Bible Study With Jairus - ACTS 11 Acts 11 tells three stories. In the first, Peter takes six fellow believers to Cornelius's home to bring salvation to Cornelius and all his household. He also baptized them with the Holy Spirit. The second story talks about the advancement of the Gospel by those who were suffering because of the persecution that arose over Stephen. Barnabas also went to Tarsus to find Paul and bring him to Antioch. In the third story, a prophet named Agabus foretold by the Spirit that there would be a great famine over the entire Roman world. Our focus today is that we should pay attention to the working of the Holy Spirit, especially the baptism of the Holy Spirit. We also need to pay attention to the ways that the Holy Spirit communicates with us, including visions, dreams, trances, and so on. Before we talk about this, I want to provide a personal point of reference for this discussion. Let me start by explaining how our Bible study group operates in hopes that it will be a help to others who lead Bible Studies. Our Bible study is usually led by a man or woman who gives a brief summary of the Scripture in the beginning. Everyone takes a turn leading in order to achieve a better understanding of the Scripture as well as to give everyone a chance to practice speaking for God. Leading a Scripture reading session causes the leader to prepare for sharing in two ways. The first is summarizing the background and the basic information of the Scripture to share with the group. The leader may also add some thoughts that they learned from other Bible teachers. This step is very helpful for both the new believers who do not have much Bible knowledge and for those who wish to grow in their knowledge of the Bible. Those who wish to grow can learn to lead a Bible study and share what they have learned from this chapter. Their sharing will help those who are new to the Bible. This also helps those who are sharing to realize they need more understanding. The second step in preparation, which is a more advanced aspect, is to pray for the leading of the Holy Spirit to give you new understanding and thoughts about the Scripture. The unfolding of God's words gives light; it imparts understanding to the simple. (Psalm 119:130) In other words, I try to help the group leaders to grow in their understanding of the Bible and receive Rhema words from the Holy Spirit. [“A rhema word is a specific word which the Holy Spirit quickens in our hearts and minds at a specific time and for a specific purpose. We receive a rhema word from God when the Holy Spirit specifically reminds us of a particular Bible verse or promise, and drops that “word” into our heart.”- Kenny Gatlin] I often show them an example of how to do this. We often get timely Rhema words from the Holy Spirit in our reading sessions. Providing a Scripture summary in the first step gives newcomers a good introduction to the Bible. And in the second step, the illumination of the Holy Spirit is a fresh bread of life for mature Christians who may find that a basic introduction of the Bible is not enough for their spiritual growth. Most of them have heard the same Bible stories many times already. After the beginning part led by a man or a woman, we will start to discuss our weekly Bible reading with a Q & A session. Sometimes the leader provides a topic and we write down our thoughts based on the topic; otherwise, we write down questions and discuss them together. The following question is a question that was asked by a new believer. He asked, “Why were the disciples first called Christians in Antioch?” It seems like a simple question- the answer is that the word “Christian” had a negative meaning in that time. This question did not contain any inspiration from the Holy Spirit at that moment. It was just about historical knowledge. Since the new believers did not have that knowledge, we explained a bit. We have discussed many questions at this level to help the new believers gain more Bible knowledge. The next question is why does it say Barnabas “was” a good man. (Acts 11:24) My answer is this. The Bible does not tell what happened to Barnabas after he had a disagreement with Paul. Luke, the author of Acts, was one of Paul's disciples. Arguments between Christian leaders will often have a strong impact on their followers. It is true today and it was true in Bible times. It is my suspicion that Luke might have known more about Barnabas's weaknesses than he wrote about here. The Bible is inspired by the Holy Spirit. The Holy Spirit is kind; He does not want to mention man's weaknesses unless they are helpful to later generations. (God recorded various sins as lessons to believers, such as Moses hitting the rock a second time and David's sin with Bathsheba). I mentioned in another Bible study that Barnabas' calling was to help Paul and to bring him center stage. The Bible mentions that only Barnabas accepted Paul when he was converted (Acts 9). It was also Barnabas who went to Tarsus to find Paul and bring him to Antioch (Acts 11:25-26). Kindness is also one of the fruits of the Holy Spirit. If we look closely, we can see that many things were dealt with in the same way in the Bible. I don't think Barnabas made a huge mistake when he had a disagreement with Paul. But it was his time to leave the stage and let Paul become the leading apostle. God used Barnabas as a transition and his duty had been fulfilled. Another example is John the Baptist ushering in the ministry of Jesus; when Jesus started his ministry, John's mission was fulfilled. When this second question was asked, I tried to share some inspiration I received from the Holy Spirit instead of just presenting knowledge. However, it was the last question asked that is the main focus and inspiration we got from this Bible study. The question was “Was [Peter's] trance a soul out of body experience or a spirit out of body experience in verse 5?” We were reading the Chinese version of the Bible during our Bible study. The version we used renders the word “trance” as a “soul out of body experience” and it is how “trance” was commonly translated into Chinese. However, this brother saw some comments online in Chinese that this should be translated as a “spirit out of body experience.” Let me give you another example to illustrate this question better. I heard Pat Robertson answer a question on his program the 700 Club. One listener asked if our soul will go to heaven as well. Pat answered that our soul will not be in heaven as we are a spiritual man. Pat is a respected man of God. However, I don't agree with his view on this. Our soul is valuable and will enter into heaven. Our soul is so precious that Jesus gave up his soul life to save our souls' lives. If our soul will not go to heaven, why bother paying such a high price to save our souls? Yes, we are a spirit and we have eternal life in our spirit. But our soul will be transformed just as our body will one day be transfigured. We will become a new tripartite being once we are in Heaven. I understand this is a controversial topic in American Christianity. But as an example, let me present the value of our souls in dreams and visions. I think we have to use both our spirits and souls to receive revelations through trances, dreams, and visions. Why do I say this? Let's talk about the difference between dreams and visions. The book of Daniel says dreams are night visions (Daniel 7:2). Visions include internal visions, or the images from inside your head, and external visions that can be seen by your eyes. I have never experienced external visions, but I experienced internal vision once during the day. In 2013, my wife had new job opportunities open up in different cities. We were seeking God's guidance on whether we should leave Maryland. One day, we were driving to New York to visit a traditional Chinese medical center. My wife was not able to conceive during that time. On the way to New York, I suddenly saw a flow of water come out from between us and rise in a spiral up to the sky. It was like a tornado. I felt it was God telling us to stay. He later told me that there would be a revival in Maryland and that this revival would spread out from us in the future. I have also had more prophetic dreams, or night visions. I will give two examples. In one of the prophetic dreams, I took my wife to look for her father in a strange place. We went to a place that looked like a Chinese style temple. The people there were very welcoming. My wife walked inside to look for her father and left me outside talking to an elderly lady at the entrance. I asked the lady where I was: was this place a pagan temple where people worshipped idols or a church type of building? She showed me she was studying a large print Chinese Bible. My father-in-law died from a cerebral hemorrhage suddenly when my wife was in college. I never met him. My wife had some arguments with him before he died. She was not a believer at that time. His sudden passing was very traumatic for her and she worried her father would be in hell. This prophetic dream brought much healing to her heart. I remembered all the details in the dream after I woke up so I wrote them down. Interestingly, my wife dreamed of her father on the same night. She was so happy to see him in the dream, even though she did not remember other details. I had another prophetic dream in which a couple from my Bible Study group and I were taken by the Holy Spirit to Heaven. The wife had a big house there. The house was surrounded by grape trees and every tree was fruitful. A grape vine grew on the wall and became one with the wall. We picked some fruit while the wife was showing me around her home. There was a music box on the wall besides the main door that could play beautiful music. I later told this woman of how I was taken to Heaven in this prophetic dream to see her house there. She told me she saw the Lord in one of her dreams around the same time, but she did not see the details I described to her. As I was telling her what I saw in my dream, I told her that this was possibly a dream about Heaven. The house was her house in Heaven, but not in the world. She was very encouraged. She loves music and listens to music every day. Like my wife, she does not remember any other details from her own dreams, but was encouraged by the details in mine.   