The Faculty Factory Podcast invites first-time guest, Adam Wolfe, MD, PhD, to our show this week. He is the co-author of the article, “Put Yourself out There! A Strategy for Effective Self-Promotion in Academic Medicine,” which we examine in detail during this interview. “When it comes to non-clinical teaching, I really gravitate toward things like communication skills, breaking bad news, conflict resolution and self-promotion because those are things that I think are absent in a lot of formative curricula.” he said. Dr. Wolfe is the Interim Division Chief of Pediatric Hematology/Oncology at CHRISTUS Children's, affiliated with Baylor College of Medicine in San Antonio, and is also the Associate Professor of Pediatrics and the Program Director of the Pediatric Residency Program. His defense is not just a legal argument but a compelling gospel presentation. Today we'll talk about five steps to sharing your testimony effectively. But first, a couple of introductory comments to set this thing up…A. Look for Divine Encounters EverywhereSome people wait for the perfect opportunity to share their testimony, but it never comes. They expect a “divine encounter” to be obvious and heavenly, but usually it's just another moment in an otherwise ordinary day. In fact, it could even be on your worst day that God drops an opportunity on your lap. That's what seemed to happen with Paul:Acts 24:27 (NLT) 27 After two years went by in this way [Paul in prison after being falsely accused], Felix was succeeded by Porcius Festus. And because Felix wanted to gain favor with the Jewish people, he left Paul in prison.Paul didn't take a break from sharing his faith when he was imprisoned and on his way to Rome for trial. Every step of the way, wherever he found himself, he looked for opportunities to tell people his story - and more importantly the gospel story. Here's how he said it to his understudy:2 Timothy 4:2 (NLT) 2 Preach the word of God. Be prepared, whether the time is favorable or not….Swan - Possibly ref. Peter as well for those who believe they have screwed up too badly to credibly share the Gospel???1 Peter 3:15 (NLT) …And if someone asks about your hope as a believer, always be ready to explain it. When it comes to sharing your testimony, don't wait for the perfect opportunity. Be ready to share your story on the good days and the bad days. Any moment can be a divine encounter; you just have to be looking for it.Great conversation starters:“If you could have one miracle, what would it be?”“On a scale from 1 to 10, how close do you feel to God?”B. Put Yourself in a Seeker's ShoesPaul was a genius when it came to communicating the gospel to different types of people. He started with his people, the Jews. Then he moved on to the Gentiles. In these chapters he's… Acts 25:17-19 (NLT) 17 When his accusers came here for the trial, I didn't delay. I called the case the very next day and ordered Paul brought in. 18 But the accusations made against him weren't any of the crimes I expected. 19 Instead, it was something about their religion and a dead man named Jesus, who Paul insists is alive.1 Corinthians 9:22-23 (NLT) 22 … Yes, I try to find common ground with everyone, doing everything I can to save some. 23 I do...

Welcome to December! The final countdown of 2024 has begun, and I'll admit—I love this time of year! December offers the perfect invitation to reflect on the past year and reset for the year ahead. No matter what 2024 held for you, the new year offers an incredible opportunity to reinvent yourself. The holidays naturally bring a rhythm of rest and indulgence, which often means letting go of healthy habits. That's why, come January, many of us are craving a fresh start. In today's episode, I want to create space for you to reflect on 2024. I'll share some personal lessons and wins from this year, and I'll invite you to do the same. From this place of reflection, we can begin to envision what we want for 2025. Celebrating Wins When I work with clients, I always start follow-ups by asking them to share two things that are working and one thing that isn't. Why? Because our brains are wired to focus on the negative. Research shows celebrating progress strengthens habits—this isn't about ignoring challenges but valuing both sides of the coin. My biggest win of 2024: Improving my sleep! For over two years, I struggled with insomnia. Here's how I overcame it: Living in alignment with my values. Using biofeedback to understand my body's mineral balance. For example, I learned that my sodium-magnesium imbalance was contributing to my sleep issues. Through a hair tissue mineral analysis, I discovered: Sodium indirectly affects magnesium absorption through electrolyte balance. Proper gut motility (supported by adequate sodium levels) impacts magnesium absorption. Rehydration therapy optimized conditions for mineral uptake. Client wins worth celebrating: Deepening my faith, which transformed my relationship with alcohol. Letting go of macro-counting and intuitively building meals. Shifting from perfectionism to creating sustainable health patterns. Take a moment to think about your health-related wins from this year. What are you proud of? Lessons Learned An empowered mindset thrives on a “win or learn” approach. Growth happens when we lean into challenges. Here's one of mine: Leaving my 9-to-5. This year, I transitioned to a more flexible work life, which meant my structured routine disappeared. With my husband's unpredictable law enforcement schedule and my kids' activities, consistency flew out the window. My lesson? Focus on rhythms, not rigid schedules. Here's how this looks in practice: On days my husband leaves for work at 6 a.m. (my usual workout time), I adjust by walking the dog, hopping on the bike early, or prioritizing higher-intensity workouts later in the week. Following the “Exercise is Medicine” guidelines (30-60 minutes of exercise 3-5 days per week), I shifted from “CrossFit or nothing” to prioritizing movement in various forms. Reflection Questions: What rhythms served you well this year? What didn't align with your goals? Gratitude and Growth Gratitude is the key to growth. It's about celebrating progress over perfection and recognizing that small, consistent actions lead to lasting change. Vision for 2025: Your Healthiest Year Yet What does it mean to be your healthiest self? Health isn't just about physical fitness. It includes mental clarity, emotional resilience, and living in alignment with your values. Using the Empowered Eating Method, we'll move beyond discipline and rigidity to create sustainable, life-giving habits. Creating Rhythms, Not Resolutions Resolutions often fail because they're too rigid. Instead, focus on habits. For example: Replace “I'll lose 20 pounds” with “I'll add a vegetable to every meal.” Put Yourself in Growth-Oriented Spaces Surround yourself with people who think the way you want to think. Growth is uncomfortable but transformative—whether in business, health, or personal life. Call to Action: Subscribe, rate, and review the podcast! Daily Santa Podcast - The Family Friendly Countdown to Christmas
DAY SIX - Don't Make Others Feel Small, Santa shares Secrets About His Sleigh, New Streaming Service Elf Flix Today we talk about - walking in someone else's shoes, - how to make others feel better about themselves, - we share a secret about Santa's Sleigh - Santa answers some messages from listeners - The Santa Daily News, - and a new streaming service, just for elves called - Elf Flix Ok everyone, Santa has provided his suggested topic for today's show - Santa wants to remind us that we should always make others feel big, and never make people feel small. Well Selfie, that is interesting - yes elves are small, and that makes you and the rest of the other amazing elves here at the north pole special. For the adults and kids listening, making someone feel small is something that many people around the world do to each other - and it is really sad. You can make someone feel small, or not important just by the way you treat them. We all remember the story of Rudolph - remember, he wasn't included in the games that his friends were playing - so he felt like he didn't belong, that his friends didn't want him to be apart of the group - he felt small, not like an elf small, just small or not as important as everyone else. Some times people can be mean - they say or do things that don't include other people - sometimes, these people end up on Santa's naughty list and they don't even know that they are making others feel small. We need to be gentle with others around us - our friends at school, brother or sister, adults and teachers, we should never treat someone in a way that makes them feel small - or another big person word is - insignificant or meaningless. Everyone is significant and full of meaning - even if they don't look like, act like, think like, play like or come from the same place that you do. Santa wants us all to think about others first - to look at the world through their eyes, understand how they are different and unique - what makes them special. to do this some people say that we should walk a mile in someone else's shoes - have you ever walked in someone else's shoes before selfie? Put Yourself in the Other Person's Shoes When you are playing with your friends and they have an idea or a new way to do something - are you willing to listen and to try their way or does it always have to be your way? Sometimes their way might be better, or more fun - sometimes your way might be the best choice, but how will you know if you never listen to others and try their ideas - see the world as they see it and learn from others. Let's look for ways to be more considerate of others And that, is how you can stay on Santa's Nice list - it really does work. What will you do today to make others big instead of making them feel little. Many blogs, books, and LinkedIn posts advocate negotiating the initial employment offer. Their advice sounds well-intentioned and thoughtful on the surface. They assume the company needs to provide a better offer, is holding back, and wants the candidate to negotiate. These resources provide the questions and statements to ask that will help the candidate earn more base salary, signing bonus, and potentially more vacation. Unfortunately, these well-intentioned advisors do not explain the risks of negotiating. When a candidate negotiates an offer, you are essentially turning down the initial offer and asking for a different one. For 23 years, I have advised military officers on transitioning well into business. Transitioning well includes earning and accepting an offer professionally. When these officers bring up the idea of negotiating an offer, I first want to understand their reasons. If their primary reason is that is what they are being advised or read, I explain to them the downside before they start a negotiation. I explain that they would essentially be turning down the initial offer. There is a potential that the company could not just decline your request but withdraw the offer. I have not personally seen that happen, but I have heard companies consider it. Put Yourself in the Hiring Manager's Position Take a moment to imagine this scenario where you are a hiring manager. You just interviewed this top-notch junior officer. You want this person on your team. You go through the appropriate approvals requesting a specific base salary, bonus potential, and benefits. You have just expended some of your professional capital to get this offer approved. You are excited to make this offer to the candidate you like. Now, you present the offer, and the candidate asks for $10K more, five more days of vacation, or a signing bonus. How would that make you feel? Probably not as excited about the candidate anymore. The relationship is not as strong as it once was. Negotiating with Multiple Offers Sometimes candidates want to negotiate offers if they have multiple offers pitting one offer against another, essentially trying to get the companies into a bidding war. My recommendation is that if they are close, do not do this. Hiring and human resources managers do not want to do this. Sometimes, I support a candidate in asking for additional compensation if two offers are wildly apart; and his or her favorite company is the lower offer. The candidate can go to the company and say, “You are my top company, is there additional consideration on the compensation?” This gets the conversation started. This is another critical point; if they deliver on a higher level, there is an expectation that you will accept. You asked, you received, and now you have to give back—quid pro quo. Do not negotiate an offer with companies that are not your top choice. Be professional. If you negotiate, you are telling the company they are your top choice. What if they respond positively and you decline the offer? No harm, right? You are not going to work there. Wrong, small world; the business world is even smaller. Be professional and protect your brand and the brand for military officers entering business careers. Negotiating and working with a Recruiting Firm You should not have to negotiate if you are working with a recruiting firm like Cameron-Brooks. The recruiting firm should work with the companies before they start the interview process to advertise and deliver their best offers. Are there times Cameron-Brooks' candidates negotiate? Occasionally, but it is rare because the companies advertise compensation and benefits packages before they interview, and when they offer, they deliver on those ranges. Cameron-Brooks clients know that hiring candidates who come through our program is competitive. They do a lot of work before the interview process to present their best offers to the officers at the end of the hiri...

