recession took its toll on the industry, which eventually found its footing only to run into the COVID-19 pandemic. This time, employers aren't looking to fill conventional manufacturing jobs. Lucky for them, a mostly untapped demographic can fill the job void in the ever-growing automated environment. These opportunities are opening the door to more women joining the industry. According to the United States Census Bureau, as of March 2021, women made up 47% of the American workforce, yet only about 30% worked in manufacturing. Furthermore, only 25% of management positions were held by women. Additionally, the women working in manufacturing made an average of 16% more than the national median annual income for women employed. The pandemic affected the growth of a diversified workforce, but in 2021, the numbers are starting to climb again. The bureau provides a figure that said there was a .5% increase, between pre-pandemic and 2021, for women ages 55 to 64 who began working manufacturing jobs.While manufacturing still carries the stigma of a male-dominated industry, attitudes are changing. Companies are discovering gender diversity increases employee morale and retention. Also, the range for what is considered a manufacturing job is growing as careers in cybersecurity and other high-tech areas are becoming viable options. Manufacturers are catching on to the trend of women in the industry and have even begun the recruiting process by encouraging young women to study STEM subjects; skills employers are looking for more and more.

No House of Delegates race in 2022If you’re a candidate for the Virginia House of Delegates, it’s now pretty much certain you’ll be on the ballot in 462 days if you get the nomination or otherwise qualify. Judge David Novak of Virginia’s Eastern Federal District Court has dismissed a second lawsuit seeking an election this year. (read the ruling)“Like just about everything else in our society, the unprecedented COVID-19 global pandemic impacted the work of the United States Census Bureau, delaying the sending of the results of the 2020 Census to the states,” states the introduction to Novak’s order to dismiss the case. That delay meant Virginia did not have updated boundaries for the General Assembly or the House of Representatives until the end of 2021. At the time, Richmond attorney Paul Goldman had an active suit against the State Board of Elections arguing that the 2021 elections were unconstitutional because they were based on data from the 2010 Census. After several months of legal proceedings including an appearance before the Fourth Circuit of Appeals, Judge Novak and two other judges ruled that Goldman lacked legal standing to have brought the case. A few days later, Richmond author Jeffrey Thomas Jr. filed a second suit based on Goldman’s main arguments. Novak’s order recounts the long legal saga to this point, including the failure of the Virginia Redistricting Commission to reach consensus on new maps as well as the COVID-related delays.“Because Plaintiff’s attempts to lay blame on Defendants for the delays caused by the unprecedented pandemic fails, Plaintiffs are unable to trace their injuries to Defendants,” Novak writes. Judge Novak’s order is made without prejudice, which means a new suit could be brought, but there are 98 days until election day. Efforts made to crack down on distracted drivers on U.S. 29Vehicular crashes are up on Virginia roads this year and late last month area law enforcement agencies teamed up on to enforce speeding and distracted driving laws on U.S. 29. On July 21, Albemarle County Police, Charlottesville Police, and the University of Virginia police were out in force from the Greene County border to the Nelson County line. “We usually see at least 700,000 vehicles daily on that stretch of roadway,” said Albemarle Master Police Officer Kate Kane. “Consequently it adds up to a lot of crashes unfortunately.” During the one-day initiative on July 21, there were 197 traffic stops and 201 summons were given out. Just over half of those were for speeding. The chances of surviving are dramatically diminished the faster you go.“Logic would tell you that when speed goes up, survivability goes down,” Kane said. “We don’t realize how fragile we are. Even with the seat belts, even with the air bags, even with the best protection technology, we cannot avoid all crashes. If you’re traveling at 75 miles an hour or higher, your body just can’t take that kind of impact.”As of today, there have been 527 fatalities on Virginia roads in 2022 according to a dashboard on the Virginia Department of Transportation’s website. Charlottesville Fire Department to deploy more devices on medical callsSome vehicles used by the Charlottesville Fire Department on medical calls will soon carry additional devices intended to increase the chances of a patient surviving a cardiac arrest. The Department secured $64,000 from a Community Development Block Grant in the last fiscal year to purchase four chest compression devices to assist in the performance of cardiopulmonary resuscitation (CPR). They’ll be placed on two fire engines and two ambulances.“Based on Neighborhood Risk Assessment data, residents in all nineteen (19) neighborhoods are expected to benefit from deploying these devices, most notably Tenth and Page, where the data highlights the significant importance of timely interventions,” reads a press release sent out on Friday. The department will also begin to implement video laryngoscopes, which are devices that assist with the intubation of patients. “The [Airtraq] devices have been used in pre-hospital systems and in emergency departments to improve success in airway management,” the release continues. Yesterday was the first day that Scott Carpenter will serve as the Deputy Chief of Operations. According to a July 15 press release, Carpenter has been with the Charlottesville Fire Department for 22 years. Albemarle Supervisors approves rent former J.C. Penney as public safety operations centerAlbemarle County will move forward with the lease of a former department store at Fashion Square Mall to serve as a new operations facility for fire and police. “It does have a central location, it’s got a very large warehouse, with a great loading dock,” said Lance Stewart, the county’s director of facilities and environmental services. “All together it's about 33,000 square feet which is almost a third of the J.C. Penney site. On July 20, Supervisors authorized a lease and signaled a willingness to pay over $3 million in capital costs to get it ready for public safety work. “This has been a known and growing need for many years including capital requests that were submitted