Unlike the experiences of my wife and this woman, my prophetic dreams (night visions) always come with many details. Apart from praying that God would speak to me through dreams before I sleep every night, I also train myself to wake up and record the dreams immediately once I have them. I sometimes get up a few times to record my dreams because people normally forget dreams in five minutes. The fact that my wife and this woman did not remember much of their dreams does not mean their dreams weren't prophetic. As I saw in my dreams, they were taken to those places with me. God may allow me to remember these details but sealed the specifics for them. Job 33:14-18 says, “For God speaks in one way, and in two, though man does not perceive it. In a dream, in a vision of the night, when deep sleep falls on men, while they slumber on their beds, then he opens the ears of men and terrifies them with warnings, that he may turn man aside from his deed and conceal pride from a man; he keeps back his soul from the pit, his life from perishing by the sword.” It is possible that many have dreams but don't remember and understand them. This happened to both Pharaoh and Nebuchadnezzar. Many times people just forget their dreams because they did not write them down immediately. They could also just sleep too deeply to remember what God has been telling them in their dreams. Personally, I have been practicing to keep alert while sleeping and trying to record all the dreams. Many of our prophetic dreams can be spiritual encounters that are happening in spiritual realms. If our soul is not participating in our dreams, we will not be able to remember anything. The Bible tells us that we were chosen before we were born. This means that our spirit already existed before our soul and body were even created. The Bible also tells us that we have been raised to Heaven with Christ and seated with Him in the heavenly places (‎Ephesians 2:6). But why do most of us not feel that we are seated with Christ Jesus in the heavenly places? Most Christians do not have experiences of seeing themselves seated together with Jesus in the heavens, though some have prophesied that it is so. It is because God has not activated our prophetic gift to see this in our spirit. But also our soul is not allowed to remember these experiences even if we experienced them in the spirit. My point is that we must involve both our spirit and our soul to experience what happens in our spiritual encounters. Joel chapter 2 says the Lord will pour out the Holy Spirit on all flesh, old men shall dream dreams, and young men shall see visions. Our sleep can be seen as another form of “death.” God took out Adam's rib to create Eve while he was in a deep sleep. God also spoke to Abraham while he was in a deep sleep. God told him that his descendants would be enslaved for four hundred years in Egypt. Our dreams can be happening in a junction of soul and spirit, as well as in the spiritual and physical worlds. We need both our spirit and souls to remember the dream. We may have experiences in the spiritual realm, but we need dreams to remember them. Why does God speak to us through dreams? One of the reasons is that we are over occupied during day time and there is interference from the world so that we are not able to hear God clearly. The other reason is that we have worldly responsibilities such as our work. For instance, if God speaks to you or shows you a vision while you are driving, it may cause trouble. Some Christians in the Charismatic church often practice waiting on the Lord. They wait to hear from God through worshiping, praising, and praying in tongues to exclude external interference so that they are able to see visions. I heard a testimony from an American prophetic teacher when I was taking a prophetic course. He said he often saw visions while waiting on the Lord and became half awake. One assignment that our teachers gave us during the prophetic course was praying in a quiet place and using our imaginations to see a treasure box that was full of God's gifts. We were to describe what gifts were in there. I was saved in the Local Church Movement where the focus was more on growing as a Christian and study of the Scriptures. What I learned at this prophetic course was too new for me to understand at first. I was not able to see the box from God at all the first few times I tried. It was during a holiday, but since I was under the pressure of the due date, I decided to kneel down and pray again. After a while, I saw a bed sheet come from Heaven and someone passed me a sword. I recorded this initial vision for my assignment. My teacher was a prophet who advised that the bed sheet represented rest and peace and the sword represented war. She believed that God's Word for me was to rest in Him; He would give me the weapons I needed to win the spiritual battle. The reason I am sharing this experience with you is to prove that we are able to connect with the spiritual world, and to show that we can get to know more about the spiritual world through certain prophetic practices. With the prophetic class I took and the help of the Holy Spirit, I gradually opened up more to the spiritual world. Since taking the prophetic classes, I have seen angels and evil spirits, had encounters with Jesus in heaven, and so on. I personally think some of them are real experiences that happened in spiritual realms. They are not only dreams. What does this have to do with the book of Acts? Many people have a tendency to focus on the chronicles of Paul or other stories related to evangelism when they read the book of Acts. However, this book also contains miracles, visions, angels, prophecies, and healing which are not discussed at many traditional churches.  However, they play important roles in this book too. A woman said she could not fully understand most of the context of Acts. For instance, Jesus's disciples seem weak in the Gospels but they accomplish such great things in the book of Acts. The focal point in the book of Acts is the Holy Spirit. The Holy Spirit can really change a person. As we all know, God formed man of dust from the ground. He breathed into his nostrils the breath of God, and the man became a living soul. The word “breath” can also be translated as “spirit.” Therefore, we can also call our soul the mixture of the spirit of God (or the breath of God) and our flesh. Our first breath was given by God in creation of us, and our second breath will be given by the Holy Spirit when we receive him in our regeneration. The Holy Spirit comes into our lives and changes our inner self when we become Christians. And the third breath is the experience of the baptism of the Holy Spirit, which is not talked about much at some churches. Most of the disciples in the book of Acts have experienced the baptism of the Holy Spirit. This experience does give us another level of the breath of God. Our soul is a form that connects our spirit and our body, so our souls are affected by both our spirit and body. For example, if someone falls down when sick, the physical body affects the soul. Our soul also experiences changes and transformation when our spiritual men are regenerated. Our souls get damaged or even demonized by attacks from evil spirits.  However, there is another kind of change in our soul when we are baptized in the Holy Spirit. Many churches nowadays are not discussing much about these changes. But there are several examples in the Old Testament, such as Saul who had a life change by the empowering of the Holy Spirit. The Bible says Saul had a new heart and became a different man after the Holy Spirit was upon him. Since this was in the Old Testament, it was not the Holy Spirit in his heart (1 Samuel 10:9). It was the Holy Spirit coming upon him. I was part of a church that traditionally focused on the growth of our spiritual life. These traditions teach the believers to overcome sin and self through the power of the cross. However, they do not talk about or promote the baptism of the Holy Spirit. I was zealous to pursue spiritual growth and overcome all my sins and weakness through denying myself and practicing bearing my cross. However, I found that many people, including myself, could not overcome certain weaknesses no matter how hard we tried. Later I realized that this was not an area only related to my sins or flesh, but also to the strongholds set up by evil spirits. For example, many Chinese families traditionally worship idols, which brings generational curses to our family lines. In my church background, we did not talk much about deliverance ministries. However, when I was baptized in the Holy Spirit, I found myself delivered from some of these strongholds or generational curses by the sovereignty of God. Another story from Randy Clark will also help to illustrate this point. He said he had some sexual sins when he was a young believer. He later repented and regretted his behavior. However, he did not realize he had a need to be delivered from evil spirits until the day he met some deliverance ministers who helped to cast out some demons from him. He then realized it was NOT ONLY his personal weakness in the flesh, but a generational curse or the work of the evil spirits who worked in his family line. He found that many in the past few generations of his family had this similar sexual sin. Once the evil spirits were cast out from him and he went through the deliverance ministries, this generational curse was removed from his family line. He testified that his son and daughters no longer repeat the sins he and his previous family members had committed. When I reflected on my own experiences, I had much failure in overcoming certain weaknesses or my flesh when I was practicing bearing the cross in my previous denomination. I found myself and many others saying the words, “I was crucified with Christ, it is no longer I who live but it is Christ who lives in me” (Galatians 2:20) but in reality, we still could not overcome certain issues in our souls. You get to know each other very well once you have been in a local church long enough. You will know many people have never overcome certain issues in their life though they try very hard to bear their crosses. Through my own experiences in both the Local Church Movement and Charismatic churches, I found that both aspects (bearing the cross and the baptism of the Holy Spirit) are needed. As He lives in us, The Holy Spirit can work within us to lead us to experience the cross internally. However, we cannot overlook the fact that the empowering of the Holy Spirit can help us to be free from demons and strongholds when we receive the baptism of the Holy Spirit. We need both the inner working of the Holy Spirit in us and also the empowering of the Holy Spirit upon us. The Holy Spirit will empower us to overcome more of our weaknesses or flesh if we are baptized in the Holy Spirit. It is not as many people think- that it only empowers us with gifts of the Holy Spirit outwardly to do miraculous things. You simply cannot leave the Holy Spirit out when you read the book of Acts. You cannot ignore the fact of the baptism of the Holy Spirit. You cannot downplay the visions and dreams recorded in the book of Acts. One third of the Bible is about visions and dreams. Many traditional churches do not give room to talk about visions and dreams or the baptism of the Holy Spirit. Teachings and doctrines control the podium instead. This will eventually suffocate the church from having the supernatural experiences recorded in the book of Acts, and even hinder people from growing spiritually in the Lord. Today, churches are separated by how much they know about the Holy Spirit and how much they are willing to allow the work of the Holy Spirit. We need to give room to the operation of the Holy Spirit and heed the ways that the Holy Spirit uses to convey his message to us. Visions, dreams, and trances are great tools God can use to talk with us. It involves both our spiritual man and our soul to receive this message.

There are times in my life where I have been ALL in on something for literally 2 seconds, told everyone about it and then looked so foolish on my exit strategy (if there is one). I think I have told you about my cell phone experience in High School. Well after the cell phone experience I had a car experience. I would tell everyone I was getting this car that I saw on EBAY because I was told, find a car and we will buy it. Well, i found a BUNCH of cars with cool wheels and shared them with my buddies on AOL Messenger only to be let down time and time again and told we can't right now, but we will. I looked so foolish and it was embarrassing. Not ONLY did I not have the car that I thought would make me cool, now I lied to all of them AGAIN. I learned VALUABLE lessons through both experiences DO NOT do this to people because they lose trust in what you have to say. Hmmm... FF to RIGHT NOW in my life. When I get hot on something I am loud. I like to tell people. However, I will only tiptoe in things until I can make sense of the new puzzle. My newest puzzle is Crypto "currencies" and Distributed Networks. I am tackling this with caution of course, but as I am coming to find out the hermits have emerged and reached out to me. They have all been IN on crypto for years! AND now to boot I am learning that there are ENTIRE industries being built with very little following 1M or less that are having MASSIVE impact. I am learning that all of these companies are sort of propping each other up. I look at all of these crypto currencies like any other business venture. There seem to always a "big 5" when it comes to businesses and making up market share. There are usually 2 BIG companies and 3 fortune 100 companies then the rest that make up the market. I think of Oil companies and Car manufacturers for this example, but I think the same holds true in ANY market you look into. Crypto currently has 2 front runners for those top spots being BITCOIN and ETHEREUM. Think of them as your DOW JONES top businesses. They will also have other projects within their ecosystems. Hence why there are a bazillion of these currencies out there. If you follow the projects you can follow the money and follow the investments. If you trust the team, get into their community. Get into the weeds on this. You will need to spend time in the discord chats and telegram chats. These are all places where the conversations are happening. The communities are talking and strategizing. Dont forget or sleep on the fact that GameStop stock was manipulated by a chatroom. We are ants that are connected now and we can down down some massive things if we direct ALL our energy at a target. ALSO- Once you dive deeper into the projects you will find out that they are mimicking systems already in place by traditional institutions. T hey are not recreating the wheel, just adapting for the virtual online world we are currently residing in. I urge you all to do more research into this stuff, but I feel like there is some REAL money to be made if you stop watching the news and sports for a couple weeks and dive in here. He didn't get His start in Bethlehem John 8:58 58 Jesus said…Before Abraham was, I Am John 1:14 14 The Word was made flesh, and DWELT among Us and we beheld His glory, the glory as of the only begotten of the Father 2000 years ago, God Almighty put on flesh and came in to our world, as a baby in a manger in the town of Bethlehem.  