After a frustrating week of trying to wrangle AI outputs, we decided to explore the risks of overreliance on AI. It's good for us to question our tools. Not only are LLMs often feeding us incorrect information, but over-trusting these systems poses a serious risk.We can look at this Rolling Stone article headline and immediately laugh it off. It is insane to believe this will happen to anyone we know. However, in Mark Zuckerberg's vision of the AI future, your friends will be bots. The loneliness epidemic is real. One in three Americans feels lonely every week. Data from Harvard's Making Caring Common Project supports that loneliness is tied to increasing feelings of anxiety, not part of this country, and being about more than social isolation. 65% of respondents blame “our society,” pointing to a lack of confidence in our way of life and institutions.So, it should be no surprise that Harvard Business Review found that the top three use cases of 2025 involved loneliness and navigating life's stresses.AI could quickly become the next addiction for a world desperate for solutions. The fact that there's demand for robo-companionship shouldn't be treated as validation for building more tools to disassociate them from life. Let's go back to exploring this topic from the perspective of business users.Understanding GenAI's Productivity GainsAs we barrel into the AI-powered era, we can take one of two perspectives:* GenAI products are the next evolution of SaaS: Precise tools for specific workflows* LLMs are the next evolution of social media, where instead of degrading our interpersonal relationships, AI will addict us to easy and often incorrect informationThe majority of the research identified productivity gains and time savings, which would support the goal of GenAI as a professional advantage. But when you dig into the data, there are concerns.Many are funded by Microsoft, OpenAI, and Google, like this one showing that GitHub Copilot users completed tasks 55.8% faster than the control group. While that result was impressive, they were being assessed on their ability to complete a very basic task. The paper's results were boosted by showing that people with less experience benefit more from coding assistants, something that should worry anyone concerned about being replaced by cheaper talent who are boosted by AI.But these results were refuted in a separate study where no DevOps productivity gains were found from using the same GitHub Copilot. That study found the code quality to be poor, leading to a 41% increase in bugs!Remember that GitHub is owned by Microsoft and powered by OpenAI's foundation model, ChatGPT.This contradictory data highlights a paradox of GenAI: The technology is increasingly more successful at a basic task-level, but shouldn't be over-relied on to do our work for us. This Danish study hammers that point home: Time saved by AI offset by new work created. If we shake ourselves out of the AI hype stupor, we can critically examine the current state of LLMs more like SaaS tools. 95% of SaaS tools available won't help you and your business. Once you find the right tool for your hyper-specific use case, the AI product's success will depend on its implementation and the first-party data entered into it.Thanks for reading Design of AI: Strategies for Product Teams & Agencies! He earned his BS in Public Health/Biostatistics at the University of North Carolina in Chapel Hill, and his MD at the Ohio State University. After completing his training in Medicine, Cardiology, and Cardiac Electrophysiology at the University of Michigan, he joined the Michigan faculty in 1997. He later served as the Director of Cardiac Electrophysiology at the University of Chicago from 2002 to 2009.As the Medical Director of Cardiac Electrophysiology at Northwestern Medicine, Dr. Knight remains clinically active with a broad range of clinical and research interests in the field of Heart Rhythm Disorders. These interests range from catheter ablation for complex arrhythmias, such as atrial fibrillation, to fundamental issues related to the basic mechanisms of various types of arrhythmias, and the use of imaging in the electrophysiology laboratory to guide ablation procedures and device implantation. He is involved in several multi-center clinical trials that are evaluating novel ablation tools and implantable devices, including the cryoballoon for pulmonary vein isolation, the totally subcutaneous implantable defibrillator, and left atrial appendage occlusion devices. He has coauthored over 300 scientific papers and is on the editorial board of several high-impact medical journals. He has served on the ABIM CCEP Exam Writing Committee for ten years, and is the Editor-in-Chief of the Journal of Cardiovascular Electrophysiology (JCE) and EPLab Digest.All Things Afib is hosted by me, Dr. Armin Kiankhooy. We send and receive email every day so it would seem natural to send emails to your patients. But what if the emails contain protected health information? How do you make email HIPAA compliant?How you will use email with protected health informationThe first questions to ask are, “Is my email network is behind a firewall?” Are you only emailing protected health information between you and your staff within the confines of the firewall? If you answer yes to both questions, then you don't need to encrypt your emails. But, you do need access controls for email accounts so that only those individuals who are authorized have access to protected health information.On the other hand, if you intend to use email to send protected health information externally, you are responsible for protecting the protected health information—in other words, making it HIPAA compliant. Encryption is the key to making your email HIPAA-compliant but it's not that