A few months ago, I interviewed David Leonhardt, author of Ours Was the Shining Future, about the death of the American dream which, he argued, can be dated from on 5 June 1968 when Bobby Kennedy was assassinated. And it's on that infamous date that I begun my conversation with Jonathan Taplin about the rebirth of the American dream. According to the Los Angeles based Taplin, who is now working on a book about an upcoming renaissance of American culture, the vehicle for a revitalized United States will come from a Sixties style explosion of cultural vitality. Bright new music, film and books will create a bright new America, Taplin predicts. I hope he's right.Jonathan Taplin is a writer, film producer and scholar. He is the Director Emeritus of the Annenberg Innovation Lab at the University of Southern California and was a Professor at the USC Annenberg School from 2003-2016 in the field of international communication management and digital media entertainment. Taplin began his entertainment career in 1969 as Tour Manager for Bob Dylan and The Band. In 1973 he produced Martin Scorsese's first feature film, Mean Streets, which was selected for the Cannes Film Festival. Between 1974 and 1996, Taplin produced 26 hours of television documentaries (including The Prize and Cadillac Desert for PBS) and 12 feature films including The Last Waltz, Until The End of the World, Under Fire and To Die For. His films were nominated for Oscar and Golden Globe awards and chosen for The Cannes Film Festival five times. In 1984 Taplin acted as the investment advisor to the Bass Brothers in their successful attempt to save Walt Disney Studios from a corporate raid. This experience brought him to Merrill Lynch, where he served as vice president of media mergers and acquisitions. In this role, he helped re-engineer the media landscape on transactions such as the leveraged buyout of Viacom. Taplin was a founder of Intertainer and has served as its Chairman and CEO since June 1996. Intertainer was the pioneer video-on-demand company for both cable and broadband Internet markets. Taplin holds two patents for video on demand technologies. Professor Taplin has provided consulting services on Broadband technology to the President of Portugal and the Parliament of the Spanish state of Catalonia and the Government of Singapore. He is a member of the Academy Of Motion Picture Arts and Sciences and sits on the Author's Guild Council and the Board of the American Music Association. Episode 2150: Jonathan Taplin on why American Exceptionalism lies in its Powers of Creativity

So what's exceptional about America? According to the writer, film producer and scholar Jonathan Taplin, American exceptionalism lies its uniquely global cultural influence. For Taplin - the tour manager for Bob Dylan & producer of Martin Scorcese's masterpiece Mean Streets - this reflects what he calls America's right-brain power which dominated the world in the second half of the 20th century. Today, however, he says, left-brained tech magnates like Peter Thiel and Elon Musk are all powerful and, as a consequence, are triggering an existential crisis of creativity in America. In this age of the algorithm, Taplin worries, the US will be just another unimaginative player in the global race to control the digital economy. When Mike Palm tells you he's a jack of all trades at CRP Industries, he's not lying. Just look at his resume. He started with the company in 1986 as a graduate of Shippensburg University, just outside of Harrisburg, Pennsylvania. He found a marketing assistant job at CRP through a newspaper ad. In the early days, he became involved in product development, digging into vehicles to look at parts that CRP could create. He also dipped his toe in cataloging, sales support and supplier development in CRP's early years. "I even learned how to drive a forklift," Palm says laughing, recalling the memories of his various roles at CRP.After 10 years of working his way up at the company, Palm asked himself, "What's next?" His marketing mastery led him to find a role at Berlitz, a global supplier of language instruction, cross-cultural training and other educational materials, as its director of worldwide marketing. There, he gained experience in consumer marketing, yet always kept in touch with his CRP colleagues. After a decade at Berlitz, Palm, as he describes it, was lured back to the aftermarket by Daniel Schlidge, president and CEO of CRP, who presented a future-looking vision to Mike and told him how he could play a role in developing it.