for new construction in the past but not funded,” said Lance Stewart is the director of the Facilities and Environmental Services Department in Albemarle County. David Puckett, the Deputy Chief of Operations at Albemarle Fire Rescue, reminded Supervisors that they have hired several personnel in recent years to expand capacity. “While the vast majority of those positions are out in the field directly providing service there are a number of administrative positions added to make sure we could successfully on-board, train, and support those personnel long-term.” Puckett said. Puckett said space is full at the county’s offices on Fifth Street Extended. The Department also now has its own dedicated fleet manager as well as a mechanic to conduct in-house repairs. All that work also requires space, and the J.C. Penney used to have a tire shop. “The lack of a centralized facility has required us to store parts and equipment in fire station closets and storage rooms throughout the county,” Puckett said. “This has resulted in loss productivity. As an example, if a mechanic is out working on a truck only to determine that the part needed to complete the repair is halfway across the county, it requires more time and energy to go get the part before they complete it.”Puckett said stations themselves are not really set up for vehicle repair.Albemarle Police Chief Sean Reeves said more space has also been a capital need requested by law enforcement. “Some of the capital improvement projects from over ten years ago, from two chiefs of police ago, called for a site that we could use to expand stored evidence, store vehicles that are in evidence, and an evidence processing bay that we do not have,” Reeves said. Colonel Reeves said using the J.C. Penney site would cut down on the capital cost to build such a place. He also said the traffic unit would move to the new location, freeing up space at the County Office Building on Fifth Street Extended.“And that space that’s freed up at COB-Fifth, what that would do is go toward supporting the mental health unit, the officers that are going to be picked and selected as staff for the new mental health unit,” Reeves said. The J.C. Penney site is owned separately from the rest of Fashion Square Mall by a subsidiary of Seminole Trail Properties. Stewart said this use would not preclude redevelopment of the site in the future. The project is also outside of the jurisdiction of the Albemarle Architectural Review Board. The lease would be for ten years with options to extend that as well as to expand to more of the J.C. Penney site in the future. The rent of $558,000 a year is based on $12.50 per square foot, and the rent would increase by 3.5 percent each year. “And I can tell you that having looked at a number of industrial and commercial properties that we thought might be suitable options, that is well below typical for the market,” Stewart said. Final details will be worked out as the lease is negotiated. Supervisor Ned Gallaway lauded staff for negotiating a good price and said this was a good location for this use. “This is an area where the Rio Road Small Area Plan is,” Gallaway said. “When we think of the county investing in this location, we can be a vibrant anchor tenant to an area that needs redevelopment and needs activity.Housekeeping notes for edition #414If you’ve been wondering if there is going to be a summer break for Charlottesville Community Engagement, we’re sort of in it. Ramsey County Historical Society presents March of the Governors #12: William Merriam. William Merriam (1849-1931) was the first Minnesota governor born into wealth and the first to break an unwritten code of the Minnesota Republican Party when he wrested the party's nomination from the incumbent governor, Andrew McGill, in 1888. He proved a much better vote-getter than McGill (that year, anyway), but still won his first election with only 51 percent of the vote. The next time around he did much worse—he was re-elected, yes, but with only 36 percent of the vote in a four-way contest. With his Republican Party fractured and the legislature divided, he was unable to get much done in office. He did not try for a third term. His second act, as director of the United States Census Bureau, was far more successful. When he took that job in 1897, he left Minnesota and never returned. He is known, to some, as the Father of the Modern US Census.

Peloton, that premium brand that makes pricey exercise equipment for wealthy urbanites, has a knack for finding itself in the news for the wrong reasons. You may recall a television commercial that featured a man buying his wife a Peloton for Christmas, which thrust the company into social media wars. Now the problem is much worse: a six-year old child died, and dozens of others were injured, from the Tread+ treadmill marketed by Peloton. The company denied any problems at first, which wasn't exactly smart. It got a lot worse after that, giving us an excellent "what not to do" case study. It's these ones that we love to get into! Ewan raises the issue of women in the workplace, and how they have suffered much more than other groups during the pandemic. He brings up some potential solutions to the problem, one of which could be opening the door to more remote work. Just yesterday, the United States Census Bureau released the preliminary count from the 2020 Census, and we learned that New York State will lose one congressional seat as the result of changes in our population. It will be a few more months before we see final numbers and how they might affect the drawing of district lines but experts are already preparing for the coming work to ensure that those lines are drawn fairly. In 2014, New York voters approved a constitutional amendment establishing an independent redistricting commission that is set to take over the redistricting process beginning this year. In this second of a multi-part series on New York's redistricting process, HMM correspondent Corinne Carey spoke with Steve Elliott of the Albany County League of Women Voters. Steve talked about the politics of redistricting, efforts to reform redistricting in New York, and the LWVNYS People's Hearing on New York State Redistricting on Thursday, April 29th from 6:30 pm -8:00 pm. The United States Census Bureau classifies 3% of the land in the country as urban, and they say that 80% of the total population lives in that area, which means tens of millions of pet owners spread out across a vast, rural area of the country. Rural America is as diverse as it is big. It's multicultural. The people and communities span the socioeconomic spectrum, and just as we see in urban communities, there is a lack of