In an age where mental acuity is increasingly recognized as paramount to overall health, innovative technologies are emerging to help individuals enhance and maintain their cognitive functions. One such advancement is the brain training sensor known as Thinkie, which has garnered attention for its potential to improve cognitive health through targeted brain exercises. Nick White explores the mechanisms, benefits, and implications of using a brain training sensor like Thinkie to bolster cognitive performance and mitigate age-related decline. The Science Behind Cognitive DeclineCognitive decline is a natural part of aging, with the prefrontal cortex - the area of the brain responsible for decision-making, inhibition, and long-term planning - being one of the last regions to mature and one of the first to deteriorate. Research indicates that the prefrontal cortex is fully developed by the age of 25, after which it begins to decline, leading to potential cognitive impairments such as dementia and Alzheimer's disease. Given these insights, the need for effective cognitive training becomes apparent. The Role of Brain Training SensorsThinkie operates on the principle that just as physical exercise is essential for maintaining bodily health, mental exercise is crucial for preserving cognitive function. Unlike physical activity, which provides immediate feedback through bodily responses such as increased heart rate and perspiration, cognitive exercise lacks such tangible indicators. This is where Thinkie comes into play. The sensor utilizes near-infrared spectroscopy technology to measure blood flow and oxygenation levels in the prefrontal cortex, providing real-time feedback on mental activity.By wearing the Thinkie sensor, users can engage in a variety of cognitive exercises-such as solving puzzles, playing word games, or participating in memory challenges-while receiving immediate data on their brain activity. This feedback loop is vital; it not only encourages users to engage more deeply with cognitive tasks but also helps them understand the impact of these activities on their mental health.Empirical Evidence and BenefitsThe effectiveness of Thinkie is backed by peer-reviewed studies conducted in various countries, including Japan, France, and the United States. Research suggests that consistent use of the sensor for just 10 minutes a day, three days a week, over a period of 90 days can lead to a significant reduction in brain age-by nearly four years, according to some studies. Remarkably, participants who adhered to the program for an entire year reported cognitive improvements equivalent to taking a decade off their brain age. These findings underscore the potential of brain training sensors not only to enhance cognitive performance but also to serve as preventive tools against age-related cognitive decline. By integrating cognitive exercises into daily routines, users can actively work to maintain and improve their mental faculties. Conclusion: Keep Your Brain Young to Maintain HealthThe advent of brain training sensors like Thinkie represents a significant leap forward in our understanding of cognitive health and aging. By providing users with real-time feedback on their brain activity, these devices empower individuals to take proactive steps in preserving their cognitive abilities. As society increasingly recognizes the importance of mental health, tools that facilitate brain training will likely become essential components of holistic wellness strategies. The implications are profound: as we harness technology to enhance cognitive health, we pave the way for healthier, more engaged lives well into our later years.Interview by Don Baine, The Gadget Professor.Sponsored by: Get $5 to protect your credit card information online with Privacy. Rafael Ferrales, a managing director in Weaver's fixed asset advisory practice, joins Howard Altshuler and Aaron Grisz on Weaver: Beyond the Numbers: Location Cubed to look into the intricacies of cost segregation in real estate and discuss its benefits for property owners and investors.Key Points: • Utilize cost segregation for immediate tax savings on property investments• Employ an engineered approach for accurate tax classification of property components• Consider property hold periods to maximize cost segregation benefitsThe discussion centers around cost segregation, a tax strategy that accelerates depreciation deductions, reduces taxable income, and enhances cash tax savings. Rafael brings insights from his engineering background and explains the significance of an engineered approach in accurately classifying property components for tax purposes. Rafael regularly consults with clients on tangible property capitalization issues and helps with the challenges and issues that arise in capital intensive industries.“By accelerating those deductions, you reduce your taxable income, and you have cash tax savings. So, it's a really basic cash tax savings play,” said Rafael. “But the methodology that goes into actually doing a cost seg—that's where some of the magic happens.”Subscribe and listen to future episodes of Weaver: Beyond the Numbers: Location Cubed on Apple Podcasts or Spotify.