In today's episode of The Sales Evangelist, our host Donald Kelly meets with Evan Powell to discuss how you sell products the same way your buyers are looking to buy. Who is Evan Powell? Powell originally started as a sales rep, but went on to help cofound Reprise, a software company focused on developing demos for software. The company's website is www.reprise.com WHY sell the way your buyers are looking to buy? There's been a shift in HOW buyers are actually buying in this new year. Powell started selling in the early 2010s, and in his experience, buyers wanted to learn what they didn't already know. Buyers wanted their hands held, instead of doing the research on their own. In TODAY'S environment, however, things aren't like that. Buyers are jaded and have developed a buying process that THEY want to use. Remaining relevant and actually adjusting to this shift is KEY in selling and not becoming an anachronism. Here's a figure to keep in mind: 77% of buyers say their last B2B buy was TOO difficult. How do you sell like buyers want to buy? The first thing to do is to: Provide your buyer with information. Buyers spend VERY little time actually talking to sales reps. Instead, they're doing research to figure out the best product/service to buy. Provide them with this information. Less than 5% of a buyer's time is ACTUALLY spent talking to a sales rep. Powell suggests actually EMAILING your demo/pitch BEFORE you do any calls. Make the information available. Also, DON'T try to force them into a call. A lot of buyers are ghosting sellers early into the process because they're NOT YET ready to actually have a meeting. Another way to make this information more available is to: Stop gating so much content on your company website. Again, one PRIMARY way that buyers actually do their research is through company websites. When that information isn't easily accessible, the buyer is LESS likely to actually go through your sales funnel. Don't forget the IMPORTANCE of trust as a seller as well. Buyers are looking for sellers that are trustworthy, not sellers simply looking to meet a quota. Powell's final piece of advice is: Put YOURSELF into your buyer's shoes. Go through your sales funnel and think about whether YOU would like the process or not. If you would, then keep it the same. Otherwise, adapt it so your buyer WILL enjoy it. You can get ahold of Evan Powell at www.reprise.com or on LinkedIn. You can talk to Donald and drop him a message on LinkedIn, Tik Tok, and Instagram at donaldckelly. You can also join TSE's space on Circle to talk to Donald and other sellers looking to improve their craft. This episode is brought to you in part by Scratchpad. You're listening to the Love Tidbits Podcast, where you'll discover a small, tasty, delightful, bite-sided tidbit of love - I'm your host, LeAnn Austin Hey y'all, welcome to Love Tidbits, episode #44: Put Yourself in Their Shoes with Trish Meek I love observing and connecting with other humans, especially noting how they fill and implement love into their lives. We have the amazing Trish sharing some beautiful love insights with us today. Alright Trish, briefly introduce yourself. T: Well, my name is Trish Meek. I live in Georgia. I've also lived in South Dakota and Colorado. I'm in my mid fifties. I enjoy going to church and I love doing things for people, and I like to bake when I can. L: I love it, and I've been the recipient and seeing Trish doing lots of things for people, and I love that about her. Trish is filled with love, so thank you. Alright, so I'm going to ask you three questions. The first one is, how do you incorporate love into your business and/or your life? T: Well, the questions that you gave me ahead of time so I could think about my answers, I found very difficult and thought provoking, and I really had to think about my answers because I really don't think about what I do, I just kind of do what I do. So my answer is, I try to put myself in other people's shoes. That way it helps me understand them better and so I can relate and connect with them on their level if I can. And in return, it also helps me become a better person because I can only go by what I have experienced in my life. And there's so many other experiences out there that I haven't had the chance to experience, good or bad. And I think by trying to put their shoes on, you can find more compassion, more patience and empathy. So I think for me, that is really important. And honestly, that's something, wow, I forgot about that. A very long time ago I was having a conversation with the Lord and I had asked to try to help me with that actually. I'd forgotten about that, but it has served me well. So that's my answer. L: That's so beautiful. So served you well in trying to put yourself in other people's shoes. T: Yeah, so it's been able, because whether you're homeless or famous, you know, we're all the same. You know, we're all the same people. And you know, I've never been famous and I thank God I haven't been homeless, but I could have the same conversations and get to know the beauty in their heart. And so, yeah, it has served me quite well, as in being able to relate with my fellow man. L: That's so beautiful, Trish, thank you. Alright, the second question, what is something you love about you and why? T: This was the hardest one. I finally learned how to truly forgive people who have hurt me, especially for painful things. Because especially when it's like friends or family, you know, that you love and trust and put them on a pedestal. Even though they're human, you know, you kind of forget that when you do that, just because you know, we do that with people you know, unintentionally. And when they disappoint you or hurt you, your feelings really get hurt because you don't realize, it's like, how could you do that to me? cuz I wouldn't do that to you. But because we're human. And it took me many years to totally learn how to forgive cuz you can forgive, but you're always harboring something. But once you can achieve that, your heart is, transformed for a better word. It's like you no longer have that pain or that irritation when you see that person. Or if it was something that they did that you see someone else do, it doesn't bring up those anger issues or that hurt issue that you might have. But there's a trick to that I found out that recently happened to me, cuz you get tested on that, and for example, somebody hurt me again, same person, and I know it wasn't intentionally, but it was just like, okay, can I forgive them right away? You know, it's like, are all those feelings from the past, from another incident? Is that going to take and start on fire again? Thank God it didn't. You know, I'm very grateful for that. But, I found out that can be a multi-level learning lesson. L: Absolutely. And what a superpower to be able to forgive others. T: It is, but I meant it took me, probably a couple decades to learn how to really fully forgive, where you can truly love that person for the person that they are, and not remember the pain that they caused you, which can take a long time. L: And was there some, like you said, some little trick or something that's helped you do that? T: No, just not wanting to have that in my life because, when you thought of that person, you always had that, for lack of a better way, an irritation. And, I'm one of those people that my heart and my mind have to be in the same place, otherwise I'm not okay. And so I didn't like not having that, my heart and my mind not being at the same place with that, so it was something I had to work on with that particular person. L: So it's more like being in alignment with yourself, and really the forgiving others is helping you. T: Yeah. It totally helps you, because that person may or may not know they hurt you. And it did help me because then I'm at peace now. I'm at peace with that person and that's what I want because, you know, I love this person. It's just, you know, it's sometimes it's very hard to love someone when you're angry or hurt. And it's not a place I like to be. L: Ah, that's beautiful. What an amazing superpower, Trish. That's great. Alright, so before I ask you the last question, anything else you'd like to share? T: Just always try to love people. You know, I, some people are hard to love, but you know, I think if you take time to see where they're coming from, or look through their glasses, or their pain or hurt, I think it can help you love that person more. L: Yeah, and you've had some pretty tough experiences in your life and I think that's amazing how you still, you still choose love. T: Yeah, because for me, that's the only way to be. I mean, when I love someone, I love with my whole heart, you know, and how do you half love somebody? I mean, I don't understand that, you know, cuz isn't that, that's just not right. So it's either all or nothing when it comes to love for me, and it should be love for everyone, all the time. L: You're all in on loving. Oh that's beautiful. Alright, so what is your favorite quote about love? T: Well, I found this in Guidepost. I used to get Guidepost, let's see, I told you I was in my mid fifties, so probably my late twenties, early thirties, I was reading Guidepost and I found this quote from Norman Vincent, and I'm probably trashing his last name, Peale. I don't know how to say the right name, so I'll spell it, p e a l e. I don't know how you say his last name. Perfect. Sorry Norman. But I have made this my mission statement, pretty much since the day I read it, because it pretty much is who I want to be, and I try to strive on this at a daily basis in one small way or another, or bake. But the quote is, "to be successful is to be helpful, caring, and constructive. To make everything and everyone you touch a little bit better. The best thing you have to give is yourself." L: Hmmm, something to think about y'all. Thank you Trish, for sharing. You're welcome. Thank you. Your tidbits of love. So beautiful. Thank you. Have a good one y'all, and here's to love. We all have to deal with difficult people from time to time. Maybe it's a coworker constantly complaining or a relative who dominates conversations. It can be tough to stay calm and diplomatic when we're dealing with someone who is being unpleasant. In this episode, Lisa Quick shares her powerful tips on responding to difficult people with kindness, empathy, and awareness. She emphasizes the importance of always being patient and understanding — even if others are not. Here are some power takeaways from today's conversation: Put yourself in other people's shoes. Keep an open mind. Listen closely. Choose to spread positivity. Be kind to others. Episode Highlights: [04:32] Put Yourself in Others' Shoes We have to choose how to respond to the challenging people we encounter. Try putting yourself in their shoes. Being defensive will only make matters worse, so practice patience and understanding. Learn how to reset yourself and others to de-escalate things and solve conflicts. [17:31] The Customer Is Always Right If you want an enjoyable and smooth-sailing career, remember that the customer is always right. That is, in your customer's mind, they are 100% right — so drop the defensiveness and try to understand where they are coming from. Instead of arguing with them, hear them out. [22:57] Keeping Your Calm Getting defensive is already an attack against another person. It may be hard to keep your light during a challenging situation, especially when the other person attacks your loved ones. But again, you must put yourself in their shoes. [28:27] Building Trust and Connection Listen to the other person and let them get through what they want to say. Ask questions. That coaxes them to open up and build rapport and trust with you. Solutions will not come without a genuine, heart-to-heart connection. [35:15] Dealing with Difficult Loved Ones Make light of situations when you can. Laughter is always a good thing. Instead of cutting people off, it is better to forgive them. Choose to shake off negativity and create positive ripple effects. Being unkind will only make you feel bad. [45:31] Lisa's Top Three Tips Practice self-awareness throughout the day, every day. When you find yourself in an unpleasant situation, work on putting yourself in other people's shoes. Ep. 573 Building Lasting Wealth with Multifamily Real Estate Andrew Cushman is a former chemical engineer who found his entrepreneurial calling in real estate. He started out flipping single family properties in Southern California. In 2011 Andrew transitioned to multifamily acquisitions and has successfully syndicated and repositioned over 2,500 multifamily units. Highlights: [00:00 - 06:58] Find the deal, the money will come there is truth to that, but there's caveats Andrew Cushman, decides to quit being a chemical engineer in 2007 and has since flipped houses full time in Southern California. Andrew and his wife decided to go into the apartment market and found the guy who had already done 18,800 units. They syndicated their first deal in 2011 and have since done around 26,700 units. One of the things they learned in their first process was that you need to have both capabilities - finding deals and raising money - simultaneously. [06:58 - 13:55] How to Scale Your Business When the Deals Are Harder to Find Andrew notes that the current market is much more competitive than in the past, with prices for properties increasing significantly. It is now necessary to have a good relationship with a broker in order to find and buy properties. There are many things that can be done to make brokers think of you first when looking for a property, such as being reliable and truthful, being consistent and predictable, and having a clear understanding of what you are looking for. [13:55 - 20:59] How to Put Yourself in a position where your broker thinks of you first Being top of mind. Not only because building an actual real relationship, but by knowing exactly what you want the brokers would exactly know what you want They think of you first when that thing shows up and that applies whether you're looking for any Real Estate Assets. The assumption there is that you've built an investor pool, or if you haven't. The assumption is, well, you're gonna take it to somebody who has, and now you're going to be giving away either control or equity or something like that. Andrew Kushman has syndicated over 2,600 value out apartment units in the last 10 years. Andrew, welcome to the show. Hi, good to be here, Sam. Hey, the pleasure's mine. Thanks for coming on today. There's three questions. I ask every guest who comes in the show in 90 seconds or less. Can you tell me, where did you start? [00:00:47] Sam Wilson: Where are you now? And how did you get there? Is that 90 seconds [00:00:50] Andrew Cushman: for each or 90 seconds? Total, total. Ooh, geez. All right. well, I started back in 1977. My dad had a twinkle in his eye and, fast forward a little bit. I was a chemical engineer. Quit doing that in 2007 to flip houses, full time in Southern California. [00:01:05] Andrew Cushman: That was great, but it was the equivalent of another full-time job. Right. And so we want my wife and I, my wife's a business partner. We wanted to move into something that was more scalable and also provided more recurring income and had the higher probability of building lasting wealth. And so in 2010 we said, Hey, everyone just got foreclosed on. [00:01:26] Andrew Cushman: And they, so that means that no one can either can buy a house or wants to buy a house. Cuz they're all scared of it. We had a huge recession, which means we're going to be having probably a long expansion so that rentals should probably do well. So we went and found the guy who'd already done. [00:01:39] Andrew Cushman: 18, 800 units hired him as a mentor. Did our first syndication in 2011, it was 92 units on the other side of the country in Macon, Georgia. And. since then, I've been doing it full