He grew up living a sinless life, He taught the greatest things ever spoken, performed miracles and died on a cross for you and me.   An accurate translation of the word DWELT is “tented or tabernacled.” 14 And the Word (Christ) became flesh (human, INCARNATE) and tabernacled (fixed His tent of flesh, lived) among us; and we saw His glory…such glory as an only begotten son receives from his father….AMP The Glory of God “tabernacled” among us in the body of Jesus. Through His consummation of the Father's great plan of redemption in our new birth, He becomes, "Christ in you, the hope of glory"  (Col. 1:27).  Isaiah 9:6, 7 6 For unto US a child is born, unto US a Son is given: and the government shall be upon His shoulder: and His name shall be called Wonderful, Counsellor, The mighty God, The Everlasting Father, The Prince of Peace 7 Of the increase of His Government and Peace there shall be no end Isaiah 7:13, 14 The prophet Isaiah—looking down through time some 750 years, points out that a virgin from the house of David would give birth 14 Therefore the Lord Himself shall give you a sign, Behold, a virgin shall conceive, and bear a son, and shall call His name Immanuel (INCARNATE) Matthew 1:23 We see this repeated in Matthew's account… 23 Behold, a virgin shall be with child, and shall bring forth a son, and they shall call His name Emmanuel (literally “God Became One Of Us”) INCARNATION: One person with two natures.           He did this without ever ceasing to be God. 1 THESS. 5:16-18  --  REJOICE. PRAY. GIVE THANKS.   Video RecordingShared some of this with Cru students recently. Challenging season we’re in!I want to look at one really short passage in 1 Thessalonians 5. Memorized in college. Helps me to this day!Whole letter is awesome; take 15 minutes to read itToday – just 3 tiny but powerful versesRead 5:16-18 “16 Rejoice always, 17 pray without ceasing, 18 give thanks in all circumstances; for this is the will of God in Christ Jesus for you.”Right away notice, this isn’t just peripheral advice, take it or leave it.            “This is the WILL OF GOD in Christ Jesus for YOU.”Honestly, at first glance, all 3 of those seem almost impossible and ridiculous.Rejoice ALWAYS. Really? Always?Pray without ceasing. Really? Without ceasing?Give thanks in ALL circumstances… Really? All?Almost sounds like it’s written by someone with their head in the clouds who hasn’t gone through much hard stuff. But was that true?We know Paul went through some super intense challenges, but 1 Thessalonians was likely his first letter (that we have in the Bible) – so had he just not faced many challenges yet? Is that why he sounds so cheery? NOPE! Not smooth sailing for him, or the Thessalonians either:1:6 “you received the word in much affliction, with the joy of the Holy Spirit2:2 “Though we had already suffered and been shamefully treated at Philippi…”2:14 “For you suffered the same things from your own countrymen as they did from the Jews…”3:4 “For when we were with you, we kept telling you beforehand that we were to suffer affliction, just as it has come to pass, and just as you know.”3:7 “for this reason, brothers, in all our distress and affliction we have been comforted about you through your faith.”Rejoice AlwaysDoes “rejoice” = “be happy”? Like you should be happy all the time and just giggle when terrible things happen?Of course not. Clearly there are times to weep and mourn.What does he mean then?It’s easy to rejoice in good times – natural – don’t need to be told!Family is healthy, bellies are full, house is warm, laughing…What about hard times?Battling physical illness or mental illness…Lose a job; financial struggles; heater breaks; car breaksRelational tension – family, friend, coworker…Feel unsettled about the futureCan you rejoice then?? Does Paul really mean ALWAYS?Paul really means ALWAYS - Romans 5:1-8“Therefore, since we have been justified by faith, we have peace with God through our Lord Jesus Christ. Through him we have also obtained access by faith into this grace in which we stand, and we rejoice in hope of the glory of God. More than that, we rejoice in our sufferings, knowing that suffering produces endurance, and endurance produces character, and character produces hope, and hope does not put us to shame, because God’s love has been poured into our hearts through the Holy Spirit who has been given to us. For while we were still weak, at the right time Christ died for the ungodly. For one will scarcely die for a righteous person – though perhaps for a good person one would dare even to die – but God shows his love for us in that while we were still sinners, Christ died for us.” This is the Gospel. The Good News of God showing His love toward us in sending his Son to suffer for us – if we put our faith in Him – the Holy Spirit enables us NOT ONLY to have peace with God, and forgiveness of sin, and eternal life…But EVEN to REJOICE in our sufferings.To have joy and hope, regardless of circumstances.Does NOT mean “be happy always”; joy is deeper;We can rejoice even in suffering IF we have the right perspective on God.But even if you know and believe this intellectually, it still seems super hard when you’re facing challenging circumstances.The next two parts have been helpful for me, even very recently.Pray Without CeasingCan’t do anything else? Of course not. Pray throughout your day, every day.Growing up I just prayed before meals, before bed, church.Struck by examples of others praying at “random” times.Driving w/ guy from church on way to workWalking across campus with another studentBegan to shift for me – college – walking, driving, etc.ASK: What is your instinctual reaction to hard circumstances?Where does your mind go?Paul would say, that should trigger prayerPrayer puts the focus on God, not just me/circumstancesAnd HE is the one who can actually help me in my circumstances 4:4-7 – 4 Rejoice in the Lord always; again I will say, rejoice. 5 Let your reasonableness be known to everyone. The Lord is at hand; 6 do not be anxious about anything, but in everything by prayer and supplication with thanksgiving let your requests be made known to God. 7 And the peace of God, which surpasses all understanding, will guard your hearts and your minds in Christ Jesus.Same pattern as 1 Thess 5 – rejoice, pray, thanksDon’t be anxious – easier said than done right? Key: prayer & thanksLearned to pray on knees – early in marriageAngie (depression), me (tried to fix not just listen & pray)Finally – got on my knees – answers, peace – should’ve prayed 1st!Give Thanks in ALL CircumstancesNot FOR all circumstances… IN all circumstancesNeuroscience & psychology – studies show gratitude actually changes the brain… But science is only observing what God already pointed out through Scripture thousands of years ago. This isn’t a new idea.Basics of not taking things for granted – what I model to my kids – food, water, beds, blankets, pillows…Helps w/ everyday “small” stuff– forgot my mtb shoes; could naturally just be in a bad mood – prayer and giving thanks shifted my attitude and blessed my relationshipsHelps with the big stuffSister Katie died –Grieved. But prayer led to clear perspective; realized I could still be thankful. Led to rejoicingRejoice Always, Pray without Ceasing, Be Thankful in all CircumstancesSome are doing pretty well with this – your role then is to help others. They’re all around you. They’re here today.Don’t just give platitudes “Just trust God. Just pray. Be thankful.”That’s true, but the point isn’t to put on a spiritual Band-Aid.Listen, show care, model thanksgiving, pray for them & with them…One day it will probably be you that needs your eyes lifted.You might be thinking, this is nice Billy… but you don’t know just how bad it’s been for me…Corrie & Betsy Ten Boom –WWII – Hid Jews in Holland (“The Hiding Place”); got bustedSent to Ravensbrück Concentration Camp. Barracks 28.Corrie smuggled a Bible – they’d read w/ other womenOne night – rancid straw beds - fleasBetsy – immediately began praying – surprised CorrieThen remembered that morning’s reading – 1 Thess. 5“Rejoice always; pray without ceasing; be thankful in all circumstances”Betsy – let’s start thanking God for everything here!Corrie – like what? (nauseous over the stench)Betsy – We got assigned here together (Oh yah, thank you Lord)That Bible in your hand (Oh yah…)These cramped barracks so more can hear Bible (sarcastic thanks)Betsy “thank you for the fleas, and for…”Corrie – whoa! Too far. Even GOD can’t make me thankful for fleasBetsy “Be thankful in ALL circumstances… not just pleasant circumstances…”As the days went on, security was still super tight everywhere EXCEPT Barracks 28, so slowly they began to have more and more freedom to read the Bible with other women. Eventually they started having two services per day. Never knew why they weren’t checked on by the guards.One day Betsy discovered the reason & told CorrieThe women were having a problem with their work and asked a supervisor to come to the barracks to settle itBut she said, “No way I’m going in there! It’s crawling with fleas!”From The Hiding Place:“My mind rushed back to our first hour in this place. I remembered Betsie’s bowed head, remembered her thanks to God for creatures I could see no use for.”Barracks 28 at Ravensbruck was known as “the crazy place where women have hope.” And hope they had—a living hope.Hope in the midst of darkness.Hope in the midst of persecution.Hope in the midst of unimaginable evils.Many women in Barracks 28 knew and believed that “there is no pit so deep that God’s love is not deeper still.”Some of you are in the pit right now. I want you to know it’s not too deep for God’s love. I believe He wants you to know that you can have hope.That’s want that for myself and I want it for all of you:– hope & peace, no matter what we’re going through– and I want it for all our family and friends and neighbors and coworkers who aren’t here…And I believe God wants to use YOU in their lives to help them experience that too through a relationship with Jesus.