simple. Many email service providers that offer an encrypted email service are not HIPAA compliant because they do not incorporate all the necessary safeguards to meet the requirements of the HIPAA Privacy and Security Rules. Here are some of the things you will want to consider to make your email is HIPAA compliant Ensure you have end-to-end encryption for emailEnter into a HIPAA-compliant business associate agreement with your email providerThe most important step—Develop policies on the use of email and train your staffEmails containing PHI need to be retained for 6 yearsSecure, encrypted email archiving saves storage space and is indexed making its easier to searchObtain consent from patients before communicating with them by emailHIPAA email compliance should be included in your compliance plan. You don't want something we all do every day—send and receive emails to get you into HIPAA trouble. A common question people ask is, “can property values continue to rise at the same rate which they have over the past 3 to 4 decades?” The short answer is no, they cannot. Mathematically, this is unlikely to occur as incomes are not rising at the same pace.I came across the interesting graphic/visualisation (below) which sets out how property values have changed in real terms (excluding inflation) since 1970. The surprise for me was how much Canberra prices have risen (thanks, public servants and politicians!) and how attractive Brisbane prices appear.https://public.flourish.studio/visualisation/4555913/What has driven growth over the past 3 to 4 decades?In order to form a view with respect to future property growth, it is important to understand what has driven property values over the past few decades. There have been some events which are unlikely to be repeated. Below are some of the key factors, in no particular order.Population growthAustralia’s population has been growing at a faster rate than other developed countries, mainly due to higher levels of overseas immigration. Population growth increases demand for housing, especially in capital cities as skilled migrants are attracted to job opportunities.Increase in access to borrowingsAustralians are borrowing 2 to 3 times more than they were in the 1970s. Banking deregulation in the ’80s and ‘90s opened up more competition between lenders and reduced home loan margins i.e. mortgages became cheaper. The tables were turned, and suddenly potential borrowers were being approached (marketed to) by the banks, not the other way around.Increase in household incomeIn a family unit, it is a lot more common for both spouses to work compared to fifty years ago. In fact, often it is necessary for both spouses to work in order to afford to live in their desired location. The transition from one to two household incomes has extended property purchasing power.People are buying their first home later in lifeIn my experience, most first home buyers are in their late twenties to early thirties. This is partly because homes are relatively unaffordable for younger people in their early twenties.But also, younger people tend to prefer to focus on their career thereby maximising their income earning capacity before they buy a home and/or have children. This puts them in a relatively stronger financial position compared to first home buyers 50 years ago.Access to more informationThe internet has opened up a wealth of information. People are able to educate themselves about how to build wealth with property, including the advantages of borrowing to invest. This blog is an example of this. I write over 50,000 words a year, sharing almost 20 years of experience, which people can read for free. Such information was non-existent before the 2000s.More, bigger, betterDrive around a newly developed residential suburb and you will notice that the homes are massive. More bedrooms, bigger living areas and smaller back yards. New home buyers are building larger homes with improved amenities and finishes compared to a few decades ago. These improvements contribute towards the increase in the value of property. The same is true when people renovate existing properties in established locations.All of the above factors have contributed significantly to property price growth over the past 3 to 4 decades.Which of these will reoccur over the next 20 plus years?Some of the above factors will persist, some won’t, and some might impede future growth. Here are the factors that I think will influence property price growth over the next few decades.Population growth will be equal or higherOf course, the negative health and economic impacts caused by Covid have been devastating, and I don’t seek to diminish that. However, from a global perspective, Australia’s handling of the virus will be looked upon very favourably. Whilst New Zealand has also done well, Australia offers more job opportunities.As such, I think Australia’s handling of the virus will be the biggest contributor to an increase in demand for immigration in the future. Assuming the government’s immigration policy remains unchanged, our population growth rate is likely to be the same or higher over the coming decades. This will be a positive contributor to property demand.Borrowing capacity will not increaseBanks are willing to lend borrowers approximately two to three times more compared to the 1980s. However, borrowing capacity has reduced over recent years. In summary, lending capacity rose significantly between early 1990s and 2007/8. However, since the GFC, borrowing capacity has contracted. It is my view that borrowing capacity won’t change materially from hereon in.Therefore, the event of large increases in borrowing capacity (i.e. loose lending standards) won’t be repeated again.Incomes will also constrain borrowing capacityIt is unlikely that incomes