In this episode of the Multifamily Innovation® Podcast, host Patrick Antrim provides an inside look at the most recent meeting of the Multifamily Innovation® Council. This Council is open to multifamily owners and operators with 1,500 units or more who are dedicated to driving innovation in the multifamily industry. The episode delves into the significance of comprehending the financial impact of a multifamily business and utilizing that knowledge to enhance productivity and improve the business. Antrim highlights that with the advancements in AI, there has never been a better time to reimagine a business. Furthermore, the discussion emphasizes the importance of educating employees about the financial picture early on in their careers and motivating them to invest in themselves and their skills. The ultimate goal is to elevate both the multifamily company and its employees, leading to a more successful and productive business.Antrim stresses the importance of defining success and understanding how it is perceived by different people in the company. Asking regional apartment managers, property managers, and other employees to define success and paying attention to whether it is activity-related, occupancy-related, or financial-related is an effective strategy. The episode also highlights the opportunity to educate employees about the financial picture early on in their careers and incentivize them to invest in themselves and their skills. By clarifying who the multifamily company is managing for, such as investors who could be teachers, firefighters, or first responders, employees can better understand the financial impact of their decisions and expect more from their company and themselves. Overall, the episode underscores the importance of defining success and ensuring that everyone in the company is aligned and working towards the same goals.Antrim also mentions the importance of incentivizing employees to learn financial skills and focusing on preventative measures for late rent payments in apartment communities to improve the business. One suggestion is moving the date for collection bonuses earlier in the timeline to encourage employees to be more proactive in addressing late payments. Antrim also emphasizes the importance of training multifamily employees on financial understanding at every level of the business and defining success based on financial metrics rather than just occupancy or activity. Additionally, Antrim discusses the idea of offering incentives to apartment residents for timely rent payments and including provisions in leases that allow for one free waving of a late fee in case of financial hardship. A focus on financial education and preventative measures can lead to improved business outcomes for the multifamily industry.Timestamps:[00:00:36] Cashflow obstacles for apartment operators.

(Featuring Dror Poleg, Author, Rethinking Real Estate, Co-Chair, Urban Land Institute, Tech and Innovation Council, Co-Founder, Real Innovation Academy) All of the middle class amenities much of the world takes for granted today are still relatively new—and were even considered radical when they first appeared on the real estate spectrum. https://www.afire.org/podcast/drorpoleg02/ . . . so as the world emerges from the pandemic into the new normal, what are the key lessons of novelty and economic evolution the real estate ecosystem should understand today in order to better plan for tomorrow? In the second half of AFIRE's conversation with Dror Poleg, author of Rethinking Real Estate, the AFIRE Podcast explores the growing tide of service expectations and amenitization for all real estate asset classes. As much as these expectations were ascendent before the pandemic, their nascence underscores a larger and more radical cultural shift that transcends the real estate business while also reflecting similar pivotal moments of social evolution in history to transform the basic principles of how the built world works—and where each person and building user fits into the mix. How this fundamental transformation has upsides and downsides to all building types, but those that are the most flexible and adaptable may have the most potential—because they're already prepared for the changes ahead. (Featuring Dror Poleg, Author, Rethinking Real Estate, Co-Chair, Urban Land Institute, Tech and Innovation Council, Co-Founder, Real Innovation Academy) Over the last several years, there has been significant change in the real estate industry—and the pandemic has served to kick that evolution into high gear. So what happens next? https://www.afire.org/podcast/drorpoleg01 While some sectors—such as industrial and housing—have shown increased promise through and beyond this current advanced moment in the pandemic, some of the real changes in "core" assets might not become clear for several years. In this newest episode of the AFIRE Podcast—the first of two special conversations with Dror Poleg, author of Rethinking Real Estate and Co-Chair of the Tech & Innovation Council at ULI—we dive into what happens next for these once-stable sectors, including office buildings and other real estate integral to the apparent cohesion of the central business districts before the pandemic. As large companies seek new forms of flexibility for how they use their space, and how their employees utilize that space, they're also reimagining the services they provide—and the services they need in order to make these changes possible. According to Poleg, we're just at the beginning.

