This is the first of a three-part series around diversity and inclusion. By taking a heart-led approach, you have to dig deep within. What is it that your heart is telling you if you are truly willing to listen? Where are your blind spots? Where do you still need to grow, and what are your strengths? Being a great leader means being willing to do some self-reflection, and while this is not easy, it has to be done. My guest today is Kevin Kelly, who co-founded Wired Magazine in 1993 and served as its Executive Editor for the first seven years. As one of the most important futurists of our generation, he's published a number of books including The Inevitable, What Technology Wants, and New Rules for the New Economy which is my favorite one. Coolest of all, he's also a founding member of the board of the Long Now Foundation, a non-profit devoted to encouraging long-term thinking. We discussed the Long Now Foundation at the end of this episode in a conversation about what it means to be a good ancestor for future generations. A couple of things stood out from this conversation. First, I like how Kevin focuses on clarity above all else whenever he writes. He sees himself as a great editor, and writing is the process by which he discovers what he's thinking. It's an honor to have the one and only Kevin Zinger on the show today! Kevin is an entrepreneur who has been driving the skate, surf, and punk rock cultures in San Diego for years. He manufactures clothing, manages bands, produces films, curates art exhibitions, and even has a syndicated radio show! Kevin grew up in Southern California dreaming to be a pro surfer, and while he made cash from his sponsorships each month he was smart enough to realize early on that it wasn't going to be viable as a career choice. His surfing did introduce him to bands like The Offspring, Pennywise, and Sublime, in their fledgling phases though. He began to bring bands like these to his hometown to play at packed venues he was too young to get into for 5 dollars a ticket! GroupRaise is an online platform that helps groups raise money for the causes they care about by eating at restaurants. I previously interviewed two of the other founders of GroupRaise, Devin Baptiste and Sean Park, in Episode 5 and Episode 31 of Crossing Borders, so please check out those podcasts if you are interested in learning more about GroupRaise. In this episode, I sat down with Kevin Valdez, one of the co-founders of GroupRaise to learn more about how he moved to the US from Guatemala in middle school, helped build the family business, and eventually joined Devin and Sean to found GroupRaise. From the Guatemalan countryside to Houston, Texas When Kevin Valdez was twelve years old, his family moved from a rural small town in Guatemala to a small town outside of Houston, Texas. At the time, Kevin spoke no English and his family of five shared a single room in his aunt’s house. However, Kevin is proud to come from a “family of entrepreneurs,” and it did not take long for his mom and aunt to begin building an international business to sustain their family by delivering packages to Guatemala. Working in the family business taught Kevin to be extremely customer-focused, as he watched his parents take phone calls at all hours to help Guatemalan families in the US. Creating opportunities for other Latin American students Kevin frequently looks back at his childhood in Guatemala and considers his classmates who did not move to the US and receive the same opportunities as he did. While at university, Kevin attended a talk by former Mexican President Vicente Fox who reminded him that for every Latin American student who made it to the US, there were ten more who would love to be in their shoes. Kevin is inspired to work hard to help give other students in Latin America the opportunity he received and to uncover the untapped potential in the region. Getting GroupRaise to 10,000 restaurants and beyond in 2018 GroupRaise is already connected to 9000 restaurants in the US, and employs a team that spans Chile, the US, and the Philippines. Having worked at the family business since he was fifteen, with an outsize role since his parents didn’t speak English, Kevin is used to managing many projects at once. However, he struggled to drop the do-it-yourself mentality when it came to growing the business and had to learn to efficiently manage a team so he could focus on strategy. As GroupRaise reaches the 10,000 restaurant mark, Kevin is dreaming big; he thinks GroupRaise will be active in 25,000 restaurants in the next few years. Kevin’s unique perspective as a Guatemalan immigrant and child of entrepreneurs helped him gain the confidence to found GroupRaise and manage their Houston office. We know that consolidation will make it much easier for brokers to serve consumers, but what is the best way to approach the issue? How can we work to understand the 20% in rural, small town and resort communities and bring that group in to alignment with the 80%? Kevin McQueen is the President of the T3 Sixty MLS Division. Heads 'N Tales Podcast - Talking Sports Injury Rehab, Prevention, Perseverance, Concussions & Athlete Transition

