The final film in our Disney-animation-and-remakes sub-season is the 2020 iteration of MULAN. After some reviews, we delve into discussions of Disney ‘humanisation' (sometimes, you just want bad guys to be bad guys), the fact that this movie is aimed at a very different audience from the original, the changes that are made to make this more of a human film, and how honour and ch'i (two big concepts here) mean very different things for different (gendered) characters. An emotional episode where Rob speaks about a story he heard from a family member. He talks about how the story resonated with him, its wider meaning and the lessons it reminded him of, including love, gratitude and communication. KEY TAKEAWAYS Last Saturday a young man left his home and was involved in a road traffic accident as a pedestrian. He was taken to hospital and underwent major brain surgery. He was subsequently diagnosed with brain stem death and was being kept alive by the ventilator. The family were asked if they would donate his organs to help others and they agreed. He was given one more night on the ward. However, miraculously during that night he began to breathe on his own. Rob would not have heard this story if he had not kept lines of communication open with the person who told him. It was a lesson for him in relationships, communication and especially listening. As a leader, you can't get involved in everything but what you can do when you come across a situation is ask yourself if there is anything you can do to help. When Rob heard this story one of the things he could do was make a phone call to someone he knew. Rob then also decided to make a post about Lewis and his story and received a lot of heartfelt, positive responses. It's so important to always nurture the relationships with those you love and keep those people close. Always part ways on good terms, you don't know what may happen in this world.   BEST MOMENTS  “We have to be willing to communicate and willing to listen" "Stay close to those you love"  VALUABLE RESOURCES Leader Manager Coach Podcast ABOUT THE HOST Rob Ryles is a UEFA A licensed coach with a League Managers Association qualification and a science and medicine background. Throwing Pebbles Into The Grand Canyon

When Rob came across the saying ‘throwing pebbles into the Grand Canyon’ by Eknath Easwaran, it created a striking visual image that struck a cord with him immediately. So today Rob talks about what this image means and how it intertwines with personal development and enabling you to help those around you.   KEY TAKEAWAYS Imagine yourself throwing a pebble, small enough to fit in your palm, into the vastness of the Grand Canyon. As it falls into the almost immeasurable depth you would feel like it makes no difference to the greatness, but the Canyon is now smaller since you threw your pebble into it. How many times have you felt too small to achieve or do something or what you want to do feels impossible? We all have our firsts, our first speech or our first time on the pitch. What you have done by completing these firsts is create momentum, you have thrown your first pebble. If you are doing something out the ordinary then you will get your naysayers and people trying to stop you. This probably means you are on the right path! All we need is one person to support us, we don’t need to rely on what other people think. Often we approach a large task and think we will need to do it all on our own and by ourselves. But, we don’t, heard work and team work can and will help. One of the most difficult things to learn to do is to master focus. That is why meditation can be so hard for a lot of us but it is also why it is a lifetime practice and invaluable. To master something you need failures and you need time. You need a lot of practice and time to achieve something great, whether you feel like it or not. BEST MOMENTS “You’ve got to keep throwing those pebbles in” “We relish being understood…if you can find one person to support you then that’s often all you need, you don’t need everyone to support you” “As their coach, their manager, their leader, you’re the one that has to get them to focus on the practice and get them to believe” “Failure, it’s just practice”    VALUABLE RESOURCES Leader Manager Coach Podcast ABOUT THE HOST Rob Ryles is a UEFA A licensed coach with a League Managers Association qualification and a science and medicine background. 26. How Rob Tietjen Came to Build and Manage Software Products Sold to 95% of the Fortune 500

Monetization Nation Podcast

Play Episode Listen Later Mar 2, 2021 27:59

Can you imagine creating a company so successful that 95% of Fortune 500 companies purchased your product? In today's episode, I interviewed Robert Tietjen who helped start a company called PolicyTech, which was the leading global provider of online policy and procedure management software. The company was acquired by NAVEX Global, where Rob served as the vice president of product planning and management.  NAVEX Global is now the largest ethics and compliance software and the largest policy and procedure software in the world. It had 95% of the Fortune 500 as clients. More than 350 higher education institutions are NAVEX clients. It has more than 13 thousand customers and more than 70 million employees are protected by NAVEX.  After NAVEX, Rob was president of Bitesize, a company that joins psychology, mentorship, and technology. Then, Rob co-founded and ran Camtiva, which provided hospitals with a safeguard against improper billing. He now teaches entrepreneurial leadership, management, and strategy at BYU-Idaho. Here are some successful strategies Rob used to grow his organizations:  Inc. 5000 PolicyTech, the company that Rob and his brother started, created a niche software, providing clients with online policy and procedure management. This type of software was not on a lot of people's radar, so it was initially hard to get the word out in a credible way. Rob and his brother decided to go to Inc. 5000 and pay for them to evaluate their software. It was worth it. PolicyTech was able to put the Inc. review on their website, and it helped increase credibility and sales. When our products or services don't have a natural place for people to review them we can find credible organizations such as Inc. 5000 to review them to give our company credibility.  Case Studies and References from Current Clients One of Rob's mentors told him to never give away anything. When a customer wants something like a customer discount, always be prepared to do a quid pro quo. Rob and his associates, when faced with a situation like this, would take some time to think about it and talk about it. Then they would come back to the customer and say, “Yes, we can do this if you do this for us.”  Many customers shared case studies with them. They told Rob how their service impacted their organization with new metrics and much more. Rob's company could then publish those case studies so other clients could see them. Many clients were also willing to be references that potential clients could call or visit and discuss how this service has worked for them. “People influence people. Nothing influences people more than a recommendation from a trusted friend. A trusted referral influences people more than the best broadcast message. A trusted referral is the holy grail of advertising.” -Mark Zuckerberg, CEO of Facebook Video Marketing When one of Rob's companies was doing their website development, analyzing their SEO, and conversion tracking, they found that most people don't go beyond the first page of the website until after they have decided to purchase the product or service. They discovered that it was best to have a simple video explaining their service and the "free trial" or the "buy now" button on the front page. For them, video was the best way to give a description of the service because theirs was kind of a complex service. Rob found that people will watch a video more willingly than they will read a block of text. Develop Good Lead Nurturing Strategies Rob's company nurtured a lot of leads since they had long sales cycles. According to the 2020 Lead Nurturing & Acceleration Benchmark Survey by Demand Gen Report, 49% of respondents stated that their lead nurturing strategies need improvement. Rob's company nurtured their leads by giving them something of value for free. This kept prospective clients interested. The product or service they gave was always related to the job to be done or the clients' issues. For example, they created an ebook series on how to manage policies and procedures, and each week they would send a portion of the ebook to potential clients. At the bottom of the email, they'd say, “If you're looking to solve even more problems with policy and procedure management, come look here,” where they'd be directed to the company. Rob feels this tactic is highly effective, especially for companies with longer sales cycles. Work Hard to Show Clients New Models are Trustworthy Nowadays, using a software as a service (SaaS) business model is fairly common and trusted. 73% of organizations indicated nearly all their apps will be SaaS by this year. When Rob first started PolicyTech, this model wasn't used a lot, and they had a hard time selling the model. They had to build trust with their clients and prove that the software would work for them. The company eventually told their clients that they could do this software-as-a-service model for a specific amount on an annual basis and that it would fit in the client's budget. When the clients came back saying they needed proof that the software was going to always be accessible when they needed it, the company had to prove that the software would be up 99.9% of the time and that it wasn't going to have issues. It was a costly enterprise, but it was worth it.  Dream Big When Rob was starting PolicyTech, later NAVEX Global, he had some big goals for the company. One goal was to get a large unnamed company as a client. Another was to receive an endorsement from the American Hospital Association. He also had a vision of NAVEX Global being the largest policy and procedure software in the world. The company accomplished all of these goals and more, growing to have 95% of the Fortune 500 as clients. According to a Goal Setting and Task Performance Study, 90% of people perform better when they have relevant and challenging goals. Retirement In our conversation, Rob and I spoke about retiring. Society tells us that the ultimate goal is to retire, but Rob feels this is a perpetual lie. Rob has become a college professor and has found a lot of happiness and fulfillment in it.  “There is so much more joy in adding value to other people's lives and building them up, more than puttering around the house and going golfing.” - Rob Tietjan Rob found out quickly that he didn't want to retire. He found joy in the stress, the work, and especially in the teaching. If we don't feel ready to retire, there shouldn't be any shame in it.  It doesn't have to be about the money either. A lot of people think that having money is associated with being greedy, but money is the rocket fuel that helps propel us to do the things that God wants us to do in our lives. It helps us take care of the things that really matter, such as our family, our health, and our faith. And for Rob, because he successfully monetized businesses, he's able to teach and make the social contribution that matters to him.  Key Takeaways Here are a few of the key takeaways that stood out to me from today's episode: Use credible organizations to review our products or services to build credibility. Make it easy for clients to find information and make purchases on our websites. Establish good lead nurturing strategies. Work hard to show our clients our companies are trustworthy. Try out opportunities that you aren't sure you'll love. You may enjoy them or at least learn something from them. Find good mentors along the way. They'll help guide you and give you great advice. Don't be afraid to dream big. If you don't want to retire yet you don't have to. Use your time to share what you've learned with others. Want to be a Better Digital Monetizer? We know that different is better when it comes to marketing and standing out with our businesses, especially in competitive industries where our customers and clients are comparing on price. Our guest today is a client in Tap the Potential’s Better Business, Better Life™ program, and he helps us dig into the question of “Is different really better?” Join us for this fun episode as we look at creative solutions that will help answer this question not only for him but for many others, as well. This week Rob speaks to ex footballer Rob Blackburne. Rob helps footballers with their mental health and life off the pitch to make them better on the pitch. He also runs a successful podcast, courses and is writing a book.  They discuss education, coaching and talk all about mindset and how it creates a successful life, making you the best you can be. KEY TAKEAWAYS Rob started off as a PT at 21 to being a nutritionist, training in CBT to where he is now. He has always been interested in mindset and this is what set him along his path. When Rob was released from Chelsea at 16 he surprisingly was ok with the major life change. He realised he couldn’t change it or affect it so he just accepted it. A mantra he has continued to follow throughout his career and life. Rob’s best friend was devastatingly diagnosed with motor neurone disease. Rob helped care for him more and more as he deteriorated. Shortly after his mum was diagnosed with cancer. So he was looking after his best friend, his mum and all his clients at the same time. Finally he ‘snapped’ and had an emotional breakdown including a prolonged panic attack. After this happened Rob realised that he needed to make some changes around how he faced life, how his brain was ‘wired’ and how he emotionally dealt with things. He had always read mindset books but wasn’t applying the learnings to himself, only his clients. He now understood that he needed to take his own advice. As Rob travelled on his journey he realised that he just wanted to help as many people as possible, he discovered that the more people you speak to the more you learnt and he applied this with his podcast. As Rob became more vulnerable and ‘dropped down his walls’ the more people that came to him for help. Group coaching is something Rob really believes in. He thinks it creates an extra support system as well as accountability. It also opens more avenues to be explored, such as creating games, competitiveness and more. Coaching is about asking world class questions to get the response you want and need. It’s not about telling people what to do necessarily, it’s about asking things so that the individual figures things out for themselves. The greatest leaders are the ones that lead people to better places. Rob has four active, athletic girls. Four years ago his two youngest daughters wanted to join lacrosse. When Rob watched their first clinic, he was amazed that the girls were not wearing helmets in a sport played with a stick and a rock hard ball flying around. He looked at an adjacent field and saw a group of boys playing with helmets, shoulder pads, protective gloves, etc. He was angry. Again, girls were not being looked after in the same way. He decided to go home and buy his girls helmets but quickly found that there were no suitable alternatives. Instead of being frustrated with the situation, he set out on a mission to make the first ever ASTM approved girls lacrosse headgear and that's exactly what he did! Throughout his newly released book, "It’s A No- Brainer: An Entrepreneur’s Battle to Reduce Concussions in Girls’ Lacrosse", you will hear stories from girls who have suffered life-changing head injuries while playing lacrosse, most often from a single ball or stick to their unprotected heads. Rob also shares the science behind why all girls who play lacrosse need to be wearing head protection today!  Websites and Handles:www.robstolker.comwww.hummingbirdsports.comwww.brainsafetyalliance.comBook: It's a No-Brainer: An Entrepreneur's Battle to Reduce Concussions in Girls' LacrosseCORPORATE SPONSOR:efile4Biz makes it easy to file and deliver 1099 and W-2 forms online. When Rob saw his mother sell dog treats door to door to make ends meet, he was inspired. At that early early age, he saw the value of being a self starter and going into business for yourself. He saw the value of sales. Years later, after finding himself at a crossroads in LA when his acting career came to a halt, his friend invited him to interview for a sales position for the LA Clippers. Rob got the job and completely failed at it. Couldn't land a single sale. Feeling dejected, he came home to his wife who suggested that he stick it out for one more week. The season was about to start and he should at least watch a game. That next week proved to be as lousy as his previous weeks, but while at the game, everything changed. At the game he saw many people enjoying themselves, regardless if the Clippers won or lost. He realized that he had been looking at sales completely wrong. Instead of focusing solely on the product, he realized that if he could focus on the results of the product, he may prove successful. Excited and motivated, he put his theory to the test and in one month went from being the lowest selling salesperson to the highest selling salesperson. Rob has redefined sales and his company Game Face has been around for 25 years, coaching thousands and thousands of clients. A pleasure chatting with Rob today! Episode CreditsHosts: Rob Bates and Victoria GomelskyEditor: Olivia BrileyProducer and engineer: Natalie ChometPlugs: jckonline.com, @jckmagazine, ebay.com Show Recap Blue Nile x LightboxLightbox made a big announcement right at the end of October: It will be selling its product on Blue Nile. When Rob spoke to the CEO of Blue Nile earlier in the year, it seemed like the company was leaning toward partnering with the fashion brand, and now it’s official. This partnership is Blue Nile’s first lab-grown diamond brand. Rob argues that Lightbox, despite all the criticism, is offering a genuine attempt to differentiate themselves in the market of lab-grown diamonds. Are Lab-Grown Diamonds for Bridal or Fashion?Even though Lightbox debuted in 2018, Victoria argues that the market for lab-grown diamonds still has such mixed messaging on whether or not the diamonds are up to par with their non-lab-grown counterparts. She recently went to see Mark Patterson, a luxury jeweler, and he told her that his retail business this year is through the roof, and that he had his first bridal lab-grown diamond sales. Despite people starting to buy lab-grown diamonds for bridal wear, Blue Nile and LightBox are still advertising them as just fashion pieces. The Closing of the Argyle MinesOn Nov. 3, the Argyle mine in Western Australia closed after 37 years in the business. Victoria asks Rob what he thinks of the closure and what it means for the industry. Rob says that the industry originally viewed what came out of the Argyle mine as inferior, but the mine managed to create a market for middle-class Americans wanting to buy diamonds at a lower price, thereby “democratizing” the market. Colored DiamondsThe Argyle mine produced 90% of the world’s pink diamonds, and it also produced champagne and chocolate diamonds. Victoria talks about how the gems get their color. She also mentions the 2.83 ct. violet diamond that graced the cover of the July/August issue of JCK. Rob and Victoria discuss the interesting nomenclature of diamonds out of the Argyle mine and how Argyle worked to differentiate themselves. New York City’s Third Annual Jewelry WeekNew York City is holding its third annual jewelry week from Nov. 16 through Nov. 22, and for the first time ever you don’t have to be in New York to attend: This year’s jewelry week is all virtual, with 127 events happening online throughout the week. Victoria talks about “Here We Are,” a category intended to shed light on underrepresented communities in the jewelry industry, specifically people of color, women, and LGBTQIA+ members. Victoria also spoke with De Beers' Sally Morrison, who will be appearing on a sustainability-themed panel discussion, talking about the resilience of the jewelry industry this year.

