Es ist ein Unterschied, in welcher Suchmaschine man den Begriff Santa Fe eingibt. Während bei Bing als erster Treffer der Ort Santa Fe in New Mexico aufpoppt und als zweiter das gleichnamige SUV, ist es bei Google genau umgekehrt. Und man kann zurecht Fan von dem einen wie dem anderen sein. Wer übrigens einen Trip auf der Route 66 mit dem Santa Fe unternimmt, der kann guten Gewissens die Hauptstadt des US-Bundesstaats New Mexico besuchen, denn Santa Fe ist Teil der originalen Routenführung der Route 66. Darum geht es diesmal!Er ist mittlerweile in der fünften Generation auf unseren Straßen unterwegs, der Hyundai Santa Fe, das Flaggschiff des koreanischen Automobilherstellers. Und die Tatsache, dass er 4.83 Meter lang, 1.90 Meter breit und 1.72 Meter hoch ist, macht deutlich, dass es sich nicht gerade um einen Kleinwagen handelt. Die maximal sieben Sitze, der er mitbringt, würden in einen Kleinwagen auch eher nicht hineinpassen. Power und Drive! Die optische Dominanz seines Äußeren setzt sich unter der Motorhaube nahtlos fort. Den Santa Fe gibt es als Hybrid mit einem 1.6 T-GDI mit 158 kW/215 PS und als Plug-in-Hybrid mit 186 kW/253 PS. Wir waren bescheiden und haben uns mit 158 kW/215 PS begnügt. Wobei man klar sagen muss, dass es auch da an Leistung nicht mangelt. Unser Testkandidat war mit Allradantrieb ausgestattet, er beschleunigt in 9,8 Sekunden auf Tempo 100, der Fronttriebler braucht 9,6. In der Spitze schaffen beide 180 km/h. Der Verbrauch liegt im kombinierten Fahrbetrieb bei 6,9 bis 7,3 Liter auf 100 Kilometer, die CO2-Emission kombiniert nach WLTP bei 156-166 Gramm pro Kilometer. Dass der Wagen über eine 6-Gang-Automatik verfügt, sei nur der Vollständigkeit halber erwähnt. Die Innenausstattung!Raum ist zwar angeblich selbst in der kleinsten Hütte, im Santa Fe reicht der für fünf, sechs oder sieben Sitze. Informationen bekommt der Fahrer durch zwei Curved Displays, selbstverständlich stehen reichlich serienmäßige oder optionale Assistenzsysteme zur Verfügung. Dazu gehören unter anderem ein autonomer Notbremsassistent inklusive Fußgängererkennung und Fahrradfahrererkennung, Ausweichassistenzfunktion für Fahrtrichtung und Gegenverkehr sowie Ausweichassistent für Fußgänger und Fahrradfahrer, und eine intelligente Verkehrszeichenerkennung, um nur einige zu nennen. Die Kosten!Die Preisskala reicht beim Hyundai Santa Fe von 57.200,00 EUR bis 68.150,00 EUR. Unser Testkandidat, der Hyundai Santa Fe Hybrid 1.6 T-GDI (215 PS) kostet als 7-Sitzer mit Allradantrieb und Signature-Ausstattung 62.850,00 EUR. We continue to do workarounds on compensation and try to steer sellers into giving more comp through Broker to Broker compensation. We need to change how commissions are handled. Stop doing the workarounds that could lead to legal trouble and understand the implications of steering in real estate transactions. Invest in personal development and maintain a healthy lifestyle for overall success. Whittling down weekly goals helps agents stay focused and avoid overwhelm. Here's a small preview of today's interview. The transcript below has been lightly edited for length and clarity: Tracey Velt: We also have the uncertainty of the commission lawsuits. The Sitzer one has been adjudicated, it's being appealed, but we have a ton of copycat lawsuits all over the country. It's got agents and brokers on edge. How are you coaching through that fear? What are your recommendations for agents and brokers moving forward? Julie Harris: The first thing to remember is that this is not going to make changes overnight. It's unlikely for everyone to wake up and have a completely changed world. That is unlikely. We have to remember that we literally have hundreds of years and millions of transactions and millions of real estate professionals who have done things in a way that made sense for a really long time. And to try and just change that suddenly is highly unlikely. When Sitzer was decided, some of the first calls I had wanted to make sure I had my facts straight. Yes, it's more negotiable, but it has not