Kevin Ogar is the Owner and Head Coach of CrossFit WatchTower. Kevin is a Level-3 Certified CrossFit Trainer, and is a member of the CrossFit Level 1 Seminar Staff. Kevin has accomplished the incredible feat of qualifying for the CrossFit Regionals four times, finishing as high as 6th in 2012. Outside of CrossFit, Kevin serves as Vice President of the Reveille Project, which aims to ease veteran's transition to civilian life by instilling holistic lifestyles into their routines post-active duty.  In January of 2014, Kevin suffered a life changing spinal cord injury during a fitness competition and has overcome great odds to get to where he is today. Kevin performing a snatch pre-injury. Kevin's accident occurred while performing a 3 rep max hang snatch during a fitness competition.  Being one of the better snatchers in the sport of CrossFit at the time, this was nothing new or out of the ordinary for Kevin. Kevin opened up the snatch event at 235 lbs, which was a weight that he could hit consistently under normal circumstances.  During this episode, Kevin takes us though the moments that led up to his injury. Specifically, he discusses how the slant in the lifting platform caused him to not stick the catching of the weight overhead. Upon trying to bail out from underneath the unstable weight, the bar hit Kevin's left shoulder, which caused the bar the hit the weights stacked behind him, ultimately causing the bar to then bounce off the weight stack like a rocket right back at him severing his spine between T-11 and T-12. Kevin describes the intense pain he felt immediately after the bar hit him in the back. He said it felt like every inch of his body felt like it was on fire.  After being transported to a near-by local hospital, doctors later told him that the injury caused him to be paralyzed from the waist down. Kev opens up about the wave of emotions that understandably ensued after this moment.  Although lucky to have survived the initial impact from the bar, Kevin wasn't completely in the clear once he got to the hospital. Kevin's injury required an extremely risky surgery called a thoracotomy because any more trauma to the spine would have killed him due to the onset of shock. He was given a 15-18% chance of surviving this first surgery.  Most people die from lack of oxygen or blood loss in this surgery, but Kevin believes the only thing that kept him alive was his fitness level before the injury because his body was so efficient at processing oxygen.  After surviving the surgery, Kev then only had a 25-35% chance of surviving the complications from that surgery. Kevin obviously overcame these odds and described how a lot of things on the day of his injury actually worked in his favor rather than against him.  For example, the doctor who performed the surgery wasn’t even supposed to be working that today and he just happened to be the second best spinal surgeon in the US. In addition, Kevin grew up with the Vice President of Craig Hospital in Denver, Colorado is a world-renowned rehabilitation hospital that exclusively specializes in the neuro-rehabilitation and research of patients with spinal cord injury and traumatic brain injury (Kevin Pearce from episode 57 also did his rehab at Craig).   While at Craig, Kevin wasn't satisfied with just surviving because he wanted to be thriving. Kevin has never been someone who was okay with not being able to do something or excel at it.   The toughest thing to cope with at Craig was realizing how much he had lost after doctors performed the American Spinal Injury Association (ASIA) motor/sensory exam which aims to take stock of the extent of paralysis.  This was difficult for Kev because it pointed out everything that he had lost after the injury. Luckily, this injury wasn't the only adversity he had ever faced in his life.  During our conversation, Kevin talked about how despite getting kicked out of college twice, there was something positive that came out of each of those negative situations.  One of those positives were meeting his fiancé who he has been with for 10 years. Figuring his spinal cord injury was probably the worst thing that will ever happen to him, he is determined to generate the best outcome possible. Both groups are coming from a background of purpose, a situation of structure, a brotherhood/community. All of which are usually lost in the transition to civilian life and can be forged through CrossFit. He wishes he had started buying multifamily sooner. [19:17] So what's so great about mobile home parks? Some unique barriers to entry. They don't build them anymore. The only commercial asset class with a diminishing supply. It's affordable housing, a market with a growing demand. Tennent turnover rate is low because homes are expensive to move. [22:20] Park management and scalability. There are not many professional management companies for mobile home parks. Kevin has his own internal management structure. On-site manager who lives in the park. [24:53] Where Kevin finds his on-site managers. Look for tenants who maintain their homes, displaying ‘pride of ownership'. You can also hire managers from outside, but they must live in the park. [26:25] Finding new deals in the mobile home park market. Majority of his deals are found off-market. Utilizes direct mail and cold calling to target potential park sites. Identifies target market first [30:07] Techniques and tips for finding owner information.