Last week I had the opportunity to go to dinner with several friends and other jewels in the Central Arkansas area. We went to my favorite restaurant and it was so great to get to visit! The conversation turned to what we did before our current occupation in network marketing. One of my friends Kim was saying that she still works some for hospice because she was a nurse before and even though she doesn’t need that income anymore she loves nursing and it’s important to her to be involved still. Another friend Sunnie, talked about how she used to be a social worker, and now she still teaches it because she loves working in that profession. And Carissa spoke about how she always food blogged and how much she loves sharing nutrition and keto information. It made me so happy to hear about that no matter what level of success is reached that they didn’t forget where they came from and what they really, really enjoyed doing. My husband was out of town for a week, and I felt SO busy most of the time. But on Saturday I didn’t have any plans, and I found myself planning a whole vacation! I LOVE traveling and planning trips and exploring new places. And that’s something I’m really passionate about! When I was thinking about what I was going to record the podcast this week it dawned on me that we should be exploring and still using these gifts that we love!   When Rob and I were newlyweds we didn’t really know each other travel style. On vacations, I’m a go go go, person. I want to see all the things! And Rob is so much more relaxed. Back in the day, we didn’t have a huge income but I did travel a lot for my job and was able to use the points to travel on our own. Back then, I planned vacations as we may never go back again. We went to the North East US and listen to everything we packed into our trip… in one week. We flew into Baltimore, then went to DC, then NYC, went to Boston, and went to a Patriots game, Connecticut, New Hampshire, and Maine. And we hit ALLL the spots. I would research everything obsessively. I had a folder with all of our flights, tickets, reservations etc. When we had dinner it reminded me how life-giving it is for me to plan vacations. My next dream trip is Iceland! I’ve got so many ideas and plans for when we can travel there!   I know that so many of you are entrepreneurs and you are working so hard!! And I am SO proud of you! I”m a proponent of working hard, but also PLAYING HARD! Don’t lose your first love!! Rob Mack is a Positive Psychology expert, Executive Coach, and Author of “Happiness from the Inside Out: The Art and Science of Fulfillment”. When Rob was in his early twenties, he wanted to end his life, but there was something in him that made him stop and re-evaluate his situation. His life was going well on the surface, so why was he so unhappy? Rob decided he had to make a change and journal his ‘happiness journey’. He shares his story and strategies on how you can live a happier and more meaningful life.    Key Takeaways Everyone right now is dealing with adversity. Rob grew up very shy and the worst thing that could happen to him was being put front and center. Rob attempted suicide. Despite having a good job and a girlfriend, he was in a dark place. It’s impossible to be happy if you’re not grateful for what you already have. Rob started reading heavily into what made people happy and started tracking his happiness progress. Most people do good things in a selfish way. Is that so bad? Rob was living such an unhappy life and was desperate to change. So, he did exactly the opposite of what he was currently doing to try and find solutions. J.R. grew up feeling misunderstood a lot of the time. How did Rob open up the conversation about his feelings to his family and friends? The greatest thing we can do for our children is to hold a safe space for them to be loved unconditionally. It’s okay to apologize to your child and show them that you make mistakes too. How did Rob get into psychology? What is positive psychology? Rob shares about some happiness facts and what it can do for you, your life, and your well-being. More money doesn’t necessarily lead to fewer problems. Success doesn’t lead to happiness. Rob shares what does. When Rob went on this journey, he got rid of his TV and tuned the news out. How can people stay informed and stay passionate about important causes without getting burned out? What advice does Rob have for someone who might be feeling suicidal? Share your story. Ana: Hello, and welcome to Community Association Matters, the podcast that serves homeowner and condominium associations in Florida. And I say Florida now, because we are serving not just Southeast Florida, but also Southwest Florida with offices in both Miami and Fort Myers. So we're very excited about that opportunity. And as always, our goal here is to educate board members and owners of multifamily and even commercial units about the laws that pertain to being a board member and condominium and homeowner associations. As well as what to do to maintain your building, your common areas and, and make sure that you prevent liability and mitigate any problems that may come up. So being from Florida, being in Florida, we all live with hurricanes. That is a part of life. It's something that we've grown, adapted to if you will. And part of living in a hurricane area is being prepared. Knowing what to do, having a plan in place that will get you through that difficult challenge, and then the aftermath. What do we do afterward? Because everybody talks about hurricane preparation, but not a lot of conversations go on about what actually happens after.  So today I've asked my friends, Francis and Rob to join us there from SunFlo Roofing. They have a lot of different expertise, obviously, roofing is one of them, but they also work with one of the leading public adjusting firms in the State of Florida. And they're going to talk to us a little bit about what happens afterward. So I want to welcome Francis and Rob to the show. How are you guys doing? Francis:  Good.  Rob: Good.  Francis: Good morning. Thanks for having us. Ana: My pleasure. Thank you for being here. So as we start the podcast, I always ask my guests to tell us a little bit about themselves. Tell us a little bit about your company. And I know Francis, you said that nowadays we're all working from home with COVID. Of course, we have on top of that hurricane season starting here. And I know you said Robert is going to be on mute for part of the show because he's got his little one. So he doesn't want to be that newscaster that had his kids walking in. So I'll, I'll give the floor over to you, Francis, and share a little bit about SunFlo. Francis: I locked my door, but you know, we have a dog in the house this week, so at some point, you might hear that, but yes, let’s talk SunFlo. That's short for Sunshine, Florida. Florida is known for its sunshine, but it's also known for its hurricanes. It's really bad weather here in South Florida we don't get as much hail, but it's very common in Central and North Florida. Obviously we also get the summer thundershowers which create a lot of rain. We get a lot of tropical weather. SunFlo itself is a roofing division of a group of, construction and companies specializing in residential, commercial, new construction, rebuilds, remodels, and we have a very robust practice in insurance claims, repairs, and rebuilds. Our company is comprised of four owners. Rob and I are two partners in the ownership group. We have partners in the Panhandle, Central Florida, and South Florida. So we're kind of spread around the state. So each of us has an individual experience. You know, we have a broad knowledge base, licensing, and certifications throughout the State of Florida in an array of construction, remediation, and repair disciplines. We jointly possess licenses. We're state-certified building contractors, state-certified roofers, licensed, we're certified mold assessors, and certified mold remediation. We’re certified in home inspections and building inspections.  So, Sunflo incorporated to bring the roofing portion of all these disciplines, that we were doing in a number of these different companies, together. We've been in roofing, between all of us in the partners since 1997. We've put on probably 4,000 roofs during that time. So roofing repair and replacement is one thing that we have a lot of experience in. And so we're going to focus on today.  A lot of what we do when there is an insurance claim actually brings a lot of these disciplines together because the roof is the first part of the building that comes off. But once it's done, it's the most essential portion or ‘the envelope’ as they call it, then you know you've got damage to the inside. You've got structural damage. You've got a lot of moisture, you've got damage to some contents. So we have experienced in dealing with all that and, and we've done, as I said, over 4,000 roofs, new construction builds, including small unit, you know, 30 unit developments, multimillion-dollar family residences, commercial properties over 20,000 square feet, and multifamily housing. We've done emergency catastrophe response, single-family homes to very large structures. For example, during Hurricane Michael, we remediated about 250 homes, put on about 80 or 90 roofs on those homes in the panhandle. Water, hurricane, fire, mold, trauma scene, viral, bacterial in structures, from single-family homes ranging up to 450,000 square feet.  After Hurricane Irma, we remediated the airport Sheraton, which is next to the golf course there by the airport. You can see it from the 836. So we actually had to go in. We had to completely tear out all it, I think it was 400 plus rooms. It's a 350,000 square foot facility. We did the mold remediation, clean, prepare everything for rebuilding, and so forth.  Between our various companies and disciplines, we have a lot of experience, dealing with insurance, not just for the single-family home, but for large commercial structures, formal type, multi-unit, residential. Insurance claims management for repairs is a portion of the business that we're involved in. That really is probably it's kind of esoteric because it's not so much just the construction side of it and the repair and the understanding all that, it’s dealing with the bureaucracy of insurance companies a little bit. So, one of the things that we offer as part of what we do for our particular clients and it's something we're going to recommend that all your property managers and all your audiences in the business, or if you're a, you know, a property owner of a commercial structure is to get into a basic maintenance plan with a roofing company.  Ana: Let's talk about that and about the public adjusting. We're going to segue into that because we have a public adjusting division in our company. So it's perfect that this is something you guys have experience in. That's something that's important after. Let's talk about the maintenance plan. What do you think is a good plan that HOA’s, multifamily, commercial, or anybody really with a roofing structure can undertake now in preparation for a hurricane.  Francis: OK, so the first thing is obviously, there are some things you'll do in advance and we don't want to wait ‘til the last minute. Then there are some things that obviously are going to be done at the last minute. The more you can get done in advance before a hurricane approaches, the less your management team has to deal with in those few precious hours right before a storm approaches.  So an annual inspection, so regular inspection will identify minor damage that can expand in the larger damage when you have strong winds. Leaking that may not seem like a big deal now, but if you have a major rain event and a major winds all of a sudden you're gonna have major leaking into a structure that can cause a lot more damage and much greater loss in terms of payments to the internal structure and the contents. So basic maintenance, these are some things that you should be doing at all times and, you know, any missing shingles, broken tiles, loose or leaking flashing, any other anomaly in the roofing system should be identified and addressed properly. So, as I mentioned for our customers, and it's something you're going to want to look into, and any property managers in the audience are going to want to discuss with their particular contractors, roofing companies. We have a basic annual plan, a maintenance plan, where we come in and we do an initial inspection and then we renew the inspection every year. But the basic initial primary inspection when we come in is identifying the existing damage that requires needed attention to repair. Establish the structural and accessory details for future reference, so we know that we're dealing with a number of squares and that's the overall size of the roof. What accessories, how many penetrations, the type of penetrations, the slope, what kind of roof is it, what's the surface made out of tile, shingle, metal, whatever.  So we already know what we're dealing with. We can give the property manager a better idea of exactly what his roof is all about. Where is it in service life? And then we also advise them about any elements that require their attention if a storm is approaching. Cause sometimes, for storm prep, you need to know what are the closable vents on these particular buildings? What particular removable, dangerous attachments. Is there any removable things that you guys can do to maybe make sure? Cause that's one thing that we often deal with. Folks will put a satellite dish up on the eve, or some kind of flag pole or something else. So that in a wind event, if that tears off it’ll rip off your eve too, all of a sudden it's rough. So those are the kinds of things that we point out to them. Then obviously we provide general basic repair to reduce costs and, and priority response after the loss. And this is particularly important because we've been to a lot of hurricanes and I'm going to tell you when we roll into the city the first thing everybody wants, but it's the hardest thing to come by is a tarp for your roof. So when we priority mitigate damage and we'll talk a little bit about mitigation, later, but we mitigate the damage immediately. We prioritize our plan. We handle the whole entire process and more importantly, we take all the documentation and we'll talk about that as well, but we go ahead and document all the damage for the insurance claim purposes, in a little bit  Ana: about that. So now, you know, let's say an association or an owner of a multi-family has done everything that they can to get their roof system ready. Hurricane comes in and there's significant damage cause we know that even a category one hurricane can cause significant damage, especially to an older roof system. What is our first step? What should we do right after hurricane? There's damage and we're getting calls about a roof leak. Francis: Okay. So, after a storm or any loss of event really, you know, the fire, a leak. We dealt with a large condominium complex, in Lake Buena Vista last year. It was six towers, all 12 stories each and a heater burst on one of the towers and soak the whole entire tower. And while we were there remediating it a heater burst in the tower next door. So, you know, all these sorts of things happen. It isn't always a hurricane that you prepare for and plan for. When a loss occurs, you should always have the same process in place, no matter what kind of loss it is. The first thing you're going to do is you're going to document, document, document. We help with that. We'll rush right in and we take all the photography, be it interior, be it exterior. We take all the measurements. We take all the materials samples that we need to do all that. If it's an interior, for example, and there are bacteriological issues, so maybe a toilet burst on a fourth-floor or overflows and it, and it is going down the elevator shaft. I mean, we run into things like this. And so, you know, those kinds of things, it's important to be able to sample all the materials, sample everything that you have in the structure, so you know what needs to be remediated.  So documentation is the first and most important thing because that documentation is what's going to support your claim. It's going to make sure, number one, you get coverage and number two, that they pay for everything that they're supposed to pay. Cause remember you’ve been paying all these premiums. Now it's time for you to get what you paid for. The next most important thing is to mitigate any further damage. Pretty much every policy from a small homeowner policy all the way to the largest commercial policies have a mitigation clause and it is the responsibility of the insured that when a loss does happen to mitigate, to stop, any further damage, to take all steps they reasonably can to stop any further damage from happening. This is obviously to maintain the integrity of the structure, but really, more importantly, to protect the insurance company from having a hundred thousand dollars loss turning into a $500,000 loss. When it comes to roofing, that means you have to tarp immediately. And typically after a hurricane that's one of the hardest things to come by. Your insurance policy, most insurance policies, include an emergency response section and an emergency mitigation section. Because they require you to do this, they're also going to pay for it. But the problem isn't always paying for it, the problem is getting somebody to do it. So that's one of the things we guarantee for our clients. It's something you're going to want to discuss with whoever you've got a relationship with as a property manager, business owner, or property owner, in advance. Say, Hey, you know, when a hurricane strikes in South Florida, I want to know I can make a phone call if my roof is blown off, and that you guys are going to be there to take care of it.   Ana: A tarp doesn't always work in all roofing systems. Does it?  Francis: No. Unfortunately, we have run into scenarios where there's other things that you can do. They've got the wraps now. Shrinkwrapping is another thing that is extremely expensive. The insurance company sometimes balk at paying for that under their emergency services clause.  Ana:  Talk a little bit about that. What exactly it is that for those who don't know what it is? Francis: So with the shrinkwrapping, they'll actually come in and they'll put a membrane on your roof that they can then use heat to shrink right onto the surface. It works especially well for tile, and for roofs that are really cut up, for certain situations. It's also exceedingly expensive. A lot of times putting one of those on is especially for a smaller structure. It's going to be half or two-thirds of the cost of a new roof. The advantage of it is, it's a lot more durable. Well, when we've done it, it'll last a couple even several months. Hurricane Michael is an example. Every time we will put on a tarp, a week later we get a cold front blow through. It was in October, I think that the hurricane hit and that was in the panhandle and now you're into November. And so you have cold fronts blowing and it gets really cold in the panhandle of Florida. It's not at all like South Florida, you know, and you've got all this hot. Ana:  We’re different countries. Francis: Yeah. they say the further south you go, the further North you get, they say. Or the further North you go, the further South, you get, if you’re going in that direction, . Every time we get a cold front blow through we get 20, 30, roofs, we have to go to re-tarp. What happens in a catastrophe situation, is most reasonable adjusters understand that. If you've made a reasonable effort to put a tarp on, if your roofers come out and done what they can, that is not going to be a reason that's going to hold up, especially if you get to the third-party arbitration or God forbid court, they're not going to be able to deny you over that. Now, if it's a dereliction. If you've had a leak in your roof for two months and you haven't bothered to tarp, that you've never cared, you let it go to seed, the inside is all wet and everything else, or much worse, which we see sometimes, if you've had a claim, they paid you to repair it and you didn't spend the money to repair it and then you had a subsequent claim, they're going to deny you. And, this is one of those situations where you want to make a good-faith effort. And a lot of times intent is a very important thing in the law. It's the same thing with insurance intent is something that you're always going to want to be shown to have good faith in your dealings with your insurance company. Even though, and we'll discuss that as well, once you get into the claims process, it's a bit of an adversarial process, but, you still want to show a good faith effort to tarp the roof, and so forth. We don't use shrink wrapping very often because most insurance companies want to balk at it, especially for very large structures. So in most cases, you know, we are able to talk with traditional tarping techniques. It's really about how you hold down the tarp. And in most cases as well, unless the roof is completely blown off, which you'll see in our more catastrophic wind events, such as we did Michael, there's no amount of tarping is going to help you get the decking is exposed. If trusses are exposed.  Most leaks are usually confined to specific areas and they can be covered by a 20 by 20, 20 by 30 tarp, with the right tie-downs. So after mitigating damage, which is exceedingly important, the next thing you're going to do is you're going to, hopefully, have your licensed contractor come out and look at it and start putting together a file. You're going to file a claim. The adjuster is going to come out and you're going to want to make sure that your contractor is there to meet with them and is prepared to show them if they're experienced in the claims process, where the specific areas are. What they're looking for. Why there's damage there. You don't want to leave an adjuster to their own devices. And this is something we do for all our clients is every adjuster onsite inspection, we're there. If they send out an engineer after the fact, we're there. So again, this is protecting yourself. These are the things you're doing after the claim happens to protect yourself and make sure that, at every step of the way, you have a hand in the process and are guiding the process towards a favorable outcome of the claim.  And then at this point, also you should start thinking about who's going to be your public adjuster/attorney if it goes in that direction. This always needs to be in the back of your mind, especially if you're dealing with larger claims. If you're dealing with a large, complex, multi-unit complex, you could be looking at a million-dollar roof plus. So the adjuster is going to dot their I's, cross their T's to make sure there isn't something there that they can deny or less than coverage you.  So those are some of the things you can do right after the storm passes, just to make sure that you're protected. Document, make sure that you have a lot of documentation, that the evidence is there, that you can prove it. And that if you have to go in front of an arbitrator or somebody else, that you could present the evidence and they're going to look at it and they're going to say, yeah, there was a loss here, why did you deny this Mr. Insurance company? Second of all, you're going to want to mitigate any further damage. Third of all, you're going to want to have somebody who knows how to look at that damage and preferably have them do the documenting for you, prepare a file, meet with the adjuster, help guide the process. Because again, adjusters are not licensed, construction professionals. They're licensed and trained in how to handle a claim and how to read policy language, and how to interpret policy language. They're not licensed and trained in the construction trades. So you're there to be that professional. Even though it's a little bit of an adversarial process, as your representative, your contractor is able to say, ‘Hey, Nope. This is why this is here. This is why we have to do this way. This is the code for has been this. If we're going to pay for this roof, we have to pay to have all these other things done.’ So, and then, as I said, the last thing is to begin thinking about your public adjuster and attorney options shouldn't get denied, or even if you're not denied at the negotiation stage.  Ana: So one of the things we talked a little bit about this before the recording started, during Wilma and Irma, we were both very active in getting our clients to get an adjuster because we feel that getting an adjuster is the best way to have somebody fight for your rights. A lot of times we, as cams, are not familiar with the intricacies of an insurance policy and that's something that a public adjuster can help in. So we found that associations that hired an adjuster usually received twice as much, if not three times as much, as associations that did not hire an adjuster. And it's something we recommend and that's why we started our own division because, after Irma, some of the issues were that the adjusters were so busy and so overwhelmed because everybody was filing claims, that we kind of lost track of some of the, in other words, they didn't proceed against certain cases because they were so busy and so overwhelmed that they wanted to go after the one that was a for sure claim versus the one that, you know, had minor roof damage. So, let's talk a little bit about that. So now we've done what we can to mitigate. We've hired an adjuster. And we're into that process of working with them and, and trying to get the most that we can for a client. So what are some of the things that associations can keep in mind when they hire an adjuster in which they expect in that process? Francis: So the, so let me make it clear, I don't think any association, any homeowner, anybody should go alone in the claims process. And I tell this even to my personal friends. I don't want this to be an insurance bashing session because I think insurance companies are a very important part of the process, and most insurance adjusters that I've met are conscientious people doing their job. However, let's make something clear. The minute you file a claim, the nature of your relationship with the insurance company has changed. You've gone from being a customer to becoming a liability on their books. So the adjuster is not a customer service person. They're not there to make nicey nice with you and make the whole customer service experience. They're there to make sure that if the insurance company has to pay this, that they're only going to pay for exactly what they have to pay for by the letter of the contract. Okay. So the first thing you're going to do, even before any loss, and this goes back to the whole, what do you do before hurricane season, is, and this is very important, review your policy. Okay. It's very important that when your agent sends your new annual renewal over to you, don't just take it, you don't just file it, and wait till the hurricane strikes to find out what's in it. There's a few things you're going to want to look at and look at the declarations page, these are things that when you hire an adjuster, you talk to an attorney, you talk to anybody, even the insurance companies’ adjust after the fact, you already have knowledge and knowledge, as we always know is power. Know your deductible. The deductible is a very important thing, especially when it comes to catastrophes.  In the State of Florida and most states now, the insurance industry uses what's called a hurricane deductible. So you may think you have as a homeowner, let's say for example, normally you have a thousand dollar deductible, right? But if a hurricane strikes in the state of Florida, if any loss happens during a named catastrophe, during a named storm, you know, declared by, even if you're in Orlando and the named storm happens in Miami, you have wind storm damage during that time, believe it or not, you may be subject to hurricane deductible, which is multiples of your normal deductible. It can be 2%, 5%, even 10% of the overall value of the policy. So your homeowners’ association has a $5 million policy. You could be looking at a $500,000 deductible. Know what that's going to mean in terms of having them to do a special assessment. Good luck going back to your HOA if you're a property manager and saying, ‘Whoops, you guys got a half-million-dollar deductible here. We didn't really think about this and now there's going to be a special assessment.’ How does the board explain that to all the homeowners? You know, these are simple things that you can do right now to protect yourself and your property clients. So that's one thing, definitely know your deductible.  The second thing and this is very important, identify key exclusions. There are exclusions and they're listed in your dec page and those exclusions, believe it or not, sometimes contain a windstorm exclusion, crazy because live in the state of Florida, and as we all know, we deal with windstorms here. We actually had a case recently where a potential client called us out. Hey, we've got a bunch of missing tabs or shingles on a roof. Can you guys come have a look at it? We get out there. It's an adult assisted living facility, nursing home, with, you know, six or seven buildings and several outbuilding and they all had damaged. Shingles blown off everywhere. And for us, we’re looking for very specific things over key areas. It's a certain amount of the roof damage and some other things that I may go into that with some pictures in a little bit, but it's all there. This is a very supportable claim under a standard policy. I look at their dec page, they have a windstorm exclusion. They basically, one of the primary causes of roof damage in the state of Florida, and they excluded it out of their policy. Why? To save a few bucks on the premium. That's why. And a lot of times agents, you know, so it's very important in speaking to your agent. Hey, if you have any questions about your dec page, if you have any questions about your deductible, if you have any questions about your policy, call your agent. That's what they get paid for. They don't just get paid to renew your policy, get you to sign some paperwork, and collect permission. Agents like adjusters are licensed to read policy language and interpret it and explain it to customers. So he is there. She is there. Have her come out, explain to you, explain to your board, what is this policy about? What are these exclusions? Why don't we have this kind of coverage or that coverage? And what's it going to cost us if a wind storm hits, the deductible, questions like that. So, identifying key exclusions is important in the state of Florida. You definitely don't want a windstorm exclusion. You don't want a hail exclusion. You don't want any of those kinds of exclusions that are the bigger perils that we all experience here in Florida.  