This series is focused on amplifying the voices of folks from the skilled labor workforce, including electricians, farmers, ranchers, HVAC installers, and others who are on the front lines of rewiring our infrastructure.Today we're talking about the US Department of Energy's strategy on what it takes to create a successful and sustaining energy workforce. Kia ora,Welcome to Friday's Economy Watch where we follow the economic events and trends that affect Aotearoa/New Zealand.I'm David Chaston and this is the international edition from Interest.co.nz.And today we lead with news bad-news bears can't catch a break at present.Overnight US data was quite good again, and is seen underpinning more US Fed rate hikes with the next one on July 27 NZT and just before their summer holidays.US jobless claims came in lower than expected with a decrease of -18,000 from the prior week. Seasonally-adjusted it was higher than that, but still lower than expected. There are now 1.68 mln people on these benefitsThe third and 'final' calculation of Q1-2023 GDP recorded an expansion of +2.0% which was much better than either of the two prior estimates. Analysts had expected a +1.4% 'final' result. Higher consumer spending was essentially behind this resultBut what really got analyst attention was the higher inflation rate in their PCE version for April. A +4.4% annual rate, and an annualised rate higher than this between March and April would not have been unnoticed by Fed policymakers. And because they had already signaled more hikes in speeches earlier in the week, markets are now bracing for a robust response. Clearly inflation's impulse isn't beaten yet and probably won't be while their labour market is expanding so quickly. The June non-far, payrolls data will come out a week tomorrow and will very closely watched. Bets are being placed now that it will be another impressive increase. There is one set of negative data today and one not expected; pending home sales in May fell when a rise was anticipated. It wasn't a minor shrinkage either. Perhaps we were wrong to suggest their housing market was showing signs of bottoming out and turning up. Their economy is expanding solidly, but it isn't due to their housing markets.Meanwhile, the 23 largest American banks passed the US Fed's annual stress test, and clearing a key hurdle for returning billions of dollars to investors. According to these results, those banks showed they can withstand a severe global recession and related real estate market turmoil and will be strong enough to come out intact. In Canada, the April data shows that their recent 2023 weakness in weekly earnings is behind them, with wages rising back at the same rate it did in 2022. That isn't spectacular, but the recent drag seem behind them now.In China, their fast expanding EV car industry is facing a reckoning, one their country doesn't need. Many smaller EV manufacturers are either going bust or being swallowed up in a big consolidation drive. But the real problem is that production and capacity is far bigger than demand. Prices are dropping fast, and prices for components like batteries are falling fast too. This is [art of a general decline, and the yuan continues to weaken. In theory that should make exports from, China more price-competitive.Japanese retail sales rose +5.7% in May from a year ago and handily higher than inflation's effect, so a real gain. We should note that this expansion has been running higher than +5% for every month in 2023, and that is the longest streak at that level since the late 1970s!Germany reported a small rise in CPI inflation for May, running at 6.4% and up from 6.1% in April. This was more than expected but the April-to-May rate slipped to about half that. The Swedish central bank hiked their policy rate by +25 bps to 3.75%, a seventh consecutive increase, and pushing Swedish borrowing costs to fresh post-2008-highs. But is was the increase markets expected. CPI inflation there was running at a heady +9.7% in May and is only seen coming down relatively slowly.Yesterday, Australia reported their retail sales grew +4.2% in May from the same month a year ago, but given that CPI inflation is running there at 5.6%, those gains are not 'real. A growing level of special 'sales events' did boost the April-to-May increase however.Saying in Australia, there were 432,000 job vacancies in May, down -9,000 from February, according to new figures from the Australian Bureau of Statistics. Overall global containerised freight rates fell sharply yet again last week and are now -80% lower than a year ago and almost back to the 2019 pre-pandemic average. Outbound rates from China is where the main weakness is. Bulk cargo rates were a bit softer last week but are essentially holding on to their recent minor recovery. The UST 10yr yield will start today up sharply at 3.85% and a jump of +13 bps from yesterday and the highest since mid-March. The price of gold will start today at US$1908/oz and that's down -US$4 from yesterday. And oil prices are little-changed from yesterday to now be just over US$69.50/bbl in the US. The international Brent price is still just under US$74.50/bbl.The Kiwi dollar starts today at 60.7 USc and little-changed from yesterday. Against the Aussie we have slipped again to 91.6 AUc. Against the euro we are little-changed at 55.8 euro cents. That means the TWI-5 has fallen to 69.2 and down another -20 bps since this time yesterday and a four week low all of a sudden. The bitcoin price has risen from this time yesterday and now is at US$30,533 which is a +1.3% gain and it looks like it will finish the month above NZ$50,000 for the first time since April 2022. Volatility over the past 24 hours has remained modest at just over +/- 1.6%.You can find links to the articles mentioned today in our show notes. You can get more news affecting the economy in New Zealand from interest.co.nz.Kia ora. I'm David Chaston. And we will do this again on Monday.