markedly changed. They have to have more transparency. They're being more careful with their buyers. They're doing a radical thing called a buyer presentation. We're used to listing presentations. All of our coaches have used a buyer presentation since day one. The verdict against NAR in the Sitzer lawsuit has organized real estate up in arms. But Michael Lissack thinks the decision is the best thing to happen to the industry in 100 years. We discuss the court case between the National Association of Realtors vs. Sitzer-Burnett and Missouri Home Sellers, the verdict and what it means for buyer side real estate agents and seller, listing real estate agents. We have special guest and real estate industry veteran Art Bettuzzi of I Love Real Estate School to join the discussion.BACKGROUNDThe National Association of REALTORS® and two codefendants were found liable last Tuesday in the federal Sitzer/Burnett trial, which challenged MLS rules and the real estate compensation model. The eight-person jury also found liable HomeServices of America and Keller Williams Realty, which were named in the lawsuit.“NAR rules prioritize consumers, support market-driven pricing and promote business competition,” the association said in a statement. “This matter is not close to being final, as we will appeal the jury's verdict.”In presenting their case, plaintiffs argued buyer representation is obsolete and should only be afforded to wealthy buyers who can pay for the services out of pocket. They also alleged commission rates are too high, buyer brokers are being paid too much and NAR rules, along with the corporate defendants' practices, lead to fixed pricing.NAR countered that consumers are better off and business competition is able to thrive because of MLS rules and how well local broker marketplaces function. NAR's cooperative compensation rule ensures efficient, transparent and equitable local broker marketplaces. Sellers can sell their home for more and have their home seen by more buyers, while buyers have more choices of homes and can afford representation. NAR also argued that REALTORS® are everyday working Americans who are experts at helping consumers navigate the complexities of home purchases, as well as advocating for fair housing and wealth-building for all.NAR plans to appeal the jury's verdict, but that process could take years to resolve. Der Name setzt sich aus den Wörtern „Star“ und „Ria“ zusammen: „Star“ deutet die zukunftsweisenden Technologien des Modells an, „Ria“ hingegen steht in der Geographie für ein längliches, tief ins Land einschneidendes Areal, das durch die Überflutung eines ehemaligen Flusstals geformt wurde und sich in diesem Fall auf die stromlinienförmige Silhouette des Fahrzeugs bezieht. Wie schaut es eigentlich aus mit den Plänen von XPeng Motors für Europa? Welche Modelle kommen zu uns, wann und in welcher Ausstattung? Dazu habe ich mich mit Natascha Giannakopoulos, Senior Manager Business Development & Partnerships Europe, und Marc Hagmeister, Head of Business Development and Partnerships Europe, von XPeng Motors ausgetauscht. Die beiden geben uns hierbei ein Stück weit einen Einblick auf die Entwicklung der chinesischen Marke, wie diese auch langsam hier nach Europa voranprescht, mit welchen Modellen das der Fall sein wird und was die Pläne für die Zukunft sind. Eine entscheidende Rolle wird hierbei der Elektro-SUV G9 spielen, welcher entgegen der Aussage von Marc in der aktuellen Folge, vorerst nur als 5-Sitzer hier nach Europa kommt. Der 7-Sitzer ist noch nicht geplant. Erstmals wurde auf der eCar Expo in Stockholm bekannt, dass das SUV-Flaggschiff G9 und die neue Sportlimousine P7 rein elektrisch nach Europa kommen. Ab sofort können die beiden Modelle in Dänemark, Norwegen, den Niederlanden und Schweden bestellt werden. Für den deutschen Markt wird es noch ein wenig dauern. Auch, wenn die Fakten für die Fahrzeuge an sich bereits feststehen. Aber lass uns doch direkt ins Gespräch starten, erfahre mehr über die Marke und über die Fahrzeuge von XPeng. Viel Spaß damit.