And then another thing you have to be aware of or beware of, is the right to repair. So insurance companies are starting to do this sometimes and basically what this gives them is the right to choose the contractor. And the reason they want to choose their own contractor versus you choosing yours is for a couple of things. Well, really the main is the same money. I mean, let's just get the bottom of it. So the contractors that work for insurance companies are on a program. They do the roofs at a very reduced cost. Anybody who's in a business, or works for a business, or owns a business, runs a business, knows that nothing in life is free. If they're going to do a job for half of what it normally goes for in the marketplace, where are they going to recapture the money? They're going to recapture the money from the homeowner or from the property? Because at the end of the day, they can't do the job for that much less than still make money. So with these program vendors, what they often do is they'll go out and they'll agree to the company's scope. Scope is what exactly the job entails to get done. And so a lot of times where insurance companies cut corners is not on a cost of the shingle or on the cost of the underlayment or on the cost of, you know, this kind of board or that board. It's on whether they're going to put in the, the same quality of underlayment that you have there before. It's whether they're going to approve to put in all this other stuff that you had there before, or that has to be done in order to do the job correctly. We'll talk a little bit about that in a minute But then the last thing we definitely want to be looking for is note any changes to your policy. This is another one that a lot of folks don't really think about. The state of Florida requires insurance carriers to notify their customer if there are any changes to their policy. So at renewal time, you may get a letter in the mail, and really it's all that the state of Florida statutes requires to send them a letter, but you get letters in the mail all the time. Right? You've got a busy office and I'm talking to a general property manager, probably got a couple of assistants, a couple of people working out on the property, things like that, and a piece of mail comes in, if it's from the carrier, you need to look at it. Even if it looks like it's marketing, you know, either assign or have a responsible person, either in the property management team or on the board, have a look at anything that has to do with policy because they will change the policy and all of a sudden, now you've got this change. They're excluding this. They're changing the terms of that. And the state of Florida requires them to send you a letter, but it doesn't do you any good if you just kind of take that letter and you file it away and then you get your policy renewed and then disaster strikes and all of a sudden you're not covered or you have reduced coverage for it. Ana: That's a very important point. Francis: Hmm. Yeah. Oh, and the reason I make it as, cause we've seen these things before. These are all things from experience. We do a lot of insurance and you'd be surprised how often, you've been paying these premiums all these years, then you have a loss and as I said, the adjuster is not there to say, well, you know, you have a windstorm exclusion now, but we're going to go ahead and take care of you because you know, you're a good customer. You know this is not American Express’ customer service department talking. They're not like, okay, you know what? We'll give you some points. We'll give you some miles. It's going to be good. No, they're going to ‘aha We don't have to pay these million dollars.’ That's what their job is. So that just covers some of the things with regards to that. Ana: Now that we have our policy in place and we know what's covered, talk a little bit about the claims process. Maybe beginning to end, so we have an idea of what to expect.  Francis: So, and Rob's going to be able to jump in here because he has as much or more experience in getting on roofs the last 30 years with these adjusters, 25 years, with these guys. Storm blows through, it's safe for your team to go outside or to go to the property and start documenting, taking photography, have your roofer come out and mitigate, things of that nature? You're going to file a claim and the insurance company's going to provide you with a claim number and they're going to schedule an adjuster to come out. This can sometimes take a couple, several weeks, just even get an adjuster on a regular claim. After a catastrophe environment, it’s a little different because what they'll do is they have teams of field adjusters and these mostly are third-party adjusters, people that work for separate adjusting companies that represent the insurance industry. They may not be internal employees, but this is how they scale up after a storm. When, and I remember after Irma, and Katrina, Harvey out in Houston, all these storms that we've seen over the last 10, 12, 15 years is, there's armies of adjusters that are going out there and just signing paperwork, writing checks, signing paperwork, writing checks. So there’s a little bit of a different environment right after a catastrophe, but the process is basically the same. The adjuster is going to come out. They're going to inspect the damage. They're going to collect information in evidence. They're going to take their own pictures. They're going to do their own thing. This is why it is essential at this stage of the process to make sure that you're prepared for this. If your contractor can be out there, if your professional can be out there, you have a PA and this is when they should be out there as well, in conjunction with your contact and making sure that you have all the information that you need. You're going to go through and you're going to provide all the documentation you need to have. You're help guide the process. Some insurance adjusters are leery. The more experienced ones are going to be like, ‘Hey, no, wait a minute. I know what I'm doing.’ Well, you know what, at the end of the day, yeah, they do know what they're doing, but they're not licensed, construction professionals. So that's why it's important for our customers and our clients, why we're there.  I'm going to show you a perfect example of what we do if that's okay? This is an example of a roof of that we go out there, we meet with the adjuster, everything gets marked up, shows exactly where we've got damage. This has hail damage on this roof. So I want to go ahead and talk a little bit about this particular structure. You're going to see the missing shingles here, on the ridge cap. You're going to see, and Rob, you can jump in here, you know, this as well as anybody, you're going to see some of the hail hits, and you can see where it's been circled. This evidence is all there to prove, you know, ‘Hey, this roof needs coverage.’ This is a 44 building apartment complex that we're doing right now next to Universal Studios. We've gotten it approved for full coverage by the insurance company. Basically, and Rob was the one that managed this process, he was out there with the engineer. I'll let you talk a little bit more about it. Rob. Robb: Sure. So like Francis says, it’s very important that you have a contractor there at all aspects during the claims process, whether it's with the adjuster, engineer. The reason being is because a lot of these insurance adjusters are fresh out of college. They’ve taken a certification and went through an estimating software class, but as a licensed contractor, we're there to actually point out, all the details of a roof, such as flashing and counter flashing. In this particular case, this was the adjuster out here on this complex, and those are his markings. So what I do also as a contractor, just in case this decides to go to litigation or gets denied, I take the pictures and photos of the adjuster's markings so that we have this in the file as well for the simple fact that the field adjuster obviously finds damage on these roofs. And we went on about 15 roofs and what they do is they do a test square, a 10 by 10 test square, and they circle so many hail strikes within that test square. So it's important that I'm there when this happens because I, I can give my knowledge, my expertise, my findings to the adjuster, build a rapport with him, and in this case, I took pictures of his markings, just to have in our file again. So that way, if it was denied we at least showed that the adjuster showed that this claim or this apartment complex had damaged as well. So, it's very important that we are there, not only as a representative of the HOA or, property managers, but to make sure we're documenting everything possible and treating every roof as if it’s a crime scene. Trying to find collateral damage on all the soft metals is crucial to support finding hail damage throughout the roof. And again, taking pictures of the adjusters. we also have an engineer that came out.  They sent an engineer after the adjuster, obviously because it's a large claim, so it's a high dollar claim. And when the engineer came out, we get we go up again to 15 buildings in hundred-degree heat and at that point, I've marked, I took pictures of all his photo, his documentation and helped to identify damage throughout, because it was actually, in this insurance policy, they had a wind exclusion. So when we were able to find that out initially, we went on the roof looking for him because we knew that there was a hailstorm in that area. So what we did was we helped the association file a claim under hail. Now had we made a mistake and try to put it under wind, it would've been denied. So we have to do our research and due diligence upfront to make sure that, you know, we are identifying the damage and making sure it's consistent with the policy. So there's a very important, like Francis said, as far as understanding your policy and making sure you're reviewing it annually. Especially when changes are happening.  Francis: So we, we went back through the weather reports, and we have applications that we use for this, and we identified a specific hail storm. Found hail damage, in order to get around that windstorm exclusion, and went back and just were able to support that before we even filed a claim. We did all our due diligence and prepared a whole entire report by the time that we talked to the adjuster and have it clean filed, we had all our ducks in a row. And that's, that's why we're always encouraging folks not to go it alone. Hire a professional. It's very important if your a property manager, even if you're just a regular homeowner, don't, don't go it alone. Hire somebody who knows what they're doing, whether it be an adjuster, or an attorney, or a contractor like us that has the experience, that has connections with a lot of good adjusters and attorneys. This is not a process that you want to go through by yourself, because it's going to be tens of thousands, hundreds of thousands of dollars in some cases after catastrophe, even if you're just a single-family homeowner. So that's the first thing they come out, they're going to do their inspection. They're going to gather their documentation as you saw. They're going to go back to their office. They're going to put all this together. They're going to look very closely, very closely at your policy and the evidence that they have. And, by the way, their investigation will very likely, especially the more money it's worth, include an interview with yourself, or your team, or anybody who was on the property when the thing occurred. Anybody who has knowledge about, they may see some things depending on the type of claim it is that there may have been a preexisting thing here that this wasn't caused so much by a peril, as by a dereliction of maintenance and things of that nature. That's another reason why it is important to maintain your roof because that's something that they're always going to use if they can, poorly maintained structure, to deny your claim. So they're going to go back to their office, they’re going to make a determination of coverage. And this is a very important step in the whole claims process. Are they going to pay for it? I mean, that's the first thing that you and, and your side is trying to get them to give you a positive determination of coverage. If the positive determination of coverage is made. Then the next question is, what is the scope? The scope is what is it going to take to fix this job and leave this structure the way that it was before the loss occurred. And this is really where all the questions come in, at that point. This is, if there's going to be, I don't want to see an argument, but there's going to be a big difference between yourself and your contractor, your adjuster, and the insurance company, it's going to be right here because the insurance company's going to come back, we run into this all the time. They don’t want to approve replacing flash. Well, why aren't you approving replacing flashing? We need to tear out all the old flashing in order to do the job correctly, right? We're going to, we're not going to take you all flashing with a bunch of nails and nail every single in the exact nail hole. So a lot of times what the adjusters do is they start with, this is a negotiation, as I said before, and what is it that any good negotiator does? The first offer they make is always the lowest offer. So they're going to come out with a very stripped down estimate. and then, you know, that's what we have to come in, and that's where people who know what they're doing representing you come in and say, No. You guys aren't putting enough here to get this done the way it should be. Get us the best roof, the very best material, or the very best structure. This is what we have here before, and this is really what it takes to do this job right.  We had a case recently, where older tile roofs don't have decking underneath. They have first strips and basically, when you tear off the top, you have to come back and do re-decking because the codes have changed. Now, you actually need to put plywood down on all the trusses and have a deck underneath. Well, the insurance carrier didn't want to pay for that. They have to because there's a section of most policies called ordinance of code, and that means in order to repair a loss they have to make sure it's something code, which means if there's extra monies required to get the job up to code because it's, it's an older structure, which,  Robb: which that's also another, important, part of the policy. There's a lot of people that we've come across that do not have ordinance of law coverage in their policy. And what that means is if something needs to be brought up to code, it will be at the expense of the, of the insured to have to pay for that. So that's another important thing to make sure that you have ordinance and law coverage in your policy. Francis: And that's a very good point because in this case, it ended up almost doubling the cost of the roof in order to do it up to ordinance of law. Now, this homeowner did have ordinance of law. The adjuster declined it. Declined to pay for it, even though they had approved for the decking on a same exact roof, just a few doors over. So obviously they felt  Ana: What was their reasoning?  Francis: They don't always need one.  Robb: The same company and the same adjuster! Francis: It's the same adjuster, not just the same. So these are the things we run into. They had ordinance of law. And then that's one of those where, they basically hired an attorney and so once they get a law firm, the lawyer, all of a sudden you get it approved. Ana: Right. Francis: You know that's where you need somebody like an adjustment attorney. You need somebody who knows what they're saying. Do you know what an average homeowner on their own wouldn't have even known that their policy actually paid for this? They would have never known that the adjuster had approved the same exact house eight doors down with the exact same kind of roof that had approved it. Yeah, for the same insurance company, the same adjuster. So these are the things where definitely having a professional on your side is going to make all the difference in the world. In this case, tens of thousands of dollars of difference. So, at that point, once they make a determination of coverage, really what it comes down to is what's that coverage going to be worth.  And that's where, again, it is critical to have somebody who is representing you that can help you in that process, make sure that, ‘Hey, this estimate from the insurance, good, it looks good to me.’ And they're going to give me all this money. Right. I'm going to go put this new roof on, or I'm going to rebuild this interior or whatever the case is, but it's not. Ana: So talk to me a little bit about the role of an adjuster. Francis: Okay. So, and again, you know, I like insurance company adjusters. We have good relationships with a lot of them. This is not even about saying that they're out there to get you, but they have a very specific role. The adjuster's role is to determine what, whether coverage is available, and if so, established the insurance companies’ scope to do that job and complete the repairs within the limits of that coverage. Okay. That's their job. Their job is to interpret the policy, look and see what happened at your property, and then make sure that they're only doing as much as the policy allows them to do. Okay. The adjuster represents the insurance company. They don't represent you. They do not represent the insured. They're not there to do the insured’s bidding or to help the insured in any way. Their job is, now it seems like they might be there to help you because they end up signing the check because they have to.  A field adjuster may come out at first. So there's a couple of different kinds of adjusters and this is important to understand. When you have a claim, they're going to send an adjuster out. Especially after a catastrophe, the chances are it's gonna be a field adjuster. This is the person that's going to come out and gather the evidence and walk the property and take photography and prepare the file. But the field adjuster rarely has any authority to make a determination of coverage. They have very little authority to make decisions on the claim. It's a desk adjuster. That's somebody inside of the insurance company. So this desk adjuster may have a bunch of field adjusters for gathering evidence. The desk adjuster is the one that's actually reading the policy. They're an employee of the insurance company while the field adjuster, maybe a third party, outside contractor. The field adjuster, we see this all the time, it comes out and looks around and says, wow, there's a lot of damage here. Wow. This is going to get covered. You're good to go. You know, let me take all this information down and then they go back and two weeks later you get a call from the adjuster says we're denying your plane. So that's also very important to understand. So the adjusters are going to come out and they're going to review the evidence, they're going to make a determination of coverage. That is their job. The adjuster is trained and licensed to interpret policy language. That's the only thing that their license allows them to do. They're not licensed, construction professionals. They don't, they haven't any training in construction trades. As Rob said, we run into a lot of kids, wet behind the ears have been out of college two, three years. You know, they took some insurance courses in college. They come into an insurance company. They start out as a rookie, they get their sit for their license. The insurance company, especially after catastrophe, when they need bodies, throws them out on a, on a roof and all of a sudden, these guys were supposed to know everything about how to build a roof. That's why also a public adjuster who has a lot of experience with somebody who can help you a lot because this person's probably seen and been around. And if they've got more experience than the insurance company's adjuster then your at an advantage, and that's, that's very important, experience and knowledge is power. So they're not trained to build anything. They're not trained on the code. They don't understand the state. They haven't taken a license. They haven't sat for all the tests to for the state of Florida building code. So that is an important thing to understand. Just because they deny your claim, if the damages there, if your licensed contractor says, ‘Hey, look, we do insurance roofs. We know that there's this many hail strikes. We know that there's this many missing tiles of broken tiles. We're lifting the tiles up. There's this many square feet, there's this many to go up two inches. You've got this many loose. It meets the criteria, blah, blah, blah, blah, blah.’ Now, no, you've got that claim. Even if they deny you, pursue your next step, which is going to be, you know, having representation on your side, possibly even getting a lawyer. So, but the adjuster's role and this is very important is to represent the insurance company, to decide if and whether you've got coverage for this claim, they're not there to represent you or to do you any favors. So that's none of their role. And a lot of times people forget that. You want to see the insurance adjuster come out right after a hurricane, cause he's hopefully gonna sign you a check, but you have to be understanding that this is an adversarial process when it gets to the claims, to the level of the thing. Ana: Is there anything that the association, the manager, or a multi-family real estate investor can do, throughout this process to help in this process to make it successful, make it a successful claim.  Francis: Absolutely. First of all, be nice to your adjuster. You know, Rob mentioned before getting all of these roots and building a relationship. We actually deal with a lot of the same adjusters in some of the markets over and over and over, because usually, it's a handful of guys that work for a particular large insurer. You're going to run into them. You want to be nice to those guys. You want them to understand you're there to just do your job. You're just there to protect, just as they're there to do their job. Don't ever lie, if you’re being investigated. You know, they're doing an interrogation, I call it interrogation and that’s what it feels like, they're interviewing you about the loss. Be honest. Those kinds of things, but, the most important thing you can do is to have your documentation for your claim. And I've mentioned this before. Rob used a term of crime scene and that's actually a funny term that we use internally. We don't really always talk about that with clients, but we treat it like a crime scene, for us, it's like CSI. When Rob gets on a roof and, you saw the pictures earlier, and kind of presents the adjuster, ‘Hey man, I just want to take it.’ He's already been up there a bunch of times. So that's why he's there for the meeting. He knows exactly where to lead this guy. Okay. ‘See what we have over here. I know you're going to do this many squares, that you're going to look at this whole area right here. At least this roof needs,’ they end up walking 15 buildings of a 41, 44 building complex. They’re prepared to approve the whole thing. So documentation is everything. And that's why we, for our clients who I always recommended, to let us do the documentation. We're going to come out and we're going to fix that roof anyway. So let us take the pictures. Let's prepare the file. Let us deal with the adjuster and managing that process, but it is important certainly that you have a good relationship with the adjuster and that you provide everything that they request from you, as quickly as possible. The second thing is, if you can, if you're working with an experienced contractor or public adjuster, they're going to be able to help you prepare an estimate using Xactimate. And the reason you want to do that is, so I mentioned scope before, the insurance companies are going to put together an estimate that's going to be based upon what they think they need to do all the materials and labor and equipment that is going to be needed to put your roof together. They’re going to prepare that in software called Xactimate. So let's clarify something here, and this is something that's a misconception for a lot of people. We never negotiate the price of a roof. Nobody negotiates the price of the roof.  Adjusters don't negotiate the price of a roof with anybody. What they negotiate is the scope. The pricing of every single line item is preset. The insurance industry uses a pricing schedule that has all the pricing for every single element of a structure in it, all the labor items, all the equipment, and tool items. That's all preset, depending upon which market you're in, what the market conditions are, even down to the zip code. So when we sit there and we negotiate with an adjuster, we're not talking with them about, it's a matter of fact unless you're licensed that adjuster, you're not really allowed, in the state of Florida to negotiate pricing, but we don't negotiate. And we don't tell the adjuster, well, instead of this and this first shingle paint this much, you're going to pay this much. No, we accept all their prices. So the problem is they say, well, we're only gonna, put in this many shingles. No, all this area has damage, you need to put in this many more shingles to do the job. So that ends up changing the bottom-line cost to the job. But the pricing is always set. The insurance companies have it in a program called Xactimate. We use Xactimate as well. If you're going to hire a public adjuster make sure that they either have access to a contractor like us that can do it for them and working for you and that they understand Xactimate and that they understand the process. Right. So that's important, that you have an understanding of what the scope should be. Don't accept the insurance company’s scope or estimate. For example, if your car, if you had a car accident, you got a really nice BMW and you know, or it caught on fire, God forbid, and you're gonna want those leather seats back. And if the insurance company is going to come back to you with fabric seats or plastic seats or what, you know that's unacceptable,  Robb: Or even, even aftermarket. That's what they will tend to do. And the construction side of things to come with an off-brand or something like that, or poor quality. Francis: They'll cut corners on quality of the materials or cut corners on the quantity of the materials. They'll cut corners on materials in general. I mentioned flashing before. Rob, I know you've run into a few of those here in the last few weeks. Why don’t you speak a little bit about some of those items that you fought for and gotten on some of the clients here in Orlando? Robb: Sure. So just to give you an example after you’ve stripped down a roof to the decking, the most important part of that roof is the underlayment and the flashing. So what insurance companies tend to do is pay for a lot of those, light items, but they always don't want to put flashing in there or counter flashing, which that's the first area that's gonna leak after installing a new roof. Cause when you're tearing off a roof, you have L flashing, that may be damaged from tearing off a roof. A little pinhole can cause a leak in the L flashing. So what we typically do is we will, on our estimates, point out all the areas where there's L flashing, counter flashing to make sure that they cover that part of the roofing system that is crucial. I can't tell you how many times, and again, not to knock on these adjusters, they just don't understand the construction of a roofing system. So sometimes it's just that they don't know. On average, most insurance estimates are short paid up to 35%. And, on the scope of work or when they actually write a letter on what the estimate says that you reserve the right to supplement. And that's where we come in as the experts to make sure that they're making the insurance hold and that they're getting paid for like-kind material of the material that's currently on there. Francis: So having your own scope that is your professional coming in and determining what is there, and what's really going to need to be done to put that roof back together, make sure it never leaks again, make sure that it's as good as, or better than it was before. Really is good,  cause that's what the insurance company's on the hook for. That's critical. That's very critical. You know, Rob just talked about some examples where they may leave off a few things that may seem minor That somebody who's not versed in construction practices may not realize, and that critical little area of L flashing, that's where all of a sudden you've got a leak that can lead to something a lot bigger later. The next thing you definitely want to do is communicate, communicate, communicate with your public adjuster, and your contractor. You're going to be getting a lot of stuff, especially the bigger the claim, in terms of, communication, mail, phone calls from your adjuster, from your insurance carrier. Make sure that they're in the loop on all of that. Especially when it comes to any meetings with engineers or adjusters. These people are representing you, they're there for you. If you've got an important court case ahead of you and you get a summons in the mail, you think you should mention it to your attorney? Yeah, probably. So same thing here. You know, because they're there to protect you and to make sure that at the end of the day, you get a positive outcome for your claim and that you get all the money and all the scope that you need to do that job right.  And then the final thing, and I hate to say this, but be prepared to fight for what you paid for. The moment you file a claim, I mentioned it before, you go from being a customer to being a liability. Be prepared to fight for all those premiums you paid for all those years. Okay. Your adjuster, your contractor they're on your side, help them help you. Be prepared if it takes litigation. If it takes going the extra mile to provide documentation to your adjuster, whatever they asked me for, make it happen. Cause at the end of the day, even though we're going to make nicey nice with these adjusters and we're going to do everything we can, you. It's an adversarial process. They're looking for every loophole. If they can deny the claim, they will.  Ana: And I agree with your assessment. I think that my experience has always been that they are very nice, but they do try to find a way to get out of paying what they have to pay. And they're always going to come in with a lower estimate, or maybe try to work on reducing the scope somehow,  whatever the case may be. But having an adjuster and having professionals, such as yourself, certainly is going to help maximize the most that they can receive out of that claim.  Francis:  And understand, we work very well with public adjusters. We were there to support them when they're on a case. We're there to help them put the estimate together, to help them get as much money for their customers. What they're trying to do at the end of you mentioned before you get two to three times, because that initial estimate for the insurance company leaves of a lot out. And that's why you want folks that know what you're really supposed to get it and to help you fight for it. Robb: And to touch a little bit on that, when the apartment complex in 43 buildings, just so you know, they approved this right off the bat. Didn't have to go to attorneys. I built a great rapport with them. In fact, they are currently putting the estimate together and they're going to send it to me to review it before they send it for payment. So that's the type of relationship that we look to have with the engineers, the adjuster, certainly the insurance adjusters that we meet on-site. And establish that really good rapport. It means having the knowledge, and being able to identify damage and, talk, kind of say, like their language. And so they understand, goes a long way. So that's a great client for us now. And now they know we're looking out and we’ll inspect some other of their apartment complexes and facilities.   Ana: And the fact that you work in the panhandle means that you basically go anywhere in Florida, right? Robb: Yes. So Orlando, Tampa, Panhandle, Miami.   Ana: Okay. Well, thank you guys so much for joining us today. I can tell you that I've learned a lot and I'm sure that my clients and the listeners have as well. If they wanted to get ahold of you or talk to you a little bit about your services or maybe even hire you guys, how do they get more information? Francis: Our 800 number for the entire state of Florida is  866-6SunFlo  that's 866 6SunFlo. They can also go to sunfloroofing.com and again, SunFlo is not with a w on the end. It's short for sunshine Florida. We all love the sunshine here, but we get busiest when it's gone. Ana: Absolutely. Well, to our listeners, thank you guys for joining us today. And, of course, you can get more information about us at alliedpropertygroup.net. And our phone number is (305) 232-1579. So thank you again, have a great day, you guys. Robb: Thank you Francis: Thank you so much.

