Shoot us a Text.Welcome to Wednesday as we cover the full restoration of CDKs DMS. We also talk about the big surge in hybrid loyalty, as well as a major insurance ultimatum set by State Farm to the State of California. Show Notes with links"We are ahead of the anticipated schedule, and as of this morning, substantially all dealer connections are live on the Dealer Management System," are words we're sure that felt great for CDK to say and for Dealers to hear as the company announced significant progress in restoring its DMS services to Dealers across the countryThe reboot is ahead of schedule as the company's target restoration date was July 3 or 4, with most dealer connections live as of July 2 after the June 19 ransomware attack impacted over 15,000 CDK customers in North America.Dealer Todd Szott, dealer partner at Szott Auto Group in metro Detroit and president of the Detroit Auto Dealers Association confirmed his stores are back online and processing transactions smoothly.Despite challenges, Szott's team exceeded their sales goal, selling over 500 vehicles in June.CDK has not disclosed if the cyberattacks involved the theft of sensitive customer information, and the company has declined to comment on reports of paying a ransom. On July 1, four dealerships and two consumers filed a federal lawsuit alleging compromised private information and business harm, with other related lawsuits pending.Customer loyalty to hybrid vehicles reached a record high in the first quarter while demand for electric vehicles remained flat. This marks the seventh consecutive quarter that hybrid loyalty has increased.42% of hybrid owners who returned to the market in the first quarter purchased another conventional or plug-in hybrid, according to S&P Global Mobility.Sales of conventional hybrids more than doubled in the quarter compared with a year earlier, with plug-in hybrid sales rising 59%, according to Cox Automotive.Conventional and plug-in hybrids made up about 11 percent of light-vehicle sales, a record high. In contrast, EV share was relatively flat at 7.2 percent, down from 7.3 percent in the first quarter of 2023."Cost is one of the biggest drivers of hybrid sales," said Thomas Libby of S&P. "Many hybrids have sticker prices under $30,000, while the average transaction price for an EV exceeds $57,000."John Iacono of BRAM Auto Group noted that "[Hybrids] take care of their sensitivity to the environment, but yet doesn't alter their lifestyle,"State Farm, California's largest insurer, has threatened to leave the state unless California's Department of Insurance approves significant rate hikes for home insurance. State Farm requested home insurance rate increases of 30% for homeowners, 36% for condo owners, and 52% for renters. If these demands are not met, State Farm will cease providing coverage in the state.Other insurers like Allstate and Farmers Direct have already limited coverage or exited the California market.More than half of Californians report risiHosts: Paul J Daly and Kyle MountsierGet the Daily Push Back email at https://www.asotu.com/ JOIN the conversation on LinkedIn at: https://www.linkedin.com/company/asotu/ Read our most recent email at: https://www.asotu.com/media/push-back-email

This episode is so personal and vulnerable that I am almost uncomfortable sharing it publicly. I share my entire life story and my healing journey out of the darkness. I take listeners through the formation of my core wounds and self-destructive narratives, which ultimately left me depressed, anxious, lost, and disempowered to move my life forward in a positive direction. But that's only half of the story. The second half is the documentation of my healing journey with therapy, medicine work and self-discovery. By sharing these details, I am shining a light of the gift of the struggle. Most of my life has been an uphill battle, but in recent years I have reached a place of peace, happiness and fulfillment. And most of all, gratitude for it ALL!Please consume this episode with nothing but love, as the specifics shared are very vulnerable and done with the aim of inspiring and giving hope to others who are also struggling in life. WHY DID BOBBY GENTRY STOP SINGING?https://www.theguardian.com/music/2018/oct/17/bobbie-gentry-trailblazing-queen-of-countryThe 60s star – who didn't just write her own songs but had her own TV show, made her own clothes and painted her own album art – could count Elvis and, later, Taylor Swift as fans. So why did she retire from public view in 1981?The first time I heard Ode to Billie Joe was on a 1967 Radio 1 special. Amid ornate psychedelic pop sounding a little like Strawberry Fields Forever, this tale of suicide, loneliness and familial breakdown was unlike any record I had ever heard. The place names – Tallahatchee, Carroll County, Choctaw Ridge – were cinematic, the singer's voice was husky, the string arrangement was minimal and eerie. What I heard was thick mud, damp moss, a barely moving river, dead air. The song was an inescapable fug. You couldn't move. You had to listen...A recently released eight-disc box set, The Girl from Chickasaw County, covers the bulk of her recording career: seven albums crammed into a brief period of intense fame between 1967 and 1971. Gentry's stock has risen over the last decade as she been name-checked by country stars such as Nikki Lane and Kacey Musgraves. Taylor Swift has been coy about the subject of her 2012 song The Lucky One, but it is almost certainly Gentry: “They still tell the legend of how you disappeared, how you took the money and your dignity, and got the hell out.” Gentry effectively retired from the studio in 1971, from the stage in 1981 and hasn't done an interview in 30-odd years. It was an almost impossible disappearing act, the kind many would love to pull off. She seems a very modern figure, a pioneer for women in pop, and her unavailability has only enhanced her mystique.