Or even decline the test. 2 - Write out NOT ONLY your questions, but a whole strategy of what you prefer. You may want someone to support you. 3 – Know what you Want and Don't want. It's up to us to ask for what we want. 4 - Have an alternative resource in the wings. That will make easier to refuse a drug, or find better treatments. 5 - Question their decisions. And make sure the test was performed correctly. 6 - Realize that your doctor can't know your reactions or symptoms unless you tell them.... Remember that your body is your vehicle.... A lot of who I am today can be attributed to him.   My Dad was a man of Honor/Integrity.  As a soldier He taught me a love for this great country and the flag of the United States of America (a flag that waves high on a flagpole in his front yard today). He Taught me to honor the office of the President—no matter who may hold that position, whether you agree with their politics or not.  As a police officer, he taught me to respect all men—especially those in Authority.  As an employee and later a boss, He taught me the value of a dollar and to have an appreciation for putting in a good hard day's work.   As a father he taught me to “respect myself" and as a husband to love my wife and family by being a good provider and their biggest fan—always an encourager.  And most recently as a grandfather/great-grandfather, he's teaching me about taking time to cherish the rare and special moments in life. He's still an Example of a Good Father to my family today A Good Father is one of the most unsung, upraised, unnoticed, and yet one of the most valuable assets in our society. Walk in the Wisdom of God (Proverbs) Proverbs 4:1-10 Knowledge speaks, but Wisdom Listens (let them dream…) Dads: You are what you Do, not what you Say you'll do (don't make broken promises— Be a Man of Your Word) Be a Man of the Word (devotional life, church attendance) Psalm 92:14 14 Those that are planted in the house of the Lord shall still bring forth fruit in old age; they shall be fat and flourishing 2. Walk in Health (long life) I like the way Brother Copeland put it—your health has to become your second job (in order to live a long, satisfying life) It will lead to long life—your family needs you around to impart the Wisdom of God to generations to come Deuteronomy 34:7 7 Although Moses was 120yrs old when he died, his eye was not dim, nor his vigor abated (His eyesight was sharp and he still had a spring in his step TMB) 3 John 2 3. Walk in Peace and Safety and Stability Create an atmosphere of Peace and Security in the home  Deut 33:25 25 May the bolts of your gate be of iron and bronze. May you be secure all your days 25 So will your strength, your rest, and your security be AMP One of the greatest things you could give your family is the gift of Security and Stability 4. Walk in Love and Forgiveness Be Quick to Repent when you're Wrong and Quick to Forgive—Set the Standard of forgiveness in the home Love your wife “in front of the family” (treat her like the “great catch” she once was and always should be) 5. Walk in Abundance—Be a Provider 1 Timothy 5:8 8 But if any man does not provide for his own, and especially for those of his own household, he has denied the faith and is worse than an unbeliever John 10:10 Let the Abundant Life Dominate you/your family Psalm 112:1-3 1 Blessed is the man that fears the Lord, that delights greatly in His commandments 2 His seed shall be mighty upon the earth: the generation of the upright shall be blessed 3 Wealth and riches shall (always) be in his house Job 36:11 11 If you obey and serve Him, you shall spend your days in prosperity and your years in pleasure Let your life Honor God—even if you have to do it Alone.  It would seem that in today's society that Masculinity/Fatherhood is a thing of the past—but not with you! Today, Don will interview a person who is very dear to both of us, and his name is Gino Barbaro. Gino is the part of the famous duo Jake and Gino who is in control of over fourteen hundred units. Also at the end of the episode, Don and Gino will discuss one of our deals that are coming up, and we are very excited about the development of 28 units in Hollywood, Florida.  So stay tuned and enjoy the episode.  Welcome to the real estate investing podcast with Don and Eden, where we cover all aspects of real estate investing with special attention to multifamily apartment buildings and off-market strategies.  Hey, Gino welcome to the show. How are you doing today? I'm doing really good. Thanks for having me on. Of course, I'm honored. If anybody, I'm honored to have you on the show it's going to be you the person that helped me so much in my career and developing myself as a real estate investor. I've learned so much from you. So I'm very honored as I mentioned. Thank you for putting the time to do this. Thank you. Yes. So you are a very accomplished man, and it seems like your whole life is about doing and creating. So I want you to tell us a little bit about your career how it started and what currently drives you.  Well, my biggest accomplishment, I think, is being a father of six children.  That is by far the most important thing to me, and that's the reason, believe or not why I got into real estate because I was in a tough business. I was in the restaurant business, and it just took a lot of time.  It took a lot of energy, a lot of effort, a lot of long hours and a lot of long weekends working on the holidays- it was difficult, and I was the son of an immigrant. So that's what I thought everyone did. I mean, I was working hard, but I didn't feel fulfilled, and I seemed like I was always away missing those important things with my family. So I was back in 2008, the Great Recession came in, and I was making pretty good money. The restaurant and everything changed, and I said to myself I need to go on a different path. I need to find something different, and I already had a job. So I didn't get into a residential real estate. I didn't get into fixing flips. I tried to get to the multifamily, and I think that was the saving grace me.  Try and get into a multifamily business, buy properties still have the restaurant, but do this on the side and make some extra money because as to have a large family it's a lot of mouths to feed. That was my priority to do something where I can get a little bit of extra passive income on site. And over the years from 2008 to this point continue to buy. Continue to grow. I just got fortunate enough that back in 2016 of March I left the restaurant and I dedicated my life full time to real estate.     That's beautiful. So you decided to focus on multifamily whereas other investors typically when they start they try to focus on single families because they have the conception that this is the safest thing to do and that was our conception when we started doing business in real estate.   But you challenged that and so you tackled multifamily right from the beginning. So tell us a little bit about that? How was it? How difficult was it to get into that arena?   Well,  in the beginning, everyone believes what they think. If you believe it's easier to get into single families, that's what you're going to believe. It's a self-fulfilling prophecy. Everyone knows how to buy a home so they think, hey single family's easy I can get into it I've done it before.  Everyone hears the word multifamily commercial, and they start shaking their boots, and they think of commercial financing, and real estate is a team sport. And for me, I didn't want to have another job. I didn't want to fix and flip a home. I mean, I love that process, it's a lot of fun. But once you think about all the hours and the time that you need to do a house, the capital gains, the risk factor, and where you are in the market cycle. All of a sudden you've done all that work, and then you've got to go and repeat it; it didn't seem like it was a really good strategy for me. I wanted something that would have at least residual income. I wanted something more I built long term wealth. Yeah, I wanted something where I could have the capital gains to avoid tax benefits there. I want something where I could build a business where it was scalable. So if you're thinking about buying single-family homes take a step back and say to yourself, how is it going to be when I have ten or eleven or twelve houses spread out all over the city. They're all different. It's going to be harder to manage every single one of them if I've got ten homes and three of them are vacant. That's a big vacancy. As Jake and I started on our twenty-five-year property they were all in one location. I was working full time. I could manage these part-time at the very beginning, and it was easier because they're all in one location. There was one landscaping bill. There was one garbage bill. There was one utility bill. There was one roof there. So it was just easier for me. There was an economy a scale thing. There were scalability factors and all those other factors that I've mentioned. It just made more sense.  Yeah. Also when you flip a home it feels like a job.   you make good money. I mean I've done that before, and you make good money. I get a good day you're placing your time so that you can earn money. So it's a good job, but essentially it's a job. It doesn't create residual income for you as far as multifamily does. And also I mean you could get there it’s not scalable, but it's possible. I mean it's possible to hold 20 single families and make residual income, and welfare. But it's not as easy and as convenient so I can relate.  Well, I think the problem is most people like that don't mean effect. It's so much more rewarding to actually buy a house fix it and then flip it three months later and get paid. It's a great feeling right, that's a transaction. It's a lot harder.  using my immigrant background to be a farmer plant the seed water the seed weed the garden take care of it let it grow and wait six months and pray that it doesn't rain hardly ever hail. There's a lot of risks involved that's an entrepreneur's journey because you're holding on and you're delaying the gratification.  Whereas I think single-family homes you're fixing the flipping it's a different process it's a different mindset. You're going to get into multifamily think of yourself as an entrepreneur. You think of yourself as someone who's solving problems for tenants. And the more tenants and problems you can solve the bigger portfolio, the more money you are going to make and the more as you scale bigger and gains the more property and more units the more cost savings you're going to have the more revenue generator rate are you going to have and that's how you start becoming really successful in this business.  Yeah, I agree. So you've entered the multifamily business. I mean a few years back so it's not like you've been doing that for 30 years while you were in the restaurant business. So how did your life change ever since you got into multifamily.  Well I mean for me, the best thing was I went to coaching school. I became a life coach because I didn't know what I wanted right.  I mean, I think the most important thing that everyone on this call has to figure out is to keep becoming clear with our lives, what is the clarity in your life? I didn't want to work twelve hours a day doing more at a job that I didn't like anymore. Now I'm working just as hard, but I'm doing something that I feel fulfilled in, and to me, it's not a job.   I don't even know what day it is today, to be honest with you. I mean the weekends to me are just like any other day or whenever I want to. For me, it was hard because I was working and it was like you said every week the week is over you get paid you start the next week, and it was just boring, and it was not fulfilling. Also when we bought our first property it was exciting because it felt like we did something different. Then three months after that first property we bought our second property. So we had 60 units within the first three months of buying the first deal. It took us 18 months to get our first deal. I mean it was hard out there I had done some coaching I had gotten together with mentors I had gotten together with Jake as a partner. So Jake and I took 18 months to get that first deal. But that second deal came right after the first because we had the credibility. We had met the broker we had understood the market. We had chosen the market and focused, and we had built a team. And I mean things are changing. I started seeing real estate as a business which is what it is whether you're going to fix a flip whether you're going to wholesale whether you're going to master lease whether you going to buy commercially. It has to be treated as a business. And you want to take yourself out of the day to day operations and think more long term and think bigger picture and build a business. And if you can't if you're out there trying to buy a business you can't scale that business then it's not a business, it becomes a job. That's why when you're buying a couple of single-family homes that can't be scaled if that model can't be scaled and you can't pull yourself out of it then it's not a business it's a job.  