time and we're somewhere around 26, 2700 units. So [00:01:53] Sam Wilson: that is that's really, really cool. I love just you found something you liked and you stuck with it. [00:01:58] Sam Wilson: Was there ever any temptation along the way to look at other asset classes? [00:02:02] Andrew Cushman: No, not really. I'm a big believer and there's different theories on this when you're building businesses about having like, multiple businesses and diversification. And for us, we found the best thing is try to be really good at one thing. [00:02:15] Andrew Cushman: And that's what we're striving to do. I know guys that do multi-family and industrial and self storage and bunch of other things, and those are great investments and they've done really well. There's nothing wrong with 'em at all. Right. I. Feel like we know and understand multi-family and I feel like we're getting pretty good at it. [00:02:31] Andrew Cushman: And we wanna just get that much better. So stay focused, [00:02:34] Sam Wilson: right? No, I think that's really great. I guess, uh, talk to us about this process. You said, Hey, we're gonna go buy our first 92 units in 2011 syndication. Really? We're probably wasn't even a buzz word like it is today. [00:02:48] Sam Wilson: How did you guys take those down? [00:02:50] Andrew Cushman: That was a struggle. That first deal is a. Big part of why my hair is as gray as it is. and you're right. Syndication. Wasn't a buzzword. There was no one, Dave Al was like the one guy out there teaching people about apartments and that was it. [00:03:03] Andrew Cushman: There was no one else. There was no billboards in Dallas about how to become an apartment syndicator and So, we had, like, I, like I mentioned, we had started flipping houses in Southern California. And so we had some private investors that, if we bought a $400,000 condo I'd go to invest and be like, Hey, give us the money for this. [00:03:21] Andrew Cushman: We'll give you an interest rate and then we'd flip it and do all that. Right. And so we went into the, apart into the apartment world so that first one we bought 92 units for 1.2 million out in Macon, Georgia. And for anyone who's looked at a deal today, you're saying, well, wait, hold on, Andrew. No. You said something wrong. You said 1.2 million for 92 units. No, that was the price. [00:03:41] Andrew Cushman: I think as, again, works out to roughly 7,500 a unit that's. That's what the market was like in 2011, right? It's either really easy to get money and really hard to get deals, which is kind of today, or it's really easy to get deals and hard to get the funding. that's what it was in 2011, the market was at a bottom lots of distress and everyone was scared to death of real estate and no one wanted to touch it. [00:04:07] Andrew Cushman: And there was no liquidity and you couldn't get loans on a lot of this stuff. So the pricing reflected that so 1.2 million, and that included the rehab, the actual purchase price was 6 99. And the total that we needed is 1.2. And we had our mentor uh, we were a bit naive in terms of how easy it would be to raise $1.2 million. [00:04:25] Andrew Cushman: Back then it took us six months just, one investor at a time, 10,000 here, 50,000 there. And actually at the end part of how. Got there is we got the seller to carry a $200,000 note. So that we could at least get to closing and get it finished. And then we actually raised the last few pieces over the next few months after closing. [00:04:46] Andrew Cushman: So it was, a brutal process that first one. But wouldn't be here if we hadn't done it so glad we did. What [00:04:52] Sam Wilson: were some things you feel like you learned in that first process that you could help other people either, emulate or avoid. [00:05:00] Andrew Cushman: one of the big questions that you hear is, oh, well, do I get the deal first? [00:05:03] Andrew Cushman: Or do I get the money first? It's both work on your deal, finding capabilities and your money raising capabilities simultaneously. Don't wait until you have a deal. To then start talking to your investors, to potential investors. Then also don't go and get a big pool of investors, all excited about investing with you. [00:05:24] Andrew Cushman: If you don't have anything to ever show them. Right. So it's a simultaneous thing. And if you're like, well, but I haven't done a deal, so what do I talk to investors? Then? What you do is you look at deals, you analyze 'em, you put 'em together, you put together like a little package. [00:05:37] Andrew Cushman: And then when you're talking to people, say, yeah, these are the kind of deals I'm looking. Right. And you're not gonna, you're not gonna mislead people and say, oh, I'm buying this deal or anything like that. You're gonna say, you know what? I offered on this one. We didn't get it. But if we had, oh, it would've been a great deal. [00:05:52] Andrew Cushman: And I'm looking at lots more like it. Right. So be transparent and honest about it, but that's what you do while you're looking at deals. Then when you have one. Hey Sam, good news. Remember that deal that we looked at a month ago. I showed you that I didn't get, that was really good. [00:06:05] Andrew Cushman: I got another one just like it. And this time they accepted my offer. Right. So you build both at the same time. Right? Right. [00:06:12] Sam Wilson: Yeah. I think that's that's really valuable cuz that is, I mean you hear the find the deal, the money will come, which is nonsense. But I also like the idea that you said that you have to build, you have to find the deals as well, because it is, I've been in that season before where you've got loads of investors lined up and you've got nothing to give 'em and it's like, oh, well, hold tight while we go find something else, it's gonna take, if it's 90 days before I bring a deal to you, a lot of those people have already moved. [00:06:36] Andrew Cushman: Yeah. And, what you mentioned a minute ago, you hear that a lot. Find the deal, the money will come there is truth to that, but there's caveats, right. The assumption there is that you've built an investor pool, or if you haven't. The assumption is, well, you're gonna take it to somebody who has, and now you're going to be giving away either control or equity or something like that. [00:06:58] Andrew Cushman: Right. So yeah, you're, right. It's not just to find the deal. It's not like, field of dreams, right. Where everyone just shows up and everything's happy and fun. There's costs and caveats to that. So, these days the deal is the tougher part of it but. You want to scale both at the same time, either on your own or by partnering with the right person. [00:07:15] Sam Wilson: Absolutely things have changed. You're no longer buying 90, what'd you say? 92 units or 96 units for 6,000 bucks a door [00:07:24] Andrew Cushman: yeah. long gone. Well, we will not see that again. [00:07:28] Sam Wilson: I don't think so. I don't think so. I think one we've rented too much money to see that. And I just think it's things are very different right now. [00:07:34] Sam Wilson: It's a very competitive market and you guys are paying a lot more, probably adding a zero plus to a lot of what you're buying. If not, gosh, the zero times one and a half, probably how are you guys finding deals in a competitive market? So [00:07:46] Andrew Cushman: , it's kind of gotten a little better now, but for the last couple of years, we're averaging having to look at anywhere from one to 200 deals just to buy one And when I say, look at that means, at least put 'em through a screening process and, check things like median income and population growth and all of that. [00:08:02] Andrew Cushman: All of our deals, I don't, everything we've bought. And at least the last six years has been off market through a broker, meaning. It's a broker that we have a relationship with, and that knows what kind of markets and what kind of properties that we like to buy in. And that knows that if they connect us with the seller or owner, that they've built a relationship with that, we're not gonna make them look bad. [00:08:29] Andrew Cushman: But in reality, we're gonna have a high probability of being able to put a deal together. And then if we do actually get it closed. So it's just been nurturing those relationships, now over 11 years. But you know, candidly, we've done, we've bought three off market deals from one broker. [00:08:46] Andrew Cushman: In the last 12 months that I've just met for the first time, like 18 months ago. Right. So please, I just want, then the reason I say that is I don't want everyone to hear, oh my gosh, I gotta build relationships for 10 years before I get a deal. That's that's not true. It definitely, it benefits you over time as you persist with it. [00:09:02] Andrew Cushman: But we're finding. The best deals, cuz the broker , , I get direct calls all the time from people everyone's trying. Everyone tries to circumvent the brokers thinking they're gonna get a better deal. You might get one or two. But the brokers, they spend their lives. Like all they do is. [00:09:19] Andrew Cushman: Hunt down these owners and build relationships with them. And they, good, the good ones know every property. They know the state of every seller, what their intentions are. And the most effective way to to do a large number of deals is to leverage the relationships that they've built. [00:09:36] Andrew Cushman: Right. Right. One good broker knows every property in your city and can save you and them a whole lot of time. Now. That applies, I'd say, especially for 50 units on up when you start getting to smaller stuff I'd say between 10 and 50 units, that's where if you want to go direct to seller, it's a, I'd say it's a little bit more fragmented and a little bit more mom and pop, and there's probably some more opportunity for deals in that smaller space. [00:10:04] Andrew Cushman: But as you move up good brokers and good broker relationships really is the way to, to scale again, not saying you can't grab a great dealer to the other way, but for any kind of real volume you want those relationships. [00:10:17] Sam Wilson: Yeah. And it's certainly, like you said they devote their lives to this. [00:10:21] Sam Wilson: And this is really, I mean, the brokers control the market especially when you get into the bigger assets. So that's, you might as well just go straight to the store, save yourself some time. I mean, it takes an incredible amount of time to build the database. For an entire city, let alone, all the outreach, the cold calling, the whatever your method is to get that far. [00:10:38] Sam Wilson: So you might as well just go straight to the source and go to the brokers on those deals and nurture those relationships. Are there things other than being known as someone that can get a deal done and get it closed that you guys do to make sure that brokers think of you first? [00:10:52] Andrew Cushman: There's a couple things. One is, there's the I'm, I'm sure everyone's heard this before, but basically, you know how you do the little things is how you do everything, right? [00:11:02] Andrew Cushman: So be consistent and reliable and truthful in all of the little things. Right? So if you say, if you tell a broker they send you a property. and regardless of whether it's good or you like it or whatever, and you say, oh cool. they send you a property on Monday. You say, Hey, I'll get back to you on Wednesday. [00:11:20] Andrew Cushman: Get back to 'em on Wednesday. Right. And maybe, life happened and you haven't had a chance to look at the property on Wednesday, send him an email, say, oh, Hey, thanks for sending this. I really sorry. I wasn't able to get to it. Like I thought I would, I'm gonna look at it tonight. I'll be in touch tomorrow. [00:11:34] Andrew Cushman: Right. It's just feedback. another example is when you look at a property and this is me, most of them, and it doesn't work. Don't just delete it and leave the, leave. The guy hanging and I've heard I've had brokers tell us this over and over again. [00:11:46] Andrew Cushman: They appreciate being told. No, because their job is to find buyers. And if you have all these buyers that have just not answered. That means it's a task for them to follow up with you. And now you're becoming a pain in the butt. Whereas if you just reply, say, Hey, you know what, Sam, thanks for sending me this property. [00:12:03] Andrew Cushman: Looks like a good asset, but it does not quite a fit for us because it's a little too old or we don't like the submarket. But again, thanks for the chance to look at it and looking forward to the next one or something like that. Tell 'em no. So they can take you off the list and they're not looking for you to say yes to everything. [00:12:17] Andrew Cushman: They're just looking, are you interested or not? So they can do their service to the owner or the seller. So just little bits of follow up go a long way. And then the other, another thing. And that you can do again without having to have, huge track record or anything like that is in a sense. [00:12:35] Andrew Cushman: Train them to know exactly what you're looking for. Right. And the assumption there is that, you know exactly what you're looking for. Right. Right. So, for us, it's we want, ideally properties built between 1990 and 2010, that are 200 units in secondary and tertiary markets in the Southeast United States. [00:12:56] Andrew Cushman: And then we have, certain things about population growth and median income and crime and all that. Right. And so the more conversations that we have with brokers about, Hey, that's what we're looking for. And so someday when, topnotch broker, Sam Wilson is out there having lunch with the seller and the seller goes, you know what, actually, yeah, I think I'm considering actually selling this thing. [00:13:18] Andrew Cushman: Sam goes, oh, you know what. You need to talk to Andrew and his group and cuz they could be the perfect buyer for this. That's how that off market deal happens that no one gets to see. Right. And like literally we bought, we closed 200 units, 173 units in March. That's exactly what happened. The broker was having breakfast with somebody who said actually yeah, these guys made me an offer and I think I'm gonna take it. [00:13:43] Andrew Cushman: And he said no, hold on. Let me hit, let me call one guy he actually texted me an hour later. I was over there, met with that seller may have been offered the next morning and we B closed on that property in March. Right? Wow. So it's about being top of mind. Not only because you've built a, an actual, real relationship, but by knowing exactly what you want so that they know exactly what you want, so they can go, oh, so they think of you first when that thing shows up and that applies whether you're looking at industrial or self storage or multi-family, or even, Duplexes or, I mean, fourplexes, that principle applies across the board. [00:14:22] Sam Wilson: I love that, that is some very tangible steps and advice that you've given there on just managing broker relationships and telling us how really we should be interacting with the brokers Devo, put yourself in a position where they think of you first. Are there things that you guys are doing outside of competing on price? [00:14:43] Sam Wilson: That makes your offers get accepted over somebody else [00:14:45] Andrew Cushman: yeah, we've never won on price. If I do I get nervous or I would, if we did, I would get nervous. So, how we win without winning on price. Number one is kind of what we're just talking about is we. Just don't get into bidding situations where we're up against 20 other, people and all this kind of things. [00:15:03] Andrew Cushman: So, but whether you're doing it off market and that's, I should mention too, just cause it's off market doesn't mean there's zero competition. Right, There's other guys just like you who are doing the same thing. And so there may be two or