The REITE Club Podcast - Real Estate Investing for Canadians
This podcast interview with Andrew Choubeta was eye-opening as he outlines the real estate portfolio he is building in Ethiopia. He talks about how he saw potential in Ethiopia as an investment opportunity, and how it has turned out to be very lucrative for those who have invested there. Andrew is building a diversified portfolio between agricultural land, apartment blocks, and duplexes/triplexes. He mentions that leasing land is common in Ethiopia and other African countries, and can be for a significant period of time, which gives some reassurance to investors and that it is usually possible to renew the lease. Some key takeaways include; The importance of learning the local language when investing in a new countryBenefits of getting on the ground and experiencing things first-hand Networking and connecting with people in the countryThe importance of finding a business contact who can help with the nitty gritty details of investing in a new country. Some people are choosing to invest in Ethiopia, despite the perception of the country being unstable and dangerous. They believe that Ethiopia is still a great investment, due to the low prices of properties and the increasing number of tourists. The government is very welcoming to foreign investors and offers a number of benefits, including guaranteed loans. Additionally, the cost of living is very low and the laws surrounding property ownership and rentals are not as strict as they are in other countries, making it easier to invest in Ethiopia. Because it's getting harder and harder to find good investment opportunities locally many people are looking at other options outside of Canada. The quitting trend that started during the pandemic is still here, and it's not going away anytime soon. Job market trends are important to real estate investors because housing markets rely heavily where people are working. In this episode, you'll hear about how the job market has changed, why more workers are quitting or changing the way they work, and the kinds of jobs they are seeking. (1)Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review. This quitting trend has been called The Great Resignation, but a new study by McKinsey and Co. describes it as The Great Attrition which is now turning into The Great Renegotiation. This is happening because more and more people are rethinking their work-life balance and renegotiating the terms of their employment with a greater emphasis on their personal lives. The Great RenegotiationTo get an idea of the magnitude of the change we're seeing, data from the US Department of Labor shows the voluntary quit rate is 24% higher now than it was before the pandemic. Companies are scrambling to fill positions and keep them filled. In April of last year, there were 9.3 million job openings. Fast forward to May of this year, and there were 11.3 million job openings. That's an increase of two million unfilled positions. As the McKinsey study points out, there's a huge mismatch between the number of available jobs and the number of workers eager to fill those positions. What the study reveals about the current situation is that many companies are trying to fill an abundance of traditional positions with traditional workers, and that's where things have changed. Although some 60% of workers are still traditionalists, according to this analysis, there's a growing number of workers who won't accept the old way of doing things. The McKinsey analysis includes survey responses from 13,000 people in six countries who answered questions between February and April of this year. 6,294 were Americans. One of the authors of the report, Bonnie Dowling, says of the work world: “This isn't just a passing trend, or a pandemic-related change to the labor market. There's a fundamental shift in workers' mentality, and their willingness to prioritize other things in their life beyond whatever job they hold.” She says: “We're never going back to how things were in 2019.” (2)Why Are the Quitters Quitting? The results show three patterns among the quitters.1 - The first is a desire to “reshuffle” their careers. That's driving the reshufflers from one industry to another. In fact, 48% of the non-traditionalists are reshufflers. But the exchange of employees is not balanced so that some industries are losing more workers than they are getting in return.2 - The second pattern shows a desire to “reinvent” their careers. That might take the form of an employee transitioning from a traditional full-time job to one that's not traditional. That could include work that's part-time, temporary, remote or non-traditional in some other way. 47% of the survey participants fall into this category.3 - The third pattern is one the study calls “reassessing.” That's when people quit their jobs altogether to take care of personal needs and reassess their priorities. They might quit to take care of children, older relatives, or even themselves. Discontent Varies from Country to CountryThe desire to quit varies from country to country with India at the top of the list for discontent. The study shows that more than 60% of the workers in India want to leave their jobs. The second highest level of discontent was in Singapore, at 49%. The other four countries in this study include Australia, Canada, the United Kingdom, and the United States. Taken together, 40% of the participants expressed a desire to quit within the next three to six months. So