Here’s some that I learned from you, is the famous scent as you always say that transactions pay equity bill make you rich. That's right. I've learned that pretty well, and that's what we are trying to establish as well. So I know you wrote two books two of which bestsellers. So let's talk about these books a little.  I know the first one is we'll get our profits, and then the other one is family food and the fairs. So just from the titles, I could understand that these are two completely different books. So what's special about these books for you? And how has the experience of writing them?   Well, the great thing about it was back in 2008, I was trying to do something in the restaurant that we call multifaceted.  I had seen back then it was a shift. I mean all of a sudden you have to see trends you have to see what's going on with demographics, and it's exploding now. If you understand the new demographics now we're where people are not going out to eat they want to have delivery they want to have stuff brought into their house. Whole Foods is taking over a lot of it. Trader Joe's a lot of prepackaged foods. I said to my brother we need to do something different here at the restaurant we need to create other streams of revenue whether that is writing a cookbook which is what I did. I wrote a cookbook called family food in the fryers, and I wrote it for a bunch of Catholic brothers where I would go down and do a lot of mission work for and they were terrible cooks. So I said that was the mission, I said let me write a cookbook for them. And I ended up branding the restaurant then we created the company called Geno's family where I wanted to have my family teach other families how to garden, how to grow vegetables, and how to bring it into the house how to cook with them and then what I did with that company as I was sourcing physical products from China where there was cutlery whether it was vertical garden bags whether it was e-books and all that kind of information. And I was creating a little business within the restaurant and career multiple brands or multiple revenue streams. I was also joined tomato sauce selling it.  Unfortunately, as I'm doing that, Jake and I find out while this real estate is pretty cool and my brother was not ready at the time to start transitioning; he didn't see what I saw so since my brother Mark I'm surprised it's real estate. So Jake and I start buying these properties and about at about a year and a half after we start buying. We wrote this book with all our profits. And the reason why I wrote the book is it makes you go in there and research and learn and become a much better investor because even though you're learning you never stop learning is always things changing in the market and I electric let's write this book just for fun. We sat down, and it took us about a year to write the book believe right. I mean we're not good writers, and we're not that smart. So it took us a lot longer than what it should have. But I mean it gave us the clarity on what our strategy was we were buying these deals from mom and pop owners, and we were using the simple buy right manage right and finance. That was our three-legged framework on how to buy a multifamily property. So it gave the clarity, OK this is it let's put it down on paper. And then from there, we said what. Let's start coaching people and teaching people how to do what we're doing. So from that book, came up the Jay congenial program.  Beautiful. So tell us about how you met Jay and the other half of the famous duo Jake and Gino? Well  I mean sometimes people they gravitate towards you. He was a pharmaceutical rep back in 2010-2011, and he was using a restaurant, and he was good friends with my brother.  My brother is handling all the outside of the restaurant his deal dealing with the pharmaceutical reps that he was getting catering from our restaurant going to doctor's offices and selling pharmaceuticals. And when the sunshine came in that all changed the whole health care model changed and he saw that as a threat. So he decided to move down to Knoxville Tennessee, and I said Jake when you get down there let me know, we'll start looking at deals.  I know what kind of person he is, and for anybody out there looking to get into partnership with other people, you have to stop and think of why you want to in partnership with people.  I saw Jake as someone similar to me; he works. Rick is a super hard worker; he's always working. He's always thinking about the next step. He's got value-based decision making where he's got a great core belief; core values are really powerful. He's got a lot of integrity. He's got a lot of ethics, and he does the right thing. So I gravitated towards all of that, and I liked the way he worked because I worked just as hard. So if you're going to partner with other people make sure you look at that make sure you look at the background make sure you look at them saying what. It's not my job, It's not in our vocabulary, It's all about helping each other out. So I met him he went down and like I said from 2011 to 2013 we're looking to buy a property. He ended up buying a house because his wife moved down and then we bought that first property. He is the property manager because he was in the market, so he brought value that way by managing the property. And I was the one who had the experience the education I knew how to read the deals I don't want to raise the money. So I had that experience between the two of us. We just hit it off. We had a great partnership, and we just decided to stick with it. And like I said once you started growing we're like what let's start a podcast. What's the worst they can have. We've just started the podcast, started meeting people, talking to people and just really learning the industry from the inside out.  That's beautiful. So how do you guys currently divide the workload between you two now that you've been in a partnership for quite a while?  each other well.   Well, what ends up happening is there are certain inflection points, in any business, I think after we got off two-hundred units all of sudden Jake said I need to property manager and I need to hire some property managers we had 60 units the third deal was one hundred thirty-six units. So when we had that third deal we started hiring full-time property managers full-time maintenance. So we did that. That was the first step. And then when we hit about six hundred fifty units we decided to hire a regional manager. We just needed more staff. As you start staffing up and at that point, I was doing. I was sold to the restaurant I left the restaurant. Jake was doing day to day in the property management, and I was pitching in.  I was helping out filling out quick books and doing all the reporting. And then when I said Jake I'm going to do the education day in a day full time, there's a lot of stuff involved in the very beginning creating lessons creating videos getting people to come on the podcast. The date you do day to day with the property management. And then from there, those were the two streams of revenue on top of the investment which was the third stream of revenue, so those three streams. A year and a half ago, we decided we've got about 900 investors on our database. Jake, I can't reach out to them and set up thirty-minute meetings and you can either one, or we create a syndication company gets another partner for that which we hired Dillon Obama. He's our third partner. We have another partner Mike on that so let's do that. You have these symbiotic relationships between a syndication company that is raising money in an education company that is teaching people and also fulfilling them over to our syndication company. If they have extra money they can they can invest with us a property management company that runs these investments and the investments themselves.  So as we started scaling up we saw that we'd rather share the pie with other people who felt our core beliefs then try to keep for ourselves because it's hard to start scaling up and picking out what you do what you don't like. I love the education aspect of it. Jake loves the property management aspect of it. Our partner loves to speak to investors. He loves to underwrite deals, so if we can all work on our strengths and grow the business and try to keep it as a multifaceted business where each entity is helping the other entity it works well, and you'll figure that as you start scaling.  That's the hardest thing for an entrepreneur when do you hire somebody else. I mean we hired our first sales guy for Jacob Gino about two years ago 18 months ago and then only three to four months ago we hired an operations manager. We should have hired sooner; we just didn't know you'll figure that out. As you see, you start yourself growing and, you start doing tasks that aren't necessary if you aren't there to generate revenue. That's why you say to yourself OK, I have to pull myself out of this task and hire somebody to do that. Does that make sense?  It does make a lot of sense especially because I'm also in a partnership and I know exactly how important that is to have a mastermind, and sometimes you're not sure about things, and you could talk to somebody about the way you say things, and then they see things differently. And then you come up with the best solution. So it only makes sense to me, and I think it's beautiful that you guys are so symbiotic as you mentioned and that's amazing.  So I'm going to see you be doing that very soon. Trust me because once you have a great system and a great business it's all a communication right. We have something that we call Level 10 meetings every week.  We are on meetings with every single one of our entities and then might take up five or six hours a week, but it's really important to have her be on board. We've done something called scaling up with Patrick coaches because as you start growing if you're going to be an educator you have to believe in your product. You have to go out there and invest in yourself and invest in your company. So for you to grow and you're doing something new you've never done it before you really to go out there and invest in yourself and invest in your company, so that's first and foremost.  But I see you guys doing the same thing? You've got a beautiful model. You already employ virtual assistants amazingly you have a system set up. You are going to be teaching your process and then from that money make what you do the money you make. You replicating put into other investments and you start multifaceted, and I can see the picture already being painted with you guys as well.  Yeah. I mean I think it's what's special about our motto is that we came from the background of being a residential wholesaler. So as a residential wholesaler, you like a multifamily investor on steroids.  That's the way I like it because you're able to do some things that other people are not doing since it's just not a part of the industry.  a lot of people say, hey talk to the brokers and an established broker they should ship which we're doing, and we're doing everything, but the off-market strategies that we are implying are getting us ahead. And I can already see that we're getting to sellers that otherwise, we have never sold the property because they never had even that idea. So you're essentially the broker when you're addressing the sellers directly then you're essentially the broker because you're getting them before other brokers do. And then you're also saving the commissions that they would pay for brokers.  