services for pet owners. Helping underserved rural communities can be a big challenge, whether it's due to a complete lack of services available or simply logistical issues. How can we create practical programs to connect pet owners with veterinary services if the closest veterinarian is 20, 50, or even 100 miles away? Almost every day we seem to get new data about the COVID crisis. Whether it’s infection rates, death rates, testing rates, false-negative rates, there’s a lot of information to cull through. Making sense of COVID data is the focus of this episode of Stats and Stories with Megan Price and Maria Gargiulo. Megan Price is the Executive Director of the Human Rights Data Analysis Group, Price designs strategies and methods for statistical analysis of human rights data for projects in a variety of locations including Guatemala, Colombia, and Syria. Her work in Guatemala includes serving as the lead statistician on a project in which she analyzed documents from the National Police Archive; she has also contributed analyses submitted as evidence in two court cases in Guatemala. Her work in Syria includes serving as the lead statistician and author on three reports, commissioned by the Office of the United Nations High Commissioner of Human Rights (OHCHR), on documented deaths in that country. @StatMegan Maria Gargiulo is a statistician at the Human Rights Data Analysis Group. In this episode, I discuss the methods of crime reporting in the United States and how using crime statistics out of context can be harmful. I go over the Uniform Crime Report, the National Incident-Based Reporting System, the National Victimization Survey, and Self-Report Surveys. I describe each report in detail and their shortcomings. Afterwards, I discuss how statistics can be misleading and that they can be used to promote harmful narratives specifically in regards to race. Lastly, I talk about the factors that should be considered to provide context to crime statistics, as well as debunking the myth of black on black crime. Her Planned Parenthood organization is responsible for the deaths of millions of black lives by murdering the unborn. But don't these black lives matter? We contend that all lives matter, including the unborn. The United States Census Bureau reports that nearly half of American adults lost employment since mid March, and about a third of Americans are experiencing food insufficiency. On Hawaii Island the need is dire. The demand is always great, but now, with COVID-19, it's far greater. Hawaii Island Food Basket Executive Director Kristin Frost Albrecht talked with Island Conversations host Sherry Bracken and said in April alone, the Food Basket served 32,000 people and they are expecting to serve 50,000 people in May. They've been receiving generous donations from individuals and foundations, but for example, in April alone they had to spend $300,000 to procure refrigerated items. Air date: May 20, 2020

In this episode, I explore the C-word, but not the one that's all over the news lately (though I will touch on it a little bit). This episode focuses on the CENSUS! Yes, the U.S. Census, which is given every 10 years, should be in your mailbox. It looks at household information like age, sex, home information, race, and ethnicity. And, you guessed it, I'm going to talk about how the "Asian" category is "defined" on the Census, which is under the Office of Management and Budget (the OMB). This is Dr. MaryAnn Diorio, your Virtual Life Coach, welcoming you to another episode of Winning with the Word. Today is Monday, February 3, 2020. Today's Podcast is Episode #5 in Series 2020 and is titled "Make Your Marriage Great Again!" Recently, my husband and I celebrated our 50th wedding anniversary. While this is quite a milestone to say the least, we didn't get there by strolling hand in hand down the pathway of life without a few bumps and bruises along the way. Sometimes major ones! We reached that 50-year milestone because of a lot of patience, perseverance, and plain pluck! Because my husband and I are somewhat of a marriage anomaly in this day and age, young people often approach us asking how we stayed married for so long. They also tell us that they are afraid to get married. When they have seen more marriage defeat than success, it's no wonder they are leery of getting married. What young people have seen in the marriages of their elders has only served to discourage, depress, and drive them away from marriage. Instead, many of today's young people have opted for living together, a state called cohabitation. To hear young people say that they are afraid to get married makes me very sad since marriage was instituted by God to bless and to be a blessing. Yet, I understand their reticence. Why risk all the pain and heartache of a divorce when they can simply avoid all that suffering by leaving themselves a way out? In other words, by simply living together without a legal commitment. Before we examine the fallacies and dangers of cohabitation, however, let me be quick to explain that I do not by any means condone living together. Plain and simple, cohabitation is a violation of God's Word, and any violation of God's Word is sin. And, as the Bible warns us in Romans 6: 23, "the wages of sin is death." Sin will always lead to death and destruction on some level. Yet, today more couples are living together outside of marriage than within marriage. In fact, a 2018 article published by the United States Census Bureau states that "cohabitation is now more prevalent than living with a spouse." The article goes on to state that in 2018, nine percent of the US population lived with an unmarried partner compared to seven percent who lived with a spouse. This is a troubling state of affairs. While there are many articles out there giving supposedly good reasons for living together before marriage, I'm going to give you good reasons—God's reasons--for NOT living together. And here's a little hint: Choosing any of our own reasons to live together over God's reasons not to live together will ultimately hurt us. The first thing we need to consider is that marriage was God's idea! And so was sex! Because marriage is so special to God, He set up boundaries for protecting it as an institution and for protecting the husband, wife, and children in a marriage. The chief boundary God placed was that sex—the single act that differentiates marriage from every other human relationship—must be confined to marriage. Why did God set this boundary? Because to have sex outside of marriage is dangerous not only to the psychological and physical well-being of the partners involved but, more importantly, to their spiritual well-being.