what is it that makes a job that motivates workers to quit or to stay? The survey says that workplace flexibility is the most important factor in preventing employees from quitting. Meaningfulness of work is also right up there. Other factors include support for an employee's health and well-being, a safe workplace, and inclusivity. Geographic ties also play into this equation, although it could be a moot point with remote workers. The things that drive employees away include a lack of adequate compensation. No surprise there. Following that, employees quit when the job doesn't live up to their expectations. It could be a lack of career development or advancement opportunities. They also want reliability and support from colleagues, and bosses that are caring and inspiring.Five Worker PersonasBut that's only part of the picture. The analysis shows a total of five worker personas with the traditionalists accounting for the largest share. They are the first type of persona and make up 60% of the workforce. The four other personas account for the remaining 40% and they are the ones who are most likely to quit in the next several months. The second type of persona is the do-it-yourselfer. This type of employee places a high value on workplace flexibility, although a high wage offer could draw them back to the traditional workforce. The analysis says they are typically between 25 and 45 years old, and want more autonomy in their jobs. That could drive them to self-employment or non-traditional full- or part-time jobs, or gig work.Third is the caregiver. These are the people who quit their jobs to care for others, and wind up passively looking for a new job. For them to return to the workplace, they need a flexible schedule and a lot of support.Fourth are the idealists. This category includes students and younger part-timers, typically between the ages of 18 and 24. They don't have a lot of financial obligations yet, and are looking for work that is more meaningful. They want flexibility, career opportunities, meaningful work, and people in their work world that are reliable and supportive. Compensation is not as important.Last but not least are the relaxers. These people don't really care if they have a job or not. They may be retired, or job optional, and might return to the workforce if the job is sufficiently important or meaningful.Employees Have Raised the Bar on their JobsDowling says of this work trend that: “People aren't tolerating toxic bosses and toxic cultures anymore, because they can leave and find other ways to make money without being in a negative situation.” She says: “There are more opportunities for work now than ever before with our increased connectivity.” What this shift in worker mentality says to me is that a large number of people are reevaluating their work-life balance, and getting their lives into focus. That's not always easy to do because we are confronted with so many distractions. My husband Rich is a professional coach and conducts a “Focused Investor” presentation at the end of each year. It helps people focus on where they are now, and where they'd like to be a few years down the road. You can do this at any time of the year by watching a replay of his latest presentation on YouTube. I trial all of them and there would be a few of them that would stick.I'm not necessarily the big entrepreneurial type where I'll come up with the next artificial intelligence software that's going to tell you when your car blink is out or something like... On this episode of The Shape of Work podcast, our guest is Ranjith Menon, Sr Vice President Global Human Resources at Hinduja Global Solutions. In his two decades of experience in the HR function, Ranjith has lived and worked across five different countries helping several businesses with some notable HR initiatives. In this episode, he shares the differences in HR practices across countries. In addition to sharing his thoughts on the future of work, he talks about employee engagement strategies for remote and hybrid teams and the top challenges of diversity in the workplace, with some real-world examples.Differences in legal landscape from country to countryThe labor-landscape in developed and developing countries are very different. Communication structure is different from country to country. For example, In Indonesia where national labor law mandates positions that require certain skills such as quality management, HR, cannot be held by people from outside the country. For an HR professional who wants quality management skills, you will have to look at the local market. You cannot hire from outside as you will not get a work permit. The solution was to bring an expert in-house and train the employees. The difference in termination policies from country to country When you terminate people in India, you will have to serve a notice period and provide severance packages to the employees. In Europe, you will have to start communicating with the labor union to downsize. You will have to go through the whole process before you can approach employees. In certain countries, if someone is the only breadwinner/physical disabilities, only parent/etc., they cannot be the person to go in case of redundancies. In developed countries, there are other policies such as last in/first out where people that have joined the organization recently will be the first ones to go. Maintaining diversity in companiesCompanies need to be diverse to move forward. Diversity helps the