three or four other offers, even though it's not listed or marketed. [00:15:16] Andrew Cushman: So other ways to stand out, number one, larger deposits. If most people are giving a $50,000 deposit, maybe you put a hundred or 75 the other, another thing you can do and getting kind of relating to the deposit is hard money, which basically means, once, once you make that deposit, it's not refundable. [00:15:36] Andrew Cushman: Like you have to be certain. That you're you wanna close on that property? Right? So you can't come back 30 days later and be like, ah, you know what? The roofs don't look that good. And ah, this don't, we don't wanna buy this well. Okay, great. But they're keeping your deposit, right? So that hard money gives the seller comfort that you really are gonna close in. [00:15:57] Andrew Cushman: You're committed to closing. Another thing we'll do is we provide just a really short, like three sentence. Bio at the bottom of our letter of intent, which is our offer that this kinda says who we are. And, we adjust that to the property that we're buying. So for example, if we're buying a property in the Florida panhandle, we might say, oh yeah, we've done 2,600 units, blah, blah, blah, including recently acquiring and you know, units in. [00:16:25] Andrew Cushman: Like, oh, these guys just bought units here. Oh, well, okay. Well they, they're in the market. They understand they close, they can perform et cetera. We'll also provide, references, meaning other brokers that we've closed deals with loan brokers that we've closed loans with. [00:16:39] Andrew Cushman: So that we can, say so seller can be like, oh, okay, well, these guys just closed the loan. Flow loan with this company, or, and actually, maybe for example, we just, so we just were in the process of selling two properties and the guy that we accepted his offer, he did that. And when I looked at his references, I personally knew the two brokers he put as references. [00:17:03] Andrew Cushman: I'm like, oh, alright. I can call these guys and talk to him. And if he's working with these two brokers, then I know he's a legitimate guy. Right. Because I know those brokers. Right, right. So, just that, that extra level of, did that one thing win him the deal? No, but it was an extra comfort point, like, oh, alright, well, he's working with these guys. [00:17:20] Andrew Cushman: I've worked with these guys. He's, clearly knows some people and has been doing things. So tho those are some of the ways that that you can do it also have your financing arranged in advance as much as possible. [00:17:32] Sam Wilson: That is some excellent points. I appreciate that. That like you said, there are, larger deposits. [00:17:38] Sam Wilson: You can go hard on your money early on. You have a short bio and a letter of intent. You can have references to other deals you've done in other brokers, as well as, talking, even in that short bio talking about. Putting maybe the deals that you've closed nearby, the ones that you're looking at there. [00:17:52] Sam Wilson: I think those are those some excellent excellent things to really keep in mind as we put offers out there. Tell me about this. You are going on a pretty big adventure here. I think sometime this year. Tell us a little bit about what you're doing. It sounds a little bit risk. To uh, guys like me, but tell us about that, why you're doing it and then how you view that from a risk adjusted perspective and then how you relate that back to multifamily [00:18:19] Andrew Cushman: Let's see. Well, yeah I love to go. I love to do back country skiing. Which means a couple, I've got a part, one particular friend. I do it with a lot, but I go, I never do it alone, but what that means is instead of going to a ski area and buying a Lyft ticket, we just drive around the Western us. [00:18:35] Andrew Cushman: And find really cool looking mountains and the Tetons or the seas or wherever and say, Hey, it'd be fun to ski that. So let's climb it. And then we'll ski down. And we've been doing that for 20 something years around the Western us. We've done it in Alaska. And we are, going to go do that in Antarctica. [00:18:53] Andrew Cushman: Yeah. I spend some time on the Antarctic peninsula climbing mountains and skiing. 'em down there. No, and we're not doing it alone. It's not just me and my buddy. Like, Hey, let's figure out how to get to Antarctica and, die in a CVOs or something. Right. We are going with people who actually know what they're doing but yeah, really looking forward to doing that. [00:19:08] Andrew Cushman: And, it is exciting and, stepping a little bit outside the comfort zone. I don't know how I'm gonna. Get across the Drake passage without throwing up. Cuz I get Sea Sick of not looking forward to that. but yeah, I guess relating back to multi-family one it can be pretty scary to make a jump from doing, fourplexes or 10 units to a hundred or 200. [00:19:27] Andrew Cushman: So it's a bit of a jump to go from climbing a mountain, two hours from my house to. Go into the literal ends of the earth to climb climb stuff that you're days away from any kind of assistance. And then actually now I think about it might be a business trip because the other people there might make for good investors. [00:19:45] Andrew Cushman: So [00:19:45] Sam Wilson: that's absolutely awesome. What are some other than going along with people that know what they're doing? What are some other things you're doing on this trip to kind of mitigate risk? [00:19:53] Andrew Cushman: Preparation. I mean, we, I try to be fairly physically fit as just in general, always have, but we're, making it in an extra effort to be in as. [00:20:04] Andrew Cushman: Fine tuned condition as possible before we go down there. So, being a healthy condition as possible also I'm having all my gear tuned up and going through it, making sure it's in, in good shape. So we don't have any gear failures out in the middle of nowhere. And also relating to business. [00:20:22] Andrew Cushman: I've been really fortunate. This is something I did too late, but three years ago I finally started building a bigger team around me in our business. And we've had, our success has multiplied because we've been fortunate. We've got some amazing people that have joined us. So this is also a good forcing factor for, making sure. [00:20:41] Andrew Cushman: If Andrew's off the grid for 10 days or whatever that everything runs smoothly without me. So this has been a good catalyst to, to push forward on that because one of my flaws is a lot of times it's just like, it's just quicker for me to just get something done, right. Instead of take the time to build the system. [00:20:59] Andrew Cushman: So somebody else can do it. And many times there's other people who would love to do it and want to do it right then mom's like, well, it's just faster. If I just handle this well, Maybe at the moment is faster, but not in the long term. [00:21:09] Sam Wilson: That. Yeah. I heard building systems is never fun. Like, I think it's fun to get something checked off the list, but it's also not scalable so without building systems, there's no scale. [00:21:20] Sam Wilson: So that's that's absolutely awesome, Andrew, thanks for the time to come on the show today. Best of luck on your trip and Antarctica. I can't wait to follow along and see how that trip shakes out. That sounds absolutely amazing. You've given us some awesome things to think about in immediate ways that we can, [00:21:33] Sam Wilson: some of these very hands on approaches in our business. So appreciate taking the time to come on today. If our listeners wanna get in touch with you or learn more about you, what is the best way to do that? [00:21:42] Andrew Cushman: Yeah, just Google vantage point acquisitions. The website is VP acq.com. [00:21:48] Andrew Cushman: There's a bunch of tabs on there for how to get connected with us. I mean, I'm on bigger pockets in LinkedIn and all that stuff, but just going to the website's probably the best way. Awesome. [00:21:58] Sam Wilson: Andrew, thank you for your time today. The Jan. 6 hearings have made it clear that Donald Trump led a concerted, monthslong effort to overturn a democratic election. The extensive interviews — over 1,000 — that the House select committee conducted prove that Trump was told there was no evidence of election fraud, but he pressed his anti-democratic case regardless. And it appears that the hearings may be making an impact on public opinion: An ABC News/Ipsos survey released Sunday found that 58 percent of respondents believe Trump should be charged with a crime for his role in the Jan. 6 attack, up from 52 percent in April. But after all the evidence comes to light, will he actually face legal consequences? If the answer is no, then what might future presidents — including, perhaps, Trump himself — be emboldened to do? And what would that mean for the future of the American political system?Jamelle Bouie is a Times Opinion columnist and co-host of the podcast “Unclear and Present Danger.” Bouie brings a remarkable historical depth to his writing about American politics. His columns about Jan. 6 — and the troubling idiosyncrasies of Trump's presidency before it — have shown how the former president's illiberal actions have threatened the constitutional foundation of American government. So I asked him on the show to help me process the Jan. 6 hearings with an eye to America's past, and also to its uncertain future. We discuss why Jan. 6 may be not just an insurrection but “a kind of revolution or, at least, the very beginning of one”; how the anti-democratic nature of the American Constitution makes our system vulnerable to demagogues like Trump; the most important takeaways from the hearings so far; what could happen in 2024 if Trump is allowed to walk free; what Trump allies are already doing to gain power over elections; why refusing to prosecute Trump would itself be a “radical act”; why Republicans have grown increasingly suspicious of — and hostile to — representative democracy; why Bouie thinks prosecuting Trump would be worth the political fallout it would cause; and more.Mentioned:“Trump Had a Mob. You've got to develop the ability to feel all that stuff, have your cheeks be as red as a baboon's butt, and walk out there and do it anyway.” “You need celebration and support so that you can do those things that you deserve and you want in your life.” “When you realize you can change the filter in your mind, at any time, you can silence the bullshit you've been saying to yourself.” “Instead of visualizing the finish line, which is what we all want to jump to in life, right? Visualize all the crappy, horrible things you have to do, in order to get to the finish line. [...] If you just visualize the good stuff, you are not preparing yourself to do the work that it takes to get that stuff.” “You are not responsible for the shit that was done to you. Period. You survived it, which shows you're worth celebrating, but you are responsible for healing, for changing and for who you become next.” “Know that no matter what, you are going to be okay. Because you have your own back.” “Your relationship with yourself is the foundation of every single relationship that you have. If you don't love and respect yourself, how on earth are you going to do that for other people?” “At any moment, you can choose to change, but no one's going to come in and do it for you. You got to look yourself in the mirror and you gotta say ‘I see you. I see that you're not happy, and I'm going to fucking do something about it.'” Follow Mel Robbins: Website: https://melrobbins.com/ Twitter: https://twitter.com/melrobbins Facebook: https://www.facebook.com/melrobbins/ Instagram: https://www.instagram.com/melrobbins/ YouTube: https://www.youtube.com/melrobbins

Lisa is joined by Nina Restieri, the founder and president of momAgenda to talk about her book, Overcoming the Mom-Life Crisis: Ditch the Guilt, Put Yourself on the To-Do List, and Create A Life You Love. You don't have to be a mom to get a ton of great tips and advice to create a life you love!! Book description: From the founder of momAgenda comes the ultimate guide to navigating the mom-life crisis, with a simple process for putting your own long-forgotten needs back on the to-do list. Nina Restieri was a wife, a mom of four young kids, and a successful entrepreneur. Despite having what most people would consider “it all,” happiness eluded her. She beat herself up daily for not being grateful. But as she looked around, she realized most of the moms she knew shared that same sense of sadness, stress, and overwhelm, all while working hard to keep up the “perfect mom” appearance. Desperate for a change and tired of crying behind a locked bathroom door, Nina embarked upon a ten-year journey that led her to unexpected places—including a pole dancing studio—for peace and solace. After digging deep and facing some painful truths, Nina emerged knowing she deserved more than she was giving herself and figured out that a mom can take care of her kids, and take care of herself. Like a permission slip for mothers to love themselves as much as they do their children, this book chronicles Nina’s journey to putting her mom-life crisis behind her—forever—and offers up a roadmap so you can too. In this episode Joanne Williams, LCSW discusses: How do you know you are living the Great life. Taken from Barry Davret article from Medium.com Question for today is? Does happiness and living a great life only include the material things that others see? Summary of today Podcast: Do you measure you self-worth by how much your income, job title, possessions, and zip code? Do you stick with your passion? Make a character commitment. Do you recognize your mistakes and take responsibility for them and change your responses so that in the future this is not a mistake anymore it is a lesson in life. Do you take regular inventory of where you are and what it is that you really want to do so that you don’t have regrets at the end of your life. Can you admit to being wrong, or evaluate your position that may have changed as you mature? Do you make others feel joy, inspired, or grateful around you? Do you take 100% responsibility for your own actions and the results of your life choices? Do you use your emotions as your internal guidance system? Are you curious? Have you given up on conditional happiness? Have you noticed your mood lately and where your mind goes when you listen to the news or listen to someone with a different perspective? Does this help you live a better or happier life? I have a client who just told me about great things happening In her life new house, new great job with an obscene income, that is taking her to her dreams of what she THOUGHT she wanted for more income and better career. But she was overwhelmed and sad and tearful and her relationship is suffering. Why is she feeling this way when these are what we say we want and when our dreams are actually coming true? We will Explore this. Do you ever listen to your own self talk? Or is that just to woo woo for you and don’t think it helps? Or think only crazy people talk to themselves. But, I would ask you to just notice and listen to what is going on beyond your obvious thoughts, that do become invisible, unless you listen to your own self talk. Are you kind and positive, like a good friend would say to you? Or are you saying very critical talk with judgements and messages that sound like a critical parents, or that old teacher that told you would never amount to anything. We will look at 10 things that keep you away from your own happiness or satisfaction. Most people are not feeling satisfied or even hopeful to ever feel happy, like they did as a child. That glorious feeling of laying on your back in the grass and looking up at the clouds and dreaming and using your imagination to possibilities and the unknown. What happened? Pressure of work and family and the old thought patterns that are ingrained and invisible coming out to haunt you. 1. Do you measure you self-worth by how much your income, job title, possessions, and zip code? And even like my client I described, when she hit some of those targets, but she wasn’t happier for it. Most time when I wanted, I always craved just a bit more. A bigger boat, a bigger house, until you feel you have gotten enough and know that is not this not the answer. 