So it makes sense, and that's the best so much value. You guys have so much value that model and what's great about it is that you're in a tough market right now.  Can you imagine when the market cycle resets, and you're going back to the buyer's market you guys are going to clean up? So continue to do what you're doing because everyone always says now's not the right time to get in the market. It's never the right time to get into the market. It's never the right time to have a child. It's never the right time to leave your job. It's never the right time to get married. It's only the right time when you decide is the right time and what you need to do is learn what strategy to employ in that specific market cycle. I mean the real estate comes out three pillars it comes down the market cycle, it comes out to debt, and it comes down to exit strategy. If you can employ all three of those who make a wise decision on all three of those you can buy in any market, you just need to know. So as you'll see as the market resets you guys are going to you're poised to crush it as this market is going down because you've created the relationships you've already spoken to the sellers three or four times so when they're ready what are they going to call they're going to call you because you're already in touch with them a couple of times.  Exactly. I could always see that coming, and what else. When we started doing residential wholesale then a lot of people told us not to do it in Miami. The Fort Lauderdale Miami area because this market is very competitive, and it's very difficult for beginners.  So it was competitive, and it was difficult to get in, but it was very rewarding when not the first deal. So it's the same thing, and in today's market and multifamily, it's hot. But if you get a deal then it's good for you because you couldn't so easily. So there are advantages to this as to every market. And if we're already talking about the market I wanted to ask you a question which I've already preferred. So what do you think are the adjustments that the investors that are trying to get into multifamily or investors that have already done a deal or two in multifamily? What do you think are the adjustments that they should make in today's market?  I have a couple of different ways to look at that question. The first thing is when Jake and I started all I knew was that I'm going to buy a deal on myself.  That's not the only way you need to buy multifamily nowadays. If you have a strong balance sheet and you can be a sponsor on a deal, you can get it into multifamily. If you have sweat equity and you live in a property you live in a market, and you find a deal you can run day to day you can get a deal that way. If you want to find a partner and partner up with somebody you can get a deal that way. If you want a syndicated deal and raise funds for your deal you can get the deal that way. If you want to raise funds for somebody else's deal you can get into a deal that way. There are so many different ways to get into multifamily as I said; it's a business, and everyone that's out there sees these hundred unique properties in two hundred unique properties, and you see all these syndicators out there saying I'm closing two-hundred-fifty units. Yes, they closed, but they had a lot of help from a lot of people raising money. It wasn't just them for the majority of the people. Jake and I raise our funds for our own deal we've had a couple of key people bringing down payments, or we've given them a little part of the general partnership, or for the most part, they are our investors. If we had problems raising the money we would go out and ask you or someone else, hey can you bring money toward deal raise money? You are compensating. That's one way for you to start. I think what people need to do more than anything else is they need to decide that multifamily is for them.  I think once they understand it multiplies for them. And that is the right business model to employ going forward. Because, I guess food water shelter, and those are three basic needs.  You can buy it on the internet yet it's very hard actually to replicate it; there's not enough affordable housing coming online. The demographics going forward whether it's the immigrant population, the millennials or the baby boomers, they're all going to rent more. That's just a fact. Read the book Big shift, a great book about demographics and what's going on if you can understand that you can see what's going on in the rest of the world as far as having negative interest rates as far as people wanting to park their capital in a viable asset. That's why multifold is hot right now, and I think going forward in the next five to 10 years you're going to see that trend continue. Now the important thing is I think you need to focus on a market and you should South Florida is very competitive red hot. Why is that? It's because there's a lot of jobs down there. There's job growth down there. People are moving to Florida I think a thousand people a day relocate to Florida all the baby boomers. That's right. It's the baby boomers coming down, and they're actually selling their houses in New York and California, and cashing out and coming down here buying a small condo or renting an apartment right. And jobs are coming down here that's why. So it's the quality of life. It's the actual tax savings. There's no state income tax, and it's just a great place to live. The people here are great. I moved from here two years ago from New York. I love it. I cut my tax property taxes in less than half — no state income tax. I love the weather. People are visiting me now. This is not the Florida that I knew ten years ago. It's not.  It's going to reach a different conclusion completely, and I think the other thing to finish that point, focus on a market.  That's why the Southeast is competitive because that's where people are flowing. Texas is going to continue for the next five to 10 years because they're leaving California they're going to Boise Idaho, they're going to Salt Lake City, they're going to Nevada, they're coming to Texas because of the tax savings and the quality of life. So focus on a market that you like that U.S. population and job growth continuing on and if we do get into recession those people are not going to buy homes they're going to have to rent. So if you can play buying a place that has enough supply and demand there you're going to have better chances of withstanding any recession.  Yes. So assuming there is a recession you think that the eight class properties are the first ones to get the impact by the big class and the secrets are safer? I think so.  it's really weird, my mom used to have a condo in Deerfield about four or five years ago, we're still going down there every year.  I was amazed at Boca on a ten; there all the new builds that were going on there; the old builds were vacant, and they were putting up new stuff like you couldn't believe especially the commercial. My fear is as we get a slowing down a recession will rebuild us continue to do. They continue to build through the slowdown because they have the permits and that's what they do. So any new stuff coming online. Just be careful in your market take a look at concessions as you see a concession is basically, hey let me give you microwave for free let me give you a month's rent for free. As you can see those concessions going up, that's when you're going to see that there can be softening made in the space. Now what might happen in that a space, it may trickle down into space and say,  what I can get an apartment and be a lot cheaper. I can be where we play in the B and C space, they're not going to be as effective as much because those tenants never really buy homes, and they're not really you can't compete with the 1970s and 1980s build with a brand new 2018 build that has a pool, clubhouse, café, and a fitness center. It doesn't they won't compete there's no competition with mine. So the strategy of buying right, if you can buy those assets right and you can weather the recession the downturn. The only thing that I want to that would worry about in a recession is you're hoping that rents don't decrease a lot. I mean you think occupancy is going to stay in the low to mid-90s but if your rents start decreasing and there's a lot of competition a lot of people fleeing that's where you're going to have problems. But I think space is the first one is going to get affected in the recession.  I agree.  I wanted to tell you about the deal that we've done in Hollywood since the area so well. So everybody is saying that it's so difficult to get a good deal in multifamily. So then there is another very efficient strategy, and we've started to implement it which is to buy lots that are zoned for multifamily based on the city that you live in.  Right, they currently have a single-family on them. Now what happens in that scenario is that it's not multifamily like syndication like the classic syndication, but your dancing with the developers. What happens is that a developer would come over and give you a quote to develop the land for you, and the land becomes the equity. So you bring in the equity, so if you could syndicate the money to buy the land. Right. It's sometimes expensive because some multifamily land that you could work with the developer to develop. That's another strategy that we are implementing currently we're going to build. I believe it's twenty-eight units, but some people say 36. We don't know yet, in Hollywood a lot that we bought. So we bought this thought. We bought it for I would say half the price than what it's worth. Even less so 30 cents on the dollar. And then now developers are coming over, and they want to develop it because the multifamily market is hot. So that's another strategy that I know is good for the market that we are at right now. So I know we've already discussed that, but I wanted to mention it since I love that strategy. So why? Because you're going to have a brand new building that has no deferred maintenance that's going to have nice rents and you're basically in it.  I don't want to see it for no money down, but you're basically in it for a little bit of money down, and your equity is that property, so you've created a ton of value. You're not the classic entrepreneur, or that is taking something you repurposed it; you've taken something, and you've made what we classically call a higher and better use. You've done that. You attract a lot of values from that. And it's market, that's worth something maybe ten years ago. It wasn't worth it because the land was a lot cheaper back five, six years ago but now the land is at a premium. These builders are looking for that so that they come in and they need to split some of the profits with you, but they get that land at a decent price per door they're willing to do that. So any author listening listens to that stretch don't do in Hollywood, don't do it in Miami. You can do it anywhere else in the country, but that's an awesome strategy. Great. Great idea.  