You have 90 seconds! Episode intro: Well, thanks to everyone who took a moment to extend their condolences on the passing of my beautiful mommy. It is greatly appreciated. At the time of this recording, it has been just about two months. Needless to say, I continue to take it one day at a time. Sometimes one moment at the time. I will not rush myself to get to a place, whatever that place is. I’ve actually heard people marvel at others who are ‘still not over it’, on the loss of a parent or family member. I have heard some very silly things from people upon the passing of my mother. And I hear from others who have traveled the path of deep loss, that it happens. I opt to say nothing and push the conversation along to another subject, or to an end. That goes for family, friends, and strangers. And hey, while I am being transparent, I am signing up for grief assistance, just waiting for the sign-up date. So as usual, let me also remind you that if you are dealing with any type of grief, or maybe you have not dealt with grief in your life, please do so. Good counseling is a great mental health strengthener. And just like your physical health, if you don’t click with the first therapist, counselor, etc, try another one. Please, don’t be afraid to protect and strengthen your mental health. And of course, do not be afraid to maintain proper boundaries in all of your relationships. You know We all grieve in different ways. Some people grieve inwardly, some grieve outwardly. Let’s allow everyone to process in their way. The reason I say this is because it is easy for us to say ‘hey, I don’t think that person is as sad about their loss as they should be’. We don’t know that. And no one should have to prove that they are grieving. I’m kinda going off on a tangent, but I really want to get this thought out there. And this goes for those who are grieving the loss of a child or the ability to have a child as well as those of us grieving the loss of a parent. Let’s just allow each other to grieve the way we grieve individually, to seek counseling if we need to, and know that with major loss may sometimes come major changes. It may look sudden on the outside looking in, but in my opinion, I believe the changes may have been considered for quite sometime after the loss. The professionals say not to make any major life changes for six months to one year after a major loss. And I agree with that because our brains are completely scrambled with grief. See the great article in the show notes on how scrambled our brains can become. So in my humble opinion, steer clear of anyone who tries to get you to make major decisions during that time frame. Thank you! https://www.patreon.com/Childlessnotbychoice Jordan Morgan Sandra Carzado Your Name Here Magnum Opus: So here’s the thing, I am totally continuing to toss and turn and buffet in this new reality, this new normal that is taking place whether I like it or not; of living without the person who was my anchor for my entire life, even as I continue to care for my other rock, my dad. It occurred to me that I should do some research on an entire group of people who exist within the childless not by choice demographic. This is not to snub those who are not childless not by choice; because I believe whether you have children and or a husband or not, caregiving is indeed a superpower. And yes, if you are sandwiched between caring for your own family and for your parents, you do indeed have a lot on your plate. But those who are single and or childless in many cases have put their lives on hold to become a caregiver. There is give and take in all aspects. And yes, choices have been made regardless of the demographic to which we belong. Also, allow me to be clear before I continue: I am not putting myself or any caregiver on a pedestal. We are just as human as the next human. I know because we get tired, we get frustrated, we cry, we beg for help, we oversleep, we undersleep, we can become argumentative with the medical community and with our own family members, or we can withdraw. I’ve done both. All the things that are part of being human. But here’s the thing, we--all caregivers--do it while maintaining our own lives. That my friends is the difference. And lest you think I am trying to make anyone feel guilty, not everyone can do this. BUT, if you cannot, you can help when the primary caregiver asks for it, and even if they do not. How? You can send them away for a few days of respite. You can pay a copay here and there for the person being cared for. You can ask the caregiver what they need personally and or practically. If you know someone who is currently in a caregiver role, please do not hesitate to ask them how you can help. Some people have a very hard time asking for help. Some think it should be quite evident they need help. We all have our own personalities through which we see and deal with the world. Let me also say that the premise of this podcast has not changed. I created this podcast to speak to the hearts and minds of the childless not by choice demographic--men and women--globally. In fact, over the past year or so I have been thinking of creating a new podcast with a totally different subject matter. And it may happen in the future. But for now, I want to continue this podcast on its natural progression, and right now that natural progression includes the fact that loss, not just the loss of the ability to have children, but the loss of a loved one is part of our journey. It is a part of real life, as I know you well know. Right now real life for me is that I am grieving. And I do not think it is right to continue on my journey of encouraging and creating awareness, pretending all is well. I am physically back to my regular activities, and I am back to work, and I continue to care for my dear dad. But inside, my heart hurts, it is broken into a million pieces. I will not rush it along. I will encourage it to continue on the journey of life and to be encouraged, but I will allow it to heal at its own pace. Indeed, my heart is thankful to those who encourage it to do just that. And yet, because of my empathetic nature, I am thinking of you. Dare I say, at the risk of sounding self-absorbed, I love that about me. You see, I can’t be the only childless and or husbandless woman, or man for that matter, who took care and is taking care of a parent or loved one. So I went searching for the statistics to bear out my thoughts. And as I did my research I would stop from time to time to listen to one of my favorite podcasts. As I listened to one of the hosts read a quote from one of the characters in the story they were discussing, from a man who basically called those of us who never married or had children, the neuters of nature. That, of course, was quite harsh, but there are a lot of harsh people in the world. That has been the case from day one. I believe people who present with harshness and or criticism have other things going on. Maybe they have unresolved issues in their own lives. Or maybe they never really had to deal with tragedy so the only thing they can do is judge. I really don’t know. But what I will say is that we must not allow other people to project onto us what is theirs to deal with. I believe we can be empathetic without allowing projection and blurred boundaries. What do you think? Regardless, there is a demographic within our demographic, that is doing the right thing for all the right reasons, all while knowing this was not quite what they had planned for their lives. Many have put their entire lives on hold to do the right thing, to know that if for nothing else, they want to live what I call a #regretfreelife. I want when I get to be my parents' age, God willing, that when I sit in my rocking chair and think back, that I did the best I could to take care of them