In this episode, we have an interesting discussion with Rob Ashdown. He is the founder and Chief Executive Officer of Clean Energy Transfer Fund (CETF), a company with the focus on realising the competitive advantage of renewable and clean energy in the energy mix within Australia. They concentrate on the National Electricity Market, taking a position on wind and battery energy storage projects. Rob shares his personal and professional journey into climate change markets and marketing that led him to start CETF, the strategies they use in the company, some hedge fund technicalities, and fun personal stories. Rob is also a member of my Champions’ Forum and shared his experiences with the group on this episode. What are Rob's current professional responsibilities? Rob runs a hedge fund called Clean Energy Transfer Fund "The anchor bias that a lot of people have is that renewables are expensive. Renewables are uncertain, renewables come with a lot of uncertainty and therefore cannot form a majority of the electricity mix within Australia." According to Rob, solar and wind have a cost competitiveness where they can deliver power more cheaply and more effectively than what thermal can. Rob humorously shared the story of how he came to decide which course in the university to take. He also shared how he came to decide on focusing on climate change markets. Rob shared how he loves finding problems and working on them to generate a solution. "Always show up and always deliver. So if you shake someone's hand, deliver constantly and treat people well, right. And do the best that you can." When Rob went to the UN Climate Change Conference, he was recruited by a large coal mining company that had a new energy team and recruited him to manage that project. At this time, he moved back to South Africa, worked on wind projects initially, then to solar, and then started to expand out into gas, imported LNG projects, and coal-fired power station projects as well. "I've now got my problems. And I now have to find ways to solve them. I've got people around me to help me, to help deliver on the solution. So I couldn't be happier. It's challenging." What are some of the problems that Rob hopes to solve? Where would Rob like to see the business in five years time? Rob envisions CETF to evolve from just a pure hedge fund to having at least a second or third fund established by that time. He also envisions the company to have an infrastructure equity component to it. "This fund would see us with at least 700 to a gigawatt of capacity under management with a significant battery portfolio as well, and providing services to the market." Why does Rob think he's been able to stay the course when a lot of people would have quit? "My biggest critic is myself. Working within your own mindset to get your mind in the right way and looking after your emotional state is, I find, probably the most important skills that I've picked up in building these." What does Rob see as some of the benefits of being involved in the Champions’ Forum? "It's not a traditional business get-together or networking event. You're able to talk and share and have discussions that traditionally I find are really hard to have." Rob shared that he finds the Champions’ Forum an event where leaders and other people share and deal with their problems from different industries and backgrounds, and you can boil it down. Alternative Investing with John Moran and Rob Comer We've never had 2 guests on the podcast at the same time! So it's a first today. We have Rob Comer and John Moran with us, talking about alternative investing. Alternative investing is a sector Rob and John have been in for some time. They help people find great ways to gain money in alternative ways and are going to help us understand them more. What are your backgrounds and how did you come into alternative investing? Alternative ways to generate income are on a lot of people's minds right now. When Rob started looking into it some years ago now, he went down the traditional route of building a portfolio in properties. Rob's background was property investing and he was trying to stop trading time for money. In contrast, John left full-time employment 5-6 years ago. He was introduced to an investor and the world of investments. Well, after that he took the plunge! http://thenext100days.org/wp-content/uploads/2020/06/John-first-meets-Rob.mp4   Well, John's nickname is honest John! In fact, Graham remembers John's antics on Blind Date when he won! http://thenext100days.org/wp-content/uploads/2020/06/Blind-Date.mp4   Creating Protecting Wealth This is John and Rob's business, where you can get in touch with them if you're interested. John and Rob met on investment and clearly got on. So, the conversation carried beyond the formalities. One of the early conversations they had was on values, because values are so important in alternative investing. Honesty, transparency, being an investor as well as asking others to be investors, etc, etc. It was a great fit for Rob, because he was looking for more passive investments. Property isn't at all passive! And he'd left work for property but realised it sapped a lot of his time. What are clients looking for? What's intriguing is that Rob moved from a property portfolio into alternative investing. How many property investors are rethinking their investments, because they won't be having the same money from and coming into the property market at the moment. It boils down into additional income streams. Now more than ever income streams are being tested. Property is an asset class. But with the bond Rob and John are selling, they are finding their clients already have one or two additional income streams. That's exactly what they're looking for. People who are investing should already know what investing looks and feels like and the risks involved, they should also get advice from a financial institution such as a bank. Bonds There are two types of bond: Corporate bonds; And government bonds. Government bonds are sold by the government to raise capital, in a closed group of primary markets and dealers. Corporate bonds are a bit like a loan. You loan a company some money and they give a sort of IOU. In their information memorandum's (IM's), they explain all this by saying why they are raising capital. It's usually to do y x, y and z. Within this, there are two types' there's a fixed income bond (regular basis return) or, on the bond's maturity, you'll receive your investment plus X back. It's one or the other here. Rob and John's bond The minimum is about £100, 000. It's not a retail product of course. The bond is for high net worth or sophisticated investors. It has a fixed rate of return paid quarterly for two years. And, the interest rate is 1.5% a month. This bond is listed on the stock exchange. It has been through various types of due diligence and has been wrapped up in as much security as possible. If you're interested, follow the link here. http://thenext100days.org/wp-content/uploads/2020/06/Pensions-and-bonds.mp4   Covid-19 and bond performance The percentage of interest is staying the same, despite coronavirus and the turbulent time we are living at the moment. It's all about leveraging the money coming in. http://thenext100days.org/wp-content/uploads/2020/06/Bad-debt.mp4 Now £100k is a lot of money. As a result,