Love it. little bit more than just fasting it's those are two really smart people very very fun people talked about that's awesome I did want to bring something up to you I was reading a blog article from Chris Kuester here recently in a reminded me somebody member a little over a year ago there was this new message was being pushed out talking about sitting is the new smoking that's right so never talk about a sedentary lifestyle will if you remember it wasn't that long ago did tell you and I, laugh there's a lot of truth behind what you eat oftentimes you can't necessarily out exercise and what was that someone said you can't outrun the fork you can't outrun the fort that was it that's a shout out to somebody that we do have have in the show at some sometime the name Todd Smith is a bodybuilder trainer out of Omaha Nebraska he'll supplement stores and I heard him say that once like I am still sure what is is a lot of truth to that you know if you want to be healthy a lot of it comes to aware which of your food fuel source is is it healthy for you and what is that translate to so what Kuester was able to illustrate quite well is that if you're sitting for long periods of time throughout the day he can't really out exercise the damage that you're doing by sitting for this law say that again so so and this came in a blog from Chris Chris are who we know well and was your oven is great guy he wrote a blog all about sitting then yes he did any reference to a handful of studies he basically put together he does a great job of always aggregating different things that he's reading pulling great information making easy prey to can I consume but essentially showed that even marathon runners when they're not actively training is another there's other issues that may be going on with marathon running of long-term inflammation exposure anyhow but that aside there actually at more risk according to some of these articles he has and therefore coronary artery disease because of the long periods of times it they're not training and that are not running the marathon site are sedentary and that actually affects their metabolic rate from sitting so then you begin to die little bit deeper looking into sitting while working if you go to in office and you don't engineer of engagement your computer and your having to type for long periods of time you're still sitting obviously you're working you're working hard but possibly examine what would it take for me to get a standing desk or something similar that would give you some variability in fact Robert Hendrickson has a a new a new product that easily come out with rover that we had on from full bucket health that's right after the show he was sure the silver color prototype to have some sort of portable version of that so that you can get away from just sitting all the time you admits it's brilliant anyway it solves a lot of problems of course it gives you a portable office that you want to go but at the same time you now have the availability to not be confined to sitting while taking care of work will essentially what Christer pointed out is sitting for 11 to 13 hours a day and many people may say when I don't do that I get more than that and you may think that but you drive to work and then you put in 6 to 8 hours of sitting you wake up you set out have a cup of coffee and follow up on whatever it is you do you come home drive to work you may work out but that is a matter because they can sit down to eat when you sit frequently and then you sit down to attitude to maybe watch program at home before you go to bed that amount of sedentary non-movement over time as an aggregate the you simply can't out out exercise according to the studies well it's interesting because if you sit for more than six hours it's been shown that your lipoprotein lipase actually goes down and that's what burns fat you can actually have a decrease in your bone mineral density leading to osteoporosis and then ultimately increased coronary events due to high blood pressure and coronary artery disease than when you stop and think about it sitting is not very good. And if you look at how we evolved we really didn't do a whole lot acidic we were always on the move around so let's come up with some ideas right now we want everybody to at least try for the next week to sit there and do the so when you're put a timer on your desk chair or timer on your desk I think about it you can elevate your desk a little bit that there's all kinds of different options out there for you to do it what if you if your teacher if your teacher and you feel like that you are engaging the students on a particular subject maybe change the scenery have a walking meeting don't take the elevator if you can take some stairs what else oh I was just thinking that the first for the whole teaching thing to remember the meeting that we are at in Utah with the bathwater, and one of the moderators before they even began made everybody stand up and shout around guess I just get energy upright just get everybody moving and then that's how she said she starts all her podcast like that she makes her guess do that just to get them up and ready which is really cool so anytime you get up and do that I think that elevating your – we walked Wenatchee had a patient from Veritas the big company that does this trip we walked around my office and looked at different ways different deaths we can do for the employees last of it with this be something you would like and they were all unanimously really interested in that unlike Robo was talking about he thought that would be really difficult the beginning but suddenly he's standing for eight hours doing all his work no big deal at all none at this temperature and it don't you find it days it weaned up having to pound away a lot of computer work compared to the days were doing a lot of scopes are you doing a lot of clinic visits I have more energy after doing all the movement throughout the day than I do when I'm what's up once a month twice a month I just have to kind of pound a lot of work on the computer those of the most draining dates to me in it and I really didn't move I just sitting there panning out on the computer and its signage oil will melt let's just throw one other thing in there so people sit that they sit all day than they come home dad and then they get on their computer the blue light now your jacket up your circadian rhythm and I mean where really try to kill ourselves and like everything that we do in life right now is basically shortening our arches our health time is really what it's doing we have this were doing those other things to try to correct it but these are all easy life hacks that we can do get out wake up one of the greatest depending what time you wake up wake up really early so the sun is out for the greatest things you can do to turn your circadian rhythm is get up go for a walk on an empty stomach with sunlight to convert the vitamin D you turn on your circadian rhythm you're telling your brain were going to do this and it does a couple quick things number one you get your body movement to get out you little sunlight and you not waking up and immediately sitting down which is what a lot of people do and you know what I'm I try to do this I wake up every morning really early and I make my coffee in the French press and I got my little routine habit or routine is pretty important if you like a lot of people like Tony Robbins of the people to say Arnold Schwarzenegger like really highly effective people they'll have a very specific morning routine chair Tim Ferris Joe Rogan all that I will sit there and start regular coffee then work on the charts I took it one step further and I got a vibration plate I tried to stand on it and I should do my truck; unpacking this setting was it turns out it's really hard to do computer work with vision vibrating (32 oscillations per second or whatever so you have noticed in those vibration plates are kinda interesting but if you lock your knees out man at that there really affects model skinny legs I just take the population straight up to my eyeballs I can't hardly see much anything that so just simple access something that will go talk about in the next half-hour is going to be a another hack I was listening to one of the greatest biomarkers of all time Ben Greenfield, he talks about migration place he talks about getting out or talks about the get some sun they were talking about peptides which is really what I wanted to have Max Fairchild on in his you come back on here in a few weeks to talk about peptides and that is another little hat these are all things you can do that aren't that not that difficult to really make a big difference in your life and offset some of the stuff so fierce that they're stuck in traffic or if your sit in your cube: every time you stand up your bosses sitdown or your student teacher says sitdown there's ways to get around it just make sure that when you have it under control you can do all kinds of stuff were going to be talking with Cooper about different ways to engage with nature also data that's another little way to get your brain stimulated to get your circadian rhythm and track and all that definitely ending of these these are things McKenna who is a godfather in psilocybin there are in my world there are no FDA studies going on with her looking at suicide but for different things and were to jump right into your history as soon as I countertop but we always try doing the shows at least we get through one academic paper to get everybody up to speed at least on something try to teach something so there just yesterday the US news to know the report where it showed that US death rates from suicide alcohol and drug overdose is reached an all-time high so I think there is no better time for somebody like you being involved with the maps to start integrating some of the stuff because were clearly not doing a very good job were committed suicide more often were dying from opioids and all this so what I wanted to get into on the fringe a little bit is something called peptides so I am not an expert in peptides of Max Fairchild is Gabriel aligned Debbie alliances that we were talking about but so I try to teach myself a little bit about this and so I found an article on a peptide called BPC 157 soap BPC 157 is a peptide chain consisting of 15 amino acid so peptides are just very specific amino acid and Ben Granger was talking that when does a peptide become a pro to Mauritania yet and if there's there's really do know the experts on this can say well it gets really weird because growth hormone is still considered a peptide but it's really that it's a really big peptide so that it's just very specific amino acids put together so BPC 157 although it's considered synthetic it's actually a protective protein which is found in the stomach and it's known for its anti-ulcer effects of the known about that for quite a while Dr. Lyons is the one who told me to start using my guest wrote you practice I'd never even heard of it nobody ever talked about that so I'm super excited that I'm now getting into this aspect so researchers are conducted numerous rodent studies that show that it doesn't protect against of protective effects but it also seems to extend beyond the stomach and intestinal tract so BPC 157 has been shown to benefit ulcer healing the stomach intestinal damage such as fistulas and inflammatory disorders but there is some anecdotal evidence to show that bone and joint healing also takes place what I really wanted to get into is in my practice I talked about the brain got access all the time so I found an article researchers out of Croatia have done rodent studies looking at the influences on the brain got access and this actually comes from 2016 and what they did is they looked at DPC 157 and over a very long period of time they tried to show how not only is it protective in the stomach but it is very useful as a peptide in other areas of the body specifically the brain is funny because their thought on this was the first auditing to think about this when we top of the brain got access in the first one actually show that was Pavlov I have lobby it's like many things that you know you can either I've had this I've had this discussion with different pharmaceutical companies where when you look at that will say oh it doesn't get absorbed with the be like systemic effects in the argument from the pharmaceutical company is owner but when you take our drug you won't see this in the blood in my argument is when you eat a steak yes he stake in He didn't have a creative outlet I didn't have that outlet now you did know if you do the performing arts than comedy you've got that brain that needs to constantly be stimulated like that right right and so when in surgery became so monotonous so robotically you know do insane things and you know I I rose up to be no really good you know in the in the spine and euro area and then and even that you know everyone like I'm helping people you know it's fine brains working on that and that's awesome that's exciting