AND, a big AND, to take care of myself. Because a big part of being a caregiver is self-care. If you don’t take care of yourself you will not be able to properly take care of the person or people you are caring for. For me, that means a bubble bath now and then, a beach trip once in a while, or just sitting at Starbucks with my laptop and a beverage every so often. The fact is though, caregivers who are grieving the loss of their loved one started grieving long before the loved one left this world. We grieved how we saw the loved one battling their illness, going down hill health wise, needing more assistance. We are grieving wondering what more we could have done. Wondering if we missed something. And then when the person passes, we have to grieve that they are gone. Whole families can be grieving the same person and the grief will be done in different ways, indeed based on whether or not one was the caregiver. So, as I set off on my research, I posted a poll on my Facebook groups asking if as a childless not by choice person you have cared for or are caring for an elderly parent or family member. The response to that poll will be in episode 112, along with some additional interesting information I found as I conducted my research. Regarding the poll, let’s just say that so far I am not surprised by the response. I hope you will tune into episode 112 so we can review the findings together. Meanwhile, I’ve posted an article here in the show notes under ‘Articles you might find interesting’, that I have read several times. It is a great article for anyone who is grieving. Topic: Real Estate Statistics! Between all of the different real estate terms, types of real estate, and people that make up each sector, the industry is pretty complicated. To keep things as simple as possible, we’ve divided up the following stats into relevant sections. Residential real estate statistics Residential is what most people think of when they hear the term real estate. It refers to the types of properties that people live on – those that are not intended to be used for anything business-related. This includes single and multi-family homes, as well as condos and townhouses. As of April 2019, there have been roughly 673,000 houses sold in the US this year, which is 12.4 percent more than last year (U.S. Census Bureau, 2019). 5.34 million existing homes were sold in 2018 (down from 5.51 million in 2017). (NAR, 2018) The Midwest has the highest rates of homeownership in the nation at 68.2%, followed by the South at 66.2 percent (U.S. Census Bureau, 2019). 64.8% of U.S. citizens were homeowners in the fourth quarter of 2018 (up from 64.2% in 2017). (United States Census Bureau, 2019) 35.4%of homeowners are under 35 years of age. The age bracket with the highest rate of home ownership (78.5%) is 65 years and over (U.S. Census Bureau, 2019). Madison, WI and Grand Rapids, MI are the two most popular cities for millennial movers (National Association of Realtors, 2019). Based on buyer activity and active inventory, the hottest real estate markets in the country are in Boston, MA and Lafayette, IN (Realtor.com, 2019). Nationwide, the average sale price of a luxury home fell 1.6% in 2019 (Redfin, 2019). Across the US, the median price of a home is $267,300 (National Association of Realtors, 2019). Fishers, IN and Carmel, IN top the list of best cities for families (Apartment List, 2019). 36% of homeowners listed unexpected maintenance or repairs as their biggest regret (Zillow, 2019). The least competitive housing markets in the country are Miami, Dallas, and Houston (Redfin, 2019). The real estate industry will account for 22% of total commercial drone use by 2020 (Federal Aviation Administration, 2016). Homebuyer statistics Buying a home is no small feat. Below, you’ll find a few statistics specific to homebuyers. The average homebuyer took 73 days to close on a property after the first initial visit to the home (Redfin, 2019). 50%of buyers found their homes through the internet, while 28 percent found them through their real estate agent (National Association of Realtors, 2018). On average, buyers are spending 3 fewer days searching for homes in 2019 than the previous year (Redfin, 2019). Virtual house tours are most important to buyers that fall within the 53-71 age range (National Association of Realtors, 2018). Finding the right home tops the list for most difficult steps in the home buying process (National Association of Realtors, 2017). 33% of home buyers in 2018 were first-time home buyers. (NAR Home Buyers and Sellers Generational Trends Report, 2019) 10 weeks was the average amount of time buyers spent searching for a home in 2018. (NAR Home Buyers and Sellers Generational Trends Report, 2019) 14% of buyers purchased brand new homes, while 86% of buyers purchased previously lived-in homes. (NAR Home Buyers and Sellers Generational Trends Report, 2019) Selling statistics Selling a home can be just as big of a hurdle as buying one. From getting a property listed to setting up the open house, finding qualified buyers is a feat in and of itself. Thursday is the best day to list a home. Properties listed on Thursday sell for $3,015 more than on Mondays, which are the worst days to list a home (Redfin, 2019). On average, 98% of final sale prices matched the original asking price of a property in 2019 (Redfin, 2019). This year, the median number of days that a property was on the market before an offer was accepted is 40 (Redfin, 2019). 73%of sellers are more likely to list their home with an agent who leverages video to market their property (National Association of Realtors, 2018). Staged homes sell 25% faster than non-staged homes (Coldwell Banker, 2019). Rental statistics Not everyone can afford to buy a home – that’s where renting comes in. Many residential properties are offered as rental units to tenants for non-commercial purposes. Globally, the most expensive place to rent is San Francisco where the rent averages out at $3,690 (Zumper, 2019). In 2019, Henderson, NV and Phoenix, AZ saw the fastest rent growth in the country with an increase of 4.5 and 4.1 percent, respectively (Apartment List, 2019). Across the US, the cost of renting has gone up 66 percent (Realtor.com, 2019). Troy, MI is ranked as the most affordable renting city for families (Apartment List, 2019). Only 8 percent of homeowners regret purchasing a home instead of renting (Zillow, 2019). Real estate demographic statistics It may seem like millennials are abandoning home buying in favor of renting, but these stats prove that that may not be the case. 86% of younger millennials (aged 21–28) and 52% of older millennials (aged 29–38) were first-time home buyers. Meanwhile, Generation X (people between the ages of 39–53) consisted of 24% of 2018 home buyers. 18% of younger baby boomers (people between the ages of 54–63) and 14% of older baby boomers (people between the ages of 64–72) were home buyers in 2018. 