David says everyone has not been the best at digital—which effects the millennial audience. David believes that it will be all about connections, relationships, friendships, and celebration coming out of this pandemic, as well as reminding consumers about diamonds in the context of all of those occasions. Victoria asks about the Support Your Local Jeweler Campaign and the Jeweler Support Network—and David emphasizes the value of local businesses. Natural Diamond Producers CampaignRob asks about advertising and the logistics of campaigns and ads to come. David says they hope to shoot the next campaign in early July, with plans to launch the new campaign in September. Rob then asks about the history of diamond advertising and whether David has any advertising role models. David looked at old De Beers ads and at luxury jewelry ads, and he explains how it’s important to look outside of the industry too. Diversity in the IndustryFirst, Victoria asks about the section on the Natural Diamond Council’s website for diamond industry professionals. David says it’s a destination where retailers can go for support in everything that they’re doing in stores. Rob turns the conversation to ask whether the industry needs to be more diverse. David believes the diamond industry has done a great job in marketing and communication but says that’s not enough. The industry has the right intent—but we must ask if everyone has equal opportunity.

The Journey Of Self-Awareness

A Quest for Well-Being

How is it possible that we live life at ninety miles an hour but never seem to get to where we want to be? Why do we have more material goods, more access to information, more ways to interact than ever before, yet still feel unfulfilled? Why are we better off than any society in history yet often feel tapped out, unmotivated, overworked, and unsatisfied? Each of those questions has the same answer: We are not practicing awareness. That statement seems pretty simple on the surface, but to practice awareness, you have to stop: stop running from one activity to the next; stop comparing yourself to everyone else; stop trying to be who others think you should be. When you stop all of these things, you give yourself space to quiet your mind, reflect on your experiences, and get to know yourself better. And when you know yourself better, you can identify what you want out of life and pursue it, which leads to a more fulfilled life. The journey to fulfillment begins with an awareness of who you are. Traveling a road of personal growth, you will become aware of what makes you tick—what gives you energy when you think about a certain topic, subject, or pursuit—and what drains every last drop of energy. You may not always like what you discover, but you will be inspired by it. The point is to become aware of who you are and who you're becoming. The journey of self-awareness is powerful because increased awareness brings increased understanding, and increased understanding empowers you to make changes in your life that last.   In this episode, Valeria Teles interviews Robert Commodari about awareness which is one of the many messages in his book: Better Than You Think: Developing Awareness for a More Fulfilling Life. Rob comes from a family of seven siblings growing up in a two-bedroom 1 bath 745 sq ft house in Northeast Baltimore City. He is the son of an Italian immigrant and a red-haired German. Money was hard to come by while growing up. Rob started working at age 11 delivering newspapers and paid his own tuition through high school and college. He played baseball in College while attending Florida Atlantic University in Boca Raton, Fl.   After graduating from FAU, Rob took a job as a stockbroker in North Palm Beach, Fl. Arriving early one for work, in July of 1990, he noticed a book sitting on his mentor's desk, The Greatest Salesman in the World, by Og Mandino which he asked to borrow that evening. Rob finished reading the book that evening and hasn't looked back since. It was after reading The Greatest Salesman in the World and Part II of Og's bestseller that Rob had the inspiration to write and speak. Rob began goal writing in the winter of 1992 but had never set a goal to write a book or speak until 2001.  It was spring of 2001 that he gave his first inspirational speech to a crowd of approximately 650 people. He was then encouraged to join Toastmasters, an international speaking organization to hone his skills as a speaker. It was in 2005 when he wrote a goal to write a book. Rob knew he wanted the book to be centered on the theme of awareness but didn't feel worthy enough of being an author. He struggled for years and wrote sparingly before he finally committed to finishing the writing of his book in January of 2017.  A serial entrepreneur, Rob has been involved in several businesses. He had his own newspaper business from 1994 through Dec 31st of 2003. Rob was partners in a cigar business in the mid 90's. He has flipped a few houses of the years and has spoken to several organizations over that time as well. He has spoken to organizations such as: Wells Fargo, Sherwin Williams, Wachovia, M & T Bank, BB& T Bank, The Baltimore Sun, and others. Rob has spoken to students at schools and inmates in prison several times. When Rob speaks he is moved by the spirit to connect with others and to inspire others to realize their dreams.  To learn more about Robert Commodari, please visit his website: https://www.robcommodariauthor.com/ For Intro-free episodes: https://www.patreon.com/aquestforwellbeingpodcast Podcast Page: https://fitforjoy.org/podcast   ** Bio intro and outro one by Heidi Lynn Peters.

Let's Talk Soon

Today’s episode begins with a somewhat ridiculous claim on Rob’s part, that he has read every book in the world and therefore, can offer his expertise to Tricia regarding author Beth Moore’s newest book.  (Tricia’s not buying it.)   Tricia tells of Beth’s experience of visiting Italy and seeing the luscious grape vines that, despite being healthy and green, will only produce grapes when their roots “hit the rocks.”  When the grape vine is stressed, the fruit begins to grow.  The challenges and hardship are essential to the real fruit—and the same seems to be true for our lives.  When we say, “This may be the hardest thing I have ever done; I may not survive,” that’s when we actually do begin to produce fruit in our lives. Tricia experienced this in her own life crisis, and has found it to be true in others as well: the people we can learn the most from tend to be “people who have done hard things”—those whose stories include crises that, because they did not run from them, caused them to not only survive the crisis, but to grow.   “What was your greatest moment of growth?” When Rob was asked this question not long ago, he felt hesitant to even talk about it because it was rough.  He experienced a season a few years ago when he had developed a persona of success, and he talks honestly about the pain of a personal crisis that showed that persona to be only an illusion; it wasn’t real. “Sometimes it’s not just about getting around the rocks in our way; it is about landing on them—having a rock-bottom moment in our lives.” Rob talks of the difference between being known as a man of integrity—compared to the hard work of actually becoming that man.   Rob is a long term fan of podcasts and books that he can listen to while running; he likes to “hear something in my head while I run.” Recently, though, he has begun to ask himself if he might do well to choose times when there is nothing playing in his ears when he runs—except his own thoughts.   Tricia describes herself as “not a theologian or ‘academician,’ but a real person who has mismatched socks, so much laundry, and cereal for dinner—and a real love for Jesus and for the Bible.” She tells about the manuscript she is working on, a potential book about “how to fall in love with your Bible,” and talks about wrestling with the biblical statement that “God is a jealous God.”  How is that okay, if we aren’t supposed to be jealous of others, but God says that he is jealous?  Figuring that out is worthy of our time and focus, as it is about choosing Him over the other louder voices clamoring for our attention.   Rob closed out the conversation with a quote by Mark Sanborn (below), and his and Tricia’s shared desire to make this podcast a “remarkable performance: moving people to act, or feel good, or to laugh or to think.” Their shared hope is that perhaps the podcast will hit all four sometimes, but will always reach at least one of these goals.   Have you had an experience in your life that included all four responses—moving you to act, to feel good, to laugh, and to think?  If so, Tricia and Rob would love to hear about it!  You can reach Tricia Lott Williford on her blog, Facebook and Instagram, and you can reach Rob A. Lott on Twitter, Instagram, Facebook, and on his podcast, The Leading Creative.   Quotable quotes “You have a choice: you can look healthy, or you can be healthy.” – Doyle Lott, therapist—and Tricia and Rob’s dad “Grapes dry up real fast when they’re not connected to the vine.  Real fast.” – Tricia ‘From Broadway to corporate boardrooms, I’ve learned that every remarkable performance affects us. They move us to act, they make us feel good, they cause us to laugh, and they stimulate us to think.  Only the most incredible performances accomplish all four.” – Mark Sanborn   Recommended Resources Chasing Vines, by Beth Moore The Encore Effect, by Mark Sanborn

In this episode, Rob Reinhardt from Tame Your Practice joins Gordon to talk about the importance of having a contingency plan in private practice. First, Rob explains the difference between a contingency plan and a professional will. Plus, he reveals the first things you will need to do when thinking about your contingency plan, including considering who will be on your emergency response team. Rob highly recommends having another mental health professional on your team, rather than a family member. Later, Rob speaks about all the things you will need to inform your emergency response team about. If you need more assistance with your plan, get Rob's book Private Practice Preparedness: The Health Care Professional's Guide to Closing a Practice Due to Retirement, Death, or Disability (use code WF44M for 15% off the ebook). Meet Rob Reinhardt Rob Reinhardt, LPCS, M.Ed., NCC has his own successful counseling practice and is CEO of Tame Your Practice.  Known for his expertise in reviewing and recommending EHRs for therapists, Rob previously worked in Information Technology for over ten years and has lived around technology his entire life. Contingency Plans for Private Practice Mental health professionals usually don't have a contingency plan. If something happens to a private practice owner, what is the spouse going to do? The owner is in charge of helping all of these people get informed about the situation. Plus, there are all of the records to deal with. There's all of this business to take care of. If there were no plans, an attorney would have to help them through it.  It's not just what happens when you die; there could be lots of reasons that you need a contingency plan. For instance, you need a plan in case you decide to retire or in case you find some fantastic job opportunities that you can't turn down. What if your family decides to move across state lines? That would change everything. You might have to take an extended leave of absence to care for an ill family member. There's any number of reasons that draw you away from your practice and require you to have this plan in place.  Well, there are not many resources out there for private practice owners to create the plan. And that's when Rob decided to sit down and write Private Practice Preparedness: The Health Care Professional's Guide to Closing a Practice Due to Retirement, Death, or Disability with Nancy Wheeler. They talk about how to make the plan and provide some templates that you can fill in your information and have that plan. Professional Wills Many people talk about a professional will in this context. The reason Rob doesn't say professional will a lot, and instead, he talks about a contingency plan is because the professional will tends to be focused on if you die. Plus, it also tends to be focused on the business aspects of private practice. Some people do incorporate other things into the professional will, but not everything will be covered. For instance, what if somebody needs to get into your G Suite? What if somebody needs to get into your EHR? These are the kinds of details that often aren't included in something like a professional will. So, make sure you're covering all these things that someone would need to address if someone else has to care of business. There are so many things that you do that are connected to your practice that are in your head. However, you never really bothered to write down or explain it to anybody else.  Starting Your Contingency Plan Get Rob's book, Private Practice Preparedness: The Health Care Professional's Guide to Closing a Practice Due to Retirement, Death, or Disability, and go through it. Rob would step back and make a list of all these things that he does. Including all of the things that he doesn't even really think about. They're second nature to him. Think about what are all the things that you do, and if you weren't there, who would do them? As you are making a list, think about doing these things, how are you doing them, and what are you doing them with? In other words, what tools are you using? Are you using G suite a lot? Some people have electronic health records, and they have bank accounts for their business. So, make a list of what are all the tools that you use, and how do you access those tools? Then, it can get even more detailed. So one example is electronic health records. We're talking about protected health information here. It may not just be enough that somebody has your login and password information. You may want to have them set up in that EHR as a confirmed user. And in fact, some of the electronic health record systems have that as part of their programs. Rob advocates firmly using two-factor authentication. So that means you're not just entering a username and password, but you're often entering a code that you either receive via text or through an authentication app. It's an extra layer of security to be sure that if someone gets your username and password, they can't impersonate you and get into this sensitive data. Plus, who is your emergency response team? That's the terminology Rob uses in his book. How is your emergency response team going to get that authentication data? The key is that you identify these workflows, how do you access the information, what information do you use, and how do you make sure that your emergency response team knows all of this? When Rob says an emergency response team, that could be a team of one, it could be a team of 10. It depends on your practice and what your needs are and so forth. So a solo practitioner may only have a team of one or two people to back them up. Emergency Response Team You want to identify your emergency response team, whether that's an individual or a group of people, and you want to make sure you talk to them, and you set an agreement and give them everything they need to know. So, at a moment's notice, they can jump in and take over. Many people do mutual agreements. They will be your backup, and you will be their backup. Get that established so that they know that they're the backup; it should never be a surprise. Plus, they should know where to find the information if they need to jump in and take care of business. Also, make sure they are a mental health professional. Some people want it to be their family members. Especially when you're talking about a professional will, it may be fine and well, but it's essential to consider having a knowledgeable mental health professional take care of business. They have the clinical knowledge; they have the experience of things like HIPAA and ethics that a family member is not likely to have. They're going to step in and know what's essential and how to take care of the records. That's a crucial facet of deciding who's going to be on your response team. Another reason why it's crucial to have a mental health clinician involved in this emergency response team because they may be providing some counseling as they help transition people to a new care provider. What does this emergency response team need to do? Apart from your day to day routine activities, how are they going to communicate this to clients? It's essential to have already identified some clinicians that would be a good fit for the particular clients that you work with. Make sure those clinicians are aware that they are a part of your transition plan. Those clinicians need to know how to contact your clients, what to tell them, and the list of providers to make them aware of.   Being transparent… Some of the resources below use affiliate links which simply means we receive a commission if you purchase using the links, at no extra cost to you. Rob is also part of Chacruna’s Council for the Protection of Sacred Plants.  The Council for the Protection of Sacred plants is "an initiative of the Chacruna Institute for Psychedelic Plant Medicines that endeavors to advocate for the legality of sacred plant medicines among indigenous peoples and non-indigenous communities, encourage legal harm reduction practices that protect those who use them, educate about conservation of plant species, document relevant legal and social issues, and consult on legal cases including possible litigation. "  3 Key Points: The Psychedelic Liberty Summit is a gathering on legal, cultural, and political issues around the emerging psychedelic renaissance. Accessibility is not just about whether or not people can afford psychedelic therapy, people cant even afford regular therapy, the whole healthcare model is an issue. A lot of churches get a bad name, but really most churches are built around community. Psychedelics can help revitalize churches. The goal isn't to have spiritual experiences, its to have a spiritual life” - Rob Psychedelics and entheogens could be central to creating a new hub It is possible to create psychedelic churches outside of the Santo Daime The Ayahuasca tradition really uses the potential of group process “How individual is the psychedelic experience, where you need some one-on-one work?” - Kyle Psychedelic Liberty Summit April 25-26 in San Francisco Discount Code: PsychedelicsToday for 10% off at checkout Links Chacruna Institute for Psychedelic Plant Medicine Psychedelic Liberty Summit    About Rob Heffernan Rob Heffernan has been involved in the Peruvian curandero tradition and the Santo Daime for the last 16 years. Rob wanted to take some time to express some of the challenges he is facing in communicating the importance of his work on this week’s episode. Rob recently attended a conference in Australia that was a bit frustrating to experience. Facts matter in the therapy world and it seems that people prefer to listen to the loudest of voices instead of the experts who have dedicated their lives and education to addiction and therapy. Everyone wants you to take a side or to think in absolutes, but therapists don’t take sides. Therapists guide you in choosing what’s right for you.     TAKEAWAYS: [2:05] We don’t really have all the research about porn addiction yet.  [3:50] Porn can be bad for some people, but it doesn’t mean that it’s bad for everyone.  [4:35] When Rob spoke at a conference in Australia about his neutral beliefs about porn and porn addiction, people were disappointed. When attending scientific conferences, it’s important to present facts; not opinions.  [5:55] Unfortunately, people who are anti-porn hold very strong beliefs about it, but they might not necessarily have the clinical knowledge on how addiction really works. A lot of speakers were not citing statistics or facts in their talks.   [7:45] It’s a catch 22. Anti-porn people do not want to talk about the positives of porn and sexual health professionals don’t want to talk about the negatives of porn and sex addiction. What you need is a balance and you can’t have that if you are very biased towards one belief or the other.   [8:15] Rob makes the connection about how people feel about porn addiction to how people felt about prohibition back in the day. It was deeply rooted in moral, religious beliefs, with conservative overtones.  [9:15] Fear sells. All you have to do is pick a side and think in absolutes, and you will be very popular. Rob doesn’t believe this is the best approach.  [12:55] Rob and some of his fellow colleagues, who hold PhDs on the subject, were turned down to speak because event organizers preferred the speaker who had more media contacts, who were ‘marketable’, or even paid more for a booth. It’s a sad state when fame is preferred over expert knowledge at scientific conferences!   [17:20] How can you do mental health treatment without asking about human sexuality? It sets Rob’s hair on fire when there is such a big disconnect in this area.  [22:05] When you use the word ‘addiction’, you are not shaming yourself. You are embracing your vulnerabilities. You have limits and you learned what they are. That’s a good thing.  [24:55] You can never debate facts to people who have very strong emotional beliefs or opinions. You will always lose.  [26:15] Rob doesn’t understand why the sexual world is so split on certain issues when we all use the same methods and techniques to treat patients. Life would be so much better if we can just come together and work together.    RESOURCES:  The Porn Panic: Is Porn a ‘Public Health Crisis’? I can show you a thousand images from online porn that would make you tell me porn is horrible.” “When we’re talking about our pleasures and our human desires, I think it’s always a bad idea to be in black and white.” “That’s an anti-expert experience. When the person who shouts the loudest on Twitter or online or on TV gets the most attention, it doesn’t mean they have the most knowledge.”