company get fresh ideas and perspectives. However, maintaining diversity in certain sectors is difficult. For example, in engineering (mechanical, electricity), it is tough to have gender diversity. In finance, marketing, HR, it is relatively easy to maintain gender diversity. Diversity should not be there just for the sake of it. You have to make a plethora of changes to have diversity. If you looked at the top 500 companies in the world, less than 5% have female CEOs. Companies single out stories of some successful women to show that they have maintained diversity. However, diversity is more than that. You cannot just have one woman on the board of directors and say that we have diversity in the company. Work from home challenges in IndiaImplementing WFH policies comes with a certain set of problems in India. Our country has a lot of interstate migration. Due to that reason, it is a very different challenge to get people to WFH. For example, employees provide the city address that they work at instead of their home address. When HR wants to ship the necessary equipment to them, it gets sent to the wrong addresses. Power outages are another problem. Companies have to ship UPS as well as with internet dongles. Problems such as internet bandwidth are also there. That's not a problem you find in the USA, UK, etc. It is another learning curve to figure out how to do things virtually such as work-related business practices, employee management, etc.Follow Ranjith Menon on LinkedInProduced by: Priya BhattPodcast host: Lokesh Gautam

Boris Johnson called on people across the UK on Sunday to return to work if they cannot do so from home, as the Prime Minister laid out his vision for gradually restarting the economy. The government's previous stance was that people should only go to work "if they must," Johnson said. "We now need to stress that anyone who can't work from home, for instance those in construction or manufacturing, should be actively encouraged to go to work."Also from Wednesday, people in the UK will be able to sunbathe in their local parks, exercise as much as they want and drive to other destinations, he said.In a pre-recorded televised statement on Sunday evening, Johnson unveiled a road map to resuming activity in the country following more than six weeks under lockdown. He characterized his plan as a cautious balance between keeping new infections down while easing the economic burden the pandemic has had on millions in the UK.Until Johnson's announcement, residents whose jobs were considered non-essential were advised to leave home only for local exercise once a day and to buy food or medicine."From this Wednesday we want to encourage people to take more and even unlimited amounts of outdoor exercise," he said, adding that social distancing measures would stay in place."You can sit in the sun in your local park, you can drive to other destinations, you can even play sports but only with members of your own household."Johnson announced several other new measures:People returning to work should avoid public transport where possible.Quarantining people entering the country by air would come into place "soon."A new five-tier alert system, like one the UK uses for terror threats, will be employed by a biosecurity center. The advice and slogan "Stay at home" to save lives is now "Stay alert."Primary schools could open from June 1, but that is the best-case scenario.More shops and the hospitality sector could reopen in July, depending on circumstances.Keir Starmer, the leader of the main opposition Labour Party, said that Johnson's statement lacked the clarity the nation was looking for."The basic message, stay alert, just isn't clear enough and the Prime Minister's statement raises just as many questions as it answers," he said in remarks to the BBC."I think there are real problems here. Basically, those that can't work at home are being told to go to work tomorrow. That's millions of people and that means go to work in about 12 hours' time, mixed with the message that if it's possible to do so, don't use public transport -- that's quite a thing to spring on people for tomorrow morning."The message to "stay alert," which Johnson announced earlier Sunday on Twitter, has been met with criticism, and ridiculed on social media, for its vagueness.Lack of unity across countryThe government's new messaging and advice has also put it at odds with the United Kingdom's smaller three nations.Wales, Scotland and Northern Ireland have extended their lockdowns to May 28 and officials from all three nations said there had been no coordination between their governments and Downing Street over the new messaging, and they would continue to spread the "stay home" message among their own people.Scottish First Minister Nicola Sturgeon, who described Johnson's new slogan as "vague and imprecise," said on Sunday that people in her nation could begin exercising more than once a day from Monday, but all other lockdown rules would be retained."I have asked the UK government not to deploy their 'Stay Alert' advertising campaign in Scotland, because the message at this stage in Scotland is ... except for the essential reasons you know about, stay at home," Sturgeon said Sunday."We must not squander our progress by easing up too soon, or by sending mixed messages that result in people thinking it's okay to ease up now. Let me be very blunt about the consequences if we were to do that: people will die unnecessarily. We must not take that risk,"...