2. Do you stick with your passion? Make a character commitment. Like my favorite quote of Joseph Campbell. Follow you passion. Joseph Campbell- Follow your bliss. following your Bliss- You will Put Yourself on a track that has been there all along waiting for you to use as your guiding Star. 3. Do you recognize your mistakes and take responsibility for them and change your responses so that in the future this is not a mistake anymore it is a lesson in life that we do as we grow and experience and try things to see what fits. What is our true passion. Or do you get embarrassed at your past. Maybe that shows your growth, to be proud when you look back at where you have come from. 4. Do you take regular inventory of where you are and what it is that you really want to do so that you don’t have regrets at the end of your life, that sometimes comes earlier than you think? 5. Can you admit to being wrong, or evaluate your position that may have changed as you mature? You know family and friends who cling to outdated views long since proven untrue, yet they lack the maturity and courage to admit they’re wrong? As Dr. Phil says, would you rather be right or Happy? Can you show open-mindedness and humility? Some of the greatest gifts ever for happiness 6. Do you make others feel joy, inspired, or grateful around you? And remaining neutral the rest of the time, you’re a net-positive. 7. Do you take 100% responsibility for your own actions and the results of your life choices? Someone wrote a book the 20 second miracle- when you take 100% responsibility for your life. Everything changes. You no longer blame anyone for anything that has happened to you. and you take responsibility for everything that happens now and, in the future,- you can feel the control back of owning your life again. This is one of the most powerful things you can ever do. Start to practice this today. The opposite side of the coin from blaming is taking responsibility. Own it to empower yourself. 8. Do you use emotions as half of any solution? Do you use your emotions as your internal guidance system? 9. Are you curious? Curiosity is the gap between what you know and what you want to know. 10. Have you given up on conditional happiness? There is an idea that to achieve happiness, you must meet specific outcomes in life. Maturity does come with age and experience. but I realized that living an extraordinary life has nothing to do with your job title, bank account, or how much fame you achieved. I see that the simpler life brings the most happiness. Contentment with having enough, of those things. Satisfaction with your accomplishments. We are never finished, and I think we think there is a finish line, and we MUST get over it to be feel we are living the good life. When you FEEL accomplished because you have given to yourself and your family and society. Why isn’t that enough? Finding what helps you to feel what is Enough is the finish line in a realizing the good life. Then declare it is enough. Give to your self first and then you have more to give others. And know this is living the good life. If you feel having a dog or animal in your life as an ESA could help you live the good life. We do certify for ESA at ESApros.com. I hear it all the time. Today on The Neil Haley Show's ProVision Celebrity Segment, Eric Couch of ProVision and The Total Tutor Neil Haley will interview Country Music Legend Clint Black. After 30 years of ‘killin' time,' Clint Black is ready to celebrate. The multi-million selling country icon is set to embark on a tour commemorating the 30th anniversary of his groundbreaking debut album Killin' Time, which all but altered the landscape of country music. Three decades later, Clint remains humble as ever about the massive influence he has had on the genre. If Black won't say it outright, his staggering career speaks for itself. His is one of the most storied careers in modern music. Black surged to superstardom as part of the fabled Class of '89, reaching #1 with five consecutive singles from his triple-platinum debut, Killin' Time. He followed that with the triple-platinum Put Yourself in My Shoes, and then a string of platinum and gold albums throughout the '90s. Perhaps most impressively, Clint wrote or co-wrote every one of his more than three dozen chart hits, including "A Better Man," "Where Are You Now," "When My Ship Comes In," "A Good Run of Bad Luck," "Summer's Comin'," "Like the Rain" and "Nothin' But the Taillights," part of a catalog that produced 22 #1 singles and made him one of the most successful singer/songwriters of the modern era.

Geoffrey F. Miller is an American evolutionary psychologist, serving as an associate professor of psychology at the University of New Mexico and known for his expertise in sexual selection in human evolution, and for his views on the evolution through sexual selection of the human brain as sexual ornamentation. Dr. Miller has authored several books including The Mating Mind, Spent, and Mate. Favorite Success Quote “There is very little difference between one man and another, but what little there is is very important” ~William James Key Points 1. One of the Keys to Success with Women is to Put Yourself in Their Shoes If you want to become successful with women, it is imperative that you start by putting yourself in the woman's shoes. Ask yourself what it is that she is truly looking for in a man, what are her concerns, what are her fears? Women are far more physically vulnerable than men are and as such, becoming a man that women can feel safe around should be a priority when you begin your journey into the dating world. Women are also worried about their social and economic status. What will it do to her reputation if she dates or sleeps with you? What will her friends think? It's questions like this that help you to understand what women are looking for and how you can better provide it. If you want to be successful with women, start by getting into their head. 2. Understand Mating Markets This is a seemingly simple concept, but one of vital importance. If you want to succeed at fishing, go where the fish are! Plain and simple, the only way you will get good with women is if you go where there are an abundance of women. Moving to a large city, a big, liberal college, or moving overseas to countries with high populations of beautiful women (eg Argentina and Brazil) will increase your chances of success in mating drastically. 3. Looks Matter Less than You Think What science has shown us is that women value looks significantly less than they do certain mental and emotional traits. (with the exception of outliers, eg extremely overweight or a male model). What this means is that, no matter what numbers came up for you in the ovarian lottery, if you are an average guy, your success with women will be determined more by the qualities that you display than your looks. 4. Women want a Man with Potential Women love to be along for the ride, they love to find men who are ambitious and hardworking, and be there with him when he has nothing and once he gets it all. Potential is one of the sexiest things to a woman. In fact studies have shown that women would rather be with a failed entrepreneur, who put his neck on the line and tried to succeed, than they would with a trust fund baby who was rich but never worked for it. What this means for you is that you don't have to be perfect, you just have to show women that you have potential to be the man they've always wanted.

Bob Pacanovsky is what you might call a “Wow!” expert – with 20 years of entrepreneurial experience, primarily in the hospitality space, he has learned how create engagement, retention, and loyalty with customers, employees, and clients. Bob took that expertise and founded The Black Tie Experience, which helps companies and leaders create that Black Tie Experience for their customers and employees. The black tie is much more than a uniform – it’s a mindset. You don’t actually have to have a black tie on to deliver a Black Tie Mindset, you just have to create an impression that LASTS: Look Act Speak Tact (or how you behave) Serve We tend to rush to the service part because we want to create an unbelieve customer or employee experience, but “we have to know how to look the part and act the part before we can actually serve the part.” One of the most important things to keep in mind – and this can be difficult – when working with other people, whether they’re your customers or employees, is that it’s not about you as a host or leader, it’s about them. “If you have a mindset of making people feel differently about your product, your service, and themselves than they ever have before, then you’re really living the Black Tie Mindset.” The 4 Principles to Create a Black Tie Experience: A Culture of Welcome - Create a welcoming culture (not only for your employees, but also for your customers or guests). What is the culture, or the atmosphere, like in your company? The Way of Doings Things - What is your company’s way of doings things? Disney, Apple, and Starbucks all have their own unique way of doings things, and it affects how you experience their brands. However, most companies aren’t spending enough time training their employees to wow people. Impact Points - These are the subconscious impressions that people make about your business before, during, or after they purchase something. For example, what impression does your website make, or what does your restroom look like? Put Yourself in your Customer’s Shoes - What does your customer see, hear, touch, or smell when they come into your business, or interact with you online? You’ve probably heard me say in the past that we’re all in the people business, even if we’re accountants – Bob takes it a step farther, arguing that we’re all in the hospitality business… and it makes a lot of sense! The definition of hospitality is, “The art of making that personal connection with someone,” and based on that definition, aren’t we all in the hospitality business, first and foremost? So yes, we are in the people business, and we do need to focus on customer and employee experiences and retention, but we can’t excel at those things if we forget about the power of hospitality. Watch the video podcast here. Who is Laura Elizabeth? Laura has been a designer for the last 7 years. She started out with one year in an agency then became a freelancer. Last year she transitioned into product development of a WordPress plugin called Client Portal. She also teaches how to design in a non-pretentious way and she still does the odd design job from time to time when a cool project comes along. How Can We Build Better Client Relationships? Laura came to realise that most of her income was coming from repeat work and referrals. This is because of the importance that she puts on giving her clients a memorable experience. She came from an agency background and when she became a freelancer, she felt that disadvantage of not having a nice office to bring your clients to, so she focused on standing out and giving them a great experience instead. Laura says that most clients have a business goal that they want to achieve but they want to enjoy the process as well. As a designer, a lot of what you do is really fun and it’s exciting for them to see their business take on this whole new look. [vum-bigtweet tweet="Want to get repeat work and referrals? Find out how to make your the development and design process enjoyable for your clients."] How Do You Make the Process Enjoyable for Clients? Laura’s favourite way to do this is to make the process repeatable and smooth. Some designers make the mistake of assuming that the client knows how a project works and what is involved. However, clients are generally nervous to work with you because they are investing a lot of money and not sure what to expect. You need to gain their trust with a lot of quality communication. Don’t assume that if the client isn’t bugging you that they don’t want to know. Assume that the client is waiting to know what is happening all the time. Many designers and developers complain that their client is bugging them with constant questions, but this just means that they are feeling insecure about the project. If you communicate with them frequently, it helps to alleviate this worry. Laura used to tell her client's that every Monday morning they will receive an email outlining everything that she did in the week prior, what she will be doing the following week and what she needs from them. She says, to just keep it simple and create a template with bullet points. Where Did Her Inspiration for Client Portal Come From? She made the client portal for her own business to be able to manage her clients but she didn’t intend on selling it at first. She only started selling it when she realised that there was a demand in the market for such a product. It had got to a point where she was finding it difficult to manage all of her clients and she didn't like the idea of giving design work over to a freelancer. Instead, she went through her client process and noted down every single detail from every email, deliverable and interaction that happens. She realised that it was all the same for every client apart from the design. From there she made a portal where the client logs in and comes to a dashboard where they see every deliverable that is in progress, completed and what is coming. It shows when the next phone call is and when she is available. Clever Creation She had designed the website and got developers to code it so she took bits of her website to hack together a dashboard. She then put it up for sale and offered a presale discount so that she could use those funds to develop the product. She then hired a developer to do the plugin once she had the revenue. So clever! How Important Is It to Put Yourself in the Client’s Shoes? It’s the job of a designer and developer to put yourself in your client's shoes. Sometimes we can get too focussed on the design rather than the experience that the client is having with you. It just requires a small mindset shift. At the same time, you also need to educate the client that the website isn’t actually for them, it is for their customers. Laura says that sometimes a client may come to her for a redesign when their current look isn't working, but she will explain to them that the problem may not be the actual website. It can be lack of targeting or marketing as well. So she would sometimes have to tell her clients to come to make some changes and them come back to her with revenue rather than use their savings. What is Design Academy? She was working with a lot of developers who all had really cool side projects and needed designers to help them. So, she created a free resource which helps developers learn how to design without having to pay a designer. That means that they can then get their side projects up and running and once they have revenue, they can pay a designer from that. Her plan is to turn this into a course early next year. Tune in at the 27-minute mark to learn more about what is involved in this course. What’s Next for Laura Elizabeth? Her focus is Client Portal at the moment with a new version being released early next year. Then next year she will go almost full-time with Design Academy and get a solid course going. Wow, such a good reminder! Get communicating everyone! If you have any tips or hints on what has worked well for you to create a good customer experience, we would love to hear about it in the comment section below.