Rob has been on the show a few times before and this time around I wanted to dig into a new project he's working on to give non-venture track founders more data to help them make better decisions as they grow their company. The project is called and to put it together, hundreds of revenue generating SaaS companies were surveyed and the result will be an epic report filled with benchmarks, growth rates, demographics, validation approaches, and more. When Rob was last on the show back in episode 6, he had just opened the doors for TinySeed's first batch of founders and I also wanted to follow-up and see how things went. After receiving hundreds of high quality applications, the TinySeed team narrowed it down to 10 lucky founders and today we'll hear what Rob and his team have learned and what is in store for the second batch, which will be accepting applications on November 1st. Phil’s guest on this episode of the IT Career Energizer podcast is Rob Allen. He leads impactful, cohesive development teams from the ground up to solve thorny problems.  He turns wild-west-style engineering organisations into professional powerhouses by leading untested initiatives through to successful deployment and broader adoption.    In this episode, Phil and Rob Allen discuss why setting clear goals is essential. As well as how to work out what they should be and achieve them. They also discuss the benefits of learning to be inclusive, listen closely and be empathic in your work life. As well as touching on how and when to reassess things so that you become even more effective and grow your career.   KEY TAKEAWAYS: (3.17) TOP CAREER TIP The best GPS system can’t help you if you do not have a destination in mind. Career-wise you need to know where you are going in order to plot a way of getting there.   Rob points out that setting good career goals is not necessarily about setting your sights on working for a specific company or role. In the podcast, he explains how to get to where you want to be in both your work and personal life.   (0.00) WORST CAREER MOMENT In 2010, Rob travelled with his wife, a professor, to a conference she was attending. The world in which his wife worked meant that they met up with the same people several times a year. So, over time, many of them had become friends. When Rob walked into the bar someone he knew well slapped the bar and said something like – here’s Rob Allen, often wrong, seldom in doubt. The guy had been drinking, but, that comment still stung.   Worse than that, when Rob thought about it, he realised there was quite a lot of truth in that observation. It was an awful moment, but it led to him changing his ways. He started to stay quiet and listen far more at meetings. When he had a question, he still asked it, but made sure it did not sound like he was offering an opinion. Changes that proved to be very beneficial. So, in the end, his worst career moment turned out to be his best moment.   In the podcast, Rob explains the changes he made and how he and everyone around him have been able to benefit as a result of them.   (12.59) THE FUTURE OF CAREERS IN I.T Rob believes that in the past 7 or 8 years, the IT industry has made real progress in terms of project and people management. These changes are having a profound and positive impact on the way we work and what we can achieve.     (14.37) THE REVEAL What first attracted you to a career in I.T.? – Rob reached a stage in his life where he desperately needed to make more money. So, he decided to put his HTML and CSS skills to use and began his IT career. What’s the best career advice you received? – Shut up. What’s the worst career advice you received? – Hang in there and just stick it out, management will make it better eventually. What would you do if you started your career now? – Rob, would start out by focusing more on data analytics and those kinds of technologies. What are your current career objectives? – Currently, Rob’s team is understaffed. So, his focus is improving the hiring process and improving the efficiency of the team. What’s your number one non-technical skill? Empathy, it helps you to see the other side of something and learn more from others. How do you keep your own career energized? – Rob is an active member of Rands Leadership Slack, a group of about 10,000 software people. The conversations within that community keep Rob engaged, learning and energized. What do you do away from technology? – Rob enjoys spending time with his family and is a huge fan of the video game Overwatch. He is also working to put together a stable of cars.   (18.53) FINAL CAREER TIP Having clear career goals is essential. In fact, you should set clear goals for all areas of your life.   BEST MOMENTS (4.15) – Rob - “Work out what you want to achieve in life and set your career goals accordingly.” (5.07) – Rob - “Before accepting a role, ask yourself how it fits in with your long-term objectives.” (9.03) – Rob - “Listen carefully in meetings and make it clear you are asking questions to grow your understanding rather than challenging things” (16.18) – Rob - “Software is a team sport. You need to get the people right for the software to be right.” (18.53) – Rob - “If you are looking to energize your career, having a goal is essential.”   ABOUT THE HOST – PHIL BURGESS Phil Burgess is an independent IT consultant who has spent the last 20 years helping organisations to design, develop and implement software solutions.  Phil has always had an interest in helping others to develop and advance their careers.  And in 2017 Phil started the I.T. You can just hear the passion jumping out of their voices and it's easy to see why when they show how they make $100k+ working only 25-30 hours a week flipping items. Throw away assumptions like long hours spent shipping or fixing junk just to make $5. This is a truly impressive system they've built. They also love educating and are offering all the FI Show listeners a free guide to selling on eBay! So go take a listen, leave that 5-star review and give us some feedback! Episode Summary Rob is the laid back one of the group and Melissa is the one who is the more money focused one From the start of their relationship they always used flips to earn money In the beginning, they would just use it for vacations and cars but not employment Rob saw his parents flipping items and just fell in their tracks When Rob sees an item he can just quickly research the item on eBay and also give you a ready to use post so you don’t have to do much effort at all After their third child was born four years ago they turned this to a full-time job They don’t see any advantages they have to anyone recreating their exact same business They’ve even started coaching people around the country The style of flipping they do and coach is revolved around doing a smaller amount of flip with much larger returns instead of focusing on quantity Commercial equipment is often something that can be had really cheap but sold at a big premium When you check out their blog and reports you’ll see that they’ll sell and ship anything The only thing they typically won’t mess with is anything following much below $100 profit They source most of their items locally through things like Offer up, craigslist, or Facebook marketplace but sell almost exclusively on eBay Sometimes they’ll do some touch-ups or small fixes but for the most part, they don’t do any work to the items which are different than when you’d flip a house Rob started flipping out of a convertible mustang but over time he upgraded to storage units, a truck, trailer, etc.  He stresses that you should just stick to what you have until you start making money off the flips On only 108 sells on eBay they made over $80k for the year which means they don’t have to spend a ton of time shipping items Then we get into talking about a flip challenge they have going on We’ve all heard of crazy stories/rumors of someone turning a rubber band into a car but this is real and is well documented This challenge has them taking an item and turn it into a rental house within a year and they’re on track! It all started with a free chair from the trash They stress that they try to teach what they can on taxes for these types of sales but note that they differ state to state so check your local laws They do note that in this business you can see irregular income but they combat this by keeping recurring cost low because they pay for everything in full upfront They’re currently not focusing on stock market investing because they’re really comfortable with real estate and already have two rental properties and are hoping for 10 over the next 7-10 years They’re so excited about sharing their skills with everyone through the flipper university and also some free exclusive content for FI Show listeners!   Key Takeaways Money is Everywhere: Just another reason why quitting a job doesn't mean you can't make money somewhere, somehow if you need to Imitate then Improve: Rob and Melissa didn't create a new industry. Selling used stuff is as old as they come but they're doing it better than just about anyone and have built an impressive and repeatable process Family First: It's so awesome seeing Rob and Melissa get their kids involved in the flipping and to see how this style of work allows for so much quality time with their kids instead of locke...

On today’s episode of One Year, No Beer, guest Rob Fink will be joining the podcast to talk about alcohol-free, nonalcoholic, and 0.5% beers. Rob Fink is the founder and CEO of Big Drop Brewing. However, he wasn’t always the founder of a brewing company. Rob is a lawyer by trade, and when he and another lawyer set up their office in a city, Rob had to go out and meet with clients to bring in business. This meant meetings in pubs and bars and led to a lot of drinking. When Rob’s son was born, he decided to give up alcohol for a while and quit drinking for seven months. However, he still wanted to be able to enjoy a beverage when he was out.  Rob found himself bored with the nonalcoholic options available in local establishments. He prefers to drink stouts, and couldn’t find nonalcoholic stouts offered anywhere. This gap in the market was what gave him the idea to begin his own brewing company.  “I scoured the bars, scoured the internet, and I just could not find anybody, dare I say in the world, who was making an alcohol-free stout. And I just thought, why not?”  In today’s interview, Rob describes more about the process of making low-alcohol beer and the different styles of beer that Big Drop Brewing Company makes. He also talks about why the beer is labeled low-alcohol or .05% alcohol. As Rob explains, beer cannot be called alcohol-free in the UK unless it has 0.05% alcohol or less. However, it’s impossible to make 0.05% beer using the normal brewing process. Therefore, in the UK, Big Drip Brewing beer that has 0.5% alcohol must be labeled low-alcohol instead. However, in the EU, 0.5% alcohol beer is classed as alcohol-free, and in Canada, 0.5% alcohol is called nonalcoholic. As Rob points out, at 0.5% AVB, it’s nearly impossible to drink enough to reach the legal drinking while driving limit.  Rob also talks about his own experience going alcohol-free. He says that he lost about 10 kilos in seven months, slept better, and felt generally healthier during the seven months when he gave up alcohol. He’s now beginning One Year No Beer’s 365 challenge, and he says that it’s helpful to know that he can now give up alcohol while still enjoying a great-tasting low-alcohol beer. He also shares details about how his business has expanded over the previous year, and where Big Drop Brewing Company’s beers may be found in the future.  LINKS & RESOURCES  OYNB Website: https://www.oneyearnobeer.com/ OYNB Facebook Page: https://www.facebook.com/Oneyearnobeer/ OYNB Facebook Group: https://www.facebook.com/groups/199505820380513/ OYNB Twitter: https://twitter.com/oynbuk/ OYNB Instagram: https://www.instagram.com/oneyearnobeer/ ROB FINK’S LINKS & RESOURCES  Big Drop Brewing Co.: https://www.bigdropbrew.com/ Where to Buy Big Drop Brewing Beer: https://www.bigdropbrew.com/where-to-buy

One of the easiest ways to end a conversation is to tell people you sell life insurance. The reason people take a step back when you mention selling is because of bad actors that treat selling as a hiring mill. The constant churn of salespeople creates a terrible reputation for sales in general. Why is sales such a difficult subject for people? Most people are exposed to the lower end of the sales world which creates a negative imprint. Sales is more than sales though, it can also be thought of as influence and persuasion and a way to get an idea into someone’s head that allows them to take an action that’s good for them. Sales and belief are intrinsically connected. Before we can get others to believe us, we have to believe us. If you believe your product is bad, you’ve got a problem. If you honestly believe your product is good, it’s so much easier to get other people to believe it too. Belief We have a lot of negative voices in our head that tend to chirp at us and we think they may not add up to much but they have a huge impact. They accumulate and you start believing it. Take yourself to a moment where you were at your best. How do you think you felt? Train yourself to find that place where you felt powerful. The body doesn’t know when the mind is acting. People say no to the person you were being at that moment, not because of the words you used. Rob helps people that have the words but lost the tune. He started applying acting skills to his teaching methods and showing people how to be authentic. Everyone can lose their tune, some have never even heard it. It’s important to deemphasize the words, everyone has a limp. We have to come to grips with our limp and realize that it’s ok. Learning The Tune Everyone has their own tune. You will never have someone else’s tune, you have to work with what you got and trust yourself. We obsess on things that are not in our control. Play the course, not the opponent. When you realize that worrying is a misuse of your imagination and focus on your authentic tune, that’s when you win. We are born to extract the greatness that is buried inside. Be who you are when you’re not selling. People don’t fix small problems, they fix big ones. A well trained salesperson is someone that has your best interests at heart and has the passion and the skills to spare you the pain of your big problems. If you’ve ever been to a well trained therapist, you have already experienced what a well trained salesperson is like. They don’t pai

086 | Rob Angel is The Game Changer: How to Create Extraordinary Success Rob Angel is the creator of the uber-successful and iconic board game Pictionary. There was no business plan or go-to manual, he and his close friends simply put one foot in front of the other, loving what they were doing at every part of the journey. Then celebrated the many little victories along the way. Pictionary went on to become one of the best-selling board games of the past century, selling over 32 million games, in 60 countries, in 45 languages. Let me give you a scenario… You’re about to go into the biggest pitch meeting of your life, are you prepared for hearing NO? Or, have you spent your time prepping your pitch? You might be surprised to hear this, but I would encourage you to take the time to prepare for hearing NO. That doesn’t mean you go in there with a negative attitude, assuming that you’re NOT going to get the deal, it simply means that you know how you’re going to handle things if you do get a NO. In this week’s episode, Rob Angel, the creator of Pictionary joins Success Unfiltered, to share his story from 16 to 18 hour work days to now having one of the best-selling board games. In Rob’s first big pitch he was initially told NO, but he was prepared and ready to speak on the fly about the different ways purchasing his games could benefit the store.   Rob encourages my listeners, to not just prepare their pitch, but to prepare to hear NO and to have 5 to 8 other speaking points beyond just their pitch. Doing this will help YOU be able to shift your pitch on the fly. If you’re ready to be a game changer in your business, then this episode of Success Unfiltered is a MUST LISTEN! Grab my FREE guide “3 Ways To Turn a NO Into a YES” right HERE! Here are a few key secrets we talked about in this episode: Michelle introduces Rob Angel. Rob shares a little bit about himself and the game, Pictionary, which he created. There were several times when Rob was out trying to sell the game where he had to adapt on the fly. He shares one particular story that involved trying to get Pictionary into Nordstrom. It shows Rob’s ability to shift his reasoning on the fly. You’ll have to listen to hear the full episode. Rob believes that you need 5 to 8 different talking points any time you go in to pitch a product or service. Rob and his partners were shameless when it came to promoting their product. And were frequently sending their press releases to new sources to be featured. When Rob and his business partners were in the midst of trying to grow their product, Rob would work 16 to 18 hour days between his regular day job and then beating the pavement promoting Pictionary. Rob shares what he did to ensure he got a “time-out” from the work and could take a breather. “You have to have passion with a clear path to profitability.” ~ Rob Angel regarding his passion for his game Pictionary. When it came time to hold the launch party for Pictionary, Rob and his partners were working to put the finishing touches on the game, but ten days before the launch Rob receives a phone call from the printer, sharing Rob’s most devastating NO. You’ll have to listen to the episode to learn what it was. Despite this huge devastating NO, Rob and his partners bonded -- “Good things come from negatives,” as Rob said. Rob and his business partners ended up needing to host two launch parties because Rob had forgotten to invite the press to the first one. Both were a huge success, though! The most accomplished NO that Rob and his partners had involved Hasbro and the contract that Hasbro presented. This is a GREAT story, one you don’t want to miss! If times get tough, Rob recommends ensuring you have a strong network of people to talk to and look to for support. Another huge lesson that Rob shares it that when it comes to working with business partners and have the success of your business being the forefront, is to leave your egos at the door, and not bring them into the decision-making process. Rob shares a great story about how the color scheme for Pictionary was decided on and relates it to why we should leave our egos at the door. In 2001, Rob and his partners sold Pictionary to Mattel. Rob shares what he would tell his younger self. Connect with Rob Angel: Rob’s Website P.S. Why Clients Say NO...And Why It’s NOT The End Of The World. So you made your pitch. And the client said NO. “The idea of perfect evidence is a trap” with Rob Fitzpatrick   Ever since I first read ‘The Mom Test’, I’ve been obsessed with recommending the book to friends and entrepreneurs who are looking for business advice. For me, it’s the ultimate ‘how-to’ guide when it comes to validating business ideas, understanding your customers, and deciding whether you have a real idea of value. To say I’m excited to have the author, Rob Fitzpatrick, as the guest on this episode is a huge understatement!   Rob’s background is in tech companies, where he was part of incubator/accelerator groups alongside the likes of Dropbox. After running a number of his own successful companies, and (in his own words) a ‘failure’ or two, he’s extremely well-placed to write about how to best validate ideas to see when you’re on to a winner, and when you’re not!   When Rob’s businesses didn’t end up exactly the way he wanted/expected them to, he felt like he was doing a lot of work, and having a lot of conversations, but soon realised he wasn’t having the right conversations, and was also experiencing burnout. It was at this point he wrote his guide so others could avoid doing the exact same thing!   For any entrepreneurs with new businesses or ideas, if I can urge you to listen to any episodes, please let it be this one!   **As we’ve done with previous episodes, we’ll be giving away copies of Rob’s book (The Mom Test) to 3 lucky listeners who share the episode on their social platforms**   In this episode we discuss:  How to get honest feedback Validating your business idea - a masterclass! Tips for public speak and presenting Why surveys are no good for your pitch deck Blogging to improve your writing skills Why talking to customers is not enough, you have to talk to them properly Avoiding burnout Lifestyle businesses How and when to pitch your idea And as always, plenty more...