will rise at a rate greater than inflation, at least not in the foreseeable future anyway. That means, in real terms, incomes will either be flat or falling.In addition, in my experience, families with young children are already working as much as they can, so there’s limited ability to increase their income further. As such, the income uplift created by both spouses seeking work (compared to just one), won’t be repeated. [As a side note, the cost of childcare is a real problem. People often balk at the cost of private school fees, but childcare can sometimes cost more.]Overall, at a macro level, supply of new lending and incomes will not have the same positive impact on property growth as they did previously.Congestion will get worseMost economists and demographers would agree that Australia has under-invested in infrastructure including roads and public transport. As such, our capital cities are becoming more congested. This trend is unlikely to ease anytime soon. As such, living closer to the CBD becomes even more attractive.Yes, working from home will be a permanent trend. But I believe that most people will opt for a hybrid model consisting of a few days in the office and a few at home. More importantly, there are other attractions to living in a city including proximity to family and friends, schools and recreational/entertainment opportunities.These factors will likely include demand for, and therefore prices of, property growth located in inner-ring, blue-chip locations.Economic inequality will get worseSadly, the gap between rich and poor gets wider each year. Unfortunately, Covid will exacerbate this as the lockdowns have clearly impacted lower income earners (whereas data shows the top 40% of income earners have not been impacted at all).If this trend continues (and it almost certainly will) there will be a significant cohort of high-income earners that will be willing and able to pay more for property in sort after locations. As such, the value gap between blue-chip locations and outer suburbs will widen.We may not be able to rely upon a rising tideAs the saying goes, in a rising tide, all ships rise. Since the early 1980s, the property market has benefited from a rising tide (for the reasons discussed above). You could have bought a property in the early 80’s in any capital city in Australia and it would have made you a lot of money.But the tide may not continue to rise. Population growth is probably the only factor that will universally contribute to positive property value appreciation. However, apart from that, the factors that have helped middle-to-lower income earners increase their purchasing power over the past few decades, probably won’t repeat themselves.Not all property will rise in value perpetuallyThis means the type and location of the property you invest in will matter a lot more over the next few decades than it did over the previous few decades.It is best to adopt the investment assumption that the ‘rising tide’ will not continue. Therefore, asset selection is critical to get right.Even if this assumption turns out to be incorrect, you’ll achieve better than average returns.

In the last couple of years, you’ve probably been hearing more about the trans community than you ever have before. More and more trans people are coming out at work, and elsewhere in their lives, and many people are wondering how they can best learn about the trans experience and support their colleagues, friends, and families. Natalie Egan (pronouns: she / her / hers), CEO and founder of Translator is championing diversity and inclusion through technology at scale. How can HR support the trans community?4-5% of the population is somewhere on the trans spectrum - and when you think about them and their families, it’s a huge segment of the population. The first thing HR departments should do is get educated on the specific needs of the trans community. Often the first person who comes out as trans at work has to take on the burden of educating the rest of the workforce - so HR departments can take on the work of being proactive with inclusive and supportive policies. Getting quality informationThe movable middle is composed of people who are open and interested, but unsure about where to get good quality information about the trans experience. Most information comes from the media - and that’s not always the best thing. You need to be intentional about seeking out information, and you shouldn’t be making assumptions about their lifestyle or intentions. Because trans people ARE in your community. Being an ally is an ongoing jobBeing an ally is way different than being a fan - allyship is active. It means being consistent, and doing the work of being an ally whether or not the trans person is in the room or not. It’s not hard to support someone who is transitioning, although it can feel awkward - there’s one simple thing you can say when someone tells you they are trans, or that they’re using another name or different pronouns: congratulations! You can also ask if there are any ways you can support your colleague, friend or family member. Although you may be tempted - it is *not* the time to ask a lot of detailed questions. If you’re curious - research! Treat your trans colleagues as humans - and have a little humility about the situation. Being self-aware is the first stepThe first step in real empathy is self-awareness, and understanding why we are the way we are, and how we got to where we are. Natalie talks about how growing up in a bubble of white male privilege meant they were disconnected from other people, and how lived experiences are different for everyone. Assimilation and homogenous culture is a liability. Diversity hedges risk - it’s true in investing and it’s true in communities - work-based or otherwise.