Episode SummaryWelcome to this week's episode of Thyroid Strong where Kristin Weitzel is having us sit in ice baths for our minimum effective dose of cold. That could be 30 seconds, a minute, or even longer. With each ice bath we take, the list of health benefits gets longer. Key TakeawaysCold immersion has huge benefits for our physical health but also for our emotional health. It will help us boost energy, lose weight, and reduce inflammation. It will also help us sleep better and manage stressful situations easier. Kristin Weitzel is giving us a lesson we all need to listen to and how to start that lesson today with a few DIY tips for making your own ice bath at home. The Experience of a Cold Immersion and its BenefitsThe most painful moment of the cold immersion is the expectation it is going to be cold before you immerse. Choose your coverage of clothing and begin your breathwork. Start small and over time increase the length of exposure. The goal when you get out of the ice bath or cold body of water is to have a shiver response. This experience is designed for your body to learn to manage high stress and to quickly adapt to its environment.Using Cold Immersion in your Daily Routine to Help with Hashimoto'sCold immersion can help with Hashimoto's two biggest struggles, fatigue and losing weight. In solving fatigue, plan your cold immersion around getting rest. The ice bath will down-regulate your system and allow it the opportunity to rest, so partake in an afternoon nap or do it right before dinner to go to sleep shortly after. Hashimoto's other biggest struggle of losing weight is also remedied with every cold exposure. The ice bath boosts the production of our brown adipose tissue which then eats our white fat tissue, resulting in weight loss.In This EpisodeExperience of a cold immersion [1:49]Reverse engineer the nervous system using your breath [4:24]Mammalian dive response [5:00]What happens when you get out of a cold immersion [7:25]Minimum effective dose, what is yours? With a diverse background in marine and environmental sciences, Thomas is now undertaking his PhD where he is working in collaborative partnership with the Esperance Tjaltjraak Native Title Aboriginal Corporation, pairing indigenous cultural values and marine research to understand Sea Country in the Recherche Archipelago.Thomas has previously studied the ecology and potential biodiversity benefits of offshore oil and gas platforms. Surprisingly some offshore platforms are amongst the most ecologically productive ecosystems and with more than 12,000 rigs worldwide, many soon reaching their end-of-life, there is a myriad of considerations for decommissioning these structures with minimal harm to the marine environment. Here we have a fascinating discussion about both topics:Thomas's background and his passion for research and the environmentHis Masters Thesis concerning offshore oil and gas rigs and their potential biodiversity benefitsThe complexities of decommissioning these rigs once they reach their end-of-lifeThe need to assess decommissioning considerations on a case-by-case basisTranslating knowledge about oil and gas rig marine ecology to renewable offshore structures such as windfarmsThomas's PhD research identifies sites and species of cultural importance in the Recherche ArchipelagoThe benefits of a yarning approach for engaging with Indigenous Australians in researchThe western approach to science vs Indigenous knowledge systems and the importance of a paired approachThe unfortunate ‘publish or perish' mentality in research and the need to make space for alternative knowledge systems and world viewsThe importance of ongoing collaborative partnerships and cultural leadership models If you'd like to take a deeper dive into some of the important topics covered by Thomas in this episode, here are some further resources recommended by Thom that complement our discussion:Offshore platforms as novel ecosystems (from the Marine Futures Lab):Yarning methodologyTwo-eyed seeingKarparti approach Decolonising methodologies (with a strong Aotearoa perspective)To view all the links to the websites and documents, visit the show notes on our website. Web 3 use cases in Plain English- Electronic Medical RecordsThe problemWhen a patient visits the doctor, the doctor asks you questions about any health issues, then does an examination, and at the end gives you recommendations that could involve medications, treatments, and lifestyle changes. At the same time, the doctor is making notes on a paper chart, which a nurse or the front desk will later enter into the computer. Sometimes the doctor will enter their notes and assessment directly into the computer. Some doctors don't even have electronic medical records. They have a paper chart. In those cases, Web3 and the blockchain won't solve that issue. Yikes, but they would need to upgrade to go electronic. But that