Don't let a narcissist steal your life! How Narcissists Steal Your Life and 9 Ways to Start Taking YOU Back. Take Back Control of Your Life and Put Yourself in Charge Is your life out of balance? From time to time, everyone's life can get a little out of control. You spend too much time focussed on work, and your family life suffers. Or you spend too much money on your social life, and your finances suffer. Maybe you're running yourself ragged and your health is taking a back seat. So what can you do to stop this chaos? Regain balance in your life with these strategies: 1. Identify the different parts of your life. If you were going to divide your life into columns, what would the column headings be? For most of us, they would include family, work, health, finances, and social life. You might have additional categories such as music, spirituality, and volunteering. 2. Start with your health. Is your health negatively impacted by your lifestyle? Are you getting enough sleep? Are you eating properly? How much exercise are you getting each day? Have you been to the doctor lately? How is your bodyweight? What can you do to enhance your health? 3. Evaluate your family life. Does your family only get attention when you have time left over from your other obligations? Are you spending enough time with your partner and children? What do each of them need right now? How can you provide it to them? How can you enrich your relationship with your family? 4. Is your social life getting too much attention or not enough? Have you lost track of your friends? Is your family upset that you're spending too much time socializing? Or maybe your overactive social life is causing challenges in other areas of your life. Consider what changes would help balance out your social life. 5. Take a look at your values and priorities. What is most important to you? You can't have it all unless your wants are quite limited. Make a list of your values and priorities. Alter your life to emphasize those things. 6. Where are you wasting time? Perhaps you can bring your life back into balance by freeing up more time for what's most important to you. First, identify how you're wasting time and eliminate or minimize those activities. 7. Learn to say "no". There's not enough time in the day to say "yes" to everything that crosses your path. This goes back to your priorities. One of the most effective ways to regain balance in your life is to eliminate the unnecessary. What can you live without? What will you be glad to get off your plate? 8. Be grateful for what you have. When you're feeling overwhelmed, it can be easy to see the dark side of things. Remind yourself of how much you have in your life already. With a positive outlook, you'll have a better chance of making progress. 9. Make a plan. Once you have a few ideas, make a plan on how you intend to put them into practice. Avoid the mistake of believing that identifying the cure is a cure in itself. It's necessary to take action. Everything gets out of balance once in awhile, including your life. The key is recognizing the challenge you face and setting priorities. Eliminate those things that don't add value to your life so you have more time for the things that do. Take control of your life and create a life that truly fulfills you. Discover. Understand. #24 Put Yourself in front of the camera for your children's sake. Listen. Learn. Love thyself. Never fear your future again. This show is dedicated, and was created for all the women out there who hide from the video camera when it comes to personal home videos. This show was originally going to be "5 Tips to Boost Your On-camera Confidence" for small business owners. I was going to share these tips with my female entrepreneurs to help them get in front of the camera. We as business owners need to promote our brand in the oh so important video marketing game. You know it's vital. But, as I began writing, my thoughts began to shift to video for personal use. I thought about my grandmothers, and how I wish I could witness them on video just one time....I wish I could hear their voices and see their mannerisms. I would cherish that so much. If I only had them on video... I also thought about others in my family who refuse to be in pictures. Then I thought to myself, they are...robbing others of their memory... So this episode I am going to plead with those of you out there who are always behind the camera & for the women that just won't get in front of the camera. I beg you to be in front of camera for the benefit of your loved ones. It's no longer about you. Put yourself on video for your children. Let's listen to this one for our kid's sake... Why are personal videos so important: They are Unwitting tools capable of linking past and future. They are a record of your families life. They boost self esteem. They keep the memories alive in your children mind of all the good times. They also can get YOU through the bad times. They are so much fun to make They are another creative outlet for your children. So please get over yourself, and in front of the camera! It's a little bit of tough love, but I think you will thank me for it for the rest of your life.

On today’s show, we’re shaking things up a bit. Rather than grilling a guest with questions, we are the ones in the hot seat! Can we take the heat?! You'll have to listen to find out :) We're chatting with Maggie Frank-Hsu, a content marketing and social media consultant. Maggie and Beth Anne met at Social Media Marketing Day in San Diego, and they bonded over a mutual love for social media along with agreeing that, "hey, this motherhood thing is really hard!" They've been grabbing coffee and chatting all things business ever since. Since Maggie really knows her stuff when it comes to social media, we decided to be a little bit vulnerable today. We gave Maggie complete reign to tear us apart when it comes to our Facebook strategy. "Throw us the book!" we told Maggie, and she kindly obliged. (In all honesty, Maggie is super sweet! We knew we were in good hands!) Facebook Growth to Over 200K Maggie lives in San Diego with her husband and 15-month-old son. Originally from the East Coast, she has spent the better part of her professional career working in NYC and Charlotte, North Carolina. Trained as a journalist, Maggie took a job at a startup and eventually found herself working in marketing. Maggie took the position of Social Media Manager with a nonprofit called Understood.org. There, she was heavily involved in strategy building leading up to the organization's launch. During her time in that role she was able to garner wide visibility for that group’s Facebook page and grow it to over 200,000 engaged fans. Maggie now works as an independent consultant for small business owners - helping them connect with their ideal customers and reach their goals when it comes to social media. Without a Goal, What's the Point? While this episode focuses exclusively on our Brilliant Business Moms Facebook page, much of what Maggie will discuss can apply to many different social media channels. (Just bear in mind the unique nuances of each as you implement these tips yourself.) Before we dig in, Maggie wants us to remember that there's a clear distinction between what we do on social media with our personal accounts and how we use it for business. Often, new business owners forget this or get confused. But there are clear differences that we should keep in mind. Personal Use of Social Media Is about maintaining a certain persona We're presenting a certain version of ourselves to the world. We collect and curate any and all content that we deem interesting enough to share. Business Use of Social Media Social media use should be directly tied to business goals Social media use is about revenue generation We generate revenue with social media by first getting more potential customers interested in our product or service. We should have specific measurable goals such as clicks through to our website or email subscriber growth. More Than A Like Currently, our Brilliant Business Moms Facebook page has 4500 likes. (Yay! Thank you for being awesome fans!) Likes are often the first metric people look to when determining the success of a Facebook page. But Maggie says number of likes don’t actually tell much of the story. Some people may ‘like’ your page once, but promptly forget about you. And with Facebook’s algorithm, we know that the vast majority of your fans won’t see your content. Others may like your page, but never engage with your content. That’s why Maggie says engagement metrics are far more telling. To encourage those of us with smaller numbers, a page with not many ‘likes’ could still have tons of engagement! 3 Questions to Ask for Perfect Posts A great strength of the BBM Facebook page is that it isn’t salesy. If you’re only using Facebook to push product, you may want to rethink your strategy. Imagine how those sales-heavy type posts are perceived by your audience. People are usually scrolling through their newsfeed in quick bursts of time, like waiting in line at Starbucks. Under these conditions, users are looking for content that catches their eye quickly and will pique their interest to read later. They don’t want a virtual megaphone in their face. Your purpose behind sharing content on Facebook shouldn’t simply be to “get people to see your page.” Instead, craft every post you share on Facebook with a specific end goal in mind. Maggie shares tips for developing the type of posts your audience will like: Ask your customers what types of posts they enjoy. What pages do your customers follow? What do they like about those pages? What are some interests from your ideal client? Avoid That Tempting Cute Kitten! It is tempting to post content solely to get a response from your audience. (Gosh, we love those likes and comments!) But while posts should resonate with your audience, they must be related to your business too. It's difficult to draw in your ideal customer if your posts are all over the place. Pictures of cute kittens are often popular on personal newsfeeds, but that doesn’t mean you should necessarily share a photo of your cat Whiskers on your business page. One unique way to bridge this gap is to try out interactive Facebook posts on your business page. Maggie liked this post Sarah shared recently. This post drew in our audience and created a space for conversation and connection. Because our brand is partially driven by personality (we want our audience to get to know each other) this post did really well. The bottom line is to be organic with personal-type posts and not abuse them for the sake of a like. One and Done! Most business owners simply want to run their businesses, not engage in social media marketing. Brilliant Business Moms is a unique hybrid because part of our business is sharing social media marketing tips! However, as more solopreneurs enter the marketplace, social media marketing is going to have to be a part of their business model. If you’re intimidated about carving out time for Facebook in your packed schedule, Maggie suggests creating a posting calendar and scheduling out posts. You can do this in one block of time using services like Buffer and Tailwind, or simply using Facebook Pages’ built-in scheduler. The key is to be consistent, and following a calendar is a great way to ensure consistency! I just love how strategic and thoughtful Maggie is with social media. Be sure to grab her Guide - 3 Tips for Using Social Media to Find Customers. A Brilliant Visual for the Perfect Post! Maggie created a Venn diagram visual to help business owners identify the type of Facebook posts (really, any content!) they should be creating. Circle A includes ‘Problems Your Ideal Client is Googling’ and Circle B includes ‘What You Feel Like You Could Write About Forever’. In our case, Circle A would be topics we often see in our Facebook group: How to balance staying home with kids and getting work done. How to grow a business with limited time. Circle B would be topics like: How to use social media to build your business. The ins and outs of small business taxes. What’s the intersection of these two? Our favorite mamaprenuers are interested in getting the most out of their time, and we’re interested in helping them build their business! That means we should be writing content like: How to use Pinterest in the most time saving way to build your business. Organizing your business finances in 5 minutes a day Maggie noticed the recent share of our Tailwind affiliate link on Facebook as a teachable moment. Rather than simply sharing the link, as we did, Maggie suggested we could have written a blog post entitled ‘How Tailwind Saves You Time And Gets You More Customers’. That title would have been highly specific about the benefits of Tailwind to our audience, and probably would have gotten that Facebook post more engagement. How to Create an Insane Amount of Content in a Tiny Amount of Time The great thing about Circle B ‘What You Feel Like You Could Write About Forever’ is that it will be very easy for you to create a lot of content in a concentrated amount of time. Plan For Creating an Insane Amount of Content in a Tiny Amount of Time: Think of as many blog or video titles as you can. (Maggie says shoot for 30.) Choose about 10 or so and schedule out when you want to publish that content. (You could use the Editorial Calendar in our Brilliant Business Planner!) Write an outline for each of the 10 topics. When you have a free afternoon, start typing! If video is more your speed, it only takes a moment to pick a place with good light in your house and set up your smart phone camera. Once your content is ready to go, prep and schedule the posts to go live according to your calendar. Pat yourself on the back, way to go mama! Our Secret Weapon Thanks to this podcast, we already have weekly content creation built into our schedule. How would content sharing look if we were to apply Maggie’s strategies? Maggie mentioned this Facebook post from December 29th sharing our interview with Danielle Arran. This particular post was a straightforward share of our content. Nothing super complex. What if we were to use Maggie’s Venn diagram? How would that look? Actually, in a January 6th post we unknowingly did what Maggie described! Same principle, we shared this blog post from our Blab with Crystal Paine, but with a twist. Victoria asked a question that fell into Circle A, “As a working mom, did you ever struggle with feeling less-than professional?” And we, through Crystal, were able to provide the answer. And, as it turns out, we did see much more interaction from that post ‘How To Balance A Business & A Baby...Without Going Insane!’ If we were to repeat this process every time we shared a podcast episode, we would not only likely have more fun creating content, but we would probably see more engagement. So, how could we rephrase Danielle Arran’s episode? Like this: “You Asked How To Grow Your Email List, and Danielle Arran Has The Answer!” Maggie’s advice is that there is power in explicitly stating a problem and how you intend to solve it. Another great tip Maggie had is to pull quotes from our podcast conversation to create even more posts and shareable graphics. Great idea! We need to get on that one... An Important Reminder About Facebook Ads These strategies sound great, right? While the tips Maggie shared are excellent best practices to optimize your Facebook page, they aren’t the end of the story. Facebook isn’t really free. The social media network clearly favors those who are willing to invest in advertising. But, for a paid ad to be successful, Maggie still reminds us that you should clearly know what you want to get out of your post. If we were to write a blog post about Tailwind saving time, as Maggie suggested, we could put money into advertising with specific target goals. Maybe we want to target previous visitors to our site or women ages 25-35 with children. Facebook ads can be great, but only if you have a very specific business goal in mind. Put Yourself in Their Shoes Maggie brought up a great point when it comes to sharing on Facebook. As a business, we often share while we're on our business page. We're seeing all of our past posts, and clearly, we intimately familiar with what Brilliant Business Moms is all about. But that's not how a Fan of our page sees things. We have to put ourselves in the shoes of the woman holding her phone, waiting in line at Starbucks. (Venti half-caff caramel macchiato, please!) If a fan likes your page months ago, but has never interacted with you, chances are they don’t remember the details about your brand. For that reason, Facebook posts should be self-contained. You want each post to carry a bit of your personality, to be distinctively marked by who you are. Profile and cover photos should clearly include your product or service. Since you don’t have control over who is seeing your posts, you have to pretend as if it’s everyone’s first time being acquainted with your brand. How Often Should you Post? For a business our size, we wanted to know how often we should be posting to our Facebook page. Once a day? Twice a day? Maggie surprised us a bit and doesn’t buy any advice that says you should post a specific number of times a day. She figures that we actually don’t know a whole lot about Edgerank, Facebook’s algorithm that determines who sees what content and when. If we were to be posting multiple times a day, even our most loyal fans may not even notice. (Maggie cited this article from Slate.com by technology writer Will Oremus.) Maggie suggests simply experimenting to find the perfect posting schedule for your business. Try out a souped up posting schedule for a few weeks, then evaluate: Is that posting high frequency worth the effort? Are you seeing measurable results? (More or less interactions?) You have to decide if the increased time is worth it. Ultimately, consistency is key. If you’re just getting the hang of Facebook, choose a posting frequency that you can certainly manage and go from there. How to Jump on a Trend while Maintaining Your Brand Maggie used the example from her Understood.org days. Back when the Black vs. Blue Dress controversy went viral, the editorial team at Understood.org wrote a blog post about percecptions of people with learning and attention issues tangentially related to the viral phenomonen. In the Facebook post sharing that blog, Maggie made sure that the post presented Understood.org’s vision and purpose. That particular post did very well because it caught onto an idea, albeit a momentary one, its audience was interested in (the Blue/Black dress) and intersected it with the core vision of Understood.org. Maggie recommends using and referencing hot trends, but only you can tie it back to the core of your business. Well, this morning were talking about when you suffer. How many of you today would admit publicly that from time to time you have a problem with patience? Let me see your hands. Come on! Get them up! I dont have all day! Lets go! (Congregation laughing.) Sure, all of us would say there are times we struggle with patience; and when life is difficult, we struggle all the more. We might get irritated on the way home in traffic when somebody pulls in front of us or we get in the wrong line at the grocery store or the bank. When were running late, it seems like we hit every traffic light. I understand those occasions of impatience. Were patient with our spouse, with our children, or with ourselves, but we know when life really gets difficult, when something happens and we are suffering emotionally, physically, in some other way, it just seems like relief doesnt come. Thats when we really struggle with patience. Lord, how long is this going to last? Lord, when will this end? When will I be delivered? When will I be justified? Whatever the question is, when the heat goes up and we are suffering in our lives, thats when we become increasingly impatient. We are waiting on God for an answer. Were waiting on God to keep His promise, and weve all been there. Maybe you are there right now. If I were to take another poll, which Im not going to do, and say how many of you are there right now, youd be surprised by the amount of hands that would go up. James is going to deal with that very subject today of patience and of suffering. We have found James to be intensely practical, havent we, as he deals with these life issues head-on? In Verse 7 of Chapter 5 (page 1199), he gives us this directive. He says, Be patient, then, brothers, until the Lords coming. See how the farmer waits for the land to yield its valuable crop and how patient he is for the autumn and spring rains. Thank God for a wonderful crop this year for our farmers. He uses them as an example of Biblical patience. When a farmer is waiting for his crop, is he idle? No. There are things that he needs to do. He has to fertilize the crop, and he has to water the crop. There are all kinds of tasks that go on while he is waiting. That is Biblical patience. Its not just pacing the floor, being idle, and twiddling our thumbs and waiting for God to move in and act. It is a patience that involves steadfastness and working towards the goal while we wait. What is the valuable crop in this context that he wants us to wait for? We just talked about the people that were bullying. Remember this is written to Christians who were scattered abroad and who were persecuted. Many of them were poor; many of them were abused by their bosses. They were paid cheap labor. They were not receiving the wages that were due them. They were persecuted for their faith. The crop that they are to wait for is justice. Its deliverance. Its for life to become better, so hes going to give them the encouragement to say the Judge is at the door. Justice is coming. Be patient. The Lord is near. Dont take matters into your own hands. Dont take vengeance into your own hands. Last week, we talked about those who would exploit people, those who would bully people; and now hes talking to the bullied. Hes talking to the suffering. Hes saying, Listen, trust the Lord. Wait for Him. Dont take vengeance into your own hands. There was a truck driver I heard about. He went into a truck stop, and he was eating. These three bikers came in. Now they were mean bikers. There are good bikers; we have a lot of good bikers in our church. Im not knocking bikers, but these guys were the bad kind. They came in looking for trouble. They went and picked on this truck driver. They took his cheeseburger and started to eat it. They took his fries and started eating them. Another took his drink and started drinking it. They were making fun of him and were laughing. They were just bullying him. They ate all of his food, and he didnt say anything. He didnt do anything. He just got up, went to the waitress, paid his check, gave her a tip, and calmly walked out of the restaurant. She looked out the window as he got in his truck and drove away. She comes back to the bikers, and they said, That guy wasnt much of a man, was he? He didnt even stand up for himself. He let us eat all of his food. The waitress said, Well, I cant attest to what kind of a man he was, but he sure wasnt much of a truck driver. He just ran over three motorcycles in the parking lot on his way out. (Congregation laughing.) You like that one? I have another one. This guy was bitten by a rodent. He developed rabies. The doctor said, You have rabies, and you have a really bad case. I have to tell you straight up were going to treat this, but this could be fatal. You could die. Really? said the man. Wow, I didnt know rabies could be so deadly. Immediately he got out a paper and started writing. The doctor said, Oh, you must be writing a list of all the names of people you want to call and tell the news to, ha? He said, No, Im just making a list of people I want to bite. Im done. I have no more. Thats it. We need to get back [to the Word]. He said, You too, be patient and stand firm, because the Lords coming is near. Gods going to come, and Hes going to deliver you. Dont grumble against each other, brothers, or you will be judged. The Judge is standing at the door! That is a reference not to them for judging one another. That is a reference back again to waiting for this valuable crop, this justice, this one who will come and deliver you from your suffering. That was what he meant by the Judge is at the door. God keeps books, and Hes aware, though delay does not mean denial. Deliverance is coming. Brothers, as an example of patience and suffering, take the Prophets who spoke in the name of the Lord. In other words, you want to see what Im talking about. You want to see this patience thats active while it waits. Its the Chilean miners. Theyre underground. They hear the drills; they know rescue is coming, but they are patient to wait. In other words, there are things to do. While they are waiting for that drill to break through, they had to survive. They had to exercise; they had to organize. They had to ration. They had to live in a 500 square foot space for over two months-all those guys; so while they waited for that light to break through, while they waited for deliverance, they must be busy. They must be diligent. Thats the kind of waiting hes talking about. He said, You want to see an example of that? Consider the Prophets. He said, As you know, we consider blessed those who persevered. You have heard of Jobs perseverance and have seen what the Lord finally brought about. Look to Job 2. Were going to follow James advice. Were going to do that this morning, but the interesting thing is the Prophets-and Job was not a Prophet, but he was a man who suffered greatly-they are the poster boys for complaining. If you want to read some good complaining, read Job. If you want to read some good grumbling, read the Prophets. They grumble and complain a lot. They really do. They were very sensitive, emotional guys. Many times their words were not received, and they were persecuted because of their prophesies; and they grumble and complain. Its interesting that James says, Look at these. He says, Dont grumble and complain. Consider the Prophets, and consider Job. He is going to talk about how we are to vent our emotions and frustrations because if were going through suffering, we are going to have frustrations. Were going to be angry. Were going to be confused. Were going to be frustrated, and were going to need to release that. What is a healthy way [of doing so]? He says attacking one another and blaming one another is not the way to do it. He says, Be like the Prophets. So when you think of the Prophets, the two main Prophets that stand out are probably Isaiah and Jeremiah. They were two major Prophets in the Bible. Were going to first look at Jeremiah, so turn to Jeremiah 20. Jeremiah has been faithful to do what God has said to do. God said to Jeremiah, Go to the potters house, watch him make a pot, and buy one. Take it back to the Temple gate, and do what I say. Youre going to take this pot, raise it in the air, and youre going to throw it down on the ground and smash it into pieces that are beyond repair. Then youre going to say, This is what God will do to this nation unless they repent of their sins. He will break you and He will scatter you upon repair. Israel was involved in Pagan rituals. At this point, there were religions that used to practice child sacrifice. They were starting to get involved with those religions that have those practices. God was disgusted and appalled by their behavior. He said, You need to clean up your act. You need to turn from those gods, and you need to follow after Me. Otherwise judgment is going to come. So Jeremiah does exactly what God says to do. He breaks the pot, he delivers that message, and they say, Were not listening to you. Youre a nutcase. Youre not a man of God. What do you mean our nation is going to fall? Were the securest nation there is. We dont have an enemy. Were not a threat to be taken captive. What are you talking about? Youre a crazy man, and they beat Jeremiah. They put him in stocks, and they put him out in front of the gate so that everybody walking by Jeremiah looked at him and called him a fool. They beat him and they spit on him, so there he was-bloody, embarrassed and ashamed; and his only crime was he faithfully carried out what God called him to do. He was suffering. When he was finally let out of the stocks, he had some harsh words for his captures. Then he turns to God. Listen to what the Prophet-this man of God-says to the Lord in Verse 7 (page 770), O Lord, You deceived me, and I was deceived… Hes questioning the character of God. He is saying, You duped me. You scammed me. You set me up! I did exactly what You said, and look what happened to me! …You overpowered me and prevailed. You bullied me. You picked on me because you could. Youre stronger than I, and I fell for it. I am ridiculed all day long; everyone mocks me. Whenever I speak, I cry out proclaiming violence and destruction. So the Word of the Lord has brought me insult and reproach all day long. I did what You told me to do, and look what happened to me! Look at my reward. Maybe Id be better off not following you. Maybe Id be better off not listening to you or preaching Your Word. He considers that. He considers retiring from the Prophet business. It doesnt pay that well. The benefits arent that great. Maybe Ill bag it. Maybe Ill just do something different with my life. He said in Verse 9, But if I say, I will not mention him or speak any more in His name, His Word is in my heart like a fire, a