Dr. Alan Barnard is one of the world's leading Decision Scientist and Theory of Constraints' experts. Alan, a serial entrepreneur, is the Founder and CEO of Goldratt Research Labs, a company he co-founded in 2008 together with Dr. Eli Goldratt, creator of Theory of Constraints. There was an immediate connection between Alan and Eli after their first meeting in 1993. Alan and Eli were both curious about understanding why good people make and often repeat bad decisions within their life and in managing organizations. They were also both passionate about applying a robust scientific approach to developing new Thinking & Decision making methods and advanced Technologies to help people make better, faster decisions – decisions that move them closer to their goals. Today, Alan works as a Strategy advisor, Researcher and Theory of Constraint (TOC) expert and educator, with both Fortune 500 companies as well as NGO's and Government Agencies. His clients include Microsoft, Cargill, Tata Steel, Nike, ABB, BHP, Cisco, South32, SAP, Intel, Penguin Random House, BC Rail, Larsen & Toubro, Premier Foods, Fujitsu, Habitat for Humanity, UNDP, UNWFP and Utah Governor's Office of Management and Budget. Alan holds a B.Sc. in Industrial Engineering (Cum Laude, 1991) and MsC and PhD in Management of Technology & Innovation (MOTI). His PhD thesis was titled “How to identify and unlock inherent potential within organizations (private & public) and individuals?” Alan is very active in a number of Non-Profit Professional Organizations and Universities within his fields of interest. Alan also serves as board member of BHP's Science and Innovation Council (www.bhp.com) and frequently serves as field supervisor of PhD students and guest lecturer at the DaVinci Institute and Duke University. Dr. Barnard's research over the past 20 years has focused on creating practical decision support methods and apps that can help young and old identify and overcome the limiting beliefs or assumptions that cause usto make and often repeat bad decisions. An example of a simple but powerful technique Dr. Barnard developed to overcome a common self-limiting belief — “It's impossible (to achieve an important goal)” — simply involves asking yourself or them… “It's impossible unless…?” Dr. Alan Barnard and his team at Goldratt Research Labs has developed a series of HARMONY DECISION SUPPORT APPS to provide users easy access to the breakthrough step-by-step decision support methods previously only available to their Fortune 500 clients. Each of these Apps were specifically designed to help individuals and managers apply the latest advances in decision science to avoid common decision mistakes. These include mistakes when making tough decisions, making complex changes or evaluating the likely global impact of local changes on organizations and/or their supply chains. Dr. Alan Barnard is also the creator of the ODYSSEY MASTERCLASS PROGRAM SERIES, offered either as an online or live experiential learning event. These events give individuals and managers the unique opportunity to master the Decision Making, Change Making and Change Simulation skills they NEED to SUCCEED using examples from their own life or organization. --- This episode is sponsored by · Anchor: The easiest way to make a podcast. https://anchor.fm/app

In this episode, Monica and her guest discuss another area of real estate that is adapting during this time of pandemic: the closing process. Many of the recent topics have focused on how to navigate the environment we’re in with social distancing. The online and mobile methods of closing that Marvin talks about today are ready to be put into the mainstream process. Be on the lookout for them and add them to your tool belt!   The closing situation has been shifting for a while, but COVID-19 has forced some changes in terms of where, when, and how closings are happening. Traditionally there have been two primary ways of closing: table closings and escrow closings. Over the past few years, it has gradually moved online. This allows agents, buyers, and sellers to review documents before it’s time to sign them.   Marvin shares the history of online closings; when it first started, there were only about three or four companies doing these transactions. RON (remote online notarization) transactions authenticate the identity of the buyer or seller and the notary. Because of the nuance of lender documents, hybrid transactions have been popular to accommodate signatures and other specifics. Many lenders have their own RON platforms.   With this global pandemic, people were forced to make changes in a short amount of time. The definition of “in-person” had to change so that things like notarization could be done on video instead of face-to-face. Another method is a PRON transaction (paper remote online notarization), which is like a mail-away closing, where they receive and sign the papers on video and send them back to the lender. Marvin shares some different specifics of how these scenarios could play out, especially if the parties are in two different states or one party isn’t technically savvy.   