There's a vast difference between writing and copywriting. Writing can be creative, or factual, and used for fictional and non-fiction blog posts and articles, whereas copywriting is about creating words that go on a page, manuscript or advertisement that tells a message, with a goal to get an active response from what you write.  Rob Sattler, aka Rob The Copywriter openly shares his copywriting secrets to help businesses owners get better online results using effective sales copy and direct response writing.  "True Sales Is About Solving Peoples Problems".  Purpose of Blogs  Blogs should be used to educate, inform and inspire, and over time they help build trust. People want their problems solved, and if they land on your blog post, you must give them the information they were searching.  There must be value for the reader; however, at the end of each page, you should have a clear CONTACT US or MORE INFORMATION button. It should be a simple invitation, not a hard-sell.  Sales Copy Purpose When you're writing copy for sales you are: Selling to someone who wants to buy Helping uncover a problem they didn't know they had.  Big Website Let Downs  Most business websites are like brochures. They're full of pretty pictures and a lot of small text. Contact details and phones numbers are often difficult to find, and there's no clear direction button to learn more or buy.  Create Emotive Headlines Direct response sales copy if all about creating emotive headlines and emotive sub-headlines, with a goal to get people thinking about the problem they have.  When someone lands on your website, it's because they've clicked on a link or they found your site while doing a specific search on Google.  Landing Pages That Work  Your LANDING PAGE needs to define the problem and how you can solve it. You need to be brief and straight to the point. Use words that clearly define their problem so they know they're on the right page and explain the solution/s. Point out the features and benefits and remember this page is not designed to tell them more about you.  Think About Every Website Page  All your website pages should be geared around selling or helping the reader take the next step. Follow this simple format as a minimum: Emotive headline Emotive sub-headline  Short paragraphs that are easy to read Contact or Call To Action BUTTON Your call to action button could say - Are You Experiencing...Right Now.  Using Fresh Eyes When you write copy, do not post it straight away. Go back to it the next day or a few days later with fresh eyes. You'll be surprised what you pick up.  If you're writing late at night when you're exhausted, you can be exceptionally creative, which is excellent, but this is when you must never post online and always go back and re-read the following day.  "Just because you can write it doesn't mean you can write direct response sales copy".  Rob The Copywriter  When Rob works with a client and before he can write any direct response sales copy he will always send a questionnaire to learn more information.  Details about the product/service All the features All the benefits Details about competitors  Details about the best and worst selling products in their market 5 Reasons why people wouldn't buy from you.  The last question is important because it addresses concerns why people would not use your product/service, and using this information Rob can spin this information into a benefit from a feature.  Copywriting Is Not Search Engine Optimisation Direct response copywriting is for people who have already landed on your page, so your SEO should have already been done.  If you're getting a lot of visitors to your website, but they are leaving without taking any action, it shows your SEO is good, but your direct response copy is weak.  Monday Morning Copywriting Tip Keep it simple and say what you do. Have a clear headline, so they know what you do. Only have a small amount of text. Have clear sub-headlines down the page so the reader can get the gist of what you're talking about and how you can solve their problem.   At the bottom of every page give them an opportunity to LEARN MORE, or BUY.  You can email Rob Sattler at Rob@getcopy.com.au and if you visit his website https://www.RobTheCopywriter.com.au you can organise a FREE STRATEGY SESSION.  If you have any questions about this podcast or blog, please send me an email: tf@tysonfranklin.com.   If you like this episode, you will enjoy: Ep 113: The Psychology Behind Writing Content & Copy That Pops with Laura Peterson  iTunes Reviews If you enjoy It’s No Secret with Dr T., please tell your friends, and if you enjoy it a lot, it will put a HUGE smile on my face if you left a review on ITUNES. Stressed out? Are you constantly facing tough challenges on a regular basis? Everyone goes through people problems, relationship problems, family problems, and financial problems but our reactions to these stressful events can be changed through the use of mindfulness and meditation.   Rob Dube is the Founder and President of ImageOne, which focuses on Print Management. Rob is also a Forbes Best Small Giants Company Leader and the author of the bestselling book, Do Nothing, which is what Bill and Rob will be talking about on today’s show!   Growing up, Rob had a host of health issues as well as some family issues under his belt. As a kid, he was always anxious and stressed, but he kept it bottled up inside. After college, he and his childhood friend started a business, which did not help Rob’s anxiousness and stress.   By the time Rob was 25, he was already married, had a kid on its way; he also had no money and was living with his dad… which meant even more stress! It finally took a toll on Rob and he went into therapy. It helped a lot, but it didn’t ‘cure’ him.   When Rob first heard about mediation in the early 2000s, he was skeptical. However, he reached a breaking point after he sold his business and was willing to try anything. He tried it… and he felt better. His problems were still there, but at least he felt a bit better. That’s when he dug in deep to see whether there was any scientific proof behind all of this meditation stuff.   14 years of practice later, Rob is a believer. He is a fan of doing silent retreats because it brings you to the present and he has done eight of them so far that were each around 7-10 days in length. Although there are different types of meditation, Rob likes to do MBSR (Mindfulness-based stress reduction) meditation.   How does Rob define mindfulness? There are a couple of definitions for it, but one of them is the ability to be in the moment, right here, right now. As one body, as one breath. As challenges are coming at you, you are able to bring yourself right into the moment and not let your mind go into problem-solving mode.   Interview Links: Imageoneway.com Rob on LinkedIn Donothingbook.com Smallgiants.org   Resources: Scaling Up for Business Growth Workshops: Take the first step to mastering the Rockefeller Habits by attending one of our workshops. Cruise Control: Understanding Sex Addiction in Gay Men with Dr. Rob

Sex, Love, and Addiction

In today’s episode, Rob digs in deeper on the topic of sexuality and sexual addiction in gay men. He discusses the different norms in gay vs. heterosexual communities, what determines an addictive or compulsive sexual behavior, and the specific challenges gay men have in building relationship intimacy. There are both many differences and similarities in how gay and straight men act out in addiction, and also specific knowledge therapists need to have when working with the gay population.   TAKEAWAYS: [1:39] When Rob entered the field of work in the Sexual Addiction and Compulsion in the 90’s, we were dealing with the height of the HIV crisis. Many of the men that were behaving in unsafe or promiscuous ways were sex addicts, and there were not a lot of educated experts to help them. [3:33] Rob wrote the book Cruise Control in 2003, which is the first and only book of its kind. In 2013, he updated it to include the present-day landscape of certain drug use such as methamphetamines, social media and hook up apps, and marriage. [4:56] Gay men exist in different cultural expectancies and behavioral patterns than the heterosexual population. There is also a lack of cultural validation over time for long-term intimacy building. [5:31] Many gay men have grown up being encouraged to appear a certain way and hide or deny their sexuality. They are already accustomed to having a front-facing presentation to the world of who they really are not, which is also a what sex addicts possess. [6:22] Most gay men don’t get to date in high school and end up repressing their sexuality, so there is a delayed adolescence and they often explore sexuality, relationships and intimacy starting in their 20’s. [7:02] Unfortunately in the gay world, there aren’t a lot of role models for healthy long term dating and relationship building. Younger men often don’t get to see what a healthy gay coupleship looks like, because once gay men find their partners they typically leave the singles scenes and join the paired up community. [8:34] The tendency for males to want to dominate and lead may not produce the same type of synergistic male / female relationship that produces empathy, intimacy and compassion. If two men want to be together, they will have to learn these skills and work on their affiliation. On the other hand, lesbians usually need help with individuation in relationships, as they tend to enmesh quickly in the beginning. [9:54] If an individual is demeaned and devalued for their sexuality, it is natural for them to internalize and act out against it. [11:11] We don’t talk about HIV or AIDS very much anymore, even though we lost 350,000 people before we got medication. The cultural response is almost as if it didn’t happen, and that is something that gay men live with every day. [12:18] Men share common characteristics on how they view sexuality, relationships and intimacy. The traumas that drive straight men to act out sexually are the same ones in gay men. Men are visual by nature, and it’s not unusual for gay men to have body issues, food issues and stresses among their physical image. [13:58] Gay men act out in similar ways as straight men, whether it’s a hookup app, webcams, a club, or a one-night stand. Grindr has been helpful of taking gay men out of dark alleys and put them on the same dating and relationship ground as heterosexuals. [18:03] The #2 leading addiction problem in America after opioid addiction is ChemSex. It’s difficult to compartmentalize what pieces belong to the sex addiction, and what pieces belong to drug addiction. Recovery from meth and sex addiction is a long and challenging process. [20:34] In treating gay male sex addicts, it is imperative for the therapist to know the lingo and how gay men view sexual experiences, not pathologize, and know that they will most likely need to learn intimacy. They will need guidance on finding places, hobbies activities to go to where they can grow their community, receive peer support and build their skills without being sexual. The therapist must be open to many non typical therapy topics such as sex toys, threesomes and open relationships. [23:04] Many times gay men believe part of being gay is having many sexual partners and experiences. That may be the case, but doesn’t have to be true for someone that is relationship and commitment seeking. [24:55] In the healing process where heterosexual and gay men are both present, the men bond together as men, rather than necessarily around sexualization or homophobia.   RESOURCES Sex and Relationship Healing @RobWeissMSW Sex Addiction 101 Cruise Control: Understanding Sex Addiction in Gay Men Shame Grindr The Urge to Merge   QUOTES: “Being a gay male who is a sex addict, it’s a difficult thing to identify, own and work past because of the cultural issues that are involved.”   “There are fewer cultural boundaries for potentially excessive sexual behavior among gay men.”   “Most gay men already know how to do that (have a front facing presentation of themselves that didn’t fully show who they are) because they grew up hiding their sexuality.”   “Homosexuals have not had the 2-3000 years of relationship building experiences and skills, because it has never been acceptable.   “Being a gay woman or man means you live in a subculture that is exposed to extensive cultural, legal, and religious oppression directly related to your sexuality.”   “It all adds up to the same thing if you are an addict - that hole in the soul that never gets filled up and you are always running looking for a rescue.”

Aging Room Solera Fantastico Sungrown (https://www.jrcigars.com/item/aging-room-cigars/aging-room-solera/fantastico-sungrown) We’re lifting the curtain to show you how Boveda keeps premium cigars smoke ready. And revealing what makes Boveda work better than gels, beads and sponges. Brian Rice, the Principle R&D Engineer at Boveda tells all. - What’s Boveda and how does Boveda work? (1:54) - Are there secret ingredients in Boveda? (3:40) - Do lab-grade hygrometers need calibration? (4:40) - What’s the difference between a 1-way humidifier and a 2-way humidifier for cigars? (11:30) - What’s the differences between Boveda and gel and beads for cigars? (12:55) - Brian’s sponge confessional. (13:03) - Can Boveda over-humidify a humidor? (22:25) - How to add more horsepower to your humidor to reach the RH level you want. (25:15) - Why condition cigars before you put them in a humidor. (29:28) - Which is quicker–humidifying or drying out cigars? (30:22) - Why the wipe down method of seasoning humidors doesn’t go deep enough . (31:07) - How long does it take to season a humidor with Boveda? (35:25) #AskBoveda: Will the wipe down method speed up the seasoning of my humidor? (36:40) ANSWER: No, wiping down the inside of a wooden humidor before you add Boveda 84% RH for seasoning will delay effective seasoning. When you wipe down the inside of a wooden humidor with a sponge saturated with distilled water, the moisture level on the surface of the humidor’s interior will spike to 100%. Add Boveda 84% RH and Boveda will detect that 100% moisture level. Boveda will first go into absorb mode to bring the moisture level down to 84% RH. (This will add 2 to 4 days to the Boveda 14-day seasoning method.) After that, Boveda will push moisture all the way through the porous wood—deep down into its cells, not just on its surface. Best to just toss in Boveda 84% RH into a dry humidor and let it work on its own—no need to rain on its parade. #AskBoveda: What’s the best beverage to drink while you smoke a cigar? (38:45) ANSWER: Enjoy an alcoholic beverage with your cigar? Brian pairs his premium cigar with a single malt Scotch that’s been aged at least 15 years. To his pour, he adds a single ice cube to slightly chill his Scotch while freeing its aromas and flavors. Then he’ll settle in for good hour’s smoke. Teetotaler? With his cigar, Rob’s a fan of enjoying a sugary, carbonated soft drink, like a Coca-Cola. When Rob’s reviewing cigars, he’ll drink sparkling water or tea in between sticks to eliminate competing flavors. What’s the secret to really cleanse your palate after smoking a cigar? A glass of milk. -- Subscribe to Box Press on iTunes: https://apple.co/2E5iNlZ Subscribe to Box Press on Google Play: https://goo.gl/U7LhdC Follow Boveda on Facebook: https://www.facebook.com/bovedausa Follow Boveda on Instagram: https://www.instagram.com/bovedainc/ Follow Boveda on Twitter: https://twitter.com/BovedaInc Buy Boveda: https://bovedainc.com/store

092: Rob Simons - Have You Ever Had a ‘Good’ Meeting?

Meetings! They take up our time and nothing actionable ever gets done by the end of it. No one really likes meetings. However, good meetings can actually give you back time. How can you execute a good meeting so that everyone will feel happy and more productive by the end of it? This week’s guest shares how!   Rob Simons is a Certified Gazelles Coach, the Strategy Summit Facilitator and Accelerator Facilitator for Entrepreneurs’ Organization, and has over 25 years of experience as a brand expert, business coach, and entrepreneur!   Rob grew up during the beginning of the personal computer revolution. He started his first publishing firm at 23 and started his first branding firm at 25. A defining moment for him was going to an all-day workshop with Verne Harnish and that’s when he realized how much he didn’t know about how to run a business. Things really started to kick off from there. In 2011, Rob started coaching clients on a full-time basis.   One of the biggest mistakes Rob made was not getting an outside coach. He thought, “I’m a smart guy. I can figure it out.” Yet, even the best golfers in the world have a coach and running a business is no different.   When Rob was running his businesses, he hated meetings. He had a lot on his plate and the last thing he wanted to do was sit in a room for an hour. However, good, effective meetings on a regular basis set you free. One client told Rob that he was able to reduce his email by 60% just by having good meetings.   In our digital world, so many things get lost in translation via email. Don’t try to have important conversations via email. At best, have a video conference if you need to talk. 60-70% of language is non-verbal, so you have to be able to see your team to fully understand the meanings behind the words they say.   Believe it or not, having a daily huddle or a daily meeting can actually be very beneficial to you and the organization. However, so many clients hate doing the daily huddle. It sounds simple, but talking to each other every day and having good communication within the organization go hand-in-hand and the daily huddle helps bridge that.   After you’ve established good daily huddle habits, then what’s the point of having a weekly meeting? The weekly meeting is basically helping you close your books. It gives you a quick recap of what was done that week. Some people like to do this monthly, but truth be told, most people can’t remember what happened 3 weeks ago and things often, again, get lost in communication.   With any good meeting, you have to have an agenda, an outline, of what you’re going to talk about and you have to make sure you follow it! If you don’t have an agenda and you’re just winging it, then it’s never going to work.   Interview Links: Petracoach.com Rob on LinkedIn   Resources: Scaling Up for Business Growth Workshops: Take the first step to mastering the Rockefeller Habits by attending one of our workshops. Stronger and Smarter: A Look Back At Customer Experience With Zappos

The Modern Customer Podcast

Zappos is considered a leader when it comes to customer experience, but it hasn't always been that way. When Rob Siefker, now the Senior Director of Customer Loyalty, started representing the company at conferences years ago, he estimates only 10% of people had heard of Zappos. Now that number is around 99%, and the company has become a model of how to create a customer-obsessed culture. However, the road to Zappos' success wasn't without hiccups. Zappos has been an evolving company from the start. When Rob started in 2004, he was working as a temp in the call center on a job that was only expected to last a few days. That didn't end up being the case, and he has grown with the company over the last 14 years. As Zappos has grown, one thing that has stayed the same has been the company's customer-obsessed mindset. Although customer trends, expectations, and technology have changed, Zappos has been able to stay true to its brand and respond to a changing environment. One of the biggest changes for Zappos occurred when the company shifted to a Holacracy model in 2013. Instead of using the traditional top-down organizational system, Zappos wanted to encourage innovation and empower employees by flattening the structure and distributing power. Zappos is now a leader in Holacracy, and it has been a great fit for the company, but it there were challenges along the way. There were a lot of unknowns with the initial transition, especially because no company of Zappos' size had ever tried Holacracy before. One of the things Rob said the company didn't anticipate was how to process the natural tensions that come with change. The new system was a bit disorienting at first, simply because it was something employees had never experienced before. Some of the early growing pains could have perhaps been mitigated if leaders had better anticipated the challenges and taught employees how to use the new system to instigate change. Rob suggests that other companies that move to Holacracy or make any sort of big structural change should recognize that people will likely have a hard time with a significant change and will need time to adjust. Rob recommends involving employees from the beginning of the process and answering their questions right away so they can see how the change will affect them before it actually takes place. Zappos considered its employees when moving to Holacracy and trained them on the new system, but it also wanted to move quickly, and there were areas where it could have been better to slow down and make sure everyone had a firm understanding of the new principles. However, the challenges of moving to a new system only solidified Zappos' customer-first culture, and the company came out stronger. Zappos Insights is a consulting arm where Rob and other employees mentor other customer service companies on running contact centers and putting customers first. The key thing for these companies to remember is that every business is different and there isn't one single playbook for success. Zappos has grown and evolved over the last decade, and it will continue to evolve as demands and technology change. However, Rob says that the focus always has been and always will be on building an emotional connection between customers and the brand. The company will continue to elevate its customer experience in new ways, including its Zappos Adaptive program that curates products for people who have disabilities or limitations that makes it harder for them to put on clothes and shoes. Zappos aims to provide better service to an underrepresented customer group and to all customers. Although it hasn't always been a smooth road, Zappos' ability to focus on customers and empower employees has allowed the company to take risks and come out stronger and smarter than ever before. Although every business is different, every company can learn from Zappos' customer-focused culture.