will improve in the future when dictation and AI get to the point where the doctor can speak into a microphone with their patient's notes. The AI will record and correctly categorize those notes into an electronic medical record.Okay, back to the problem. If the doctor's office or hospital has a computer to store the patient's health records, the patient will usually have access to those records online. But what if the patient switches health providers because of a new job that uses different insurance. Or you may have moved out of state. Or you don't like your doctor and wish to go somewhere else. When that happens, the new doctor will ask for your health records from your previous doctors. And usually, the records are transferred by fax. Why? Because most doctor practices are old school. They may not have the same healthcare system as the other doctor. They may not even have email, strange but true. Doctor offices tend to be very low-tech outside of medical equipment. Faxing has a lot of issues. Sometimes the fax fails to send, and the sender has to send it multiple times. Sometimes the receiver says they never received it, putting the burden on the patient to ensure the data gets over to the new doctor.Sometimes the fax runs out of paper, so the new doctor only gets a partial set of the patient's records.Yikes, I won't go through all the problems with faxing, but we can see the issues that arise with faxing medical records. Not to mention the person receiving the fax could be the front desk. Should the folks at the front desk be able to view the patient's medical records? The other problem is that the patient doesn't own their medical records. They can't just switch doctors without telling their previous doctors that they must send their medical records to their new doctor. Why can't patients go to any doctor they choose and bring their medical records to the office? The solutionThis is where a Web3 and the blockchain could be a solution. The patient and the doctor can agree to enter the patient's medical records. How will it work A Healthcare Web3 Patient medical record storage system would need to existAnd there could be competing storage systems The patient would sign up for this Web 3 storage system.A recurring payment would need to be involved. If the major health insurers agree to support the Healthcare Web3 Patient medical record storage system, the insurers can cover the expense. The doctor would then enter the patient's health medical records into the website. The website backend would record the data into the blockchain The patient's identifying information would be stored in the blockchainThe patient's medical records would be encrypted and stored off-chain.Why off-chain? Storing on the blockchain can be expensive because of the gas fees, and the blockchain is not designed to store large amounts of data. That is where off-chain storage comes in. If the doctor needs to review the patient's medical health records, they will go onto the website and request access. The patient will get a request that the doctor wants to access their records, and the patient will need to approve the request if the doctor wants to view the medical records. This could be tedious for the patient and the doctor. Especially if the patient is not near their phone and the doctor only has time right now to view the records.A potential solution would be that the patient would designate the doctor to view the records anytime they want for a specific period - a week, month, or forever in the future as long the patient is seeing the doctor. The patient approves the request. The website then authenticates that request on the blockchain, redirecting the website to retrieve and decrypt the medical records stored off-chain. The doctor can view and update the medical records, which will then be stored off-chain. The website will notify patients that their medical records have new and updated information. The patient can view their records anytime. If a patient changes doctor, they can give their ID to the new doctor. The new doctor would use the patient's ID on the website to request access. The approval process with the patient and doctor would occur. The BenefitsThe benefit of having the patient's data on the blockchain is that they can quickly bring their health records when they see a new doctor. No more faxing. More privacy. The front desk and other personnel that work in the doctor's office won't be able to view your records even if it is not intentional. The best benefit is that patient owns their medical records. Not the doctors. Not the insurance companies. And if the patient wishes to not share their medical records with the doctors or insurance companies, they can revoke access to the website.I plan to do part 2 on this use case on how having the patient's medical records stored on the blockchain and off-chain can be used for medical research.