WELTPREMIERE!!!!! Das gab es noch nie: Alle 3 Schöneborns gleichzeitig zu Gast in einem Podcast. Was für eine krasse Kombination. Lena als große Schwester Olympiasiegerin und erfolgreichste moderne 5-Kämpferin aller Zeiten. 34 Medaillen bei Welt- und Europameisterschaften und, klar, Marathon ist sie auch schon gelaufen. Und dann die Zwillinge als Marathonies... Damals haben ihre kleinen Schwestern Debbie und Rabea angefeuert und mitgefiebert. Längst aber sind die beiden in der Deutschen Laufspitze angekommen. Während Debbie bei den Olympischen Spielen in Sapporo dabei war und sich sehr gut präsentierte, durfte Rabea als 4. und Ersatzläuferin trotz unterbotener Qualifikationszeit nicht starten. (Hört euch dazu auch Folge #52 an). Eine harte Nummer. Dafür kam dann aber der Berlin Marathon, wo sich Rabea sogar in die Top 10 vorkämpfen konnte. Die Leistungsentwicklung der beiden, die noch zu den Neulingen im Marathon gehören, ist sensationell. Wir sprechen über das Laufen beim modernen 5-Kampf und darüber wie es ist, dort ein fremdes Pferd zu reiten. Außerdem quatschen wir über: - darüber, warum Lena auch nach dem Hochleistungssport noch in Japan dabei war - die Challenge, Studium und Hochleistungssport zu verbinden - übers Aquajoggen um 5:30 Uhr - über Training bei Erkältungen - über Crossläufe in heiligen Schuhen - über den Einsatz von Degen gegen Einbrecher - übers Laufen mit dem Thule Running Stroller Eine wirklich gute Folge für die ich den dreien sehr dankbar bin. I interview Prof. Scott Hemphill, Moses H. Grossman Professor of Law at NYU School of Law and co-director of the Engelberg Center on Innovation Law and Policy. There aren't many human beings who would be a better expert to speak to regarding the various lawsuits in the real estate industry.We discuss the various class action lawsuits on commissions (Moehrl, Sitzer, Leeder, etc.) and what the issues are. We discuss REX v. Zillow as well as REX v. Oregon, which deals with the anti-rebate provisions in Oregon. We discuss policy as Prof. Hemphill is actively involved in policy discussions around antitrust, technology, and innovation.This was one of the most enjoyable and enlightening conversations I've ever had, and I thank Prof. Hemphill for his time and insights.

Años después, ya en Venezuela, Paquita se casó adoptando el apellido Sitzer. Las investigaciones del historiador Josep Calvet, permitieron la localización de Paquita Sitzer. En este podcast, Paquita Sitzer cuenta su historia de huida del nazismo, así como el recuerdo que sus padres le trasmitieron de aquellos años. Der Fiat X 1/9 oder kurz der X ist einer der schönsten Keile der Automobilgeschichte. Auch wenn er von Deutschlands Straßen fast verschwunden ist, erfreut sich der Mittelmotor 2-Sitzer der Beliebtheit eines kleinen aber feinen Kreises von Enthusiasten. Roberts serves as Branch Manager at Becker Logistics – a third party logistics company based in Glendale Heights, IL. He has spent 31 of his 35 years of business experience in management and leadership positions. Roberts spent the first ten years of his professional career at the Canyon Lake Property Owners Association in California, then later worked for Gottschalks department store in San Bernardino and was promoted twice within two weeks to the role of shipping/receiving manager. In 1997 he spent five years with Roadway Express in operations management. During his tenure at Roadway, he successfully completed his Bachelor of Science in Business Management from University of Phoenix. Roberts ran his own company as a truck broker/agent for Freedom Express. He then joined JTS in April 2003 as an agent in the Fresno office. Bringing a small book of business to the company, he quickly developed the dairy division within two months and as a result was promoted in 2003 to Director of Sales for the Dairy division. He left JTS in 2009 as VP of Sales and Marketing and then in 2010 he Open RLS a $65M 3PL & RTC a 20-truck operation. In 2012 Roberts sold the two companies and worked as VP of RMX then in 2016 he opened a consulting firm. Roberts successfully turned around 5 companies & a few M&A due diligence projects including a 100-unit trucking company and helped 3 start ups before joining Becker Logistics. An instrumental teacher in the field of Thai Massage, Michael Sitzer dives deep into what Thai Massage really is, what it's like to lead a retreat in Thailand, and how the practice of Thai Massage can be a spiritual path. Michael has been exploring and sharing exceptional bodywork for two decades... Starting his professional career with a ten-year immersion at the Kripalu Yoga Center in Lenox, MA, he became a senior therapist in their Healing Arts department as well as a core faculty member of their School of Massage. He is professionally trained in Swedish Massage, Deep Tissue Massage, Clinical Massage, Kripalu Bodywork, Traditional Thai Massage, Breema Bodywork, Positional Release Therapy and Yoga Therapy. His signature session is in ‘Thai Yoga Bodywork,’ which blends all these modalities into a creative and therapeutic healing art. Michael began his studies of Thai Massage in 1998 with an intensive offered by Ananda Apfelbaum at the Omega Institute. He then journeyed to Thailand to meet her teacher, master Pichest Boonthume. Michael has returned to Thailand more than 10 times to further his practice. He has also worked closely with Kam Thye Chow, Ken Nelson & Jonas Westring. After leaving Kripalu in 2010, Michael relocated to Asheville to teach ‘Clinical Massage’ at AB Tech College and began offering continuing education courses. Michael has developed a complete Thai Yoga Bodywork certification training including a manual, a DVD & an online video course which has been presented at Kripalu Center and across the country beginning in 2000. Es geht mit einer Zusammenfassung der weiteren Brüssler Ereignisse los, in denen UPS eine gewisse Rolle spielt und neben belgischem Kartoffelgemüse nebst passender Hopfenschaumlimonaden auch ein Sprengstoffspürhund mitwirkten. Weiter geht es mit ein paar freien Tagen, die ich hauptsächlich mit guten Freunden verbrachte. Siehe hierzu auch Folge 12 der Krümelschublade. Außerdem habe ich mein Auto zum letzten Mal von "Camping" auf "5-Sitzer" zurückgebaut, besuchte die Weihnachtsfeier der Landfunker, bekam Besuch von Chris und Sheila, genoss eine Innenstadtsperrung Strasbourgs wegen des Besuchs hoher Tiere und kaufte ein neues Freisprechheadset nach dem schusseligkeitsbedingten Verlust des alten. Ach ja, Organisation aus der Hölle fand auch statt. Aber das macht den Arbeitsalltag ja bekanntlich spannend.