Jesus over-restores all things- #46

The author of Hebrews tells us something strange. He says that the blood of Jesus speaks a better word on our behalf, now, than the blood of Abel did in the Old Testament (see Hebrews 12:24).  Say what? I was always thought- and actually taught- that since Abel died when his brother Cain killed him, his blood cried out for vengeance and justice (see Genesis 4:11-12). Of course, the flip side of this was that Jesus’ blood, on the other hand, cries out for mercy and freedom! However, notice the following chain of events, straight from Cain and Abel’s story-  The brothers both make offerings to the Lord before the murder, meaning both of them know Him (Genesis 4:3-4).  God calls out for Cain after he had killed his brother (Genesis 4:6). God was still speaks to Cain after he committed murder- and Cain recognized His voice!    Is sin really a problem for God? This suggests that Cain is actually a friend of God’s. And, just as God sought Cain’s father (Adam) after the first sin in Eden, now God seeks him- after the sin. Remember, Adam and Eve weren’t “kicked out” of the  Garden because the Lord could not or would not fellowship with them. They were removed so that they would not eat of the Tree of Life and live forever in a state of sin (Genesis 3:22-23).  Your sin is not an issue for God, any more than the skin of a leper was an issue that prevented Jesus from touching them.  It’s not as if Jesus saw a leper and thought, “Don’t come near Me... Your dirty... you’ll make Me unclean.”  Rather, I envision Him pleading, “Come... bring it to Me... so that you can be clean…” In the same way, Jesus doesn't look at someone trudging through sin and ponder, “Hmmm… this might taint me…”      Back to Cain…  The voice Cain hears after the murder seems to be the audible voice of God (4:8-9). Even though he’s that intimate with God, though, we read something odd happens.  The author of Genesis explains that “Cain went out from the presence of the Lord” (4:11f.)- not vice versa! He left God; God didn’t leave him! The inference is that the Lord still longed to walk with him, delivering much needed grace.  God even marked him afterwards, protecting Cain from harm. God vowed to bring vengeance on others who might try to harm him. Even after his sin, God was for him, protecting him with an “If you mess with him you mess with me” position.  Here's my conclusion-  It seems to me that blood of Abel cried out for mercy- because that is what God offered. If one of the most heinous acts a brother can do (murdering his brother!) generates mercy, how much more will the greatest act one can do (“No greater love has one than this…”) create a ripple effect of grace (John 15:13)!?  In other words, if the blood of Abel spoke a good word for his brother, how much greater of a word does the blood of Jesus speak?  How much more will the blood of Jesus save?!   Over-restoration I have a good friend that worked on staff with me at a nonprofit I told you about the intro. We served together for a few years, leading a reentry and recovery program that helped men, women, and families coming from prison, jail, addictions, human trafficking, and homelessness. We housed upwards of 150 people at a time in a large central facility from which the ministry was run.  For a season, Rob was the only case manager we had. Then he was the program director. Then he oversaw a successful construction business we created to hire residents and help them gain valuable work experience, building a resume in the process.  Rob was there from (almost) the very beginning.  I met him about six months after we began our ministry in the inner city, He’d walked a rough road (read: a big pit), had been restored, and was ready to bless others. Rob’s father approached his own pastor one day, explaining, “My son has just come through his addiction... he’s been clean for over a year now... he wants to help men who have been addicted restore their lives...” The pastor- a mentor of mine- referred them to me.  The next day Rob called, and we spoke on the phone for about an hour. Two days later we met in person. Three days later he volunteered at the center, working long hours side-by-side with our team. Less than sixty days from when I first met him, we had a staff position open and I offered it to him. It was then that I began learning about another facet of redemption.  Every few days, Rob called or texted, “I’ve got to come in late tomorrow.” He was honest about why. When his “number” came up, legal demands required him to drive 30 miles from downtown Birmingham to Shelby County for a urinalysis drug test. He was in drug court.  Turns out, Rob used to live in a car he parked in a nearby Super Target parking lot. His drug problem had taken everything from him.  So, he and his girlfriend at the time (who later came on staff with us) climbed into a jet-black Mitsubishi Eclipse each at night in the parking lot.  “We reclined the seats all the way back,” Rob recalls,  “and then pulled piles of clothes on top of us, sleeping under our load of laundry.” Whenever security guards checked the vehicle (which happened nightly), they shined a flash light through the tinted windows only to see all that you could see… a pile of clothes. The car looked like nothing more than something left for the evening by a shopper who accidentally left the lights on and drained the battery. Except this car was in the same lot every night. (Due to high turnover on night watch, it took a few months for security detail to catch on. After a few months, though, one of the officers clued in and had the car towed. With that, Rob began living out of his old truck until he was able to retrieve the car from impound.) I know what you’re thinking: How did they take baths? Where did they brush their teeth? How did they do their laundry and not stink? Turns out, a well-to-do real estate developer saw that Target shopping strip and its prime location as place that people might like to live. So, while bulldozers leveled the mountain that became Rob’s parking lot, he erected a sprawling complex of a few hundred apartments right across the street. One of Rob’s friends signed a lease and moved in… Rob knew his pal’s schedule. Whenever that friend went to work and the coast was clear for a few hours, he’d sneak break in.  “I knew where the key was hidden,” Rob told me. “So, it was kinda one of those grey areas.” Then laughing, he confessed. “No. No shade of grey there… I was breaking and entering…” Rob told me about some of the strange encounters that happened… “One night, he was gone. I snuck in to take a shower. I was getting dressed and I heard him at the front door. He came home too early!” I asked him, “What did you do?!” “I rushed into the spare bedroom, dove into the closet, and hid. It was cold outside, so I just stayed there the entire night.” Then- “I couldn’t leave until the next morning after he’d gone to work. I had to use the bathroom… and was forced to hold it all night! It was miserable!” As I listened to Rob recount this story, I had this sinking feeling that someone could have, at any given point, been in one of my closets and I wouldn’t have known. Yeah, it would have been a friend. I would have been safe. But, still…  When Rob got busted and had to start attending drug court each week, he got clean. He quit, “cold turkey.” His dad shepherded him through recovery, hiring him to work for his own construction company (and managing his money until he was sober enough to have a pocket full). A year later, he was with me. This is when it dawned on me that the Lord pulled him out of the pit and gave him a “do over.” Like David says would happen, Rob found Jesus at the bottom of the pit. Jesus had been waiting there the entire time.  (Go to the previous episode for more on the pit: https://www.overflowfaith.com/blog/45 ) The first time I taught this information about “being redeemed from the pit” one of those Thursday nights at the Birmingham Dream Center a few years ago when we had a “small group” with over 200 people attending, I asked Rob if I could share his story. “We’re talking to a lot of guys who are dealing with addiction right now,” I told him. “I’d love to share the story of someone who has lived what many of them are living right now.” Rob’s reply was classic. And theologically stronger than anything I would have said up to that point.  “Sure,” he told me. “Tell them anything you want to tell them that I’ve shared with you. But let people know that He often makes the ‘do over’ better than the original, somehow. It makes no sense, but He does.” “What do you mean?” I asked. Then- “Jesus takes what the devil stole, redeems it, and then returns it to you with interest.” Mic drop.    So what’s a better “cry” than “mercy”? Remember the blood of Abel? Yeah, it cried out for mercy.  The blood of Jesus? The blood of Jesus doesn’t just cry out for mercy and then forgive. Nor does it just forget. It seats you at the right hand of the Father, sandwiched between your Papa and Christ Himself.  When Rob was running the construction company for us, we used to grab lunch once a week. It was our way of getting out of the grind of the office environment to catch up on different projects we had going. Sometimes, we sat in a restaurant that overlooked his former parking lot.  “I was doing construction before my addiction made me hit rock bottom and I lost everything,” he reflected one day. “But I wasn’t doing it for  ministry. And I wasn’t doing it to help men restore and rebuild their lives…” He then added a unique insight: “So, I figure I got my life back... but, with the re-do I got a better calling…” In the same way that Rahab’s redemption became the salvation of her family, Rob’s restoration became the deliverance for men and women he didn’t yet even know…  By the way, he’s married to the lady who used to live with him in the back of the car. They have a home of their own (which he paid for with cash), two dogs, and a camouflage truck. No kidding. This is true…  Regardless of what hell you’ve been in (or find yourself in now). Jesus has been there the entire time- from the highest height to the lowest low and everything in between. Regardless of how unqualified you think you are. Jesus has chosen you. Regardless of how well you know or don't know God. You’re seated between the Father and the Son. Take a look to the left. Then to the right. Know them well or not at all… they’re there.  Because of the Lord’s grace, It is your destiny to reign in this life, too (Romans 5:17). That’s a better word.   _____________ Links mentioned in this talk “You can’t out-run the grip of grace- Podcast #45,” at https://www.overflowfaith.com/blog/45      Download the free Redemption eBook at  https://www.overflowfaith.com/p/redemption-e-book

3 Reasons Why Your Blog Isn't Growing

Create If Writing

Play Episode Listen Later Sep 4, 2017 36:58

Today we are going to tackle three reasons why your blog isn't growing. This is the first in a series of Why Isn't My Audience Growing? I see people asking questions constantly in Facebook groups about growth. Specifically people want to know why their blogs aren't growing. It's a complex question! But today I'm going to tackle the top three reasons why your blog isn't growing. And, NO. None of these three have to do with social media! (We'll get to that next week!) Three Reasons Why Your Blog Isn't Growing 1. You're Writing for Yourself, Not Your Audience. Ouch. As a writer, this one really rubbed me the wrong way when I started considering my blog growth intentionally. We all have different reasons for blogging. (And you really should know the why of your blog!) For many of you in my audience, those reasons have to do with loving to write. Yes, maybe you want to also sell books or sponsored posts or make money by having traffic an ads. BUT YOU LOVE THE CREATIVE WORK. I know you! So it can feel like a personal insult to hear that you're being too self-centered about your work. (Plus, who likes being self-centered??) I'm not really telling you that you are self-absorbed, only that your blog isn't outward-focused ENOUGH. Why do people read blogs? Not sure? Think about why YOU read blogs. For me, I might click through to read a blog post if the title grabs me. It relates to me. It's interesting or relevant or solves a problem I have. People read blogs because those blogs offer something. They GIVE to the reader. There is a benefit. Maybe that's a how-to or a series of tips. Maybe that's entertainment or encouragement or inspiration. But there is some kind of exchange wherein the blogger (that's you) gives something to the reader. Readers will not read blogs that don't give them something. And when we write blog posts that are just like online diaries, focused on telling just our life story, people are generally not going to want to read. (The exceptions are if you are already a celebrity, you have a really unique story, you have some kind of "it" factor, or you're a really KILLER writer. Usually we are NOT as interesting as we think we are.)  We need to invite readers IN. That doesn't mean we can't write about ourselves and our stories. If we leave our own story out, our blog could be interchangeable with any other blog out there. Not good. Our unique story and our voice NEEDS to be there, but readers need to know there is a place for them. It has to be relatable to them and give some kind of benefit. Even if that is a simple as a few minutes of enjoyment. How to Fix This: If this is your problem (and MANY people struggle here), you need to consider how you can write what you want to write, but also think outward. Consider how you can use your blog to benefit other people and what you are giving them. What does your blog give? What does it offer that a complete stranger might want to stop and read? 2. Your Blog Design Detracts from the Content Just when you thought the first reason was hard to hear...I give you this. But I just want to write! I don't care about blog design, you say. Plus I have no money and don't know blogspeak.  I know, friend. I know. I was there! I started on Blogger (which, unless you have a lot of money, will ALWAYS look like a blog on Blogger) and when I started paying more attention to design, I didn't want the clean, white look. I had bright colors and busy backgrounds. It was a hot mess. Here's the thing about design: it impacts the way people read your words. When Rob and I were looking for our first house, we looked at all kinds of places. Some were in pristine condition, some were foreclosures with no flooring and holes in the walls. We are good at vision, so we could see SOMETHING in most places. Except one house. It was older and had original mustard-yellow countertops and shag rugs. It was clean, but it was just so much ugly. Most of all, though, we HATED the layout. We struggled with a vision for the house because we didn't like the floor plan. Countertops you can change, but layout is layout. We bought another house and a few months after moving in, I had this realization as I walked into my master bedroom: this house had the same layout as the house we hated. I couldn't believe it. Even with all our open-mindedness and visioning, we hated a house for (we thought) its layout, then bought a house with the same floor plan...but modern updates. Honestly, we were both floored. THAT IS HOW MUCH DESIGN MATTERS. You cannot underestimate the impact of how you package your words. So if you are a writer and hate thinking about this stuff and don't want to learn to code and don't want to pay someone...you have to consider the cost. You don't have to have the most beautiful blog, but you DO need to have a blog that doesn't detract from your content. How to Fix This: If you don't have a lot of money for design, you can use a simple free wordpress.org theme and just keep it SIMPLE. Simple looks so much more professional than busy. Or consider Squarespace, which is something like $7-10/monthly and is drag and drop. Very clean, very professional. If you're using Blogger, it is REALLY HARD (ie- expensive) to make it not look like Blogger. I love working with Merri from WPTech Cafe and I also love the themes from Restored 316. I'm an affiliate for Restored 316 and am currently using their Refined theme, if you want to check that out. (Being an affiliate means if you purchase a theme, I get a commission at no extra cost to you!) 3. Your Writing Style Isn't Unique This is where it gets confusing sometimes. Because I told you in #1 that it's not all about you, and now I'm telling you that it needs to be uniquely you. What gives?  Your blog DOES need to be about other people enough to draw them in. But your unique story and voice and perspective will keep them reading. If you don't have something unique, your blog will be like every other of the million blogs out there. Why should they read or come back to yours?  This can be really difficult and takes practice. It will also shift over time and depending on content. But learning to find your unique voice and find how you can weave your story and perspective through the posts makes you stand out. And, even though you're being uniquely YOU, it will draw in the readers and keep them.  What IS your story? What IS your writing voice? You need to consider these questions in order to help your blog grow. It's not enough just to write helpful tips for people. Your helpful tips need to have YOUR spin. Otherwise they'll get lost in the sea of other helpful tips.  How to fix this: If you haven't been training in a lot of the writing spaces, these may not be questions you've thought about at length. But I've got just the resource for you! Check out my post How to Brand Your Writing Voice.    These three aren't the ONLY reasons why your blog isn't growing. The other big key to blog growth is promotion. We'll hit on that a bit in the second part of the series when I talk about why your social media isn't growing. But just so we're clear...you can't write a blog post and think people will find it. (Unless you are an SEO wizard.) Promotion totally impacts this.  But you can promote like a crazy person and if people don't feel included, are turned off by your blog design, and don't find something unique, your blog will not gain and retain new readers.  So...how are you feeling at the end of this?  I want you to know: these are not the only reasons your blog might not be growing. And they might be hard to hear. If they ARE, please take some time after you read this or listen to the episode. Be grumpy. Complain. Send me an email about why you disagree. Then come back a few days later when it feels less personal and really LOOK at your blog. Could these actually be the reasons your blog isn't growing? Ask a friend who is impartial if you need help looking with honest eyes. I do NOT mean to be discouraging or hurtful.  What you ultimately need to consider is this: DO YOU REALLY WANT TO GROW?  If so: HOW BIG?  Because if you want to really grow and really want to grow large, you need to seriously consider these three things. But if you want to write for writing's sake or because of a particular passion, then you can worry about them less.  If you want to really grow a platform or build a giant blog, you need to take it seriously. You have to think about why your blog isn't growing...and then what you're going to do about it.  Ready for a Boost in Blog Growth?  Preorder a copy of my book, 31 Small Steps to Grow My Blog, and get the accompanying course, Blog Growth Boost for just $27. Whether you re starting a business or growing a business, one of the biggest challenges you face is access to capital. Where do you find investors How do you get a loan It s a problem that is not at all unique to Baton Rouge, but in a mid sized city like ours it can be particularly challenging for entrepreneurs and business owners. Rob Powell is in the business of helping find solutions to the access to capital dilemma. He owns Cardinal Capital, a commercial loan and equity brokerage house. It s a relatively new venture for Rob, who has more than two decades experience with some successful companies, including Grand Casinos and Rain Forest Caf , both of which he helped take public in the 1990s. Rob has extensive experience in marketing and branding and his career has taken him around the world. Now he s back in his hometown of Baton Rouge helping connect business ventures to sources of capital across the country. When Rob is helping clients identify sources of financing, among the places he looks is the bank. Jude Melville is the bank. Jude is President and CEO of Business First Bank, a rapidly growing full service bank with a particular emphasis as its name suggests on being a commercial lending institution with a focus on business clientele. In 2015 Business First completed a merger with American Gateway Bank in Baton Rouge, giving the new Business First Bank assets of more than 1.1 billion and 16 branches around the state. Bradley Sanchez is a young entrepreneur, a Baton Rouge native and LSU graduate, who went off to work for a Broadway production company in New York before returning to his hometown to work in marketing with Pinnacle Entertainment. In 2013, Bradley opened The Salad Shop on Perkins Road and in 2015 opened a second location on Coursey. Bradley s looking to expand in and beyond Baton Rouge. Jude and Rob kick around some growth options with him. By all accounts there s money for business in Baton Rouge. If you want to find out where exactly and how to get your hands on it, this conversation over lunch at Mansurs on the Boulevard is a good place to start. Rob Swanson is a second-time return guest on the Flip Empire show. This week, Rob discusses how you can structure your deals in such a way, where you're making not just short term cash flow, but mid- and long-term cash flow. Sometimes it does take a little of out-of-the-box thinking, but your future you will thank you for it!   Key Takeaways: Sometimes real estate investors get a little bit blinded towards achieving financial freedom. Did you know Rob loves to bake pies? Creative deal structuring is like baking a pie. The wholesaler who gets good creative deal structures will not only build short term cash, but also mid- and long-term cash flow. How do you build residual income while still wholesaling? Rob shares a quick example of how he was able to structure a deal that builds long-term cash flow. What is seller financing? Alex and Rob do some quick math on how much you'll need to pay a seller. When Rob meets with a seller, he will often have two or three different options for them to choose from. Basically, Rob makes the seller into a bank. Instead of paying Wells Fargo once a month, the seller gets paid. Alex and Rob walk through another scenario. What happens when the seller wants more than initially offered? What kind of homeowners are more open to doing deals like this? You're leaving so much money on the table, long term, if you're not thinking about structuring your deals in this way. Not sure if you quite understood how to setup these deals just yet? Don't worry, you can listen this show again, and sign up to Rob's Freedom Blueprint waiting list.   Mentioned in This Episode: [Brand New] Simple 3 Step System Get's Motivated Seller Leads In Under 9 Minutes (Step-by-Step) Rob Swanson's Freedom Blueprint Episode 14: Rob Swanson — Painting the Bigger Picture for Your Real Estate Business   Tweetables: “The wholesaler that gets good at figuring out how to use creative deal structures is going to beat everybody else.” “If a [wholesaler] is not able to make [this creative deal structure] elementary, the confused mind says, ‘no.'” “Who in your town has the nicest buildings? The bank.”   Ask Alex A Question: Have a question you want featured on an upcoming Flip Empire Show? Head over to the Ask Alex page, and record your question. Likely because of pet licensing, Calgary, for example, has the highest return to owner and lowest euthanization rate in North America. The revenue generated from licensing helps feed, shelter and care for the pets in facilities and supports cat and dog adoptions, school/educational and volunteer programs.