If you want to invest in real estate, you'll need a few things: a property, an income source, and some cash. If you've got all three, you should be able to finance your way to owning a rental property, but this becomes a little more challenging when you're someone with fluctuating income. Entrepreneurs, especially those without a consistent client base or consistent schedules, have a seriously hard time tracking, budgeting, and saving their income which changes every other month.Chelsea and Wade feel this way as well. They're both entrepreneurs, but, as a filmmaker, Wade has far more fluid income than Chelsea does. Some months Wade will bring in tens of thousands, while other months, nothing. Chelsea can subsidize the household budget with her more regular income, but even then, the couple needs to keep a strong safety reserve to ensure they're never going too over budget without their bank account being refilled.Thankfully, Chelsea and Wade are very good at managing their money and may actually have too much of it. They'relooking to dive into real estate investing to start building a path to financial freedom. With a serious amount of safety reserves, they're thinking of buying a short-term rental as their first investment property. But, does their inconsistent income threaten their vacation rental plans? In This Episode We CoverHow to manage emergency funds and safety reserves when self-employedRetirement accounts vs. rental property investing and which is best for early FISaving for your child's college and why a 529 plan may limit your child's future choicesSelf-employed health insurance and whether or not getting a job is worth the lucrative benefitsThe most important metric to look at when investing in short-term rental properties Whether or not your cash position is too conservative for your investing goalsAnd So Much More!Links from the ShowBiggerPockets Money Facebook GroupBiggerPockets ForumsFinance Review Guest OnboardingScott's InstagramMindy's TwitterApply to Be a Guest on The Money ShowPodcast Talent Search!Subscribe to The “On The Market” YouTube ChannelListen to The “On The Market” Podcast: Spotify, Apple Podcasts, BiggerPocketsCheck Out Mindy's 2022 Live Spending Tracker and BudgetHow to Find Free Money to Finance Your Education & Avoid Extensive Student DebtIs College Worth the Cost? Real estate is a relationship-based business. As you establish more relationships within the industry, your job continues to get easier and today's guest, Jay Simpson, is a prime example of that. With the help of his mentor, he has successfully flipped two houses and already turned one into a rental property. The primary reason he got into real estate was because he wanted the time to be actively part of his daughter's life — a freedom his W-2 didn't allow. His ability to cultivate meaningful relationships is the reason he has been able to find so much success as a real estate agent and investor. Jay heavily emphasizes the role his mentor plays in his real estate career, especially given that when he was new to the industry, he needed someone to show him what the classroom couldn't. His genuine nature got him his first sale, his first flip, and a continued relationship with his lenders.Real estate has allowed him to not only free up his time but enjoy the time he has freed up, which to a family man like himself, is the dream. A Master of Business Administration (MBA) degree is a popular route for advancing one's career, learning new skills, growing a network, and overall expanding opportunities in the world of business. Yet, there are significant costs associated with pursuing this level of higher education. So is it worth it? How do you measure the value of and MBA and determine whether it's right for you?To shed light on this important topic, we've invited Tim Munyon, Associate Professor of Management at the Haslam College of Business (University of Tennessee) and Managing Partner at Red Castle Human Capital, to share his perspective from both the faculty and employer standpoint. Specifically, we discuss:Advantages of the traditional MBA as compared to niche Masters degrees or part-time / online MBA programsWhy an MBA is useful for entrepreneursDoes the best value come from Top 20 business schools, or is "fit" more important for maximizing the degree? The costs one needs to consider beyond tuitionThe ROI of an MBA -- in terms of increased salary as well as less tangible but equally-important benefitsThe value of the network you develop during business school — and is it actually the most important value component of an MBA?Whether a 2-year program is preferable to a 1-year program from an ROI perspectiveWhat employers look for in MBAs, and why it's still a sought-after degree from a hiring standpointWho an MBA is right for, and who it might not be ideal forAnd more!If you're wrestling with the decision of whether or not to make the time and financial investment in pursuing an MBA, the insight Tim shares in this interview will help you immensely. And if you're already set on going back to business school, I think you'll come away from this episode even more excited about what you're in store for and the value you'll get from your MBA. While baby care technology is a popular category, one area that seems to be missed is elder care. All elder care facilities have certain common issues, with one of the most common being incontinence. As we get older, it is fairly common to have problems controlling our body, but for a care facility, managing this for multiple patients can be a real challenge. Luckily, MONIT Adult Diaper Sensor is designed to help.Smart Adult Diaper SensorThe technology is designed to help care facilities manage and monitor the diaper status of their patients. Currently, facilities either expect the patients to report when their diaper is soiled, which is not always possible, or check during their rounds. This is time-consuming and takes the caregivers away from other tasks. It can also waste resources by unnecessarily changing a diaper. By using MONIT's system, they can get alerts, care of the sensing technology built into the device.More important than any of the resource issues are the medical problems produced by improper diaper changes. Patients can suffer from any number of issues, ranging from skin rashes to urinary tract infections. These health issues pose both discomfort for the patient and cost for the family and caregivers. The Adult Diaper Sensor reduces these risks while giving everyone involved a new peace of mind.Other sensing benefitsThe sensor does more than just alert to a soiled diaper, however. It includes temperature, humidity, and accelerometer sensors as well. This can make staff aware of other issues, including a skin temperature spike or drop, or even a fall. It can also notify if the patient hasn't been moving at all, which can be an indication of a severe issue. To find out about all of the Adult Diaper Sensor's features or to contact the company, check out their website.Interview by Todd Cochrane of Geek News Central.Sponsored by: Get $5 to protect your credit card information online with Privacy.