While some of the technical aspects of closing transactions are worked out online, the elements of support and celebration are missing when their REALTOR® can’t be there. Most of the remote platforms allow multiple people to be on, so the agent could “be” there remotely. The convenience of these different transactions (RON, PRON, RIN) will likely carry forward even after emergency orders are lifted.   The title/escrow industry is different all over the country, based on the local practice. RON and PRON have to adapt to the different laws of each state. As an agent, it is good to know what these laws are and what is available for an online closing.   These efforts have come from many different organizations to get new options in motion: NAR, MISMO, and ALTA. This trifecta working together helped to make sure processes were standardized, and all different perspectives and needs were considered and met. Everything is in place, and it’s time to start adopting some of these methods. There is also still the option to have your paper closing.   Marvin shares a quick explanation of title insurance, and why it’s good for clients. It primarily protects homeowners against financial loss, so they get what they pay for. It protects against the unknown. There are many things that are brought together by the title company, and it ends up being a very valuable service.   As an agent, check with your escrow or title professional to see what options are available to help your clients during these changing times. The more you know, the more power you have to help your buyers and sellers.   Tweetables:   “It’s really come all the way from having to go somewhere, to now the transaction is sort of coming to you as the buyer, seller, or REALTOR®.” — Marvin   “That’s kind of the trifecta. When you look at MBA, NAR, and ALTA, that’s a lot of people really coming together to make it all work.” — Marvin   “We can keep doing the paper in-house closing as we want to, but we know that this option is available for the client who needs or wants, and we’ll jump in when we need to.” — Monica   Guest Links:   Blog.stewart.com/stewart/author/mstone/ Linkedin.com/in/marvstone/   Additional Links:   crdpodcast.com   Online learning.REALTOR for NAR Online Education Training4RE.com — List of Classroom Courses from NAR and its affiliates   CRD@REALTORS.org   Host Information: Monica Neubauer Speaker/Podcaster/REALTOR® Monica@MonicaNeubauer.com FuntentionalLiving.com FranklinTNBlog.com   Monica's Facebook Page Facebook.com/FranklinMonica   Additional Bio:   Marvin Stone Senior Vice President, Business Integration / Innovation Council Leader   Acting as a strategic business partner focused on industry outreach to real estate, mortgage, and title agencies. Follow Dror on Twitter: https://twitter.com/drorpoleg *(More about Dror below) Subscribe Apple | Spotify | Google | Stitcher | Podbean   Questions answered in this episode In your LinkedIn article you refer to the hotel industry offering a few hints into the future of Wework, with lessons we can all take away for how to finance the next phase of growth for Space-as-a-Service. Can you elaborate? You state that WeWork should not use venture capital to finance long leases or building acquisitions. Would you give this advice to the other operators in this sector? You say demand for space-as-a-service is growing and owners are coming to terms with the fact that the old way of leasing space is obsolete. Is that why are you keen on management and franchise deals with traditional landlords? The way buildings are valued (particularly here in the UK) is a barrier for the proliferation of management agreements. Do you expect this to change anytime soon? What is the future of finance, or “capital stack” as you like to call it, for CRE?  Will a PropCo/OpCo brand emerge? Value Bombs and tweetables There’s a growing gap between what customers want and what landlords and their investors are willing to deliver. There’s a missing service layer. There is insatiable demand for flexibility and service that is not going away. Wework got the investor profile wrong. Commercial real estate investor profiles need to evolve to align with the different layers of risk to deliver space-as-a-service. Landlords have been sheltered from the new risk created by the demand for space-as-as-service. Building valuations will have to change to account for this new risk of not having space-as-a-service. Brand will become an important factor in building valuations. New sources of funding will make up the future capital stack of CRE finance. CRE Investors will bypass managers and partner directly with space-as-as-service brands. It then looks forward to how technology and digital disruption look set to transform lives and, by default, assets in the future. “I want people to rethink the meaning of location, the meaning of visibility, the meaning of accessibility, the power of zoning laws...and at the asset level I want people to think is it real estate still what we assume to is when we allocate capital against it? Is it still a safe bet against inflation? Is it still a source of very stable income? Is it still an asset and not an operating business? Because it looks like real estate is becoming much more hands on and increasingly reliant on its operators.”   He added that the wider impact of tech on asset classes from residential through to retail, commercial, leisure and industrial is a story everyone in technology and real estate should be plugged into.