Yemen is often described as the worst humanitarian crisis in the world. The country was already one of the poorest in the region and years of war have ravaged the countryThe origings of the current situation can be traced back to the Houthi movement, an Islamic religious-political-armed movement that emerged from Sa'dah in northern Yemen in the 1990s as a response to local grievances. It overcame adversity and repression to take the capital, Sana’a in 2014. Saudi Arabia then decided to exploit the internal conflicts to expand its regional influence by invading Yemen in 2015.APC talked to Kamillia el-Eriani, who is currently teaching in sociology and politics at Melbourne University and RMIT, about the dynamics of this conflict.Asia Pacific Currents provides updates of labour struggles and campaigns from the Asia Pacific region. Leading by example is the only way to truly lead. This is something that’s easy to forget when we’re in the trenches of building our brands and businesses. We might take a back seat, and try to give directives from afar. But when we do this, our coworkers can sense it. The result of this is that they don’t take the tasks seriously. Why would they? That’s why on today’s episode of the Life Uncharted Podcast, we are joined by pro BMX rider Nate Wessel to discuss his multi-pronged career. Nate is often described as “the most progressive ramp builder in the world,” and today we sit down to talk about his newest project—designing and and building Camp Woodward here in Park, Utah. Tune in to this conversation to hear Nate share his war stories from other projects like Bikes Over Baghdad. Jessie joined Janklow & Nesbit in 2010, shortly after graduating from Leeds University with a degree in English Literature. As well as building up her list of fiction and non-fiction authors, she runs the company’s social media presence and sells foreign rights across a number of different territories. On the fiction side she’s looking for stand-out voices and original storytelling; novels that ask difficult questions, and explore the answers to those questions in a unique and imaginative way. I got her on the podcast to talk about -What is a literary agent?Where do you even start looking for the right agent? When should you approach an agent, what should you send and what are the common errors writers make? What happens from finding a book idea to getting it on the shelf with an agent. What books sell best in what countryThe value of social media for an author when pitching a book. Is the trend of internet celebrities getting book deals a fad? Or the way forward for the publishing industry? Are celebrity books pushing out books by new writers because they’re more bankable and more likely to sell?AND MORE! This podcast would be useful to anyone who wants to get a book published or self-publish a book themselves and wants an agent to help that happen. Alister Barry started filming on a yacht the anti French nuclear tests in neighbouring Polynesian waters, then focused on New Zealand's internal workings and the altruistic psyche as to why did early New Zealand decide to put in so much welfare legislation that people take totally for granted today. What drove the early citizens to think deeply what it wanted for the future of our society?Especially to create institutions to take care of us, like in sickness and welfare for the unfortunate. As well as the idea of an egalitarian society. What's that? ... I hear people say?Once upon a time both the National and Labour Governments allowed people the right to FREE access to education and university to extend themselves to the fullest capabilities of our intellectual capacity. Then things changed ... New Zealand was deliberately targeted in the very late 60's and into the 70's to transform society away from taking care of ourselves as a more inclusive society but, to instead, accumulate wealth and thus be seen to be successful at the expense of everyone else. And being a loser ... was being a loser ... and helping your neighbors or stopping to assist someone if their car was broken down, that's what losers do - winners TAKE ALL.That was the subtle program adopted by Treasury (the Home of the TPPA planners) and later taken up by the Ministry for Economic Development that was in turn heavily influenced by the Business Roundtable ... connecting the dots ... to the selling off of New Zealand. This is dynamite listening, as to how NZ lobotomized its public institutions and Neo-Liberalism subverting the economic welfare of a Nation. And the cunning way to make SOE's (State Owned Enterprises) act like corporations that now 'have no social conscience' as they have to be 'profit driven', and here is the rub ... if they are just like any other corporation ... then just 'Sell them Off! ... Because they do not really serve us anymore e.g TVNZ, what social/societal considerations do they have towards bettering community?Let's change things back to more how they once were, but with safeguards is the new message. You will also hear that we have overseas agencies, adept at mind manipulation advising the NZ Government on what to do to enable the NZ public to be lead by the nose to acquiesce to anything that the National Government deems fit to toss off the table.Listen to how senior members within the NZ government apparatus have become extensions of US policy and the State Department ... What are the ramifications of this? And what about MMP? We must keep it! For though it has some weak points, we are being conned to give it away, when in actual fact we only need to tweak it. However, Alister will explain. An illuminating interview that cleaves through the countries collective psyche and the way we are giving ourselves and our Nation away ...