7% of home buyers belonged in the silent generation (people between the ages of 73–93), the smallest segment of home buyers in 2018. (NAR Home Buyers and Sellers Generational Trends Report, 2019) 2020 is expected to be the peak year for millennial home buying. (Realtor.com National Housing Forecast, 2019) Millennials will account for 45% of mortgages in 2019. (Realtor.com National Housing Forecast, 2019) 25% of Generation X home buyers identified as a race other than white/Caucasian, making them the most racially and ethnically diverse population of home buyers in 2018. (NAR Home Buyers and Sellers Generational Trends Report, 2019) 25% of home sellers in 2018 belonged in Generation X, making them the largest segment of sellers. (NAR Home Buyers and Sellers Generational Trends Report, 2019) In 2018, 63% of home buyers were married. Additionally, 18% were single females, 9% were single males, and 8% were unmarried couples. (NAR Home Buyers and Sellers Generational Trends Report, 2019) In 2018, 37% of home buyers had children under the age of 18 living at home. (NAR Home Buyers and Sellers Generational Trends Report, 2019) Real estate financing statistics As student loans continue to ensnare the population into a collective $1.7 trillion debt, real estate financing has been impacted. Notably, home values are increasing while millions of Americans are spending more than 50% of their earnings on their home purchase. As of February 2019, the median home value in the United States is $226,300. (Zillow, 2019) United States home values have gone up 7.2% since 2018. (Zillow, 2019) The median rent price in the United States is $1,650. (Zillow, 2019) 88% of home buyers financed their home purchase. (NAR Home Buyers and Sellers Generational Trends Report, 2019) For 58% of buyers, their down payment came from their savings account. 39% of buyers financed their home using the proceeds gained from the equity of their previous residence. (NAR Home Buyers and Sellers Generational Trends Report, 2019) 13% of all buyers cited that saving for a down payment was the most difficult step in the home buying process. (NAR Home Buyers and Sellers Generational Trends Report, 2019) Around 50% of renters are paying more than 30% of their income on rent. (PWC Emerging Trends in Real Estate, 2019) 12 million Americans spend more than 50% of their earnings on their home purchase. (PWC Emerging Trends in Real Estate, 2019) Real estate marketing statistics Real estate agents understand the benefits of a good marketing plan. The majority of agents are using their budget for marketing efforts in 2019 in the hopes of gaining better leads. On average, 31.5% of brokers and real estate agents plan on spending more than $400 a month on real estate marketing. (Placester Real Estate Marketing Strategy Survey Report, 2018) 46.4% feel their top marketing challenge is generating enough high-quality leads. (Placester Real Estate Marketing Strategy Survey Report, 2018) 16.5% of real estate agents had success with purchased leads. (OutboundEngine Real Estate Marketing Benchmarks Report, 2017) 53.6% think adding more locally focused content to their real estate website will make it more appealing. (Placester Real Estate Marketing Strategy Survey Report, 2018) 84.6% of brokers and real estate agents use Facebook for their social media marketing efforts. (Placester Real Estate Marketing Strategy Survey Report, 2018) 30% of brokers and real estate agents want to learn more about the specific housing interests (e.g., home types) of their audience. (Placester Real Estate Marketing Strategy Survey Report, 2018) 49.5% of brokers and real estate agents want video marketing to be a big part of their marketing strategy. (Placester Real Estate Marketing Strategy Survey Report, 2018) 43.8% of real estate agents would invest in referrals if they had extra budget for marketing. (OutboundEngine Real Estate Marketing Benchmarks Report, 2017) Real estate agent statistics A real estate agent or broker is a professional that is licensed to sell property in their state. The business of buying and selling properties can be incredibly lucrative but doesn’t come without its difficulties. 49% of agents report working 40 or more hours per week, while 22% report working less than 30 hours (Placester, 2019). The largest expense for working real estate agents is transportation at around $1,370 per year (National Association of Realtors, 2019). Agents earned 17%of their business from referrals, and only 13% from returning clients (National Association of Realtors, 2019). 62% of agents spend at least one hour a day on marketing (Placester, 2019). TIP: Getting your titles mixed up? Learn the difference between a real estate broker vs agent. Commercial real estate statistics Commercial real estate refers to non-residential property that serves to generate income. This includes shopping malls, hotels, and office spaces. In 2019, the average commercial real estate sale was $1.2 million (National Association of Realtors, 2019). The total dollar volume of commercial sales in the US has decreased since 2018. In the large market (sales greater than $2.5M), sales decreased by 11%. In the small market (sales less than $2.5M), the decrease was closer to 8 percent (National Association of Realtors, 2019). Toledo, OH and Syracuse, NY have the highest rental vacancy rates in the country at 18.1% and 17.9%, respectively (National Association of Realtors, 2019). Based on annual rent, 5th Avenue in New York City has the most expensive retail rates in the world (Statista, 2019). With an average cost of $255.50 per square foot, Hong Kong is the most expensive city in the world for renting office space (Statista, 2019). House prices were skyrocketing alongside stock markets and people were doing very well. He had invested in start-up companies before, his first being back in 1993. So in around 2006 he met a couple of very smart founders of a media company who were going to revolutionize the video space on airplane seatbacks to engage business and first-class passengers with special offers. After some due diligence, he wanted to invest in what they were doing to take the company from the ground up to make it successful. With his background in media, it was also in an area he had interest in. All pieces and people in place for air-travel-tech winner And so he put a lot of time into preparation for this particular investment and when he went forward everything looked as if it were going to plan. It was a truly disruptive business idea that filled a niche and a need. That positivity was boosted by the presence of American Airlines former CEO Robert Crandall on the board of the company. Chris invested a considerable sum, not being exactly averse to some risk. Early days show promise with ‘Six-Sigma-type guys’ at the helm At first the company was showing a lot of promise with its special offers based on personalized information obtained through credit cards. If a VIP passenger’s lease on their Audi was finishing in a month, and they were going to be in Las Vegas, the company would put an offer up on the seatback monitor for the passengers to test drive a BMW when they arrive via sophisticated algorithms and processes. All of this was being run by people with excellent credentials in technology and business in general, “Six Sigma type guys”. Global crisis plunges knife in investors’ backs But then the financial crash hit. As a result, Chris and the team’s venture began to unravel. The progress of everything slowed down, and certain airlines planning to go forward, did not. Also slowly Chris began to the money invested by himself, other investors and the company’s founders being burned through quickly. All measures to save it were fruitless despite that extensive planning had gone into it, despite how great it looked on paper, and in spite of the support provide by a lot of skilled, experienced people. Despite all that, the company never made a sale to a single airline. Hard times for new parents For Chris and everyone, it was a very difficult time. His marriage was young and they had just had a son. Though it didn’t bankrupt him, it put him in a very tough situation as he had lost a significant amount of money and time doing research and managing the investment. Start-up investor reaches emotional crossroad At that time Chris had to decide whether to sit in the problem, act out and be angry about what happened, or just accept what happened, live with it and advance to what was necessary to get his money back. Eventually, he weathered the storm. Chris said he could have started drinking or doing other things that would have taken him out, but he made a conscious choice to be mature and go