I love it but after a while I just knew that I did what I wanted like my heart was call me to like be out and about and go moving shaking and then but as my my health started deteriorating as well with liquid like to the 50 and that the depression and asked her to gain weight and really was the unhappiness with the way in all not really unhappiness with the way but just like the not being fulfilled and being unhappy plus the weight gain had every check in with myself and figure out what was going on there so start taking steps to get healthy so let's look at that what how you think that you ended up becoming unhealthy in that environment because unfortunately we see a lot of people in healthcare and I think there's a lot of reasons for the hours stress the shift work all different cards think so our healthcare providers sometimes are sacrificing themselves without even realizing it to try to help other people how do you think that process happened with you I'd I mean I agree I think that's what it was he knocked the long hours the unit with its physical work here on your feet you know 812 hours a day that's good thing though now that's a great thing to be moving but once you know that the long hours and just being of exertion with the mental exertion as well you know go and the emotional you're working with people you're trying to save lives here you know and so they take their jobs very seriously so mentally physically long hours that will sale that do you say that standing in one spot you leave your working as the technician and you often times especially in difficult case your holding a pose for a very very long time something being articulated something being cut out and you really are sacrificing a lot get you get aches pains etc. you probably absolutely accurate is this holding these Sina you want to move so understand back when I was a med student we had to do that yeah and you like a member universe aggressor redoing a gunshot wound like 2 AM in your hold his retractors and you start getting fatigue start shaken surgeon starts yelling at you like trying yeah three a little bit of sweat and I hope it's not going to fall into the sterile field you know yet is all kind of distress is that going on yet for sure but I think it's so over a long period of time I think that that that weighed a lot on me just with the stress that goes on with the environment and in that and then justly and not not being out and being active is much being indoors so it putting in those hours and you not try and hit on this in the past but what was your interpretation of maybe this is an institution of health that I'm in but make no mistake it's an institution and it absolutely needs an industry what did you think about the hospital industry where you're supposed to be delivering health and then maybe some of the execution of some of that as it is rolled out right and that's where you have met so morally I saw some things but didn't sit well with me being in that industry right. I saw that that said you have the patient the becomes accomplished someone that's there in the middle right and you have for me in a lot of cases you would have the insurance companies now and the doctors going back and forth and becomes more like an a number you know the patient becomes maybe a number of verses like eyelets really care what's going on here rather than like walking into be like okay who's is insurance what you know what the insurance here you know in and so that for me is like it was just a is one of the minor things but as one things got my attention you know that like it's it's not where the healthcare system is for me is like need to be more focused on you know the patient and patient health patient well-being rather than be no worrying about you know needed the money parts in the insurances and I know that out that all plays a very important role in it all for sure but I just cannot seem like there the patient was kinda being put to the wayside in this I now and so that was for me one of the indicators like I don't know if I'd want to stay in this enough for I make a career lie I know that the three or those that you referenced Rivero McKenna and have Blahnik they all were incredible patient advocate I will as I say so is the hard part I see nothing and struggle with it to it's like how can I deliver the service in can you know this a lot of times it's not even can I do this without insurance it's driving have a place to allow this you try to do a charity case here recently in almost got blocked when you're trying to give up your time and that kind of stuff gets in the way when you're like look I'm just trying to provide a service who needs it we get others who are able to basically start so yeah unfortunately it's super complex absolutely we have developed a system that is an organism that feeds on itself we have developed a system where will I crisscross or talk about all the time yeah we are trying to fix the end organ thing and trying to and then people have figured out how to make a profit on it right I remember listening to Peter Addie a talk one time or he's use a party thoracic surgeon I think is he really felt like he was at the bottom of the hospital and people were lobbing eggs yes try to catch the eggs like when we quit throwing the eggs out the window that and that's kinda what you're getting at where your mind I can see that you are very in tune to your feelings nature and everything and that's really cool that you took a step back and with wait a minute this is not for me write Dr. Bill to solve it so sure not to go Welcome!  My guest today is Dr. Ritamarie, who is a specialist in endocrine imbalances.  She focuses on thyroid, adrenal, and insulin issues, and is here to discuss adrenal fatigue.  She has a long and rich history of working with patients in the area of nutritional endocrinology. As a young person, Dr. Ritamarie suffered from adrenal fatigue and leaky gut issues but she never connected the symptoms with her unhealthy lifestyle.  She suspected the connection and did research on her own, then started cleansing and rebuilding her system on her own.  She has had NO sugar or caffeine for 30 years!  Her passion became teaching others what she had learned about health and nutrition. Dr. Ritamarie discusses the following topics: There is a connection to adrenal imbalance, thyroid issues, blood sugar imbalance, and digestion. She founded the Institute of Nutritional Endocrinology to train health practitioners. As I re-listened to this podcast and reviewed that info sheet, I came across a few things that I wanted to point out or re-highlight: Determining if your practice is a HIPAA Covered Entity comes down to whether or not you transmit any “covered transactions” “in electronic form” “covered transactions” are defined in detail on pages 7 – 9 at the above info sheet. Take a very careful look at all the different things that could be considered covered transactions. It does NOT ONLY include transactions/transmissions of payment/billing-related information. Although I don't directly bill any third-party payers for my services, there are still “covered transactions” that I do occasionally transmit. I therefore have to make sure that I only transmit such things in non-electric format. “In Electric Form” is defined on page 9 of the above info sheet. Essentially, Fax is NOT considered “electronic format” so I, and practices like mine that want to avoid being a “covered entity,” need to make sure that the sending of any information is only done by fax. I'm guessing many of you may have questions for Nancy. Please type them in the comments below, and make sure to give as much detail as possible on all factors and components surrounding your question so she has the best possibility to give a clear answer.

This episode was recorded in Edinburgh, Scotland. Karen Koren is the queen mother of the Edinburgh Fringe festival. She has produced countless shows for the festival for over 30 years and it the operator of the Gilded Balloon, one of the cornerstone venues of the entire Fringe.  It was important for me to do my Edinburgh debut with Karen at the Gilded Balloon because of a disaster I had experienced at the old Gilded Balloon (which has since burned to the ground) at the perennial late night show Late n’ Live many years ago when I was visiting the festival in August 2000. That disaster and the notorious viciousness of Late n’ Live hecklers are discussed in the episode. Not only did I shatter that memory for myself I created the best possible new one from getting to perform my hour show every night at 9:15pm at the Gilded Balloon and be under the loving umbrella of Karen Koren.  At the Loft bar of the Gilded Balloon where this conversation was recorded is the private bar for the performers of this venue who I bonded with, saw the shows of and hung out with until the wee hours of the morning.  Karen has created such a welcoming atmosphere at this excellently run venue. Not Only does she bring in the best quality performers but the people who ran her venue I had met at Comedy festival in Australia, New Zealand, England, Ireland, Canada and France. Even her staff are of the highest quality in live festival comedy entertainment.  I enjoyed talking with Karen Koren every night, not just because she has the most dreamy hypnotic accent but also because of her gorgeous laugh. She helped to launch the careers of Alan Cumming, Eddie Izzard, Russell Brand, Tim Mincheon and Tom Rhodes. I can’t say enough good things about this woman, she’s classy, she’s funny and she is wealth of comedy knowledge and history concerning British comedy and the Edinburgh Fringe festival. She doesn’t bullshit anyone, she doesn’t beat around the bush and she has a strong opinion about the lack of substance from most American stand up she has seen.  Looking back on my memory of doing the festival this year I think of Karen and the lively and funny conversations we had together most every night. At times it felt like I had a mother figure looking out for me and I grew in her warm loving embrace. The people who book other world wide festivals when they spoke with Karen she insisted they should book me or be missing out on one of the best comedians in the world. She was constantly telling people to go see my show and raving about how funny I am. It would plaster the hugest smile across my face her every endorsement. Because of the incredible experience I just had in Edinburgh August 2014 and all of the friends I made there I am inspired to write my ass off to come up with a new hour of material.  I won’t go back too early with some watery shit, only hard hitting head cruncher jokes and stories because I would never want to disappoint Karen Koren by being any less than funnier than anyone else. I’m proud the hear in this conversation that her favorite part of my show was the real life stories where I wore my heart on my sleeve. She is the kind of person that if she likes you, you think “Well if Karen Koren thinks I’m great I must be pretty damn good. At this moment when I post this episode it one of the most important weeks in the history of Scotland because they get to vote whether or not they want to be an independent country or to stay joint with England. Either way, in England they like to yell “Long live the Queen! God save the Queen!” I just want it to be known that wherever I go in the world I will yell “Long live Karen Koren! If you're the right age for this one (issue-minor...most of you are a little older than Piper)...DEFINITELY GO SEE IT! Acting, writing, cinematography...all PiPeRiFiC-major! CIERRA and RAINI are super-sweet...and they are just sooo amazingly good in the movie (The Academy should be paying attention!) You guys tweet us a LOT about bullying and growing up issues...don't miss this one! Trivia...yup, CIERRA and RAINI were BOTH in "Suite Life of Zack and Cody! episodes! OH! YES, PIPER asked about AUSTIN and ALLY...and found out that RAINI can REALLY sing - check it out y'all! 4 YEAR PIPER-VERSARY!! We started filming in December 2007 and on May 2, 2008 launched with our 2 first episodes!