Auto - Rund ums Auto. Fahrberichte, Gespräche und Informationen
Er ist ein 7, 6, 5, 4, 3, 2-Sitzer – der Toyota Prius. Das macht ihn zum idealen Familienfahrzeug. Zudem ist er sparsam und – was heute sehr wichtig ist – ungefährdet von Fahrverboten. Ein guter Grund, ihn sich mal genauer anzuschauen. Darum geht es diesmal!Also ich möchte im Moment nicht in der Haut von Leuten stecken, die als größere Familie ein neues Auto brauchen und die in Gebieten leben, in denen Fahrverbote drohen. Das reduziert die Auswahl speziell dann, wenn man ein sparsames Auto sucht, das aber keinen Dieselmotor haben soll. Obwohl: Ganz so schwer ist es gar nicht, wenn man mal beim Toyota-Händler nachfragt. Der könnte dann die Sprache auf den Toyota Prius+ Hybrid bringen. Das Outfit!Der Prius+ hat eine ausdrucksstarke Linienführung, die Raumangebot und Design besonders harmonisch miteinander verbindet. Zudem hebt sich das Fahrzeug selbstbewusst von der Masse ab. Power und Drive! Kommen wir mal zu dem, was den Toyota Prius+ aktuell besonders attraktiv macht, sein besonders sparsamer und umweltverträglicher Antrieb. Wir sprechen natürlich von einem Vollhybrid-Antriebssystem. Dieses entscheidet automatisch über das effizienteste Zusammenspiel von Benzin- und Elektromotor. Zunächst einmal kann man per Fahrmodus-Selektor zwischen EV, ECO und POWER auswählen. Dabei ist der EV-Modus, der rein elektrisches Fahren mit bis zu 2 km Reichweite und einer Geschwindigkeit von maximal 50 km/h ermöglicht, ideal für Fahrten in dichtem Stadtverkehr und auf Kurzstrecken. Der Eco-Modus hingegen ist die erste Wahl fürs tägliche Fahren. Die Gasannahme wird bewusst leicht verzögert, um den Kraftstoffverbrauch zu verringern. Zu starkes Gasgeben wird hier relativiert und man ist jederzeit entspannt und besonders ökonomisch unterwegs.Im Power-Modus wird dagegen die volle Leistung des Prius+ ausgeschöpft. Sie ist ideal für die Autobahn und für die Fahrsituationen, in denen Sie zügig vorankommen wollen. Schauen wir uns die Leistungsdaten mal näher an. Der VVT-i-Benzinmotor bringt es auf eine Leistung von 99 PS/73 kW, die gesamte Systemleistung liegt inklusive Elektromotor bei 136 PS /100 kW. Für die Beschleunigung von 0–100 km/h sind 11,3 Sekunden nötig, die Spitze erreicht der Prius+ bei 165 km/h. Der Spritverbrauch liegt kombiniert zwischen 4,4 und 4,1 Liter Benzin, die CO2-Emission kombiniert zwischen 96 und 101 g/km. Die Kosten!Den Prius+ Hybrid mit stufenlosem Automatikgetriebe gibt es ab 31.500,-- Euro, für die Version Comfort muss man 32.900,-- Euro auf den Tisch legen. In beiden Fällen bekommt man eine Ausstattung, die kaum etwas vermissen lässt.