forward, be present not allow this to sideline him for other future decisions or risks in starting a business or making an investment. Some lessons Active investors must learn to accept that losses do happen. It’s just part of the game. Even though you’re going to win some and lose some, take calculated risks. Learn how to stay calm in these situations and be truly present. Believe in yourself and know that if you continue to do right things, with the right habits and disciplines, in time you will make the money back or you will make another investment that you put a lot of time and due diligence into that will pay off. Don’t allow mistakes to take you out of the game. So be cautious, do your due diligence. Reflect and try to emerge with gratitude and humility, because even the great investors have lost vast amounts of money. They just don’t talk about it. Andrew’s takeaways The winners are not the people hitting home runs all the time, they’re just those who don’t strike out in business, finance and investing. Everybody experiences losses at some time or other. Risk management is vital. Though Chris lost a lot in this story (he estimates 10 years of work!), many people lose everything in deals like this because they ignored the readily available risk management methods. “They say: ‘I lost everything, I lost all my money, I lost my family, I lost everything,’ because there are risk management principles that they didn’t follow, such as only investing a small amount of your money into an idea, particularly in the beginning.” Andrew Stotz The pain of loss can be crushing, but there are ways out of it. Sometimes everything goes wrong; an investment, a business idea, health, work. When you get in such a storm of defeat, the self-worth can fall and that has an impact on your interactions with the people you love and who love you and other people. Chris has some great recommendations in the next section. Actionable advice Learn how to become present and mindful in the moment. This can be done through meditation and journaling, and we then have the ability to offset the fear created from the past that triggers stress. Such stress produces inflammation in our bodies from the cortisol levels that rise and this affects us physically. This can lead to poor eating habits, failing to take care of ourselves, and this carries on to a negative impact on our emotional health. That same fear and stress from the past is projected into the future and becomes anxiety that can then lead to procrastination, and failing to act and make decisions or having a cluttered mind. When you learn to be present, we learn how to accept what happened and look at it as a learning experience. By being present, we can do what it takes to make back the money we have lost. There is always a way to make money back, but if you dwell on the problem and not the solution, it makes it very difficult to do so because you get further trapped in the problem. But meditation and journaling on a daily basis will allow you to get centered and move forward from a major loss or a major challenge that is affecting your life. Daily program to be aware how you are feeling. This is especially when you’re not feeling too good, bothered by negative emotions such anger, shame, guilt, whatever is consuming you, and be aware that they’re taking you further into the problem. So the only logical choice that you have at this point to get into the solution is to be present. And Chris here shares his daily program to get into the present and prepare the day. Make your bed. When you wake up in the morning, before you do anything, do something like making your bed or some other action to get your mindset clear and focused that you have accomplished something, something you’ll feel good about. Meditate for 10 to 15 minutes. Don’t overthink or over-analyze the thoughts that come in and out of your head. Just be present. Let those thoughts come and go and keep your focus on your breath. Write down exactly and only what comes to mind during the meditation. Don’t overthink, don’t over-analyze, just write exactly what comes to mind. This allows us to get the clutter out of our conscious mindset, and whatever is being revealed from the subconscious mind, which gives clues to the limiting beliefs that could be holding us back or triggering the way we feel in these types of situations. Andrew adds one of his own actions to this daily program: Read Practicing the Power of Now by Eckhart Tolle or listen to its audiobook. When times get so tough that Andrew feels overloaded and overwhelmed, one thing he does is turns on the audio version of that book. Tolle’s voice is very calm as he reads through the book but the key for Andrew is that Tolle brings him back to every single moment and convinces him that he is safe and not under threat at that moment. The hopes and fears of the future can be set aside, as can the fears and suffering of the past. “It’s like taking an aspirin for a bad headache. It works.” Andrew Stotz No. 1 goal for next the 12 months Chris is investing in a Canadian start-up that recently signed a deal with Fitbit. The company is providing algorithms that can detect sickness in the body, such as common colds, flu, and the like. They seek to make further advances in detecting other types of major illnesses, such as heart disease and cancer, and there are discussions IBM and Johnson & Johnson about this. His goal is to be very active, as an investor and an advisor to help the organization really make significant advancements. Parting words Chris wishes you to believe in yourselves, forgive yourselves for any past mistakes or bad investments you have made. They’re in the past, so let them go learn from them. In the areas, you can control, perform differently. In the areas you can’t control, let them go. Be present and apply the things you have learned into the present moment going forward to reach your success. At the start of the 20th century, the United States Census Bureau was in a bit of a pickle. The electric tabulating machines that had saved the census in 1890 worked beautifully — but they were expensive. And there was only one source: Herman Hollerith (an inventor who helped lay the foundation for IBM). So the census decided to go into business for itself. They started up their own machine shop to, essentially, copy Hollerith’s device. This decision set off a cascade of events that, by the 1950s, set the stage for one of the most important moments in tech history — the birth of an entirely new kind of machine. According to the United States Census Bureau, nearly 1 in 5 people in the United States have a disability. The World Health Organization (WHO) estimates that in the U.S., 27.1 percent of years lived with disability (YLDs) are caused by mental and behavioral disorders. In other words, we are continually interacting with individuals with physical, mental, and emotional disabilities within our local communities, including our churches. The Bible tells us that “the parts of the body that seem to be weaker are indispensable, and on those parts of the body that we think less honorable we bestow the greater honor” (1 Corinthians 12: 2-23), yet these “less honorable” individuals are often missing from our communities, if not ignored and rejected altogether by local churches. This presentation will look at mental health and disability from a biblical perspective and discuss the ways the Lord uses mental health and disability for His glory. We will share challenges and joys in helping and treating individuals with mental health and disability. We will share the spiritual lessons the Lord has taught us through our work as Christian health professionals in our respective work places. We hope to raise awareness of mental health and disability and to encourage and challenge fellow Christians.