fire shut up in my bones. I am weary of holding it in; indeed I cannot. He said thats what Youve made me to be. So here he is suffering, and while he is suffering, while he is waiting for deliverance, he says, I have to still persevere. I have to keep on keeping on because my faith is still strong in my God. Look at Verse 14. It goes from bad to worse. I dont know if youve ever had a day this bad; maybe you have, but he says, Cursed be the day I was born. May the day my mother bore me not be blessed! He doesnt like his birthday anymore. Look how hard he is on the guy who brings the news to the family. This is just a family friend. He said, Cursed be the man who brought my father the news, who made him very glad, saying, A child is born to you-a son. May that man be like the towns the Lord overthrew without pity. May he hear wailing in the morning, a battle cry at noon. Wow. For he did not kill me in the womb, with my mother as my grave, her womb enlarged forever. Why did I ever come out of the womb to see trouble and sorrow and to end my days in shame? Tell us what youre really thinking, Jeremiah. Stop holding back. Take off the gloves and tell us what youre going through. Nowhere in this passage does God condemn Jeremiah for expressing his point of view. You see, James, when he says, Dont grumble and complain to one another, is not saying, Dont be real. Hes not saying, Be a robot. Be inauthentic. Keep all your feelings and stuff them inside. Jeremiah expressed his feelings to the Lord. He said, Heres what Im going through. His faith was real and authentic. God wants to have a relationship with you. In a relationship, if somebody is taking you to task, if somebody has dealt unfairly with you in your opinion, you have every right to say that! Heres what I think about what you did. Heres what Im feeling about how youve treated me. You have every right to do that in a healthy relationship. Jeremiah wants to have a healthy relationship with his God, and if hes going to continue to serve Him faithfully, [he would say], Here are some things I have to get off my chest. Im suffering right now, and he says, God, Im blaming You for the suffering that Im going through. Now you may not be blaming God for what youre going through; maybe you are, but the point is if your faith is to be real, then what you are feeling and thinking has to be expressed when you suffer. You have to do that. What about Job? Job is one of the most righteous men that ever walked the face of the earth. We know the story of Job. We know he was a righteous man upright, and yet he gets used-using that word poster boy again for suffering-thats Job. He loses his children; he loses his livestock; his servants; and his properties. Then he loses his health. All he is left with is a wife who nags and complains and friends who are nosey and judgmental. That becomes Jobs live. Of course, we know the famous verse. Its found in Job 13:15 (page 506) where he says, Though He slay me yet will I hope in Him… [Thats a] famous verse. Though He slay me, yet I will put my trust in Him, says Job. In other words, Im going to keep on keeping on; even though I suffer, Im going to continue to serve the Lord-an example of patience. But here is the rest of the Verse; heres the part thats not quoted nearly as much. Look what he says in the second part of Verse 15: Though He slay me, yet will I hope in Him; I will surely defend my ways to His face. In other words, if Im going down, Im going down swinging. Gods going to know what Im thinking, what Im feeling, and what Im going through while I suffer; and boy, he did that. We could pick numerous passages, but Ive chosen Chapter 10. I want you to turn to Chapter 10. Remember, James told us to do this. James said, Consider Job when you suffer, so thats what were going to do. I want you to notice how parallel this is to Jeremiah. Lets be honest-you and I have had some of these days, right? These are doozies! But if were going through difficult suffering, we can have these days. Verse 1 of Job 10 (page 503), I loathe my very life; therefore I will give free rein to my complaint… He said therefore, Im gonna let it fly. Im going to let it all hang out. …and speak out in the bitterness of my soul. Thats healthy friends. When youre suffering, its healthy to let it all hang out, but you want to do it to the one who is safe, the people who are safe, not to everybody. Not everybody needs to know your problems or your griefs and concerns, but your Lord does. The people who love and care about you the most should. He said, I will say to God: Do not condemn me, but tell me what charges you have against me. In other words, what have I done thats so wrong that Im suffering so greatly? Does it please You to oppress me, to spurn the work of Your hands, while You smile on the schemes of the wicked? He said, I look around me, and evil men are prospering, and here I am a man who is trying to do right, and Im suffering. Again, like Jeremiah, he accuses God of being a bully. He accuses God of being sadistic, Does it please You to oppress me? You like picking on me? You like bullying me because You can? He tries to get God to see things from his point of view. He says in Verse 4, Do You have eyes of flesh? Do You see as a mortal sees? Are Your days like those of a mortal or Your years like those of a man… Put Yourself in my position, God. What would You be thinking and feeling if the roles were reversed, and I was God and You were me? Look at Verse 18. This sounds exactly like Jeremiah. Why then did You bring me out of the womb? I wish I had died before any eye saw me. If only I had never come into being, or had been carried straight from the womb to the grave! Are not my few days almost over? Turn away from me so I can have a moments joy before I go to the place of no return, to the land of gloom and deep shadow, to the land of deepest night of deep shadow and disorder where even the light is like darkness. Remember in the Bible, there is progressive revelation. In the Old Testament, the afterlife is Sheol. Its a place of darkness and gloom. The Lord and the Prophets come on the scene, and they start telling us about what Heaven is and the presence of God and light; but that has not yet been revealed at this point. Remember Job is the oldest Book in the Bible chronologically. It was the oldest written book-just like James is the oldest written Book of the New Testament. This is the oldest Book written in the Old Testament. James understanding of the afterlife was not what we understand. You talk about a depressing point of view. He was like, Im going to die pretty soon anyway. Can you just stop tormenting me and just let me have a moments pleasure before I go into an eternity of darkness and gloom? Wow. I wish Id never been born. For Job, this is what hes thinking and feeling. You and I have never suffered loss like this man suffered, so we cannot judge him. Youve never lost all of your children, all of your possessions, and all of your health in one fell swoop. Everything was gone in a moments notice without warning. Until we face that-and God forbid we ever do-youll never know what this man was going through. His relationship to God was real, and yet he did not lose his faith, and he persevered. God eventually delivered Job and blessed his life. Thats what James reminds us of in this Passage in James 5. He reminds us of the end of the story. He says, The Lord is full of compassion and mercy. Jeremiahs story didnt end there. Jobs story didnt end there. They didnt stay in that darkness and gloom. God brought about their deliverance from their suffering. Brighter days were ahead, and they finished their ministry and their lives strong for the Lord. He says remember that through these trials and through this suffering, God was able to teach them about life and about themselves. One of my favorite Verses in all the Bible is found in the Book of 1 Peter 5:10 (page 1203). Listen to what it says, And the God of all grace, who called you to His eternal glory in Christ, will make sure that you, his child, never goes through a day of suffering. Oh, wait a second. Thats the I wish this is what I said translation. Heres what it really says, The God of all grace, who called you to His eternal glory in Christ, after you have suffered a little while, will Himself personally restore you and make you strong, firm and steadfast. To Him be the power for ever and ever. Amen because you and I are never listening more intently than when were suffering. Were never more aware of His presence and what He needs to teach us than when were going through pain. There is a lesson to learn. Were going to be listening. Our ears are open; we want to hear because it hurts. We want it to end. My wife and I went to Hhffrrrggh recently, the Hhffrrrggh restaurant. I had ordered a dish called the Jambalaya Chicken pasta. It was very hot but very good. She has an aversion to hot things. In fact, things that are just mildly or remotely hot, she will think they are really hot; so when she actually eats something that is really hot, she has like a near-death experience. She is just really miserable and hates it. So were at the restaurant, and she asked, Is it good? I said, Yeah, its really good. She said, It looks good. Is it hot? I said, Yeah, its really good, but its really hot. Now I eat hot things more than she does, so Im a little bit acclimated to it, but it was hot. It was good. I was like, Yeah, its really good. We finished our meal; she was done first, and I was still working on mine. She spontaneously without any kind of forethought-or thought at all-reached out and grabbed a noodle and put it in her mouth. It happened so fast, I was like, Wait! That, thats hot!! Before I could even say that, she swallowed it. I was like oh, no. Then you just kinda sit back and watch the show (congregation laughing). You watch the face, and I cant even duplicate what I saw; but she was suffering. She was grabbing the water. She was sucking down the water and more and more water. After she had suffered for a little while, I said, What are you doing? Dont you remember I told you that this was hot and that you hate hot things? Why are you grabbing it after I told you? She has a love for pasta, and it looked really good. She couldnt resist it, so she grabbed it and ate it. She forgot my warning. She thought, Maybe it wont be that bad, so she was hurting for quite a while. After shed suffered for a little while, I had some things to say. She was in a state of mind, and she was ready to listen. I said, Before you grab something off my plate, make sure you ask me about it. Make sure you say, Is this hot? or Should I have some of this? because I eat different foods than you. If you would have just said something to me, I could have stopped you from doing that. So next time were at a restaurant and you want to grab something thats mine, you need to ask that first. Dont just spontaneously grab it like that. She was listening, right? Now sometimes suffering isnt our fault, but sometimes it is. We reach out and grab what we shouldnt, and we partake of it. We take it in, and it hurts. When we want it, thats not the time when God gets our attention because when we want it, we want it. We go for it. Its after we partake of it that we start to feel the effects of it. It starts to make us uncomfortable and starts hurting. After we suffer for a little while, God says, Now, can I have your attention? I warned you that would hurt. I warned you that would be hard, but you forgot. Before you make a decision like that, before you take a step like that, seek My Word, seek Counsel. In those times, friends, you and I learn and we grow. As Peter says, we become established and firm in our faith. There is a Verse Id like us to put up on the wall. Weve already read it. Its from Job 10. I want to draw your attention to Verse 4 of that chapter, if you would please. God has asked a question of Job, and Job says, Do You have eyes of flesh? Do You see as a mortal sees? Thats a very interesting question, isnt it? The answer at that point in time in history-God, if He were to audibly answer that question-would have to say, No. I dont have eyes of flesh. Im not a man, but there would come a day where if Job were to ask that question, the answer would change. There was a time when the Immortal took on flesh. There was a time when God became a Man and saw through eyes just like you and me. He walked this earth in the Person of Jesus of Nazareth. If Job were to say, Do You have eyes like a man? Do you have eyes of flesh? Jesus would say, I do. I do, and I have seen the world through your eyes. He suffered like no one has ever suffered upon the cross. He suffered all the indignities-rejection, pain, and hardship that you and I could ever suffer. He was bearing the weight of the cross and bearing the sin on the cross. That is why the author of the Book of Hebrews says this in Chapter 4:15 (page 1186), For we do not have a high priest who is unable to sympathize with our weaknesses, but we have One who has been tempted in every way, suffered in every way, just as we are-yet was without sin. Let us then approach the throne of grace with confidence, so that we may receive mercy and find grace to help us in our time of need. When we are suffering, when we are hurting, we have a God who understands because Hes been there before. Lets pray to Him: Father, the Word says we can come before Your throne with confidence, and the reason we can have that confidence is because You lived here. Youve had eyes of flesh. Youve seen the world literally through our eyes, and You know what its like to encounter hardship. You know what its like to have friends betray You, people misunderstand You. You know what its like to physically suffer, to hit Your thumb with a hammer. You know what its like to be tired, to go without sleep, or to be hungry. You know what its like to endure temptation. You know what its like to endure rejection. You know what its like to physically and spiritually suffer because You suffered more than well understand or know. So we cannot look at You and say, God, its unfair that I suffer because You dont know what its like, just like Job said-because You do. In fact, the truth of the matter is we will never understand the suffering that Youve endured, much less the suffering of a loving heart that continues to love a people who continue to spurn You and reject You. Father, we thank You that we can come to You with our pain, with our hurt and with our suffering. We can be real with what were thinking and going through. We can voice those frustrations. We can express that anger to You. We can be real with You about our suffering. That is the patience Your Word describes. Might that be the patience that we share this morning in Christ. In Jesus name, we pray, Amen.