We gathered around the Unofficial Innovation Council and put a new all-women spin on it to talk about, what we feel is the greatest generation. Why? Well, we are part of some amazing innovation, taking on huge leadership roles, but are stuck in this middle ground, where we think like Baby Boomers in many ways, but also have the tech-savviness of Millennials. In this episode we discuss what makes Gen X so great, and how we've helped shape the world to what it is today, and why we are often overlooked. There were lots of laughs, lots of Mike Rowe talk (just listen it will make sense), and lots of discussion around a topic we had to bring to light! 3:00 We’re talking Gen X - They’re known as the forgotten generation, but are they the greatest generation? 5:00 - What makes GenX so amazing 6:30 - Are Gen X’ers missing out on leadership opportunities, and how does access to all of our knowledge help them do that 9:05 - Where to entrepreneurship come into play of Gen X in Corporate Leaderships? 10:50 - Does the ability to create platforms give Millennials the leg up in getting what they want from life? 14:22 - How has learning and creating the ability to pivot helped the Gen Xer’s 16:49 - Does time and experience make for great leaders? 21:38 - Is education adapting quickly enough to match up what we are creating and how fast things are moving? 25:20 - How much will education change as Millennials raise children, and what will we expect them to pursue? 27:10 - Gen X has the money, so why is no one marketing to us? And should we care about this? 31:24 - We trail off and start talking make-up, hair, and how we use YouTube 33:10 - How much does Gen X’ers voting matter 36:33 - Going back to the marketing issue, do we really not care that we’re not getting targeted? 41:20 - Where are Millennials spending their money?

Cam accelerates the success of Entrepreneurs, and builds startup communities around the world in order to promote world peace and innovation. To date, shes worked with 4000+ Entrepreneurs and 650+ startups. She also has her MBA in marketing and entrepreneurship. Cam is a strong believer in the human element of business, and her vision is a global economy that thrives on a “WE" dynamic. People + Profit. She began her career as the Director of Marketing of Advanced Sleep Medicine Services, Inc., (ASMS) acquired in 2010. She increased revenues by 60% through a combination of sales, marketing strategy, rebranding, content creation, but mostly, the human element — by implementing the why. The culture shifted, as did productivity and profits. She left to start her own startup, which was a brutal failure. Though from that failure, spawned the concept of Coloft. In 2010, She cofounded Coloft, the first coworking space in Los Angeles geared towards technology startups and entrepreneurs. During her four years there, Coloft had over 1400 alumni, including Uber LA, Instacart, Fullscreen, Lootcrate and so many more. After a prolonged divorce from her husband and business partner, she ultimately also parted with Coloft. It wasn’t an easy process, but through her own life lessons she found the need to help individuals accelerate themselves, and detach from their product. Her newest venture, CoAccel, is the first Human Accelerator, bringing the concept of startup accelerators to a new level, directing energy and focus around the most important piece of the puzzle: the human.