The internment of Japanese Americans in the United States during World War II was the forced relocation and incarceration in camps in the western interior of the country of between 110,000 and 120,000 people of Japanese ancestry, most of whom lived on the Pacific coast. 62 percent of the internees were United States citizens. These actions were ordered by President Franklin D. Roosevelt shortly after Imperial Japan's attack on Pearl Harbor. Japanese Americans were incarcerated based on local population concentrations and regional politics. More than 110,000 Japanese Americans in the mainland U.S., who mostly lived on the West Coast, were forced into interior camps. However, in Hawaii, where 150,000-plus Japanese Americans composed over one-third of the population, only 1,200 to 1,800 were also interned.[9] The internment is considered to have resulted more from racism than from any security risk posed by Japanese Americans. Those who were as little as 1/16 Japanese and orphaned infants with "one drop of Japanese blood" were placed in internment camps. Roosevelt authorized the deportation and incarceration with Executive Order 9066, issued on February 19, 1942, which allowed regional military commanders to designate "military areas" from which "any or all persons may be excluded". This authority was used to declare that all people of Japanese ancestry were excluded from the West Coast, including all of California and parts of Oregon, Washington, and Arizona, except for those in government camps. Approximately 5,000 Japanese Americans voluntarily relocated outside the exclusion zone before March 1942, while some 5,500 community leaders arrested immediately after the Pearl Harbor attack, were already in custody. The majority of nearly 130,000 Japanese Americans living in the U.S. mainland were forcibly relocated from their West Coast homes during the spring of 1942. The United States Census Bureau assisted the internment efforts by providing confidential neighborhood information on Japanese Americans. The Bureau denied its role for decades, but it became public in 2007. In 1944, the U.S. Supreme Court upheld the constitutionality of the removal by ruling against Fred Korematsu's appeal for violating an exclusion order. The Court limited its decision to the validity of the exclusion orders, avoiding the issue of the incarceration of U.S. citizens without due process... In the summer of 2016, the world’s tallest modular building at 32 stories high was completed at 461 Dean Street in Brooklyn, NY. Once the building’s apartment modules were completed at a factory located in the Brooklyn Navy Yard, they were transported to the development site and essentially stacked one on top of another into a high-rise building. To the dismay of its original backers, the building was delivered years late, riddled with construction problems, and the subject of a costly litigation. Interviewees Episode Excerpt U.S. Multi-Family Building If you were paying any attention to the 2016 U.S. presidential election, you would think that just about every factory in the United States has either left for China or is about to leave. But when it comes to factories that are currently building apartments, or will soon be building apartments, we’re probably just getting started with constructing these factories in the United States.S hipping costs make transporting building modules from overseas to the United States expensive. And while one Polish company has managed to successfully transport modules here, the transportation expense is likely to make this a predominantly local industry. That, along with undeniable demographic shifts afoot in the United States that will be pushing the demand much higher for multi-family buildings in urban areas, suggest that we may very well witness the transformation of American factory-built construction into a multi-billion dollar industry. Based on what world populations and growth rates suggest, you might think that the urgent need for urban housing over the next 30 years will largely be an African and Asian phenomenon. But the truth is that the migration to cities is also expected to happen right here at home. The United States Census Bureau provides statistics on the number of permits issued for new construction starts each year throughout the entire country. In 2015, 41% of permits were issued for structures that consisted of two or more units (referred to as a “multi-family residence”). Not exactly a screaming validation of my argument that you should be building modular multi-family buildings in cities when 59% of permits were for single-family residences. But let’s look at the trend line towards multi-family construction over the past 25 years. Again, from the United States Census Bureau’s website: In 1991, 21% of permits were for multi-family residences; In 2000, 25% of permits were for multi-family residences; In 2007, 30% of permits were for multi-family residences; And again, in 2015, 41% of permits were for multi-family residences. The rising trend of multi-family starts, as a percentage of total building starts, is unmistakeable. Here’s another interesting set of facts. The U.S. Census Bureau breaks down the multi-family residence into three categories: two units; three and four units; and five units and up: In 1991, 79% of the multi-family category permits were for buildings with five plus units; By 2015, 93% of permits in the multi-family category were for buildings with five plus units. As it turns out, if you’re an entrepreneur and thinking about factory-built housing in the United States, the biggest market to go after today is single-family homes. But if the trend towards urban development continues, the biggest market to attack will soon be for multi-family homes. In New York City, two companies began with a modular approach,
